I had a very difficult separation in 2019 and then covid happened. we couldn't travel for about 2 years and now that I want to use my membership you tell me it's expiring. It is really unacceptable that you do not take into consideration that we have had a pandemic and that customers are penalized. But the most shocking thing is that during the holidays you harass us to take this membership without telling us that there is an expiry date. Is really a scam !
I have never had an email from you and a reminder that it will expire. once you have our money, there is no service. It is really crude and unacceptable you have to make an exception. I hope you will understand and someone can answer this email.

Vacation club sales pitch
My husband and I Recently got back from our honeymoon in the mayan Riviera Mexico. End june 2022,While we were there we were ask to come see there pitch. Unfortunately we were told many things in the meeting that were not true. Like the prices of all inclusive, double what we were told. The price of maintenance never goes up, not true. Cruises were all-inclusive, not like you can just walk of boat and go for meal, of course included he said. We were never told we had 5 days to cancel contract and would never had signed knowing what we know now. Everything was so rushed and we felt very pressured, when we werent sure he keep adding coupons for airfare or all-inclusive. But doesn't cover cost of either Upon arriving home we were not happy and had many questions very hard to get a hold of someone and they don't return emails. We are working on trying to find a way out and are very unhappy. Please anyhelp with this be greatly appreciated. This isn't something we can afford or can even try to enjoy with the prices being double or more what we we told. Not to mention being from Canada the prices are almost triple because of our dollar.

Have there been any response from the company? I am thinking of complaining to Consumer protection agency in either UK, USA or Mexico or all of the above.
This scam has been ongoing for over a decade and people need to be warned.

Cannot use my 2 for 1 flight certificates - acct. #1457688
My husband and I stayed at the Grand Riviera Princess hotel in Playa del Carmen in February 2020. We went to the timeshare speel that they gave as they were not taking no for an answer. We felt such pressure to pay for something that we had no idea what it was. Now we find out we cannot use our 2-1 Flight Certificates which is ridiculous. We haven't been able to travel for 2 years. To us this whole process is a scam. We were told upfront that we had until 2023 to use both the Flight Certificates and the hotel. And as for anyone getting back to us is useless. I have had to email, and email repeatedly. Why is noone answering my emails? We will never go to another Timeshare speech anywhere as we were led to believe something that was not even true. I want this resolved right away as this vacation was for my family who haven't been anywhere in years. So disappointed.
Desired outcome: I would like a refund for what I have paid in US$ or my 2-1 Flight Certificates to be valid. I'd appreciate a response as soon as possible.

Points contract Royal Holidays Vacation
We purchased a points membership in 2016 from the sales group stationed out of the Grand Park Royal Cozumel resort. The sales person explicitly pointed out clause 10 in the contract stating that the contract could be terminated by either Purchaser or Seller at his or her discretion. After submitting a written notification to Corporate Office, all we get is you can't cancel your contract. This appears to be in direct violation of what we were told. It's stated right in the contract. We have been current in all payments up until present. All we are talking about now is the yearly maintenance payments. we notified them that we are forfeiting any accrued points and are not requesting any funds back. We have not paid this years maintenance payment because of our cancellation request and all we get are emails stating interest has been added to your yearly fee for late payment. We don't owe any monies and are simply exercising our right for cancellation as per contract.

