Deposit refund
I returned the keys and left the rental property in excellent clean condition, following all of the guidelines in the move out instructions and am being charged $200 for picture hanging holes in some walls ( it is being called damage ) there was a wall where a TV was mounted and I patched the screw holes but did not have the paint color or I would have painted that area. The lease manager Ben Nguyen indicated he would expedite my deposit in a weeks time and then when asked about it several days later he said the agreement states he has 30 days to hold the deposit. Numerous calls were made to his office and numerous messages were left for a call back.
This company screens their calls and makes it very difficult to talk to, it is clearly a planned action to avoid and delay the refund due.

This company likes to lie and steal money. They have horrible customer service and they charge bs fees. They have taken my rent money and applied it to fake fees causing me to be "late". They also don't like to fix things in a timely manner. RPM has also stolen money from a government rental assistance program during the pandemic. They have retaliated against me and they now face a lawsuit.

Have just been to preliminary hearing against RPM where court granted trial based upon preliminary evidence in Albuquerque NM. RPM violated state law when issuing a notice increasing monthly rent and a change in the 1st of the rental period due date. According to NM state law they violated the statute. Horrible! Application process was horrible. I can't imagine what it would've been like living in one of their properties. We found two places that we would love to rent through RPM. Before applying to the first one we called and asked if it was still available and if people have already applied. They said it is available and that they cannot disclose if people have applied. Ok.. so we applied. A little later they contact us saying that we don't qualify due to income. Confused.. we resend all our income info.
Less than 24 hrs later they call us saying the house was already off the market. Ok.. then why'd they say we should apply? And why'd they have us resend all our info if it was already off the market? Deposit was non refundable so we asked to use the application on the second place. Ok good they let us. A few days later they contact us saying they don't allow cats! (We have one) When on their listing for the house it said pets allowed $25 a month. Ok.. they're saying cats aren't allowed but other pets are.
OK.. why didn't they specify! The whole process was horrible, they were inconsiderate, didn't apologize for anything or explain anything. We voiced our concerns and complaints and all they said was thank you. We wasted money and time applying with them. We should've looked at the reviews beforehand but didn't. Never using this service ever again.

Call refusal
I was attempting to rent a property that they have listed on Zillow. I had the opportunity to do the walk through. Afterwards I tried calling their number in Portland, OR [protected] several times without a response. I reached out to the person who emailed me, - Tehya Russ - who said she cannot call me, but would be willing to email me. This screams of being a scam.
There is cat litter in crawl space, THE HOUSE SMELLS BAD, so they need to clean it before it can be moved into.
I would love to actually rent this place but with them refusing to call, I feel like this is a scam.
Desired outcome: I would like to have someone call me because there are some things wrong with the vehicle i need addressed prior to move in.

I was tenant of 1332 CHEWPON AVE MILPITAS 95053 paying $2500/m for unfurnished house.
This house is very poorly maintained due to the negligence of the property management team.
We also reported in move-in inspection (pictures attached), but was rebuffed and never responded.
This property had such and many other tasks below were very unprofessionally undone by Leanne Popa (property manager) before putting it for rent. Conference calls were made with Steve (Business manager in this regards), but most went in vain.
The electrical circuits, water heater was faulty (as we experience smoky scenario during tenancy),
All bathroom faucets were extremely worn out and tight to operate.
After receiving my first water bill after 2 months, which seem HIGH, I discovered that toilet flushes were not functioning correctly and auto-flushing and leaky. I verified the amount with other families in neighborhood. The service request after many weeks of delay was also goofed up by RPM contract repairs person. I found that many repairs request are done via DIY contractors.
Kitchen cabinets and carpet were totally worn out with sag and multiple dark patches when we moved-in (reported in move-in inspection).
Found loose fixtures on mesh door in backyard. Inadequate light fixtures in bathrooms repeatedly failing. Another dangling ceiling shaft which almost fell in my daughter's head once.
appliance also failed intermittently clogging and remained not-functional for weeks,
The structure of house was also poorly maintained and has significant cracks/rots. Things were just patch painted over and we started observing such things in walls fixtures during midpoint of tenancy.
We repeatedly filed service request, but funny thing about the Web portal that it is totally broken. I never got any notification of my filed request. Also on the portal I was never able to view my past requests with filing and completion dates. screen shots that are attached too.
RPM have not provided any estimation of deduction of my security deposit. I will soon get to know this. If anybody facing similar issues please contact me.

