I live in the Mornington apartments and I do not have enough bad things to say. The management is honestly the worst I have ever experienced, I have never in my life been so disappointed by a company. Rent was taken out of bank account twice and after WEEKS of trying to contact every single person that I could, the building manager, the provincial manager, and the president of timerbercreek communities I have still not received my money back yet and have had most of my emails unanswered. I found this absolutely unacceptable and I am thrilled at the overdraft in my bank account and how I wont be able to pay any of my other bills until I get this money back. THANKS A LOT TIMBERCREEK. Oh also, I hope you like pigeon ### all over your unusable balcony.

Mold damage
Wow I never lived in an apartment that had the worst mantaince! We had water damage in our kitchen the maintained crew open up the wall in are apartment the same day we complaint about it. They never gave us notice they just did it (shown in photo) the hole was open for the whole weekend leaving mold damage open so my young children under 2 can climb in... We had to leave so we would not have any mold spurs inhaled. Monday morning the crew fixed the pip and sprayed the mold in the open hole with bleach, it was patched up. The mold that was under the sink was suppose to be taken out and another foot board was suppose to be replace.. But no we came home and it was just covered (shown in photo) we literally had to leave are home and move as it was not safe!

Bad property management company
They make us live with cockroaches (which they don't tell you about when directly asked prior to moving in, rather they lie to you and tell you the place is clean), there is very little maintenance done (as a matter of fact there has been feces in the main lobby all day and no one has cleaned it up yet), our water gets shut off all the time (which considering a lot of people here have pets, that's not acceptable - I have to keep 2 jugs of water in my fridge at all times for the next time they decide to shut our water off again), and there are often times we don't even have hot water... hell, we don't even have proper heat in the building. Our rent is supposed to include everything but we are forced to freeze now that winter's coming along. Requested repairs are rarely completed (after 9 months and repeated requests my mailbox, which keeps getting broken into has still not been fixed or even addressed for that matter), calls and emails to the property manager and regional manager go unanswered. I'm at my wits end with this place and in contact with the Landlord and Tenants board to break my lease here. I just can't do it anymore.
We are all well aware of the crime rate in this area (which they can do nothing about), however, that doesn't mean they have the right to neglect their responsibilities as property owners either. Timbercreek is the very definition of a Slum-Lord. This place is completely unsafe with the garage doors open all the time so anybody can get in. The emergency staircase is an accident waiting to happen (we lost power once and I had to take the stairs only to find out there are no windows or emergency lights in the stairwells, luckily I had my phone to help me down otherwise I would have been treading along in pitch black). The grounds are completely disgusting, there are over flowing garbage cans that haven't been emptied for at least two weeks now, and are full of doggy poop bags.
And the staff, oh don't even get me started on them. I was once locked in the garage during a power outage for a few hours because everything is electric. When I called the building manager and asked him if there was a manual override on the garage doors, I was told no, so suck it up. Can we say major safety code violation? On another occasion I was heading out to work one morning (at 5am) and there was a woman in the lobby crying. She was locked out of her apartment, so I graciously offered to call the building manager (who has the keys to unlock all the doors) and the response we got was "The office opens at 9am wait until then and ask them to do it". I couldn't believe it, I was so mad! The staff are all straight out of high school and like to chat on their cell phones with their friends while you're trying to talk to them about something. If they are not doing that, they are laughing at you for the problems you're trying to complain about. They don't pass along messages about work orders, they are extremely unprofessional, disorganized and irresponsible.
I could go on and on about this place (and so could many other residents living here I'm sure). This place (these property owners), they need to be exposed!
I will never, ever rent from this pathetic excuse for a property owner again!
Bad management and dirty building
When I first moved to this apartment building in 2010, it was clean and the building managers actually took care of the place. As of this year, the building has become dirty because the current building manager does not clean. There is dirt and sometimes garbage left on the carpets in the hallways which is there for days (because it is not cleaned/vacuumed regularly). The hallway carpets are very stained and should have been either replaced or at least professionally cleaned. I have become embarrassed to live here or to have visitors because the apartment building condition is gross. I have made several complaints to Timbercreek head office but they have never replied to my emails or phone calls. I have come to the conclusion that Timbercreek only cares about collecting our rent money and increasing rent whenever they can without actually providing us actual value. I would not recommend living here to anyone.

