Deceptive marketing tactics meant to deceive the recipient into thinking they are affiliated with your lending institution
Deceptive marketing tactics meant to deceive the recipient into thinking they are affiliated with your lending institution. Obvious to me, but can see how many would not know the difference. Always happens when I refinance my mortgage. This kind of thing should be illegal.
This company sent my husband a mailer that contained all our personal information (county, loan amount, closing date, lender name), asking him to contact them about a "matter of importance" related to the loan. The mailer was made to look like information from a bank - it had those perforated edges that had to be torn off and the outer paper with a pattern on it, so that the contents couldn't be seen through light. It was definitely designed to deceive. Scammy to the extreme.

Stop sending me spam mail that is meant to look like a official tax document or check. The wording of the letter Equis Financial sends you makes it appear that you need to call them immediately for an important matter. Intentionally deceiving and shameful. Why would any CHOSE to do business with a company like this?
Aggressive Marketing Practices that are deceitful as their Mailors are designed and worded to confuse Consumers that "Important Matters" are pending against their Loans. Yes, the info Equis Financial is from Public Records, but I am receiving mail from them now every week, all with deceitful language and appearance. I know this is Marketing, but I should have an easy path to be removed from all Contact Lists from this company. The first number I attempted did not give me an option to speak with a person or opt out, so complete dead end. The second number I found did give me an option to opt out, but sent me to a dead end voicemail and to date I am still being targeted. My complaint is dual: Aggressive & Deceitful Marketing that should be illegal, without giving Consumers an easy path to be Opted Out. Equis Financial, I want to be removed from your Contact Lists and I also want to stop seeing Fake Reviews posted on this Website giving you 5 Stars.
Misleading and deceptive mailing "regarding a matter of importance as it relates to protecting your new mortgage
Misleading and deceptive mailing "regarding a matter of importance as it relates to protecting your new mortgage". The "letter" has perforation tabs that you have to remove. It gives the appearance of being a check or an official tax document from the the State, Government or other agency.
Professional harassers. I have received mail notices with differing misleading language making it seem like there was a legal deadline to respond, albeit this was only to gather personal information for the purposes of making a quote for mortgage protection insurance. If I didn't respond the first time, there's no need to keep pestering me with cold mailings every other day. The insurance is probably not a good deal if you're that desperate for the business. This company doesn't come across as trustworthy based on how they conduct their cold mailings. I tried to call the number to ask them to stop sending me mail and got a recording that hangs up after specifying I've called Anthem. I won't be submitting personal information to this organization.
I have in my hand 3 "IMPORTANT NOTICE" mailers that I received in the mail this week that arrive when you purchase a home, not from my financial institution but from Equis Financial. It is made to look deliberately like part of your official escrow or associated with your loan. In fact my husband brought to me a mailer from them that is packaged in the same way highly private information, such as a PIN is usually sent. This is not typical soliciting and that is why I'm complaining, it is intentionally designed to deceive. To find out who is actually sending you these mailers isn't obviously stated and is only listed in the fine print, whereas my lending institution is in BOLD and at the top of the page, making it appear that it's from them, with the words "Important Notice" "Complete and Return". The idea that this is not deliberately deceptive is absurd and have photos to share if needed. I saw that Equis Financial responded to one person saying they didn't send out multiple notices, that is a lie. I've received 4 in two weeks, and yes the super fine print that I'm supposed to read to get off a mailing list reads Equis Financial.
My husband received a mailer and then a letter from Equis Financial, Inc...the mailer asked him to call an 800# about an important matter related to his Davidson Co TN mortgage of $269,000 from Blue Leaf Lndg (not Lending). He does not have a mortgage for any housing. I called Davidson Co Property assessor to make sure no one had fraudulently taken out a loan. There was no mortgage here. He now has a fraud alert with this office. Today we got a letter and envelope from Equis Financial wanting more information and detailing information for a mortgage protection plan. This letter says it is not sponsored by Blue Leaf Lndg. Several people on this site and elsewhere have said they were harassed after securing a mortgage. MY HUGE ISSUE IS WHY IT SAYS WE HAVE A $269,000 MORTGAGE!
My 83 year old Father IN Law received one of these notices in the mail - addressed to a different person w/ a note about "his" Mortgage w/ a lender he does not have. Needless to say, he was very upset and concerned. I just spent 30 minutes researching even called the Mortgage company that was listed to ensure that no one took a loan out on his property. It is a FULL ON SCAM and should be shut down. The ComplaintsBoard.com rating should be an F