I have been waiting quite some time to write this review for real property management and now that I am finally no longer living in a property managed by them, I can do so without fear of repercussion on management’s behalf. I suspect that is why there are not scads more of these exact type of reviews. This will be long, but if you are considering renting one of their properties or using them to manage your property, it is well worth the read, and yes you will hear the name margaret gledhill. Burn it in your brain to never do business with her. I honestly do not understand how this woman has a job.
Once this company has you signed off on your lease (Or contract) that is where there service ends. We rented a three bedroom one and a half bath home with a dishwasher and nice big yard with a fence, great for our school aged children and the house is situated on a busy road. Our lease began in march and we were told that the fence would be fixed (As it was in disrepair) and there was a cracked window in the dining room that we were told would be replaced, as would all of them eventually as they are older windows that bring in a lot of cold air in the winter. The owner wanted to get a few months of rent in escrow. First lesson learned... Get everything in writing. None of these things happened.
In june, just three months after we’d moved in, we notice during a rainstorm one night that water was leaking out of the electrical box in the basement. We immediately contacted the 24 hour maintenance number and a plumber was sent out. Now this was a sunday evening. The plumber came out, took one look and basically shrugged his shoulders and said it is probably from a crack in the foundation and he would let the property manager know. Excuse me what? Thank god my husband and I have brains, because we decided that was an unacceptable answer. Since margaret didn’t care to address the issue beyond this one plumber she sent out, we contacted our friendly local fire department and asked them to please come take a look because we were concerned this was a fire hazard. Guess what? Turned out it was a major fire hazard. In fact, the town building inspector came out at ten o'clock at night and told us the house was uninhabitable, we needed to leave immediately and he put a nice big neon orange sign on the front and back doors. So we woke up our children, packed our things up and found a local hotel. The electricity had to be cut from the house due to the fire hazard so we lost a refrigerator full of perishable foods. It took my husband and I days of constantly calling margaret to find out what was going on and when we could get back into the house. Meanwhile, we are racking up hotel costs and other incurred expenses from being displaced (Meals out, laundromat facilities, etc). Finally she got back to us on tuesday that she had a few electricians out to give estimates. You might think it would be her job to meet said contractors to get estimates. You’d be wrong. My husband was forced to take time off from work in order to get this done. If we waited on her, we’d be waiting for hell to freeze over. Finally, she selected someone (Lowest bid no doubt) and the job was completed by friday, however, the building inspector had to come and ensure everything was properly fixed and safe and the power supply needed to be restored. We got back in the house finally on sunday. We had a verbal agreement (Again, get everything this woman says in writing!) that we would forgo our june rent because with our incurred costs of being displaced for a week were equivalent to our monthly rent which was $1400. We saved all of our receipts, but she never asked and so we just let it go, figured we were good. A few weeks later, we get a late notice from real property mgmt. Oh no no. My husband called immediately and the representative he spoke to stated that was in error and to ignore the late notice. It was automatically generated. Ok, still thinking we are good. It is worth mentioning that not once during this ordeal did margaret utter an apology for this horrible inconvenience. The property owner dropped off all new smoke detectors for the house which my husband installed and seemed to wonder why he was paying this agency at all and profusely apologized for everything that had happened. His house could have gone up in flames, do you think margaret would have cared?
