Avoid at all cost
This property management company is TERRIBLE and the WORSE company I have ever dealt with in Arizona! PLEASE stay far away! It really took me some time to gather my thoughts and write a honest and fair review. Staff and management are careless and the company is money hungry! Starting with the leasing agent I worked with, JD Jarvis; he's rude and inpatient! Seems to be bothered every time you have a question or concern. You're in the wrong field if helping others isn't your thing. Next would be property manager Colin Laskowski; he's a flat out liar and unprofessional. He makes OnQPM look very bad, and if I was you Alyssa Eddy, I would make him go through another training or fire him! So before the move in process; I've given he company a "retainer fee" which includes security deposit and other fees to take house off market, after voicing many concerns to staff; will this broken window be fixed, will items left in the property be removed, will it be cleaned etc. I was able to view house in person. The response I got back were all yes. So I proceeded with the process and signed a 18 month lease with the owner of the property saying thats fine. Days later after giving my retainer fee and SIGNING lease; I get a email saying the owners no longer want to do an 18 month lease, will you be willing to change to 12 months. This is 4-5 days before the official move in date. I informed Colin Laskowski of my concerns and how I don't want to proceed with this property because it seems that I'm not wanted. I didn't feel comfortable living in someone else house for 18 months knowing I'm not wanted. Rather than being happy spending all this money moving, I felt trapped. I was told by the property manager Colin that he would handled it ; and I guess handle mean pressure the owners to abiding by their commitment from the signed lease. A few days before move in, the owner stated 18 months is fine. So move in day, which was on a Friday, the remainder of September rent, plus first month rent was due. So over $4000 in a 7-10 window was giving to OnQPM. I get the keys and head over to the home, starting with the broken kitchen window, which was promised to be fixed before move in was not fixed at all. The floors and walls were dirty. The kitchen cabinets, drawers, all had grease on it , bathroom sinks, showers were FILTHY and grime all over, items were left in cabinets and the garage. Shower curtain and pictures were still left hanging up and drapes in every room. Not even a welcome basket or greeting card was given. I left a beautiful home in Eastmark where my property manager was very pleasant. So I reach out to Colin multiple times, before he finally given me a call. He stated, "the house was CLEANED and no other CLEANING would be done. If you would like to clean or hire cleaners that would be up to you". These are his exact words. I have messages to prove. He also stated, " the owner said it would be ok to remove the shower curtain and any pictures that are left hanging". After I sent him over 10-12 photos of the property not being up to par. I'm extremely frustrated and overwhelmed at this point. After the owner telling me that he no longer wants to do an 18 month lease, the property being Filthy not suitable living conditions, dealing with rude and careless leasing agent and property management, I told OnQPM that I would like to move out the next day which was a Saturday. That Monday after being offered cleaners 3 days later and already living in the filth; I informed Alyssa Eddy that the offer of cleaners and me staying is out the window and I moved out that Tuesday.She admitted that Colin was wrong about cleaners coming out to the unit before move in, the property wasn't cleaned for over a month. The entire process was unprofessional. So now I'm forced to forfeit all the hard earned money I just given them $4000, AN ADDITIONAL $1000 - MOVE OUT FEE- AND I'M RESPONSIBLE FOR TWO MORE MONTH OF RENT. THIS IS NOW A LEGAL MATTER that I'm pursing and also THE HOUSING AUTHORITY WILL BE INVOLVED AS WELL.

Great Experience
Words can’t even begin to describe the the amazing group of people that work for On Q Property Management. The application was easy to navigate and the approval process was rapid. JD Jarvis assisted me and from the first initial contact he showed me sympathy and empathy. He went above and beyond to make sure that all of my needs were being properly met. He’s very responsive with emails and calls. I highly recommend this Team of individuals to assist you with you search for a new home! I feel relieved and blessed to know that I have a property management team that will extend support to their clients and customers! 10 star rating.

The contracts are not accruate and while they indiciate month-to-month is an option, it is not. They are not truthful and are deceitful in their business practices. They also don't fix or maintain the rental properties in a timely manner. Do business with On Q Property Managemeent at your own risk.

Five days I've waited to hear from someone there. Numerous calls with voicemails left because no one actually answers their phone. Emails sent and nothing returned. I'm a tenant and my house could have burned down and they still wouldn't know. I feel sorry for owners who actually have them manage their properties. I can't imagine the amount of money they end up paying due to On Q's neglect of the properties. They show no concern for their tenants or the properties they manage.

This is the worst company anyone can get House Management from. My pool vacuum that cost me over $ 350 was stolen 3 weeks ago, and when I got notification of that, the Property Manager Jeanine, laughed at me while informing me of that, her exact words were: " Someone stole your vacuum, (hahaha, she was laughing! ), what are you going to do about it?" What kind of company can hire someone so insensitive, and unpolite. She did not even call the police, file a report, nothing! She was making fun of my loss. Second, my house was again broken in, (it looks like it was this past week because the last showing was on the 08/18), and whoever broke in destroyed a storage shed I had on the backyard, and put a tank of gasoline there, and also tried to open my back house door. It looks like the real agent that showed my house knew about this because there was tape on the door side (like someone was trying to hold the strike plates for them to not fall off, the door had to be open for someone to be able to do that, so whoever showed my house already knew that someone broke in, and they did not notified me), like I said I live out of town in California, so I hired this company to Manage my house. When I got them, they assured me: " You can even live in China, and we will take care of your house.. this was all lies). I live in California, so I was in Arizona just for my sister's birthday, and decided to check on my house, and found all of this. Third, when I got home, and found it got broken I called the company to be exact on 08/21 to ask why nobody informed of this, and again the insensitive, unprofessional manager Jeanine did not call me back, she never called me back, I emailed 3 people from ON Q Management to notify them of what happened, and none of them answered me. This is the worst company, do not get this company, I signed the agreement with them on 06/05, and they never got any renters, and only charged me monthly fees. Finally, I sent this manager many emails, and asked her how do I cancel this agreement, and she never responded to none, so today I called again, and she was not in the office, unavailable, so another manager assisted me, and informed me that the agreement has been cancelled already. So this unprofessional rude manager has read all my emails, heard my voice mails, never answered me, never helped me with the situation, and not even notified me that she cancelled the agreement, she should have answered my emails, saying that she already cancelled the agreement at least, she never acknowledged me, she is such a bad person. Do not use this company, they do not care about their clients.

