21st Mortgage rude!

My husband was approved for a loan through 21st mortgage 6 months ago. We found out in mid November we had bed bugs in our home. I walked to our neighbors home to ask if they had been having any issues with bed bugs or known anyone else in the mobile home area that has had this problem. They said they weren't having bed bug problems but knew they owners that lived in the home just a few weeks before we bought the house had been dealing with bed bugs, couldn't get rid of them so they left everything. All my neighbors vouch the previous owners left the house as it stood with everything they owned in it.
So 21st came in and did their sloppy job of cleaning everything up, painting, and laying new carpets. Knowing fully well there was a bed bug problem. Sold us the home anyway. It cost us $1, 800.00 to have terminix come in to do a treatment with a 90 day guarantee. On top of that our dog fell ill and had to have surgery to remove a mass in his stomach, that cost $1, 500.00. My husband hasn't been getting many hours at work and over just that short time we blew through our saving and fell late on all our bills, including our mortgage.
A man named John called last night at 9:00pm from 21st Mortgage. We were all asleep so I called him back at his extension today. He was very rude right from the beginning and wanted to know the reason why we were late. I tried to explain to him we had bed bugs and a sick dog. He told me my mortgage payment should ALWAYS come first no matter what. I brought up the bed bugs again, he told me that was my problem and maybe I should clean my home better. I told him how sick my dog was, he told me I should have let him die. That I had to make the payment by the end of the day or we would be kicked out. I told him my husband got a Christmas bonus on the 21st and I could pay then. He wouldn't budge. Told me I should sell some jewelry for the money. I told him I didn't have any valuable jewelry. He told me to sell my wedding rings. I started to get upset and he must have heared my 3 year old daughter in the background because he told me as a Mother it is my responsibility to take care of my child and that included keeping a roof over her head, and that I wasn't fit to be a Mother. At this point I'm sobbing on the phone.
He told me the only way I could pay was Money Gram but said he wasn't going to give me the information because he didn't trust I was going to make the payment, and wanted to know how I planned on working out my finances so that it wouldnt happen again. I'm a very shy and meek person, and often let people manipulate me and bully me, which is what he was cleary doing. After begging him he finally gave me the information to make the payment.
I went to Walmart and made the payment after borrowing money from my brother, came home where my aunt showed up. She saw how upset I was and called the supervisor at 21st. She was just as rude and understanding, said I didn't deserve sympathy and that I need to learn how to budget my bills. There was nothing she could do and that they record all conversations for quality and she didn't see anything wrong with the way John talked to me. Tired of beating a dead horse my aunt hung up.
I feel very wronged by 21st for selling me an infested house. For being so rude, for treating me the way they did, and for the supervisor to do nothing. How does a company like this even make it? If you have any plans on buying a home through 21st please do not do it! Very unmoral and unethical company!

I'm so sorry you are going through this. I recently was laid off and have explained my situation to them many times but they still call and harass us. Asking questions that have no correlation to what is going on and being extremely rude. I talked to 2 supervisors and they all are very rude. Good luck. You are not alone. Also I'm downloading an app on my phone to start recording calls from them. So I have proof of their harassment.

21st Mortgage harassed and belittled

My son was injured severely in a car accident last year so we have been struggling to make our payments. They had the nerve to tell me my so not being able to walk and possibly having to have his leg amputated was not my problem and I should be more worried about making my payment than my son getting his leg cut off. They start calling if you are 1 week late and will call 2 or 3 times a day. I don't like talking with them because they just put me down and act like we are bad people because we are having a tough time. They are the rudest people I have ever had to deal with. They constantly insist I sale something or borrow money from family and friends. I hate 21st mortgage and cant wait to get this home paid for

my husband is fighting cancer and lost a very good paying job in july since then he has been working on and off temporary jobs but its never enough to get caught up on things, everyone else has worked with us and we have cut things but its just not enough, I am on permanent disability and my check only goes so far, these people have belittled me on the phone and just been so rude and non caring that i have quite answering the phone when they call, they call 2-5 times a day. we are three months behind and i have a plan to get caught up but they don't care at all, i guess i will write them a letter, make a copy of it, etc and send it since they are totally unreasonable on the phone. i wish i knew a company who would take over this for us

This is the worst company on the planet. My payment is do on the 2nd of each month with a late applied on the 17th. When I missed my first payment in 5 years they called on the third and proceeded to call me at least 100 that week. They called my job, family and friends. Even after I spoke with them and tried to assure them my payment would be made by the 17th they continued to call each day to my job insisting on speaking to me. I begged them to not call(it is against company policy to receive personal calls at work) the caller told me it would be my own fault if I got fired because my payment was not on time. When I pressed that a late fee would not be added till the 17th and I would pay it before then or pay the late fee, they insisted my payment was late as of the 3rd and they were going to call every hour on the hour until I paid! This is the worst company ever. I became depressed and even thought about suicide, this company should be brought up on charges, my blood pressure went through the roof from the stress.