August rolls around. Our dishwasher stops working. We call margaret again. She sends a plumber who says the unit needs to be replaced. Margaret tells us a dishwasher is not an essential appliance and the owner has opted not to replace until october. October. So we were not happy. We moved out of that place at the end of february and guess what never got replaced... For those of you playing along, if you said dishwasher... Ding ding ding! For seven months of the twelve month lease, we did not have a working dishwasher. Furthermore, in december, the toilet in the half bathroom on the first floor stopped working. It’s a very simple repair, the chain only needed to be replaced. Do you want to know if that ever happened while we were living there? Nope! Guess what else? The cracked window... Still cracked... The broken fence... Still broken.
Although we were not planning to renew our lease due to all of these issues, we had hoped to go month to month in order to avoid moving in the middle of winter again and didn’t want to uproot our children in the middle of the school year. This is a good time to mention that when we first looked at the house and asked if the owner planned to sell or move back in anytime soon, she said “oh no, I wouldn’t even show it to you if I thought that. ” now, of course she doesn’t have a crystal ball (Although I do suspect she may have a broomstick) , but this human being (Term used loosely here) sent us a thirty day notice that our lease would not be renewed and the owner intends to move back in. I don’t know if this is true, or she just got good and sick of our complaints, but either way, it is a really crappy thing to do to a family. I get that all that is legally required is thirty day notice, but an actual human being with a heart wouldn’t do this to people. On top of this thirty day notice to find a new place in the middle of the school year and the winter, this rude and unprofessional person had the audacity to report us delinquent in our rent because why? We didn’t pay our june rent. So the entire time we thought june rent was squared away, she was just tacking on our (What we thought current) rent to back rent from june, leaving us delinquent pretty much the whole time. Then, when we found a lovely place to live that works out great for our family (And actually maintains the property) , we pass a credit and income check, but margaret had the audacity to report us delinquent, literally attempting to block us from moving out of the house. She said we never paid june rent and when the leasing agent read our account of what happened, she stated that “well they were only out of the house for a week. ” I honestly think she hoped we’d end up homeless.
She could not really care less about her tenants and her flat affect and dispassionate response to any request for her to do her job is just deplorable. Thank the lord in heaven that when the leasing agent made attempts to get in writing the numbers from margaret (Which would require her lifting a finger) , she couldn’t be bothered and we have other landlord references. I literally think that this woman is the most rude, inconsiderate and downright cold hearted and lazy person i’ve ever had the displeasure of interacting with.
She is “holding” our security deposit of $3400 due to the house not being “clean” enough. She literally sent a picture of an empty water bottle on a window sill. Last I checked, a house cleaner is a hell of lot cheaper than $3400. Such is margaret and real property management.
I know how it works. Renting that house from margaret gledhill and real property management was seriously one of the biggest mistakes and major hassles i’ve ever dealt with. I should have known when we were signing our lease and she was actively dodging calls from tenants, muttering under her breath about them.
Seriously, if you are thinking of doing business with real property management, think long and hard, pray on it, and go back and read the reviews on google and on yelp. I wish I had before we rented with them. It’s all there in black and white. You can do better. At least, you couldn’t do any worse than working with this company, especially margaret gledhill.
Leased Apt
By NC law, any landlord who has a tenant's security deposit in a bank account is supposed to pay the tenant security interest at the end of the year on the amount of interest accrued during the year. That's the law. I have been living in my house rented by Real Properties of the Triad for 3 years and they have not paid me anything.

