I paid $500.00 security deposit in sept. of 2017 at Willowbrook place in toledo oh. I gave the office a 30 day notice i was moving out. They told me at that time i would need to wait an additional 30 days for my deposit. I got a check for $222.02. they are telling me $277.98 is a move out cost, i feel i am entitled to my $500.00 deposit

Property management harassment
We live in a sun community. We are constantly being written up and harassed by property management for no reason. We have tried approaching them regarding one of our neighbors, that is constantly loud and inconsiderate.
They are always blaring their bass at all hours of the night. Slamming car doors. Overall being rude and keeping us all awake at night. Along with the fact that she allows her dogs to roam freely about the neighborhood. So much so that my certified service dog, does not even want to go to the bathroom in our own yard.
These same neighbors throw their cigarette butts everywhere. Multiple of us have come together and complained, and nothing ever gets done about it.
But now, we're being written up and threatened with legal fees because our trashcan is within view? I mean really? I'm done being called names by these people when they are supposed to be here to help us, not make life more difficult. But nothing is being done about her dogs roaming all over. Nothing is being done about the noise. And nothing has been done, about the overall lack of consideration of the people around them.
But i'm being written up over my trash can... I will be contacting corporate again. What good that'll do... They don't return phone calls or emals anymore! And I will be joining this lawsuit as soon as I can find the information.
They make up the rules as they go. And don't actually uphold the rules for anyone unless, you are all buddy buddy with them. Then they don't every say anything to those folks. I'm done being bullied and harassed by property management, and neighbors. Something will be done, even if I have to blast this all over social medial.

Renew of lease
New manager Hope Golden had come to the home I rent and did an "inspection", she was very nice, professional and then the next day I was informed by her by phone I was to leave at the end of the year after my lease was over. SoI was given a few months notice. The entire community here is going through the same (renters). I asked her numerous times for a letter informing me of that decision. Never received it after several calls. Low and behold I get a letter from Sun Homes several months ago, they are renewing my lease. I called the office to speak to Hope, she refuses to talk to any off the renters. I said I would like to come in Oct. 1st, pay my rent and sign another lease.
Long story short, SHE actually called me. The letter from corporate, means nothing, I am to go. I am going to be 70 in December, a widow on disability and a fixed income.
This entire rent to own is a SHAM when you sign a lease they waited till then to tell me oh there's an additional $25 a month for my dog. They did NOT tell me I was a responsible for the lawn
and the foliage. There is no pest control. They failed to tell me there was NO dishwasher and I had to supply my own washer and dryer? After 2 years I was responsible for everything.
In this horrible time of COVID, which in the beginning, affecting Seniors and is now STILL there, you do this to residents?

Walden Woods Homosassa FL
I am very disappointed in Walden Woods. 18 years ago when I moved in, everything was great, not now. I wouldn't recommend it to anyone. House across street has 4 cars in a single driveway. Previous owner put in a slab for small veh. which should not have been allowed because it's on party line. Place is not maintained. If it could be taken care of correctly for many years what's the excuse for not keeping up maintenance. Trees overgrown, grass high, dirty homes and homes with junk all over. I would definitely move except I just put a lot of money in my home to upgrade.
Neighbor
Management lack of response to neighbor being disruptive all hours of the night and day. No action ever taken by manager of community, keeps saying legal is handling the issue but in the mean time sleep is not an option as the woman screams everyday in the night and no one is taking any action to assist. Multiple complaints have been lodged and still no.action
Weed violation
I have been written up in a formal reprimand for 4 weeds, (actually seedling Palo Verde trees) growing in a communal drainage ditch! This is not a matter of weeds being out of control. They are less than 5"tall. I walk around my home on a regular basis. As a matter of fact this weekend I would have seen them and pulled without a written reprimand. This is an act of Retribution by Aimee Bennette as I have all ready sent a letter of complaint to MI Hdqtrs. about her. Well, there will be another letter very soon. As a matter of fact there were a few more Palo Verde trees growing since she dated her reprimand. I have lived here for 11 yrs and never been written up for ANYTHING! The four sided inspections done in January was just as much of a farce as this written reprimand. I am attaching a copy of their photos of my"Weed Violation".
Desired outcome: Get to some sort of sane management in the office at Desert Harbor, AZ.