Failure to pay/uphold the promise of annuity received at the time of timeshare purchase
My wife and I purchased a Royal Holiday Timeshare: 29 August 1990. An annuity was established by Royal Holiday. Having paid $7,000.00 USD for the timeshare, the pitch was that after 30 years, 9 months, the money Royal Holiday put in the annuity would equal to what we paid. Attached are copies of the two different Annuity Contracts one issued by Life USA and the other issued by Yamasu International Bank.
After 30 years and 9 months, we spoke with numerous people at Royal Holiday, both in person and by phone. We were instructed in April 2021, by Ms. Karina Islas, at Royal Holiday's Mexico City Headquarters, to send a copy of the certificate to Yamasu Bank and a letter requesting our annuity funds. Attached are copies of the two annuity contracts and the letter sent to two different Yamasu addresses (listed on the back of the annuity contract). One was sent to the Yamasu International Bank in the Cayman Islands, B.W.I., and the other sent to the office on the Isle of Man, British Isles. Both of these letters were returned to them as undeliverable. He never sent a request for the annuity funds to Life USA, due to the recommendation of Ms Islas.
After getting the Yamasu letters returned, he made many more phone calls to Royal Holiday Headquarters in Mexico City, and was instructed to send the request for the annuity funds to Granthix using their email address, [protected]@granthix.com.
Our request for payment was denied because they say that our annual fees were paid late (beyond the due date) four times. That is a lie, we were never late. We asked for documentation of the payments. Granthix said that they do not have that information. We asked Royal Holiday for documentation/information regarding the supposed late payments. We were told they have nothing to do with it. Everything is in the hands of Granthix. This appears to be a scam done by Royal Holiday in order to not have to pay out their promised annuities.
Desired outcome: Payment of the $7000 annuity funds as promised and expected.
Vacation contract
I am 100% disappointed with this. It’s the first time my husband and I have signed for a vacation contract and it hasn’t been 3 months we already want to get out of it. There’s no communication, no confirmation emails, plus the payments are taken out when they feel like it. Not the 31st of each month as discussed with Monica nor did she give us her number like she said she would. I’m canceling this I don’t want to deal with inaccuracy from miles away.

High pressure / misrepresentation / deceitful tactics
In June 2006 my husband and I stayed at Bavaro Princess in the Dominican Republic. After the 3rd day, they took us to a Royal Holiday presentation that lasted about 5 hours. We were not interested from the beginning. We made it clear but their high-pressure sales and misrepresentations from the Royal Holiday sales representatives misled us. We saw one sales representative one offer after another and kept saying no until finally we purchased a membership in 2006. We were told we could cancel at any time if the terms were not accurate. We realized we were trapped. We've made numerous attempts to speak with our assigned customer service representative after purchasing, but we were unsuccessful with having any of our questions about future vacations addressed entirely or timely. I have contacted BBB, FTC and reported them to everyone in an effort to get out of this Timeshare.
We have paid the timeshare in full and are up to date with our maintenance fees. We were told all kinds of lies, one being that our maintenance fees would never go up, that we would always be able to book a vacation, the best one was that they had an airline, and we could get discounted tickets. How gullible we were. We have tried everything and all we want is to give it back to the Royal Holiday Club. We don't want it, we would like our money back but if that is not possible, please just take this timeshare back. My husband lost his job during this pandemic, and he was out of work for 15 months. We are trying to get back on track and the last thing we need is to continue to pay for this timeshare that we barely use. Although we were told that we had the option to cancel we have been unable to cancel. They were uncooperative, unprofessional, and dismissive when attempting to answer any of my questions regarding cancellation. This has been a total scam from the start and a never-ending nightmare to get out of. Do not sign up, it is a TRAP. Stay Away from Royal Holiday Club don't believe a word they say.

I feel every bit of your pain, we too were pressured into signing a contract with RHC in 2005 and have regretted it ever since. As we were not aware of the cancellation period we have been trapped with this milestone around our neck. We tried to cancel about 4 years in and just kept getting numerous threats of collection agencies and added interest till we caved in and started to pay the maintenance fee again. We have now concluded that enough is enough and have made the decision to write to them at their head office and not deal with the customer service team as all they are doing is looking out for themselves in ensuring that we feel scared that we cannot get out of this nightmare. Well we have written to RHC head office and advised that we are relinquishing our points, contract whatever they want to call it and will not be paying any further maintenance fees, we refuse to be bullied into spending money on something that has never benefitted us and that we have never used. I await their response, but whatever it is we will not be paying another penny not with the cost of living, we will just ignore any demands they send, period.

