They get a star for the discount given at closing because they are a "preferred lender." Otherwise, I've had my closing moved back 10 days to Monday, 4/26 only to find out at about 4 pm today (Friday, 4/23) that closing has been moved again. That is less than one business day. I thought I was in the clear and hired help to unload my belongings. I'll probably eat that fee now. And why? They were missing a document that I needed to sign that was not attached to the original email and THEY didn't figure it out until, you guessed it, less than 24 hours before closing.

I clearly explained my situation to the rep I dealt with in May , only to be denied financing in August , despite several documented reassurances. I wasted $3000 in cash due to false guidance from FBC, thinking I could get a mortgage based on various inspections (FBC company subcontracted inspector ASCENSURE, septic inspection, septic cleanout, and other fees...). If any lawyer wants to take on this small case, feel free to reach out. If anyone else reads this, DO NOT use this company for any real estate in FL. BEWARE! Go with any other institution...

Customer service at its worst! My kids tested positive for COVID, and I told the lender about it a week before my closing. A few days before the closing, I tested positive too and asked the company if they could reschedule until I felt better and tested negative. They refused to change the closing date. They only gave me the final numbers for my closing costs two hours before the closing. Even though I could sign some documents online, I still had to drive from Clermont to Haines City with a fever and COVID to finalize the closing. They didn't care about my safety or the safety of others. The agent who came to me didn't wear a mask or keep her distance, even though she knew I was positive and there were families waiting to close in the lobby. Now, I'm trying to make my first mortgage payment, but the information provided doesn't help. No one can find me by the loan number or personal information, and no one responds to my emails or phone calls. It seems like selling the home was their only priority.

I asked the realtor to have Steel City Title, Inc. remove her name from all the documents, including the deed, mortgage, and property title. I also needed to see all the documents before the closing, but they didn't send them to me until 3 days before, leaving me with no time to review them. Now, I am suing my ex-wife and the company for giving her half of the property.

I just found out that FBC Mortgage is selling my personal info to other businesses. I don't like this and didn't give them permission to do it. I get lots of letters from other companies saying FBC gave them my info. I got my mortgage from FBC in 2012 and they're still selling my info. I want FBC to promise they won't sell my info to ANYONE. I didn't agree to this and if it doesn't stop, I'll take legal action.

We were working with their representative for Charlotte County, Jeff S, and had been working diligently for 10 months overcoming every hurdle and hoop placed in front of us to improve my wife's credit. Poor communication from the beginning, and after each time of "dinging" my wife's credit, we would find out that we needed to do something else. The last credit pull that was done in May shows that her credit was pulled 2 times in one week. We would like those to be either removed or combined instead of put separately, since they were done within a 15-day period. Furthermore, according to the builder VP, we were told that the builder was under the impression we "walked away from the deal" 2 weeks prior to when my wife's credit was pulled. If this is true, then these inquiries must be removed. The home was sold May 7th, and my wife's credit was pulled after that.

Now, almost a year later, with the house nearly ready and over $20,000 spent on hotels, they are sneakily delaying the process, blaming the government's FHA loan process! I contacted the FHA department myself, and they said FBC/RMC's questions are unnecessary. My husband and I have also noticed changes in the housing market, and we strongly suspect FBC/RMC is purposely slowing things down to sell the house for more money. They keep pulling our credit report until it's pointless, making it hard for us to find another lender. We're trapped because the contract we signed in 12/20 forces us to buy the house with this lender or lose it. We're being scammed, tricked, and mistreated. Please help.

We have made every payment on time but in March when my husband tried to pay it online like he does every month the system wouldn't accept the payment amount we agreed to at closing. After several tries, he called and was told our payment is $1679 wrong the papers we signed has our payment we agreed to $998.95 they increased it by$ 681. We knew this had to be a mistake and they said the homeowner's insurance had been cancelled on August 18 which was two days after the first payment due date then six weeks later we didn't have insurance so they added it on and said we are negative $4000 in the hole in escrow. October a check was issued and we called to find out what it was for and they told me they hadn't sent us a check so I read the front of the check to them they checked with accounting and they said no check was issued. I contacted our loan advisor at Veteran Affairs. And he agrees they are wrong.

A check for this amount was issued to me on July 6, 2022. However, I never received the check. When I informed the company about this, they reissued the funds, but instead of sending it directly to me, they placed it back into my escrow account. Since then, I have been trying to get my money back, but no one has been able to assist me. On three separate occasions, I was told that a "request to have the check sent to me" was in progress. Then, someone else informed me that no request was made, and they were conducting an "escrow analysis" on my account. My question is, if the funds were already issued to me once (according to the dated draft on July 6, 2022), why haven't they been reissued to me? Why can't they send me a new check? They already issued a check for this amount once, so I don't understand why they are holding onto it just because I didn't receive it. I have repeatedly asked to speak with a manager, but my requests have been ignored. I have received at least 10 different explanations about what is currently happening with my account. All I want is the money that I am owed.

