We recently refinanced our home loan with JFQ Lending
We recently refinanced our home loan with JFQ Lending. We were referred to JFQ Lending via LendingTree.com. They contacted us promptly with a very good interest rate and reasonable closing costs. All of our interactions with the company were pleasant and professional. After the initial application process, which was handled by a loan officer, our case was taken by a "Client Experience Specialist" who handled all follow-up requests for information or signed documents. Other than the final closing, all documents were signed electronically from home. At closing, a notary from a local title company came to our house. The entire process was quite convenient to us. The process was neither fast nor slow, in my opinion. It took about 2 months from application to closing. My sense is that the mortgage industry is very concerned about COVID-related work interruptions, as I had to reply several times that I was working and that I had not requested forbearance on my existing loan, nor did I expect to need forbearance for several months after closing. Fortunately, I have a job that is not interrupted by COVID, so that was not a problem for me. On the whole, I would recommend JFQ lending to a friend.

For the most part the process was satisfactory, however from the beginning I dealt with one individual which soon became a parade of three more. In each case the information requested was duplicated by each representative. Not only was this frustrating, but took considerable time ensuring all the information requested was accurate and complete, each time I received an email in return that we need additional information i.e. bank accounts, income statements and a divorce that was twenty years old. This was on property that has been sold three years prior to this process and was located in San Antonio, TX. Never did I receive an adequate answer as to why this information was required. Additionally, after the final closing on two separate occasions additional paperwork was required to update the closing statement. I was further frustrated by this requirement and did not fully understand why this was discovered prior to closing.. This process began in early December and was completed by late February. I have never taken more than four to six weeks on any previous transactions of buying or selling a property. Serious consideration should be given to ensure that this is not a normal schedule for future transactions.

Ive had two great experiences with JFQ Lending. Most recently, *** guided me through a loan process and was always available and willing to answer any question I had in a very timely fashion. I would definitely do business with JFQ again.

After being bombarded by a countless number of VA streamline offers my wife and I finally decided to call our bank to see what they could do to lower our mortgage payment. After speaking with a number of their loan agents we were a little disappointed with how little we were saving on our monthly payment, but then they had given us such a great interest rate 15 months prior. Then my wife suggested I get a second opinion, I mean after all what could it hurt. So in the next days mail I recieved a letter from JFQ lending and gave them a call. Wow, what a difference! First of all James Trapp asked the right questions, told me the company who'd take on my loan and told me what my interest rate and new payment would be all before running my credit check. Do you realize how refreshing that was to me? With that said our new rate was 4 tenths below what the bank rate was going to be. We started the process then and there and they were with us making this the quickest and easiest mortgage process I'd ever had. Within 3 weeks of that call I had a traveling notary sitting at my dining room table with my wife and I. I would absolutely recommend JFQ lending to anyone interested in saving money on their mortgage, specially now with such low mortgage rates.

The representative was extremely patient with my partner and me as we struggled to remember all the details and fully understand the process. He guided us through everything as if he were a friend, ensuring we were comfortable and knowledgeable about what we were getting into. Despite some scheduling issues, the representative exceeded our expectations. His support made a previously stressful experience seem manageable, giving us the confidence that he had our interests at heart. I'm impressed with JFQ. Initially, I was nervous about the legitimacy of their services, but the representative was very clear and consistently followed up, even after work hours. I now hope to stick with this mortgage company for as long as I own my home and would recommend them to anyone. They secured us a better rate and saved us money in the long term. For those hesitant about working with them, give them a chance. They made the process less daunting for a new homeowner. I'm conflicted
I'm conflicted. The customer service from SOME of the agents we worked with was awesome. Some of the agents were an absolute nightmare. As far as customer service goes, it isn't the best, it could be better. But it's far from the worst. The only reason I can't give more stars is because of the process we went through for a streamline refinance. It took six months to close the loan and complete the refinance. each month we were told "you're definitely going to close this month, the odds are great, there shouldn't be any issues". And by the end of each month, we were told we needed more documents, we needed another credit pull, we needed more bank statements, more pay stubs... every single month, this was the narrative. We went through 6 different customer service agents, and 3 different loan officers. Nothing was consistent and no one spoke to each other effectively before speaking with us. The loan officer would tell us one thing, and then the customer service agent would tell us the opposite thing. We tried to be proactive and predict what they would need each month, and of course it was always something different. It was a complete mess and more stress than when we closed on our first home. This was a simple refinance, it shouldn't have been nearly as stressful as it was and it definitely shouldn't have taken 6, almost 7months, to complete it

