Some Good and a lot of bad - That's Dream Finders
We were looking for a new home in Palm Coast. We looked at many places and ran into the Grand Landings Phase 4 community with dream finders. They appeared to look legitimate and from the sales brochures, the homes looked nice. We found a home there and purchased it. Unfortunately, we were located out of state and could not be local to the entire process. Two weeks before the closing they had us fly out to do a walk-through and made it seem like the home was almost ready. When we got there, it was a mess. You could tell the drywall work and the painting were done by amateurs. The Garage and patio had foundation cracks.Missing trim, damaged doors, sloppy corners, paint splatter on the tiles, and much more. We spent half the day putting tape all over the house to signify problems that needed to be fixed. They promised it would all be taken care of before the closing. We flew back out for the closing and final walkthrough. Some progress had been made, but overall it was not finished. Once again they promised it would all be taken care of and to go ahead with the closing. Since we had to fly out and time was closing in, we agreed. It has now been several months and continuous fighting with the Dream Finders warranty people to finish things. They look for every reason to get out of doing it or they send out the shoddy companies to work on things and make it worse. As time goes on, they respond less and less unless you constantly complain. In our neighborhood, we now find everyone has the same issue and wishes they never bought from Dream Finders. I am now one of them.

MHI / DFH / Coventry homes is a shady, unfair, unethical, predatory builder that should be avoided at all cost! We signed a contract with them to build a new house in July 2021. They gladly took our earnest and options money of $34k.
They estimated the build to take about a year to finish due to labor and material shortages.
We were waiting patiently for a while, but the progress was very slow, and by May 2022 it was apparent that the house would not be ready anytime soon. In the meantime, house prices also went up significantly since we signed the contract.
We contacted Jennifer Rich from MHI / Coventry if there was a way to get out of the contract with a win/win/win situation (builder gets to sell the house for $100k more, we get our money back and buy another house, a new buyer can get the home). She emphasized that MHI / Coventry is "not in the business of taking people's money and if they close on the house we'll get our money back"
So we released the contract on 5/2022, hoping that by the time the house finishes and they close on it, we'll get our money back.
They listed the house and eventually sold it for more than $100k over our contracted price in January 2023 (big win for them) but these thieves refused to give our earnest / options money back. So essentially they tricked us into releasing the contract with false promises so they could sell the house for extra profit and on top of it steal our $34k deposit.
Learn from our mistakes and do not do business with these greedy, unethical, evil creatures!

Took forever to build my villa
Took forever to build my villa. Signed a contract and was forced into closing or I would have breached my contract lost my money down and house to. It was like a nightmare ?. Had to move in after I gave up rental. Almost 2 months after closing house is not done. CRACKED TILE, M BATH not finished. DENTED REFRIFGERATOR, SHOODY PAINT JOB, CABINETS AND WOOD BLINDS UNEVEN. CHALUK JOB SHODDY. THRESHOLDS UNEVEN AND PIECE MILLED. DOORS TO TIGHT OR TO SHORT and cracked. Promised at closing everything would be done or fixed. I couldn't go to 1st walk thru because I was at my 56 year old brother In laws Funeral and they wouldn't rescheduled it for me. I did go to 2nd walk thru but that was a joke they said only 1st punch list would be done. It is not! It's worse than pulling teeth or a root canal with no anesthesia. They need to change their name to ***. They get a big fat 0 from me. Never recommend to anyone. No ? one cleaned any thing dust, debris everywhere and from the top executives down all BS liars ?! My forever home is full of problems!
Everyone has been very kind as far as customer service, but when it comes to the actual build and home quality, a number of displeasing things have emerged for us. We've been in our home for only 10 months now and we've encountered several major issues. The first one was a gas leak due to the builder improperly attaching the meter to the house, which cost us a couple hundred dollars to fix. There was also a roof leak in the guest bathroom upstairs. In a guest bedroom, we noticed a light fixture was missing. Additionally, a power line to an outlet was cut during the drywall installation, severing the connection. The heating and cooling system had issues from the start; although it was repaired when we closed on the house, the compressor failed and broke down 10 months later, leaving us waiting a week for the repair.
While I have no direct complaint towards any one specific person, I'd say it's all just a lack of attention to detail from the whole team. We have a beautiful home, but as the homeowner, I notice the small details like paint all over the baseboards, poor caulking work in bathrooms, and grout from the tile work spread over some tiles.
Utterly disgusted. They need to go out of business or replace all of management and fill the position with competent managers. This statement is coming from someone who has been in management for 5yrs. There is a dyer need for process improvement. In general, I am not too mad at the time to build (it was definitely dragged out), but I am extremely disappointed in the customer relations. Each person I dealt with did not care for my concerns or did anything to address them. After a month and half of being in the home, they have not address all the items on the 30 day punch list and the ones that have been, still are not fixed or up to standard. I am at a point of which I will need to hire a renovation team to correct all the issues. I can honestly say there is not one part of the process that went well. And by not one, I mean sales, foundation, framing, electrical, plumbing, roofing, drywall, painting and landscaping. The sad part most could be avoid by be methodical in planning during the build and training. The most entertaining part was the walk through because it showed how unknowledgeable the superintendent is. He literally told me that they would put screws through carpet to fix subflooring issues. Also, my wife was telling him things that are wrong, and she has never built anything before. To conclude, If you are someone looking for your dream home, DO NOT BUY WITH Dream Finders Home. Moreover, make sure you document and get your own inspector after framing is done. They make you feel like you are doing a pre-drywall inspections but really it is just a time to hopefully catch issue with electrical and plumbing placement. Be prepared. Dream Finders should be embarrassed to put there name to their product. I know I am embarrassed to show the home to friends and family. If you want to see nice home from them, stand 50ft back and don't go in side. The models can show how they don't care about building a quality product.
I wish I could go back and never have built my house through them. The whole experience was terrible. My floors are the worst part. When they laid the slab they never got all the bumps and chunks of concrete out. They laid my flooring right on top. Where I have carpet, you can feel rocks and chunks under your feet. Where they laid the flooring in the kitchen, you can actually see all the bubbles, rocks and chunks. They also did a seam right in the middle of the kitchen floor and its not even the same color. They did offer to put LVT down over the kitchen floor if I agreed to pay $250 as an upgrade. I agreed and was really excited. They showed up with Laminate flooring that was a red brown color. I explained to them that they could not put that down. One, it was Laminate and not the LVT that was agreed upon but 2nd the color did not match the black cabinets and black island that they installed in my house. A week later, I got a text saying that they would close the ticket since I didn't want them to proceed with the flooring that was sent. If you are looking for a home in the *** community, I urge you to stop by my house. I would love for you to see first hand what you can expect to get.
By far the absolute worst customer experience! The sales team is decent and respectful, but once you sign on that dotted line, you are in for a treat! Guaranteed the absolute worst workmanship followed by a warranty department that cuts corners and takes their time to get the job done. Their employee turnover rate speaks for it self. If you are looking to build or buys a new home from Dream finders, be prepared! I am not even sure how this builder is able to continue building within ***!

