Kit Management I made a maintenance order more than a month ago for the leaking ceilings in my apartment

I made a maintenance order more than a month ago for the leaking ceilings in my apartment. Now, those ceilings are breaking and caving in. I also reported a broken toilet that doesn't flush. I recently submitted a second maintenance order, hoping they would come and fix these issues, but they haven't. Additionally, there are wires across the sidewalks and hanging off buildings outside. There are also holes in the sidewalks, which pose a safety hazard to both the tenants and the children inside and outside the building.

Kit Management I would give Kit Management a 0 if I could

I would give Kit Management a 0 if I could. They are always trying to overcharge and take advantage if you're not paying attention. The house I rented was a complete disaster before I moved in. I had to put them in rent escrow because they didn't take care of the premises or fulfill the promised maintenance before I moved in. Even after I moved out, things still weren't properly fixed or fixed at all. They somehow charged me for multiple things, even though I had professionals come to help with cleaning and moving. Make sure to keep all your receipts and documents for your own sake. They are terrible!

Kit Management Don't rent maintenance ***

Don't rent maintenance ***. It's slowly getting better. Asked to move recently due to health and safety matters of my unit. They said we could if we provide our income. Then, a week later, they ask us to vacate and say we don't want to renew your lease, and we don't need to give you a reason. I feel that's wrong when all they care about is moving new tenants in, making the building worse without fixing it first. I pay $75 more extra a month because we never renewed our lease, so we were on a month-to-month lease. So, don't ever rent month-to-month. They don't need to give you a reason to vacate the premises, but it's shady when you asked a week before you got the letter. They said to send your paystubs in and said how much we needed to move in. We made an agreement not to pay a pet deposit, but they charged us for the extra deposits after they agreed they wouldn't charge us. That's after we put our rent in escrow. Suddenly, they wanted to not honor the original agreement. However, we got rid of one of the pets and one died. We had just acquired the pets, and I told them I no longer have the pets. They still wanted to charge me for those 2 extra pets they found out I had. I did have them because of maintenance in my apartment, and I had just gotten them. Plus, I had medical issues going on, so I was being charged late fees for the pet deposits, which I think is wrong after they had made the agreement not to charge us. But then, I have 3 cats, and all of a sudden, they want to charge us for cats I no longer had. My cats never damaged their property. Now they want us to leave when rent's on time, and we asked to move to a safer apartment for my child I just had, and they want us to vacate. We can't even rent elsewhere because we both lost work. We had COVID, we got help, and they are reporting our rental history as bad. The reasons why rent was late was because we both had COVID, and I had other medical problems preventing me from returning to work.

Kit Management Terrible living conditions

Terrible living conditions. The person who showed me Kit's properties would lie about anything to make a sale. They don't respond to maintenance requests or even bother to look at them. I tried texting them because the office couldn't answer, and they just said it's not their problem. I have pictures. I signed the lease on April 7th, 2022. When I saw the place, I noticed the floors and other things were dirty, but I thought it just needed a little cleaning. I regret my decision... because there was years' worth of dirt everywhere. The vents are filled with inches of dirt, and the house smells when the heat is on. The shower water leaks through the floor to the basement, and it's filled with disgusting debris. There's food stuck to the ceiling, and there are splattered food messes under the cabinets. The fridge is sticky, and there's a lot of hair and old trash at the bottom. There's black stuff under the stove. I've mopped the floors five times, but they're still dirty. There's mold growing on the basement floors. The second bedroom smells like cat urine, so I'll need to hire a professional cleaning company. I found the previous residents' belongings in the closet, and it seems like it was never cleaned. There are random nails all over the house. The yard had leaves, and under them, there were piles of kids' toys. The shed had the previous residents' belongings, and it was absolutely filthy. When I tried to put up my blinds, I found out they were taped up. The air conditioner was full of debris, but I cleaned it. I couldn't move in until April 27th. They said the place was dog-friendly, and I paid the dog deposits, but my dog was viciously attacked after only 2 weeks. The neighbor's dog jumped over our unstable fence, and they won't fix it to protect our dogs. They said it's our problem now because we signed the lease. Sydnee told us that if we needed any maintenance, it would get done, but they're lying slum lords! They never answer the phone. I told them what happened, and they blamed us. They refuse to maintain the property, and the property manager is extremely rude.