My husband and I are working professionals in Houston, Texas. We were contacted by JFQ lending to refinance our home and we trusted them to move forward with the process. To our dismay, we were repeatedly given incorrect and conflicting information from the representative we were working with. We made payments on accounts and moved funds around based on their recommendations to achieve the best refinancing rate with no avail. We were basically strung along over an extended period of time and were told things had to be researched and reviewed by the representative's manager on numerous occasions with no follow up and no resolve. After numerous attempts to get our refinance underway we were told that our representative had been let go from the company due to performance issues - no one from their office had contacted us to let us know this or to assign us to a new representative. We were also told that we had no open file with their office and that absolutely nothing had been done on our account. Again we were assured that we would be contacted again soon and get everything straightened out - but nothing was done and no one contacted us back. I would seriously caution anyone looking to refinance about choosing this company to assist them. Our experience was less than poor to say the least. At this point we've elected to go with another company and cut our losses with JFQ Lending.

Several months ago, we received several offer letters to refinance our VA Mortgage. I called all of the companies who sent letters (as well as other top-rated lenders) but received the best rate and service from JFQ Lending. We went from a 3.75APR ($1,580/mos) 30-year mortgage to a 2.25APR ($1,233/mos) 30-year mortgage with JFQ using the VA IRRRL option. Our Loan Officer was Joseph P and Client Experience Specialist was Jacob Southerland. They stayed in constant contact with us, 24/7, via email, phone, and text, and answered every question we had. Our very first communication was on 3 Oct 2019 and our refinancing was complete on 23 Dec 19, and we got to skip the Jan payment. I have always thought of mortgages and refinancing as requiring tons of time and paperwork; however, this process only required our mortgage statement, copies of our licenses, and our homeowner's insurance declaration page -- that was it! And, the best part was that the Notary came to our house for our signing. It really couldn't have been easier. We did pay points and fees, of course; however, in the long run, we'll probably save $100K+ (and even more when we pay it off early). We also just received our new mortgage welcome packet in the mail today and set-up our auto-pay starting 1 Feb. Everything was just easy, efficient, effective, and pleasant from start to finish. We highly recommend JFQ. Thank you, Joe & Jacob! Goodbye, high rates!

JFQ Lending has an exceptional group o professional employees. it took only a month to finish my refinancing of my home down to 15 years. it was a simple refinancing procedure no taking any money out. when I first contacted Frank L, Executive Loan Officer I was telling him what I needed it and understood it. He worked around my schedule since I work from 6 am to 6 pm, everything was manage during and after hours, always letting me know by phone and email how was my loan application going. Also Vera P, Client Experience Specialist was the one in charge of getting all of my information and paper work need it for getting my loan to keep moving forward and with out any slow issues. Always calling me and letting me know the process of my loan and reminding me of my paystubs with a call and emails so she can continue to update my information to the application. Both of them work together to get my loan approved on record time. the first time I talked on the phone with Frank Luna was on March 30 and we were signing the closing loan on April 27. 2021. My loan was paid off on May 3th ! After my loan was Paid off I got a call from Jauna S, Client Resolution Specialist congratulating me for my refinancing and asking me if I have any other questions about it, also providing me with the information on my new mortgage payment. What an amazing job JFQ Lending, you have a professional team that knows what they are doing!

During the time of the VA refinance of our home with JFQ Lenders (Oct 2020 - Mar 2021), our experiences were professional and customer focused. Through the hurdles and obstacles were seemingly designed to discourage us and sabotage the efforts, Nicholas B and his team were stellar in handling every obstacle. At moments when my family's frustrations rose to a sentiment of termination because of the obstacles, the JFQ Team was always focused on providing explanations and follow through and that they did. When involved in a refinance or mortgage venture of any kind the company involved must make a difference. In this case, JFQ reassured me and I reassured my wife who encouraged me along the way. I am so happy she did. Every explanation they offered, proved grounded in experience. You know their culture is consistent because my contact with others on the refinance team was similarly apparent. Kudos go to Kimberly Bailey for reluctantly communicating with me in a "knock your socks off "customer friendly manner. She is a saint, she was awesome. The icing on the cake was the following statement made in an email to me by none other than Nicholas B, "Our job does not end here though, we're going to continue traking your loan and monitoring market conditions on a daily basis. Rest assured, if there is ever a chance for us to improve your financing, we're going to reach out to you with the opportunity." Mr. Burhette and we will be waiting.