This was my first and worst homeowning experience! Where do I begin? I was supposed to close on March 2022, but ended up closing July 2022. My wife and I received certificate of occupancy when the electrical was not up to code; how they got the city inspector to pass this is mind blowing. I currently have no mirrors in my entire home. My master bathroom does not have an enclosure for the shower. The paint job is God awful, I've seen 5 years old paint better. The Area Manager "***" is a total nut job that only cares about money and can give two S%^&ts about customer service. I hired a inspector before I closed he noted that the roof shingles were installed incorrectly and one of the windows were installed backwards. The blue tape walk through took place two days before closing. My home cost nearly $500K but I seen better quality homes for half the price. If you are in the *** area and want to purchase a home with H&H homes/ Dream Finders Homes I advise you to seek another builder because they only care about getting money. You are just a number to them!
Buyer Beware! Stay away! H&H/Dream Finders has used the pandemic as an excuse for everything that benefits their poor building process and workmanship. I started this process on 4/12 with an original close date of 12/15 and they have once again pushed back my closing date. There were maybe 3 other lots taken when I signed my contract. Also keep in mind, houses have since increased in the community by ***k so most of those lots that were sold AFTER mine were completed and people have moved in before me. Meanwhile, they have pushed back my closing date at least 6-7 times since my original date in 12/21. Closing is now in 3 weeks...and they changed it to that date just 1 week before I was supposed to close. Because of all the delays, my rate expired and my new rate has almost doubled. When you complain, they love to use the contract that you signed to cover or hide any valid concerns you have about the delays. They have also taken so long to complete things that now the selections that I made and approved are being substituted with lower grade options and they blame it ALL ON COVID! No, It isn't COVID, H&H is just an inept and sorry builder that when the contract benefits them, love to hold you to it, but according to other complaints, they aren't holding up their end of what THEY have in their own contract on warranties. I think if they were doing such a bang up job on building quality houses with better customer service, you wouldn't need all these warranties to be filled. If you can find another builder, do so, I haven't even closed yet and see its gonna be a long road ahead of me...*sighs!
Very unhappy with my home. Things were not done before closing. They do a promise to complete so that you can close but its like pulling teeth for them to come out a fix the things they are suppose to complete. They dont care they have sold you the house so you are no longer a priority, they lied about the HOA. They told us $150 all the way to closing. A week after being in the house we received a letter from HOA Stating the fees are $795 a year. I called HOA to inform them that we were told $150 and yo see what Where to missed communication was and she stated they have no control over the sells agents and that it doesnt matter what was on my contract it is $795. Had to pay for an inspection a month after moving in because I dont trust there work and the results from that was crazy as well. I use to live dream finders and now I would not refer them to anyone.
This company is solely focused on profit, showing no regard for the surrounding environment or the concerns of residents. They completely disrupted my property by tearing up both my front and back yard to make way for a new development. They filled in existing ponds and created three new ones, which are now poorly maintained. The area around these ponds is overgrown with five-foot-tall grass and weeds, creating a potential hazard with the threat of alligators. The current state of my property is deplorable. Attempts to reach out to the company through emails or phone calls have been met with silence. Their lack of response is utterly disappointing. I have repeatedly requested that they connect a drain pipe they installed to my own drainage system to mitigate the damage to my yard, and to perform basic maintenance like mowing, but to no avail. There has been no acknowledgment or action taken on their part.

