Maintenance
We had a new maintenance person this year the best thing that ever happened to this park I was seeing so much getting done. The man had so much experience in everything. I guess my complaint is if he was hired to be the top maintenance person why would you not give him the position, instead you let him go to another park. Wow Big Mistake ! He was great! Sun Communities needs to look at the park.
Desired outcome: Listen to your residents.
Since this post the park now has a women and man with bad leg. The park looks like Crap! They do a project and then don’t finish it. All the new landscaping that was put in has died or looks terrible. They don’t even take care of the weeds around the park or pick up stuff in the park.
Office management is terrible and maintenance is terrible as well at sheffield in auburn hills mi estate
Management alone is beyond terrible. This community is constantly under new management and maintenance and its getting worse and worse. The current manager lori is very rude. Maintenance orders are not being completed. When you call to inquire about maintenance issues lori gives total attitude and nothing is done. Its winter now and no plowing/salting is being done. All homes in the community is $1, 000 + monthly and we can't get things fixed or have our streets plowed and salted. This community is a total mess! Something needs to be done asap
I paid my rent at pine ridge and one money order was misplaced / stolen for 35.00r
It was stolen by an office worker I believe her name is Kelly, I proposed this because she has harass me in the pass, she doesn't like me and I have never did anything to her. She wants my rental to show negative to prevent my future attempt to purchase a new home. When I applied the first time she was the first one to gloat when I was turned down. I own my property and I rent the land, my address is 493 falcon street, I have told the manager about the 35.00 dollar money order getting misplaced, I put both money orders at the same time through the overnight slot, one for 500.00 and one for 35.00 dollars and they misplaced the 35.00 dollar one, I have all my receipts. The manager Ms. Wilheimin is trying to write the money order company in getting it replaced. I want future declarations and procedures put in place to prevent this from happening again. I am told the 2 clerks have keys and access to the building at all times, this should be documented and recorded by camera they do this at my job in the school system, for I am a teacher. Harassment
I bought a mobile home at blue jay mobile home park about 6 months ago. Since I have moved here the park manager heather has been nasty to me. She never introduced herself. She's trespassed in my backyard... Driving thru it on her golf cart. She never gets two sides of a story and gets extremely nasty when you try to discuss things with her. She demanded I move my hand dolly from my back yard even tho it could only be seen from my back yard. My granddaughters were visiting and she came to accuse me of running a daycare.. Which I certainly do not. Yet two separate homes on my block are babysitting daily and the grandchildren reside permanently here. I was told to not park in front of my house or on the lawn and I immediately moved my truck n apologized. Yet at least 10-15 people keep their cars in the road and on the lawn on a daily basis and she does nothing. A man who was no trespassed from the park moved rt in across the street n parked his car on the neighbors lawn. There are now tire rutts on both neighbors lawns n nothing is said. I was told to keep my dogs on a leash at all times so when I work in my yard I teether them. She stormed up to me and accused me of tying them out n leaving them out alone. I told her no I am out with them n she called me a liar. I kept my cool n said I will not argue with you and i'll make sure that they aren't tied up alone in my yard. That wasn't good enough for her and in a nasty vile voice she says I can find some complaints on you if you want and then she left. She flat out lied to me and said my dogs were tied out and she saw them n was