I filed a complaint about cracks in stucco in September . I sent them the photos multiple times. They did not respond. After many phone calls and texts, the representative, ***, showed up at my house on January 27th three months after my complaint. She inspected the house and denied my claim even the stucco is under warranty for 10 years. According to warranty information, any cracks in the following specification are under warranty with Taylor Morrison for cracks at 1/8" in width and at least 1' in length at the time of repair request. (1/8" is approximately equivalent to the edge of a quarter). This information was confirmed by *** MeadowsTerritory ManagerCell: (559) 303-6999Office: (949) 373-7930FrontLine Response, LLCRandy advised me to file the claim directly to *** Morrison that I did. Still, *** Mouday declined all the warranty issues. She made many excuses like this: (exact words):1. If the cracks do not cause any rain damage are not part of the warranty. 2. This is part of your home maintenance. You need to take care of it. 3. I am not going to pay someday $850 to fix the cracks in your stucco. 4. Since some of these stucco cracks are under the wood or close to the wood or under the porch, they are not covered. The whole point was she did not want to do anything. Also, it took her four months to come and visit the property and come up with all these excuses. Based on the warranty information they sent me, there was no string attached. The cracks are cracks at 1/8" in width and at least 1' in length. There is no conditional warranty information about stucco. They are violating the warranty agreement and needs to be held accountable. There are other complaints in Complaintsboard.com about the same issue. The main point they do not want to take responsibility and pay the cost to fix the issue.

12/31 the date I was forced to close on the property with threats by Taylor Morrison that I would forfeit my deposit. Ive not ever experienced and payed for a home that is so poorly built that for me to describe in detail each item not built to code or what I paid for would take 10 pages. Ill state with that I was threatened to close on my home with the forfeiture of my deposit once the occupancy permit in Sarasota County was issued.Ill continue with Taylor Morrison didnt follow through on any closing date and I didnt hear that the closing was delayed until late at night the day before. I had to rent multiple properties because I have a dog I was forced to pay multi thousands after I sold my home in ***. I tried to stay close to *** to see the build of my new home but was forced to move a 7 hour drive away because snowbirds take over *** in the winter. I closed on December 31st on a home that had no shower doors a garage not painted, garage door warped the tile flooring and show lies are incorrectly installed, all interior and exterior doors are not framed correctly, not one of my exterior electrical outlets were GFI protected, my side and back yard was not graded correctly and all rain floods my back patio, my electrical box had 10 plus loose wiring, incorrect 30 amp circuit breakers, scratched and dented appliances, damaged interior and exterior doors with incorrect hinges missing screws and framing that causes cracking each time doors a opened or closed. The electrical to the exterior BBQ pre wire isnt to code, attic stairs arent to code, insulation isnt correct the roof tiles are falling and there is evidence of roof leaking. I was forced to pay a qualified electrician to repair the dangerous faulty wiring and the gutters that were incorrectly installed. There are at least 75 items that werent to the quality I was sold and what I payed for.

We closed our house on April 27. With in one year, we found the tiles around the bath tub in master bedroom started cracking. We complained about this issue in January 2022. It took 5 months for Taylor Morrison team to get the replacement tiles and schedule the repair which involves removing tub, removing shower enclosure (glass door that separates shower from bath tub), reinstall plywood below the tub, re-tile the broken tiles, put back the shower enclosure, put the tub back in and reseal it. With multiple delays, the first step started on September 22 (or 23rd) and its been more than a month, the work is still not done. I still cannot use my bathroom. The issue is with the tiles guy *** services) that Taylor Morrison has a contract with, that initially did not order enough tiles to be replaced. I understand Hurricane *** happened during this time that halted work by 3 days but its already more than a month and still the bathroom is not ready. This is unacceptable. Now the tile guys claim the work is complete only for the plumbers to find out (when they try to put the tub back) that the tile guy did not do the job well. 1. The plywood base (reinstalled by the tile guy) that sits below the tub is now at a different height than before, so the concrete base for the tub needed to be redone. 2. The holes made on the tiles for the faucets are cut in square for a round faucet fitting. Now when the plumber guys are trying to fit faucets, the holes are clearly visible as they are not cut right. I understand this might be fixed in a day or a week, but this is unprofessional from Taylor Morrison to be in contract with people who are not professional. I appreciate Taylor Morrison trying to stay on top, but it still is taking more than a month for them to fix a broken tile issue, which was originally estimated to be around one week. Does Taylor Morrison not look at the historical data for these contractors before they sign an agreement?