We used FBC Mortgage LLC for our new crib purchase with Maronda Homes. The loan was first handled by Central Loan Administration & Reporting. On January 7th, 2022, we got a letter saying that all payments due on and after February 1st, 2022 should be sent to FBC Mortgage LLC. We sent a check to FBC Mortgage LLC as asked and canceled our auto payment. On February 1st, our auto payment went through anyway, and on February 8th, a second auto payment was made without us knowing. After this mess, I contacted FBC Mortgage, LLC about the multiple payments taken from our account. At first, they said they would reverse the second auto payment and send me a check for the mistake. A few days later, FBC Mortgage, LLC called me and said they wouldn't reverse the charge, even though they caused the problem with the extra auto payments, and that there was nothing they could do to fix it. This is unacceptable and a prime example of terrible customer service. When you mess up, you own up and fix the problem. That didn't happen. I want a refund for both auto payments that shouldn't have been taken from my account. The check I sent FBC Mortgage LLC covered the mortgage payment. That's all they should get right now.

My fiancé and I got approved for a loan to buy a home in Florida from FBC Mortgage, LLC. We sold our house in Maryland and quit our jobs to move to Florida. However, just a week before settlement, they suddenly said we couldn't buy the home and needed to redo some paperwork. FBC Mortgage, LLC arranged for us to stay in a hotel and told us to keep our belongings in the rental truck. They said they would cover all our expenses while they sorted things out. Unfortunately, we ended up staying in the hotel for a whole month, with our stuff sitting in a U-Haul truck in the hotel parking lot. We had to board our pets in two different places during this time.
Every week, they kept giving us new settlement dates, only to eventually say that the loan couldn't be approved. We lost thousands of dollars and had to rent a home because they lied to us. They still haven't reimbursed us, even though their representative, Amanda S., promised they would pay the bill. We wouldn't have quit our jobs and sold our home in Maryland if they had told us from the beginning that they couldn't provide the loan. Now they are refusing to pay, and they're not responding to our attempts to contact them. We feel like they took advantage of us, and their business practices are unethical. All they had to do was be honest with us from the start, and we never would have moved to Florida. We are in desperate need of help, as we are out almost $8089.98. Even the builder refunded our deposit once they found out we couldn't get the loan.

Also received letter noting transfer of loan to *** Loan Servicing which will begin on 9/1/22 but by law any payments made to old servicer within 60 days must be applied to account which is well before and even well before letter stating 8/31/22. Today is 8/29/22 and we checked FBC account which now shows my payment for $103,056.71 was reversed on 8/25/22. Called FBC which had no reason for doing this other than noting of account from another dept. that funds paid are now in SUSPENSE. Meaning mortgage balance is now accruing interest daily at the original mortgage balance since payment was reversed and as well FBC is now getting additional interest off money paid that is just sitting in SUSPENSE on top of that PMI will continue as 20% equity is not reached with payment reversed. Rep confirmed all these details plus have all documents proving this charade. By law mortgagee can pay old or new servicer within 60 days of any transfer and payment must be applied immediately regardless of where payment was sent. What I see here is a manipulation of funds to benefit mortgage company. This will be fought by all means necessary by us as it's against the law what is being done. Unless our account reflects payment and principal for 103,056.71 applied 8/15/2022 by FBC and new servicer *** Loancare we will be filing complaints with CFPB, FTC, and AG of Florida and New Jersey about this illegal practice.

I felt invaded, scammed, robbed, insulted, not worth the time or decency to be approached, and aware that some stranger was going into my credit report. No courtesy or respect, just violated, used, and then scolded that I wasn't good enough to get a loan with your company! If I wanted to do business with your company, I have to do what this employee with no manners was ordering! Assuming that I am one of the ignorant people that he worked with before, because only he knows about credit and loans! Right? Then his excuse is that he is trying to help! Do you think I want help from a self-righteous transgressor? That doesn't even make the effort to introduce himself and announce the progress, protocol, steps, etc., that he's going to use? And if I don't need the credit pulled, obviously because there is no loan needed at the moment, why is that excuse of a professional doing it? Doesn't he know that the inquiry will be there for 2 YEARS? And that the more you pull it, the lower it gets? How do you give such a delicate and private job with people's personal information to a man like that? Don't you check, supervise, or keep training? I want to do business with your company, but I need someone who is mature, responsible, respectful, and will contact the customer before invading their privacy. I do believe that not all of your employees are that conceited, and you could give me someone who really cares, not just someone who is pretending and condescending just because I am not ***.
