Parking area is not covered! So the closest construction making my car dirty everyday!
I'm living in Dubai Lincoln park A building, currently close to our building is new construction which is bringing all dust to a parking area, and my car every time dirty! And more over after you engine the car all dust from AC is coming to your face! And no one doesn't do anything! Even that they can cover parking with at least plastic from the side where is my parking a lot! I want Immediate Reaction to this! I've tried to reach a building manager but no one doesn't want to share his number! And when I finally got it, no answer! Why? Because it's not working hours?
Damac refuses to return the refundable deposit of $13 500
In good faith we paid a refundable Expression of Interest deposit of AED 50 000 / $13 500 to Damac to register our interest in an apartment.
After submitting all financial details to the in-house mortgage team, we received an enormous amount of pressure to sign the Sales Agreement and pay another AED 265 000 / $ 72 000. We were told that the bank gave mortgage approval, but when we asked to see something in writing, we were told this was confidential info and could not be shared with us.
When we protested, it was suggested in an email by Mr. Hassan of the Sales Team that we were not cooperating and we were asked if we had something to hide.
This was the final drop. Throughout the process there was a lot of sales waffle, changing information, and meeting minutes which were promised but not shared. We requested trice for the T&Cs, which were promised but never send.
We lost faith in the process and decided to discontinue the sale. Only then were we told that our EOI-deposit was non-refundable as we - according to Damac - agreed to a formal booking. At no time did we sign any documents to change the status of the EOI to a booking.
We tried to reason with Damac and they agreed to another meeting with a manager. He confirmed the miscommunication and apologized for the behaviour of his team, but at the same time wanted us to continue like nothing happened. As proof that we agreed to the booking they showed us a document they generated in the system, which obviously wasn't signed. He kept going on about customer satisfaction, but when we made it clear that we wanted our deposit back and we would not continue with the sale, he finished the meeting and left us empty handed.
We have sales experience and my partner has a real estate sales background. We tried to manage the situation as best as possible, but their trickery even duped us. We went with Damac because we didn't want to deal with a shady real estate agency, but this is the same thing but on a larger scale.
They asked me if I would recommend customers, family and friends to them: NEVER! The opposite...

Community Service Charges
I have purchased re-sale villa in Damac Hills-2 (Akoya Oxygen) in Vardon cluster, Villa #485 on 31 Dec 2020.
June this year I have received email from Damac to clear the Q4-2020 service charges. Where as the previous owners have paid all service charges and Damac has issued NOC on 28 Dec 2020.
I tried to explain this in multiple emails to DAMAC LOAMS team but they insist I pay.

I've paid 20, 000 dhirams for workpermit of paramount visa but, now I'm under Whitespot LLC I don't have my passport and much more money to pay!
I want to leave the company but again they need more 5000 dhirams to leave.

Handover of redisson the hotel apartment
I have bought this property in 2017 on resale and they are changing the agreement now. which is totally wrong and using the property for their own profit for Radisson blue. Worst developer ever I come across in my life.
Service charge invoice was backdated 2 years and three months
I became the owner of the unit I live in in January 2019. In June 2021 I was given an invoice from quarter 1 (January-Marrch) 2019, that is from two years ago. I have never received this invoice before and in fact it is dated 15 June 2021 but it is for January 2019...
The Molak system (governing body that regulates service charges within Dubai) does not reflect this invoice..
Also the deadline applied by facility management is within the quarter they are charging for instead at the end. For example: for quarter three 2021 (July August September) deadline for clearing the invoice is end of July instead of end of September... If service charge is paid end of September penalties/late fees apply which is uncomprehendable for me since we are still in the quarter that is being charged...
Desired outcome: Backdated Service charge from 2019 to be waived off, deadlines for paying service charges to reflect quarters that are being paid for realistically

I moved into Tower D, 1904 in August 2021.
My contract was due to end August 2022 however I am having to move out early as I have had no AC the whole time I have lived here.
In Dubai you must register with empower to receive AC. After multiple attempts of registering and failing, I went into the empower office. There I was told I cannot register until my landlord does. I communicated this to the damac team who handled my moving in. It is now June 2022 and nothing has been done. The weather in Dubai is getting hotter and hotter and being in my own flat is becoming unbareable. I have reached out to receive a month's rent refunded for the inconvenience however have been ignored multiple times.

I was interested in buying a property from damac. I was asked to pay a refundable 20, 000 aed as EOI. When given final offer, the flat price was 600k higher than our discussed rates. Damac then showed us another flat, that turned out to be sold to someone else. We applied for refund since 3 month and mailed 15 times or more with no response or refund.
Filed a complaint to DLD who requested Damac to refund payment, but with no luck.What else can one do?Damac is a terrible company, a mafia of dishonest agents hungry to steal your money.

