Shoddy Construction
The home we purchased from Ryan Homes will only be 5 years old this August 2021. Since we have lived in this dump we lost our heat every winter. Your heating company that you used came out and patched the system with out truly addressing or correcting the problem. This January, 2021 we had no heat for a week during the cold spell we were experiencing. Long story short we had to replace the entire HVAC system as your heating company never returned our call. Anyone reading this STAY AWAY FROM RYAN HOMES its all shoddy construction. Our one window needs replacing and the window company has not returned our calls after we did everything that they requested.

Good morning, My name is Rich Decker and I live in Magness Mill neighborhood (Bel Air, MD). We moved into our new house back in December 2015. A few months ago we had shiplap installed in our downstairs powder room. Fast forward to about 3 weeks ago we noticed a leak in our basement. A plumber came out yesterday 12/21/2020 and determined the leak was coming from a pipe (possibly related to the shiplap). However, upon removing the shiplap and drywall it was determined when the toilet paper was initially mounted (by Ryan Homes) the installer drilled into the plumbing. When the company removed the toilet paper holder to hang the ship lap is when they inadvertently pulled the nail out of the pipe and began the leak problem. Attached are pictures of the holes in the pipe. You can see the holes of where Ryan Homes initially installed the toilet paper and the circular outline of where the company reinstalled the toilet paper holder. We have pictures, the actual pipe and drywall with mold on it if needed. Thank you, Rich Decker

Basement
Medina, OH, built 2002, our home is getting basement crack numbers 4, 5 and 6 fixed. It seems every place you put a seem it has leaked. Our development is 1/2 Ryan and 1/2 Pelton. Ryan homes are the only homes with basement issues, 40 to 50 basement have had issues. 2 other cracks are behind finished walls but well documented. Ryan cut corners!
Issues with furnace
Good Day.
We moved into our home at 14814 Saddle Creek Drive Burtonsville MD 20866 (Bentley Park) back in October 2017. For the first year or two we had structural damage to our property which was addressed.
The issue I am bringing to your attention is the furnace that is located in our basement. Being a new home owner we were not aware that there was an Air filter in the unit that needed to be changed. Therefore, I was was in total shock when I pulled out the filter and saw dried mud that was settled in the bottom of the unit. I showed my wife and she remembers our neighbors saying that during construction of the house, there was a major flood where they themselves contacted Mike (property manager) because they were concerned for their own property.
We have not had any floods since moving in and the pictures clearly show the level of water that the unit was submerged under.
This is unacceptable because the contractors never took the time to correct the situation nor was it mentioned to us before moving in.

Fan in bathroom
There is no fan outlet in my roof to let the steam out and I am afraid of the trouble that could. Start I have mentioned this before as many of my neighbors are in the same situation by law there has to be a vent put in to eliminate any possible build up from moisture causing mold!

Cracks in both sink in master bathroom.
We moved into our house in 2017. 2556 Passionflower Court, Dumfries, VA 22026. Around sometime in 2018 both sinks in our master bathroom started to crack. I had no idea who to contact and plus my husband was in and out of the hospital. I found something to put on crack to keep it from getting longer on one of them. This house not even 3 years old plus it started in 2018. Again I had to put more stuff on it to keep from getting longer. I do not feel that I should to pay out of pocket to get the double sink fixed. It should never happened in the first place. These houses are not cheap and the materials that Ryan Home should top graded. I still have no clue who to contact to get this fixed. This should have not happened.

One of bathtub water lines is incorrectly connected. The master bathroom tub has not been used and found out the hot water line is connected to cold water. So both lines are cold water. The water faucet was not replaced and it is still original. Please correct it as soon as possible.

Sink
We have a sink leak, the part was rusted so we called our Ryan home warranty department and was told to call the plumbing group they are contracted with. After a month of calls I was told it wasn't covered. They'd send some one out but it wouldn't be covered. I went through the entire holiday with out a down stairs sink. I called a friend who told me in no way should this part be rusted with in the 2 years we've been in our home. That the part had to have been worn when it was installed. We have been in our home 2years and 30 days and this part only had a 1year coverage. We just had our 1year inspection due to the fact that NO one contacted us back about the 1 year walk through. We are still waiting for promises about our driveway being finished after a 3rd party company parked their truck on it and caused sink holes. This company is a joke after your moved in.
Carpeting, inferior roofing, only 1 light on outside garage
poor quality of carpeting, inferior grade roofing, came to fix it at least 6 times in less than a yr. should have had more options to change w/o xtra cost, not enough choices exterior colors, so so workmanship, why only 1 light on outside by garage. damaged my basement when backfilling never informed me b/4 I closed, they did fix but I should have been told and given a discount on basement b/4 closing Lighting in kitchen should have been more divided up with the switches, too bright they way they have it now. The elevation garbage as to home choices is a pile of crap, I thought I was getting 2 windows like the model but due to the so called elevation, meaning I didn't do brick all the way I wasn't allowed 2 windows, Really. ! Think twice people