I absolutely DO NOT recommend! After being contacted several times, I finally talked directly to them, specifically ***, who was quite convincing that no matter what your credit score is, he could find lenders that would be willing to refinance my loan -- I just needed to gather some documents and authorize them to look at my credit. I explained to *** that I did not think it would be possible because my score was low (mid-high 500s), but he was adamant it would be possible. I did not want to authorize another ding on my credit by allowing JFQ to access my credit but he was SURE there would not be a problem, so I agreed. He sent me a list of required documents, which I provided immediately, we talked on the phone again and he said, "ok let me run the numbers and I will get back to you." That was the last I heard of him or JFQ! I responded to a previous text message string we had -- still nothing! I replied to an email we had previously had, still nothing! No reply, no explanation, NOTHING! So he dinged my credit score, and didn't even have the professionalism to tell me he was WRONG, what a HORRIBLE WAY TO DO BUSINESS and I am so glad I found this out before trying to go further with them! PATHETIC WAY TO DO BUSINESS! RUN!I would leave NO stars if that was possible. I was as upfront with them as possible but he didn't care, he just wanted to check my score himself and didn't even have the guts to respond.. COWARD!

I contacted JFQ after I received a mailing offering to refinance my mortgage. I cannot explain why I chose to respond to JFQ's offer and not the scores of other unsolicited mailings that flood my mailbox, but I am glad I did. Tim contacted me in a timely manner, which happened to coincide with a busy hour at work (from home), and he happily scheduled a time that was better for me. This was still during work hours, but each time he needed to contact me, the calls were brief, and much of our interaction was handled via text messages and e-mail, including e-signing of documents. Tim worked hard to find me the best rate on my residential mortgage, and before he passed me off to a colleague who was licensed to work in my home state, he also looked into refinancing another outstanding loan for me (alas, the balance due was under their threshold for refinancing). Kristen was just as professional and friendly as Tim, and, again, contact was unobtrusive and convenient to my schedule. Kristen showed a real desire to make the process as smooth and quick as possible. When it came time to close, a notary was sent to my home; I never had to initiate any contact nor leave the house at all (save for one page of the closing documents that we missed signing at closing, which I had to go get printed) to refinance my mortgage and save hundreds of dollars a month. Best thing is (well, second to the savings), I believe that this time, my mortgage will not be immediately sold to Wells Fargo, whose climate of corporate corruption is well-documented.

When I reached out to JFQ one Friday evening I was connected with *** I was feeling pretty lost that evening not knowing if they could help me. At this point I was not even sure what companies to trust. Well when I heard Mr *** welcoming professional, genuine, kind voice I felt better, still not sure. When I told my loan officer *** my story, he said ***, We got this! I got your back, we will have you refinanced in 30 days! I was hoping he was right but still not sure. He told me to send him my paperwork that Friday evening, I did just so. He said I will call you first thing Saturday morning and he did, early Arizona time I could hear the sleep in his voice, with a warm greeting he said ***, its early here in ***, but Im on it, I will be working on your account this morning, you will hear from me Saturday evening and I did He called to tell me everything was looking good in my favor I thought wow awesome! Still not sure But he still assured me he had my back. Even his assistance/teammates had my back. Well just let me say. He done it! He had my home refinance in no time at all. He not only took the bull by the horns, he knocked the ball out of the park! This young man stood with ME he went toe to toe and blow the blow in working for ME. I promise you, My story is true, raw and real. *** kept me in the loop almost everyday of what was taking place with my refinancing. If there are negative stars I would give that score to JFQ Lending. After one senior loan officer locked the deal with me, a junior officer was assigned my case, one who had very little knowledge and stumbled through the process. At exactly 2 weeks before my closing, I received the Final Closing Documents, and 12 days before my closing they called and poorly explained why they needed to add another $6464 to my closing costs, for fees they could possibly entail when they resale my loan to FannieMae and FreddieMac, when they knew my closing was set for March 15 when they made our deal. After that phone call notification, they ghosted me for 4 days, before I finally notified the *** and copied him on the thread of emails from myself, the builder, and the agents who were getting no responses from them. I managed to move the closing up by 4 days and *** assigned my case to someone else, who also was a poor communicator. I did get the *** to waive the $6464 & they requested we move up the closing by 4 days which was difficult for all involved since I live out of state. On closing day, JFQ failed to send the Closing packet to the *** on time. The law offices had appts lined up all day. They sent it several hours later and we closed by 5pm on a Friday instead of 12:30 as scheduled, and they added another $2128 to closing for fees they forgot to add in. jFQ is the most unprofessional company I have ever dealt with and they are slimy and try to stick it to their customers. If I had the time to move my business to someone else, I surely would have when they started to try to get away with charging me for fees they might incur when they sell my loan and tried to pass that cost onto me 12 days before my scheduled closing. I am so disappointed that they were so unethical right up to the last day of closing. They caused me so much stress and anxiety for those last 12 days that was totally unnecessary. Never use JFQ.

