The Business has a complicated application and will not allow me to put an application to be on the waiting list. What is not fair is that I have housing voucher to get housing and the business claims it is a low income apartment in at the San Luis Bay inn apartments in ***. My income is low with my disability benefits. I have contacted GSF they have not responded to my inquiry about putting an application even I am being denied to apply for an apartment there not suppose to tell a disabled person no or deny an apartment based on income. I let the manager know i am on SSI the manager wont let me apply based on disability SSI because its under 1K a month.
I moved into a GSF Property on Sat
I moved into a GSF Property on Sat. June 19. It was 112 degrees that day and I found out I had no air conditioning in my unit. I called management and they informed me I would have to wait until Monday to have their contractor come out. I couldn't stay at my new place during the weekend due to this issue. The contractor came to look at the unit and he told me the unit would need to be replaced. Wires were cut, lines weren't connected and the unit itself wasn't plugged in. I was told by management they had turned on the unit and I told the contractor that and he informed me there was no possible way they could have turned it on. I was given a portable unit that keeps 1 room cool and I am in a Townhouse. The knob to turn on the oven has yet to be fixed as well and I am missing a fire alarm that i was told would be installed I have wires hanging. I have an emotional support animal and the place is unlivable with this heat wave. This was not move in ready by any means.

This company is a joke. Look at all the complaints! Several are similar across multiple properties and yet they continue to operate in this deceitful and unprofessional manner. These apartment owners NEGLECT THEIR TENANTS. I have been living in one of gsf properties apartments for Five years; I have always paid my rent on time, never late and never missed a month. The washing and dryer machines have not worked for OVER 6 MONTHS. THESE APARTMENTS ARE FULL OF DRUG ADDICTS! They don't ever follow up on complaints, there has not been a stable manager on the property for 4 of the five years I have been here. I have had my car stolen multiple times and packages and even mine, and my childs clothes! No security measures have been taken to avoid this. THERE ARE PEOPLE WITH GUNS HERE AND THERE ARE ALWAYS SHOOTINGS AND POLICE HERE! They don't even enforce what is in the lease! I have not had an UPDATED lease SINCE I'VE MOVED IN IN 2017!. This is HORRIBLE conditions and there is no way to contact the owners AND I AM FED UP! I want my issues addressed! The tenant above me smokes and in the lease it says we can not smoke drugs. I HAVE TEXT MESSAGE PROOF OF THEIR LIES!

I rented an apartment at a certain location for over 10 years and moved out on May 29. I left the apartment in good condition and documented this with pictures and video. I provided my new address to the landlord and have been in contact regarding the refund of my deposit. Throughout my tenancy, the carpet was replaced only once, and no other improvements or painting were done. Moved out of Sage Stone Apt. unit 102 end of March. Move out inspection was done and they said only carpet needed cleaning. I told them to take it from $600 deposit. There are so many issues that happen at this apartment complex with no management and even when reporting there are no changes made enough is enough. There are cars in the parking port with broken windows as well as none operational vehicles that has been there for over a month. This has been reported to both the management office and security. The pool is supposed to close at 10pm and not only have there been people in pool after that time, they are also drinking in the pool area which according to lease is not permitted. There have also been unleashed dogs in the pool area. There are always noise complaints that is giving to both management and security which is never resolved, there is issues that has been going on months that is never resolved, there is alway an excuse or reason even if they are said to be resolved they do not resolve issues. I relocated from my Pacific Terrace Apartments on 3/30. I'm still waiting for my security deposit. The lease states a 21-day return period post-move-out. The unit was left in pristine condition. Repeated attempts to contact the office yielded no response until a direct visit. In late April, the manager informed me that the initial repair estimate was mistakenly sent to my old address. I received a corrected estimate in early May. The manager promised the final invoice shortly after, but as of May 19th, I've received nothing further. Calls result in unfulfilled promises of a callback from the manager. This lack of communication and delay in returning my deposit is both unlawful and a breach of our lease terms.

GSF Properties Is is supposed to supply locked gates at night as well as patrolling security. Security never patrols I have cameras to prove it and I work from home so I never see them. The gates don't lock at night. In the last 18 months I have now had my car window broken twice on the property while they fail to supply the proper security is security that the leaf says that I have a right to. Furthermore I have contacted the corporate office twice with no response after contacting my onsite office and being told that only the corporate office can deal with this matter. After several attempts to contact the corporate office and no response I would now like assistant from resolving this issue. They are in breach of the lease that I have signed and are refusing to call me. To make matters worse this is a slum Lord. I have over 100 cockroaches I have to kill inside my apartment every year. The cockroach is coming from outside. Once again the property says that they supply bug service I have requested a maintenance order for bugs service several times over the last couple of years not once is someone come to spray they are responsible once again in the least for taking care of common areas the common areas are full of cockroaches and they do nothing to keep them from coming into my house so that I have to start spending money to deal with the cockroaches this is a slum Lord.

On-site Management is never available, issues with on-site Management were ongoing prior to the COVID 19 pandemic. The phones always go to a voicemail, it's impossible to get anyone to respond to the only number that they have provided to tentants. They cannot keep a property manager in the office, the can take rent money but do not do proper work, they do not care about noise levels even when they are reported, there are no working no cameras on property, there is not good lighting in parking lot. Upper management do not care to resolve or repair issues that tentants call about, I've called to speak with the person even leaving voicemails and henever reached back out. There are currently two large refrigerator sitting in the parking lot near the trash blocking the entire walk way, also trash that is hardly ever thrown when tenants are paying a trash fee on top of rent the trash should never be pilling over on the ground. Even when they send someone out for repairs inside the apartment the people do not correctly fix the issue, they speak spanish only and can never understand what you are saying. If I knew of another way to report this company and apartment complex other that Complaintsboard.com I would do that, this issues not only need to be addressed they need to be fixed and not a temporary fix this needs to be a permanent fix. Not something they just fix while they are possible being watched.

