If you're African American, disabled or a Section 8 tenant
If you're African American, disabled or a Section 8 tenant...DO NOT RENT at Regents Park in Chicago if you're looking for a place to call home for years to come. This is NOT the place for you. I hadn't had any problems until a new building manager took over. I have a disabled household and complaints started coming that I have yet to see evidence of. There were occassions where I was told the lease was violated, but nothing in the lease states such. They are asking that I move. I was harrassed by a white tenant, called the N word and even had something thrown at me by him and nothing was done. Not even a follow up phone call to me. I heard this is not the first time he's done this but yet he gets to stay. I love my apartment and the neighbors here in general but management, at least the management in Regents, have different rules for different tenants. There are African Americans that have been here for years, but they are older and grandfathered in from what a tenant advised me. The ones that are fairly new have problems after a year or two. People are moving out because of this new management. You would think they'd be in the business of retaining tenants and not making it a revolving door. I am in the process of seeking counsel on the issues I've had and hopefully something will be done. If not for me, changes for future tenants.

I'd like to give this a NEGATIVE 20 but since that's not an option, 1 it is. Before moving into Mac Properties, I was like many people who read the reviews and assumed the reviewer was expressing an isolated experience. So, I ignored everything I read and moved in. My issues started before I arrived. I informed the leasing agent of things that needed to be fixed before I moved in but to no avail! Every single month since living in Mac, I've had issues. Mice, windows, blinds, closet shelving, shower head not working, refrigerator not closing, broken fan, bathroom doors not closing, mice, mice, mice, mice, did I say, mice, mice have eaten holes inside and outside (by the back door), leaks in the bathroom, floods, broken light, one month they took out my rent twice. They said they only saw one payment - I had to call the bank to confirm that they doubled my rent in one month. They apologized and said they were human. After many, many countless times of saying not to allow anyone into my apartment, guess what - they did anyway. MAC Properties has been the absolute worst property management in the history of humanity that I've experienced - but when informed, it was stated they believe they're great considering how fast they respond. I would say they respond, but EVERY SINGLE MONTH and MULTIPLE TIMES A MONTH is quite excessive, ESPECIALLY in a PANDEMIC. My apartment also flooded twice; there has been a smell in the bathroom since (it comes and goes) I'm in a garden, this "box" collects the water/oil from the building's kitchens (and it smells horrible - it took several months to identify the issue), I hear the water. The other night at am in the morning, I received a call for maintenance to come into my apartment to fix an issue for my neighbors at 2 am. I told them I did not have the way they needed to help, and they were persistent only for them to come and DO NOT FIND WHAT THEY CLAIMED THEY NEEDED. I will repeat this; management is horrendous. I've been trying to move out since I've seen those nasty mice, but they have not been willing to work with me. Lastly, for COVID-19, I had to REQUEST that they wear masks and gloves because they were not. They also sent out an email "encouraging" tenants to pay their rent because that's how their employees get paid. When I asked (more than once), how are they protecting residents, ESPECIALLY those that have FREQUENT visits like me, no response! I asked SEVERAL times and even sent what other property management companies were doing... still silence. About a month give to take, they sent a DRY corporate letter sharing a lackluster statement (in my opinion) regarding the matter. After the last flood, I was offered $50 for "my patience" 'never mind that I had to CLEAN and soak up my apartment because maintenance was very busy with several other floods. He probably stopped longer answering his phones or text (the only person on duty for ALL of Mac properties).

Regents Park billing me for rent beyond the lease
I was a resident at Regents Park. The lease ended on Sep 9, 2023. I moved out and returned all keys at Sep 7, 2023. However, I got a bill of $1200+ for the rent from Sep 10 to 30, 2023 which is clearly beyond the lease. Despite that a manager admitted that the bill is a mistake and promised to remove it, no action was taken and the bill is still in the portal. I contacted the customer services for more than 10 times, but each interaction ending in dismissal without resolution.
Desired outcome: Removal of the wrong bill.
I was contacted by the agent that had been in communication with me, after my sharing the experiences online. I was promised the issue to be resolved by the second day, and it was solved on the second day. Public reviews and complaints are likely to be helpful for pushing them to speedup.