Kit Management Kit Management is a management company that supposedly took over a property that was already in bad shape

Kit Management is a management company that supposedly took over a property that was already in bad shape. They are supposed to give back our security deposit when we move out, but it seems like they are doing everything possible to avoid returning it. They are also trying to make us pay for old broken screens and other things that were already damaged or worn out before they took over the property. They didn't even bother inspecting the units. They have only owned the property since April , and there have been many complaints about their business practices. They managed to get my money back, but then they sent me to a collection company for money that I don't owe them.

I applied for Kit Management and was honest with them upfront. I told them about my eviction that was over 3 years old. They said that was okay and approved my application, but asked for a double deposit. We also viewed a few of their properties. The lady who I was communicating with kept pushing for us to sign the lease before viewing the property. This is very unprofessional and I didn't like that. So, I asked to speak to the owner (***) and the lady switched the whole situation. She brought up the eviction (45 days later) trying to find a reason not to work with me all of a sudden. This further lets me know that they don't know what they are doing as a company.

Kit Management Blood and urine stained carpet, foul odor, and mold in the wood

Blood and urine stained carpet, foul odor, and mold in the wood. I have photos, but Kit Management refuses to get rid of and replace the urine and blood stained carpet that has a bad odor, and there is MOLD underneath the padding. I've pulled up the carpet myself. I have asthma, and it's been making me constantly sick. I've been sick TWICE SINCE I've been in this house, and they keep giving me the runaround. I'M TIRED. I've threatened them with rent escrow, and they'll just tell me what I wanted to hear and haven't done a thing. I put $4,511.00 down to move in, and I haven't been comfortable since I moved in on Dec 6. I signed my lease and handed my money over on Dec 1. They said everything would be situated, but that was a lie. They just masked the smell with cleaning solutions.

Kit Management My experience with Kit Management was not good

My experience with Kit Management was not good. I lived on *** st and ended up homeless during the covid season. My house was never taken care of. The door was off the hinges and there was no damage to explain why. The bathtub would fill up with septic and the heaters would always leak. They wouldn't accept my payment because nobody was in the office when covid started in February . I also had a problem with roaches and bed bugs, which started just two weeks after I moved in. I didn't even have any old furniture, just a couch. I have a lawyer in case they don't fix things and remove the eviction from my credit. I'm sorry, but I don't trust this company.

I asked this company and their employee, Tanesha, many times if the rental was clean and available, as I am out of state. They made me pay thousands of dollars, but the rental turned out to have bedbugs, tents throwing alcohol by my door, rat infestation, holes in the walls, and they tricked me into a contract. The place is unlivable and they even kept my security deposit, even though they are responsible for the damages, bedbugs, and the unsafe environment. They take advantage of disabled people and don't clean the apartment, scamming thousands of dollars from us. Please ComplaintsBoard.com, help me against these scammers. I am seeking $8924.00 in compensation. Additionally, the rental had no heat and the kitchen drawer fell off, and they never did any repairs.

Kit Management I was a co-signer on a house lease for my son and his friend managed by Kit

I was a co-signer on a house lease for my son and his friend managed by Kit. Their lease terminated in January. In April (last week) I received a notice from a collections agency trying to collect an outstanding fee from Kit. Prior to this collections notice, I had not received any correspondence from the rental company about money owed. As a co-signer, I expect that someone would have tried to call me, email me, text me, or send me a bill before sending me to collections. Kit kept the boys' security deposit of $800 and charged them (and me) another $1000. I am not disputing that there were things needed to be done to the house after they left (repair broken tile), but Kit refused to send me an itemized bill of what was done and how much it cost. I told both *** and the owner, ***, that I am not opposed to paying, but not without knowing what I am paying for. Collections without prior notice and refusal to give me an itemized statement.