Unable/Unwilling to Cancel Membership- Misrepresentation and Deceit
From April 26 to May 3 2021, my husband and I stayed at Bavaro Princess, a Domincan Republic Resort. On the 2nd, they took us to a Royal Holiday presentation that lasted approx. 4 hours. From the beginning of our interactions with the Royal Holiday representatives, we were misled about the company, the product and services available, and what would eventually be agreed upon when purchasing a membership. We were presented with the alleged precise club details and offered to make a purchase decision based solely on what was presented to us. Given the lengthly and expensive offer, my husband and I specifically and diligently asked the very tactical sales reps what would happen if in the future, we decided that we did not want or could not pay for the membership, to which the sales representative and what appeared to be the legal representative agreed responding that we could simply cancel. They even took it a step further to highlight the portion of the contract that appeared to indicate this cancelation agreement. After numerous attempts to speak with our assigned customer service representative after purchasing, we were unsuccessful with having any of our questions about future vacations addressed entirely or timely. Due to poor customer service and the inability to book a vacation with ease as stated during the sales pitch, we told the representative over the phone we wanted to cancel our contract on the basis that we no longer could afford the membership, nor did we want to continue being members. Even though we were told that we had the option to cancel, which is also stated in the contract, they immediately rejected my request. They were uncooperative, unprofessional, and dismissive when attempting to answer any of my questions regarding cancelation. They also indicated that the balance has to be paid in full, which the contract does not state. I have sent a certified letter to cancel our membership and am pending a response back. I have been disputing my request without reasonable resolution thus far. This has been a total scam from the start and a never-ending nightmare to get out of. Do not sign up for this membership if at all possible!

I was in the Dominican Republic for a birthday vacation. Arriving there.. the hotel where I booked was so dirty, used masks all over the room, the bed not made, it was a real mess. Someone took me to Bavaro Princess to make a reservation with my family, I wanted my children and my wife to be well accommodated. The guy introduced me to a guy who works for Royal Holiday, He was taking us for a tour of the Resort. Each time I asked him how much it would cost to stay here, he hardly answered me, he told me rather he was going to offer me a vacation package after more than 6 hours of talking time, the festive atmosphere reigned in the room, they offered us champagne and everything to convince us to sign the deal with them... Despite we didn't have enough money on our credit card, we were so reluctant, he offered us to pay on several credit cards at the same time, to pay part and pay the other part of the down payment after when we will be at home, we had left our credit card in a suitcase at the hotel where we had taken to spend the night. They took my wife in a Royal Holiday vehicle, they were going to our hotel to take our personal effects. finally with the children and a baby who were tired, my wife and I could no longer think after almost a day of talking and we wanted a place to go to rest and clean the child who was going on her so much we had to spend time in the room, we had almost no choice. We leave the resort after 6 days, we were there on Friday the 17th, say the 23rd... we go home, try to contact the two contact s, Fortuna can be reached, persons to tell them that we want to cancel the membership, no one can be reached, finally we found one called Madalina Papoiu to whom my wife and I had sent an email to let her know formally that we no longer continue the membership for valid reasons who answered us by email and this the only email that 'we came from Royal Holiday and after she let us know by message what's App that she resigned from the company and that she will give us someone else to follow up... If I got this person it is by writing this message, she was supposed to be one of the two contact persons mentioned in the contract. On the 29th we finally found a certain Julio on the phone who said that we had five days to cancel the membership and that it's impossible now we have to pay or give the membership to another person. While we were within the five-day deadline, we signed on Friday, December 17 at 3:00 PM. The most serious despite the email sent to the contact to let her know that we no longer want to continue, they charged my credit card without calling me, without sending me an email, to date I have never received an email from the company about the money they got from me, no receipt, nothing at all, it's a real association of thieves these people... Moreover, it does not stipulate in any page in the contract the question of five days to cancel the contract on the contrary one of the articles of the contract stipulates that we can revoke our consent at any time... there is no irrevocable contract. If one of the parties decides otherwise the contract is void. I didn't know if it was a contract with Lucifer. I am currently discussing with my lawyer for the continuation has given and I will write to the departments of justice of the United States and to the representatives of my State to investigate the Royal Holiday... Many American citizens are taken with the traps of this companies... The most serious guy called Julio hung up on me. And told me on the phone that anyway I will pay the membership... I invite all the victims of this company to sign a petition very soon to send to the American Senates, the House of Representatives and the Department of American justice.

in march 2019, they made me sign up for this timeshare, then they offered me this 3yr membership adding up to about 2500 USD. They kept finding solutions and ways to sign me up because its costly, and they allured me, and coerced me to sign up. I dont think theyre doing a fair business practice, and theyre very tricky in their approach, and they give you a t-shirt and a bag, but they take a large sum from you. due to the pandemic, i havent been able to use it once, and when i called them, the deals dont seem very interesting, they offer same pricing, and their staff is not very courteous, constant call drops.

