The only challenge faced by mobile coffee kiosks has nothing to do with the business side – it's the weather. They can be placed in crowded places, work in informal markets or cater to brunches or coffee breaks of various events.

Setting up a portable cafe has its advantages since it offers a variety of layout designs and it does not incur high expenses for plumbing works and other permanent systems. It also can assist in optimizing the best position for the ease of circulation of customers and their comfort zones.
I worked for a big coffee roaster who wanted to try a portable pop-up espresso/brew location in the country. It was fun, but we faced many of the issues you explained. Even with the big name/branding and access to top notch equipment, the spot only lasted one season before they relocated. There were locals who came by often, but it wasn't enough. Even the city folk vacationing there didn't help profits much.

The mobile coffee trucks always seem to make a killing. They literally just pull up to whatever crowded area, business area, festival, market, concert, street, beach, etc. and sell. Location not working? Pick up and go a mile down the road. I dunno.. I'm confused why I don't see more of them and why people don't adopt that business model more.
I worked at a local newspaper in an industrial park just off the main highway. An enterprising gentleman set up a specialty coffee stand in the lunch room cafeteria.