You'll "DREAM" about how you should have bought from another builder. Trust what you read here when it comes to solving warranty issues. DO NOT BUY FROM THIS BUILDER! If you have ANY warranty issues after purchase you'll wish you bought elsewhere. I closed on our new home back in March and STILL have unresolved issues from our 1 year home inspection. At least 15 owners in my community are experiencing the same issue. They just don't care once you're in the books as a sale. Our home had several issues - Electrical shortages Roof Leaks Master bath tub not seated Grout in both bathrooms cracked and chipping Drywall crack repairs lasting only a month after settling Grading issues with flooding yard Broken Vent a hood Dishwasher not even attached Oven replaced twice Front Door not sealed (daylight around doors) Paint, paint, and more painting issues. I've been waiting 8 months to have the grout and tub fixed in our master tub. They've been out 3 times to fix and the people they hire to do the repairs are just handymen or fly by night contractors. They just don't care.
I signed my contract March . Our original sales agent stated they home was supposed to be done October . Were now in February 2022 and the home doesnt even have drywall. We sold our home thinking this new home would be ready by latest January 2022. Since we knew the home would take to finish, back in November we reached Dream Finders to ask if a pool could be added on. Dream Finders denied our request without reason even though their tracker showed the home wouldnt be built for another 5 months. We have no idea when the home will be done and Dream Finders simply wont give us a date at all. We signed a shorter lease agreement with the hope this home would be done before the term. But the time is coming where we need to make a decision to renew our lease and Dream Finders simply cant commit to a date. They wont refund us our deposit either. At this point, I would stay away unless you have endless flexibility on your move in date. With jobs and two children, we simply cant wait forever for this home.

Hello, "here is a copy of the executed contract and the addendum itself. I'm really sorry that this is happening, but these are not normal times. We are not required to show anyone the breakdown costs, as we are a publicly traded company. You can accept the increase of $50,000, or cancel the contract and we will return all of your money. The contract gives you 7 days from this notification to accept or decline. If we do not hear back from you, we will accept it as a cancellation. Call me if you have any questions. I am a 100% total disabled veteran I gave them my deposit 6 months ago with the promise that my house would begin in January 2022 they kept telling me the house was in the permitting office in Lake County when I called Lake County they had no such documents from dream finders whatsoever all you get from them is lies and delays There needs to be a class action lawsuit against streamfinders homes this company is absolutely horrible
We put a deposit on a home in *** in October and made some changes to the home. We were sold a 3 garage home but it got changed as we were told HOA wouldnt allow forward facing garage doors. In so doing we now have side entry for two and a half workshop because they forgot to calculate for the water heater and stairs to the house from the garage. The water heater has no plans for it and endless calls for solution are negative. Our plan was for a gas tank to be buried but so far no tank two weeks before our closing and no water heater. There is no concrete bbq pad we paid extra for and the gourmet kitchen is a joke. Gourmet to them is basic cabinets without any silent doors or hinges and tops which are covered in debris, unfinished trim and gaps where they dont meet at corners. The staircase was custom with wrought iron rails but that still has not happened two weeks from closing. The windows are the cheapest you can get and some are broken and need replacing already. The floors have trim around them which has been left unpinned and some wooden floor is uncovered and covered in debris. A space under the stairs was supposed to be a cupboard on plans but they left it open as an odd space and when we showed them the plans yet again they agreed to put a proper door there. Our home is 18 months into the build with some serious issues and only two weeks to closing. Weve gone through many changes of staff and have to keep telling the story. The site, upon visit yesterday, was a disgraceful mess and the surrounds outside the same with drink bottles and garbage everywhere. Dream Finders are a barefaced lying company, inept in every way and leave their site supervisors to take the heat. We dealt with a very arrogant woman whose job was to coordinate closing and who told us DFH had a right to close when they wanted to and not when we could. Needless to say without gas or water in the house I doubt a certificate of occupancy will be issued.

After a year of purchasing the spec home, we have discovered numerous problems. Trying to get help from the *** Representative" has been a joke. Either they refuse to fix the problem, or they will schedule a subcontractor to fix the problem without letting you know. When asked about the miscommunication, we were told "sorry I forgot to let you know", and then its near impossible to get someone to return. All of our "new construction" home problems were listed in the home inspector's report, including: faulty roof rafters, over 100 pieces of uneven tile, warped doors, defective carpet, air conditioning lines unsatisfactory (producing uneven air temps), air conditioner vent covered over with sheetrock, numerous outdoor sheathing mismatched, and the list goes on and on. It's very frustrating, and they know it's frustrating. They want you to forget about it and deal with what you have. Unfortunately, what you have is a mediocre house with a premium price. We have owed numerous houses, but have never experienced such low quality and poor, inadequate customer service.
They are a dishonest company. The home is good quality but they will not follow up on warranty items and totally discourage inspections. They do lie about what they do or do not know and will avoid returning almost all correspondence. If you are buying from DFH I would limit how much you put down, document all things that are wrong and not sign on the dotted line until your home is completely finished. Make sure you have your own home inspection done well ahead of the closing date and hold them accountable prior to closing. I would not buy a NEW home that they have built. Their agents lie about everything!

During this period of worker shortage and supply chain disruptions, there have been many issues arising in moving into our new home. To its credit, Dreamfinders has made good on all of its promises relating to the difficulties encountered because of unprecedented nationwide construction disruptions. My patience with them has been rewarded severalfold. Their word to me has been and remains one upon which I can rely.

It took nearly two months to get the tile guy to do two hours of work and it will have been at least 2 more weeks just to get the door hung back up. Meanwhile, I haven't been able to shower in the master bathroom since moving in.There is unpainted baseboard, paint dripped on carpet, missing quarter round trim, gaps in flooring, a set of blinds that don't work. All of that would be mildly annoying if I had a working shower. The house was delivered a mere 4 months behind schedule which I guess is a minor miracle in St *** County these days -- of course, they cancelled my first closing about 48 hours before and then notified me of the new one a month later -- with barely 48 hours notice.

