March , as I searched the internet for a home to rent, I found one that I loved posted by JWB. The information on the rental along with the instructions for applying were clear and concise. The process of touring the home, completing the application and signing the lease was very thorough. There were a few issues with the condition of the home on moving day but JWB took al of my issues into consieration line by line and handled the matter professionally, timely and fairly. I've been a tenant of theirs for a year and although issues with maintenance have occurred with my AC unit, plumbing and electrical wiring, they've been resolved within a reasonable time frame. The house I'm renting is an older house and they have been responsive and fair with the upkeep. I will continue to rent from JWB until I am ready to purchase a home.

I moved to Jacksonville 3 years ago last month. 3 years ago next month will mark the end of my second lease with JWB. I have had only 2 property managers within this time in which my 1st worked with me for 2 years then my last year it's been my current property manager. When I say I have yet to have any issues regarding my property managers and our my home. Their service has always been overall respectful, understanding and helpful. If my house was much bigger or if i chose the house I first looked at when I was looking I would still be apart of the JWB family. I am purchasing a bigger home and that is the only reason why I am leaving. Wish I can find a bigger home for my boys and I with this company because they are truly resident focused and nothing LESS! Keep it up JWB keep striving to make your overall company and who you hire nothing less than the best!
JWB has been extremely professional and we are more than happy with our new home! The lease signing was smooth and any and every question we had was answered. We're very happy with our decision!
I must say that moving during COVID was not as challenging as I anticipated. JWB's contactless, realtor-less showings worked great for a day worker like myself. I didn't have to schedule a showing, I simply requested a viewing, received a code and was set to visit whenever was convent for me that day. Thank you for that. Fees were reasonable and for how my realtor kept in communication and was willing to help me fully understand the process was a plus. Kelly, I'm calling you out. Thanks for helping me keep my secret to give my girls an excellent surprise. You were by far the best realtor I dealt with, well the first also. But the best none the less. Thank you for helping my family find a home we love and care for. Highly recommended.

For Homeowners that want their investment property managed
For Homeowners that want their investment property managed. We do not live in the city and wanted a full service management. Unfortunately we are not happy with their services due to the lack of professionalism and knowledge regarding HOAs. If you want a company for service requests and tenant payment portal they are decent, but if you are a busy investor and do not have time to deal with HOA issues do not hire them. They handle too many properties and will not give you individualized attention. For 10% of the rental income they do not do much. I have had to travel to deal with fines and HOA issues instead of having some sort of help from them dealing with difficult situations. They were not even aware that the management company changed for the condominium and basically I had to end up dealing with all this myself. We are disappointed and do not recommend them at all.

I have been a tenant for well over 5 years and have worked with several property managers. Recently I called JSO in regards to a shooting. I witnessed my neighbor let gunshots off in the air by our apartment. Several other witness came forth. I sent an email to the property manager well over a month ago and no response. She asked me for the police report #. Ridiculous, She really expects me to do their job! They rather have tenants life's in danger, instead of evicting the individual. Society now says its okay to fire your gun in the air whenever you're mad at your girlfriend. This same individual abuses his wife. There a constant fights. JSO have been called numerous of times. I have filed numerous complaints. The tenants smoke weed/ cigarettes. When our lease agreement specifies no smoking. Trash is all over the property. Ellen Berkley's response is , if we clean it up as a courtesy the tenants will be charged. No one from JWB checks on the property. They allow the tenants to behave poorly and break the rules in their lease agreement. They do not honor maintenance orders, if they do they will find a way to charge you. This company lacks integrity.

In January, I signed a lease with this company. The home that I moved into has a roach and fly problem. At the lease signing, I was told that they company paid for pest control. This has to be wrong because the roaches are still in the property. The employee mentioned bugs in the home so she must have been aware that there is a bug issue prior to renting the property. Also, the garage has a foul smell. I guess the previous owners were dog owners. I can't get rid of the smell which means I don't use the garage. When I first moved into the property, I told that company that I did not have a key for the inside garage door. I was told that maybe the previous occupant added the lock so if I want a key then I have to pay to have the lock changed. There is a $100 maintenance fee for any repair. Currently, I am dealing with a mold situation in my restroom. I am being told, pretty much, that issues in the house are on me to take care of. This home is almost unlivable due to the bugs. The company makes you pay to live in the property but you're pretty much on your own as far as repairs and other home issues. I should not have to pay a maintenance fee of $100 every time there is an problem in the home.