I was told that I have 1000 dollars to be use in a flight. They never gave me the certificate. I talked with David Medina to schedule a flight, and I was told that he needs the certificate. I tried to reserve to go to Hawaii for June next year, they don't have capacity. I am asking to cancel my contract because there is a paragraph in the contract that states: " This agreement may be cancelled by Purchaser extemporaneously, as long the Purchaser is current in its payments", I have being paying every month, inclusive my membership 0f 660 dollars for next year, and they don't want to cancel my contract. I've being sending emails to Ruth Fortuna who was the person in the office. 4 emails asking to cancel my contract.

On August 10, 2021 I bought a RH Silver membership for the amount of 15, 000 USD; I paid 8, 550 USD as deposit and got a mortgage for 7, 546 USD. I have not made use of any benefit. Royal Holiday gave my wife and I an annuity in 1991, when we purchased and paid for one of their timeshares.It was supposed to mature this year in July. When we approached them in July they referred us to Granthix Ltd. This is the company they hired to hide the fact that the annuity does not exist. They have handed out hundreds…maybe thousands of these worthless pieces of paper and never obtained or paid for the annuity. Granthix…and Royal Holiday…tried to hold off on any payment by telling us we were late four times in thirty years with our maintenance payments. This was a blatant lie and they knew it. We fought back and than they committed the biggest lie of all.
Granthix Ltd….with the approval of Royal Holiday…submitted 360 valuations showing the value of the alleged annuity was $911.99…..and not the $10, 600 we were looking for. These 360 valuations used the Libor rates issued by the United States Government. Only one problem, the annuity was invest in mutual funds and Libor rates have absolutely nothing to do with mutual fund earnings. Another fraud committed by both companies.
We believe Royal Holiday and Granthix Ltd. have issued hundreds….maybe thousands of these fraudulent documents. We have filed complaints against both companies with the BBB in Miami….where both of them conduct business here in the United States. We have demanded …to Royal Holiday…to their attorney in Florida and to Granthix Ltd….that they provide proof that our annuity actually exists, proof of the value of that annuity and the names of the mutual funds this annuity was invested in during the past 30 years. The response from all of them has been dead silence.
We are going to ask the state of Florida and the United States Government to investigate these frauds against both companies on behalf of the hundreds or thousands of Royal Holiday Owners who were scammed in this matter. We trust they will seek to enforce criminal and civil actions against them and….at the very least….put them out of business here in the United States.

Same issue being experienced here but we have hired a lawyer who found the contract is invalid and sent them certified mail within three days that the contract is invalid and is cancelled. Waiting for their response but am disputing charges with my credit card company.

Royal Holiday Vacation Club -Late Fee
I received a statement from Royal Holiday on 10/15/21 regarding 2020 maintenance fee. The statement indicated that I owe $889.00 which I agreed to pay . However, when I called customer service on 10/23/21, I was told that I owe $400 in late fees from 2020 during the pandemic. I'm willing to pay the jacked up maintenance fee of $889.00 but I'm disputing the $400 in late fees. Additionally, I was told that if I paid the $889.00 maintenance, the $400.00 late fee would be deducted off of the top of amount paid so I didn't pay anything today.
Desired outcome: Eliminate the $400.00 in late fee.

My husband (now ex husband) and I purchased this timeshare based on their lies! Ryan coned us into purchasing a big plan and offered several freebies which were all false. After several years of trying to book trips and nothing was ever available I wanted to cancel and get a refund. On another vacation to Park Royal Grand Caribe, I met with the Sales people and once again Ryan promised Then if we gave them another $10, 000 and upgraded to a VIP membership that we would be able to book any trips within 30 days. He also threw in several freebies again which were all phony. I realize this within a week of returning from that trip and when I tried to cancel to get my $10, 000 back they declined me. I tried going through my credit card company and there was nothing that they could do. I was forced to pay the complete $10, 000 in addition to what I already paid. I cannot believe they got away with all these lies. I tried booking a trip for months prior and they said there was no availability after I paid another $10, 000. Unbelievable! As a teacher my vacations are centered around certain dates and those dates we're always booked years in advance therefore I could never use this timeshare but had to continually pay the maintenance fees which are now almost $ 1800 a year.I have sent several letters and they did nothing. I was never able to book a trip within six months everything is always booked. This timeshare is a complete scam. The maintenance fees continue to rise every year and I can never book a trip. One resort in Pennsylvania had a severe mice infestation and we were forced to leave after 4 hours of arriving. I never got my money back or points returned. I am very disappointed with the quality of the resorts in the United States. It would be cheaper to book directly that through this timeshare. Also in a time where we cannot fly or take a trips due to Covid they will not do anything for anyone. I would like to get my money back from this timeshare. My account number is 68530.

