They will charge you for every little thing that they can
They will charge you for every little thing that they can. All they care about is the money and not their residents. The quality of the apartments and "amenities" is not worth what you pay.

Stay away from Kunkel Wittenauer Group, especially if you're in the military. They charged me too much for a cleaning fee and couldn't explain why it was so high. They said they would offer me different options, but they didn't follow through. They said they would let me pay the cleaning fee over time, but they went back on their word and took it out of my first month's rent. We also had two other requests that they agreed to, but they completely ignored them. It's impossible to reach them by phone. I called one employee six times and left two voicemails, but she didn't respond until a week later, and it was about something really important.

Left three messages on the day of the showing - no return call. (It's weird how no one answers their phones!) On the fourth call we made, someone finally answered. The agent was a no-show. They said the system messed up and our schedule didn't show up. They were supposed to show us two rentals, but they had no record of either. However, two days before, someone called about our "scheduled" showings and asked us to send a copy of our driver's licenses. (Weird, right?) So, they said someone would be there in 20 minutes. The agent was 35 minutes late (we left after waiting for 30 minutes). The agent wanted us to come back (which is unlikely). Also, the agent claimed to know nothing about a second showing. We've already missed half a day of work - we're not going to waste any more time with them. Not only was this very disorganized, but it was also unprofessional. And they're not very flexible with showings... only Monday to Friday, not before 10 am and not after 4 pm. So much for working with people who have jobs/careers!

They are so slow when it comes to emergency repairs. I reported a problem with no electricity on Friday, 6/17/22 at around 6 am. The electric/power company said that the weather head & meter base needed fixing before power could be restored. I sent a picture of the notice from the electric company to the property management company. But they decided to delay the repairs until Monday, 6/20/22. This weekend, it's going to be scorching hot, with temperatures in the 90s, and on Monday, it's expected to reach 100 degrees!
During the winter, the furnace wasn't working. I requested emergency service after hours because the temperature was below 30 degrees. It took them 2-3 days to finally fix the issue and get the heat back on.
To make matters worse, the drains were all clogged, and sewage backed up into the bathtub, kitchen sink, and laundry sink. Whenever I ran water in the bathroom sink, the toilet would bubble and rise. It took hours for the toilet to fully empty after flushing. I reported this issue on Friday during regular business hours, but they didn't bother to fix it until Wednesday.
I can't even express how terrible *** is! I wish I could give them a negative star rating!

However, it is without a doubt the poorest excuse for real estate professionalism in all the years we've worked in real estate. The commercial real estate agent was unprofessional, ignorant, and rude. But most noteworthy is what occurred when the contract was executed. The landlord blatantly breached the contract by failing to have all agreed-upon repairs finished by the time we (***) were to take occupancy and continually disrupted business operations. Obviously, both the real estate agent and landlord thought we were supposed to accept this. When legal arguments arose about the series of events, the Kunkel Wittenauer Group was so blatantly unprofessional that he fabricated FALSE accusations, in text messages, accusing *** of breach. He attempted to accuse us of not having proper insurance, when in FACT we did. He was disgustingly unprofessional. Later, it was identified he had, in fact, fraudulently misrepresented parts of the contract to their and the landlord's benefit - in complete contrast to the agreed-upon terms. These people should not be allowed to conduct business. The fact they advertise us as a "Recent Commercial Transaction" does not adequately outline that they're crooked, unprofessional, and we were COMPLETELY dissatisfied with their services.

Personally, Kunkel Wittenaur Group is the cause of all the trouble in this business. My daughter was denied a rental, so I filled out the application and paid an additional $65. They later sent me an email about occupancy. I listed my daughter and her friend, but I didn't include my name because, well, I assumed they would know my name goes on the occupancy form. Then, *** called me and spoke to me in a rude and aggressive manner, accusing me of committing fraud on my application. I told her that no fraud was committed. I simply put my daughter's name and her friend's name on the permit so they wouldn't be responsible for the rental payment. Then there was the issue of the electric bill being in my daughter's name, which wasn't a problem until I added her to the permit. *** insisted that she knew what was going on and that I had committed fraud. I explained to her that when I emailed the electric company the account number, she knew it wasn't in my name. Later, she added that I had two weeks to change the name on the bill because my daughter was not allowed to lease with them since her application was denied. Okay, so she called me a liar, but she already knew the bill wasn't in my name before she called. Because my daughter is pregnant and I live in another state, I wanted to come home and take care of her and her soon-to-be-born son. *** called me a liar and a fraud, which I didn't understand because she already knew everything. Everything was going smoothly until I wanted to add my daughter to the occupancy permit. My daughter wasn't responsible for the lease payments, I was. It all seemed strange because I had already paid the deposit and the application fee, and *** knew about the bills before she accused me of lying. She literally said, "I know what you're trying to do. You want to rent the place and have someone else live there." That's when I got angry. I have integrity, and everything I did was above board. I guess I could have called her a fraud too because everything was fine until I mentioned my daughter.