DreamFinders Homes was our worst nightmare!We started with them in late March by signing our contract and paying a lot premium deposit all with an expectation by having a home by late December/ early January 2022. Things quickly went off the rail when our sales person was fired in June. He subsequently called us and claimed the only reason he was fired was DreamFinders could not afford to pay him the$500,000 of commission they owed him. Further, he stated that they were cashed strapped and we should be very cautious moving forward with them.Our new sales people quickly convinced us otherwise and regrettably, we stayed the course.Predictably, the last 2 months have been nothing short of miserable as they have been filled with one disheartening misrepresentation after another from the new sales team.The final straw became upon learning that nearly 6 months into our contract, DreamFinders never bought our lot from the developer in spite of the fact that they are holding $135,000 of our money! To make matters worse we will likely spend thousands of dollars on legal fees in the hopes of seeing our deposit returned even though DreamFinders never started to actually build our house. Please be careful before moving forward with this company. We are 6 months in and stuck in an apartment and having to start all over. It appears our first sales person may have been right after all!

I don't think there's enough space in this form to fully explain how terrible this builder is. I'd give them negative stars if I could. I've built several houses in the area, and this was the worst experience by far. So bad, that I wrote a letter of NON recommendation and gave it to my realtor so she could give it to future clients who are considering DreamFinders. If you value honesty and open communication, look elsewhere. If you want a wide selection of finishes to choose from, this builder doesn't have it. What they do offer, is low quality and very overpriced (so we opted to do the bare minimum, tear everything out once we closed, and install all finishes - flooring, cabinets, tile, etc - by a contractor). If you want a well made end product delivered in a timely fashion- this is not the company you should go with. Not only did the closing get moved out, they still weren't done with the house by our closing day and created a Promise to Complete - which included such "minor" items as no hot water, electrical issues, drywall repair, missing doors, etc. It took over 2 months after moving in of calls, emails, and texts to get the majority of these items completed (not even all). And not without struggle - the builder even fought me on some of the items, even though he had signed the "Promise to Complete". I can go on and on. But do I need to? Just look elsewhere. I sure wish I had.

Not a dream but a nightmare. We were purchasing our forever home, but instead received a headache, heartache and disgust. We closed on our brand new home on 2/26 and came home to a residence filled with dust, bugs, paint in the carpet, wood and vinyl, dull quartz countertops covered in paint dust (we still haven't gotten the shine restored) and a garage filled with construction debris. My realtor sent an email to the builder but never received a response. The floors are uneven in some areas which has caused us to put cardboard under some of the furniture for stability, glue stains on my tile floor in the master bathroom (still scrubbing), shower tiles uneven in master shower, master shower floor is uneven and doesn't properly drain so we are sweeping water into the drain so it doesn't sit in the shower, clear sealant dropped in several places on the quartz countertops in the master bathroom that I'm still removing, kitchen cabinets not properly painted so you can see different shades of white or no paint in some areas, gaps in tile closer to the counters so the filled the areas in with large amounts of grout instead of properly measuring the tile, floorboards bowed in some areas, garage floor not properly pitched. We paid over $500,000 for this disaster. If anyone can assist us with filing a lawsuit or is filing a lawsuit, please contact us. If you are looking at builders please don't use this one.
Find another builder
Find another builder. Dreamfinders has sever ethical issues. They told us a price, the *** sent us a DocuSign of the agreement to sign and send back. We do and we also provide the first deposit. Then they tell us to get preapproval. So we do and we get our credit ran. We provide the pre-approval letter and they call us back in to go over structural changes. We complete that and then provide a 2nd check for the changes. Months later they call us up and tell us our contract just made it to the Division President and he refuses to sign it unless we agree to pay $78k more. They say we have no contract right now because he didnt sign it, yet theyve cashed 2 checks already and we signed the document they sent to us. We told them we do not agree and that we have a contract. We send the 2nd and final deposit check as well as a Demand Letter, expecting them to honor the deal. They then tried to send us Cancellation agreement. Whats there to cancel if you say we dont have a contract? We refused to sign that and they sent us a check of our money given. We sat on it for 2 months and were going to follow through on litigation, but decided it wasnt worth the hassle.I am one of *** families this happened to in 2021. I know of many families in Shearwater, Beacon Lake, and Seaside Estates that theyve done this to. My current neighbors were going to move beside us and they signed their agreement at the same time. Dreamfinders wanted $100k from them.

I understand that it's a seller's market. They have an opportunity to profit even more in this climate off of homebuyers but that's not enough for them. They have locked us into a contract and waited just enough time that it would be damaging for us to pull out (as home prices locally increase weekly and existing home inventory is non-existent) to deliver delay information that they knew going into it. They unempathetically and with NO remorse delayed our move in by 6 months, and our plot is still dirt. Because our home is in the model row and they don't want people living there while they're trying to make sales. While I understand their reasoning, I don't believe for A SECOND that they didn't know the models would be where they would be when we signed our contract. We saw a full site plan when we signed, they knew exactly where it was going. They sold us our lot in knowing it wouldn't be constructed until June 2022 and lied to us. They CAN build our house on time, they WON'T. Now, there are no other corner lots available, now home prices have gone up locally at other builders. They lied and locked us in with a December 16th closing date, called us and told us our move in is now June. What will come next? They are backing homebuyers into corners and waiting until their hands are tied, then taking advantage of people. There seems to be no regard for customer service. They don't see buyers as families and people, they see only numbers and it's disgusting.

