We have had very little success with obtaining vacation rentals in the couple years we have been invested in Palmera.
When we originally purchased into it someone had just relinquished their membership. At that time, it was offered to us as an incentive and we bought in.
We now would like to relinquish our fully paid deed back to your deed back program.

Timeshare
J. took our current timeshare and sold us a timeshare with Palerma Vacation Club. I specifically asked him if the 2 were equivalent> He said, " I am a real estate agent and I could loose my license if it isn't equivalent or better." Completely false. Told me I get 3 weeks vacation a year at the Hilton Head Resorts. Completely false. Assured me 4,000 points would get me what i had in my old timeshare. Completely false. Everything this man said was a total lie. Please please trust me do not believe the lies. When you finally get on the web site which is way after the cancellation period, nothing you were promised will be there! SCAM! SCAM! SCAM!

They said they would buy back
The salesman said if at any point in time we didn't like or had issues they would purchase it back from us. Well when we went to attempt to use our time there was nothing available for 4 months out so we tried to plan ahead and unable to do so. We called and made the statement that because of not being able to use when tried would they buy it back as originally stated when we signed. Well nope they would not and are trying to charge us for something we couldn't use. Issue / Red Flag do not buy into there scam!
Desired outcome: Them to buy back like they said they would and get off of our credit.
Timeshare Trade-in Terms & Cost
In January we traded in our timeshare in Stormy Point Village in addition to a cash payment for membership in Palmera Vacation Club.
First, we were led to believe that the 4000 point we would receive annually would cover a weeks stay in Coral Sands, even in the most costly season. Since being able to have access (past the 45 days) we find that we only have enough points for a specific week in January or December.
Secondly, we were told that an approximate payment of $1400 dollars would be due for transfer of the title of Stormy Point village, but now that we have received the instructions from Timely Acquisitions they are expecting an additional two years maintenance fees amounting to another more than $1400 in addition to this year's maintenance fees being paid. The fact that this additional requirement was not made apparent was at best misleading, at worst lying by omission as this basically doubles the cost of transfer.
Desired outcome: Adjustment of points to allow a week vacation in more of the year than only two specific weeks in the year.Not having to pay two more years maintenance fees as part of the arrangement.

Luckily I don't fall for everything I hear. This company is a scam! I feel sorry for everyone who fell for their lies. I didn't know if I was about to be kidnapped or scammed or both. Something very weird is going on with this company and I hope people open their eyes. I was told to put down a 40 dollar deposit and go jet skiing for free. When we arrived to to the location EVERYTHING CHANGED and no one knew what we were talking about. They are lying and misleading everyone. He wanted us to get in an unknown vehicle to go 4 minutes away for whatever reason. Be careful out here everyone.

ok, so we bought into Palmera a few years age stating we could have unlimited "smart stays" and were also able to grant them to any of our guests without us having to be there. Then suddenly, they changed the rules to allow "members only" to participate in the smart stays. Now, they have changed the rules, once again, to only allowing "members only" 3 smart stays a year. How do they get away with this? Do we have any recourse to either go back to original rules when we joined or get out of contract?

I've used Smart Stays through Palmera for a couple of years. I was paying instead of using our points to try and build them up. We stayed one week the first year after we purchased and two the second week. We did not stay last winter 2023, but rolled our points over again to 2024.
Our plan was to use them for multiple weeks in the winter when occupancy and costs are low.
However when I went on their site now to reserve for January, it now shows only three Smart Stays are allowed in a calendar year! "Due to the overwhelming popularity of the Smart Stay program, Palmera Vacation Club members will be able to book up to three Smart Stay Weeks within one calendar year. These new guidelines are being implemented in an effort to help distribute the already limited and highly sought-after weeks to more members."
I was not told about this when we purchased and also feel that we should be given the same original rules, or have the contract cancelled and refunded of our purchase.

Two years ago we attended a sales pitch at palmera.We already had 3000 points and were persuaded to increase our points by selling our RCI deeded property.Proceeds were to cover all costs. Have now been paying monthly with only just over $1000 going toward principal.No sale on deeded property as of this date.Very dissatisfied with Palmera Vacation Club.We were assured if we ever wanted to give up our membership we could presumably after we fork out the rest of the money owed.Much as we enjoy HiltonHead it is not worth all the headaches associated with it.