Uninhabitable
A horrible nightmarish place to live. Found cockroaches in our new rental unit not even 24 hours after moving in. The rental agents are accomplished liars who will tell you anything to get you to sign a lease. They will tell you they've never had bugs and that the building is secure. The building was just the scene of a drive by shooting into a ground floor apartment. The doors are constantly jammed open and anyone can walk in. Cockroach infestation is so bad that they live between the walls and in the elevator shaft. This building would literally have to be burned down to get rid of the cockroach infestation. Both German and American cockroaches. The property management company will pretend they've never had a complaint about such a thing before and accuse you of causing the problem. It doesn't matter how many times you call the exterminators, how cautious you are about storing all of your food in plastic bins, the building is doomed. They will literally rent to anyone who has $800, they don't do last months deposit as most people don't stay that long anyway. The people who rent these units out and manage the property are horrible people and I hope karma comes back to them one day. Do not rent from this company they are liars and thieves.

I agree Timbercreek is doomed. Ive been living here 2 months and already id rather jumpp off my 8th story balcony than live here.
The whole building smells, the firealarms never stop going off and the rental office is a bunch of dumb blondes who have too much air in their heads to give a ###.

Glad you read my review Timbercreek Property Management. We are thankfully long gone from your property management nightmare and have been telling all our friends never to rent from you. You post replies like this "pretending to care"; everyone who has lived here knows that your resident relations staff are also ### liars. Rude, racist and totally unhelpful. The mass cockroach sprays you do are useless. You use cheap uncertified exterminators who don't know what their doing, you could care less about eliminating the problem. Anyone who knowingly rents any unit in this building to anyone or even works for resident relations, their lying little buddies, deserve what karma brings them. Hope you can sleep at night knowing you ruin lives and make the lives of many disabled and poor people a horrible hell. Hope you get what you deserve. Anyone who wants proof these people are liars I have TONS, reply back with your email and I'll send you photos, rude emails from staff, email after email of us trying to get staff to fix maintenance problems in our old unit, them taking weeks to fix anything. I have lots of pictures of the safety and security problems in the building, even have emails from "resident relations" saying that they hired security guards which they certainly did not. Hi, my name is Janine Rhodes. I moved into my bachelor apt last year March 31 2011. It hasbeen an on going nightmare & things came to a head on xmas day For the money I spend in rent $899.00 plus the recent increase a tenant deserves better.
Upon moving in my phone line was faulty I complained to the present manager (whom has since been fired) the reply was it was my fault. The manager did not believe me, it was a brand new phone which had never been used, I have family overseas & need be intouch with them. He finally relented after I raised my voice & got it fixed it took about 2 weeks in total from when I first complained.
The appliances were not available when I moved in. Had to temporarily use my balcony as a cold storage. When I got my appliances installed the fridge broke down after 2 weeks. I temporarily used the apt next door because there was no one living there at the time.
Shortly after that I received an eviction letter even though I pay my rent.. I felt terrible. What sort of a welcome is that ... I had proof that I had paid up. There were no apologies. Sometime after that I received a letter for confirmation of rent for the month of April. The summer came & went . When I started to organize for my trip overseas to see family & close the windows etc i noticed there was an inside window missing. Which i did not notice before. I made a pleasant verbal request followed by a written request before I went on holiday for 2 weeks. I was expecting the window to be put in while I was away. That did not happen. I reminded the manager twice. Put in other written requests- a total of 3. Christmas day was cold. Am not often at home during the day because am at work all day. There was very little difference between the temperature outside & inside Plus I could not have a proper bath or shower because the cold water tap going into the bathtub was not working. I work at a retirement home where there have been numerous flu/virus cases & need to obviously keep myself as clean as possible. I phoned the manager up xmas am. It took another 2 days for a window to finally be put in. . It took over a week for the tap to be fixed properly.
I feel absolutely demoralized about where I live. After a very chaotic year both living & personally am in earnest to find another place to live which is safe, supportive & professional. The current conditions are affecting my health & very stressful. Please get back to me
I moved into the apartment buildings September 1st 2014 and I would not recomend Timbercreek to anyone moving in. The first few months of living here my roomate and I had experienced multiple trying to get into our apartment as they believed it was a "vacant unit" even though we had all the papers signed and had been paying rent. The water gets shut off multiple times a month which is a complete inconvenience, especially when you don't recieve the notice or if you only recieve it late the night before. However, this isn't the worst, the worst would be the COCKROACHES that are in the kitchen. We keep our apartment very clean and tidy and do the dishes as soon as we are able in order to prevent to roaches from coming in. We've had this problem since we moved in and have been making complaints and demanding exterminations atleast twice a month, which they do but nothing is working since they only exterminate our unit and not every unit on the 15 floors. Everytime there is an extermination every cupboards in the kitchen and bathroom need to be emptied which after the 2nd extermination you find is a huge hassle because the problem is not going away. They are currently updating the buildings but first things first they should focus on the problems within like the cockroaches. Don't let the construction of the building fool you.

