Payment from home sale
I sold my home in september 2022 at brookside village 3130 slater dr ave kenwood village lot 14, I sold it for cash for $95,500.00 the pay off was $62,000.00 I should get $ 25,100.00, but I never can tell me why I have not got it can you call cindy walker the manager who was in the paper work [protected] I just can not beleive it take over a month to get my check. benjamin r ayers [protected] or [protected] call me. ps cindy walker said they waiting for the title, so I call centier bank and the sent the title last week, but still no check. where did my check go? Management
Let me start by saying I don't mind living in the neighborhood. There are a few odds and ends things that happen but nothing major (usually just a bunch of kids). My problem is the management. Everyone in the office (except Frank) are rude and not personable at all. Mike attempts to make people very uncomfortable. He has Frank do weird stuff like cut down bushes around certain peoples home but not others. I see Frank on my ring camera constantly taking pictures of people's houses (I know he is just doing what he is told). Mike is nasty to the ones who try and doesn't do a thing about anyone else. Needless to say, I have had a number of run encounters with him that have made me just want to sell my home. A few months ago, we found out once again that something that should have been escrowed in our mortgage wasn't (this is the second time). He spoke to me as if I was stupid and wrong, until I had to reach out to the person who did our closing to prove him wrong. He has yet to this day to apologize for that he just continues to pick. This community would be so much better if it had people there who actually care about the people in the community (I forgot to mention he lives in the neighborhood too). I want him to stop. Understand that the economy right now is terrible, and people don't have time or the money for his nonsense. He will continue to lose good residents if it doesn't stop
Buying Back My Home
I had been working with the past manager in Jackson, to have Sun Communities buy back my mobile home in their park to avoid me selling it. I have waisted a lot of time where I could have already sold my home and moved on to trust that they were going to continue to help with the selling of my home. I turned down the original offer due to the belief that the manager was going to show my home weekly and work as a broker would to sell it but since her giving her word that though she was moving to another location she would still continue to help I have since gotten an email response that I am to contact the office staff now which Angela and Abby never answer the phone. It rings and rings every time just to have me leave a unanswered voice mail.
Desired outcome: To get an answer from someone if Sun Communities is buying back my mobile home the first 5 days of November as expected to where I can plan to be able to move on, switch my utilities, plan my holiday to accommodate the outcome.
manager at sun homes at royal palm village in haines city fl.
We are leasing a home at Royal Palm Village. Had many issues with this
home. Siding is falling off, molding in house is coming off, shed leaking.
spoke with Sheila Brown the manager on several occasions regarding this
issue. Said she would get a contractor out to fix this issue. She has come
to our house twice and took pictures, again said she will get someone in here.
nothing... then the hurricane hit, now the other side of our home, the siding
is coming off as well. went in the office to speak with her and she was
busy with someone, stated our complaint again with the secretary and she
relayed the message of our concerns. Again no one reached out to us. very
frustrating.
sale of our home
In 2014 we sold our home in Gulfstream harbor, we had it listed through the park yet i sold the home to friends of ours, the park did not have anything to do with it...yet they took thier commission out of the sale price. Is there any way to recoup that amount of 1500.00 that they took after we sold it without thier help?

The else why I went in the office is because I got a letter on my door about force Mow. I asked Hope why the corner house has not got mowed yet its been months. She said everyone got the letter yes but why has that house has not got mow yet its been 4 months now.That not only complaint my grass was not like my neighbor house. I mow every 2 weeks just like the landscaper's. My complaint one of our neighbors grass has not been cut for 4 months. Why is that they should got their yard mow months ago. My husband did talk to the home owner and she said they don't have mower or a shed. The manage should have got hold of the home owner and see what she can do for her. But the manager didn't do that. Our mobile looks like trailer home that doesn't look good for y'all. People already wants to move because how the home mobile is looking. Y'all change so much for living here really don't know why cause the manage doesn't care. And to find out she doesn't live on set cause no one has seen her outside anytime of the day. even after work cause the other manager you would see them a lot not her.

was going to do it. They already came last week and they did not even mow her yard. If hope lived in the mobile home right in front of her house she should said something to the landscapes. That why I think she doesn't live here I thought the manager have to live on set.