I started this process on 4/12 with an original close date of 12/15 and they have once again pushed back my closing date. There were maybe 3 other lots taken when I signed my contract. Also keep in mind, houses have since increased in the community by ***k so most of those lots that were sold AFTER mine were completed and people have moved in before me. Meanwhile, they have pushed back my closing date at least 6-7 times since my original date in 12/21. Closing is now in 3 weeks...and they changed it to that date just 1 week before I was supposed to close. Because of all the delays, my rate expired and my new rate has almost doubled. When you complain, they love to use the contract that you signed to cover or hide any valid concerns you have about the delays. They have also taken so long to complete things that now the selections that I made and approved are being substituted with lower grade options and they blame it ALL ON COVID! No, It isn't COVID, H&H is just an inept and sorry builder that when the contract benefits them, love to hold you to it, but according to other complaints, they aren't holding up their end of what THEY have in their own contract on warranties. I think if they were doing such a bang up job on building quality houses with better customer service, you wouldn't need all these warranties to be filled. If you can find another builder, do so, I haven't even closed yet and see its gonna be a long road ahead of me...*sighs!

Utterly disgusted. They need to go out of business or replace all of management and fill the position with competent managers. This statement is coming from someone who has been in management for 5yrs. There is a dyer need for process improvement. In general, I am not too mad at the time to build (it was definitely dragged out), but I am extremely disappointed in the customer relations. Each person I dealt with did not care for my concerns or did anything to address them. After a month and half of being in the home, they have not address all the items on the 30 day punch list and the ones that have been, still are not fixed or up to standard. I am at a point of which I will need to hire a renovation team to correct all the issues. I can honestly say there is not one part of the process that went well. And by not one, I mean sales, foundation, framing, electrical, plumbing, roofing, drywall, painting and landscaping. The sad part most could be avoid by be methodical in planning during the build and training. The most entertaining part was the walk through because it showed how unknowledgeable the superintendent is. He literally told me that they would put screws through carpet to fix subflooring issues. Also, my wife was telling him things that are wrong, and she has never built anything before. To conclude, If you are someone looking for your dream home, DO NOT BUY WITH Dream Finders Home. Moreover, make sure you document and get your own inspector after framing is done. They make you feel like you are doing a pre-drywall inspections but really it is just a time to hopefully catch issue with electrical and plumbing placement. Be prepared. Dream Finders should be embarrassed to put there name to their product. I know I am embarrassed to show the home to friends and family. If you want to see nice home from them, stand 50ft back and don't go in side. The models can show how they don't care about building a quality product.

We put a deposit on a home in *** in October and made some changes to the home. We were sold a 3 garage home but it got changed as we were told HOA wouldnt allow forward facing garage doors. In so doing we now have side entry for two and a half workshop because they forgot to calculate for the water heater and stairs to the house from the garage. The water heater has no plans for it and endless calls for solution are negative. Our plan was for a gas tank to be buried but so far no tank two weeks before our closing and no water heater. There is no concrete bbq pad we paid extra for and the gourmet kitchen is a joke. Gourmet to them is basic cabinets without any silent doors or hinges and tops which are covered in debris, unfinished trim and gaps where they dont meet at corners. The staircase was custom with wrought iron rails but that still has not happened two weeks from closing. The windows are the cheapest you can get and some are broken and need replacing already. The floors have trim around them which has been left unpinned and some wooden floor is uncovered and covered in debris. A space under the stairs was supposed to be a cupboard on plans but they left it open as an odd space and when we showed them the plans yet again they agreed to put a proper door there. Our home is 18 months into the build with some serious issues and only two weeks to closing. Weve gone through many changes of staff and have to keep telling the story. The site, upon visit yesterday, was a disgraceful mess and the surrounds outside the same with drink bottles and garbage everywhere. Dream Finders are a barefaced lying company, inept in every way and leave their site supervisors to take the heat. We dealt with a very arrogant woman whose job was to coordinate closing and who told us DFH had a right to close when they wanted to and not when we could. Needless to say without gas or water in the house I doubt a certificate of occupancy will be issued.

I closed on my Dream Finders home back in May . I have out in several request and made several phone calls. I wish I had done more research before I built this home. They sell you on the neighborhood but the Builder is real garbage. The lack of response you get from them after you close, is ZERO! They don't care once you sign on the dotted line and they get their money. I had falling roof tiles off my house 3 months after I closed, nothing was done about it. I had cracks all on the inside of my home, which they state is from the house settling. When you do the interview with the person who goes over the warranty booklet, I wont name him because he no longer works for Dream Finders, he tells you it is because the house is settling. Once your 1 year is up they will come out and patch up all the cracks. LOL that was a joke, when it came time B, Oh lets talk about him in a minute, tells me I need to walk through my house and count every single crack I see, put tape on every crack I see and move any furniture, WHAT? I was not advised of this when I closed, who has time for that, ok. Then a man calls me and tells me he will be at my house the next day and asks me if I have the paint they left me when I closed? I am like no, well we need paint so you will have to buy the paint and let me know when you have it. Excuse me? Again not what I was informed of. I had a huge crack in on my patio that B said was normal and it was not covered and if they did anything it is like putting a band aid over the problem. I don't know about this stuff. My windows had water coming in them, again oh that is normal, is it? I called B about another issue I was having and he was so rude to me to the point I felt threatened. I mean his professionalism and attitude was unbelievable. He is violent in his behavior and will antagonize you to an altercation. I wrote Dream Finders about him as well and no response. They really don't care about you, only the bottom line and getting their money. This was the first time I built a home and it was supposed to be a good one. Nothing is perfect but the lack of respect you get when you close form the builder after they tell you they will fix and do things, doesn't happen. You see negative comments all the time but I am telling you, this company is no good. I brought 4 family members to buy and we all closed within months of each other and have the same issue. My one Sisters home has a ton of issues, nothing has been resolved, my other Sister her whole side of her house trips and shuts off, it is insane! Don't put you and your family through this issue. I would have rather bought a home already built and did an inspection than to have spent money building. God only knows what I will be dealing with in the next few years. I hope you pay close attention to these complaints because I believe every one of them. They are the truth.