I am part of a music duo that has played for the Sun Communities CAVA RV Resort in Paso Robles, CA. We played a 2 hour gig there a month ago and have still no received payment. I have emailed Accounts Payable 5 times, no reply...and there is no phone number that I can find to call them. The coordinator at the RV Park is also frustrated with them. I'm sure you would not want to go to work and not get paid in a timely manner, as we feel the same.
Not sure who is running their AP department, but they are doing a terrible job!

I got a notice in my mailbox from management July 23rd which is illegal saying that I needed to weed my rock bed and trim around the side of my house. I wasn't even in town as I am a Snowbird and they know that. It stated I had five days to get it done. Luckily I was coming down the first of August and did it. Not sure why I was single out and one of my neighbors. My thing is if you drive around the park every other house needs weeded or by the clubhouse or around the trees or along the fence. Our park is starting to look like the ghetto. Part of our lot rent is for grass and trimming. Everyone complains about our grass guys. They do a very very poor job. And as much as we pay in lot rent or park she look immaculate.
Harassment / stalking / defamation northville crossing
Northville crossing residents have started a "night watch" that claims to be supported by property management here. These people have harassed, bullied, and slandered my family in a social media group representing this development. Accusing us of being peeping toms, drug dealers, stalkers, predators and so on. We've been followed by unmarked SUVs with flashing lights at night, had people sit outside our home with lights flashing into our children's bedrooms, and harass us any time we are out after dark. We no longer feel safe in our home and management is doing nothing to help us. People are driving by and yelling at us, confronting us at the mailboxes, taking video of our minor children. Claiming management and authorities are going to handle our criminal behavior when there is none. Corporate office also chooses to ignore this as well. Our home and family is now targeted because of these people sharing photos and videos of our vehicles, home and location in the community. We've attained an attorney and have placed a call with channel 7 call for action. Something horrible is going to happen to someone because of this and the community should not be standing for this behavior. We will not be silenced.
Desired outcome: Public apologize and our name cleared within the community for false statements and reports.
Lost documents/poor communication/extremely prolonged delays on new home
I am writing on behalf of my parents, Mr & Mrs Virgil Ruark, Jr, whom signed a contract and paid a deposit on a new home to be built last Summer in July 2020 at Southside Landing in Cambridge, Maryland. They dealt with Shannon in the Sales Office and was advised they could expect to be in their new home by Thanksgiving 2020 or by the New Year 2021 at the latest. My parents have had a horrible time having communication regarding the status of their home. In October 2020 they drove in person (about a 40 minute drive) to the Sales Office after not being able to reach a person by phone for 2 weeks to inquire about the status of their home. At that time they found the Office closed and spoke to the grounds keeper, James, which he advised Shannon no longer is employed there and they would need to contact the Easton Sales Office, which is an additional 25-30 minute drive for them. Upon speaking to the Easton Sales Office they were informed there was no record of a home being built for them, no record of a home having been ordered, or no record of a deposit paid. As you can imagine this was extremely upsetting news. My parents then had to drive all the way home to retrieve their documentation of the contract they were provided as well as the bank record showing the cleared check they had paid in July 2020. Once they provided their documentation to the Easton Sales Office they were informed that according to Sun Communities records it appeared the papers were never filed. At that time Jim Sunday is who my parents had been talking to regarding this matter, which I believe was the Regional Vice President at the time. Jim also tried to tell my parents that due to increased pricing currently (Oct 2020) since my parents had signed the contract in July 2020 there had been an increase in price for the home they had ordered. My parents advised Jim that it was not their fault the papers were never processed and they had a signed contract and paid the deposit timely when the contract was signed. After my parents stated they were going to obtain legal representation for the matter Jim stated Sun Communities would honor the existing contract at the same price and Sun Communities would need to take a loss of the difference. At that time they were told they would be a priority and moved to the top of the construction list due to the mix up on Sun Communities behalf. They were advised they should be in their new home first of the year 2021. Fast forward to January 2021. There has still been very poor communication. My parents have been made an offer on their existing home that was for