I am asking for regents park, belonging to Mac Properties to do tenant change for me.
Cheyenne Myers, who was responsible for my tenant change, did the last email reply on Aug 14, and never replied to me afterwards. The two new tenants have submitted their application but Cheyenne never gave me any feedbacks then. The funny thing is, last Friday I went to the residence service, and another guy who showed obvious impatience and told me that she would give Cheyenne an email and Cheyenne would call me that day around 2-3pm. And sure, within my expectation,there was no call at all.

I filed a complaint with HOA in October 21,2021 to have a roof and ceiling leak reviewed for repair.. I have had numerous emails and tried by phone and always get someone will be reviewing the situation, however after 3 appointments set and nobody showed and constant lies and no follow thru with company Im at the end of what to do.. I have told the management company after something was done I would pay the other 50% of special assessment fee but still NO response to my complaints.

The manager claimed that they found 2 bags and I only had one the last time I took out my trash and I took my trash to the dumpster. I will not be charged for this because I did not leave my trash in the hall. I also have had a treat from another tenant recently involving their trash bags being left outside my door so I moved them and they dumped them out infront of my door then left a threatening note on my door and I never heard back from management about it.

I currently reside in a Mac Properties apartment. Since my move in August, I've faced numerous problems. This includes malfunctioning laundry appliances, damaged doors, and unclean shared spaces. The building's radiator system is poorly maintained, causing my studio's radiator to emit extremely loud banging noises, disrupting my sleep and remote work. Despite lodging a complaint on Saturday, by Wednesday, there has been no action taken.

On June 6th my neighbor shot a single bullet through the wall we share an it went into my daughter's room into the gas stove. I called as soon as I heard the noise an found the bullet hole in my wall. I called the cops an called Mac Property while the police where here. Told them it was a bullet hole in my wall an lodged into my gas stove. They sent over maintenance and they told me they will come patch up the hole and replace my stove by end of the day. I've called Thursday 2xs, Saturday 2xs and today Sunday 2xs. They had in my notes that a cabinet fell off the hinges and made a hole in the wall.

I am seeking a refund of the application fee I paid for an apartment *** with MAC Apartments. I paid $350 for the administration fee. I am seeking a refund due to unforeseen circumstances making it unable for me to move forward with that application. I had already applied to MAC Apartments back in 2018 and paid the same fee for the same amount, but was unable to move forward due to an urgent matter. So, I returned to MAC again in August, but had to pay the admin fee all over again even though I had already paid it. I am asking for the refund and I don't understand why they had to keep my money twice. I feel cheated and it doesn't seem right for a company to take advantage of people who are having circumstances that effect their situation.

I lost my job last year due to Covid and Mac Properties in Chicago, was not accommodating. I moved out in November with a balance of 982, asking for a payment plan to settle the balance. Mac Properties were not understanding, they sent a balance of 1,831.74 to Impact Receivable Management debt collectors that February. Missing a month of payment Impact has put this amount on my credit and rental history(IN APRIL). This criminal! Calling to settle for a lower payment, Impact said they do not own the account (That is accumulating interest daily) Mac Properties owns it. How can a rent debt accumulate interest daily when a debt collector is managing it? Why won't Mac Properties settle this debt and stop ruining my chances of having a home? Why did this go on my credit so quickly after missing one month of payment, when I have been paying? Why does Mac properties still own my account that sold to a debt collector?

I signed a year-long lease with Mac Properties in December and in the past six months have had the following issues: no heat in radiators upon move in, two roof leaks and a pipe leak (resulting in mold and fungus growing in the walls of my unit), a pipe burst, three basement leaks, no smoke alarms/carbon monoxide detectors, and maintenance lost their copy of my unit key and refuses to rekey the locks. There is currently an exposed wall and hole through the floor and ceiling that's gone unaddressed for three weeks. The business now ignores all communication from me regarding ongoing health code violations and is deleting my past service requests and all documentation of the ongoing issues. They are not holding up their end of the lease agreement by making timely repairs, nor complying with ***'s Landlord-Tenant Law that states they must take $300 off rent for health code violations that are not addressed within two weeks. Management has become impossible to reach.

