Powerstone Property Management Inc is in charge of managing my HOA. They closed our pool and spa nearly 3 months ago, claiming that it needed to be drained, re-plastered, and refilled. They promised to treat the water and have them up and running within 2 months. However, it has now been 3 months and the pool is still closed! To make matters worse, they just informed us that it will take another month! During the past 3 months, they have only worked on the pool and spa for about 10 days. It has been 3 weeks since anyone has worked on it. Powerstone has really dropped the ball on this one, and many homeowners are feeling disappointed. I wouldn't recommend their services.

At Powerstone, poor property management has been the norm for a decade. They create tension between management and homeowners, often denying home improvements using CC&Rs. Their tracking of association projects and communication is lacking. Astonishingly, they've misplaced all our home records! This morning, the Powerstone PM visited to check the pavers' project but ended up arguing with me publicly. The homeowners are left to foot the bill for such inefficiencies, which is simply unfair. :-(

Like others have mentioned, there are a few issues with this property management company. Firstly, they don't have a proper system for tracking issues. Instead, they expect you to email a specific person called the "Community manager." They strangely believe that this outdated approach is a good thing. The problem is that with the high turnover rate in this company, homeowners are left in the dark about who is in charge from one day to the next. And what about their director or manager who is supposed to handle these matters? Well, on one occasion, I received "Out of the Office" emails twice, leaving me waiting for a response. Clearly, they are not available 24/7. Their solution? They suggest that I talk to a member of our own HOA board to handle their responsibilities.
Secondly, they have a tendency to blame the victim. I had a water problem on my side of the property due to my neighbor's broken sprinkler system. I don't even have sprinklers or plants on that side of the fence. So, it's either the rain (which is rare in California) or my neighbor's sprinklers causing the issue. But instead of taking responsibility, they shift the blame onto me. They insist that I should have proper drainage to handle my neighbor's excessive watering. They use every excuse in the book to silence me, resorting to bullying tactics.
Overall, Powerstone Property Management Inc. has some serious flaws in their management approach. The lack of a proper issue tracking system and the tendency to blame homeowners for problems are major concerns. It's frustrating to deal with a company that doesn't take responsibility and fails to provide consistent and reliable service.

I've had many phone calls with the property manager of my HOA, Silverstone HOA, but no luck in getting this issue resolved

He isn't following our bylaws and the CC&Rs, as my next-door neighbor is insisting that I do a re-pipe to fix a slab leak that caused water to enter their garage. The property manager's name is Daniel Kayse.

Powerstone Property Management Inc is a company that, in my experience, has caused some concerning situations on the property. They have not been able to properly maintain the property, resulting in hazardous conditions. Additionally, they have failed to provide us with sufficient hot water and water pressure, which is quite inconvenient. Another issue is their negligence in replacing stained and cracked cement walkways, which can be a safety hazard.
Furthermore, their responsiveness leaves much to be desired. They have consistently failed to respond to phone calls and emails, making it difficult to address any concerns or issues that arise. This lack of communication can be frustrating and leaves tenants feeling unheard.
Recently, I had a rather unfortunate incident where I fell into a ditch that Powerstone had failed to cover or replace. This incident could have been avoided if they had taken proper measures to ensure the safety of the property. It is concerning that such negligence exists.
Another ongoing problem is the frequent water shut-offs, which prevent us from maintaining proper Covid safety measures. This is particularly worrisome during these times when hygiene and cleanliness are of utmost importance.

Powerstone Property Management Inc is the company in charge of managing my HOA. The fees are supposed to be sent to me every quarter, but they intentionally don't send the bills. This has happened many times over the course of five years. I receive bills from other companies without fail, but not from them. And when I finally mail them a check, they deliberately wait for weeks to cash it, causing it to be late and resulting in collection fees. Even if I drop off the check in person, they still wait three weeks to cash it, just to rack up those collection fees. It's nothing but pure corruption.

So I told PowerStone to give me my money back 'cause I gotta send it to the new company. But you know what they did? They said no and kept my extra money. My bank says they got the payment on Oct 30, but PowerStone ain't givin' it back. And now they ain't even answerin' my emails. I live in a condo in Santa Ana that Powerstone Property Management runs. There was a leak in one of the units causing the water to be shut off to 32 units early in the morning on Wednesday 3/18. Since then, the residents have been told misinformation as well as there being a complete lack of communication on the property management's part regarding the issue. With the State of California being instructed to stay in our residence to help mitigate Covid-19, we are unable to wash our hands, flush our toilets, take showers, or do dishes. Powerstone Property Management has not provided any sort of relief, solutions, portable hand washing units, or support for its residents during this health crisis.