I signed a month-to-month lease agreement with GSF properties for The Village Apartments (373 Collins Drive #1) which I paid extra every month $100 toward the rent $5 for washer/dryer. We were looking for a house to buy which we did and I evacuated the Village Apartments on January 28. The next day with the property manager, we walked through the apartment and found all the items in the apartment in good shapes. My husband was busy with selling our property in Little Rock and I stayed there less than 5 months (15 days away in November and 1 month away during the Christmas) by myself without pet/kid. Therefore, Apt #1 was extremely clean and with no damage. However, I did not remove any items previously placed such as the adhesive papers in cabinets. Furthermore I did not even use some areas or items in the apartment such as the 2nd bathroom or oven. While living there I saw that sand/stone and precipitates in the water which accumulate on the filter of the faucet and the shower-head and reduce the volume of the water significantly. I requested maintaining to remove the filter from the faucet and the shower head to gain back the normal water pressure. I left the brand new shower head and the filter end of the faucet with the property manager. The Notice of Resident's Intent to Vacant that I signed says 21 days following the keys return I should receive my deposit back. The GSF failed to return my deposit till today yet it is over 40 days passed

" not sure why someone who's not a resident would send a random message about repairs to their unit? After she sent me the message I respond back and never heard from here again, I called the office multiple times and no response, I even contacted main office in Fresno multiple times and they also just have a voicemail message so no one responded there either. The lack of communication, care and concern with this company is beyond me. I pay my rent every month on time and hardly ever have issues I bring to the attention of this company because of these lack of concern. When I do bring things to their attention it's still never a situation where things are repaired or done in a timely manner. This has been one of the worst complex I've ever stayed due to management and lack there of, gfs properties are doing a horrible job, very much lazy work . When you live at a place and pay your rent on time you expect certain things and asking for repairs to be done in a timely manner, have trash clean when they are charging you trash fee each month and having noise levels down is only reasonable but they are not even complying with those things. I have been reporting issues in my unit for about a week now with nothing happening at all, There is no property manager in the office ever, this company can not keep a property manger so when i report issue I am now having to call the main office because there is no one in this office to talk to, nothing is ever resolved, this company tends to put a band-aid on things, I have reported the same issues over and over and it is exhausting, there is no communication, I sent *** an email on 5/20/22 at 12:49 and never got a response, now this will be the person that contacts me back if he is still with this company now, I really do not want to hear from him it's a waste of my time I have been lied to enough about things is going to be fixed and nothing ever is. This is in regards to all the issues that remain to go on in apartment complex. There has not been a property manager in office for about 3 months at this point. There has been a repair in my unit for closet that has not been repaired and over 3 months of me complaining about it. I have also made multiple attempts to state other issues such as large dogs that poop on the side walk and in the grass that is not being cleaned up, there are about 4 none operating vehicles that remain to sit in the parking area. I have also complained about this multiple times. If something happens to my vehicle in the parking area this complex will not cover my vehicle because my car has been hit in this complex before and they stated they are not responsible. If the parking area remains dark and many cars in the parking area that never move its taking up spaces that could be used for people that move their car on a daily basis. There is always homeless people here in trash, I have called security multiple times for different issues that occur here. This complex stated things in there rental agreement that they do not abide by, this complex continues to do nothing about things that is complained about the only thing that ever happens is the guy ceaser calls and says that he care and will have the issues resolved which he never have anything resolved. This has been by far the worst experience living in this apartment complex with the lack of issues and repairs being resolved. Im not sure how this IS allowed when it comes to the way a complex is suppose to be run. I have also emailed the same MSG to *** he usual calls me after I send a MSG to Complaintsboard.com advising me that he will take care of the issues that has yet to be resolved.

My husband and I extended our stay for an additional 1 year contract. Two months into our contract we had to terminate our 2nd year contract with the complex due to emergency - need to break lease on 12/28. On 12/28, I met up with *** (manager) to sign the break lease contract. Our last date on the premises will be 2/25/22. We mutually agreed to an initial inspection of the unit and for myself to be present for 2/11/22 at 2:00pm. On the day of the inspection 2/11/22 at 2:00pm, no one showed up, I had to walk to the office for someone to come by. During the pre-move out inspection, at no point did she go through the checklist with me or informed me of things that needed to be fixed. If I was made aware, I would not have returned my keys on 2/11/22 and stayed until 2/25/22 to have fixed what needed to be fixed. Secondly, I contacted the office monthly for updates on my security deposit. I was given the same response every time that because of covid mails are expected to be delayed. At the end of June I called and was informed that management sent out the packet around 5/10/22 (in which I never received) and that I owed $1,200.00. Later that week, I went by the office and spoke to *** regarding disputes about charges made and that I have a video recording from 2/11/22. *** said she'll have to speak to Mercedes about my concerns and how they'll proceed. I met *** again on 7/7/22 for updates, she informed me that they no longer have possession of the pictures of my unit since the employee is no longer employed, she'll have to reach out to Mercedes again to further proceed. I also left my contact information requesting a call back from Mercedes. Today is 7/28/22 and I have yet to receive a call from *** or Mercedes or an answer. It is unprofessional and untimely of how my case is handled. It is unreasonable and unfair for ridiculous charges of normal wear and tear. I am not paying extra to have the unit upgraded for the next tenant.