On March 26 due to a computer glitch, I was overcharged for a payment of rent. My normal rent payment is a $327 and a credit card fee which adds up to $334.52. Due to this glitch, I was charged $2158.53 so that means I was overcharged $1824.01. I am a Chicago Housing Choice Voucher holder which is a fancy way of saying Section 8. The market rent for my apartment is $2110, Section 8 pays $1783 and I pay $327. So this rental company is getting over by getting paid twice and that is not fair. I am currently unemployed and receiving unemployment benefits while I look for employment and I need my money. I tried working with the rental company but they were useless so I filed a bank claim to receive my money back but yesterday, I received a message from the claims department saying that they were unable to approve my claim because they did not receive the necessary documentation that was necessary to complete the process. Tenant Issues with Mac Properties' Unit Quality
Because Mac got my situation escalated, to whom it may concern, My name is John Doe and I have been a tenant of Mac Properties located in Hyde Park since June 15. I have concerns with the overall quality of my unit. On the day I moved in, I noticed a malfunction in the refrigerator, roaches crawling around the kitchen and the bathroom was filthy with tampons and old toothbrushes. It is evident to me that this unit was not cleaned by property management prior to my move in. I recently discovered active mice and mouse droppings all over my bed and in the closet. As you may know, mice carry very dangerous diseases, and I should not be subjected to such a low standard of living. I am concerned about my health. I am a student, preparing to take the medical college admission test in September and I have worked extremely hard to get to this point in my life. I cannot focus on my studies while living in this apartment, due to fear and anxiety. I haven't been able to unpack all my personal belongings due to these issues.

On December 28th, I submitted my rent payment to Mac Properties. The website confirmed the transaction went through, but I did not receive an email confirmation. On January 1st, I was sent an email that rent had not been paid yet. So I submitted payment again, and received the email confirmation. Mac Properties then took both payments. I tried to contact them by phone and submitted support ticket and nobody got back to me in over 24 hours. So I submitted a dispute with my bank to get one of the checks back, which was resolved and my bank was able to get me my money back. Mac Properties then charged me for a late rent fee and an insufficient funds fee for a total of $75, even though rent was not late (unless the rent processing was stopped while my bank handled the dispute. Which would not have been my fault). Also, it wasnt insufficient funds: my bank is who took the money back. I feel like the $75 charges on my account are unfair. I was told I had to pay them or I would be charged more for paying late, so I paid it yesterday. But nobody will contact me about why the charges are there. I have emailed and left phone voicemails to the accounts office and nobody will return my calls or emails. Its very unfair.

My dad has worked with that sort of stuff his whole life and he asked the person giving us a tour, if this would just be patched/repainted or if professionals would come in to fix the leak that was causing this. After being reassured multiple times that it would be fixed properly, we decided to sign the lease (which I would not have done had I known this issue would just be painted over. On August 20th I noticed the closet start to bubble again. I took pictures and went to Mac Properties and asked for someone to come check it out. After a week of not hearing anything, I was told the person assigned that ticket no longer worked there and they needed to get it reassigned and that someone would reach out to me in a day or two. After 5 days passed and nobody reached out to me, I went to the leasing office and finally got into contact with a manager. The manager told me the people in charge of this were out of the office for the week and he would reach back out after the weekend. He did do so. He told me Mac Properties is talking to multiple contractors and that "they are at the mercy of these contractors" and that he would update me with any new info. 1 week later the mold and bubbling/warping expanded. I took more pictures and went back to the leasing office in hopes to find Ryan but he was out of the office. I had the person at the front desk email these photos to him and I waited 3 days and received no response. I then emailed the photos to him directly asking if he ever received these. 6 days went by and I have not received a response. I called the office again today, but Ryan is not in and everybody I talk to wants me to handle this situation with him. I'm not sure exactly what to do from here. I can provide screenshots of all emails. My lawyer advised me to have professionals come in to do surface mold testing and I did so.