I have been a tenant since September 2012, and I pay $970 (incl parking) for a bachelor unit.
Their website indicates that they aim to maintain a high standard of living for their residents by providing Superior Service. This is completely untrue. I have provided notice to move out because of my displeasure. The building is old. There is an old cigarette smoke smell lingering in units as well as hallways. The windows are old and get stuck every time one attempts to open or close them. A cold breeze always seems to come from the heat radiators right underneath the windows which made me get a heater throughout the winter or keep my stove on (I have to pay Hydro on top of the rent). I complained regarding these issues back in October, and they did not address the issue. Regardless, as I have been swamped with work and school, I decided it was too much effort to continue bothering them.
Initially when I moved in, there was a representative/superintendent who worked 9-5 Tuesday to Friday. She was replaced after the first 3 months, and then her replacement was also let go. There is a blond lady, manager, who I have only seen occasionally, who is the reason for this complaint. At the loss of my keys one afternoon in March and at the lack of a person working in the building, I called the number found at the lobby. This was before 5PM on a Tuesday. The woman, who identified herself as the manager, was critical and very rude throughout the phone. I tried to speak to multiple times and she kept interrupting me. She told me that the new person who worked there was off this week and that my issue was not an emergency. However, as a one time EXCEPTION, she was going to do me a FAVOR and send someone else from another building. While I understand that the loss of my keys is my fault, I expect (as a tenant) for the company to uphold their "aim to maintain a high standard of living for their residents by providing Superior Service" as their website indicates. I also expect that when EMPLOYEES ARE ON VACATION, that the company fills in that spot in case issues arise in the building. This is an apartment building of more than 100 units. I am completely displeased with their service and even though I still have two more years worth of school, I am seeking other accommodations.
I hope this assists anyone who is currently looking to move in at a building managed by Timbercreek.
Deposit not refunded in full
Today I have been informed by timbercreek they have deducted 70$ out of my deposit cheque for cleaning. That's a joke we spent 5 hours cleaning our 2 bed apartment prior to moving out. Anyone who knows cowie hill apt bock will know how filthy the building is and the superintendents never do any cleaning. The elevators are disgusting and so is the laundry...

