Just Property rental property

Hi guys,

Nothing yet.

Eugene dropped me 2 Saturdays in a row where we have cancelled our plans and responsibilities to get this done. Simply did not pitch or notify anyone. This is pathetic to say the least

Please this is ridiculous, no washing line, no shower door, sliding door not functioning therefore we cannot close the door or activate the alarm, garage not locking, kitchen tap and pool pump leaking and costing ME money, What is going on?

And then this is Vicky’s response (Hi Gary,

Just for the record, there are no timeline because non of the defects are life threatening defects ). This from Vicky …..

This was all promised to be fixed and I am paying full rental for a half broken house. Will any of you accept this? I think not.

I need a head office contact person that I can contact to get this out in the clear immediately please.

I went to Hello Peter but you don’t even respond to that

If this is going to be the way forward I will need to seek legal advice to get out of this contract.

Also numerously called Vicky who promised me she will sort everything out, no calls back at all.

2 Months later, still only the stove fixed

Hi Gary,

Just for the record, there are no timeline because non of the defects are life threatening defects, but we are working with what we have and I am communicating with you. Our agents know best not to make promises because it is not in our hands, we have a procedure to follow to get repairs done. Especially the two most important items which is the two stove plates and the washing line we discussed this morning.

I will do my very best to speed up the process, because we value our tenants and we want you to be happy and comfortable.

I am dealing with all maintenance queries at Just Property, we follow a normal procedure. 1st we bring all defects under the attention of the Landlord and thereafter we send contractors either to quote or repair depending on the owners response.

Regarding your list below, please see my comments next to it.

1: Intercom not working and wires cut inside by the front door. Intercom never worked before and I am not sure if the owner is intend to fix it a the moment but should you wish we can sent her another request?
Can we note this on the inventory list and sign it off then? Just don’t want to be responsible for fixing it when we move
2: 1 garage cannot lock (sliding lock to be fitted if garage door lock not to be fixed, we cannot have garage that cannot lock for insurance purposes). Gary one of the contractor who worked there when the previous tenant moved in had to replace the locks, not sure why we weren't informed that it was never done. Gary is currently on leave, I will inform him as soon as he is back to schedule an appointment to sort this out.

3: Swimming pool pump pipes leaking. We were not aware of this, will report it to the owner and revert back soonest.

4: Floodlight at the pool not working. I am almost sure this light never worked before but will have to investigate. Should you wish for it to be replaced, I will have to put in a request for that.

5: No washing line although there is a pole for a line by the Wendy in the back yard. This is a reasonable request, I will put in a request.

Hi, the wheels either need to be adjusted or replaced, wear and tear. The door is actually standing one side at the moment

Good morning Gary,

The previous tenant is responsible for the replacement of the flatlet shower door, we are doing all that we can to get him to do it but he is failing to commit on his arrangements an we are unable to get through to him.

Gary the contractor who did repairs there when the previous tenant moved in, is supposed to go back and finish a few items he was supposed to finish back then but we were not aware that it was never done. He is back from leave so I will ask him to contact you asap.

I will ask Gary to quote on the extra items so we can send it through to the owner for approval.

I find this not acceptable to say the least as these issues should have been fixed before we moved in.

We paid R26000 before we were allowed to move in. The least that could have been done from the rental agency was to have the property 100% ready for new tenants to move in and enjoy what was paid for.

Please also explain how the meter readings on power as well as water will work.

Do we submit and then you invoice us or how does this work? We would prefer to pay actuals and not estimates as the municipality prefers to do sometimes. Therefore we will record reading every month (Which dates to which dates then ) and then submit to Just property.

Please also share the rates with us for calculation purposes.

Just Property fraudulent and incorrect information provided to tpn and refusal to provide me with a copy of requested documents.

Me and my husband are renting a unit via Just Property Northern suburbs/Sandton.It is on both our names.
I requested some required documents from the above Just property. One of this was a signed copy of our lease agreement. This was denied from the Manager of Just Property. Please see the email I received:
I hope you are keeping well.

Please advise the lawyer to be in touch with me directly, as that is standard procedure.

We will provide all of the required documentation to the lawyer directly once we have an understanding of the reasoning behind this case and have had communication from them.