Glad to see some other reviewers did not have the same experience I did. My refi became collateral damage after the salesperson who locked my rate left the company for unknown reasons. I say salesperson because that is what they are, not lenders with your best interests in mind, but bottom-line guys whose primary interest is working a deal to make their company money. Just look at their position titles and points charged. The delays and mishandling of my file ended in a gross oversight and refusal of my refi. The worst part: in the time it took to go from rate lock to conditional approval to refusal, interest rates skyrocketed and I don't have the option of choosing another lender because it will be YEARS before interest rates are below what I have now. The emotional roller coaster started prior to my original salesperson's departure. He'd go a week before returning a call, text or email. He assured me all was well when he finally did. I received conditional approval and then silence. I happened to receive a "How are we doing call?" from another agent. I said I had questions about a Closing Document I'd received but hadn't heard back from my lender. They informed me he was no longer with the company. No warning, no follow up, just this accidental call. They assigned a new salesperson who said he couldn't honor the concessions offered to me by the original one so I was escalated to a "Director of Sales." He enthusiastically promised he'd work very hard to see my loan through. First thing was for me to pay to extend my rate lock - wait. What? So I should PAY for what amounts to your company's employee retention problem in order to get my loan back on track? After 2 days they ended up extending the lock, scheduled a $925 appraisal that I paid for and we went into underwriting. Several verifications later, loan was refused based on income/debt. Closed my file. The oversight: $25+k income indicated in my original file was not included. Heartbreaking.

I was looking to refinance my home and a representative from JFQ named Mo reached out to me. I told him what my ultimate goal was in refinancing, which was a lower interest rate and lower monthly mortgage payments. I told him also how much I had left on my current loan to pay off and that I just moved last January so I was not sure if I was ready to refinance but he reassured me that he could get me better rates than what I was getting in my current loan. He pulled my credit score and he told me that I should be in a FHA loan which would save me money on my morgage and will allow me to pay pay off some of my debt so I can refinance in a few months for a conventional loan. We went over the new Morgage payment amounts and new interest rate of 3%. I sent him all the required documentation he needed to continue with the loan and he said he will call me back later on in the evening. Eventually after waiting he never called me back so I called him to follow up which led to him telling me that unfortunately he cannot process my loan because he forgot to mention the qualifications and guidelines for refinancing a FHA loan in my area. He said I had to have paid off my Morgage up to a certain amount before I would qualify which was $350k. At this time, he already knew how much I had left to pay on my home but he then apologize for leaving out the information and told me there was nothing he could do and I should just stay with the loan arrangement Im currently on. I then told him that if I knew this information upfront I would have declined the credit report pull and waited on refinancing BUT he reassured me that I would be in a better situation if I went with JFQ refinancing. He then also told me that he cannot reverse the credit report pull and that there was nothing they could do at this time. I am highly upset and very frustrated that I went through all of the technicalities and submitted all my documentation only for him to tell me that there is nothing he can do because of an error on his part. I am highly upset and disappointed and will never look to refinance or recommend JFQ to anyone else in the future.

I got an advertisement letter by JFQ Lending where it stated they can lower my mortage and interestes. I called and Spoke with Baely ***. I told him I bought property 3 weeks ago and he said he can lower my interest rate by 1 point, hence saving me money. I gave him all my personal information, W2, SS, insuarnace, etc, etc,,,,, only to tell me later that I had to appraise the house and pay myself for the appraisal but the house should appraise 40K over the buying price in order for me to get the refinancing done. How on earth a house that was bought 3 weeks ago will increase 40K in price in just 3 weeks! He knew from our first conversation that I just bought the house 3 weeks ago. He only wanted my personal information for Gods knows what. Totall scam.