My husband and I both decided to take advantage of the Mortgage Protection offered by an Equis agent. It's not a matter of if, but when, either of us have a heart attack or stroke I know that finances are the last thing that we will want to have to worry about. We don't want to lose our house and it is the living benefits offered by Equis agents that help to protect us from that happening. Knowing that we get money while we are still alive! That is why we chose to protect our family.
These people are frauds. They send a bunch of vaguely official looking documents (the FIRST one was boldly labeled "FINAL NOTICE" [I can only wish!]). Only in the fine print do they note that they're not the lender they're posing as. And to their responses that they are "not the only company" running such a scam. Well, good for them, now we know they're not the only *** at the junk mail conventions. It's just a matter of time before Barry C on the news being led away by alphabet bois. People who run scams rarely limit themselves to just one, so I'd guess this is just the tip of the iceberg on shady business dealings. The ComplaintsBoard.com isn't doing their reputation any favors by letting them plaster the ComplaintsBoard.com logo on their scam mail.
Add me to the list of harassed individuals by a company who harvested my name and address after a mortgage loan. Weekly I get warnings that look legitimate that threaten mayhem if I don't contact them immediately. I am a senior who doesn't want or need this BS. This has gone on for months and I want it to end NOW! If indeed they provide any type of service it should be advertised elsewhere and allow people to make a choice. Don't try to shove it down my throat! Please take me off your list now and forever!

Dear Equis: You have made it quite clear in responses to other "reviews" that you "obtain all information from public records." That is not the issue. The issue is the volume of solicitations you send, as well as the pitch you make. One of your letters indicates that I was not made aware of your services during my home closing. The reason for this is because your "services" are not a legal component of a home closing - and to infer otherwise is misleading at best, fraudulent at worst. I've received three solicitations in one week...each one with a different code, sometimes referred to a Reference ID, sometimes referred to as a Pin. Are these included to make this solicitation look official - or is it to keep track of which sketchy email format (and color) performs better? I wonder how many individuals are fooled into reach out. There is no option for zero stars or that's what you would get.

Deceptive, excessive, predatory mailers with no easy way to opt out. Microscopic print saying it's not my mortgage company at the bottom. They have been arriving daily or multiple times daily in different formats. Never have their logo, usually stating something along the lines of your mortgage is unprotected, unsecured or the most recent "We have been trying to reach you regarding matters of importance as it related to protecting your new mortgage." Ironically, while the numbers may be different on the letter, the bottom of each of these is exactly the same which states this information is obtained through public records. "For more information, contact Equis Financial, Inc. at XXX-XXX-XXXX." License No. XXXXXXXXXX, NIPR License No. XXXXXXXX"

I received mail that looked like a official notice or check. After opening I read that a company is trying to contact me regarding a matter of importance relating to protecting my new mortgage. And they left a phone number. Do not contact me again, scare tactics to get business is pathetic and some I'm sure you scared enough into buying your lies. You are not helping this world.
Just received a very sketchy piece of mail from Equis Financial. It does not have a return address and the phone number, when you call it, is misleading. They will not allow you to opt out of their mailings. I want all marketing and contact from Equis Financial to cease immediately and for all time. Their "mystery envelope" technique is deceitful! Equis Financial is responsible for its marketing and mail, and can contact who is responsible for sending this to my address and make it stop!
Business somehow obtained my confidential loan information and is sending me dozens of mail labeled "time sensitive" "Important notice" "Immediate response needed", along with my actual mortgage company and loan amount in the biggest fonts, whereas the actual fine print says its "Not affiliated with, sponsored by, or provided by" my real loan company. I would like to these mail to stop please. I would also like this business to please delete and remove all my information from their databases.
I received a mailing from Equis Financial today in ad form generally reserved for sending checks or personal information, neither of which was the purpose of this mailing. They state that they have been trying to reach me regarding protecting my new mortgage. They have never contacted me before so this is a lie. You have to read the fine print at the bottom to have any idea of who it was that sent this piece of mail. This is a sketchy form of marketing which makes says this is a low-class operation with whom I would never do business. I would like to warn others not to deal with this company and to file complaints if they receive similar mailings.
Unsolicited, deceptive junk mailers
Unsolicited, deceptive junk mailers. Sending unsolicited, highly-deceptive junk mailings regarding my mortgage. They troll public records for recent home sales. No company name on the return address. In big bold letters they put the name of my lender so that they can make the unsuspecting recipient think it's something from their mortgage company unless you read the tiny, tiny print at the bottom where they reveal who they are. Deliberately deceptive practice. They never say what the matter is (I think they are trying to sell some sort of life insurance). Why try to make their identity and purpose as hidden or at least inconspicuous as possible? What are they trying to hide? Also, they say, and I quote, "We have been trying to reach you regarding a matter of importance..." That is, quite simply, not true if it's the first mailing. They could say they ARE trying to reach me, but not that they have been.