SALES, RENTALS AND PROPERTY MANAGEMENT

Furthermore I reported mold and damp in the unit we are renting on 22 Feb 17. Nothing has been done about this and when I informed the Landlord I was verbally attacked by Marise-Maintenance.This caused me to be hospitalised due to the mold in the unit.Please see attached photos

When I received my invoice for May 17 I saw my rental was increased by R600.00 which I was not notified regarding this prior to 30 days.I also requested the proof of notification.

Then when I do me and my husbands credit check I saw incorrect information captured by Just Property. I then reported this to TPN as fraudulent activities together with all the proof. We did make 3 late payments as well as one partial payment but Just Property was responsible for this late payments because of paying my husband Grant which was a former Agent at this branch late.Please see attachment.
When Grant resigned he was threatened that Just Property will no longer cover his late payments explaining to the landlord which was actually because of his late commission paid.
I need the requested documetation
Our credit checks to be corrected.

Just Property Midrand branch worst service ever

The midrand branch is the worst . First when we went to view our agent Chris told us all the problems will be fixed in the apartment. The day we were moving Chris was nowhere to be found so had to call the offices only to find out Chris went on leave and didn't bother telling or referring us to someone else. Secondly, nothing was fixed at all so Chris just lied to us to get his commission. Thirdly, we asked Chris when it would be fixed the guy was so arrogant as if I stay for free so I decided to change agents. The new agent Lerato seemed cool at first so I asked if all the problems could b solved and she did try but NO not her best. When I called her asked her about the walls not being painted she jus said over the phone "I only deal with finance" clearly she couldn't handle the heat. Now fourthly I had to communicate directly with the maintenance guy like its my job. The maintenance sent some one 3 times and all three the people are coming to check what fixing need to be done. Clearly this midrand branch people need to educate them selveswhen it comes to this agency stuff. They are very very bad at their jobs. Till now no progress my asthma is getting bad due to the mold but no progress what so ever. You need to see this mold its horrific.

Just Property Midrand has the worst service EVER! They are currently trying to rob me of my deposit! I loved into a filthy apartment and use my own money to clean it. I had to replace certain broke things because when you complain they take years to resolve! I moved out end of April 2023 because there was a leak and the water had a toxic smell that affected my health. Now they are charging me for renovating the apartment! Ridiculous crooks! Sad part is that the agent who helped me move left the company and cannot account for all the things he said would be fixed after I move in. Luckily for me I documented everything on email.

Just Property Thieves steal deposit

I have had one incredible ride with Just Property Group- Alberton/South branch.

That branch are a useless organisation and my issues go back to when i first started leasing there. The people and the service are disgusting.

Furstly when my lease started i asked approval for certain things (which i have all on email). The basis being that the previous tenant had put everything up including bathroom curtains with double sided tape. The walls in every room were marked. As i was 8 months pregnant at the time and on my own with a 18 month toddler i was anxious to get settled. I delayed my moving in (paying for the full month) so that i could paint and make the place livable. I paid for the paint myself. Just property Group did not assist at all in trying to get hold of the landlord to help me, and only once it was done did he respond and had the cheek to say as long as it was a decent quality paint- which he wasnt paying for. Among other things i had to get a lady in to clean as everything was dirty including the oven and kitchen cupboards, i had to refill the gas bottle etc.

Fast forward 18 months and my divorce is settled, i have bought a property and now myself and my two toddlers have to move. My rent is paid up for the full month of May. I take time off work (which i dont get paid for) to move on Friday the 27th of May, so that i can give myself the weekend to sort out the place i am leaving, clean and return it to the state in which i found it. Just Property Group do not once mention that the new tennant wants to move in before the new month. So i assume i have until the end of the month to sort out what is needed. Mainly because im a single parent with two kids and many responsibilities and moving house and i cannot split myself in two or three or four.

I organise a moving company- and because Just Property Group dont send my form in time with my ID to the body corporate- the guards at the gate house will not let me move or let the removal company in. I phoned the body corporate again 3 or 4 times to ask them where is my form from 8:30 that morning which was only delivered to the guards at 14:30- so thanks to Just Property Group and Aerodon i lost half a day of moving time too.