When I originally moved into 175 Hunter Street West (Le Palais) in Hamilton, the building was managed by Homestead. Since Timbercreek took over, it has been a downward spiral of a nightmare.
Not only is this building filled with drug dealers, but the superintendents themselves have no respect for the building or the tenants. I have lived through supers smoking in the office and their apartment which makes the entire lobby entrance smell disgusting at all times.
They started renovating the building to become condos about 6 months ago, which has meant a maze of concrete dust and probably asbestos in the parking garage, having to move my car more than 3 times, or taking away my underground parking altogether and telling me to park on the street (where you can't park overnight) (and they still charge me for $30 for parking every month!), their construction workers smoke and make it seem like it is YOUR fault for trying to get your car out of the garage everyday, and the building management could care LESS.
Every week there is new notices: water will be shut off from 9-5, sorry for the inconvenience, MULTIPLE days in a row. The laundry room is closed, or there are several washer/dryers that are broken, sorry for the inconvenience! We are renovating the lobby, you'll have to find an alternate way into the building, sorry for the inconvenience! You can't have visitors come to visit because their contractors are taking up the visitor parking, sorry for the inconvenience! We won't give you 24 hours notice and still barge into your apartment, sorry for the inconvenience! We aren't calling the exterminators for 3 days because we don't feel like it, sorry for the inconvenience, enjoy living with your bed bugs, sorry for the inconvenience! Both elevators are not in service, so enjoy walking up and down 12 flights of stairs, sorry for the inconvenience! (There are DISABLED and SPECIAL NEEDS individuals who live in this building on their own, how on earth is this even remotely right? Just? Legal?)
I have dealt with so much crap from this company it is ridiculous. I have asked for countless things to be fixed in my unit and not one issue has been touched.
I highly recommend that you do NOT rent a unit in this building and don't fall for the "renovating condo high-rise living" bull that they're trying to sell. They're making the current tenants suffer so they can evict us and charge a fortune for band-aid renovations.
I am happy to say I am out of there soon and moving into a brand-new house. I feel sorry for the people who live there and who have no other place to go, and no one to speak on their behalf.