We closed our house on June 25, 2022. There were a big list of items that Taylor Morrison did not fix prior to closing. Ever since we closed the house, customer service with *** has been non existent. We had a countertop color variation issue and it took Darling Homes more than 6 months to resolve and that's because we kept on pushing and proactively reaching out to the contractor ourselves. Recently, we submitted a list of items for 1 year warranty. It has been more than 4 months now and I am now not getting ANY RESPONSE from Taylor Morrison. I have already sent about 5 follow up emails but zero response. Here are the outstanding items: - We have 2 big trees in our front yard that has never lived since we moved in. According to Taylor Morrison, this is not a part of the warranty. How is that not part of the warranty when they were already in bad shape when they planted them? Our neighbors 2 doors down had the same problem with their trees and Taylor Morrison did replace their trees.-Water Accumulation problem in our backyard. Our inspector came to our house and told us that water is flooding around our foundation. Taylor Morrison had someone come out and grade the ground and made zero recommendations. We still have water pooling in our backyard, how is that solving the problem?-*** issue (We have noise coming out of our vent for the past couple of months. They sent the *** company but the same issue is still happening) The *** company promised to come back and do a comfort balance but we haven't heard anything since.-Taylor Morrison sent a guy to caulk our garage door and just left it that way for months now. He was supposed to come back to paint it. For all the issues above, I have been asking Taylor Morrison for months now but zero response. *** passed our requests to ***. However, ever since *** came on board we haven't heard anything from her. It has been numerous times that I have followed up but no response.

I secured a lot near Bull Mountain and was approved financially on 8/17! I visited the TM office and the lot over 200 times, befriending the sales staff due to my frequent visits, and they were well aware of my unit choice. I even updated my upgrade preferences for that unit recently. On June 30th, I renewed my financial approval to ensure a smooth purchase. Although I considered changing to a different unit on 08/04/2022, the price was not agreeable, so I decided to stick with my initial choice. All relevant email exchanges are on record. On August 8th or 9th, TM released and sold my chosen unit without consulting me, despite knowing I had been waiting 18 months to buy it. I had even sold my overseas home in anticipation. Shocked, I found a sold sign on the unit on August 11th. Repeated calls and messages to the salesman went unanswered, and my emails to his superiors were ignored. The salesman's actions were unethical and unprofessional, as I had been waiting for this house for months. This has caused my wife and me deep distress due to TM's unjustified actions, and I still hope to reclaim the unit.

A few homes in my neighborhood, mine included, have vents on our roof, no baffle or cover, leading to terrible damage. But all the other surrounding homes in our neighborhood have the vents with these features. During the recent hurricane, our houses ceilings caved in, due to this vent problem! There was no roof damage. However, the powerful winds blew the rain sideways into our wide open vents. Water saturated the *** in our ceiling. This could have easily killed one of my two children walking underneath. The ceiling piece that came down was at least 6 feet wide across. I have pictures to show! Now, my whole ceiling has to be replaced. There is water damage all the way across my high ceilings. My garage has water in the ceiling as well. This house is only a year old. Brand new. TMs response, the vents met code. But do they meet code? They let this code remain in affect even after the same issues occurred with hurricane ***? I want someone to check! This needs to be updated. Now, we have to pay a $12,000 deductible for their laziness. My family is not wealthy. We do not have those funds just sitting in my bank account. We were just the unlucky few who randomly got stuck with these vents? Vents they chose because they were what was laying around at the time to put on. & Taylor Morrison didnt even warn us about it! We could have at least prevented this from happening while prepping in advance for the hurricane, as we did with the rest of the house. This occurred with 3 other brand new homes on MY street. Who knows how many others in the community. This is unfair. I felt as if I was battling Hurricane *** all night to protect my family from these damages. To have the ceiling cave in, pitch dark, during the night of an almost category 5 hurricane, no power, no service, is terrifying. You can't see it falling, but you can hear it, hoping it doesn't hit one of us. I just want them to repair the damages or at least pay our insurance deductible.