Renting with JWB was one of the worst experiences I have ever endured
Renting with JWB was one of the worst experiences I have ever endured. There were nothing but problems from the very beginning. For starters, upon signing the lease agreement there was never any mention of there being plans for construction directly in front of the house. After not even living there for 2 weeks, I had noticed a leak coming from the bathroom sink (a leak that clearly had been there for longer than the 2 weeks we had been living in the house). When I called maintenance about the leak, I was told there was absolutely nothing they could do (not even come out to look at the issue) unless I paid the $100 maintenance fee. This was just the beginning of a long trend of unnecessary maintenance fees. One time JWB called us saying there was a running water problem, which I do not believe to be true, and charged our account the $100 fee without ever asking us and for a problem that we did not even have. I believe they were just looking for a way to charge us. We were also having electrical issues in the home and come to find out later from the electrician there had been exposed wires coming out of the dryer, creating an extreme fire hazard. Not to mention, the customer service is some of the worst I have ever experienced and our property manager was nothing but rude and condescending every time we talked to her and was also one of the many reasons we did not renew.

JWB homes was a life saver to me and my kids. I was looking to buy but in this economy it was HARD. And even renting a home was HARD. It seemed everytime I had a house I was definitely interested in, by the time I got my application in or talked to someone the house was already claimed. I had been going through this for months as I looked to buy and then the same as I decided to rent. I found several homes I liked through JWB but had questions, so I emailed them and I called them...days went by and I got no response. I really liked these properties so I decided to pay a visit to their office on Philps Hwy. There I came across a very helpful rental agent and he told me the 2 properties I was interested in had just been signed on that day. I must have had that look of defeat and hopelessness on my face because he took time to listen to my struggles of finding a home for me and my kids and he gave me his card with his cell phone # so I wouldn't have to deal with the unanswered office phone line. The next morning he had a list of homes ready to go on the market that day- homes in my price range & in the area I wanted to live to be close to my job and my kids school. There was one on a dead end street that was everything I was looking for. I called him immediately and told him I didn't have to go see it, I wanted that one. He laughed and must have thought I was crazy but I couldn't leave work and wouldn't be able to look at it until that evening when I was done work. He made sure I'd be the first to look at it and told me if I wanted it, that I'd have to call him within 15 minutes of getting there. The house was even better in person. I was so happy. He made the process all the way up to the lease signing go smoothly. I have had no issues with JWB and have now been in my house a month. Before writing this review I saw several disgruntled JWB reviews and I am hoping that I do not have any issues that other renters have had in the past. However, it is more common for people to write negative reviews, than positive reviews I believe. So I am hoping that is the case in this situation.

To whom it may concern, I live at ***, Green Cove Springs fl . I have been a tenant here for many years, I have never asked for maintenance and until Covid always paid rent on time. Even after Covid when we had to pay late we always paid it by the 18th which up until this month was the last due date and we always paid the extremely high $150 late fee. Now this month the new property manager Ashley tells me it had to be paid by the 16th on the 16th I messaged her and explained We couldn't pay it until Wednesday the 17th and her response was "Please have it in before 9:30" , Not you must have it in or if it's not in by 9:30 but Please have it in. (I have the print screens of the entire conversation) . Now my husband went up to vystar at 6am and their entire systems were down for anything card related (you can call them and ask) My husband called them on the hour every hour until it was fixed by 2pm it was finally fixed and he left work to deposit the money. I then went to log into the payment portal and you all had blocked me from paying my rent. Ashly was VERY rude to me stating "You should have texted. Anytime before this time there was never a time frame just a date and the fact that you all are refusing to take my rent payment especially with the law about no evictions until March 31st will be causing me to obtain an attorney. Now we are going to leave however You will not be charging me for 3 more months of rent just because your homeowner wants to sell and we know the plan is for you guys to get us out because the owner wants to make a huge profit on the sale. But we had until May and you are forcing this. We will be talking to a lawyer tomorrow and it will be handled with them at that point. The customer service I experienced today was awful. Ashley talked down to me and got loud with me on the phone. we will leave peacefully but after this message you will be hearing from my lawyer. This has been the worst property management experience ever and your refusal to take our money while we have 3 children in the home and struggled to get it because of a pay hit due to covid shows me the actual agenda here. I have saved all print screens of everything and recorded the call with Ashley so this will be handed over to my lawyer tomorrow.