Equis Financial sent a form that looks like a check (tear down the sides and across the top). They claim that "have been trying to reach me regarding a matter of importance as it relates to protecting your new mortgage." I don't want any further written or telephone communication from Equis.
Received letter and check from Equis Financial about a recent mortage. It is a scam.
Equis Financial sent a form that looks like a check. They claim that "have been trying to reach me regarding a matter of importance as it relates to protecting your new mortgage" although they are really a scam, unrelated to your mortgage, trying to mislead you into calling and paying them. These are immoral and unethical business practices that should be stopped to protect all consumers. I don't want any further written or telephone communication from Equis.
Mail sent by Equis appears to be stating some kind of emergency regarding my mortgage
Mail sent by Equis appears to be stating some kind of emergency regarding my mortgage. Could be easily misunderstood as coming from my lender. I received a piece of mail from Equis Financial Inc, clearly designed to make me think there is some form of emergency regarding my home loan and it requests I contact them by calling (XXX) XXX-XXXX. Misleading aspects of the letter include: The return address is a PO box with no associated business information. The letter is sealed with a patterning in the style of a security envelope to provide a sense of legitimacy. The mail very prominently displays my name, loan amount, lender name, and mortgage id. No information is provided as to what the mail is regarding, except a statement of "We have been trying to reach you regarding a matter of importance as it relates to protecting your new mortgage". Extremely fine print at the bottom reveals this mail is in fact not sent by my lender.

I refinanced my home a month and a half ago and sense then I've been constantly getting 2-3 letters per day from this company. At first I thought I would get these letters every once in a while. The letters are structured in such a way to make it look like your mortgage company is trying to contact you, the only place it tells you any different is very tiny writing at the bottom of the letter. I have tried to contact this company to make them stop. IF YOU DO NOT STOP SENDING ME MAIL, I WILL FILE HARRASMENT CHARGES.
Equis Financial has been spamming me nonstop since the purchase of my home in April. I receive junk mail from them sometimes multiple times a day with misleading/predatory language (disguising mail as a check, using language like WARNING/FINAL NOTICE/you will lose coverage, etc). It is not always easy to discern if the mail is legitimately regarding my mortgage or if it is this spam mail.
We been receiving 2-3 things in the mail nearly everyday for weeks now. They come disguised as various types of important letters. I've contacted them over and over to tell them to remove me from their mailing list.

Soon after obtaining a mortgage, Equis Financial sent me a very misleading letter
Soon after obtaining a mortgage, Equis Financial sent me a very misleading letter. The letter looks very official, with perforated edges and details of my loan including loan amount, closing date, and county. The letter also says they have been trying to reach me "regarding a matter of importance as it relates to protecting" my mortgage. This is the first time I have been contacted, and it seems like a dangerous scam to have this company portray their mail as official bank or government mail, and to make the recipient panic about possible missed communications from the bank or government. I am upset by this misleading mailing. I understand that my mortgage information is public and other businesses include my mortgage information in their mailers, but these other mailings I have received have not been cloaked in such a misleading and official-looking form. I request immediately to be removed from any and all Equis Financial contact list(s).

