Not satisfied with the service that I reported in reference to a bad smell from a breaking pipe.
I reported to the complex office on 10/25/22 when a large spot that was found in the living room closet at the top of ceiling, which it look like mildew from a breaking pipe. I question this to the manager who didn't wanted to take my calls or return any of the calls. I also had a breaking pipe in the first bedroom of my apartment this service was not satisfy due to a long wait time to be resolved from 1/16/23 the day it was reported. These incidents cause a lot of allergy problems to me and my family. During the time of these services no manager apologies or I'm sorry for the inconveniences.

The current apartment that my family and I are living in has been having mold issues since April. We have called and completed work orders of the situation. Around May-June they came out and sprayed bleach throughout our air ducts which then caused the mold and mold spores to be transmitted throughout our entire apartment. We currently have a serious mold issue with a 1 year old and our family still living in these conditions. We have also been without a dryer for over 2 months and a leaking ceiling which has now molded which is positioned directly over our bed.
Placing a complaint and dispute against 1st Lake Properties (***). I received a final *** after moving out with fees for carpet of $1,359.96 and remainder of rent for $7,921.00. I have documentation regarding the numerous flooding of water that occurred during my stay. Where none of these incidents we were at fault. I have pictures, videos, and work order request if needed for support.Our lease ended 06/25, we did not sign a new lease. We was on a "month to month" agreement as we had plans on purchasing a new home. We provided a 30 day notice to vacate on 12/30. When speaking with ***, a *** representative, she was very rude and stated it is my responsibility. I've resided at Springbrook Apartments since Dec. 2018. I've never been delinquent on rental payments and I try and keep my credit rate good. I do not want this to go on my credit file. I believe what *** has done and is doing is misleading and fraudulent.

Apartment complex - *** Ferry with 1st Lake Properties. The A/C has not been working properly in the last 4 months. Several service calls were made, temporary fixes were done. This will be the 5th time the A/C has frozen. We are unable to run the A/C below 75 and it's extremely hot. Today I called for maintenance again and the office manager tells me "running the A/C on 75 is not the end of the world". Yes, to her it is not but to me and my family who are suffering in heat it is. it's 100+ degrees outside and you tell me being hot inside of my apartment is not the end of the world... How insensitive? I would like this issue with the A/C to be fixed immediately.. I'm more than sure the rent is still due but yet I'm living in heat.

I resided at Willow Creek Apartments in Portland, Oregon. Hurricane Ethan hit and I couldn't stay in my apartment after it sustained damage. The management filed an eviction which was later dismissed. I settled my dues, but while apartment hunting, the eviction and supposed unpaid rent keep surfacing, although I've cleared the balance. Now, I'm missing work and incurring hotel costs due to difficulties with other complexes. This company's practices are unacceptable and they should cease operations. It's urgent to remove the eviction from my credit report. Despite paying rent punctually, being treated unfairly by this company during a crisis is outrageous.

Fox run sent via email a balance of $716.76. A couple of months ago I received from *** Int a collection of $852 to Fox Run. We are entitled to a habitable living environment according to law, we paid $800 p/m in rent for over a year. We had opossums living in our bathroom/kitchen wall and ceiling. Loud scratching, thumping, and the animals screaming and fighting kept us up many nights. The odor was coming from the kitchen cabinets and fleas entering through a hole in the bathroom wall. The business set up traps, sealed visible entry points, sprayed spray paint in our cabinets to hide odor, none of which solved the issue of infestation in our walls. We were moved to another unit with a 2 month lease, after that we moved out Jan 15 2020. We have 2 highly trained certified service animals with *** unemployed and home with them 24/7. We are charged for new carpets due to minimal, previous urine stains, on 15 year old carpets. New carpets installed in all units after move outs.

Received a voicemail from a private number
Received a voicemail from a private number. Caller on voicemail stated her name was *** from the leasing office. Voicemail was left 10 mins prior to the office closing. *** stated that someone would be by to cut mold out of the sheet rock in my apartment on either Wednesday or Thursday. Mold is dangerous and spreads quickly. Employees of the office were not professional enough or concerned to notify occupants that mold was found on the apartment. Professionalism is not something this office prides itself in. Poor communication. Tenants are not a priority. Looking at the reviews, clearly I am not the first to experience such lack of concern. Corporate is no better. My money spends anywhere. Living here is not my only option. However, my rent is always paid on time and I expect a certain level of professionalism. This business needs to invest in customer service courses.

Rental property refused to rectify emergency issue that they themselves created. The *** property Windmill Creek North had contractors out doing work on our building due to hurricane ***. In the process of their work the contractors appeared to have damaged the *** units that are on the roof of our buildings. Upon me notifying them that this was the case using their emergency number they notified me that they would not be out to my area until 1 PM the following day and to call them back if I had not heard from them by then. So my complaint is, why have an emergency number (which *** issues are covered under) if I could just go into the office tomorrow morning to let them know? All the while we have to sit in 80+ degree heat because of a mistake they made. This is just one instance of them not fulfilling their obligations to their renters under the property leasing agreement.

I currently live at Artesia Apartment Complex. On 08/09, my air conditioner stopped working and the air remained at 82. The apartment complex said they fixed it, yet 5 days later they had not fixed it. I lived in 82 degrees with my long haired cat for 5 days without resolution. Only after calling multiple times a day did they come out and fix it. I also placed a maintenance call for a ant infestation over a week ago and no one has come out to check on the problem. Ants have been coming out electrical wires, outlets, windows, and walls. My feeder for my cat has also been infested with ants as well and has been a health hazard to the cat. This resulted into me buying my own ant killer and when they did not work, they proceeded to wait and not come out to fix this problem. I want compensation for the damage done to my electronic feeder and inconvenience and trouble I have been through the past 2 weeks.