Id like to put a warning out there for anyone that is planning to build with DreamFinders. I dont even know where to begin. We began the process of our home build in August and it is now August and we are still not moved into our home. We were told originally that the home would be done by April . To start, we had to let DreamFinders know that our permits were ready because they were sitting on the desk of the county and DreamFinders did not follow up on our permits. This was the first delay that put us back several weeks. When we went to design, they forgot to put all of our selections into the computer system, which caused the second delay. This is not noticed until we brought it up with dream finders. There have been multiple issues, the first one being they poured our concrete slab during a three day rain storm when we specifically told them not to and to wait until the weather cleared. They told us they would not pour if it was raining. This was the first lie. There were several lies from DreamFinders stating that many of these issues weve had or due to Covid, however we experienced delays that were directly related to DreamFinders Incompetence and miss management. For instance, there were several homes completed already that started while after us. I personally saw a home that started well after us receive their windows and it was the same model as our home. When I asked why this was happening when I was seeing it in real time standing in my unfinished home, there was no answer other than the window company just takes the windows off their assembly line and puts them in the Homes. There were multiple framing issues in our home from the start. We had to bring these up to DreamFinders and some are still not corrected and unfortunately will not be able to be corrected even after we move into our home, if we move into our home without a significant amount of renovation. This wouldnt have happened if they wouldve followed the architectural plans that were drawn out. Speaking of plans, the plans call for for carriage lights on the front of the house for the garage In our home only has two. Each house on the street has a different number of lights and theres no explanation why. Our house that for so long do to dream finders delays that we experienced black mold growing all throughout the wood. They did address this but only after we explained and showed them that there was black mold growing in our home. Communication with DreamFinders top executives has been nonexistent and they refused to address our issues. We have sent multiple emails with all of these issues only to be left with no response. We feel like we are building our own house and have to stay on top of every single task that needs to be done. We have to drive by the home every single day and look for mistakes and trust me there are plenty. These are not small or minute problems, for instance, they put the roof And shingled it but did not place any vents like the plan shows. This was another item that we had to address personally because they did not catch it. Are drywall is dropped off in our unfinished garage and sat there in the heat rain and humidity for two months. We were supposed to have a ventless fireplace but they delivered a vented one. The result of this was having to cut a hole in the ceiling that led up to the a hole in roof of the house to have a vent placed So we could probably be ventilated. Our cabinet sat in our garage, in the elements for over a month waiting to be installed. There is more and I could go on and on but the icing on the cake was a scheduled our walk-through and closing for August 30. We went through it went to our walk-through on August 23 only to find missing countertops, ungrounded tile, no flooring, stairs unfinished, no AC, missing electrical, and several holes in many of the walls within the house including the ceiling. I just received notice four days before closing that they were canceling our closing and could not give us a new closing date. Just after they told us to lock in our interest rate with our mortgage company and assured us that we would be closing on the 30th and could notify our existing lease that we would be vacating the property effective August 31. I had to of known that the house wasnt going to close well before this, despite us reaching out multiple times to confirm. We were told that it would make the August 30 deadline. Date, they have offered no explanation or compensation for the financial And logistical burden that was caused solely by them affecting our family. We now have nowhere to live at the end of August and no home to move into. They have done nothing to help fix the situation.In short, my advice would be to never build with DreamFinders if you have the chance. We are hoping that they do something to rectify this situation.

I have a water leak issue on the exterior of my home. We have been attempting to resolve this issue via warranty request for over a year. The Manager of the Fayetteville Office refuses to come out to assess the situation, but rather looks at pictures to attempt to resolve the issue. There have been multiple attempts to fix the problem, which non have! There was a 'finishing' that was added on to my home to fix the leak without my permission. This has caused my home further damage. I have attached picture of the attempted fixes and areas of gaps between the roof, gutter and house.
Desired outcome: I want the problem resolved and the 'finishing' removed.

I closed on my home April 24, 2023. For the last 4 weeks I have spent time and effort trying to get the warranty items fixed in my home. I have emailed the warranty section and have spoken to the superintendent several times face-to-face as to when I can expect these issues to be completed.
As of today, I have not been able to use my master shower as the tile was partially completed and the glass door can not be measured or installed. As a disabled Veteran I find this unacceptable, I'm being force to use the guess bathroom, climbing over the tub causing discomfort caused by combat injuries.
I have (2) sliding windows in my Master Bedroom that needs to be replaced due to a broken seal resulting in heavy discoloration between the glass.
My front door was painted an ugly Yellow color 3 weeks ago, it should have been blue and nothing has been done about it.
When you submit items for correction all you get is an automated responseI with no follow through.
This is both unacceptable and unprofessional!

We have closed our house in Sep 2022 and from 5 months I am regularly following up regarding damaged cabinets\ Wooden Floor and Kitchen Drawer Soft lock and still did not solution for these item and not to mention about other issue which I raised recently.
DFH sales team is worst after closing no response or support from them, I have been to their office, called them many times but getting nothing except we have ordered PO's, I will come etc etc.
Not sure why they have opened customer support when they do not want to take care of customers.
This is frustrating and I believe DFH did not give this home to me in charity, I have paid full amount for such a pathetic service.