I recently bought a home, upon moving in I have received so many letters from them that I have lost count. I have two grocery bags full of mail only from them. I have called and requested them stop. I have emailed asking them to stop. I have mailed them in writing asking them to stop. Yet today going through my mail I have 9 letters from them. At this point I consider this harassment and I want it to stop.
Too many solicitations via ***. It Needs to stop
I recently purchased a house and the company is using public information to harass me into buying a product I do not need. I am receiving multiple letters a day and the company will not stop sending me mail. Reference ID:
In the last 5 days, I have received 3 pieces of mail from Equis. One was a letter in an envelope with very misleading "important mortgage information" a second with "final notice about mortgage" and the 3rd was an item that was like a check that you have to tear each side to open. I finally realized that I got this garbage mail because I had a new mortgage and I've tried every which way to get them to stop mailing me and there response is the same as you see on the other complaints. I specifically opted out of any mailers like this during my mortgage process and have contacted the finance company as well. I continue at this point to re-cycle the stupid documents being received, but for the less savvy consumer, this is a scam and they will be harassed and sucked in and it's a terrible business practice to take advantage of people to make a dollar.
This company mails with NO RETURN ADDRESS, forcing the recipient to open to CONFIRM that it is NOT something actually important
This company mails with NO RETURN ADDRESS, forcing the recipient to open to CONFIRM that it is NOT something actually important. They claim "Important Notice" and solicit the "Borrower"'s date of birth, gender, and phone number as well as that of their spouse. There is NO RELATIONSHIP between this address and Equis Financial. I want all marketing and contact from Equis Financial to cease immediately and for all time. Does not matter the NAMEI want nothing else from them arriving at this ADDRESS. EVER. Their "mystery envelope" technique is deceitful; their language is scammy by implication if not actuality. I do NOT accept any notion of a delay to allow weeks of continued mailings: Equis Financial is responsible for its marketing and mail, and can contact its data processing vendor, print vendor, and/or mail vendor to remove this address' records or letters or mailpieces BEFORE tendering to USPS. Anything not already handed off to USPS is Equis Fianancial's responsibility.

I am receiving multiple mail offers from Equis Financial Incorporated for Mortgage Protection Insurance
I am receiving multiple mail offers from Equis Financial Incorporated for Mortgage Protection Insurance. This is harassment! I am receiving multiple mail offers via USPS from Equis Financial Incorporated for Mortgage Protection Insurance. I want my name and address removed from this company's database and I want the mail solicitation from this company to immediately stop upon receipt of this notice. Also, I do not want to hear any defense of this company's actions such as, "we get all of our information from public records." The offering of any excuse for why this company is harassing me is not necessary. All I want is a confirmation that my demands being made to this company are being adhered to. I am a senior citizen and I am extremely upset. Also, I am not interested in hearing or reading the standard excuse that it takes at least 30 days to get my name and address out of this company's system. I except my name and address to be removed from Equis's databases immediately.

We closed on our house only a month ago and I have received at least 4 deceptive mailers soliciting my information using my lender name as reference. We closed on our new home only 1 month ago and have received at least 4 deceptive mailers with my lender name, closing date, loan amount, and mortgage ID listed on the mailer. The mailers indicate they have been trying to reach me "regarding a matter of importance" and ask to call X-XXX-XXX-XXXX, or some of the letters are soliciting my *** and Phone number. The manner in which these mailers are packaged, and given the time frame in which they have been mailed, would indicate predatory tactics in order to capture information from individuals who have recently gone through one of the biggest purchases of their lives. With the amount of paperwork and other loan documents and information already being received during such a sensitive time, this company is clearly taking advantage of individuals vulnerabilities. This is purely predatory tactics.

Deceptive marketing practices and unwanted, repeated solicitation
Deceptive marketing practices and unwanted, repeated solicitation. I recently refinanced my home loan. Approximately two weeks after closing, I began to receive letters marked "Important Notice" referencing my mortgage lender, loan amount and directing me to "Complete and Return" in large, bold font. After a moment of inspection of the fine print, it is clear that this letter is from a financial advisory/insurance company soliciting their unwanted/unneeded services/products. After the third "Important Notice" within a few days, I decided to call them to be removed from their mailing list, however, no one is available to talk to. Frankly, I'm leery of giving them any more of my information. I'm guessing that they have some set up with public records and are notified of new records at County Assessor's offices, and fish for unwitting customers with these repeated attempts at official notices. Their letters purport them to be ComplaintsBoard.com accredited, and I respectfully request their accreditation be revoked. Disgusting.