This company took over the realty company I was currently with for my last month there. I didn't sign a lease with Kit. The house I rented was $750 monthly, same as the deposit when I moved in. Now that Kit has the house and my lease is up, they're playing around and not sending my deposit. Instead, they sent me a bill for $3000 for repairs that the previous property management didn't take care of. I've been trying to contact them since November (the month I moved) - left voicemails, emails, TEXT MESSAGES! Dealing with them for the last month of my lease has been a joke. They also said they would "mail" a check within 30 days, but they don't have my address! And it's been over 30 days. Unacceptable. When you look at their reviews, they all say the same thing I'm saying. Also, in the meeting that was a hassle to set up with them, they basically told me there's nothing they can do. If I don't pay the $3000, they'll ruin my credit.

When I first moved in, I took a walk around to snap some pics and videos of any damages. I have an ESA that lives with me and at the start of this summer, our A.C. went kaput. I emailed maintenance, but no response came my way. A week later, we called and they finally placed an order for the A.C. Two weeks passed before we heard anything. I sent a super long email expressing my frustration with the company because it's taking forever to fix our A.C. It was scorching hot, 80-90 degrees, and I was worried sick about my dog. When we moved out and I had to provide my forwarding address, they called me the problem child because of my emails. Now they're charging us $1,500 for damages we didn't cause. I get that some charges may be valid, but we shouldn't be held responsible for damages we didn't cause. At this point, the charges feel personal more than anything. This place is a total scam, and I'll never deal with them again. I can't upload the videos, but I have some pics I can share.

Kit Management I paid $3200 when I moved in with Kit Management

I paid $3200 when I moved in with Kit Management. I rented from them for two years and never missed a rent payment. However, when I recently moved out, they kept my entire deposit and charged me $670.63 for damages that I believe were made up. I contacted them and provided proof from both move-in and move-out that the damages they claimed I caused were actually pre-existing. The office lady, Lori Dowell, said she would review my proof and get back to me. A week later, when I called to inquire about the situation, there was no solution. They are the worst rental company and will unjustly keep your deposit and falsely accuse you of damages, trying to make you pay out of pocket. There was no damage caused by my family when we moved out, and I have photographic evidence and work orders to prove it. Yet, they still refuse to return my deposit. It's unbelievable! I have a feeling this happens to many people, considering the other reviews I've read about Kit Management. It seems to be an ongoing issue, and they should be sued for their actions. How do they get away with this?

Furst and foremost, the complaint I filed last year has never been resolved. I never received any of my deposit back, I never Hurd back from them after the response stating, they would be in contact with me when the financial rep was back in the office. Secondly, According to the paperwork signed by both parties I was freed of the lease and they were paid in full. i can submit either the paperwork or the recording taken when it was signed. So imagine my surprise when I get an email from my attorneys stating there was a collection for $125 from them on my credit. I never got anything from them, the post office has been forwarding my mail for the last year to my current address. They have all of my contact info and they never bothered to reach out to me to inform me of the charges. what they were for, or even bother make things right from a year ago. The negligence of this company is appalling. I want my deposit back in the sum of 699.74 and this false collections to be removed.