We closed on our home December 28. For the last 6-7 weeks I have spent time and effort trying to get the warranty items fixed in my home. Of all the submissions, only one has been completed to my satisfaction, many are still outstanding, and one was worked on, but is still not fixed (completed). I have sent in my claims through the process as directed, followed up with many texts, calls, and personal face-to-face conversations to get answers as to when I can expect these issues completed. All I get is lip service with no follow through. No one higher up will do anything (e-mailed *** with no response). *** not only gives lip service, but he is cocky and arrogant and even argues with the customer and the crew who were here fixing my shower. I should not spend thousands of dollars on a home, be offered a warranty, only to be treated like a second class citizen. I get the same responses, Dream Finders will make sure the work is done and we care about our customers. I should NOT have to spend my time chasing down people to do their job and I should not have to put up with attitude from an employee who thinks he knows everything and is better than I am--because in the end, when I purchase a home, I am paying his paycheck. I want Dream Finders to honor the warranty they have provided and complete the items that need to be repaired without any issues or attitude from their employee. I have tried to work on this without filing a complaint, but after almost two months of lip service, attitude, and no movement, I have no choice.

We had signed a contract with Dream Finders Homes to build the new house. The house was built in a wrong position on a lot. When we told them if you can't build the house per contract please return our deposit, they refused. Also our home wasn't ready yet they pushed us to Closing promising to complete all unfinished work in up to 30 days. We specially left the house to full and free their access to work on it. The builder refused to do anything after closing. And after 30 days the reinspection confirmed Dream Finders did nothing. The microwave was installed 3 and half months after closing, same with windows screens and door screen, bifold doors after 4 months after closing. There are still a lot of things to do: the attic hole just closed some cardboard with uneven edges, column on the porch, nails pop up outside the house, no trim around bifold doors, water sensors don't work, vents... We have sent them Home Inspector Report but no response. Also we must have two cars drive way but they made it curly so we can park only one compact car and bike.

On February 11, we signed a contract to build a home in St. Johns, FL. We put down the required $5,000 deposit. The salesperson told us that we were locked in at the price that we signed for $585,990. The advertised price on their website was $583,990, which is false advertising. But we went forward anyway because we knew that was the house that we wanted. Within a couple of weeks, we began finalizing structural changes that we wanted with our representative. On March 11th, we signed off on the final structural changes which included another $2,000 price increase in the elevation, which should not have happened as we already had signed the contract with the original elevation price. So we signed the paperwork for the structural changes, but I let the representative know that I wanted Dream Finders to honor their original elevation price. Since then, we have dropped off 2 more checks in the amounts of $1,100 (for structural changes) and $5,000, which was part of a payment plan we had signed off on for the deposit. Dream Finders has deposited all 3 checks totaling $11,100 that we submitted. On March 26, I received a call from the representative letting me know that Dream Finders was cancelling my contract. I asked why, and his response was that he didn't know. He stated he would get me cancellation paperwork and my money back, which I have yet to see either, although he did state it would take a week for us to get our money. They had zero reason to terminate our agreement other than they have raised the prices since our contract was signed, and they want to sell our house that we signed for for more money.

We are building a home with Dream Finders, they do not want to address issues brought to there attention. Everything is well documented through emails and text messages. Are current main concern is how they dealt with a water leak in the home and we do not want to be victims of black mold. They called serve pro but never replaced the sheetrock that got wet. In Aug 2019 we purchased a new home from Dream Finders. We were required to within one year of moving in, to turn in our end of year warranty list. I turned the warranty list in July . Dream Finders did come out to fix some issues but then Covid happened and I was told because of Covid it would take longer than normal to fix items on the warranty. After not hearing anything from Dream Finders for a long time I reached out to their corporate office on Feb 15th 2022. They emailed me asking for my Warranty list. I emailed it to them and on Feb 24. I was contacted via email by a warranty representative to set an apt for him to come out to look at the warranty list and the house. I did not see his email until March when he called me. We set the apt for March 16. The warranty rep, Jordan, came to the house, was given the list and was also showed items that have been previously worked on before but are still not working correctly. On March 30, a roofer came up to our house to do a roof inspection. According to our security camera, at 12:09 he took his ladder from his truck to the west side of our house. My wife said he was here for about 6-7 minutes because she was outside gardening the whole time he was here. The camera does not show him leaving but by 12:23 my camera no longer shows his vehicle outside my house. I'm not a roofer but I do think that it takes more than 7 minutes to do a thorough roof inspection. When my wife told me what happened I emailed Jordan to call me so I can discuss this matter with him. The next time I heard from Jordan was on Apr 6th at 12:21 via email stating that the roofer said everything looked good and the technician was not able to find any defects and to say he was sorry that he did not get approval to pursue any other requested repairs. I have been fighting to get my house fixed since 2019. I held up my end of the contract, Dream Finders did not. My home is still not what I payed for. They need to fix their discrepancies!

I can not believe dreamfinders will not honor their 10 year warranty on structural damage. Please do not purchase a home for this company as my home is only 5 years old and falling apart. I also include pictures. We hired a masonry and also contact our home owners insurance both stated this is structural damage that should be covered under our 10 year structural warranty. In the warranty it states on all structural damage a contractor will be sent out to assess the damage After assessing damage will then repair, replace, or compensate the owner for rhe cost of the damage. I actually use to recommend this company to friends getting home but I will never recommend or buy another dreamfinders home if they don't honor their own warranty.

Trying to get dream finders to complete repairs after 11 month inspection is like pulling teeth. Four months later, we are still waiting on a few issues to be completed one is the front inside door knob is about to fall off and dream finders is baulking at the repair costs. It is a safety issue and needs to be replaced! Second, is a tile lifted in the shower and is sharp! We have to complain and fight with them all the time! We fought for months with paint and building material in the electrical panel and after six repairs/inspections, the city finally signed off on it! This is crazy!