sale. My mom inquired with the Sales Office about the status of their new home ordered with Sun Communities since this was the time frame they were told their home would be ready. My mom was informed the new home was still incomplete and it looked like March 2021 now before they would be able to move in. Fortunately the new home buyers for my parents existing home were willing to hold off on a settlement until April 1, 2021 to allow my parents time to have their new home completed. Fast forward to March 2021. Still poor communication. My mom contacted the Sales Office and again spoke with Cheryl Paulson, the Community Manager, and Cheryl is who she has been speaking with throughout this process since Shannon left. Cheryl works at both the Easton Sales Office and Cambridge Sales Office. Cheryl advised my mom their home would still not be available for them to live in by April 1st. As you can imagine this was very upsetting as my parents at this time have no place to live in a few weeks and my mom told Cheryl this has gone on for many months when my parents were told they would be a priority and now they would be homeless in a few weeks. Cheryl's response was she was sorry about that. My mom let Cheryl know how dissatisfied and disappointed she was in this entire process. That they felt they were being lied to and she would never recommend Sun Communities to anyone and all Cheryl could say again was she was sorry about that. Cheryl has not been helpful at all during this process. My mom had requested the name and phone number of the supervisor to speak to and Cheryl told my mom she was not at liberty to give her that information. My mom requested Cheryl to have the supervisor call her since Cheryl would not provide her with the information. It took two weeks for a representative to call my mom back and that was after she appeared in person again at the Sales Office because no one had called her still. It was Joe she spoke with. My mom requested proof that their home was being built because there still has been nothing done on site or proof to show the house has been started at this point 5-6 months later since my parents were told the house was being built. Joe assured my mom that it was in the works and they could expect to be in their new home by June 2021. The realtor selling my parents home had a vacation rental that was fully furnished and available until Summer so she rented the vacation home to my parents until June 1st. They would not be able to stay beyond that because she already had bookings for the Summer. My mom shared that information with Joe. She was promised that she would be in their home. Our family packed up my parents from their home they had lived in for 45 years. It was the home my mom's dad had built as he was a building contractor. It was a gorgeous brick home on the bay off of the Chesapeake Bay in MD. The home I grew up in and they raised a family in. My dad grew up on that land next door as my grandparents lived next door and my grandmother had grown up in that home herself also. This was not an easy choice, but my dad has health problems. He needs a kidney transplant. He is taking dialysis 3 days a week. So medically he needs to be closer to the doctors and medical care facilities. Since the vacation rental is fully furnished all of my parents belongings were put in storage until they could move into their new home. Fast forward to mid May. My mom contacts the Sales Office again to inquire since they need to be out of this rental home by June 1st. Again, she has been told their new home will not be ready by then. My parents again are faced with having to find another place to live until who knows when at this point because every time they have been told an approximate date it has been pushed back many weeks and months, and the new home still has not been delivered on site. Joe spoke to my mom and reassured her that the house was leaving production on June 18th and would be in route for delivery. When the house did not arrive as told my parents contacted Joe again and he promised the house would be delivered and they could expect to be in their home around mid August. As you have read this process has been stressful enough for them and now there is the much added stress of still having to find another place to live for the second time in just a few months since moving into the first rental home. They moved again into a house that is unfurnished and has been vacant for 20 plus years. They were not able to find a rental home to accept pets that was available in the time frame they needed to be out of the current rental. It was a roof over their head, a place they could take their pets, and had running water and electricity my parents said. They only moved 2 recliner chairs in since they had been promised they would be in their new home by mid-August. They have no internet or cable TV as they do not see the point in getting those services when they are suppose to be there for such a short time. The home is older and the full bathroom is upstairs which is a safety issue for my dad. The steps are steep and it is not safe for him to be climbing into a tub for a shower. So they are having to bathe at a family members home or wash up in a half bath sink downstairs at their current rental. There is mold