We have a loan with 21st, we came into some finical trouble sick kids, cars needing repair extremly high gas prices and ended up being late for a payment. When I called to schedule a payment they treated me as if I was the world's worst person. I was a terrible person and that my loan with them was not worth their time and I should just vacate the home instead of paying the payment. I am not even 30 days behind. I have asked to speak with several different managers and THEY ARE ALL the same way. VERY RUDE and not willing to work with me. I am trying to give them their money and they want to make me feel like CRAP first.

They do the same thing to us, we are mostly behind a week or two but never past the 30 days, Today I got sooooo pissed that I cussed all three ppl that I talked to.., SOOOOO damn dired of this company...

I am having similar issues. I totally agree with the harassing phone calls. I am trying to sell my home doing this loan assumption alex from there recommended however they degrade everyone who calls trying to purchase my home then when I called the finance manager made me feel like white trash! He she even went as far as to tell me to sell my car. Wtf im not claiming I can't afford it. I don't want it and im asking them to make it more affordable for a buyer im paying over 1000 a month with house and lot very few people are that crazy. And if they had 10 to 15000 to put down why would they want a used mobile home ahhh they make me crazy! ! So any suggestions.

21st Mortgage rudeness

I am a 48 year old disable man with a wife and three kids, who are trying to pay all my bills when I am suppose to. but things do happen She had to have surgery on her shoulder and they said she will be unable to work for at least three months maybe more. And this has put a hard strain on all. Me the most cause I am doing all I can to pay 21st. Each month the best I can. My days are short witch they do not care at all then they lied to me about taking my home. I spoke to my attorney and was told he is just blowing hot air. Even if they send the intent to repo as long as a payment is sent in the allotted time nothing they can do but blow hot air. Most of the people there are nice but this one supervisor who has no care for no one but the money he makes. Just put him in my shoes for one week or any one who is dyeing and knows it but is still willing to keep on paying his honest debt the best he can. I say Whoa unto him for his days on earth are number least he fine Christ. Just a shame how rude a man can be to someone who is doing his best to pay his bill. Then list ions in on a phone call cause he knows he done wrong. Well he will have some sleepless nites cause God says do not hurt my children which he has done. Please pray for this mans lost soul which hes has stated he does not care about it . but will when it is to late before God. Thank you Jesus for Justice. Amen

21st Mortgage payoff

I paid my loan off with 21st Mortgage Corp., but yesterday I got a brand new payment book in the mail. Of course I was told it was a computer error. What if I wasn't aware of my payoff date? LAME!

My loan was paid off with 21st Mortgage last month yet I got a whole new payment book in the mail. What the hell?! Thank god I knew it was wrong, but what if I wasn't aware of my payoff date? Lame.

Of course they are fishing. What you need to do right now is to document everything and keep it for life. If you don't have anything that shows paid off in full, write them a cease and desist letter from collecting further amounts from you. The letter should be CMRRR. Also object to the new book and send it back. Demand a "paid in full note/acknowledgement, something, etc." That's how you deal with artificial amnesia!

21st Mortgage calling for our neighbors debt

21st Mortgage has called our home daily for the past week asking us to contact our neighbor - who is their customer - in regards to her debt. we have zero to do with company & our neighbors debt. the have NO reason to call us. we do not work for them. they state our neighbors FULL name each time they call our home. never heard of this company until the calls started, but sure found numerous websited dedicated to complaining about them. shocking that after so many complaints nothing has been done to make them stop. we complained to the FTC, BBB & our state attorney general's office.

Tell your neighbor and let them know this illegal action can result in $1000 fine on the collection agency paid to you if you turn them into the FTC which is an easy process. The rules are posted there for actions that are illegal for Fair Debt Collection. Don't let these ### get away with it.

I would let your neighbor know, and next time they call you, explain to them that it's against the law and punishable by fines if they contact you- nevermind just you, your neighbors can sue too.
Could be company found your info if public-they get creative.

Might want to ask your neighbor in case they (oddly) for some reason gave that company your info as an emergency contact, reference or something?

I would also look up as much as you can about that company. becareful saying yes on the phone! the words themself can be recorded & used to do things in your name. lots of fraud start like what ur expieriencing.

21st Mortgage forclosure

21st finally got their wish and my daughter moved out of the trailer she had financed thru them the first week of january. Before the month was over they had someone out here changing locks and at that time I was told I could view the trailer online in one week to see what they were going to sell it for.
When I looked in february there was still no listing
When I looked today there is still no listing. When I called they told me what the selling price would be and that they planned on remodeling it before sale. I then asked how they could remodel it when it’s setting on someone elses land and when they planned on moving the trailer. It was then the person asked me if I was the land owner (She used my name) and when I admitted that I was she hung up on me.
So even when they get what they want, do they then think they have the right to leave it sit on someone elses property indefinitely?

