Mouse Mountain 7500 Osceola Polk line rd Davenport, FL 33896
As a resident of Mouse Mountain and Son communities I'm wondering how come there's only five permits taken out with the county that show demolition one of which is my light and it clearly is not part of the demolition. Also wondering does that affect when I call 911 I need an ambulance yes why are you does I was told that by the property appraisers office today who is also wondering where is all the permits. Several weeks ago I notified the executives at Son Gary Shiffman and the ones under to let them know that these things were going on and people are getting sick and we have been notified of any dangers. And we still haven't been notified don't you think now it's time that you guys respond to some of the problems that are going on in Mouse Mountain Davenport Florida before it becomes A liability that you really never saw coming
Desired outcome: My desired outcome is for Son community to take responsibility for the crimes that they clearly committed and there’s so much proof they can’t deny it
Here’s a few pieces of evidence, you can compare years of aerial maps, records of online photos, tax & property appraiser records, google maps, resident testimony, residents photos & videos, court records, and it’s not even any challenge to see these are crimes that are committed on purpose and with blatant disregard to human life and the law. My dog being evicted with no notice by my manager anthony palacios.
I was summoned to the office this morning to my surprise I was told my dog had to be out of the park today due to an incident at the dog park last week. If I didn't He would contact the lawyers of your not so great resort then I would be evicted that is a really bad threat luckily I had a witness. My dog has been my emotional support animal since I moved here.I gave him copies of her paperwork and ID with no extra time given. Is it legal to do that. She did not bite anyone she only barked at the dog when they were all in the front of the second gate. My dog thinks it is ok to play with everyone. My psych doctor was the one that told me to get her registered. I am disabled any she lets me know when someone is at my house. She also gets me out of the house once a day. I really think he overstepped my dog is always the one being picked on! If I could afford to move I would I am not happy with this park since Sun took over.

My emotional support dog was evicted without warning or reports. I had documentation for my dog and have lived here 8 years with no complaints. I was told by the manager that if I didn't get rid of her that day it would be turned over to the lawyers and I would be evicted. I did take a witness with me and I was not given any paperwork. She has been here for 8 years and had he papers in my file. My dog walker did tell me there was a issue at the do park only. In the firs gates but nobody was hurt and the women did not file a report like the manager told me they did. So that was a lie from him. I am really not happy with this and want to get my dog back but no one will help me. Is this the way you treat your senior!
This is very illegal, if you have papers proving your dog is an emotional support dog they can't touch you. Call their bluff and let them take you to court, You will win. They tried that in our community on myself and another resident. Mine is a service dog and hers is an emotional support. First they tried to get us for breed violation then they tried to say our dogs attacked another dog. We won the court hearing, so now they have resorted to harassing us in other ways. So good luck, but don't let them bully you into not having your dog.

I’m in Mouse Mountain Sun communities recently came in and I have undeniable proof and lots of it that executives and management are aware of permits not being filed for demolitions of old mobiles, no notifications of hazards to residents, over 30 demolitions photographed and recorded but county has only 5 permits. My lot has a demolition permit but clearly that another fraud, I sent emails to executives about issues going on and they were received weeks ago. The demolitions continued and the problems with my health continued. Want some of the evidence that me and others residents have. This unethical corporation is guilty of crimes and fraud. The local govt agencies don’t have the necessary permits and the demolitions are illegal. No ADA compliance is public facilities, no acknowledgement of rashes and respiratory issues residents have from environmental hazards due to the dozens of demolitions. And authorization to continue the illegal demolitions definitely came from higher up. This time they conspired to commit fraud and avoided federal regulations in reference to asbestos and other carcinogenic debris that are required by law to pass appropriate inspections and THEY WERENT AND DOZENS OF PEOPKE HAVE PROOF,