I visited the Damac Executive Heights office in Barsha Heights Dubai on 09-Jun-2021 as I was called for an interview by the HR Team for the post of Senior Planning Engineer.
My 1st round with HR Mr.Prashanth Baladhanavi went smoothly for about 40 minutes and I found him to be well versed with his profession as a HR.
However in the 2nd round I was interviewed by Yasir Hussain and Venu. They did not even introduce themselves to me and asked very irrelevant questions about the role and literally started bullying me about my previous experience and professionalism. Please note that I have good experience with Tier 1 & Tier 2 contractors in UAE, KSA & India.
Please take action against these people and save your reputation as found them to be extremely unprofessional and unethical in their behavior.

Im living in damac towers by paramount in business bay, since 1 year im living here every 2-3 weeks my AC temperature reach and stuck on 22 degree while always its on 19 . Our building Maintanance team and duty manager they are trying to convince us that even if its 24 we have to be happy ! I have 3 bedrooms and all my things getting expired because of heat and humidity.
NB :: after fighting e Maintanance team they increase the pressure and my temperature reach 19 and again after 2 weeks again 22-23 !
I really can't tolerate this anymore and duty manager and Maintanance are not helpful and they say its damac issue . When we call you you say its out of grantee ! I really need a help as soon as possible.

it's more than 1 year i have issue with Damac, and still the problem not solved.
I bought studio in kiara facing to the golf in march 2020, but they give me one facing to the road.
Mar Bryan Lapina stop answering my emails long time ago, after it was Valiollah Mansouri, and the last one it's Sankeertana Bandaru.
The sales woman, Nihal Youcif make me sign 3 papers in my hotel.
2 or 3 months after the first payment, i got purchase agreement and i notice in the plan that its not the bulding we visit and the studio facing to the road but i choose one facing to the golf.
I also notice that just 3 papers has my signature, all others documents was not sign by myself.
I contact Nihal by whattsapp and she confirm me that studio facing to the golf, i sent her picture of the plan but she stop answering my message even if she saw it.
As I already told you at the beginning of this email, it's been 1 year soon and nobody able to found solution. Everytime i got the answer, it's for upgrade and pay additional fees.
Nobody yet tell me, sorry was mystake and we'll fix the problem.

Golf vita damac hills
I have just had completion on my apartment and live in the UK. During the COVID pandemic, I was unable to make some payments due to being impacted by COVID and my finances and contacted the DAMAC team to make an arrangement. No one was helpful and instead penalties were continuously added to my account instead of any of the team trying to understand my situation and help me. Now that the apartment is complete, DAMAC is expecting me to take handover straight away and have already added penalties to my account for not taking the handover on time. This is totally unreasonable as I am not able to travel to Dubai.
I am unable to travel to Dubai as the UK Government has placed Dubai on the 'red list' for travel outside the UK, and neither DAMAC nor the bank who is giving me the mortgage for remainder payment are sympathetic towards my circumstances. DAMAC continue to add fees to my account despite numerous calls and emails to explain my situation. They refuse to put any hold on my account, despite me being a good paying customer prior to the Covid pandemic.
The customer service has been very poor and I am not being shown and consideration under the current exceptional global pandemic circumstances by this company.
Desired outcome: Waiver all penalties on the account and put a hold on the account until I can travel to Dubai and pay the outstanding balance

They stoll me 78 000 dirham even if I gave them proofs that saleswoman Nihal Youcif lies to me and gave me studio facing to the road not the golf.

Scam in official Damac tent!
It has been a devastating and disappointing process. Knowing Dubai market we felt safe to enter Damac Hills Sales Tent. Surely there will be no scam there.
How wrong were we!
Everything started with real estate agent not knowing about the property size, price, amenities; followed by a meeting where we were given no choice but to enter with Damac RM and Damac mortgage agent. They told us everything is excellent. And on the spot asked which property are we buying. Post the conversation with my personal mortgage advisor we realised that it would never get approved by any bank, so understanding that we can't afford it we have rejected the property.
Deceiving real estate agent begged for us to return to the Damac Sales Office as he found an "solution".
Verbally in this meeting we were told that they can offer 6% discount, where Damac will waver 4% government fee or decrease 4% of the price. The additional 2% discount realty will return (their commission) post the closure of the deal, as long as we put reservation fee on the spot! They even brought the card machine!
We went home and put down the 40k. Reservation agreement came stating original price without any discounts. That seemed very odd but RM from Damac started convincing us that it's just reservation and all negotiations will be done after. So the biggest mistake was made - we signed it.
When the SPA came, original price was mentioned again! And RM from Damac said that it's normal and will be negotiated after I sign THE CONTRACT! Obviously, we did not sign anything as that's when it started feeling like a real life scam right under Damac nose!
Later this evening we received and email from realty that stated they will return 6% of property value when the deal is complete, disguised as a referral. (Wow! How is that possible?! when you commission is only 2%). They begged us not tell Damac about this during the welcome call (not suspicious at all). Interestingly, they couldn't proved any RERA certification for the realtor, saying it's "Uber processing". And all of this seems to be supported by Damac or they have no idea what's going on in their official sales office.
I have politely declined the unit, as we were forced into it by the realty and ACTUAL Damac representatives by providing us with deceiving information, inaccurate numbers and I don't even know what should I call the "6% commission refund" . Obviously no one is returning the 40k.
Absolute disaster, so scary to see that things like that take place in official Damac tent with official employees. How can such a huge reputable company do this to honest people?! It has been really heartbreaking and have really affected my life.