I had agreed to hand over the keys on Monday the 30th of May, but when i couldnt keep to the appointment because i had a contractor problem at my new place i phone Lorraine Reniers at 11:30 that morning to tell i her i needed to cancel until the 31st, she waited until 13:20 (the appointment was at 13:30) to ask me if i had made a plan. So when i lost my patience because i had tried to do the right thing and give her some notice that i was cancelling, I was threatened by Lorraine that they were going to cut the locks off and that charge and the charge for my missed appointment would be for my account. Hilariously the franchisee Maryke Pucjilowski tells me that the inspector is an independant contract who they pay for- this "independant" contractor is Lorraine Reniers fiance.

Two months prior to this Lorraine/Sannie Reniers phone me on numerous occassions to organise an ingoing inspection of photo's - i have been there for 16 months already- because they lost the photos. And then they dont show up to the appointments made and dont have the politeness to even let me know. Double Standards these lot are.

So after numerous calls and threats, i organise with my father to be there in my place to give them a set of keys so they can do the outgoing inspection- because i learn from the franchisee that the new tennant is moving in that night. I fully understand that the new tennant had organised a removal company and she did not want to lose her deposit by cancelling her move. The point is it comes down to bad communication from Just Property Group- which has been the case from the start.

My dad then got involved and had words with numerous of them and called them thiefs because that is what they are doing- trying to take off as much of my deposit as they can.

So now Just Property Group send me the pictures of the outgoing inspection and what they are taking money off for. Things like:
2 paint drops in side the cupboard- i never went anywhere near the inside of the cupboards with paint. And where are the ingoing pictures to prove that it was not there when i moved in
empty gas bottle- this was funny because the pic they sent me they have the gas lit so clearly there was gas. And besides this is a consumable- why should i have to replace it? i had to re-fill it myself when i moved in.

Dirty cupboards- i know this is non-sense because i checked it all myself after the domestic had been through there to clean. And once again the state that i received the property in was far worse than how i left it

Lost key for the main bedroom- why would i keep one key to a bedroom im never going to use agian? and where are the pics to prove that there were two keys.

All in all this is a joke. That place is a joke and the people are a joke.

Then i get an email not addressed to me but to the body corporate to say that the electricity meter is broken- which they have discovered only after ive left. this is news to me too and are asking the body corporate about back charges? so they want to take off more money from my deposit for back charges- and how will they prove this i wonder if the electricity meter is broken?

They are a bunch of ###s. And i cant wait to see how my attorney and the Real Estate Board have a field day with them.

Just Property Discrepancies in contracts

They dont Pay the commissions owed to their employees, by using contradicting contracts that they then use to their benefit. they dismiss employees to be able to keep their monies. they use contracts that are not a part of the company to give to clients. they charge people for services that are not performed

Just Property DISGUSTING NO SERVICE

I am totally and utterly DISGUSTED in this agency! i have been begging emailing calling smsing since last year NOVEMBER that is 5 MONTHS with no answer what so ever I have a look everyday for places on the website i see new listings everyday and never a response phones are never answered! these are a bunch of armatures running a circus and i will take this up further with the estate agent board and i will also take this to social media aswell as carte blanche and newspapers the people just wipe their ### off on you never in my life they go out of their way to blatantly ignore me and others i dont know so i will now go out of my way to make one **** OF A PROBLEM for JUST LETTING i want to cry i am so FURIOUS! i would swear if i could DISGUSTING SERVICE [protected]@@@ SAKES!

It is with a heavy heart that I sit to draft this email, as I am not, by nature, prone to conflict or confrontation.
I’ll address the issues from the top, as I am experiencing them.

THE OWNER OF THE UNIT MANAGED BY YOURSELVES

1. XXXXXX pitched up at the Unit sometime in 2012, requesting to sit down for a chat, and “to have a look around”. I had no issue with this, and a comfortable and cordial relationship was established, as I know we are taking care of his unit as per contractual agreement. Several visits followed
2. There was a major structural issue with leaking pipes ages ago – on one of XXXXX’s visits, I pointed this out to him, and he had this repaired. PLEASE NOTE: I left various messages on the number provided by XXXXX, requesting her to revert to my call, which did NOT happen.
3. XXXXXX is alleging to Just Letting that I contacted HIM to see him, after a recent spat about an entry tag. Common sense should prevail – prior to his initial visit, and subsequent “follow up” visits, I had NO idea who this gentleman was, where he lived, or how I could reach him…XXXXX, I was not privy to this info. He inserted himself into our existence, as and when it suited him.