I recently applied for an property with JWB rental property. Upon applying I already felt intial reserve when I submitted my identification and response was abrupt, through text I was apprehensive about the tone, yet I proceeded. I gathered all impertinent information as it related to the application process, called and spoke with Shalanda M, and trying to further understand the process we had an honest conversation about what maybe on my credit report, at that moment she determined that I did not qualify for the property (without knowing if it was present or not) she suggested that I not continue with the process (discouraging in the least to say). I then asked to speak to a manager (in which we corresponded through email) in which I was then emailed by the supervisor Tasha N to reiterate that I could proceed but because of my prior conversation more than likely I am not going to be approved. The supervisor cut me off mid conversation and told me we not "be a good fit", still puzzled by this statement, I never met this woman, never done business with this woman. I have a reputable job with a reputable company so money and background wasn't the issue. I was able to provide the company with everything they required, and in BOLD on their application it states "overall financial, credit, criminal history, tenant and delinquencies can be considered determined the length, frequencies, etc. Then, they can reserve the right to deny for whatever reasons (implied). So here I am an honest hardworking citizen trying to secure a stable home for my family is supposed to be ok with someone not even running my credit, going off honest conversation (which is something I thought you would value in a potential tenant) deny me fair opportunity at housing because of a past due utility balance (when they can consider that candidate for rental if every other component checked out.) I try not to use the "race" card, but when you have to keep verifying your identity like your bank statement isn't yours or your paystubs are fake cause you probably make more money than they do. I get it there are scammers out there, but if you have someone who is sticking it out to the end, why build extra hurdles, for them to fail.. All in all this company has to many "loop holes" to be able to justify renting to who they truly want to. The contact that was made could have been more tasteful, professional, and courteous and quite frankly related more to what I needed verses what they felt I already lacked.

Money hungry, bad at responding to e-mails, generally non-communicative so they can sneak as many hidden fees on their tenants as possible. Avoid at all costs. Their claims of "caring" about their tenants are hollow at best. We had a situation with a broken window. JWB e-mailed us and said that the repairs cost $250, plus a $50 "service charge." They said we could pay it off gradually, as long as we paid $100 a month. We paid the full $300 repair charge off at the end of the month, but still got a bunch of fines for not paying off a separate $200+ fee for a sub-15-minute service call earlier in the month where the broken window was covered with 2 pieces of particleboard. That's some expensive particle board! And JWB never notified us by e-mail about the additional charges. We paid well in excess of the $100 minimum monthly payment, and still got hit with almost $400 of bogus charges of "late rent payment" (we still paid our rent in full, just not all the repair charges). Now we're moving out and JWB wants us to pay a minimum $175 professional cleaning fee in addition to completing a long and detailed cleaning checklist ourselves. If we sweep and dust and mop and scrub the whole house and leave it in far better condition than it was given to us, we still have to pay $175 for a "professional cleaning service" to check our work? That's absurd. And the lease we signed makes no mention of a $175 cleaning fee on moveout, but JWB is trying to sneak it in any way. They even frame it like they're doing us a favor. "Usually professional cleaning services cost between $200-$300. JWB is saving you $25!" Gimme a break. We will never rent a JWB property again. We'd rather be homeless than in a JWB home. Oh, and to top it all off, JWB took nearly $500 dollars to repaint the entire interior of the house as we left, in addition to a $50 "lawn maintanence" fee that I mowed, weeded, and debranched thoroughly before I left! Maybe if JWB hadn't waited over a week to assess the property, the grass would of been short enough to avoid their fleecing. Oh, and the house paint? We never touched the walls. We barely hung any art work. We didn't repaint them a different color. The walls were in an almost identical condition to the way we moved in. The paint was chipping in places, but that is due to FOUNDATIONAL DAMAGE that JWB loved to ignore or underplay in their unsafe, unresearched property acquisition from ***, the company that we actually signed our lease with 6 months before being unceremoniously dumped onto JWB's horrible customer service. We only lived their two years. We did ZERO damage to the paint on those walls, except for cutting the windows that were PAINTED SHUT, in violation of city fire ordinance (it took them months to remedy this, and they did so with cheap migrant labor who spoke next to no English and took over our house for DAYS.) JWB are literally criminals. They violated or added addendums to the lease that I and my partner NEVER SIGNED WITH JWB. When we would kindly remind them that we do not have a lease with them, they would ignore or "forget." We were on the verge of taking JWB to small claims court, but I'd rather be out nearly $1000 in bogus or inflated charges than ever have to speak or deal with this awful, evil company again. Rot in h***, JWB. You'll never see another cent from Michael W, and I will tell every friend, business partner, and loved one to avoid dealing with you until the day I die.