Maintenance Fee/ Contract Scam
My grandmother was tricked into signing a contract with Royal Holiday Vacation Club. She would like to end her contract and/or sell her timeshare, but she has been unable to get any help from anyone working in the organization. Upon searching for contacts, I have read about how big of a scam the Royal Holiday organization is and I am now filing a formal complaint as she is in the same situation as many others. We are desperate to cancel this contract and receive the money she is owed based on her initial contract.

Service and misleading information
I am with the club for a while now, they are nice to you in order to make you want to become a member. After that they steal your points by appraising your rates very high when on line are advertised low, -same dates -they charge you for the buffet while on line is included on your stay, and the charge is hefty. The food is not very good. They are dishonest, and it this recent trip- to Cozumel- very rude. I traveled with some friends that needed wheelchair access but put us on the forth floor, then when the hurricane Grace hit and our flight got canceled they did offer to accommodate us for one more day at and exorbitant rate! 500$ US! We needed to find another place to go, wheelchair and all in the rain. Very disappointed ! We asked for a to go breakfast for the wheelchair person that could not come to breakfast -forth floor no elevators working. We almost needed to beg. Francisco Zaino manager of the bars and restaurants was ostensibly unpleasant, nonaprochiable and difficult to accommodate the most basic requests for minimal comfort for our wheelchair gust.