Worst rental company ever. They are never available to answer calls, they are extremely rude and won't fix anything. My dryer lint trap is broken and has been since we moved in. As a result my clothes get torn. When I told them, they said, and I quote " as long as the dryer still heats and dries your clothes, we don't see a problem" The previous tenants had a dog and a cat that they never cleaned up after. Instead I had to pay to have the cat urine cleaned from the carpets and I had to pick up after the dog outside. I was not reimbursed and their excuse was, they didn't ask me to clean the carpets and if I didn't want to spend the money then I should never gotten the carpets cleaned. Ok cause everyone wants to live and smell cat urine. Now I have no heat as the furnace is broken AGAIN. It kept on breaking last year and I can't tell you how many times we had strangers in and out of our house to fix it. Now that I have a baby I want working heat and not have to depend on strangers. I do have a life that doesn't include sitting at home waiting for someone to come over and give me heat. I have been without heat for 2 days now and since it is a weekend, the ladies at real property management say it is not their problem. I will be talking to a lawyer and I will make sure this is resolved. Please don't fall into the same trap I have. This company is the worst.

RPM has been renting our property for a while now, and they've done a terrible job! They got us a horrible tenant who has a drug problem, and can't listen to the rules. We've tried to evict them, but RPM can't get their stuff together to do that either! They are incompetent! It's awful! Don't waste your time or money. They will nickel and dime you to death! We can't wait to be rid of them. Horrible company to deal with.
Worst service ever
This company has rented our property for 2 years. They are rude, unresponsive and they do not represent the landlord's interest. We said NO pets, they wrote the contract with the tenants that PETS ARE ALLOWED. We agreed on things with one employee just to find out that the agreements was not honored because the employee is no longer working there. One of our tenants moved out without notifying anyone, and sublet the room to a complete stranger, RPM did not even notice. They did not notice that an another tenant cut a doggy door into our wall without eve asking anyone. Another tenant when she moved out stole all our curtains, RPM did not notice, and gave all the deposit back. Another couple 4 weeks before moving in put a deposit down, so we took the house off the market, only to find out that on move-in day they changed their mind. RPM gave them the entire deposit back. What is the deposit for if it does not protect the landlord's interest? RPM's response: " (paraphrased) Our lawyer advised us against representing your interest, because we need to avoid lawsuits."
They are rude, they are unprofessional and they will treat you like bug they just want to step on.
Too hot to sleep upstairs in my own bedroom. Needless to say, I will not rent from this company again.
Never rent from them
My family an I are another couple who are not happy with RMPM they are in this business just for money, we relocated to Fortcollins an would never have if I knew what I know now we sent our money per person for application they told us we had the place for rent an then they sent a letter last minute an said we don't have the place, thank GOD for the socialworker who helped me, she called them an they said they never got my payment an I had the copies of my money order, my socialworker said they were not nice they were rude an when they found out my husband was a Veteran they had the nerve to ask if I still want'ed the place. RMPM is buying up everything, but if at all DON'T SEND THEM MONEY AN DON'T RENT FROM THEM !
Don't hire them
DO NOT HIRE Real Property Management to manage your property! They take All of your money, and extra, every month in "repairs" and refuse to explain/itemize their invoices. I think that they have forgotten who they work for... ME! This has been an 8 month nightmare that has cost a fortune! Very very disapointed.
Never had a problem with Real Property Management, they treated my family great. I had problem with the home owner who was dishonest and listen to the next door neighbor who told lies about me. The owners never contacted us, but listened to the neighbors who I had problem with. The neighbor apparently did not like my political views. When we moved in the home owner left the house dirty with crap under the frig, sink look like someone puked in it and look like they had been cooking with lard because the whole top counter were covered with cooking grease. I have the photos to prove it. The home owners told the lies that we broke things in the house, But I had to have a repair made due to fire hazard they created by taking short cut in the wiring their home. The owner was too cheap to fix it correctly. The paint job was nice but you could tell an amateur did it. I’m currently on my second home with Real Property Management and will use their services when I’m ready to move again.
Avoid at all cost
Real Property Management cost us a months mortgage due to their negligence in renting out our home. They had 1 rep that was handling our house and she rarely answered her phone or returned phone calls. Most of the time her voice mail box was full and you couldn't even leave her a message if you were interested in our property. The owner denied any wrongdoing even thought their office manager admitted to me that her actions were inexcusable and we should be upset. If you want to have your property managed the way you expect...look elsewhere. They don't have the time for you !
Don't even consider hiring them
We signed a contract with Greg Bacheller at Real Property Management Colorado in December 2010, and have regretted it ever since. Our agent refused to meet with us, does not return our calls, and does not respond to emails. The house is still empty after 2 months, and our promised weekly follow-up calls have never occurred. The lease price has been dropped $100; 4 applicants have turned in apps and were never heard from again. We sent more than one customer to RPM Colorado for showings, and they were never contacted. This company has not followed through on a single promise.
Do Not Rent
These people obviously need to learn how to do their job. They have postings of rentals homes/town-homes all over the internet. My fiance and I found one that we thought would be perfect for us. We emailed and called for at least a week and a half and never heard back from them. They always stated to wait at least 48 hours before calling again and we did, but we still never heard anything. We go back online to check the status of the rental house and they raised the rent up another $200! That rent was out of our budget. We then found another place, we filled out an online application hoping that they will contact us. They did call, however, they called our phone 3 times in under 2 minutes and never left any voice mail to indicate who they were. I called the company and they said just to wait and they will call you again...BS! We received an email about 10 minutes later stating that the tenants have decided to renew their lease. The thing that gets to me was that they stated the house was available for rent 3 weeks ago. So why are still they posting this place online if it seems to have been occupied for a while now? I'm done with this company FOREVER!