growing in the home so my mom is having to keep scrubbing everything down to try and keep it away. She has been sick with an upper respiratory infection since living in this home. So I feel it is urgent for their health and safety that they need to get into their new home. Their new home was not delivered until July 13, 2021, almost another month later than what they were told the last time. Since then, and today is August 12, 2021, the house has after sitting for weeks on separate lots been moved to my parents lot on August 4th and set on August 5th. Nothing has been done since a week ago except for a dumpster was delivered to the lot on August 9th. I made an appearance this morning to the Cambridge Sales Office and spoke to Christine and informed her that our family is extremely upset with this entire process. That our family advised my parents last Fall 2020 to have legal representation to follow this through because the vibe was off on how everything was handled when the mix up was discovered. Now our family is stepping in and being advocates for them. This cannot continue at this rate. My parents wanted to give Sun Communities the opportunity to make everything right and they have been given false hopes many times. Our family sees the toll this has taken on them and we cannot stand by and continue to allow this to play out on its own. My husband is a business owner and HVAC contractor so we understand having subcontractors. There should be a contractor schedule for my parents project that identifies when what subcontractors are scheduled to perform and complete work. I have requested that be provided to my parents. We can no longer just take the word of someone verbally. We want proof that this project is a priority as my parents were promised. I cannot stress enough the importance of my parents needing to be in this house. We, the family, are at the point of encouraging legal representation to my parents because we have loss faith in what has been repeatedly told to my parents with no end result still. My father is extremely tired after having dialysis treatments and him driving the distance he is driving is a huge concern. And I do feel the house they are living in is causing the upper respiratory problems my mom is experiencing. I just have to ask if this was your loved one or parents would you be okay with this? It breaks my heart to see them living the way they are living on a prayer that their home is going to be completed when they are told and it never is. They have worked for everything they have and had everything they needed until they sold their home to move into a Sun Community home and life has been going down hill ever since because they don't have a home to move into. They have been living like drifters from one rental to another and not having a true place to call home. The home they are in now has terrible service and no landline so I cannot even trust I can call to check in with them and make sure they are okay because the call will go to voicemail or if I do get through the call will drop several times in one short conversation. They are just making do with where they are staying until they can get into their own home. It has also been brought to my attention that since the house was delivered Joe is no longer the representative for the region. There has been a change in RVP. I am told his name is Ken but I have no way of knowing how to reach him so this is my attempt to let someone know the seriousness of what is going on and the dire need to please get this resolved as soon as possible. The desirable resolution is to please please please get my parents home completed as they have been promised by a Sun Communities RVP so they can find some normalcy in their lives again and not have the stress of the living conditions they are forced to be in now. Timber Ridge Fort Collins
Corporate doesn't care about the human being residents. As long as you keep your mouth shut and pay your lot rent, they could care less about you. I hate living here. This is worse than living in an HOA.
New rules to abide by every other day. If the manager likes you, it's ok to have a trampoline or bouncy house in your yard. You are only entitled your tiny patch of driveway for your cars, but the manager's parents own about 6 cars and freely take as many parking spots as they please. Some people can have their junk furniture hauled away for free, some residents have to pay some made up dollar amount by the manager. And if you are an elderly woman who can barely afford to live, watch out because the manager and her vulture supervisor will swoop in and take everything you own. Sun Communities is run by a bunch of Satan worshippers who care about nothing but themselves. They are bullies, and I hope they all rot.
I have an ace up my sleeve if they ever try to make my life difficult, and I plan to use it to take them down.
I hate it here. They should be ashamed.
Dangerous Big timber lake
This weekend we had ANOTHER Speeding golf cart ( another rental) that almost killed another sun resident, then wanted to B use his beer muscles for hours. Management was informed and AGAIN Shurred It off. Now the staff is 20% vaccinated at the most and B NOT a one is wearing a mask. No Guildlines from B Sun on Big Timber Lake. A lawsuit will Fix that