This firm solicited me for a refinance of my mortgage with deceptive marketing language that FNMA Enhancement could result on a cash disbursement of thousands of dollars to me. I am registered on the "do not contact list" and am not looking for misleading and unwanted mailings or call soliciting my business.The letter is dated March 10, 2022 Notice # CPAL8595554. I would like to be removed from their solicitation list immediately.
Several months ago I inquired for a loan from JFQ lending (refinance). After careful review I decided not to go forward with using JFQ. In the last few weeks i've been receiving calls daily from spoofed numbers originating from ***, ***, the caller states they are with JFQ lending, I've asked multiple times for them not to call. I just want the calls to stop.

Another red flag. Skipping the other 7 red flags, they state that a 'report' was issued on January 14th stating I have a SPECIFIC amount of money in available funds. It seems the instant they read this 'report', they sent out this letter to me on the same day (How thoughtful, eh?) Longer story short, you need to call them "For the complete report" where it is just a sales pitch. Longer story even shorter, there is no "report" from an outside entity. Also funny is how they list that a specific amount IS AVAILABLE, but the scammy fine print states it my be higher or lower.

Received letter #1 from JFQ Lending stating I owe their company, *** Mortgage: $3483.12. Received letter #2 from JFQ Lending stating I owe their company, *** Mtg: $435,000. Letter Notice Date: November 22. I have never heard of *** Mortgage. I have never heard of JFQ Lending.
I get solicitations from this business all the time and desire to not be contacted anymore. It's such a hassle and I don't want to see or hear from them again! Please put us on your do not call/do not mailing registry!

I entered the URL and quickly found out that it was a lead generation link. They received my information and started calling, texting and emailing me. I responded to the emails that I was not interested. However the calls kept on coming.. This morning 5/13 I received a call from a pushy gentleman, that refused to listen. I told him that I am in the process of closing on a refi where I had a good rate. As I am closing, I am NOT interested in the fees associated with unwinding my current loan that IS closing today or tomorrow. He was pushy and insistent on getting me a better rate. I said NO... No means No and told him I did not want this company to contact me any more..
I received a deceptive and misleading letter from JFQ Lending mailed to my residential address, clearly trying to coax me into taking a loan. On Sept 27, 2021 I received a letter from JFQ Lending that I have a home loan from Southeast Mortgage of Ga, and that JFC, can offer me a removal of a refinance free with a lower monthly payment of ***. This is all a lie. I have never had a loan with Southeast Mortgage of Ga, ever, for anything. I have never contacted JFQ. This appears to be fraud aimed at targeting the elderly to refinance nonexistant loans, and must stop. I hope this is not legal. The letter has a notice number CGAJ1457335 and a ph# ***. I find these letters distressing and want this to stop, immediately.
I asked JFQ more then once to stop sending me info on refinancing my home. I said I'm not interested. They said they would take me off their mailing list. This was months ago. I continue to receive the same mailing every week and I have had enuff. So I'm making a complaint.
Yet another company sending spammy mailing to our address, with dubious tactics to fool people, and with no information on how to get out of their mailing list. They should also check the federal and state lists with do not call and DMAChoice and similar ones (i.e. optoutprescreen) to avoid sending junk mail to people who clearly stated they don't want it.Remove my address from any current and future mailing from your company or associates, please

I did so AGAIN today and the customer service representative assured me, again, that it would be taken care of and that they noticed the previous marks to not contact me any more. Apparently those marks did not matter.I did not ask for this unsolicited mail and, in fact, have asked for the mail to stop. The business doesn't seem to care about the fact that they are repeatedly harassing me. I would like to stop being harassed by JFQ lending.

I have called, and asked them to stop sending me mail for refinancing. On [protected] at approximately 5:45pm Central standard time. I called again to request they stop sending me letters Report of Available Funds. The person I talked to took my information to remove me from their mailing list. This is the second time trying. Once before about a month ago. After taking my information. He proceeded to engage me in high pressure sales. I repeatedly told him I was not interested. He would not take no for an answer. I finally hung up the call. This letter looks like a offer for a loan braised off of the equity of my mortgage. It is in fact a high pressure sale attempt to refinance your mortgage. I do not want any further contact with this company. I am receiving these letters twice a week. This is a bit much, and should be considered illegal.