I'm one of many living in Shell Creek Punta Gorda FL. Many of us residents are living in fear of the property manager Marge Legap. She is constantly harassing me and just about all the residents. We have reported her to her manager but they just overlook it just says because of covid we couldn't find another manager. I'm looking to move as soon when I talk to my neighbors and friends there also looking to leave. The park isn't safe anymore she lets in pedophiles, parolees and shady people. She is mean and uses foul language especially when she's drinking she rides around on her golf cart drinking, taking pictures and making threats! She hired her live in boyfriend for maintenance so they have full control over her park. I know if she finds out that I wrote this I will get an eviction notice with trumped up charges like she continues to do. Also soon as someone leaves and puts the house up for sale she makes sure her boyfriends friends get first chance to buy. She hasn't any friends of her own so his buddies move in.
Desired outcome: Replace her and get the park back to the great place it was once
Want evidence that me and residents have about demolitions illegally taken place in my community mouse mountain. Take a look at my Facebook & ask why county records don’t have permits for dozens of demolitions . Maintenance
Here at Shadow wood community, we have gotten a new maintenance man. He doesn't do anything here. Our park use to look beautiful, but since he started, weeds have not been sprayed the grass at our entrance has all died. Hedges need trimming. Our park went from a 10 to an 2. One thing he is good at is smoking. He always has a cigarette in his hand. Our old maintenance man Charlie had this place beautiful and took pride in his work. Everyone wants him back. We are told to keep our lots nice to make sure it looks good to others, was it it not the same for management. Lots of use have put lots of money into a lot that doesn't even belong to us. Sun needs to make sure that the same is done to THIER properties. Thank you for your attention.
Lawn services not provide but paid for with no response from management.
This is in regards to services paid for at Cave Creek Sun Communities in Evans Colorado. I renewed my lease in April and included in the lease is $60 a month for lawn services and snow removal. I have had the same service since I moved in 5 years ago. Last summer I had to call when the new management team came in and get the service done. They did but then I had no snow removal this winter. Since we were effectively house bound due to Covid I did not worry about it. But now it is three weeks into the service for lawn care and I still have not had any service. They have aerated, fertilized and mowed other lawns but not mine. I have contacted the office three times in regards to the lack of service on my lawn and I have had no response from the management team and I am getting very frustrated. I just want the services that I am paying for to be provided.
Desired outcome: Provide the services I have paid for
Saturday and sunday pool hours
There are several senior residents that enjoy the pool hours from 9am for daily exercise before the heat of the day. For the past 11 years the pool hours were unchanged.
In 2021 on Saturdays and Sundays the pool does not open until 1pm.
Guess sun communities is not concerned about their residents peace and relaxation time on their days off from work.
This is not good for all who are off on Saturday and Sunday.
All future residents should be aware the of the pool hours
This is the only pool in San Antonio the is not open on the week ends until 1pm...
Desired outcome: Leave the pool hours the same as it has been for the past 11 years.
Sun n fun resort in Sarasota
I am an owner since 2018.
This week a fellow owner shared an email received from the new local manager, retroactively enacting a new policy that restricts owner sublets to a minimum of 90 days. I have not received the email, but it is plastered all over the various Sun n Fun Facebook pages (making it Facebook official I guess!).
Several owners have tried to express concern but are apparently not being heard.
Many of us (especially Canadian owners) were left out in the cold because of Covid and the closed borders.
Many scrambled to rent their units to offset some of the costs which we still had to pay.
Many have used the subletting option regularly to offset costs when they cannot use their units.
Many invite family members to join them for short term vacations by renting other units for a week or two or month.
Many explore the resort through one or two month rentals prior to committing to a purchase.
It makes no sense whatsoever to impose a 90 day sublet policy when the resort has their own units they rent on short term bases; they have dozens of RV spots with short term transient stays and they sell day passes to the public in the off season.
This 90 day policy seems like an arbitrary decision, implemented with no thought to the goodwill of the owners.
Most of us are not independently wealthy (or we might own private residential dwellings) and many are pensioners. We sacrifice to meet the ever increasing monthly fees while at the same time keeping our units well maintained and upgraded. We assume the liability of our tenants, and it is obviously in our best to screen tenants (unlike the public passes the resort sells to whoever wants one).
This policy - announced by Facebook when many of the park's residents have already left for the season - is hurtful and punishing.
Many owners have been told by the resort staff that they could rent their units (with no restrictions
mentioned). Had these impending restrictions been shared with us, it is questionable if all the sales would be taken place.
Can this unfair policy be reversed? Can current owners be ‘grandfathered' with the terms and conditions they understood when they bought; or lastly will the park purchase our units at fair market value for those of us who are now faced with the unfortunate decision that we may have to leave?

