Lennar homes: I purchased a home my closing date was Aug 28 2006 In October the door bell rang and i was served papers that i was being sued by a drywall company who did work in my house in July. Bear in mind I didn't live in my home until aug 28. This contractor put a lien on my home and is suing me for $1300. I called lennar for 4 weeks finally they said it was all taken care of and not to worry about anything. Five months later I came home from work Monday and there is new papers sitting on my counter. Yes another law suit and I found out Lennar never got the lien off of my property. I have many disappointing lennar stories and encouraging people to find a different builder.
Apparently this homeowner is not aware that according to construction laws in many states, if a contractor/construction company doesn't make payments to subcontractors for goods or services on a construction project, the subs can file liens against the property owner for the amount of the goods or services. Generally those liens are filed with the courts in the counties where the work is being done, and often an owner can check online as the construction is done whether or not liens have been filed against him/her. And the property owner is liable for those debts, regardless of when they moved into the completed dwelling. A very important thing to check, before you give that final check to a contractor, make sure you get release of lien notices for all the subcontractors who may have filed liens. And if in this case the builder said they'd pay a lien, they should have provided this homeowner with a release of lien.
It's a shame that not only do we have to go through the stress and strain of purchasing the home, we have to become attorneys, investigators, home inspectors, etc. This person has a lien and Lennar, being the crooks that they are, can get away with it. Most of my neighbors and I have a Lennar nightmare story. They are the worst builder I've ever experienced.
For more Lennar horror stories check out www.huttoparke.com, you won't beleive how they have treated an entire community. Don't ever buy a Lennar.
I agree I have purchased three homes in my lifetime through different builders and Lennar is by far the worst. I was in the process of having a home built to were because a computer gliche in their system we signed half of the contract on the signning day was told after the fact all the paperwork was not there. waiting 3 months for the sales department to send the initial paperwork. Had to call them to see when pre-wal through was no one was assigned to us as site manager etc... after all the mess they send our contracts to be signed to the wrong address after we continually gave the the correct address so we tried to piece the contracts through mail and fax. it was a mess... now they are telling us since we didn't close at the end of the month they are keeping our 4000.00 dollar deposit! what a joke we are fighting them now as of this date.
Don't by Lennar in the Maryland area...
Shoddy construction, all sort of contract problems, a no arbitration clause, ect, and a death due to the fact that the home was wired against code. It was on Sept. 20th 2004 that the man was electricuted hooking up a new dryer, no he was not the new owner just a guy going to work, who never came home again, it was his youngest daughter's first birthday, he left a disabled wife and 2 girls who have been battleing Lennar and his sub contractors for over 3 years now, and of course they do not blame themselves for not watching their subs and the subs will not take any responcibility, they said it was his fault even though the power to the laundry room was shut off, he should have known that behind the walls that the electric wired had been compromised ( PLEASE)and round and round we go, OCEA did the investigation and report finding 110 Volts running through a medicine cabinet as the entire home was energised, so anything metal was electrified, so just hooking up the dryer vent was a killer, and that is what happened. Please address any electrical problems quickly that you may be having before another person is killed, we did away with electricution in the states for mass killers, because it is a horrid way to die, yet here was a man killed that way just trying to make a living for his family and to try and get ahead in life. Good Luck and we are not giving up so hang in there and keep fighting.

On the Goddard side of our home is a 4 foot+crack running from the ground upward toward the gutter and soffit.
On the Montgomery Bell side of our home, the grading is poor and water is being held between my home and, the home next door.
These problems can only get worse.
Paid $1000 deposit in October 2022 on home in Florida contingent on sale of current residence in Utah. Couldn't sell house due to market, and not approved to buy another. Now Lennar won't refund deposit.
It is resolved now
Hi , I am a new Home owner from Lennar . Within 3 months, I see multiple cracks at home. I did service warranty ticket. But the representative assigned does not want fix the cracks. They said I need to wait till 11 months as it is not emergency situation.
It was explained to us that because of change of circumstance with underwriting we would not qualify for a loan. We asked our concierge to get with the builder to refund our deposit and were declined our money.