We purchased a 3000 point timeshare for $12, 500 from Palmera
Vacation Club. Nothing that the salesman presented to us was
true. The trading power we were supposed to have with RCI was
incorrect. The Palmera membership also included a Quest
Vacation Club membership. The travel prices the salesman
showed us were significantly less than what was actually
available to us. The first clue should have been that the Quest
membership takes 45 days to activate, 15 days after you can
legally cancel the contract. They also verbally guaranteed us that
the 2 timeshares we were trading in would be sold and that we
would get enough money to pay off their time share. We returned
to the resort just about 1 year later and went to the sales office
and told them we wanted to cancel the contract or they could
purchase it back from us. We were told they no longer sell that
product but we could spend more $ and upgrade. We retained
an attorney but they refused to negotiate with him.

We bought into Hilton Head and Palmera based ONLY on the assurances of every sales and management personal there that both of our Orlando deeded top resort timeshare weeks would be sold. We did not need Palmera without this. Nothing has been done and calling makes it clear no one cares. It was basically, sorry sucker attitude. At our age changing made sense if this transition occured. It's clear there is no intention of honoring that. The lady I spoke too had no interest.

We have left 3 messages to find out why we don't have access to some of our points that are banked with RCI do to a cancelled vacation. No response. We are trying to book a vacation but can't and hopefully won't lose our booking do to the lack of communication on their part. It's hard to believe Coral Resorts/Palmera Vacation Club is still able to pull off this scam on Hilton Head Island. We fell for it almost 4 years ago and it sounds as though it has been going on for a very long time. I work very hard, intelligent, level headed, Senior Project Manager for the State of SC. and I fell for it. My wife and I was deceived and lied to, they are good at what they do. One thing for sure you make your payments on time they don't report to the credit Bureau but get behind and they turn you over to collection agency; COVID 19 or not they don't care. We haver never used this vacation club in 4 years since we purchased it because apparently buying 3000 points will not get you anything and when it was off season you couldn't find a rental still without buying more points. The salesman (won't name him yet) but he lied to us severely so we had my family go down to Hilton Head and asked for him as if they were Interested and they were told the very lies we were told and with several friends and family hearing all this and then taken for a tour of what type rentals in Hilton Head they could get with 3000 to 4000 points and it is available all the time, very nice Hotel 2 bedroom pool side.
I wanted to walk away from this SCAM but Palmera has threaten to sue me and they reported me to a collection agency. I would give it back for free just to get away from this joke but what I have decided to do is to take this up with the State and with signatures from all the people Palmera has cause grief to. I am also going public and slamming Hilton Head with their presents and how they lure vacationers in for a so call deal of a life time offering free $100 and $200 Visa cards just to hear their spill, at least that what we were offered while on Vacation there. There is so much we were told that just isn't true and I can go on and on but I blame myself for listening to his sells pitch. One thing I have now witnesses and everything was recorded just last year before COVID 19. Palmera you have take advantage of to many families and it is time for answers.
We tried to fight it at that time, but we had signed a contractual agreement. It didn't matter what information they had provided, either verbally or written, the contract was all that mattered.