Membership that does not allow cancellation with deceitful sales practice, fraud by its nature
My wife and I entered their membership in Feb 2019 when we were in a resort of Punta Cana, Dominican Republic for our honeymoon. However, when we were told by their phone reps again and again that this membership cannot be cancelled until certain age of 60s, we know that we encountered fraud.
When we went to Punta Cana of Domenic Republic in Feb, 2019, we were led by somebody to a sales meeting in the resort we were staying. With all fancy presentation of how Royal Holiday's membership can be a sort of investment which can save travel cost enormously with providing of traveling certificate that can be used as a voucher to book its hotels and resort, we(my wife and I)entered their membership. However, when we were at the sales meeting, we double confirmed so many times that if we can cancel the membership in anytime when we think things change or we no longer want this membership, we were told by Royal Holiday reps that we can cancel it anytime as long as our payments are up to date, with presenting their agreement with us, and we read the paragraphs they were pointing at, it did sound like it was what they were saying, so we believed them.
The paragraph writes "This agreement may be cancelled by the PURCHASER extemporaneously, as long as the PURCHASER is current in its payments, also SELLER at its sole discretion may cancel the agreement if PURCHASER fails to fulfill any of its obligations of the Agreement and/or the Operating Rules of the CLUB's holiday program." this 1st paragraph was marked by their rep with an asterisk. Now we know it was just to handle our objection if it comes to any trouble in cancellation. At the scene, they had their sales person, the leader of the sales person, and a legal representative who might be trained long time and placed in the scene to close any deal.
How the phone rep objected our cancellation of request was using the other paragraph in the same clause in the agreement which writes "As long as the PURCHASER be current in its payments, the PURCHASER will be entitled to early terminate the Agreement in case of default by SELLER, duly supported and proved, (in the understanding that the provisions of item 7.3 of this Agreement shall not be consider as a default). Now this seems to me a word game that they play and even so, it still looks very ambiguous. What they stress on is "in case of default SELLER", however, this shouldn't be used as a condition to limit/constrain the very first paragraph above. (This is the 3rd paragraph in the clause)
Even though remaining questionable with the real meaning of the agreement, we don't want to go to court because this agreement was signed in another country so it becomes very hard/costly if we want to start a lawsuit. So here I am to make this complaint and to make people aware this type of DECEITFUL sales practice that we encountered with Royal Holiday Club, in the hope that nobody else will need to sign their agreement in their set up and later take a hard hit financially no matter you use it or not.
There are many other deceitful tactics they use to handle your objection just to close the deal, such as they tell you it'll save money in future if you travel with their membership, and they tell you it's very easy to book travel with them. It's only later we found out it's extremely hard to use their website with their point system comparing to any other peer traveling website that you have access to, and the hotels/resorts are very limited, no matter to its region or available partners. Now this is very arguable and I believe it might have its niche clients might fit this scale of business. However, still to us, even the benefits and service that was presented by them so fancy, it turned out not a good fit at all. We felt so much being sold something we don't need at all, in a very bad, unethical and deceitful way.
To be clear we never used their membership and still paying US$177.28 per month as installment and US$660/year as annual renewal fee, just to keep payment up to date to cancel the membership rightfully. I have sent an email back in July 2, to one of their rep's email: [protected]@royal-holiday.com (provided by their phone rep)and asked to help address my questions, nobody answered so far. Their phone service seems only helping people book their travel without any functionalities of helping other quests or complaints.
Desired outcome: Cancel my membership and return all previously paid installments and annual fee
No one has ever responded to me and it was never solved.
Inability to use membership credits to book vacation
In February 2020, while at the Grand Rivera Princess, we paid $4, 075 for a image level membership in the Royal Holiday Vacation Club. Our membership number is 1453608.
In March 2020, we tried to book 3 rooms for that coming Christmas at the same resort. We were told at that time are membership didn't allow it. We had negotiated something above the standard agreement. This was later verified by the customer service (see attached email confirming this point). The customer service representative at that time indicated we had to be within 6 months of the planned booking to put in a request.
With covid and the imposed travel restrictions we could not travel. The room credits had to be used in three years so that was not a problem. However the credit for the 2 air flights had to be used within a year was a problem. We wrote 4 emails to the club to ask for extension of the 1 year to allow use to credits in light of the government's imposed travel restrictions. The club did not respond to any other correspondence.
This July we began planning a 2021 Christmas vacations. At first they denied us eligibility to book at the Grand Rivera Princess. They than accepted that we were but there were no available rooms, despite two of the representatives confirming verbally to us that there were rooms available at the times we requested. The customer service during this time was getting more and more unresponsive. Any dialogue was initiated by ourselves.
Getting more frustrated (3 weeks so far and no confirmed booking) I changed my request to March 12 to 19, 2021 for the 3 rooms to use my credits and still have a family vacation. I was informed by representative that the rooms were available and he needed to seek the approval of his supervisor.
This resulted in the last correspondence where the club ignored the correspondence indicating I was eligible to book at the Grand Rivera Princess and further restricting my chooses to 2 "Grand Resorts" in Cozumel and in Dominican Republic which is less than the number of hotel in the original contact. Given the lack of progress, delays, conflicting messages and disjointed communications I've concluded they intent to frustrate and this case even ignore the contact to the point I have not and will not receive any value for the membership fee I incurred.
In effect I am unable to use our vacation credits as detailed in our membership "contract (book)". We are continually put off by customer service representatives with lack of followup or commitments, unavailable units or locations and added costs. Last correspondence was today after 3 weeks of trying to use our credits
Desired outcome: Refund of membership fee or fulfillment of vacation request. 3 rooms for 1 week at the Grand Rivera Maya for the week of March 12, 2021. Which is still a compromise from initial request
Update. To this date Royal Holiday Vacation Club has not contacted me and has made no effort to discuss this further. The worst customer service you will encounter and this is absolutely a buyer beware situation
Contract that includes an annuity benefit
we did several upgrades with RH, but we did one back in 2007 in the Bahamas and just found out recently after asking questions regarding the anunity, that it is not any longer worth $18, 000 per our contract. It is worth about $500.
They are WILLING to give us one years worth of Rent Sure fees equal to about $600. We actually counter offered and asked them to give us three years worth of the administrative rent sure fees and they refused.
We have to abide the contract and the rules...why don't they. Is it worth getting an attorney... we still owe $11, 000 on the last upgrade.