I started a mortgage refinance in November with JFQ. I pay my mortgage early so when they told me not to pay Dec, it was already paid. JFQ advised me to hold the *** pymt instead, so I held it. Another two months passed. The end of ***uary JFQ had everything and I anticipated the refinance. Feb 1 JFQ advised me to pay *** so I paid it. Then JFQ withdrew my refinance claiming I now have a late pymt. The *** pymt I made on Feb 1 was my late pymt. JFQ was neglectful in advising me to pay *** on Feb 1. They refused to proceed with the refinance. Im losing $1,000 that I paid for the appraisal and Im out the $40,000 in equity I wanted to pull out to pay bills. JFQ was neglectful, misleading and they gave me bad advice. They withdrew my refinance for following their instructions. I want the fees I paid for the appraisal JFQ arranged. I also feel they should follow through on their commitments regarding the $40,000 at ***%.

A third party offer from JFQ Lending Inc. sent my husband multiple letters/report stating that $1,896.92 fund is available for us. My husband called the number provided, ***, and talked a representative. He stated that this fund has been available for us since the beginning of our FHA loan. We sold our house a week ago and we just now receiving letters regarding this opportunity and assistance. For the past 9 years that we owned our house and paying off the loan, no one bothered to contact us or send a letter or email regarding this fund. And since we sold our house the representative dropped the call and saying we are no longer eligible. Are they doing this on purpose? Contacted this company via an advertisement I received from them in an attempt to resolve an issue with refinancing our VA mortgage caused by another lending company. However, they have been unable to provide any of the services they claimed/promised. We contacted them in late December to refinance our mortgage, they promised to do what the previous company couldn't and said that *** and Feb's payments would deferred. We submitted the info they requested, all online(no physical paperwork was received/sent). Then we were contacted Feb. 11th and told we would have to make ***. and Feb. payment, and probably March's payment as well. They stated this was our fault, and keep avoiding phone calls, will not make attempts to resolve any issues. We asked for records, haven't received any at all. We let them know that we would be contacting the Complaintsboard.com and States Attorney in response to their neglect of our situation and still haven't received any info regarding our mortgage etc.

On November , I received a phone call from a loan officer offering me a refinancing option. After a couple of months of providing all the documents required for the loan application, she guaranteed me 2.5 interest rate and requested an appraisal for $650.00. I was hesitant to pay that much for an appraisal but she reassured me I will get the money back on closing date.The appraisal came back lower than expected and she was not able to complete the loan. The only other option she offered for me to get my money back was to get an equity line of credit and then refinance. She could not secured the 2.5 % loan so I will just have to take a Chance on how much my payments will be. I am very upset with this company because they never explained to me that this could happen with the appraisal. I would like to get my money back because they were deceit full and want to trap me with an equity line of credit that will only benefit them. Please help me recover my money.Thank you

On January 14 I began the refinance process for one of my properties with JFQ and after receiving a call from a supposedly senior representative I agreed to refinance a 2nd home with them as well. There appears to be ineffective loan processes in place in the organization. I was asked for the same documentations several times because different people kept taking over my loan. On 25 February I "closed" on the home that I started refinancing 2nd and the day after the closing, I received a call requesting proof that I was never in forbearance on my property with ***, but an email I received said my primary residence, so conflicting info. I reached out to *** and provided email that stated I was not in forbearance and was told I was good to go. It is 17 March and my previous mortgage still has not been paid off and JFQ is stating they need the same info from all my home lenders. I requested to speak to manager 2 wks ago, to date I have not heard back from one.

Lied to me while I was was shopping for a loan. Told me they could close out loan in January but if anything went wrong it would be no latter than February 6th. I explained to them I had started construction of Back yard Kitchen and needed the money quickly to pay contractor. They said no problem and I did not need an appraisal since I had just bought the house. Everything going along just fine I thought and they assured me it was. Well at last minute I had to send them $540.00 for an appraisal they said I did not need. I would have gone elsewhere but contractor needed to be paid. It is now February 22nd and still no loan because the appraisal people they use cannot get to it for a couple more months. Real simple to solve you just do what was promised at the beginning and give out the loan without appraisal and use the one already in existence. Now I'm going to have to start over because of their incompetence and this infuriates me to no end. *** is the name of the liar.

I was approached for a refinance and informed that as a previous client, I only needed to submit a bill and a recent statement, which I did. I was assured we could close the refinance in March and was advised not to make my March mortgage payment, implying I'd skip April's as well. Following this guidance, I didn't pay in March, but couldn't close the refinance, leading to late fees for three months. I seek a refund for the misadvice and subsequent charges.