I am filing this complaint against Mac Apartments for water damaged issue that has resulted into mold growing in the apartment. This issue first arose on 7/01, maintenance came to [censored] to problem but they did not fully fixed the issue. Maintenance scrape off the water paint, put up fresh dry wood and new coat of paint and left. On 5/21 I put in another request with Mac Apartment stating there was stains and discoloration of where it was previously noted water damage, Mac Apartment sent another Maintenance Tech to come fix the problem and when he came he cut up to ceiling to again replace the dry wood and to give it another fresh coat of paint. It was then I was able to see black spots and fuzz growing throughout the ceiling, I immediately noted to him there maybe mold growing in the ceiling from the water damage that had previously accrued and would like for Mac to send out someone that can test for mold. he agreed but instead closed the hole in the ceiling and gave it a fresh coat of paint. On 7/30 I put in another request to have someone come to inspect the unit, at this point the discoloring was in the ceiling again, on the vent system, in the storage room, and the was smell. No one came to address the issues, on 8/08 I put in another service request stating I needed someone to come and inspect for mold. Maintenance was sent the apartment but told me they were there to only fix the "Paint Stains", by 8/18 I demanded management call me to talk about these recurring issues, how they were improperly handled, and a request for early release. Management continued to send techs out to repaint the stains instead of testing for mold. It wasn't until 8/26 that we finally able to get a contractor to come and test for mold, once he was there he said he was told NOT to test for mold only the air quality but he could visibly see and smell the mold. Mac is refusing to let me out of my lease early and is continuing to try to paint over the problem

There are African Americans that have been here for years, but they are older and grandfathered in from what a tenant advised me. The ones that are fairly new have problems after a year or two. People are moving out because of this new management. You would think they'd be in the business of retaining tenants and not making it a revolving door. I am in the process of seeking counsel on the issues I've had and hopefully something will be done. If not for me, changes for future tenants.
I'd like to give this a NEGATIVE 20 but since that's not an option, 1 it is. Before moving into Mac Properties, I was like many people who read the reviews and assumed the reviewer was expressing an isolated experience. So, I ignored everything I read and moved in. My issues started before I arrived. I informed the leasing agent of things that needed to be fixed before I moved in but to no avail! Every single month since living in Mac, I've had issues. Mice, windows, blinds, closet shelving, shower head not working, refrigerator not closing, broken fan, bathroom doors not closing, mice, mice, mice, mice, did I say, mice, mice have eaten holes inside and outside (by the back door), leaks in the bathroom, floods, broken light, one month they took out my rent twice. They said they only saw one payment - I had to call the bank to confirm that they doubled my rent in one month. They apologized and said they were human. After many, many countless times of saying not to allow anyone into my apartment, guess what - they did anyway. MAC Properties has been the absolute worst property management in the history of humanity that I've experienced - but when informed, it was stated they believe they're great considering how fast they respond. I would say they respond, but EVERY SINGLE MONTH and MULTIPLE TIMES A MONTH is quite excessive, ESPECIALLY in a PANDEMIC. My apartment also flooded twice; there has been a smell in the bathroom since (it comes and goes) I'm in a garden, this "box" collects the water/oil from the building's kitchens (and it smells horrible - it took several months to identify the issue), I hear the water. The other night at am in the morning, I received a call for maintenance to come into my apartment to fix an issue for my neighbors at 2 am. I told them I did not have the way they needed to help, and they were persistent only for them to come and DO NOT FIND WHAT THEY CLAIMED THEY NEEDED. I will repeat this; management is horrendous. I've been trying to move out since I've seen those nasty mice, but they have not been willing to work with me. Lastly, for COVID-19, I had to REQUEST that they wear masks and gloves because they were not. They also sent out an email "encouraging" tenants to pay their rent because that's how their employees get paid. When I asked (more than once), how are they protecting residents, ESPECIALLY those that have FREQUENT visits like me, no response! I asked SEVERAL times and even sent what other property management companies were doing... still silence. About a month give to take, they sent a DRY corporate letter sharing a lackluster statement (in my opinion) regarding the matter. After the last flood, I was offered $50 for "my patience" 'never mind that I had to CLEAN and soak up my apartment because maintenance was very busy with several other floods. He probably stopped longer answering his phones or text (the only person on duty for ALL of Mac properties).