I had a very poor experience since day one with this company. During my move across country they notified me the keys would not be available at the agreed time. It resulted in addition travel costs and there was not compensation offered. During my move out inspection they got my address mixed up with another property on at least two occasions resulting in the owner mistakenly keeping more of my deposit than they should have. Proof has been proved and the home owner was not informed of On Q's mistake. I have reached out two several other tenants and they have had similar experiences.

I'm a current tenant and renting through On Q Property Mgmt was one of the biggest mistakes of my life. DO NOT RENT THROUGH ON Q PROPERTY MANAGEMENT unless you're prepared to NOT have anything fixed even if it's a safety issue, fire hazard, just normal maintenance. If you want a clean rental or repair issues fixed or even to hear back from your property manager, that would be asking too much for this company. I haven't even been in this rental for two months quite yet. I've had 69 issues submitted through either the move-in checklist or maintenance requests. On Q has only addressed 25 of these issues. They completely IGNORE me for weeks, even if I call and/or email them 3 or 4 times in a week. I've threatened to break my lease (and would if the coronavirus issue wasn't happening), which is an action I would normally NEVER consider. I was in my last rental over 10 years and was looking to do the same here. It was filthy when I moved in---found hair in the dishwasher, all kinds of built-up crud and filth in the cabinets, bathroom, blinds, doors, windows, counters, washer, dishwasher. It looked clean just surface level glancing around but it was disgusting, and On Q really doesn't seem to care or be embarassed at all. I've never moved into a rental in such bad shape as far as cleaning AND maintenance of appliances, plumbing, electrical, and A/C. Pretty much everything in the unit needs replaced or repaired. They act like I'm being outrageous asking for so many things to be fixed BUT if the unit has been maintained and cleaned properly in the first place, then it wouldn't have been an issue. I'm on disability, but I've spent hours and hours scrubbing and cleaning myself plus I've had to spend a fortune on special cleaning supplies and storage solutions to get by until/if they fix the kitchen cabinet issues, tile repair issues because there are chips throughout the unit. The worst part is the refusal to communicate though. At least, pick up the phone or email me and tell me what is or is NOT going to be fixed. It doesn't seem that difficult. I'm usually a reasonable person but after weeks of asking and begging for a response, my frustation and stress level is through the roof, especially as I look at all the boxes still here that I can't unpack until they resolve some issues. Also, I have to go into a stinky kitchen any time I go in the kitchen because they haven't addressed that either. Who wants to cook when your kitchen smells really bad---seemingly coming from the garbage disposal, but no matter what you use or how many times you clean it, the foul odor will NOT go away. Not a good way to start your day. I would NOT ever consider renting from this company. I don't care if it was a great deal. It won't turn out to be a great deal, and by the time you vacate the premises, you'll be so frustrated. Check out their reviews on Yelp too. In addition to their horrible service for the tenants, they also charge extremely high fees upfront, as monthly fees and if you renew your lease as well as several other clauses in your contract that has high fees. I'm not quite sure how to categorize the issue the issue is I'm looking for a home to rent I applied with this company I know my credit score I have Credit Karma on my phone my credit score is 550 to these people claim that they could not find my credit score and that was why they took the $100 that I used to apply and kept it with this bogus information being untruthful

It has been more than three weeks and I have still not received a refund of my security deposit. Heather at On Q was contacted by phone yesterday and my fiancee was told the check was mailed on Wednesday of last week. If that were the case, we would have received the check by Saturday and here it is Tuesday. Furthermore, my fiancee was told by Heather that I would be charged for damage to the ladder to the attic, which is interesting since neither of us ever used the ladder. We only became aware it was damaged when a technician came to install the cable TV and internet. Heather insists that we have to pay for the damage because we do not have photos which is an incredibly silly request for two reasons. One, the ladder is not on the move-in checklist so there was no reason to check the condition of the ladder at that time (as a matter of fact, upon move in I was not even aware there was an attic over the garage). Two, photos would prove the ladder was damaged but would not prove when or by whom. They would be useless in this situation. On the other hand, photos showing the ladder was not damaged before I moved in would be very useful and would prove that the ladder was damaged while I was living there. So if On Q does not produce photos that prove the ladder was NOT damaged when I moved in, then they cannot charge me for the damage.
Submitted applications for a rental property for both myself and my partner. There was another applicate before us who was approved. I asked for a copy of my credit and background reports but never recieved. I have tried to reach out to them on several occasions but have not heard back. I paid $120 to process our information. They just leave rentals on the market collecting application fees and never process your information. That's not good business.