TAG ISSUE WITH THE OWNER

4. This may be ascribed to the fact that the procedures pertaining to the retaining of said tags AFTER the change of the entrance system.
5. I started working offshore on 01 July 2013, and yet again, left various messages for XXXXX to call me in order to obtain and share contact details. Various messages were left – no response to my requests. I had to leave for France and Angola respectively, and have as yet, to this day, had NO explanation or information from Just Letting OR the agent responsible for maintaining my contract wrt the fact that only one tag was to be issued per household! XXXXX, as a matter of fact...on a recent return to my rented home, I was DENIED entry, based on the simple fact that I did not have a tag. Needless to say, this galled me to no end! Just Letting simply did not bother to notify either myself or my daughter of changes.
6. I cannot, and will not accept the excuse that I “could not be reached”, as the agent knows where we live! The agency is very quick to point out that a payment is late, on the odd occasions that I have not had internet access in remote areas of Angola, but when serving the cause of the tenant through an agent, we are let down? Unfair, Sir.
7. Considering that the agent did not bother returning my calls when requested to do so prior to my departure in July 2013, I contacted the owner, insisting on a tag…of course he got on his high horse, and the cordial relationship was totally soured because of a lack of communication.
8. He insisted that I pay him R300 for his tag, which I duly did.
9. This morning her called my daughter (who lives with me) insisting that this tag is returned to him…

AGENT FEES

10. XXXXX, I’m pretty certain agent fees apply to any rentals, as is the norm across the board
11. I have no idea what you are being told, but, Sir, I’m telling you now: the agent responsible for my account is in NO way remotely attempting to communicate with me or XXXXX, my daughter. She was informed of a change of electronic address, but I am giving you the tail end of all this: I HAVE, on numerous occasions, tried to get in touch with XXXXX, but to no avail. Change of electronic address was sms’d to her from 082 XXX XXXX, and no receipt was acknowledged. This was done on my last visit to ZA, during the first week of Feb 2014

LEASE

12. I was informed that there would be an increase of 10% as from 01 April 2014. I requested XXXXX to follow up on our discussion as per conveyed email address to her. This has not been done to date.
13. I wish to retain the lease for 2014, but no detail is forthcoming?

CONCLUSION

14. Kindly assist. I prefer to be given a solid contact in the light of my absence from ZA due to work commitments. I simply cannot be put on hold indefinitely, as a lack of information, and an excess of disinformation is influencing goodwill and patience, as you may well agree.

Just Property Not paying back their client's deposits

After renting a place through Just Letting for 3 years. I cancelled my lease with them in March this year and moved out. We left the unit in a very good condition and both Just Letting and the owner were satisfied that we could get our deposit back.

After 2 months I still have not received my deposit and any attempt to find out what is going on has failed.

While doing some further investigation I stumbled onto a list of other Just letting clients that have also been scammed out of their deposits by Just Letting:

(With comments like: "Lawyers letters are to no avail to these people as they seem to be above the law")

This seems to be a quite a serious problem affecting alot of people.

Just Property Lackof service and dishonesty

I contracted Just Letting to act as the rental agent for my property in Fourways - what a lack of service, I am charged over R1300 per month for nothing.
I have to continuously call when the money is late - and continuously follow up - I recently had to contact the client directly in order to get payments. My utility accounts are overdue - my Telkom account was not paid for months and was suspended. The agent was informed by the tenant to close it in November by mail - the agent didnt and as it result there was a dispute that I had to get involved in - my credit rating was impacted.
The tenant also reported that the pool was not working - again the agent forgot to let me know and went and got quotes without my knowledge for R4500 - R2500. On hearing about the pump, my boyfriend fixed it for R115 - huge price difference ?
I have complete mail and cell phone account records of all the dealings with the agent - my time involved to constinuously sort things out is over R20 000 loss of income, the mails over 50 and the calls > 30. All the agent does isact as an intermediate inefficient money transfer agent - at R1300 - this is rather excessive to act as a money transfer agent - banks are cheaper

My situation is worse, i signed a lease with Just Letting in Feb 2010. When i moved in there was a lot of deffects in the apartment which we recorded in the inspection forms, until now nothing has been done. I have wrote numerous emails to Just Letting since 2010(got all the paper trail) and a number of countless phone calls but still nothing has been done, my rental has been increased by 10% without any maintanance done. If i terminate my lease now i will be liable to a breach of contract fee and from the way i see it my deposit will be fofeited. Anyone know where i can get help?
