We purchased a vacation club product from Hyatt and are generally pleased with the resorts. One of the main reasons we chose Hyatt was the location of their properties. Last year, we fulfilled our dream of staying at the Highlands Inn in Carmel. We used 540 points for a 4 night stay in a 1 bedroom.

We planned to return this year, however, the same period of time now costs 880 points. We were aware that points may rise, but at this rate, in five years, we won't have enough points to stay anywhere other than our home resort.

I own two units and intended to buy a 3rd. We frequent Tahoe and Carmel but now with the point rise at Carmel we will seldom return. I would no longer recommend buying a Hyatt though the properties are the best. It could be worse, I could have bought a Marriott or way worse: a Wyndham.

It made no sense that it would take 2200 points during Diamond season for both Hyatt Highlands Inn in Carmel, California and Hyatt Wild Oak in San Antonia, Texas for example. All Hyatt did was increase the points required for Carmel to be in alignment with the real estate values of the various Hyatt Vacation Club locations. So those spoiled owners should actually consider themselves lucky for the years they took advantage of that loophole. For those of us in Key West who are doing the same with Fantasy Fest weeks 42 and 43, we could be next. How Hyatt sells those weeks at the Silver season prices is beyond me. They are as demanded, if not more, then Christmas and New Years weeks. They should be Diamond weeks at double the price.

We are finding it much harder to use our points to book vations and wonder if the economic down turn is creating opportunity for Hyatt to take unfair advantage.

We own Hyatt timeshares in Key West and Breckenridge. For the last two years our requests for spring break skiing have not been fulfilled even though one of them was placed 18 months in advance! The lack of transparency in the Hyatt wait list/request system is unbelievable and what's even more incredible is that they can never tell you what number in their secret wait list you are. I agree, in the last two years, placing requests with Hyatt has been impossible. I wonder how many more owners have found themselves in similar situations as ours.

I have found exactly this to be true lately. We are no longer getting any of our wait lists filled for properties that in the past we have had no issues getting. Unless we use our deeded week, (which we can no longer do because of year end at work) the points are virtually useless. We are seriously considering selling as we are having a very hard time getting any of our requests filled. Word to the wise.. this time share is fine unless you need to travel when children are off from school - then forget it. Save your money and use it to purchase your vacation stays as needed.

If you don't mind paying $35 just to book 1 reservation, $49 to cancel & $35 to rebook on top of monthly and annual dues, limited selection and timeframe to utilize points which you "own" then this scam is perfect for you. To top it off just like LaMaja mentioned, it's nearly impossible to find anything available at your leisure even through interval international.

We have owned 2 weeks with Hyatt Vacation Club for approximately 8 years. Unfortunately for us, Hyatt has scammed us and filled their executive pockets brilliantly. It is a rare event to ever utilize our points or our thousands that we have poured into this sham of a contract. We are still paying $14, 000/year as there appears to be no financing alternatives with no obvious value. This publicly traded corporation is in dire need of being investigated and featured on American Greed. Stay far, far away from this nefarious company!

The Hyatt Residence Club sent me a promotional invitation for their Ka'anapali Beach resort. The invitation's details a 2 bedroom, 2 bath villa on Ka'anapali beach for $99/night, double occupancy for a 6 day, 5 night stay. Obviously, their motives are to sell time share units and we were willing to listen to their vacation package.

My wife and I were excited about the offer and called to make our reservations. When talking with the salesperson, after confirming the date we wanted was available, she continued by quoting the per night price of $198. I paused and asked her to explain the $198 per night price, as that amount was double the listed price on the invitation.

I was then told by the salesperson that the price on the invitation was wrong and that the actual price was $198. I explained that I was only interested if the price was $99/night and I was bothered that they would not honor the price advertised. I asked to speak with her supervisor and she was very clear that she would not escalate the call. I could only speak with her.

A couple of days later, I called Hyatt corporate and spoke with a man who told me they've received other complaints about the same offer, but his hands were tied and they would not honor the $99/night offer.

We have vacationed at Hyatt hotels all over the country and have stayed there many times for business travel; I've always had good experiences. This bait and switch tactic has soured us on Hyatt and I doubt we'll stay there again.

If Hyatt wants to do the right thing, they will stand by their offer.

Purchased Deeded Ownership Week...12 years ago! Now my purchased week is not available for me to use!
Phone calls to supervisor never answered or returned!
Very poor Customer Service!