Build time was supposed to be 7 to 8 months with delivery date around April-May , closing was to be in March . To date DreamFinders has not delivered, ground has not been broken nor construction started - and worst of all we learned DreamFinders has not even gotten the permits pulled for our lot as of March , 7 months later! DreamFinders repeatedly changes the paperwork, which contains multiple mistakes, and fails to correct the mistakes, so we do not yet even have completed signed paperwork at this time. Communication is horrible at best and they take no responsibility. Also their final paperwork now has a $6,500.00 error they refuse to correct. If you add up all options for the home, they are off/high by $6,500. We asked them to reduce the options by $6,500 and correct the total sales price and they refuse, even though you can add up all line items and see they overcharge by $6,500. #1 We request DreamFinders to expedite our permitting and finalize it. #2 We request DreamFinders complete our paperwork with no mistakes so we can sign a final copy. #3 We request DreamFinders expedite construction on our home since we experienced such extreme delays. #3 We request DreamFinders correct and update the options total and total sales price by $6,500 on page 1 of the documents. #4 We request that DreamFinders compensate us for the last 7 months of wasted time, either paying us for 7 months of rent, or reducing the home sales price by an equivalent amount.
Dream Finders Does not back their Product, they use Substandard materials and contractors to build their homes, it is one thing after another with them, From Plumbing installed incorrectly, Electrical , Finishes never done properly which I myself had to pay oit of pocket. they drag their feet so you fall out of warranty on any of the complaints as well... Latest--I have a FLOOD in my house because of a Roof leak--on a NEW HOME..they say the "Materials" are only covered for 1 year..Materials (the Vent Boot is part of the roof) ,Its a Roof, and a New Home and should be covered for 10 years and 25 for all roofing itself

A sales manager wrote us a letter on Dream Finders letter head stating we would be in our house no later than October . We were living in an apartment and let the property manager know that we would be out by October 31st since we were assured even up to the day before we were supposed to close that we would be moving in. I contacted Dream Finders to ask for living expenses for the days we would not have a place to live and was told that would never happen. We finally closed on November 1. I had my 11-month inspection completed on my townhome and presented the inspection report to the warranty division of the builder and was advised by the warranty division that several items were not covered under the warranty for various reasons in which I do not agree with and is unacceptable. I would like for this business to do the right thing by sending a competent representative to inspect the items that have been presented and repair the items that are listed as this is a new home and should not have these issued. They claim workmanship isn't covered under warranty but the business is the one who hired the subcontractors not the homeowner so at this time I would also like to request a list of all the subcontractors who worked on my home. I have only been in this townhome for 11 months and I understand maintenance, wear and tear but the items being presented are not a result of maintenance, wear and tear but strictly a workmanship issue that could have been avoided if the quality of the work was there. In 2021 my wife and I contracted with Dream Finders Homes to build a new home. We elected to install a special laminate flooring that has a limited lifetime waterproof guarantee if installed per manufacturer specs. We would not have selected laminate had it not been for this warranty. We paid a little over $19k for this upgrade. After install, we noticed it was not installed per Mohawk specifications. When we alerted the superintendent regarding the misstep, he informed us that no laminate flooring is installed with silicone, etc . We continued to bring this up through the construction process, prior to closing, and now during warranty. It took over a year to admit to the improper installation and schedule time to make needed repairs. We are pleased this is finally getting resolved, however, the issue is that trim removal is needed and the flooring company will not fill nail holes, paint or caulk any trim. The contractor has been good to work with but DFH Warranty has been extremely difficult. It was DFH who hired this company and the superintendent to provide oversight that caused this issue in the first place. Making it our problem and ignoring us when we ask for scheduling help is not acceptable. We paid for this work to be done last year, prior to move-in, and we expect the work to be done quickly. Waiting until our end of year warranty work is not going to work because we do not have the vacation time to stretch this out. Furthermore, this is a major repair that is going to leave our house in complete disrepair until they can get around to fixing the trim. We need DFH to do one of 3 things: 1) Work with the flooring company and painters to get this work done in succession, 2) provide us with the needed contractor contact info so we can schedule it, 3) give us our money back for the installation cost since this was not done properly. We will get the work done ourselves.
The complaint has been investigated and resolved to the customer’s satisfaction.

In Aug 2019 we purchased a new home from Dream Finders. We were required to within one year of moving in, to turn in our end of year warranty list. I turned the warranty list in July . Dream Finders did come out to fix some issues but then Covid happened and I was told because of Covid it would take longer than normal to fix items on the warranty. After not hearing anything from Dream Finders for a long time I reached out to their corporate office on Feb 15th 2022. They emailed me asking for my Warranty list. I emailed it to them and on Feb 24. I was contacted via email by a warranty representative to set an apt for him to come out to look at the warranty list and the house. I did not see his email until March when he called me. We set the apt for March 16. The warranty rep, Jordan, came to the house, was given the list and was also showed items that have been previously worked on before but are still not working correctly. On March 30, a roofer came up to our house to do a roof inspection. According to our security camera, at 12:09 he took his ladder from his truck to the west side of our house. My wife said he was here for about 6-7 minutes because she was outside gardening the whole time he was here. The camera does not show him leaving but by 12:23 my camera no longer shows his vehicle outside my house. I'm not a roofer but I do think that it takes more than 7 minutes to do a thorough roof inspection. When my wife told me what happened I emailed Jordan to call me so I can discuss this matter with him. The next time I heard from Jordan was on Apr 6th at 12:21 via email stating that the roofer said everything looked good and the technician was not able to find any defects and to say he was sorry that he did not get approval to pursue any other requested repairs. I have been fighting to get my house fixed since 2019. I held up my end of the contract, Dream Finders did not. My home is still not what I payed for. They need to fix their discrepancies!