Kit Management I've been living at this place for almost a year and a half now, and during my first year, I didn't have a stove

I've been living at this place for almost a year and a half now, and during my first year, I didn't have a stove. I asked them in November 15, 2022 to move me to a better and cleaner place since I can afford it. They showed me a few places that didn't meet my safety and health standards. I talked to *** from KIT MANAGEMENT, who handles operations, and he promised to make things right going forward. I paid full rent for 9 months without a stove in my current address with them. They didn't compensate me for this inconvenience. When my lease ended in November 2022, I refused to sign a new lease that would lock me into the same apartment. Now they're charging me an extra $100 per week on top of my rent until I sign a new lease. In November 2022, I spoke to *** and he agreed to help me find a place that suits my needs as a 24-year-old college graduate. I'm asking for a partial refund for the 9 months without a stove, which I have documented with lots of videos showing maintenance workers coming in and out of my apartment, with *** telling them not to worry about my unit.

I'm discussing a tenant's experience with Kit Management, LLC. The tenant had to move to a nursing home in late April due to health issues. When I informed Kit Management, the call was cut short and they didn't follow up. On a second call, they mentioned a 30-day decision period for the security deposit and a $250 rent credit. Despite the tenant's apartment being promptly advertised for rent, Kit Management later dismissed the lease break and refused to return the deposit and credit, ignoring the tenant's unavoidable health circumstances.

Kit Management Kit Management has wrongly accused me of causing nearly $4,000 worth of damage to their property

Kit Management has wrongly accused me of causing nearly $4,000 worth of damage to their property. They have billed me for damages that were already present before I moved in, and for taking items that did not belong to me. They claim that appliances are missing, but they never provided any in the first place. They are also charging me for furniture removal, even though I did not leave any furniture behind, and for trash removal, despite the fact that we cleaned the home ourselves.

The only area we did not touch was the crawl space, which we were unaware of until several weeks after moving in. The basement was advertised as being fully accessible, but a large shelf blocked the door to the crawl space. When we finally opened it, we found it filled with dirt and grime. We immediately reported this issue, but it was never cleaned. The same goes for the garage. Outside the garage, there were bags of trash left by their own employee after fixing the roof. We repeatedly asked them to remove the trash, but they ignored our requests. Additionally, when the garage door was fixed, we discovered more dirt and damage, rendering the garage unusable.

They are also claiming that we neglected the gutters, even though they were not cleaned before we moved in. We have evidence of this through our service requests and photos. In my review, I specifically requested a walk-through, so why would I bother doing so in writing if I had actually caused damage? This bill should be dismissed, and I should receive a refund of my deposit since I did not cause any damage to the home. Furthermore, they are charging a pet fee that has already been paid, and now they want us to pay it again.

We have thoroughly documented every service issue and the current bill, which contains false statements. Unfortunately, my photos and screen captures are too large to upload, so I have attached a PDF with links to videos that show the condition of the house before we moved in and after we moved out. If necessary, I can provide pictures as well.

Kit Management Rental property basement flooded by sewer water

Rental property basement flooded by sewer water. Kit Management aware, but hasn't fixed issue. On 6/5 at 6 pm we found rental property basement flooded with sewer water. I called office line and chose maintenance/service option. I was sent to voicemail where I left an urgent, detailed voicemail. Since it was after hours and no emergency number, I called multiple times to notify someone. Water level kept rising above ankle level and house smelled strongly of sewage. I continued to email, call, and leave messages but got no response. At 10:07 pm, I got a text from Kit Management asking for photos. I sent a video and explained water was still rising and we had to leave due to strong odor. Unidentified texter told me to "not use water much" and said sewer person would be sent. Next morning (6/6) I reached out again as we hadn't been updated by 9:40 am. I was informed that company exclusively uses sewer person who was out of town and return date uncertain. After 24 hours, I asked management to find another sewer person as basement still had sewer water and odor worsened. I was told to "just open windows," which made situation worse since it was 85 degrees and humid. I tried calling texting number but it went to voicemail, even though I was mid-conversation with unidentified texter from Kit. I expressed frustration and offered to find my own sewer person since there was no timeline for resolution. As of today, 6/7, at 1:45 pm, no one from Kit Management has contacted me about solving this issue. House still smells like sewer and water remains. We can't use any water or toilets as it backs up into basement.