I contacted JFQ Lending in late February to inquire about refinancing my 3 properties
I contacted JFQ Lending in late February to inquire about refinancing my 3 properties. I filled out and submitted loan applications. JFQ Lending ordered appraisals which I had to pay for - $500 for one, $745 each for the 2 others, totaling $1,990. The appraisals were completed in March. In April, I was contacted by ***, a customer service representative from ***, regarding the status of my loans. He told me things had been "screwed up" and that he would work on one of my loans to get it approved by mid-April. After about 2 months' time, in mid-June, *** called me to let me know JFQ Lending was "no longer originating loans for self-employed people" (I am self-employed). Subsequently, my 2 remaining loans were dropped. Finally, on July 19th, a representative from JFQ Lending contacted me to let me know my final loan had been denied. In all, this process took 4 1/2 months, and I cooperated fully with every request they made. I would like a refund of $1245 for 2 appraisals.

I phoned them to inform them that I do not need, or require their services and asked the rep (Marko) to please take me out of their mailing list. Marko continued to give me their sales pitch despite my stern protestations that I didn't want to hear it and simply wanted them to remove me from their mailing list. When he heard my repeated attempts to be removed and did not want anything to do with his company, he then began to insult me by asking if I had a low credit score and wouldn't possibly qualify for their services anyway. I assured him that my credit score was more than fine but that was none of his (expletive) business. What should concern him is need to remove me from their mailing list. I called these people to politely ask to be removed from their mailing list and was received by a telephonic Carnie who couldn't simply say: "Yessir! Will do.". Instead, this clown chose to insult me because I didn't want the snake oil that they were selling.

Refinanced home. Told my payment would be automatically withdrawn from mt bank account When this did not occur on Jan 1, I contacted JFQ. After 3 days of partial information communications, I received emails of documents I never received at closing stating 2 different account numbers, 4 different addresses and a wire transfer that did not work and my bank charged me $80 because of this. My payment is late of course. I have an 800 excellent credit rating that will be ruined. I have to FedEx the payment not but do not trust any of the addresses emailed to me. One says I was turned over to a financial institution which I should expect late fee charges as they are now having another institution take on my home loan. Which...none of them have because JFQ told me to mail or wire transfer to them. Their wire transfer is what didn't work and 2 different adcredd for JFQ were provided. I am so angry and and tired of incorrect, and never providees until I called JFQ when they didn't do what was told. I want a fast and accurate resolution and refunding of the extra fees I have and likely will incur and an assurance my credit will not be damaged. I wish I would have never refinanced my home.

I was attempting to refinance my home and put both my sons on the mortgage with me. I explained to the mortgage company that 1 of my sons was active duty and deployed to the middle east. He had signed the power of attorney so that I could complete the transaction while he was away. I told JFQ from the beginning that I would only proceed with the refinance if they could assure me the POA would be accepted, as it is up to the lender discretion to accept or deny. I was asked to provide the POA for them to review and confirm, which I did. I was assured that it would be absolutely no problem, they got approval to accept the document and I proceeded with the refinance. Once in underwriting and about 15 days prior to close I get notified that the POA would not be accepted. I am upset at the amount of time wasted with a company that specifically said they would accept the document, but I am also upset that they requested 3 separate payoffs from my current mortgage company at $25 per request, that is charged directly to me from my mortgage company. I will not do business with JFQ in the future, but I am requesting a refund of $75 to cover expenses incurred when I was told the loan would not be denied for the POA. I made this request directly to JFQ and they said they would escalate my request. I have heard nothing from them since.

On 12 August , I discussed mortgage refinancing options. I expressed that refinancing was unnecessary as we could comfortably make payments and wished to avoid high fees. Our mortgage balance was below $383k, payments were timely, and our credit score exceeded 820. However, I regret not documenting the lender's promise of a $9300.00 principal rebate after refinancing with JFQ Lending, which turned out to be false. Initially, the lender revised the rebate to $3738.00 via email, but ultimately, we only received $1812.00. The lender's defense, citing two months of payment suspension plus the $1812.00, was unsatisfactory. Our mortgage term remained at 360 months, not reflecting the alleged two-month break. This experience has convinced us to avoid future dealings with JFQ Lending, and I cannot recommend their services. Numerous similar complaints suggest a pattern of misleading business practices at JFQ Lending. We incurred over $19,000.00 in fees for a rebate that fell short of the promised amount.