Damac Properties is a scam. The same thing was done to me. Their staff, Mohmmad Moussa and Radwa Bakry took 6, 000 Dirham off my payment, told me I can use the money I will pay in to buy another property within the Damac Portfolio when I said I could not afford the hotel unit, and virtually kept me in their office for more than 8 hours to sign the contract before I was allowed to leave. I was scared for my life and had to sign. My entire life savings is stuck with them there. I have written several emails to their office, stating why the contract should be voided as it was signed under duress and falsehood. They are not replying to my complaints and nothing is been said about the complaints about their staff and the theft of my 6, 000 Dirham. They are still chasing me for payment. I should believe their government supports this fraudulent behaviour as I had tried complaining to all their official departments, sending emails up on emails, with no single response back. They are actually not regulated by the Dubai FSA ombudsman. They are a real scam.
Damac celestia apartments
Hi I am in the process of taking handover of my apartment in Damac Celesta property. I have signed the handover agreement and after that I was told that since I have offer by Damac for 10% ROI so someone from Rental team will contact us.
Me and my partner tried hard by calling and sending emails to Damac that if someone can contact us to discuss rental agreement but they are not listening. Very slow in response everytime they called a new person came and we have to explain them from start the whole story.

This Letter was advised by one of your costumer care service representative during the phone call today. I would like to bring to your attention about Fraud deal, which was happened between me on behalf of Mr Bakyt Nariman Uulu and your team member Mr. Moataz Elnashar who is working as Senior relationship manager.
Mr. Moataz rested us assured verbally, that unit which Mr. Bakyt wanted to invest for will be a Duplex villa which he was visited and shown, but in fact according to the SAP the Property is townhouse. Mr. Moataz forced us to pay the deposit amount of 20.000 AED (The invoice copy is attached below) for booking Villa and 14% of The First down payment needs to be transferred on 19 of April, 2021. Till that time we didn't receive any draft SAP for our acknowledgment and further decision. When the payment was done by me, after Mr. Moataz prepared SAP and sent it to us. When we went through the SAP, it was totally different unit and Features of property are not part of the Unit, they are for illustration purposes only, but Mr. Moataz is still insisting that our Unit is Villa and it will be fully furnished as Demo version.
Due to above reasons Mr. Bakyt wanted to cancel this Deas and request you to refound our money back.
Kindly let us know if you need more evidences for above incident, we have all emails and saved conversation between Mr. Moataz and Mr. Bakyt.

Hotel agreement being with held by Damac properties
My wife and I purchased a hotel unit at the Paramount Hotel, Tower C from the original buyer.
We have been over 6 weeks for the hotel agreement to be issued by damac, we used a estate agent (Lexfolio) and we also paid for a power of attorney to act on our behalf.
The POA confirmed in an email to us after the title deeds to the unit was issued to us, which also confired that the hotel agreement would be issued within a few days but this is still outstanding.