This company keeps mailing me posing as the lender that did my refinance a few months ago trying to sell me a warranty without identifying themselves This company keeps mailing me posing as the lender that did my refinance a few months ago trying to sell me a warranty without identifying themselves anywhere on the letter. The only reason I figured out who it was was by looking at the return envelope they want me to mail them back at with my personal information. I've opted out of all banking/credit card offers/insurance/financial mailings from businesses soliciting new customers. I feel like they are not only not honoring opt out lists, they are sending misleading letters to people to think they are someone other than who they are. They even avoid return addresses on their mailings to hide their identity. I'll be happy to provide a copy of the letter to show their tactics (huge all caps font saying NJ Lenders at the top of the letter, but then micro don't I can barely read without a looking glass they says they're not affiliated with NJ Lenders.

Removal from mailing list under any address affiliated with Equis financial in my name
Removal from mailing list under any address affiliated with Equis financial in my name. I recently purchased a house. I took mortgage out with Navy Federal Credit Union. My neighbor is receiving mail from Equis financial about my loan from Navy Federal. They don't even have the right address. I've never asked for Equis financial and I don't want my neighbor to receive mail in my name at his address. Obviously Equis financial can't even get the right address where I actually bought the house. I would like to be removed from EquIs financial's mailing list under my name and any address that they have since they don't have the address that I have filed this complaint under. But instead or sending it to my poor neighbor six street over in three streets down. The poor guy thinks he has a mortgage out against his house and it's paid for. It's not good enough to just remove the address listed in this complaint, because it's not the address for Equis is sending this mail. And it doesn't match. This is totally deceptive since I thought it was from my bank.

I received mail saying there was an important matter relating to my mortgage. After calling their number, it turns out it was for life insurance. I received what appeared to be an official letter in the mail, almost as if it was a check. It had my contact information, my Mortgage ID, Bank of America, and the closing date as well. It simply said, "David, We have been trying to reach you regarding a matter of importance as it relates to your mortgage. Please call (XXX) XXX XXXX. Thank you, The Mortgage Service Center." I was worried because this was my first time going through the mortgage process and closing on my first home, so I called the number. It quickly dawned on me after dealing with their IVR system that this was all for mortgage insurance. What really *** me off was the fact that they were asking very personal questions about me and they didn't give me any opportunity to speak to a live person. This is point blank deceiving, manipulative, and conniving and reprehensible behavior. These people ought to be ashamed of themselves for accessing public information and using it in a manner that is both ethically unsound and scandalous. SMH...s

I purchased a home 2 weeks ago and have been receiving several unsolicited letters from Equis that look like they're from my lender when they're not. Equis Financial has so unrelentingly sent mail to me in the past 2 weeks since I purchased my home that my mailbox is too full for the postal worker to close. Not only do they spell my name incorrectly in all their mailings, this mail is unsolicited and they've left nowhere on their letters, website, or phone number where I can be unsubscribed from receiving solicitations from them. I have unsuccessfully been able to contact them regarding this matter and would like my name removed from their mailing lists. I started receiving one or two letters from them and then that turned into 5 or 6 a day. This tactic will not only turn me away from using their services, but I will let everyone I know that this business uses shady practices. It's very reminiscent of ambulance chasers in that it "looks up public records" daily to see who just purchased a home so they can inundate them with mail that looks like it came from that person's lender. I can't believe ComplaintsBoard.com has given them an A- rating when they follow these kinds of business practices.

I bought a house and Equis Financial sent me three separate pieces of mail. Each one was trying to get me to fill in personal information, like my SSN, DOB, Phone number, and sex. The letters appear very official, but frequently reference "Your Lender". Since I don't have a mortgage, I know that these are definitely fraudulent. It looks like they try to cover their bases, saying "Not affiliated or sponsored by YOUR LENDER; solicitation not authorized by and loan information not provided by YOUR LENDER". The letters claim I have a loan of $224,000 (the price I paid for the house). I think this is predatory and gross. If I didn't know better, I might be tempted to fill out and return their letters. The envelopes look very official, sometimes marked with big dates that look like tax documents. One letter that came was printed on pink paper. Some of them don't even say Equis Financial on them - just a *** This seems like a scam and I think it's an abuse of publicly available information to try to phish. I don't need their mortgage insurance - I don't even have a loan!