banging on my door but I wasn't home. She carries that camera and loves to take her evidence pictures yet can not show me one with my dogs tethered. She then calls animal control and makes a false report against me. Yet when I was attacked while walking my dogs by another members loose dog she did nothing. I was holed up for over 15 minutes trying to hold my dogs back from the at large dog who kept barking n lunging at us. To lie n talk to me in such a nasty way was the last straw. I deserve to live in peace just like everyone else here does. All my neighbors like me. I stay to myself and work in my yard. I carry my poop bags everywhere and always clean up after my dogs. My dogs do not bark. Do not dig. Do not bite. They are registered. These other dogs are always barking while their owners do nothing to quite them. They do not clean up their dogs poop... And yet I am the one who hears it all. I have been nothing but polite. I have been overly polite. And all I get is nastiness in return. Even the neighbors are talking about her singling me out and harassing me while others blatantly break rules and nothing is ever said to them. My yard n house were cleaned weeks before her memo was sent out to all members to clean up. She has a problem and its her problem not mine. I do not deserve to be treated like dirt.. Talk down to.. And for her to outright lie to animal control was totally off base. I bought my home. I passed the qualifications to live here. I've worked these parks and dreamed of the day when I would be old enough to live on one. She has some personal vendetta against me that is unjustified and has turned into something it shouldn't have. I am being singled out and my peace of mind has been stolen from me. I want her to leave me alone. She has enough to worry about with the neglected work thats not getting done.
Our amenities are not operating at 100%. Things are either not opening or closing early due to covid yet there is absolutely no sanitizing being done. If someone is closing early yet no cleaning is taken place I and everyone else are being denied access to what we pay for. I have pictures. I have videos. There are mole hills throughout the park that never get removed. I actually fell in one n twisted my ankle. All the dirt mounds scattered throughout the park lesson the appeal they want us to hold high yet they ignore it when its on them to clean up. I live here. I bought my place. I respect the park n my neighbors. I deserve the same especially from someone who works here. She had better not ever talk to me in such a nasty way again. It was so uncalled for. And to flat out say to me she'll go find some complaints on my dogs because she has no proof of anything. And to call animal services and blatantly lie is so far out of line. My health is bad. My mental state is deteriorating with the constant harassment. Apparently she thinks this is her personal playground when it is not. She has not right or justified reason to make my life here a livn hell for her own personal enjoyment. I have gone above n beyond to appease her yet she gets more vile towards me every day. I want it to stop. I have the right to a peaceful existence here just like anyone else does. I want something done about her nasty manner. Her condescending attitude. The vicious lies she tells to feed her ego.
She needs to worry about disinfecting the buildings that she closes early claiming corona. She needs to worry about the maintenance men having access to the kitchen we've been banned from using. Cleaning the clubhouse every day when you close it at 3 due to corona. Cleaning our pool in the 2 hrs we are no longer allowed to access... Due to corona. One cannot use corona as an excuse to take our amenities away yet not lift one finger to protect us from catching it. Seems to me they take our amenities away to lighten their own workload yet we are paying their salaries and getting nothing in return.
I hope to hear from you and to get the same peace of mind that others share here. I hope you get to the bottom of her bad attitude and adjust it for her.
Id hate to take this to the next step.