It was very stressful, golf carts going very fast being driven by kids in full view of the workers.Achohol being abused In the pool and the lake both monitors doing nothing, people diving in shallow end of pool. We stayed last year and had trash pickup now the seasonal said the truck is broken and will not be fixed so all trash has to be taken to a dumpster that was on the other side of the campground and was overflowing and be rancid. PS cars and trucks were speeding also, we were scared to let the kids off the site. We will not be staying at a sun resort ever again

Every Manager and vast majority of stall has a "Not my job" or I Don't give a F$ck"mentality. Sun is going be bury another child in south Jersey. Manager states"I AM CORPORATE" Minors driving golf carts, cars, trucks, golf cats and employees driving excessively fast, achocol and drug abuse in open areas including pool and lake. People diving in pool in full sight of monator. And as a corporation Sun and Andrew Delong is only interesed in making a profit and receiving a large bonus, Also now that We have to drive our trash to ONE dumpster, maintenance has six people idle 4 hours a day. Will my seasonal fee go down?

Not having 4 car driveway
When we first rent here in Boulder Ridge sun community they said we should park 4 cars in our driveway. We can park just 2 cars in the driveway l and if we park 3 one of the cars will be on the grass and hope we don't get our car towed cause we are park little on the grass. This is unfair for me cause I have to pay out of pock to put more parking spot so I can park more then 2 cars. If my daughter was not driving it would not be a big deal but it is cause you pay rent you should have 4 car parking like they said when I signed my lease.

We both enjoy living here very much so and have followed rules and never been late on our lot fee and never had any violations, nor any issues with our surrounding neighbors...
I am A caretaker of 32 years to my sister Susan who is 68 years old and totally blind, We reside at 1256 Avienda Del Toro, Port Orange Florida 32129
About to years ago A man and his wife moved directly moved Across the street from us at 1265 Avienda Del Toro, Port Orange Florida 32129
And since June 23rd of 2021 Arnold True who is the man who who moved across the street from us has a small truck and decided to put a small trailer attached to it and he parks both attached vehicles right in front of his driveway on the street, totally blocking me from backing out of my driveway most times without trying to not hit his vehicle...
on June 23rd I decided to go into the office and speak to Judy Morford who is the manager of Lacosta Village, her response was that she would address this matter and that it was illegal for Arnold to block not only his very own driveway, but mine as well causing me to drive over other peoples lawns so that I can get out of my driveway
I believe Sandy the property manager has spoken to Arnold True and let him know he cannot do that
A few days have gone by and everything seemed ok
Then on June 29th 2021 it happened again where I was blocked in my very own driveway because Arnold True had the 2 vehicles blocking me in again I once again proceeded to go to the office to complain about this matter and took several pics of how he is blocking me in again and showed these pics to Judy Morford, I was told she would send Sandy to Arnolds home again and let him know this is a violation and cannot be accepted
Again I thought the matter was taking care of until June 30th 2021 same thing happened again, I never once spoke to Arnold True about this matter, I always walked into the office and showed my pics to Judy Morford..
July 22nd 2021 Arnold decided to really block me in and I was in A rush to leave my home so once again I drover over someones lawn to get out of my driveway!..
I am not sure at this point if I need to hire an attorney because this is clear harrassment from Arnold True and the office seems to do nothing about it to stop it from happening over and over again..
I was advised to call and reach out to Corporate here and to also send pics of what is going on!..
Again I have a totally 68 year old blind woman I am caring for who is getting majorly upset with this issue, she owns her home here with myself and is a friendly woman to all who say hello to her

It is unclear to me why Arnold True is doing this in the 1st place
He used to talk to us from time to time and all of sudden he is trying to control us and our home and how we get in and out of our driveway.
I was told that Arnold True had A few violations in the community already as someone reported him parking the same vehicles right on top of his very own grass and on top of Sprinklers (Irragation system).. Im assuming hes be cited before
but the blocking of my driveway is becoming a little to much to handle for us 2 woman who reside here
I called my neighbor John Gamble who stays in New York City 6 months a year and I asked him if I can use his driveway while he is away and for 5 years he has allowed me to do so, We are very good friends with John! John likes that we use his driveway from time to time So that it makes it looks like someone is home at his house and we watch his house, same thing he does for us when we are up north on vacation visiting our family!
but Arnold is now blocking us from John Gambles driveway as well... We own 2 cars and we have a driveway that allows 3 cars is why we picked this home in the 1st place!... Anrold True's wife is starting to do the same thing with parking right in the street and making it difficult for me to make the turn into my very own driveway when I come home!