Raising points on a property sounds terrible and fraudulent. Hilton's new properties might have higher points for current/previous owners, but haven't seen current properties raise points, and I think they would have a rebellion. I think you have a complaint, cuz they have totally diluted your ownership promise. Again, one thing if it is a new upscaled property, but current property...hmmmm

In addition to the points increase issue and the ridiculous rising price to upgrade your Hyatt ownership level, with very limited inventory and sitting in an owners meeting this week and owners talking about the super secret never positive outcome of being on a wait list and having to plan 2 to 3 years in advance to try to stay at certain properties, the attached photo is just a sample of the condition of our Unit at the Coconut Plantation property in Bonita Springs. We have been coming to either our timeshare here or the impeccable adjacent Hyatt Regency property for the past five years and we've never experienced the number of issues we've experienced this year at the Residence Club. And to add insult to injury, our concerns and multiple photos have been sent via email to the property manager and we have yet to hear anything back from him. Maintenance and or the Housekeeping Supervisor has been to our Unit four times in five days and still, no follow-up to our email to the property manager, who we met personally at the owners meeting this week. It's like we're staying at a 3 Star hotel and not a Hyatt Residence Club property. Of course, we are told they are at 100% capacity, so they can't move us yet, we've seen fewer people in all the common areas, the pools, lazy river, bar, in-door lounge and the parking garages than ever before. It appears several Units may be off-line and surely the Unit we're in should have been taken off-line. And we were actually meeting with the sales representative to look at adding points, but thought to look for this website first and see what's being said about the Hyatt Residence Club brand, before sinking more money into this companies timeshare product. Thank God we did. I just wish more people would post both the positive and the negative experiences so the truth would be more balanced. We really love the Hyatt brand and understand any company can experience a difficult moment, but what matters is how you handle those moments and how you treat your clientele. Hyatt has a pretty loyal clientele, but how long it lasts with the issues we heard at the owners meeting, which are consistent with many comments on this site, will determine how long that loyalty will last. My husband and I will remain hopeful, but I will wait to to upgrade my ownership.

I own 3 weeks, Beach House in Keywest, San Antonio and Sedona. Waiting lists are corrupt since management keeps the list secret and seldom fulfills them. Ever since the owners of Interval bought the Hyatt residence Club things have gone downhill. They should be investigated for degrading my owner rights because of their new upgrade program. I was never told that Hyatt could rewrite the rules and rights without the consent of existing owners. It goes like this: you pay them many thousands of dollars to upgrade where you get to cut the line getting into their resorts as well as being able to book out 18 months (current owners can only book out 6 months maximum even though the reservation system inexplicable allows you to search out 18 months) and this of course puts existing owners at a disadvantage and over time may make ownership almost worthless unless you take your deeded week. It devalues what you already own and I'd like to know how they can get away with this practice? Seriously considering selling before resale value gets even lower. The salesman said that in most cases Hyatt will exercise its right of first refusal in order to gather up all the deeds and essentially resell them (without deeds). Eventually Hyatt Residence Club will be able to sell 2 or 3 times as many weeks as there are actual units because few if any will actually have a deeded week!
This company should get put on the American Greed TV show or some other Scam show because this is an incredibly corrupt practice.

I hate this program. It is terrible. They oversell the units and then rent them out to prospective buyers, further limiting the inventory. There is NEVER availability. About the only way this program works is if you are retired and not on a schedule. If you have children in school - FORGET IT! You will never get in a spot. The Interval International is a croc - we have been on wait lists for years in Cabo, Hawaii, etc. and NEVER gotten in. It is a complete waste of money while you die on a waiting list. Buyers BEWARE! These guys go right up to the line in making promises and a smooth sales pitch that only just keeps them from committing fraud. I wish I would never have bought this ridiculous thing.

I just read a story about Marriott being sued in Florida for doing what the Hyatt has been doing and that's taking your deeds and for $10, 000 or so will "upgrade" you to their point system. Marriott actually got 2 Florida state Senators to introduce a bill that makes this practice legal (which means it must have been illegal) and got it passed retroactively! The corruption is unbelievable.

Interesting topic. We purchased a deeded 3 bedroom villa from Marriott in Maui just before they switched to points. We are given the option to use our week or elect to have points on a yearly basis but never asked to give up our deed. Is this something new?

To amend or clarify exposing this small level distributor it is an absolute falsehood when My Hyatt Masudi states ask for references. I offered retail references repeatedly and he declined stating that we do not need references in the prepaid business. This should have thrown up a red flag for me. He never would want references and now I know for the future to realize someone who does not references before starting with our company. He had an agenda in the beginning obviously and wanted to create a story to put his small operation on the map at our expense. Our company gladly provides retail store owner references nationwide and we have excellent references and that should tell anyone who is looking to use a company everything they need to know about how a company operates and their business dealings. Hyatt Masudi from 3b wireless is absolutely not telling the truth. I was very busy Christmas week and did not notice he is a distributor and had a distributor website with not much to offer on his site and was trying to give our business a black eye and promote himself and company which has no reputation that we would have known of and did not know him till he contacted us. Anyone that does not ask for references to us is suspect and will not be serviced by our company in the present or future.