Rude and abusive management
I had a conversation or confrontation with a district manager over a minor issue. 6 days later I got 2 threatening letters in the mail.
One was 8 pages long threatening me with criminal violations and pictures. Very petty and childish to say the least.
The other was an inspection of our property with 2 violations from 6 months prior too supposedly. One was a picture of 1 weed and a find size hole in our patio cover.
She threatened us with eviction etc. I'd this a 55+ community or a prison?

i live at Glen Laurel. i dont understand why the lot rent goes up every year
with 2020 being a horrible year for everyone why up the lot rent we started at $495 a month and are now up to $545. but it is going up next month at our anniversary date i was in ICU with the virus for 3 weeks and my husband had it too and was off work too we complain to the office and they say it is corporate who raises the lot rent we have nothing here that includes the lot rent except the pool that was closed the first 2 weeks of lasr season and cant even use the community center because of covid Nothing is included we have to take care of our own lawns and pay for water and recycling

I put up a really nice fence in my front yard in which I asked for permission first because I am having trouble with my neighbors walking all over my plants and I was approved by the office secretary the office manager was not in at the time. So I ordered my fencing and installed it, then I took pictures to take to the office to show the office manager Seth he told me oh no that goes against our community standards. So I called the corporate office to complain, I also sent pictures of my fencing they told me I had to take it down, in which I did then my neighbor decided to last night grind his heal in one of my plants and my grass he took a big chunk out of. These plants are very sentimental to me my husband got them for me and he has passed away since then. But the way I see it the office secretary that has worked for Egelcraft MHP should know the rules by now and should have never approved me to put up my fence. According to Wade in the corporate office you have to have a document drawn up give to your office to send it to the corporate office to be approved. Trice has worked in this office like I said over 6 years she doesn't know the rules, I think she should be fired because I lost $380 on fencing that I had to take down. Very poor management. I would never recommend Sun Communities to anyone. Plus theyv raise the lot rent every year by $20 plus dollars. THIS WAS MY FENCING THEY MADE ME TAKE DOWN, IN WHICH I THINK IT IMPROVED MY YARD.

Cave Creek, Evans Colorado
I have live at Cave Creek for over 7 years. This community was always in very pristine condition (homes, yards and parks). Over the last two + years it appears upper management has become lax (lazy) and our community looks like any other park in NOCO (trashed). It only takes for a drive through the community to see outside storage has become more than a problem. You'd see mattress, tires, storage tubs, doors, trailers loaded with trash parked in driveways, homes with no screen doors or grass. The new manager is never seen, and you can never get her on the phone. It is very disappointing to say the least and even with COVID-19 Sun had the nerve to raise the rent even with so many people struggling. What happened Sun Homes? This used to be a place people wanted to live. Now they can't wait to get out!

My first year at River Ranch ATX was awesome my second year has been a total nightmare! The grass hasn't been cut in 2 months & I'm still being charged! I've checked the other communities run by sun homes & their grass is manicured but River ranch is not! We're under new management and you can tell but yet the clubhouse where the office is stays nicely manicured the grass is getting cut weekly but in the back where the residents are is straight trash! There's lots of trash behind the homes I've even purchased a stick to pick up the trash with because it's gotten so bad and the maintenance don't pick it up they ride right past it in their golf carts!
Dog park construction
I've written a complaint on a dog park going in at kings lake debary Florida, no one contacted the water front homeowners to ask us how we felt the park is right outside our living room windows. The noise and the smell and the constant foot traffic will take away from my property value and it will take away my privacy in my home with people looking in my windows all day. No one was notified about this, please contact me.
Desired outcome: A bocce court or a volleyball court something for all the residents to use.

