I used Timios in Camarillo as seller a few times and as a buyer a few times too. Every time it went smoothly. They are very good at taking your calls and answering questions immediately. It is hard to believe that they cost so much less than other escrow services and they provide basically the same level of service.

Closed on mortgage on 11/9. Timios made several mistakes and the deed was rejected several times by county clerk. Many mistakes were corrected and resubmit it but at this point as of 1/18 I still don't have a deed and timios is not ever responding to my phone calls. My house is still under previous owners in county records.
The refinance went through exactly as it was explained to me. The Royal United representative, Amanda, was great and the same goes for the notary, Marleny.
I did not choose Timios myself, my lending company did. That being said, the notary they sent was excellent and very agreeable to work with. I would highly recommend him! He was very well organized and knew exactly what he was doing and how to do it. He made the process very easy and not at all stressful. As far as Timios is concerned, I received the package they sent in a timely manner. Complete and concise instructions were included, which were very easy to follow. It was a seamless process, as far as I was concerned.
The signing agent/notary was great, the appointment was scheduled for less then a week from when my loan was approved. The only disappointment was the paper checks to pay off other accounts. Please set up a wire transfer option or just send the funds to the barrower and let them pay off the accounts.
The process was rather slow - I submitted every document that was requested in a timely manner - usually within 24 hours, if not the same day. I found that I was asked for more documents right up to the day before closing (which was changed a few times). The loan processors were very amiable and responded to my emails promptly. I am not sure if my experience is typical, which is why I wouldn't rush to refer someone else, but other than the delays and my having to ask for payoffs from the same companies more than once (which seemd to annoy them) I had no real issues. The notary was very professional and I would glady work with her again.

But Timios worked with me to kept pushing the bank so that sent the payoff and paperwork as fast as possible. Also, my email interactions with the agents were delightful, we handled business but also had a few laughs in the process. This company is highly recommended.

I sold a property in California in December . Was told I would receive a 1099 for tax purposes. I have been pestering the Camarillo office since January 2022, it is now March 4th and still no 1099. Tax appointment has been missed and there is no estimate of when the 1099 will arrive. I even said a electronic copy was acceptable. Pretty sad way to serve your customers Timios. RD Williams

Several requests were made regarding the family trust and the entry of the house into the trust. In the end everything was satisfied with an enormous amount of help from our loan officer, B *** from NASB. We would recommend Timios and for sure recommend B *** from NASB.

Just got a form letter from the TIMIOS, Inc
Just got a form letter from the TIMIOS, Inc. CEO, Ray Davison. It seems that TIMIOS neglected its responsibility to protect the personal information for both me and my wife. Their solution is to pass the responsibility to manage this situation to us and Experian (1 year "complementary" membership). One-year complementary to cover a problem that will last forever? They were lax in their security as evidenced by the breach, they are "taking a number steps to help prevent something like this from occurring again. This will most likely be another half closed barn door solution.

If we had the option to choose, we wouldn’t have picked this company. We are trying to get an appraisal report from them and it is just sitting on someone’s desk/inbox. They told the report is done but need to clarify with appraiser on some of the items/ not using correct verbiage (why would you hire someone who doesn’t know the correct verbiage). That was 3 days ago... just to get corrections. (We are aware of the increased waiting time due to increase in house demand, but the report is done! Just needs corrections. How hard is to get that done in a timely manner?) Very unprofessional.

After reading the reviews, I am afraid. I thought all the time and deciding more paperwork was needed was because my bank took forever. Now I'm not sure. Whoever was the one which took so long I'm extremely disappointed with the process. On more than one occasion I told the bank I was going to go somewhere else. I did seek advice from another bank and was told to wait a little longer and if they hadn't done anything, they would handle it for me. They agreed the time was taking long. I gave them 3 stars thinking I was being neutral but I'm not sure if it is them or my bank that deserves 0 stars.