I have an urgent consumer matter with Taylor Morrison Homebuilder. I've been sitting on months of unfinished work on *** tickets to make corrections on the $500k+ brand new build we closed on with them in *** Chapel on February 10, 2022. We have been unable to finish our own work on our home or host any gatherings because they still have not finished what they started. Last week they came to work on a perceived one-day project to repair our entire second floor of subfloor that was done incorrectly and/or not done at all before the carpet was laid when it was built. After putting in a warranty ticket on 2/11/22, a subcontractor hired by *** came last week to fix the issues, except the work was so extensive that they wouldn't be able to finish it in one day. We are now going on a week of unfinished work while our second floor is partially uninhabitable and no one has returned my calls or texts in 6 days. I also sent photos showing how all my my personal belongings are CAKED in sawdust and requested a cleaning crew because I am very concerned for the health of my family and two children, but still no response from them. This has caused my family stress and has not only wasted hours of my time dealing with them, but has induced tremendous anxiety. As of right now, I am being ignored by my warranty contact person, the *** Service" supervisor for ***, and also their main *** office is not following through or returning my calls. (I have documented my multiple attempts to reach various people.) I called their *** this morning and left a voicemail and am awaiting their response. I am hosting a party for my son's birthday in 2 days, and no one will respond me to get this work completed so I can prepare my home for the party. Mind you that our own was perfectly put together and clean before they came in to do this work, as we have lived here for nearly 7 months now. I want the issues fixed so I don't have to deal with them!

My husband and I purchased our home from Taylor Morrison and closed on May 27, 2022. A week before closing, we had a walkthrough, and there were a lot of punch list items, but the supervisor, ***, assured us that 90% of the items would be taken care of before the closing. On the closing day, we arrived for the final walk-through to find nothing had been done, and TM never cleaned the house. We were in temporary housing and could not extend any longer; therefore, we had to close. Not to mention we couldn't risk losing our interest rate. After the closing, we returned to start cleaning as all of our belongings were being delivered the following day. The following week we had contractors looking and fixing some things, but mostly getting lip service from ***'s supervisor, ***. After weeks of disappointment and little getting done, we emailed the corporate office about our issues. We did get a response and more empty promises. TM is supposed to be a reputable company, but when you look at the craftsmanship, it isn't hard to tell that that is no longer the case. We've dealt with replacement items being ordered and waiting weeks and delivering the wrong item, or delivering the same item three times - this was the case with the microwave. It is now October 9, 2022, and we still have one wall and a pocket door (which was replaced 3 times) still not painted, the *** unit still isn't sealed correctly, the garage door that was damaged before closing still isn't replaced, nor has the front hurricane door that cost thousands been replaced. Most recently, the cabinet above the refrigerator fell because it was fastened to the spacer between the wall and the cabinet rather than being attached to the wall. Let's not forget the electrical problems caused by the improper installation of the light switch and the circuit breaker that had to be replaced. We spent 357K for a home we still haven't gotten, but they have our money and we're at their mercy.

The online reviews of Taylor Morrison Arizona couldn't be farther from the truth. The slanderous Karen's who don't like Taylor Morrison need to move out of our communities instead of ruining our neighborhoods reputation online. I love my new build home with Taylor Morrison.
Be proud of where you live. If you are ashamed, move out. Internet trolls are ruining our communities online reputations. We live in these communities. Instead of complaining behind a keyboard, move out. We dont want Karens or libtards with us in our brand new communities.
We have had a fan broken in our living room for months and they still haven't fixed it. Two days ago the water main broke and they still haven't tried to do anything to fix it. When we contacted them they gave us the run around. We have contacted the BBB and attorney general's office.