Today is now August 30 and im still dealing with rats. I am currently a peritoneal dialysis patient and must have a very clean environment to complete my treatments nightly I would just like to have to issue resolved as this is currently putting my health in risk at this point
I've been renting from jwb for 5 years the house that I'm staying and recently I got sick behind the mold that was in the kitchen up under the sink August 27th ended up in the ER behind the mole I called jwb to inform them of the mole situation that was going on they sent someone out August the 30th 2021 he came out did his assessment contacted jwb and told them that the whole kitchen cabinet from the under the sink and all have to come out and they had to treat the mold mold Spore in the air in the house so me and my six kids went to a hotel to stay I had to end up calling the city on jwb for them to come out and assess the problems that was going on in the house from August 28 into September 28th me and my kids have been staying into a hotel jwb I've been going back and forth with them about them six in the mold in the house for me and my kids could stay in the process they still want to charge me $1,500 of rent and I've been paying for me and my kids to stay and eat while we're staying in a hotel the landlord did not want to pay for the hotel which they supposed to pay to put you up when the problem is their problem not yours and so I've been going back and forth with them all month behind this mole and here it is at the end of September now they want to send someone out and that's do because the city is coming back out October 8th and so they have to have the work done but they still want to try to cause an eviction on my on my record but not paying them for not being in a house that I haven't stayed in due to the most situation that shouldn't have even been going on this long

Me and My wife were looking to rent a home form JWB. we've been looking all throughout Jacksonville, trying to find that perfect home that would fit us and our 3 children. After carefully finding the home we wanted, we decided to put in an application. With me and My wife's income, we were sure we could afford the $1175 rent with no problem and I've been renting my current resident for the past two years... never missing a payment, always paid on time. So I pay the $ 150 app fee only to be told that I was denied because I rented from a private landlord. I was able to provide and verify a rental ledger from the land but that was still not enough. I truly feel that that info should have been stated on the application. How would I know that if you rent from a private landlord JWB will not approve you for a home?

I signed my lease on June 1st. The very first day we had to call because the toilet did not work properly and we could not use it. I've had to call about cockroaches and termites visibly in the house! We also had to call about a window that could not be secured. A man came and looked at the window, said it needs to be replaced, put a board in and said he'd send someone to replace it, that was a week ago and I have called again. The bathroom sink did not drain, you could see razors from previous tenants in the drain. Then the pipes on the kitchen sink broke off and water went everywhere. They sent a handyman, not a plumber who screwed on a pipe and left. It broke again today, the day after he was here. All of this and we haven't been here 2 weeks! I will NOT stay in a bug infested house (the termites are eating the floor, there are pictures). That on top of the fire ants, garbage EVERWHERE, a hole in roof, and poisonous mushrooms, this house should be condemned.

I open a work order back in April for some repairs to be taken care of. The first work order was denied and then I had to put in another work order I have been getting the run around. My kitchen is falling apart the counter is separating from the wall the floor has weak spots so weak that I'm afraid of the kids or myself falling through. There are openings that need to be sealed because rodents are finding their way in my house and I'm extremely terrified of them. The whole floor in my kitchen is craving in. My stove doesn't work been waiting on a new one nothing yet I haven't been able to cook had to eat out or eat sandwiches. They wanted me to keep moving the stove and I explained to them that I'm pregnant and I can't move that heavy stuff and I'm terrified that there might be another mouse behind there so in the meantime I'm left without a stove. Lastly, my porch is falling apart it is cracking in half. Scared of me or kids getting hurt. I'm about to get court's involved.

Outside of the air condition not working for the first 36 hours, it was a very smooth process and am very happy with our home.
Not responsive at all. Ive been in my rental 3 weeks now and have been trying to get some things corrected. Ive told 3 separate people about the issue and was supposed to receive a call about maintenance. I still havent. Im about to have to the issue fixed and deduct it from the rent!
Everyone and everything has been wonderful, from the app process the the approval and the receiving of the key. Couldnt have picked a better company. Thank you