Royal United Mortgage is tied to Timios, Inc. for Consolidation of debts. My ex husband tried to get a loan to consolidate his debt. He owed me a very small some of money for my interest in property and wanted to pay me off. Two agents for Royal United first needed a document signed to pay me off and sent me a document that was NOT clear and did NOT fit the circumstances. I asked for them to draft a more suitable document to review. The paperwork was already filed in the court and they could have used what was already filed for the purpose of this loan. All they needed to do was do their job with their title search. All they needed from me should have been verification of the monies owed to me for property settlement.and my current address. I was called and pressured to sign forms and yelled at, intimidated, talked over and was treated rudely by these two agents. I had to black out the part of the form that they refused to revise and then have a mobile notary come to my home and obtain this document only to have this company try and slip in another two more documents that weren't even discussed at the last minute.for the notary to have to forward. They use people to do their title work for them and are extremely inept, relentless, rude, unprofessional lending company and their rating is highly inflated. Go elsewhere for any loans.

The loan officer has reached out multiple times to explain the guidelines, but Timios isn't doing the necessary research or pushing back on the appraiser to fix her mistakes. They're asking for unnecessary items, which ends up costing both money and time.

My husband and I were gonna refinance our home using Carrington Mortgage. We signed the paperwork back in September to close, but we cancelled the refinance and it never went through. Somehow Timios sent our paperwork in for recording in January and put a lien on our home for the new loan even though we didn't refinance. I'm now trying to refinance with another mortgage company and they found that they done this in error. They did admit they recorded the loan in error as it was cancelled. I'm going on 2 weeks now with no resolution, only an email that they're looking into the issue. If not resolved NOW, I'll be going after them legally.

We just refinanced our house and closed on 8/7. Our cash out check was supposed to be sent to us overnight on 8/11. We got the check on 8/13 at 10:30a and went to deposit it in the bank a few hours later. The bank said we couldn't deposit it because the check wasn't "released" yet from Timios. We've been calling Timios and left many messages about this, but no one has gotten back to us. The bank suggested we try again today, hoping that Timios's system had released it. No luck, though. Same error message. We don't have access to our money right now because this company can't be bothered to do their job right.

It took a whole month for the appraiser to show up, and when he finally did, he pointed out some things that needed fixing. We strongly disagreed with his assessment, but we went ahead and made the necessary fixes anyway. We contacted our agent, who then reached out to Tomios about the appraiser's return. We didn't hear anything for weeks, and when we finally did, we were told that the appraiser was too busy to come back out. We had already paid upfront for this service, and now they're refusing to complete the job. Our emails and phone calls have gone unanswered. It's been two months since our initial contact and a month since we finished the fixes. It looks like we'll have to start the whole process over again and possibly pay for a new appraiser.

The documents were signed in December , and Timios charged $535.00 for recording fees. However, Timios failed to record the deed, resulting in us not receiving tax bills. Despite repeated contact attempts with Mr. Provenzano, the issue remains unresolved. I've warned Timios about forwarding any late fees and interest due to this oversight, as I'm not officially the homeowner yet. My credit history is impeccable, and I'm diligent about bill payments. They keep making excuses, like being behind because of Covid or the person in charge of my case quitting. The Housing Department asked for more information in December . In February , the person handling my case said they sent the requested info. On April 12, they told me everything was sent to the Housing Dept., so I should get my documents soon. I emailed HCD on May 3, and they said they haven't received anything related to the information they asked for on December 3. Look at the attachment. They usually avoid my calls or promise to call back but never do. They also overcharged me for taxes when I made the purchase. This company has lied to me without shame. It's been 15 months now, and I've been very patient. I want this resolved right away.

Timois, Inc. was the closing agent on my mortgage on January 5. As of today, the filing of the papers has not been recorded. I have spoken with three people at Timios and their responses have been, "Per our recording team docs were submit and it is still pending. Please see below recording status. I will follow up with our recording team they do not provide update directly to borrower," "Per our recording team the recording is still pending and waiting on the county. I am sorry for the delay," and the SVP/Operations stated, "We are working on it. We will have it sorted out with the recorder's office." I was told by my county auditor's office, Director of Real Estate, that the forms were rejected twice, both times for the same issue. He instructed me to have them contact him directly and he would "walk them through the process and papers could be filed that day" and that "five months was highly unusual." That was June 1. As of today, nothing has changed. There is no excuse.