I own a unit 207 in a local racquet club community. There is a leak in unit 201, likely due to an issue in unit 202. The water was shut off on December 23, and remains off. It's been over a month without water in our unit! Management is unresponsive to the situation. The property manager is unreachable or fails to follow up after promising to check the status. Attempts to contact their superior have been equally fruitless. We're not receiving the services we pay for and are forced to endure unsanitary conditions for weeks. This negligence could be dangerously fraudulent.

Powerstone PM is not adhering to the requirements for homeowners in providing financial information. They haven't sent out a newsletter since August . They haven't provided an annual financial statement since 2019, which is required by law. The election of directors hasn't occurred since they took over management in 2019. I've asked three different people for the names of the board of directors, but they continue to ignore my requests. There's no accountability, so we don't know what they do with the money we pay them. According to their website, they offer various financial services to clients, such as monthly financial statements, balance sheets, income statements with budget comparisons, 12-month trend reports, accounts receivable aging reports, accounts payable reports, check registers for both operating and reserve accounts, reserve schedules, bank reconciliations, bank statements, and general ledgers.

This company manages a property, owned by a recently deceased couple. As the estate trustee, I faced added fines and fees to their account post-mortem. Despite informing them and attempting contact, I was ignored and paid $235 in charges. Upon selling the property, I incurred the $235 again and $1158 for document transfer to the escrow company. They've agreed to refund only the duplicate $235. Charging late fees to the deceased is egregious.

The owners were informed of a death at the property, and despite paying fees for over 30 years, totaling over $100K to the association and management, the management had the audacity to place multiple liens and charge collection fees instead of contacting the trustee, who had made several calls and sent emails. This should have been a clear warning. However, the management disregarded the issue and continued to impose fines, collection fees, and penalties, even after learning about the death. Mail forwarding failed because the management sent it directly, resulting in it remaining at the condo. They levied $150 for sending lien notices to an incorrect address. Why am I accountable for this, management? A just resolution would be to only charge for the due Assessments and remove the lien after these Assessments are settled.

There was a building fire on 11/3. Our On-site Manager has always been difficult, but in the last year the full magnitude of her defaults has been exposed. In fact, our board requested to Powerstone Management to replace her. They refused, and because of the situation, we were forced to submit to their will. Although 7 of us have no heating or A/C due to our units testing positive for asbestos, were allowed to move back on July 1. We assumed those would be installed within a few weeks. We still have no AC or heating. We only get information from her when she is forced to give it to us (e.g. I contact her supervisor). So here we are in November and weather conditions deteriorate daily. Now she says the backordered *** condenser units have been delivered and may be installed this weekend. She will give us an update Wednesday 11/9. To this date, nothing she has ever told has been accurate. She has told us in the past to "make accommodations" when we've aired complaints and concerns about weather -related illnesses. I think she sent us this email because I contacted *** and CRC (buildback construction company) with a thinly veiled threat of legal action. In addition, my neighbors email her weekly for information and get no response.

Asbestos from the fire necessitated a complete overhaul of my unit. Post-renovation, I've awaited over a year for the management company to repair the building. Their handling, particularly by one employee, has been subpar, with minimal updates and misinformation. It's been over 6 months since they promised to install a new HVAC system and replace damaged glass doors and an unsafe patio in my occupied unit. The building also needs hallway repainting and new carpets and lights. The management and HOA's lack of communication and action on these issues is frustrating and requires urgent attention.

In early 2021, me and my wife got a bunch of certified letters (5) in the mailbox all on the same day and they were all from Powerstone. The letter they sent to us was threatening, saying we missed a quarterly payment, and they were charging us a whopping $250+ for it, plus some other made-up fees and charges that were more than the quarterly dues. I called Powerstone right away to tell them we never got the quarterly bill. They were rude and really hard to talk to, super threatening. They didn't believe that they didn't send us the bill. Instead, they tried to get me to give them all my bank info so they could take money from my account whenever they felt like it, and in return, they would drop the penalty fees. I said no way because me and my wife don't just give out our bank info like that, so it's never gonna happen. They wouldn't take responsibility and kept blaming us, and they kept sending us more certified letters to scare us, which they charged us $30 for (just for their scary letters on paper), and now they're saying they'll put a lien on our house for a measly $104 that, by the way, we already paid a long time ago.
I'm so done with this terrible property management company. The ComplaintsBoard.com needs to shut them down and stop them from attacking all of us homeowners and trying to get money from us for no reason.