Oakwood Village Mobile Home Park
$702 a month. I've lived here for two years going into my third. Just got a notice that when and if I sign another lease, my lot rent will be raised, yet again. Now it will be closer to $804 per month. There are no repairs being made to these homes, nothing is being added, but all the fees are continuing to inflate.
The exculpatory fees, not listed in anyone's lease by the way, have made it to where if you are late paying your rent by one day after the fifth, you will have to pay DOUBLE your lot rent, not just late fees. This whole establishment is a scam. I've uncovered some improprieties with the water management and billing as well as the fees I mentioned previously.
For example, say you get paid on the 7th of each month. If you're later after the 5th, they tack on 55$ as a late fee, file an eviction on you, add $175 for an eviction fee, a $300 fee for administration, a 35 dollar fee if later than the $20th in addition to your monthly lot payment. That's highly illegal it's unconscionable and If everyone banded together, we could fight them and win. It's going to take some action, not just talking about it. We don't have to go through this kind of thing. I'm fed up.
Desired outcome: Remove unconscionable fees before someone takes you to court and makes you stop .
Arbor terrace staff
Management evicted us for calling the cops when a friend assaulted us which is against the law. When were then denied our keys (car, RV and mail) and bullied by the staff of felons, criminals and drunks all public records all can be found. Park manager Ms. Rahim was seen by a Detective bringing our assailant over to watch us talk to the cops and we'll to bully us to the point of leaving in the middle of the night. They then allowed our RV to be completely destroyed.
Desired outcome: Qualified management with proper skills and knowledge of the law to replace the tyrants, background check employees it's for families and these employees have violent backgrounds.
Rules & Regulations
No resident can park in the street per Lacosta Village rules. 1312 Calle Del Sol Cir pulled their vehicle into the street from morning til night. complained multiply times to management. This causes a nucensous to our residents. cannot pulled out of owners driveways, trash delivery and owners vehicles cannot always get by. How many times do you have to complain to mgtmt. Mgtmt chooses who they want to harress.

The manager here knows we are waiting on our Florida to catch up our rent but she wants us out or she's changing our locks and throwing out our things. She knows that we have been being harrased and called pussies and nut case and retard. My husband was attacked by a resident and defended himself and because he did this he was arrested and we are being evicted (double). And nothing has been done to the real trouble makers. They don't like us listening to Christian music and keeping to our selfs.
Our door is messed up there is mold that they haven't fixed and broken tile
Desired outcome: Do be able to stay here until we can move and something be done to the ones who have been harassing us. And the problems be fixed. The manager be trained in mental health issues
Office manager
I have been currently living at my mobile home community for over 3 years. We loved it so much that we upgraded and bought a double wide. We just got a new manager. I am not one to complain. But ever since she took over, it seems like our park has been looking more like "trailer trash". Past park managers made sure that residents were cutting their grass and keeping up on their properties. It made my family proud to live here. But more and more lots grass is becoming overgrown, people parking their cars on the sidewalks or far enough from the curbs that cars cannot get through. She herself is living in a brand new mobile home, parks her car with the bumper hanging out into the street. (She lives in a mobile home that a street ends at her driveway right around curb.) Leaves her garbage can out at the curb for almost whole week and doesn't maintain her own lawn. I also believe that she has people living in homes that isn't paying rent. I am only saying this because I asked to look at another home that recently emptied and she told me it wasn't ready to be looked at, but then the next day somebody else was living there.
Desired outcome: Honestly, somebody to come and teach her how to do her job or replace her with somebody with experience.
The manager at Sky Harbor in NY is the dumbest wo.an i ever met. She is turning the place into a dump.
No one ever answers phone
I'm tired of this story. Sunn Communities took over Pineview Estates Genesee TWP Michigan last June. In August they decided to change the water metors. Their Spanish speaking meter changers had to hold up a cell phone and have everything translated. I specifically called the Pineview/Sun office to tell the where to access my meter (from prior management). This was not relayed the, and after stripping out one doors screws, the other 2 doors I have on my skirting, were destroyed by the company hired. The Manager of Pineview at the time said they would take care of it, and sent the maintenance Supervisor. He stated "this is the [censored]tiest work i've seen them do" they also kicked a hole in my siding for the water transponder. Since that time which was end of Sept. To now which is almost 10 months, after probably 10 phone calls, stopping by the office, emails to the main office. I get no response! The doors are hanging on by a thread. Animals have gotten under my home, heat and air have escaped yet I can't get any response, even from the cooperate office. If anyone has any ideas please let me know. The only number I get for their cooperate ends in 2500 and it's a recording. I've left several messages, I'm tired of this. If Sun Homes can't take care of it's customers, then they shouldn't own all these parks. ANY HELP ANYONE!
Desired outcome: I would like my skirting doors fixed.....thats all, or even give me the materials i'll do it. I just don't feel it's right to wreck something and get away with it!
Animal attack pitbull attack a dog and child.
Hi my son was out side w his dog while a child 14 was walking two pitbulls this happened Nov 16th 2021. My son was protecting his dog from two pitbulls we got his dog inside witch he was attacked in throat n by the time I got outside to talk to kid, the pitbull latched on my son throat n dragg him down to the ground, my son ended up in the icu for 4 days on machine, wondering if he would be able to sing again or do anything. The owners of pitbull didn't have house insurance, my son wake up every day w breathing issues dog puncher his air way n vocal cords, park don't do nothing w these people who have pitbull the other day a pitbull was running loose and charged at my son again, u say no pitbulls u allow in this park, what justice are gonna give my boy after his modeling career is done for singing done for didn't get nothing. If u say no pitbulls make no pitbulls. Our children n pets life matter. My son has a long recovery ahead of him.