Last night (April 3rd 2021) a plant was stolen from outside my front door. I know there is little you can do but I felt you needed to be informed that this type of crime is growing in the Akoya community.
Fraud and deception on purchasing villa [damac hills - 103 - the flora]
I'll try to summarize the whole story within the following points:
- On the August August 2020 I went to DAMAC - Sales office and I met Ms. Shaima at the front of the door and I asked her about the availability of the villas that DAMAC Hills has right now. She said lets go inside and speak with insistence that if the receptionist asked you about your ID and mobile number don't give it to them cause they'll disturb you about their periodic calls. And I did so.
- When we entered the meeting room, she starts telling me about the value of community and its advantages but before we proceed, I need to register you in the system so I give her my details with the knowledge that I told her that the villa will be for my friend.
- So she starts writing the aspects of the selected Villa which is the one we purchased eventually and it was [Plot Area: 700 sqft, Built Area 550 sqft, Paramount Finishing, Golf view, etc ].
- Before we submit the 100, 000 AED dated 26-Aug-2020 I asked her about the commission rate that I'll get when we finish the deal and she said 3% but I'll have to edit you in the system as an agent because I've submitted you as a client but no worries, I'll take care of it.
- After the viewing the Villa with the final client I noticed that the plot area is different from the area given by Ms. Shaima as the actual was 6, 290.12 sqft !. So I asked Shaima about the difference and this will not be acceptable for the final client.
- At this point Mr. Omar appeared as he was the direct manager for Shaima and he apologize on behalf of Shaima's fault so I asked them about the compensation that you'll provide for the final client to settle this fault. So we request the following [BRBQ area, Swimming pool, planting and flooring on the front and both sides of the villa] so he made the design and handed to us and asked us to mail it to the address [protected]@damacproperties.com Cc: shaimaa.[protected]@damacgroup.com and he'll take from there with DAMAC management. And we sent the email dated: 20/Sep/2020 with the subject Request for additional service - DAMAC Hills - The Flora - Villa No: TFL/DT76/H103F without any replies from anyone and every time I asked them, they were telling to just wait for their response. [attached is the drawing provided by Mr. Omar].
- At this point I asked them both again about the additional work that has to be done and my percentage 3% and they've said that it can't be claimed right now. we need to complete the whole amount of the villa first ! then I've asked them to give me formal letter from DAMAC so I can keep my right of the commission and they insist that we should first pay the whole amount of the Villa.
- On 20/Nov/2020 I completed the whole amount of the villa and I asked her through WhatsApp messages to follow up on the additional work requested earlier [BRBQ, Swimming pool, etc] and to prepare the cheque for our percentage 3% [attached screen shot].
- I kept receiving emails from DAMAC asking me to settle the service charges for the villa ! I told him that we have a free 2 years and half free of service charges and they said please send us the promotion letter of that offer and that was the first time I knew that there's a promotion letter. So I messaged Shaima asking her about the letter and she just send it to me immediately not signed ! and she said just send it to them. [I think this unprofessional at all].
- After we completed the whole amount of the villa and starting the handover process the communication went from smooth and encouraging manner to a totally unrespected manner !.
- I received a call from one of DAMAC staff telling that Ms. Shaima under investigation because of your unit as you're the final client ! so I asked him the Villa is registered under the final client not me and he said but yet you're still registered as a client in our system so I informed him that Shaima is the one responsible for this deal you can ask her and she'll confirm that I'm not the final client it's more simple and easier for you. So he kept saying that I should write an email to the following email address mentioning….. and before he completes his words I asked him a straight forward question If I send this mail do I'll get my money or not and he said probably not so I thanked him and refused to send the email.
- On 3/Mar/2021 I came to Dubai as I was abroad and met Ms. Shaima and asked her how we can settle this issue and she said you have to wait they'll call you back and I insist on doing something today So I asked her again that I need to meet the guy who called me and she said their office not here it's in DAMAC Heights.
- I went there and met with someone from CRM staff named [Duaa] and I explained my case and she said that I need to proceed with Shaima's Manager Mr. Akram Al Araki. And she told me that there's already an agent assigned to your villa and I didn't know the name of that person at all.
- I drove back to DAMAC Hills and I met Mr. Akram and explained my case to him so he told to send him an official email for the whole story and I did.
- On 4/Mar/2021 I received a call from Akram and he puts me on speaker with Ms. Shaima and Mr. Omar to resolve the case and it was a surprise for me that a broker has been assigned to the villa we bought and already took the 3% commission ! and it was the a guy who I met with Ms. Shaima the first time I went to DAMAC.
- So, as a conclusion I was a victim of deception from both Ms. Shaima and Mr. Omar [Official staff of DAMAC] since the beginning as I kept receiving fake promises from them.
I want to express how I suffered a lot from the way I've been treated during the purchase process of the Villa which is not appropriate for a reputable company like DAMAC I know its individual behavior and we can't just make the company accountable by the actions of some of its staff but I hold the responsibility of my right to the Management of DAMAC.

Damac changing the Agreement.
Damac makes an agreement to have your property ready by anticipated completion date. Then in the contract they hide a clause that they can extend the same by one year without any penalty. If they go over this one year they will pay you a 4% penalty.
They then write the same Clause in different words in another place in the contract.
Now when they have delayed more than a year, they now say that each part is different and it means they can extend 2 years, which is a lie and fraud.
They are the worst company to deal with and they are a bunch of thieves. They just lie all the time and try to intimidate you.
Then when you catch them lying the ignore your emails and after appoint new staff when u have to start the whole query again.