Also on April 19th 2021 just before we were due to take A Vacation to Ct to see family and friends, Both of our cars were not home as we were shoppin in 2 separate cars to prepare for our trip, My driveway was empty and is connected to A Carport where I have A very expensive $500 dollars concrete table with benches for Sue who reads her Braille books out there everyday!, Well on one particular day Arnold True proceeded to pull into my driveway with his 2 attached truck and trailer, And also proceeded to go right thru my driveway and into my carport hitting my concrete table so that he can use my driveway and carport to back his 2 vehicles into his very own driveway
When I came home I realized the concrete benches were moved and he left all his tire tracks on my freshly painted carport..
I looked around and realized it had to be Arnold True who did this to my property and didnt say anything, So I proceeded to knock on his door and asked him to come to my carport and look at my damage and asked him if it was him, he said yes and that he didnt see the $ 500 dollar bench he hit with the nose of his truck.. I reported that to the office as well and with pictures of my damaged table and tire tracks everywhere and nothin was done about it, he apologized and walked away!
I have cracks in my bench, That noone cares about, but the money came out of our pockets

Can someone please help us rectify this very ongoing problem from Arnold True and his Wife!

Management harassment, negligence
Sun Communities bought our trailer park in Bangor, Maine. We have tried unsuccessfully for months to get the management to address the problem of drug dealing. Management refuses to do anything about it. We are mocked, harrassed and threatened. It seems weird that they take the side of one stupid drug dealer over the witness testimonies, photos and videos of more than 25 trailers.
We are now going to protest by not paying lot rent until the manager is replaced and we have someone we can trust to manage our park more effectively. Someone that doesn't treat us like the problem.
Let's see if they would rather evict all of us than fire one horrible manager.

Harassment by management
We have been unfairly and constantly harassed by management because we will not sign a lease. We were told when we moved in that we did not have to sign a lease and would have to pay $489 a month if we didn't. This was fine for three years, new management came in raised my rent to $570 plus a $15.00 penalty a month until we sign a lease. Now we get tickets for parking at the park, we get mow and trim notices after we have just mowed our lawn. We get disable vehicle notices if the tire pressure drops on any of our vehicles. I have received notices that I am in lease violation because I watch one dog at a time through Rover. Maintenance is walking through my yard on a daily basis trying to find the next thing to write me up for. They wouldn't allow me to have a pool pass this year nor the code for the tennis court unless I sign a lease. I have attached pictures below of my yard, and the 5 yards that surround me that haven't received mow trim notices.
Desired outcome: Punitive damages in the amount of $1248 for over payment and for Sun Communities to honor our original agreement.
Illegal commercial fire work displays and dangerous environment
July 4th was massive fire work display, I mean commercial fire works were set of. Alot the fire works get hitting my mobile home. I called the sherriff dept. There were 50 people on the street of pinto lane, timber ridge, south side. The drunk residents were partying and loud music until 2 am. Fire work sparks showering over people mobile homes. The responsible residents involved is #222-#218-#216. Fire work debrie all over my front of the house and my neighbor's yard etc.
Desired outcome: Warnings or evictions of violations of mobile home park rules and policies, also dangerous environment
Nothing was done, likely, because relatives of the manager were involved. I saw a party going on at her parent's house in the North side, that she attended (LOUD SPANISH MUSIC), then later in the evening the majority of the party dispersed and I saw the fireworks you speak of, so they were likely her drunk relatives.
The following Saturday, a bunch of minors held a party in the North clubhouse that went on past midnight when the Sheriff was called. There were cars parked in the street, booze bottles and cans in the yards, vomit on the bathroom walls, and broken tables. It was all mysteriously cleaned up and swept under the rug, because the manager had knowledge of the party and most likely encouraged it. This is her personal neighborhood and unfortunately, we are all at the mercy of her bullying.

Office manager is saying that we are having a security.
Hey guys, from things that I am hearing and investigating myself. If anyone, even office management, tells you that they are security or acts in any private security capacity, call the police. That is a criminal offense.
The office has told me that we have security here but will not give up the name nor have I seen security on the property.
Just want to make sure you guys stay safe by knowing this law.
This from of our residents in Boulder Ridge. Your office need to do a review with your office employees at this location. We can't really go swimming, Texas is 100 percent open and the office is still having 20 people at the pool. And the pool is open between office hours. There are a lot of people moving out of Boulder Ridge cause you can't swim or really workout. So why stay when you can't do much of anything. I tried to understand but this is getting ridiculous. Like telling us we have security but don't.
Desired outcome: Just tell us go swimming and workout that what we pay for if I can’t use the pool or the gym I would like my rent to go down.