2 years ago they kept the water level where is was beautiful to look at with the grass in it! They since killed all the grass and the water level to a murky and smelly odor from the mud! I can send pictures! Not sure if it's work in progress! Talked to the manager a year ago! Nothing has been done!

First off, when i was buying in Country Hills Village, Sandi stated she was going to work on a brokered home for me. Instead of working for me, she raised the prices $25, 000 out of my range and never told me. I had to follow up with her! She then tried to defend herself over it. I ended up with another home. Her boyfriend paints and it is HORRIBLE! Floors are all bowed and the home was not sat correctly. Paint is peeling off the walls. The flooring her company did is bubbling (within 3 months of living here), the wood trim was rotted around the front door, and the front door placed on this home was in a fire! She is constantly drunk at work and very rude. Everyone in the community dislikes her and dislikes how she talks to us residents. I haven't heard one good thing from any of my neighbors.
Then per the Sun referral program, i was scheduled to fix some of the issues with that money. Per the website it states $1000 for a buyer and $100 for a renter. After FOUR MONTHS i received $100 when the referred person BOUGHT not rented. I was then told that it is correct and is what it is. $100 will NOT fix all the issues that were just covered up. It will also not fix the disrespect that i have received. I haven't lived here long and while it is a nice community the management and company itself is so mis-representing. All the emails back and forth for the referral and me stating over and over that i was expecting the $1000, not one person in those four months stated it was not $1000

Unintentionally paid january $109 to short and payment wasn't returned nor were we notified except through eviction. They kept payment and claim that we owe for that month the full amount. That is stilling even if it was thrown in the trash! Included my name when I am not responsible for that payment because my name isn't on their agreement. I need answers.

My lease expired in July of 2020 and turned into a month to month lease. My roommate moved out in February of 2020. When the lease expired I asked for a new one to be created so I could get a new roommate. Filled out all of the documents and 6 months later I still have an expired lease. Now I have to fill them all out again. And my old roommate has to come from 3 hours away just to remove herself from an expired lease. The worst part is that they've made me pay $200 extra a month to have a month to month lease even though I requested a new lease and turned in the documents before my original lease expired. Now they're making it hard for me to move but also hard for me to stay with the hike in rent and the fact that they never filed any of my paper work in july.

Excessive yearly rent hikes, poor management
First of all, we were lied to about repairs that were supposedly done. We bought the place as is, but they assured us about the repairs being done. They weren't, we ended up having to fix the skylight and roof, replaced a toilet and every time it rains, the backyard floods to the point of being a swamp. Every year the lot rent increases and exceeds the mortgage rates. The community is more ghetto than suburb. The handyman actually wrote a note on duct tape and put it on my wifes car, a company work car. Rarely snow is plowed and salt thrown on ice. There are numerous potholes and large cracks and crevices in the sidewalks.
Desired outcome: Stop excessive yearly rent hike. Make the community actually look inviting, rather than a ghetto.
New reservation policy at castaway in Berlin Maryland.
We have been staying at castaways for the past 10 years at the same site. Many friends of ours stay in the same area with us in club castaways. Starting February 1, 2021, a new reservation policy will be in place. This policy does not provide us the loyalty privilege of reserving the same site as in previous years. It's open season on reservations starting February 1. This means that all of us campers that have developed extended family and friends over the years will likely be separated and our years of fun at castaways will come to an end because of this very unfair new reservation policy. It certainly appears that corporate officials that have no experience in camping have made a very irrational decision to put this unfair policy into place starting February 1. Is this what corporate management is all about? Please reconsider this new reservation policy and cancel it before February 1. All of the campers that have been loyal to castaways for 10 plus years should receive some priority and extra consideration so they can keep the site they have had for years. Read the social media posts! No one is pleased with the new reservation policy.

When coming in contact with the maintenance man, he stinks., he has poor hygiene. Also why is the manager letting him stay in one of the rental units. Also he drives the company truck all the time, even on weekends, when he is impaired. Bakers Acres was gone down hill since the new manger. You need to get Kay Fountain Maiden back, she was awesome.