Time Share Complaint
We joined palmera timeshare 11/2019 with false sale pitch. I submitted a certified letter to the company with no response. Like all the other complaints prior to me. Know they have sent the timeshare to a collection agency and we have no clue on how to resolve this issue. Our credit is being held hostage by Palmera Time Share. Help please
bait and switch tactics
May 2020: Traded 2 RCI timeshares + paid $9K for "Palmera points". Now I'm getting $128.21 monthly auto drafted and also had to pay $1000+ RCI maintenance fees for 2021.
Palmera Sales rep. Joe Pepitone stated the $128.21 takes care of "no more exchange fees or maintenance fees" and confirmed I have purchased several more points for even more vacations with much more availability.
Not only is this a false & deceitful statement, I've now discovered most Caribbean and Mexican resorts have converted to all inclusive which is a product we are not interested in. Of course, this was not mentioned. It was also stated that Palmera would take back the entire deed at no loss to me "whenever" I wanted.
Palmera conveniently froze my account when I was late paying my unbeknownst previous maintenance fee for 2021 only because nobody responded to me when I was questioning the invoice.
I've left messages and emails for Joe P. & Sheldon Stanhope, none of which have been returned and they are never available.
I'm reaching out one last time before I hire an attorney to sort out this mess and cut my losses. I need to know what I'm paying for @ $128.21 monthly when I'm still expected to pay exchange fees. (Side note: My Contract states, $126.97 monthly draft so I'm not sure why they are taking the additional $1.24 let me guess, the Board of directors voted for the increase the minute I signed up!)
I was told by Palmera I won't have to "pay any more 'maintenance fees', the bank draft will take care of this" but I can't believe anything from them.
This is an absolute fiasco and I demand this matter be resolved immediately by returning my 2 RCI timeshares, $9K + closing costs +/-$1100 for monthly bank drafts.
fraudulent sales practices
Attended a presentation at Palmera with no intention of buying anything as we already have a week elsewhere that we were considering disposing of. Were prepared to leave until our salesperson (professional liar) told us that they would buy our timeshare and that the $16k could be used to buy a membership at Palmera. Advantages to us so we were told: lower maintenance fees, eliminating the in perpetuity clause at our existing timeshare, better trading power, one week per year in a 3 bedroom during prime season or 5 weeks in February in a one bedroom. All of which turns out to be pure BS. We are out over $1700 (deposit and closing fees) and have engaged a lawyer (not an exit scammer) to attempt to get our money back. We have lodged complaints with the BBB and the South Carolina attorney general (we have a made a criminal complaint as this was an overt act of fraud) and we have also registered with the South Carolina consumer protection agency. I have written negative reviews with every organization I can think of and I will be handing out leaflets in the Palmera Vacation Club Parking lot and at all of their Hilton Head properties the next time I am in the area in the hopes I can disrupt their business for at least a few days and save some more innocents from being taken by these soul less scumbags. What a despicable organization! Hilton Head and all of South Carolina must be ashamed to share a state with them...

We purchased points with Palmera Vacation Club and the salesman told us we could get a 3 bedroom unit with our points at Coral Springs. He showed us the availability for the following year during the same week we purchased. They tell you it will take a little over a month after the sale before your on-line account for reservations is active. No we know why. By the time our account became active, we discovered the points we purchased were not enough to reserve a 3 bedroom unit for any of the weeks. The points we purchased would get us a 1 bedroom unit during certain weeks of the year. When I called Palmera reservation services I explained my issue and was told the complaint would be brought up in the Friday Manager's Meeting and I would get a call that Friday. We are now well past that Friday and repeated calls only gets me to LeAnn, Director of Member Services and her voicemail. Still no return calls. A forget speaking with the sales team or the "Mangers", they don't have a direct line according to the reservation team. Avoid doing business with Palmera.
'unethical behavior' I was verbally abused and threatened by staff member.
My name is joe williams i am a co owner /sharon course owner at coral reef resort in hilton head sc. In may 2019 i received a blank form from mr sheldon his contact is 843-842-2490 ex 227 requesting me to sign and return the document back to hm. I explained to mr sheldon that the document he send me was not a quit deed and that i was not signing anything that i did not understand. On july 8 2019 mr sheldon fed/ex me a 3 page quit deed contract to be sign and notarize which has been completed, signed and notarized on july 18 2019 but i have not yet mailed it because prior to his request mr sheldon and i had multiple conversations on the phone about reimbursing me with a 3 night 4 days vacation at hilton head and a 7 day vacation at any of r.C.I 60 properties i have not received it yet. Our last conversation which toke place on aug 1 2019 mr sheldon referred to me and ms shone course as two miserable mother f--ker he also told me to go f myself and that he was trying to help me get out off my financial responsibility and i was too stupid to realize it. Mr sheldon kept on with his attack he threaten to f- up our credit. There was absolutely no reason for that kind of unprofessional behavior if he attacked me the way he did im sure this is not his first doing this.I was appalled, shock and dismay with his disrespectful attitude toward sharon and. I am respectfully asking for a rapid response.