We were charged at the Hyatt Hotel, Key West, Fl. a resort fee - $14 per day. We ordered thru Hot Wire - October 21, 2009 - Reference Number - 6jzbnhoo -$406.15 - Donald R. Smith, 515 W. Dickens Ave. Chicago, Illinois. Resort Fee? What is that? When I paid Hotwire no mention of Resort Fee...Please give me a refund. thank you, DRS [protected]

We stayed at the Hyatt Wild Oak Ranch 2 weeks ago, and attended the timeshare presentation. We agreed to buy the lowest point package but since we are Canadian needed to go back home to transfer the funds. We purchased the introductory package for 2500 and in the meantime were told that once we transfer the 10, 000 the intro package proce would be applied to our timeshare. And we would get all the "incentives" for both. When we got home, we were told that the 2, 500 we just paid would not be applied. And that we needed to pay $10, 000 more. And that we signed a contract and couldn't get out of it despite being charged way more than agreed upon and lied to. We have tried calling for a resolution for 2 weeks now and just keep getting transferred and no one calls back. NEVER deal with these SCAMMERS

I have owned a week at Hyatt Windward Pointe for 12 years and have N.E.V.E.R. BEEN ABLE TO GO ANYWHERE I EVER WANTED TO GO! I keep having to come to Key West! Not so great year after year. I am here now. I just tried to book Sedona for May of 2019 (a year from now) and was able to get only so far because although the room was available, when I got to the last page of finalizing the reservation, the site flashed ERROR. I kept trying and trying. Last night and tonight (May 11, 2018) Finally, it said there were no longer any available rooms. I HATE HYATT RESIDENCE CLUB. THEY ARE LIERS AND CON ARTISTS! If you buy in, you will be sorry. You can't even GIVE THESE THINGS AWAY, so just take your $20, 000.00 to $45, 000.00 and throw it out the window. Or go to Vegas and gamble it away. Do something that makes more sense then wasting it on a timeshare. You'll be stuck with the ever increasing maintenance fees, that they try to justify when I ask about it. Well I wonder...!250 x 52 x #of units (100? they don't know) = $6, 500, 000.00. Yes, that's SIX MILLION, FIVE HUNDRED THOUSAND DOLLARS every year for maintenance. My God; just what kind of maintenance is needed on this place? They can't even replace the 12 year old towels. The doors were hung so badly you can see sunlight all around them. The money is going in Hyatts pockets, not into the Windward Pointe. And it's all about the money. They got my money and are laughing and saying 'screw you, you get NOTHING now'

Don't Do It! We have been owners for YEARS (over 15 years) at the San Antonio Wild Oak Ranch, and NEVER able to stay anywhere other than that location. When we purchased ours, we were told hey were planning on expanding to all of these amazing locations...nothing. They haven't expanded AT ALL. Same booked up locations with no expansion. We were talked in to a horrible week with the promise that "you can always change it and go anywhere with your points". Don't believe it. No you can't. Our reservation requests are NEVER fulfilled. Its the WORST timeshare SCAM that I've EVER SEEN. HIGH MAINTENANCE FEES THAT CONTINUE TO INCREASE YEAR AFTER YEAR! Paying well over $1K per year to date. DON'T DO IT. IF YOU WANT ONE, I'LL SELL YOU MINE SUPER CHEAP JUST TO GET OUT OF IT!

Just attended a session on how Marriot has bought Hyatt and you have to spend more money to buy into the new point system. If there is a class action lawsuit. Pleases count me in. Hoping one of the owners is a lawyer and will get this ball rolling. Legacy owners should be grandfathered into this system. This is not right.

I agree.. we currently have 2 deed weeks at Sedona (2000 points) and approx. 940 Portfolio points . The sales department is wanting us to trade-in our 2 deeded weeks to Portfolio points. It sounds good but our loan payment goes up, total points are decrease and the maintenance fee increase 700 dollars. We are concerned about the trade-in. Any suggestions?

I am ready to just give my timeshare away. They voted no support or dogs can come on property. we always travel with our 5 pound dogs. Our property is Wild Oaks Ranch in San Antonia bi-annual. we have never stayed at our property since we bought the time share. Very limited trading power. we pay $1, 200 every 3 years. only $460 of that is maint. I have enough issues to be in a class action suit. I would glady give this timeshare to anyone...

I have been trying to use our 2020 Kaanapali Maui Hyatt Residence points, they call it COVID points!, for the last 8 months. Every time we call, they say there’s no inventory available as obviously they are trying to force the owners to either use their points at their less desirable locations or even better for them to have owner forfeit their points, as they will expire by the end of 2022. Arriving at the resort this week, I see almost half the resort is empty and they are escorting renters to rooms while owners are kept outside waiting with no clear response to a window on how to use their paid pints from 2020. Communicating with their reservation desk is an impossible task as they don’t even bother to look for inventory and their first response is there nothing they can do for you! I waited for over 45 minutes to talk with a supervisor and at the end I was told I had to drop the call since I had stayed on their line for too long! Even after you get a chance to talk with their “senior leaders”, they do everything possible to mislead you so you give up on your request. I hope somebody takes on a legal action against their corrupt practices and leadership and bring some order back to Hyatt.

I own a timeshare at Hyatt Vacation San Antonio Wild Oak Ranch. I have the old Hyatt Residence package refusing to pay more for the Portfolio. At this point I'm ready to give my week 46 away for nothing even covering the deed transfer.