Deceptive official looking mail says they have been trying 'to reach me'
Deceptive official looking mail says they have been trying 'to reach me'... it is pure junk mail. Also, two + reviews on ComplaintsBoard.com are from insiders. There are three aspects to this complaint. The first is their "barely legal at best" solicitation for me to call them using a perforated edge mailer with mortgage details included that were harvested from public records. By including the mortgage amount and closing date, also assigning a mortgage ID number (XXX-XXX-XXX) they imply a pre-existing relationship with me. This is completely untrue. The mortgage ID is repeated twice in large bold print. #2: In fine print, Equis Financial shows their legal address but the return address on the envelope shows *** XXXXX. This muddies the waters in investigating the sender of what we now know is junk mail. In deeper research, I discovered that Equis recruits and compensates agents through a Multi-Level-Marketing system. This is not meant as an indictment of MLM or insurance companies but it (the system) attracts a lot of bottom feeders and encourages misrepresentation. #3: Among the reviews of Equis Financial are two that, by reading the content, appear to be posted by insiders (agents?) rather than the public. Their presence in the reviews calculation leads to an artificially high numerical score and should be removed or disclaimed by ComplaintsBoard.com. #3: Two Equis Financial insiders have posted positive reviews in the ComplaintsBoard.com review system, namely Thomas W and Charles K.

Company uses scare tactics to try to sell products, their advertisements are designed to mimic legitimate bank/insurance/mortgage notices. Just like everyone else, the moment I got my home I started getting all kinds of letters addressed to myself and my wife. These letters were always dressed up as some "URGENT FINAL NOTICE REGARDING YOUR MORTGAGE!" or "FINAL NOTICE!" or some other such deceptive practice. They were all junk mail, and if any attempt was made to call up the office at the number given, then instead a robocall requested more information for further consumer exploitation. I'm sure the legal disclaimer in small print in their obnoxious advertisements which states "Not affiliated with any lending institution" is their way of covering their tracks for their deliberately misleading practices, but maybe it might be a good idea to look into whether or not posing as a financial institution with "Just kidding!" in small print is actually an acceptable business practice. I don't care if you got my information from "public records", I care that you are dumping piles of junk mail into mailboxes all around so you can trick people into subscribing to whatever trash you sell. As a rule of thumb, if you have to trick someone into buying something, then your product isn't worth getting in the first place. At least have the decency to do your marketing above board instead of preying on people's fears and causing distress to others to make a profit. If the capacity for shame or dignity is still within anyone who is aware of these practices and still works for the company, perhaps it might be a good time to reinvest in those traits.

Repeated unwanted letters/notices sent to my address right after refinancing my mortgage They have sent multiple letters since I closed on my mortgage refinance in June with language clearly meant to intimidate or appear as if it's from a collection agency. One of the letters they sent was even on pink paper, which just so happens to be the color of paper bill collectors send to people they're trying to get money from. The language is vague enough that you think something might be wrong and you are in some kind of trouble so you have to contact them: "We have been trying to reach you regarding a matter of importance as it relates to protecting your new mortgage." What is a matter of importance? In one letter it said it was regarding my "private information." Legit mortgage companies, banks, and insurance companies send mail all the time with sensitive personal information to include social security numbers, credit card numbers, etc. so what could be so private that it can't be sent in a letter? And Equis clearly could not care less about people's "private" or "personal" information since their entire business model depends on using people's publicly information to harass them. And then the alarming language in their letter, that they have been "trying to reach me," why is it so urgent to reach me? Once I started digging it became clear this company is a pyramid scheme with agents sent out to try to sell people insurance they do not need, in this case mortgage protection. They do it based on publicly available information, as if that makes their constant letters and harassment OK. I called the number they listed on their second or third letter to me, just to see what would happen but it didn't get me anywhere and I never even talked to anyone, they just wanted me to enter general information using the keypad, such as how many people live in my household, stuff like that. I did all that since it seemed innocuous enough hoping it would get me to an agent but it didn't. They just said "someone will be contacting you soon" which apparently meant they were going to amp up their harassing letters to an almost daily basis at this point, which seems to be how they do things based on other complaints I've read on here. Even after they send letters saying "This is your final notice!" another letter from them will come in the next day.

Bombarded with junk mail. Entitled to Mortgage Protection Life Insurance. I have great life insurance don't send spam.
Misleading and deceptive mailing "regarding a matter of importance as it relates to protecting your new mortgage". The "letter" has perforation tabs that you have to remove. It gives the appearance of being a check or an official tax document from the the State, Government or other agency.