They put buckets of salt outside my condo. They want the tenants to salt the ground if they're not available to do so. We take care of the inside, and they handle the outside.

I called the office 'bout them roaches in my apartment. They sprayed, but it didn't do much for them critters. My boy's got asthma, so I can't keep havin' 'em spray, it ain't good for him. They let me check out another apartment, which I was gonna take, but when it was time to move, they tried puttin' me in an apartment I hadn't even seen. It took 'em a whole week to get the right apartment ready. 'Tween the money I spent on deposits, rent, transportation, motel costs, bug spray, and other stuff, I reckon they owe me $130, but they only wanna give me back $9.

Kunkel Wittenauer Group took over our complex in February, I think. I always paid my rent on time. My lease was up and I moved out on July 31st. I emailed them like they asked, saying I put the keys in the drop box. Yesterday, I got an email saying I'm late on my August payment, even though my lease was already over and I had left in July. I gave them my new address for my deposit, by the way. I saw my apartment listed for rent on the marketplace, and I left it so clean that it was available the following week after I left. The email they sent seems fishy, mentioning my new address, and their whole company seems like a scam.

I moved outta this Kirkwood apartment 'cause of all the smokin' and drugs goin' on. When I first signed the lease for this place 3 months ago, the guy told me it was smoke-free and drug-free. He also said he'd fix up the outside railin' and steps, but that ain't happened yet. He's been invadin' my privacy, even came into my apartment on the very first day I moved in. The locks ain't been changed, so I had to hire a locksmith to do it for me. Cost me $65 plus the price of the locks. And on top of that, he left dirt in my place another time. It's just not right. I'm constantly surrounded by smoke and drugs, it's drivin' me crazy. I had to call the police 'cause of it. I got health problems, and all this is makin' me sick. I've always paid my rent on time, but now they're tellin' me to leave when I went to pay it in April.

I've been dealing with bug problems outside my condo, and it's been a real hassle. I'm super allergic to their stings, so I gotta be careful. According to my contract, the HOA (who also manages the property) is supposed to handle the outside stuff. So, I gave 'em a call and this person tells me it's my job to take care of where the bugs are getting in. Fine, I did that. Then, she says she'll send maintenance to check out where the nest is. They did show up, but they never bothered to come over to my place and check around the trees. I did see some guy come out of his truck near my sliding glass door, but he didn't even get out. When I complained about it, they just told me to buy my own bug spray or stay inside. They even suggested I get it delivered from the hardware store. I've already sprayed around my deck and front door, and I made sure to let management know about it.

I applied for an apartment they manage. I sent my application all done. My wife is out of work because we just had a baby so she has no current paystubs. Paystubs are needed for the application. I called to ask what would be okay since she had no paystubs and the lady over the phone asked me if my wife would be living with me. Of course she will be. She tells me she can't live there because she doesn't approve for the lease agreement. There is no mention of needing to be on a lease agreement. My wife doesn't want to be on a lease. I asked to talk to a manager and was told she isn't in today. I asked when she will be in and was told she'll be in later. When's later? I asked where she is and she told me she is at another property in Edwardsville. What property? Many times avoiding my questions. I then told the lady on the phone I want my money back and she says the application payment is non-refundable... Don't give this company your time or money.

I rented a house managed by this company. When I moved in, the carpet was dirty and the house was only partially cleaned. I stayed there for 9 months and then broke the lease because I bought a home. Unfortunately, I lost my entire security deposit of $1750 due to breaking the lease, which I accepted. I always paid my rent on time and took really good care of the house. I even did extra things like seeding the lawn, planting flowers, and fixing their paint scratches throughout the house. I also paid a $1000 deposit for my two dogs. During the final walk-through, there was no damage to the house caused by the dogs. I cleaned the house to the same level as when I moved in, including the bathrooms, floors, and kitchen. I even paid for the required carpet cleaning. However, KW kept $316.25 of my dog deposit for professional cleaning. They should have used the $1750 from my home deposit if they felt the need to have the house professionally cleaned. This was an unfair and arbitrary use of my dog deposit, which had nothing to do with their cleaning costs. The owner already had an extra $1750 for that. I have demanded the return of my full pet deposit of $316.25.