To Whom it May Concern,
My family and I moved into a new Ryan home on August 1, 2019. We opted to build at Creekside Crossing as we were told that it would be a family community complete with trail and playground for the kids. The construction process was great and the pace at which the builder completed the job was on par. We were able to get our two young boys started in a new district on the first day of school.
Upon final walkthrough the day of closing, my wife and I reported multiple issues that needed to be addressed to the project manager. A few of them have since been remedied. However, we are still waiting on numerous major fixes to be completed that were pointed out and recorded by the project manager during the final walkthrough such as crumbling mortar in between the stone façade, an incomplete section on the top left of our front porch ceiling, holes (that needed to be covered by a cap) in many of our installed windows and a sagging front window on our porch which now shows sign of façade crumbling as well and sub- par craftmanship on much on the interior trim.
On the scheduled day of the "punch list, " (early September) some previously noted issues were fixed with our being told that the ‘outside fixes will get done before it gets cold". It was also pointed-out by myself and videotaped by the project manager a sagging master shower pan that has pulled-away from the tile work and has been allowing water to freely flow behind the tiles. The project manager had video taken of the gaps revealed upon stepping into the shower and agreed that this was incorrect. That has been over six weeks ago. Our outside faucet turns completely inside the wall and leaks water. This is an obvious indication that the finished basement wall needs to be removed in order to fix this faucet and any flooding potential. Finally, a crack in the outside foundation on the garage side was noted and was not addressed. This has gotten bigger as the days have rolled on. An incredible cause for concern.
In addition to the yet-to-be-addressed issues, there are new problems with our "new" home. Our backyard hillside is still full of debris such as plastic, boxes and a multitude of other post- construction garbage that was simply thrown over the hill and forgotten about. This needs to be addressed immediately as there are also decaying tractors and rusty farm equipment well within reach of the neighborhood children.
Finally, we believe our hillside is crumbling as there seems to be more erosion daily with rocks rolling and dirt crumbling. The next few lots over were well seeded and tended to in order to grow grass that would hold in the hillside of any future development. We received nothing like this. We would like the same care to be taken with our property. To make a long story short, our hillside is an embarrassment and seems to be eroding much like other Ryan plans in the area. There has been much chatter among the residents of these issues and others over improper grading despite the pre-purchase reassurances that it was done the proper way and that Ryan had learned from the Majestic Hills debacle.
We are fond of our new home and realize that the construction process is a busy one but are now insisting on these issues being taken care of as we paid for a home without issues and are having quite a few despite reassurances along the way that all would be taken care of.

My new built home.
We just moved into our new home and the trimming is extremely sloppy, the dishwasher was not installed with all of the needed parts in order for it to actually work. My washer and dryer where never brought to the house, the floor wasn't installed correctly and needs to be either repaired or redone. I've contacted Brett from Ryan homes multiple times only to be ignored. I left text messages and voicemail messages and never got a response. I had my husband call from his phone number to see if he'd answer and of course he did! Only to tell us he would be stopping by. He never came. It's been 2 weeks since we've moved in and we aren't getting any help or response from this guy. We now have to take a trip to the laundry Matt with 3 toddlers because we can't get our washer and dryer, because nobody can answer the phone and do their job. I will never use ryan homes again. This is Ridiculous. I've never been ignored by someone that's supposed to help me and do the job I'm sure he's paid very well to do.
Refrigerator

Poor workmanship, ceiling leaking and cracking in bathroom after 2 years in home
I am so dissatisfied with workmanship of my Ryan home in The Hollandale Estates in Lavergne, TN. The materials of the home are very cheap and it is evident as my home is now falling apart. The ceiling in the master bath starting leaking a few weeks ago. The ceiling is now splitting and the paint is falling from the ceiling. I notified Ryan Homes customer service and no one has called me back in a week. I need the ceiling repaired before the entire ceiling falls in. I suspect the leak is coming from the roof. I would never purchase another home from Ryan Homes. I am so upset.

Ryan sold us a piece of junk. Cheapest materials and workmanship from the cracking drywall, squeaky sub floor and stairs due to no screws, leaking gutters, hvac controls that wont automatically switch from heat to air, crappy plastic plumbing lines, cabinets coming apart and more. House is only 2 months old and ryan wont respond to anything. 600k for a home gets quality worse than a trailer.
