Since 9/18 I have submitted five separate maintenance requests regarding my AC not working
Since 9/18 I have submitted five separate maintenance requests regarding my AC not working. Each time that a maintenance person responded and came to my apartment to make repairs, the repair attempts did not work! My AC was not working/non-functional for 5 weeks. Finally an HVAC technician came out today, 10/22, and confirmed that my compressor was not working and a new unit will need to be installed. I have been given the run-around by Nicholas S AND Oakwood Management during this entire process and I am not happy!

I signed a 6-month lease with Oakwood management on 02/26
I signed a 6-month lease with Oakwood management on 02/26. That lease ended on 08/26. By default, it switched to a month-to-month lease at that point. In the lease agreement, it says that Oakwood reserves the right to increase the rent to the current market rate after the lease switches to month-to-month. It also says "The adjusted rental rate will become effective the first day of the month following the end of the original lease term or renewal term." I was informed that the new rate is $1377/month. The original lease term ended on 08/26. The first day of the month following that date is 09/01. Therefore, on September 1st, the rent due should be $1377. But I was informed that I was being charged a prorated fee for the 5 days of August after the original lease term ended. That is not what the lease agreement says.

I have a defective stove in my apartment
I have a defective stove in my apartment. I have lived here 4 years and have had the same stove and it worked properly until the week before Christmas, when I was baking cookies in the oven and took them out and put the cookie sheet on the stove top and accidently touch the left back burner and burnt my finger. It was a hot as if had been turned on. I called my apt. manager and told her and she sent a maintenance man to look at it. He did and replace something and said it worked fine. I baked cookies a couple days later and thought the stove was fine. Again, I accidently touched my ring finger to the back burner and this time my fingered burned enough that I had a large blister on my finger. I called the office again and told her what happened and she sent a supervisor to look at it. He looked at it and said it was fine and there was nothing he could do that all the stoves in my complex were the same and he would not fix it or replace it. I am 74 and I live alone and now I am afraid to use my stove. I just want them to replace the stove, it doesn't need to be new, just a replacement.

Problem: -We were told this was a smoke free unit upon move in. However, it is not. The cigarette smoke has caused my daughter (who has a very long health history including a stroke) to have several seizures. Her pediatrician and her neurologist wrote 2 different letters stating that they need to switch our unit to a smoke free unit. They tried to fix by "foaming the outlets" which has done nothing. My daughter has NOT been able to come 'home' since her last one as medically recommended. She has had to stay with my mother and she misses being with me and being at her OWN home! We were told we could switch to another unit by Ashley but switching units would cost us over $4,000.00. Several attempted break ins have happened since we moved in June . They told me i could pay for the alarm system that is already installed in the home. We ended up activating an alarm system and since then we have had one actual break in. The window that was locked was open and the screen was damaged. (12/09) This has STILL yet to be fixed as well! As the holidays approach - My 4 year old daughter wont even be able to be 'home' for the holidays!

Oakwood management recently took over my apartment complex and have caused issues for residents since moving in. They told us they were taking over through a single notice with a note on residents doors. They gave us vague and brief information on how to create portals for our rent. Many residents were confused and did not know how to proceed, causing many of us to receive late fees for our rent due to confusion caused by the management company. After speaking to the kind front desk managers of the property about removing the late fees from people who have never had late fees, late rent, or other billing issues before they told us they wanted to help but could not do anything about it. This is unacceptable from a new leasing company. They take over our properties mid-lease, make changes and overcharge us for things they did not explain well and then are in no way lenient or understanding to the residents. Another issue is that they have the right to enter our homes whenever they please without any prior notice. We are in the middle of a pandemic, them coming into our homes unannounced is not only disrespectful but physically unsafe to residents due to the growing number of COVID cases in the area. They also do not require employees to wear masks, so we now have unmasked people coming into our homes with no prior notice. How is this ok? If it had just been one thing or the other I probably would not have said anything but this is now multiple problems and they need to be addressed by the company directly and not through the kind front desk people.

Townhouse community has left me deal with a toilet not functioning wrll and a dryer not drying clothes for three years. Just in last month-two they replace toilet never giving me adequate credit for extra water I had to pay for needing to flush toilet 2-3 times each time. They now replaced dryer but that did not fix problem still does not dry clothes without running dryer 2-3 times elevating electric bill. I have addressed my concerns with corporate office as I believe the landlord lady has retaliated on me since I reported her originally for trying to not allow me to be considered again as I originally changed my mind upon coming to community because they age could not explain a bond to me being I never heard of it. She has been very rude the whole time here ( Latrice C and then newer managers listen to her Jen now as well). I have been a great paying tenant and never deserved all the retaliation with items not being fixed. I believe she only fixed recently as she knows I would be moving with my daughter graduating and my child support order was up that helped pay rent. Prior and now their office does not corporate with places I apply for to rent. Over a year ago they would not give Meyer Real Estate here in Columbus Oh my rental history. Now they still have not provided Bauer Realty my history. I believe this is to control my from moving. Since my dryer still not working and no signs of them coming back this been going on for three years with toilet and dryer, I gave notice in hopes of getting another place by showing them my payments via online. A few days before Christmas on year Latrice C placed on my door that if I paid my water bill ever late that she would not accept my rent. I have spoke to water company Buckeye Utility and they acted like they work with people and could not control if landlord lady was really pushing items on me. Being separated my spouse assisted as she continually threatened housing for daughter and I. Now with giving my notice I have been on month to month for about 2 years trying to move from Copperleaf in Dublin OH and have not been able to. I asked for another townhouse since they were not fixing items and they tried to state I would have to requalify and these two items were not my fault they were not living up to their part of lease, I have tried working with corporate office ad gentleman just lets Latrice the lady I feel retaliated ag***st me keep it up. Upon giving my notice despite being month to month they state my lease is 45 day notice abd demanding that I will have to pay 45 days from 8/2. Tonight I noticed online they went ahead and placed the townhouse I live in available 9/7 when they are stating I have to pay 45 days from 8/2. They are advertising free rent to new residents well I think all new residents need to know about this and this business needs to be investigated for all the passing on of extra water/electricity to residents by not fixing things fully. They also can not demand a person pay 45 days and market the place to be available sooner. Please assist me with my concern I told them 8/30 and they state no your lease reads 45 day notice well if I have to pay all that time then I am not giving keys back unti I get services for what I will be paying for. I am a professional person I work for JP Morgan Chase I totally understand business and this not fixing items passing it on to residents and hurting me in getting another place on top of now seeing them market the townhouse I live in earlier than big ordeal they made yesterday stating I have to pay 45 day notice needs to be permanently documented in Ohio records.