I suggest that you seek legal advice because due to the fact Boulder Ridge has a clause that there not liable it may be that they may have to compenstate you for some of that injury because there clause does say that pitbulls wolf dogs etc are not allowed in the community.
no lawyers will take the case due to the owners of the dog has no insurance there no proof of the dog bite another child, the lawyers want more dog bites from the same dog, then one person told a lady lives in park that her child was attacked by same dog, and then all of a sudden the person changes her story, i was in the icu when i got told this they had my back, suns communties never called me nor wrote nothing pitbulls arent allowed in park but ther service dogs, they have to go threw there own doctors to approve them in the park, then few months after my son was attacked a aftrican american man with a parchel leg with a black pitbull show up at my trailer, at first i thought he was showing off his dog, then i find out he sick his dog on other neb dogs, or they go to the park and sick ther dog on other dogs, I honestly want the owners of sun communites to get a hold of me or my son, my son has breathing issues and vocal cords and scarring on his neck not one sorry, this happend in muskegon, mi.
Dog Attack….Elizabeth Woods
My dog got attack on 3/17 by 2 Pit Bulls. Which I thought was not allowed in the park. My dog is a Black Lab Retriever mix. He had half his ear ripped off and 2 puncture wounds to his neck. The one Pit Bull mix was current on her vaccine and and both dogs were not registered with the county. The only thing the park did was evict them and now they saying there dogs didn’t attack my dog who chained up on our property. The only thing holding the other dogs was a chicken coop. It could have been a lot worse if my brave husband spent 30 minutes trying break this attack up and our 12 year old daughter was home during this attack. We are working with our lawyer trying to resolve this matter. Thanks to the negligence dog owners , my dog will never be the same again.

I think management should random check on everyone to visit there property for pets there not aware of in the community. And also have each pet owner submit records or there pets vaccination records. Because its vital especially if someone gets hurt.
Office manager
The man next door put up a tent outside my kitchen window. I have called the office manager for 3 days asking her to please tell him to take it down. She does not call ne back. The tent is still there taking up the whole view. The tent was put up Sunday evening May 15th. I called and left a voice mail for Jennifer on Monday May 16, 17, and 18. I said I would go and talk to the neighbors myself if the tent didn't come down. I guess it's up to me which is not fair. Jennifer could at least be courteous enough to call me back.
Desired outcome: The landlord needs to call me back and have my neighbor take down his tent.
As long as it is on what is considered their yard, the office can not make them take it down. As long as it doesn't go against community standards (raggedy, unsafe)
Removed our truck that was legally parked and insured. It was never tagged that weekend and we were never notified either. Cost us 317.00
We also have water under trailer and duck live in our lovely water
Cava Robles, Paso Robles California
I see there are already 138 complaints here and 138 unresolved issues, so I have no delusion that mine will be resolved, BUT... there is something really toxic happening at Cava Robles RV Resort in Paso Robles, CA which needs immediate attention. For one year now starting with appointment of Jennifer as manager and subsequent managerial and supervisory assignments, the employees at Cava Robles are exposed to chronic toxicity that is eroding the very fiber of the community.

I live in Windmill village Davenport FL. Trash pickup Tuesdays and Fridays. The trash company always leaves the trash cans in the street toward the middle. I have complained to Brenda the manager and she has done nothing about it. More and more hoes are being neglected and she does nothing about it. She is morer concerned about selling homes than doing her job. Corporate needs to step in or replace the manager.

You have alot of unhappy people here in the resort. No body is happy with the new manger. Because you can't never get in to talk to her they lie to people alot there is just to much family in management. Corp needs to come and visit and don't let them know you are coming. The new manger never goes around the park to check out anything. You never see her out and about talking to people she always in the office but you can't never get in to see here. She is always to busy so she says.

I think the company teaches all their managers to just ignore everyone and hide out as much as possible so that nothing ever gets done.