My comment mainly targets the students or people are less experienced in dealing with rental corporations. I had some very bothering experiences with Timbercreek management assets which at the end of the day cost me some money but good experience for the future to better protect myself against some super opportunistic businesses.
Be careful buddies! they take advantage of any single situation you are not fully aware of or not fully informed about. They even play unfair games to put you in a situation to make mistakes. DO NOT TRUST THEM! be careful of your money. They would play stupid games for charging you some crazy money e.g., They would disappear on the day you are moving out. and if you have to move to other cities will be in trouble. Make sure you will evacuate the apartment when you do the moving out inspection with the manager in advance, otherwise, they would charge you with crazy nonsense amounts of money and would threaten you with your credit score. They would not even refund your deposit for the key fobs.
Terrible experience at the end of the day! I would never ever do business with Timbercreek Asset Management again. I have learnt a lot from my experiences but would never forgive and deal with opportunistic corporations who run unethical businesses.
I live at 2840 Baycrest Drive, Ottawa. You will wait forever for anything you ask, if they do it at all (after asking many times). Long waiting lines at management office. Run-down building. Bricks are falling from the balconies. Garbage chutes are disgusting and full of roaches. Some people are afraid of the roaches and leave their garbage on the chute's floor. This creates garbage mountains that clog the garbage room's door open and let roaches, garbage juice and awful smells in the hallways. In the stairwells, there are huge cracks in the walls and a full wall is missing. They don't care about who they rent to and the stairwells are full of graffitis. Shopping carts in hallways. The building is infested with flies. Garbage and recycling are always overflowing. Hot water sometimes takes 10 minutes to come. Basement is falling apart. Water damage in hallways. Elevators are very old. Right now, one doesn't work at all and the other one only goes down one floor at a time, opens it's door for no reason and then you must press the button again. And now they want you to pay 10$/day for visitor parking. Unless you're about to become homeless, don't rent here !
I worked for Timbercreek for almost 5 yrs, we went above and beyond for the residents and the company done most of the work ourselves to help them save money and just out of the blue one day the property manager Patricia comes in one day and gives us a week suspected with pay to do an investigation due to a complaint which there was no investigation done because we asked several people if the were questioned which should have been if they were doing an investigation, once the week was up they fired us with no explanation, but the harassment didn't stop there they blamed us for keeping their master keys didn't give us our belongings right away, it was a week of hell, they had residents sitting around the lobby with dogs, bikes which we never allow, security guards wAtching us as if we were murderers, then I hear they hire a couple that was fired from another company. Timbercreek don't want employees that will help the residents they want deadbeats that don't care that way they don't have to spent money just collect it
I am living in 274 cedar ave richmond hill, and building manager including all family smoke like a ###, building smell so bad all time, smokers have more rights than children, pets or non smokers, building problems, like second hand by air transfer between apts I will never move in to another timbercreek properties, in general are smoking buildings and bad management
WORST PLACE TO MOVE INTO. BEWARE OF SCAMS.
First of all I must thank god I do not have the pleasure of moving into 569 Broadview Avenue & 9 Tennis Crescent.
We viewed a couple of units in the place and found them to be pretty nice and we thought it would be a good idea to put in an application. Thats the only thing positive I can put in this review regarding Timbercreek.
We filled out an application with the property Manager - Dan was his name. He filled it out on the computer and we signed it after he printed it out. We were given a copy of the application which was double copied which meant that it was faded and anything written in fine print was very hard to read. We never received a copy of the application we had signed, which was very clear and easy to read. They also needed a deposit of $1500 and $80 for FOB Keys, which we provided on that day.
So a few day go by and we inquire to see whats going on? They inform us that the application is almost finished and they will get back to us.
We had been looking for other places in the meantime, just in case we were not approved. We finally are approved and receive an email indicating this. We change our mind because we find a place that is more ideal to our situation and tell them we are no longer interested and would like our deposit back. HERE IS WHERE IT GETS INTERESTING.
The property manager says please forward your mailing address and we will send you a check, it is customary for us to deposit your deposit cheque upon approval. We wait a couple of days and there is nothing in the mail. A week goes by and still nothing. Apparently someone from there office was suppose to contact us by the name of Sarah. We eventually have to get a hold of her to find out that we are: Legally bound to pay the $1500 even though we have no intentions of moving in. Then she informs us that it clearly says on the application, mind you we have the blurry double copied version. After vigorously squinting through this we find that in fine print there is such a stipulation.
So we are out $1580. $80 is not even refunded for the FOB keys we never received. We never signed an actual lease. We were taken for a ride as far as getting out money back, it took 3 weeks to get the final word that we will not be getting back our deposit. Dan even sent us a text message that we would receive our cheque, this never happened.
I am actually very happy that I am not moving into this apartment as the size of a 600 square feet for $1500 a month is a little high. More so I am happy not to deal with this kind of company where they do not care about there customers and are only about doing what they can to make money by any means necessary.
Again to all of you dealing with Timbercreek BEWARE OF SCAMS AND LOOPHOLES WHEN SIGNING ANYTHING. Also read reviews online in regards to this company you will find many 1 and 2 star reviews.
I have lived at 175 Hunter Street for just over a year. The unit above me has on average one party a week - throws water over the balcony, drags furniture over the floors at all hours of the day. I have damaged curtains because of water damage from the upstairs unit
We have had water leakages into my unit - apparently the 'bathtub' overflow is broken. How often does the valve needs fixing in a year
The emergency line is a waste of time. And if you call it. It takes up to 30 minutes or more before the supers arrive