21st cannot lay claim to the property because I own the property! MY Stupidity? Here again it appears someone doesn't have all the facts. The land has absolutely NOTHING to do with the trailer other than it is sitting on MY land.

try being the mother of 3 with a deadbeat ex-husband that left the bills get behind then cleaned $10 grand out of the savings and disappeared. Never point a finger in judgement of someone because there are always 3 poiinting.

i agree with the original post and i disagree with all the crap the poster of the comment is getting. Is this complaint site for high school students or for adults, because after reading these comments on the complaint, I feel like you guys are a bunch of high school students? The only mature comment i read was the original complaint from linusOno1 about subway.

i got stuck with 21st mortgage co too. my loan was sold to them, so i didn't get a choice who got my loan just like the rest of u. i am a single mom (due to being raped) so i didn't get to choose to become pregnant either but i do love my girl. i am almost 2 payments behind and my story is the same, i think i will contact legal aide and see what they say. everyone needs to google the TN Better Business Bureau and file a complaint, then file a complaint with the federal trade commission after you google them to. also google your governor and the TN state governor and submit a contact form or click contact us button and fill out the form. they will help you and send you to the appropriate people to help you. i suggest waiting on the Attorney general in your state and in TN because if they find enough evidence of wrong doing they will file a law suite against 21st and we the ones being verbally abused will not get any of the money. we need to find away to file a tort claim against 21st and sue the piss out of them so they are force to close down. This has to be a huge amount of money several million because they will payout and the payout is what will shut them down. Please email me so we can get a list of people collected so when the lawsuit gets filed everyone will have a fair chance.

Unhappy scammed customer could have been getting beaten up daily by her husband and choose to keep her kids safe and to do that had to leave. if my husband cleaned out my life savings i would divorce him to. no we are not deadbeats because we ran into hard times and are behind on our mortgage. that makes us human. and to do what 21st is doing to us even though we can to them to get help is inhumane and against the law. we just need to find that loop hole. the only 2 reasons i can think of for your comments is that your are a cold hearted person and doesn't care about anyone but yourself. obviously the 2 reasons i listed are true because you sound like the 21st mortgage employees, hey i a suggestion for you toyo apply for a job w/21st. i think u will fit right in because as it appears to me your attitude and mouth will fit right in.

21st Mortgage fraudulent company

These company made fraud . They made us sign paperwork without letting us know what it said. Due too lack of not knowing english. They also took over my 5 acre land that I had paind in full. I pain down $3000 in downpaymen. I dont know how but they ended with my land. I put 1 acre in the paperwork and now if I loss the mobile home I loss my 5 acre land. Also I started to pay $850 a month back in 2007 and they told me it was going to be the same payment for 30 years. But now in 2012 thaey say that I have to pay $1423 a month i dont know how it could that be and besides the principal amount instead of going dowm the amount is going up. I dont know how Oakcreek homes can use these company for loans.When the paperwork was done they falsified signatures and they had 2 differebts interest rates. Please people lets get together to close these company I am about to loose my home because they never worked with me in the payments. Let get together and close them . That John guy is a ### and they are so rude and un professional they told me I had to sell something to make the payment, I wish I was in Tennessee. If payment is not there on the due date they are blowing your phone up or someone else's phone totally harassment, keep doing it I guess they don't care, but what ever, i'm no the only one in this world that is 2 weeks or a month behind on there payment, ### HAPPENS. WHAT A JOKE of A company can't believe no one has visited them yet. (LOL)

21st Mortgage rude, harrassing, just an all around bad company

These people are unbelievably rude... As a first time home buyer, we were told that 21st mortgage was the way to go by a local realtor. Should have known when the interest rate came back at 12.5%, but we figured it was a penalty for not having much credit out there. Almost immediately they would start calling a few days before our loan was even due, and then if we were not home or did not answer our phone, they would start calling our references. ridiculous! In 2011 We were in a car accident and were unable to pay our payment on-time, I asked them if they could re-age our loan and let us tack that months payment onto the end of our loan because my husband was out of work for a month. They replied that they never do loan modification and that we needed to call family or sell some of our possessions to pay. Needless to say, we ended up paying late and They have been harassing us every month. They call family and friends and tell them lies, they have even called my husbands place of work and have said some downright evil things about my husband. We are ready to just leave our house and let hem have it due to their behavior. DO NOT DEAL WITH THIS COMPANY!