I too have had the same experience with the manager in Sevierville Tennessee. I lived there for 5 years and had a wonderful experience before Sun Communities bought out the resort. Amber Williams started bullying me and my daughter who worked in the office. She was so nasty that my daughter had to quit her job and move out.og the park the manager then set her sights on me and it was he'll to live in the park so HR did absolutely nothing about her or even give us a courtesy call to discuss out issues. I too have moved out and sold our Motor Bus. He husband Eddie Williams started in on my husband. So I have no trust in Sun Communities to take care if rudd employees and they show no respect for their monthly tenants. I will be filing a law suit against Sun and Amber and Eddie Williams as well as the HR department and Marco.

I own my home and it is quite nice... So they only get lot rent from us... Not a year goes by when the rent goes up... There are many homes in here with unsatisfactory conditions in one way or another... Sheet in the window/broken blinds/rusty siding/cardboard in the window/junk piled outside/sheds which do not match the dwelling, rotting wood along the bottom edge; and just plain nasty to look at. One place has skirting laying all kittywampas and not where it belongs... My home is well kept/ maintained/my shed matches the house which they once told me to paint to match the house... What? Well now they tell me to repaint the shed door... Which no one can see. I could go on and on... I am tired and am looking for property. Noone needs this bullying.

Sheri Woodworth (Division Vice President of Sales and Operations) which we tried to contact several times we tried several times to contact her by diverse methods with no success.
Monica Slider (Regional Vice President of Operations and Sales) called us, very complex individual, she called us back and was told we want to talk with someone else and we hung up the phone.
The complaint basically it is against property managers: Pricilla Bobe, Ruby Bowman and Ted Brown (tenants)
No Sun Corporation but tenants of the community notify us the following.
Your manager does not live in property anymore, and the sales of the trailers it is going to be report directly to your headquarters corporation.
Ruby Bowman was stripped off the title of president of the HOA, and can't sales houses anymore here in this community
The HOA it is existing only for social purposes, no more POWER
Were people who worked from your company, who were fired, tenants who fled this community who still having connections with people who still here Pricilla Bobe, Jamie Varela, Ruby Bowman, Pamela and Houston Melton, Mick Nichols and Ted Brown with no exception miss handle the operations of your community with elicit, delinquent actions all of them have communications with each other.
Legally and Morally it is so wrong you still having Pricilla Bobe representing your corporation.
Organizations are providing food for the tenants in need of this community and they would be repulse in knowing how your manager representing Sun Communities are miss handle those items for her own benefits and her friends. And more than three tenants did not received a big piece of FILET MIGNON in their boxes, do you think in these very difficult times it is correct when people it is struggling to pay their rent, when people lost their jobs, when people don't have food on their homes, no medicine and she with no remorse whatsoever selecting tenants at her likes or dislikes to decided who gets what. Let me tell you something when you representative Monica Sliders called the first time mentioned they treat equally to all the members on this community with it is not true and Legally and Morally it is wrong. We have so much evidence that you don't know what happens here that if necessary, would come out.
She sent an email and a phone call to everybody for the next food drive October 13, 2020 justifying her bad and nasty behavior "Please remember the boxes could be all different and the contents may be different inside these are sealed boxes and a gift to those who may need a little extra during this difficult time". TENANTS are very angry with all this this is nothing but poor discrimination and manipulation from her part and they want her gone. How you are going to determine who need extra help? Are you going to determine that because you live in a house recently purchase of 50, 000.00 and you don't deserve to go to ask for help, Are you going to determine who need extra help, when you are a Caucasian person and had problems with you in the past, you are not going to get the extra help?, Are you going to determine that because you are Puerto Ricans and I hate Puerto Ricans you don't need the extra help? Do you know how insulting it is for all the tenants of the community know all this and you continue with those individuals representing you? When the tenants talk with each other and question themselves why my neighbor got that and I did not? It is malicious.
This is other thing she is doing and this is going to stop right now. When Pamela and Houston Melton used to live on the other side of us. The trucks of Amazon, UPS, Mail Carriers does not matter what usually stop in front of the house where they are going to deliver a package and it is normal. They never park there to organize their mail or doing whatever they have to do. Now every single truck it is stopping there in front of the new neighbor house who lives in the other side of us. THIS NEVER HAPPENDED BEFORE why it Is happening now.

This community is managed by unscrupulous people, who manipulate, lie, and discriminate against their residents. They use methods of intimidation and abuse, with no accountability from any of their employees. We have problems with The Manager of the Community, Sales Agent, and a Handyman (all of them live within the community) we reported to the corporative office located in 2777 Franklin Ave, Suite 200 Southfield MI 48034 all of our problems and concerns in writing and mailed with return receipt requested. We asked to speak with the supervisor of the manager, she gave us a call and she was extremally difficult with us. She began defending their manager and their sales agent (whom are buddies). We notified headquarters in a very detail dates of every single thing that happened to us. They covered up. Local news it is been here in the past 4 years and not for a good reason
In these difficult times of COVID 19 Organizations donate food for tenant in need and manager misused those resources and don't distribute them equally between the tenants the ones she dislikes got whatever she wants to give them. In four years, this community have 3 permanent managers and other one's temporaries. They do whatever the no scruples agent wants
It is important to remember that this is a community for elderly people, some of them are by themselves, some of them don't have anybody who can protect them and are at the mercy of all these horrible individuals. Outrageous water bill at (southwood village in grand rapids michigan)
We have just received our water bill for 7/1/2020 to 8/3/2020. It states I have used 4000 more gallons of water this month than last month. Our sewage and water charges have doubled. I have watered my lawn no more than normal. For this type of increase, I could have watered a golf course. Many of my neighbors have also been hit with a ridiculous increase in their bill as well.
Management says they are coming to check the meter at my home. Gainesville Township says that they only read one meter for the entire park.
The park has had several water line issues and our water has been shut off for short periods of time this past month. The park sprinkler system waters the road as much as it waters the lawn. This issue has been brought to the attention of the management twice by me alone. I am hoping that by reaching out to you that this issue will be address in a timely fashion.