The last part of March all of the month April, through today .My roof above my windows in the front room have been leaking when we have a medium to hard rain. It comes down the walls and stains. I have trouble finding receptacles for t4e leaking water. The Lost Bayou property maintenance has come taken pictures and told me they are SO BUSY but I am on "the list" to have the roof fixed. Well the supposedly "fixed" the leak on or around April 7. That weekend we had a heavy rain and the roof leaked above my windows again(After they told me it was fixed.)Well they came back last week (May 4 or 5) and person from "corporate" told me he had fixed the roof the week before. The office called and said they were coming to paint and sheetrock on today Monday May 10. Well the roof leaked last night and this morning above both windows. I called the office this morning to let them know it was still leaking and was told they would "open another ticket." Workers still came in painted .Frustrated!

I live at White *** Creek, part of the 1st Lake Properties management company. I have been a resident there for 11 months now and the past 6 months the new management team have been refusing to give me basic services. It took them over 4 months to fix a broken window that occurred during Hurricane *** and I had to call and email multiple times. A sewage pipe overflowed on the property the week of 2/14/2022 and there were puddles of sewage all over the apartment complex. They just let the puddles dry and left the dried up sewage remains there and they are still there as of 2/24/2022 (toilet paper, feminine products, etc.). My washing machine recently broke and I put in a work order on 2/17/2022. On 2/24/2022 I called the office to see when they can get it fixed as it had been a week of me being unable to wash clothes. They refused to work with me on a time frame that I could come home to take my dog out of the apartment for them to fix the washing machine. They told me that I would have to "just make do without the washing machine". This is completely unacceptable as I have been paying rent on time every single month, yet am constantly having to live without basic necessities that were promised in my lease.

I am currently a resident at Fox Run Apartments owned by 1st lake Properties. I had damage to my apartment after Hurricane ***. I immediately notified the leasing office about my repair issues once I noticed them. This included water damage in the dining area, bedroom above the light fixture, the kitchen and bathroom. It also looks like their is mold in my bathroom. I called again to check on the status and they couldn't see to find the work order, so I was added to the list again. I was told that someone would be out to handle the situation. No one ever came. In Dec. I finally reached out to a lawyer and had them call on my behalf. Miraculously, two days later a contractor was sent to my home on Dec. 6 to begin repairs. Damage sheet rock was removed and was kept open. I was told that they needed to leave it open for 1 WEEK in order to ensure moisture wasn't still getting in. After 3 weeks of no follow up and not hearing anything back, I called the rental office again on Jan. 3. I was told that the corporate office was now handling all *** repairs and that someone would get to me. I asked for an estimate of how long it would take and was told that they didn't know. I have now been waiting 5 months for my apt to be returned to its normal state. In this time, I have continued to pay rent on time. I would just like my apt to be livable again. If this isn't feasible, I would like them to tell me so that I can look for another residence.

We refuse to allow these Crooks to sabotage our Credit or reputation First Lake properties. We Rented an apartment there for 3.5 yrs initially so I could receive knee replacement we moved February 2022 due to my husband's job transfer. Received a threatening letter today from their credit collection that we have a balance of $750 plus our security deposit of $350 to be paid in 15 days for Carpet replacement! My elderly mother also lived in the same apartment complex directly underneath us for 2 yrs we moved her along with us and she was sent a letter as well and we will be happy to give her name as well upon request demanding her to pay $914 plus her security deposit was $250. The maintenance was well aware that we lived by a Strict rule Never enter our apartment with shoes you were required to wear shoe covers. I DO NOT know the legality of what they're doing by strong-arming us to pay these fees. But we are very alarmed with these bogus charges of Carpet Replacement was this just to take our Deposit? I'm disabled my mother is Elderly this is the lowest and most unprofessional tactic of how I would expect a property company to act. We are flabbergasted! Furthermore, how do you receive a letter from a collection company when this is your first knowledge of this issue? This is unacceptable. Something needs to be done to protect the disabled and elderly from these predators.

We used to have 2 maintenance men, now there is none at all. It takes weeks before someone Will even come out when you put in an order and the staff is absolutely atrocious. I've never had people be so rude and disrespectful. The newest manager most of all. They literally do not care. My carpet was flooded from hurricane *** in August and still has never been removed (March now of the following year). I have asked repeatedly but no one will do anything about it. I have had mold in my apt for over 6 months now that no one will address. You could clearly see it, (i have photos) a very rude woman came in almost a month after the storm and told me they had more important apartments, then insulted my autistic daughter. I demanded they address the mold, and that no resident should be "MORE" IMPORTANT than any other. Mold is mold and should be treated immediately. Not to mention flooded carpet should be removed asap. A month later someone came out to do readings. The device they used went off the charts, there was evident water damage, the ceiling was collapsing, and he could clearly see the mold, saying, you shouldn't be breathing any of this in. Three weeks later they ripped the sheet rock out but left the carpet and mold. That was over 4 months ago. There is exposure to the outside now. I'm Completely infested with bugs. My electric *** has doubled. And now they wasn't to charge me penalties and threaten eviction because their system got jacked and didn't process anyone's payments for last month. My payments are on auto and I've never been late. I shouldn't be charged extra for something that was their fault. Especially since they won't even make any repairs or take care of the mold and flooded carpet from August. And anytime you try to talk to the office they give you attitude and do nothing. They don't care about their tenants.