I agree with some of these people since I have moved into one of Timbercreek property in London Ontario at 750 Wonderlad Rd South it has been a real HELL. I have lived here for 6 years it went from one ex stream of hell to an other hell since we have went through 5 supers but the one thing that we had real good ones like Jim and Mary Meakes that made 750 Wonderland Rd South feel like a place to live but now since they have left us it has been real HELL. As far it goes with Timbercreek office hiring people to plow the parking lot is like hell too since they are using pick-up trucks they can't plow with a dam at all they make more of a mess then cleaning it plus the other thing is to that people leaving the front door opened when we are paying for a security building and plus people leaving junk outside of the garage doors and skunks going around ripping them open and the other thing is that tenants don't know how to keep there dogs on a leash at all. The other thing is to that they hire a company who comes into apartments to do things don't care how they clean up or even care about the tenants things too for me I think that Timbercreek care about the money instead of it's tenants and I hope Timbercreek office in Toronto reads this and gets the point too.
Don’t be fooled by the pretty signage and lobby entrance. Timbercreek pays for the look but not the quality. Since we’ve moved in to 2000 main street west Hamilton we’ve had 3 major floods in our bedroom when it would rain. We had to complain numerous times and push them before they would fix it. Mold had even grown on the baseboard and our furniture got damaged. The garage floods every time it rains hard and the garage itself is a disaster with pieces of wall missing. They shut down the water for the whole day very often. And when they finally got a good super that was actually cleaning up the place and fixed our flood they fired him without giving a reason. This company only cares about making a profit.
I live in the timbercreek building on Baycrest. Let me tell you...i've never in my life been through something like this. Cockroaches everywhere! My children don't even sleep at home most of the time because my son woke up to a cockroach on his face! The lobby, the elevator, mail boxes, apartments, laundry rooms...everywhere! They brought exterminators in 5 times since i moved im and that was only 8 months ago. The staff is horrible and rude and dirty. The people at the office ...dont even get me started on that. Noone comes over anymore because they're afraid of the bugs. I have through so much with my kids. Please do not rent here you will regret it. Windows dont open, cupboards are old and barely hanging, water is disgusting, bugs bugs bugs, rude nasty staff... ughhh!
The complaints by these people is all true about Timbercreek the way they run the company and the lies that are told
to the tenants. They insist on asking for 3% rent increases when they have done nothing for the tenants living in the building..
they are only interested in renting the apts telling these people a bunch of lies and making promises to them.
I am talking about the Quebec building on there way to the conditions of the other buildings they own.
If you think being a tenant is bad, don't work for them they don't treat employees any better, they listen to your phone calls
then make lies up about you I could tell you a lot more after working for them 15 months and being fired in the dead of
winter and giving reason as organisational changes. posting for a replacement in November and saying not your building
then in January it is posted again, and you ask again and the next he comes and dumps you That is enough for now .
Bad service
Yesterday my stove got broken. It was about 7 p.m. when my husband made a phone call to building managers, who live in the same building. Everyone who wants to rent here should know that Timbercreek Asset Management doesn't consider not working stove as an emergency issue. They hadn't even tried changing fuses at the same evening because they had no written request at that moment (How could we when the office was closed) and they were very sorry but closed the office already ! Jakie was very polite telling that. Next morning, thanks to Derek LaPoint our electrician and building manager, the problem was solved in 1 minute by changing fuses. I don't mind signing request forms, but I am completely disappointed by the fact that they may know it would be minor repair and didn't help ((((((. What the reason to put after hour number at the office door? Our building managers are Jakie and Derek La Point.

File complaints directly to rental board and small claims court where possible after you've tried, and as usual per their practices, received a lack of proper and timely resolution to your issues. Timbercreek management is beyond shady. York street building in Ottawa is in complete disarray and their own accounting highly questionable in terms of proper record keeping. As example: Every month they send out notices to tenants claiming owed rent, amounts never add up, and they can not verify amounts received. They've raised rent without notice or written agreement from tenants for such, bypassing tenants' rights to refuse or demand for accountabilty for such increases. Tip of the iceberg.
Keep ALL your rent receipts and records. A tenant association is needed to deal with these people and put a stop to their practices and harrasment. Their response to your post is a joke and clearly a standard, canned response.

I live at 1867 Bloor stret East, Mississauga. Yesterday my stove got broken. It was about 7 p.m. when my husband made a phone call to building managers, who live at the same building. You should know that Timbercreek Asset Management doesn't consider not working stove as an emergency matter. They hadn't even tried changing fuses at the same evening because they had no written request at that moment from us (... ) and they closed the office already so we should wait until next morning ! Our building manager Jakie La Point was very politely telling all that.
I must say here that next morning the problem was solved in 2 minutes by her husband Derek, who is electrician. I don't mind signing request forms, but I am completely disappointed by the fact that they may know it would be minor repair and didn't help ((((((. What the reason to put after hour number at the office door?
comapnies like timbercreek dont care anymore about the tenant...all the y care about now is Money money thats it. everything is second in line to money...greedy very greedy... if they have a number up for emergency then they need to go...period...that is what the number is used for hello comapnies...start caring again if you want your tenants to stay...and by the way its the tenant that is keeping you in business at least have the kindness to compromise...