Giving me the run-around
Academy West-Point (Canton) denied me back in June for having a "low" FICO and credit score when both scores are decent enough for at least QUALIFY (700 + and only going up). They were also extremely rude when I called them on the phone when I was interested in their community!
I've recently been working with creekwood in burton and I regret it all! We found a home my boyfriend and I wanted to purchase. I'm on furlough, have been since april 3rd. They said they'd accept furlough papers from my job due to covid, unemployment papers, etc. I literally had every single paper that verified my income turned in july 15th! Haven't heard anything sense.
The sales rep last told us that they're waiting on paperwork to come back on their side. She also told a family member who is also interested in the park that the home is essentially ours around the last week or two of july. Fine. It's now august 4th. I go around and look on their website just to check out things and the home is unlisted. Do a general search on it and it sold on july 30th. Was not notified at all.
The sales rep contacted other people regarding my boyfriend and I but not us directly. She told the family member that she tried to contact me when I haven't gotten anything since mid july. I called up there today twice. First time, I asked how everything was going. She claimed she needed bank statements and pay stubs. I turned in both in mid july. I called again about an hour later and told her to get rid of my application.
Between the denial from another place for bull crap and this shady crap, i'm done with sun communities as a whole. Ridiculous standards and time wasters. Regardless if covid was a factor or not, communication is key. The picture is the last day of communication! From a professional stand point, you don't tell others what we have and don't, especially when we never had this home anyway. Second, you should at least let us know the home sold so we can move on. July 30th wasn't that long ago. We applied for another place and they called when we got accepted. Called. Again, communication is key. They can't even communicate with others who live there. Hope none of you have to deal with this crap.

The manager of this park, heather, has no clue what goes on in any regard and offers zero supervison of the two maint, workers, as she clearly only knows an office environment and has no clue as to what work is needing doing in the park and thus no idea how to assign it to the workers to do. They know this and take full advantage, playing pool in falcon hall for hours at a time, consuming most of the work day... This has been brought up many times, they are told to cut it out and that lasts like a week and then they are right back at it. Sun paying 2 men to be professional pool players! This is a long standing problem and whatever you are paying these people you are being robbed big time. The manager needs to check, unnanounced on these guys and time how long they are in there each day playing pool it is unbelievable! And she cant let her office woman know as she is married to the laziest of the two workers. I have never seen this level of laziness anywhere in my life and the residents are sick of seeing it. I dont want to hear, oh they go in there to cool off... Playing pool for hours and sometimes all dat isnt justified and needs to be ended forever. What a sad joke... No wonder they like their job... No work is required.

I live in Oakview Estates. My neighbor, Don, in Lot 71, today threatened to call the sheriff because I was cutting my lawn and using a blower to clean off my sidewalk. He said that it is causing his air conditioning to break down. I believe he is mentally unstable and should not be living here by himself. If he believes that grass clipping will cause problems in an A/C unit that is designed to be outside, then something is wrong with his thought process. This is only the tip of the iceberg of the things Don says to the residents of our park on a regular basis. He is a nusense.
Hacienda Del Rio, Edgewater, FL - Residency requirement not enforced.
Last October, a family moved in with their son who is in his 30's. After living here until Jan 3, he went back to Ohio. He returned to Hacienda Del Rio on Mar 3 and has been living here with his "friend" since then. We have talked to the manager several times about this situation and she has not enforced this requirement. If this policy is not enforced, Hacienda Del Rio, will no longer be a 55 and over community. I have digital photos for proof of violation, if needed. The next step is to inform the newspapers.

You guys need a pump truck immediately. This has become beyond ridiculous I've replaced 2 wheel bearings brake rotors had to junk 2 cars because this situation. It is Halloween and how kids supposed to walk around. Cant get through any street along balfour, caramel or any other street. A pump truck is your only option. Parking at office shouldn't be option. Still have to walk in the rain to get home. Cant park in my lawn to avoid it or I'm violated so how is expected to walk along everyone yards which is also a violation this is a non livable community. credit card use
Sun Communities now charges their residents 2.95% to pay their rent using their credit cards. This over and above the 5.5% rent increase for the coming year. This corporation is all about greed. They keep taking away services or now charging for them. It is just one thing after another. Senior citizens on fixed incomes should not have to pay a fee to to use a credit card. Again, it just pure and simple greed.

Today I was rudely addressed by Tierra Gully the secretary at Candle light (Sun Homes) I went in to pay my rent and Tierra Gully stated that I was short without any explanation as to why I was short and not to return until I have the full amount... when I spoke with the office manager about her behavior he advised that he as the office manager is the only one that has to be professional at this property but no other staff member is required to be professional he went on to say and I quote "I could see you being out of pocket"
I just moved to this property the end of August I was once the property manager decided to look at my case he saw that I was not short because I was being charged for a grass cutting fee that took place on the same day I signed my lease which is why I was not liable for that extra payment. I was very upset that I was basically disrespected and told that I would not be treated as a tenant unless I had direct contact with the manager himself which I find baffling... I work with the public everyday and not ever would I treat anyone with that type of behavior especially when it's a paying tenant trying to pay their rent