You might want to know how loans work before signing any sort of contract. Request an amortization schedule. Here is a helpful link you can obtain by using a website called 'google' and searching for 'amortization schedule':

Since the interest portion of your monthly principal + interest payment (which will never change throughout the life of your loan) is calculated from your principal balance, you are paying much more interest compared to principal at the beginning. This is because your initial principal balance is at it's full amount. Thus, your loan amortizes much more slowly at the beginning of your loan, but you will gradually be making a bigger payment toward principal as the years go on because your principal balance is in fact decreasing. There WILL be a point when the majority of your monthly payment will be more than your interest portion. You can see when this will occur by looking at said amortization schedule. Imaging

In closing, it is not surprising your principal balance only decreased by $2000 in 3 years. Your loan is amortizing as intended and is a result of a simple mathematical calculation.

We are at the same point. We fell behind but still paid and instead of them changing the date for a few months so that our payment wasnt late they decided to call about 5 times a day...We have been yelled at, spoken to like we were children, told to sell our stuff, borrow money, theyve been told if any of that was an option our payment would not be late! We were treated like noone should be treated and have decided its not worth staying here. Our house has been settling and is literally falling apart and it is suppose to be a new home and every wall has cracks and every ceiling is coming apart. We called on the warranty and they sent a guy and he just wiped something on the cracks um we could of done that ourselves..Ive been doing alot of reading on this company lately I wish I had before we moved into this house. Ive learned that if you have an escrow account to pay your insurance and taxes that that doesnt happen so becareful. This is something that I need to check into. THIS COMPANY SUCKS!

21st Mortgage bad loan

About 10 yrs ago I heard a advertisement to refinance my home for a lower rate, That was 21st mortgage, they denied my request. Then next thing I know 21st has bought my loan form Chase ! Now I have to put up with constant harassment from 21st, they call constantly, sent threatening letters, they try to put there insurance on my home, calling my family, friends and even at work. I am rarely more than 2 wks late on a payment, but when you get to the 10th day late, they really turn it up, and get nasty & rude, hateful, just plain awful ! ! I don't know how it is legal for 21st to assume my loan without my permission then harass me on a consistent basis, They use illegal collection practices, calling at work, ect I have been dealing with these crooks for 12 years. I would like one of them to come to my home and try to talk to me face to face like they talk to me on the phone, NO RESPECT I do not recommend anyone to do business with 21st Mortgage or their insurance company. They are thieving, disrespectful, greedy, it is because of companies like 21st that we have a mortgage crisis.

Well I can see a lot more bad comments than good. I got approved for a loan a couple of years ago with 21st Century and haven't had but 1 late payment and that was this month. I was always taught to keep my credit record in good standing and have done this since my first account when I was 16. I'm almost 60 now and tried to refinance when the rates fell. my interest rate is 6.something. Now they financed it to start with but turned me down or would not help me at all. I mean it's bad when a company knows you are going to have to pay them and interest drops 3 points and they won't refinance so you can pay them off sooner. Now tell me what's wrong with this picture? I also paid down 16, 000. I've had First National call me and advise me to refinance when I didn't know the interest rate had dropped. I am really saddened with these these kind of people. I thought we were here to help people. But I can lay down knowing your ways and I hope you are treated the same way one day. All I hear is mortgage rates fall again. This is a bad way to do business. It's wrong and what goes around comes around.

Agree with all the comments about 21st mortgage. They ARE the WORST mortgage company in the universe as far as I am concerned.

Wish we could locate a home that we could purchase without a down payment, since we just don't have it, but a regular home loan would cost us a hell of a lot less than the rip off trailer parks lot rent and other fees{and they Never repair or fix anything in the park, slumlords as far as I'm concerned}, not to mention 21st over-inflated mortgage payments.

Paid $23, 000 for the home with $3, 000 down, but when I got the final loan paperwork, the home was now a total of $55, 000?! WTH?

I figured a $23, 000 loan would run us about $85-$120 month, not almost $300! And surely didn't know it would balloon into $55, 000 for a home that has quite a few "code violations", and of course their insurance is as worthless as used toilet paper, which I think that is what their employees have for brains too!

If I could get out of here all together {the park and the c****y home that needs a lot of work}, I'd do it just as fast as I possibly could.

Unfortunately it takes money to get out and that's something I just don't have. :(

My husband and I purchased a mobile home in 2006 with 21st being the mortgage holder. My husband was 49 at the time, had undergone a triple bypass in Dec. of 2003, and began collecting social security because of a combination of health issues. Also we are raising 3 grandchildren. During the years between 06 and 2011 we were never behind, then my husband started having strokes, for 2 years he had small strokes but always recovered, but in march of this year a stroke blinded him and by june of this year he had a massive stroke and passed away. while waiting on a small life insurance policy, $20K I received many many threatening phone calls, nasty letters, told to take in boarders, just like the other complaintants. Well, I caught the payments up and made a few more but now have been looking for another mortgage company to try to refinance. I didn't mention that I being his widow lost his soc. sec. money because I am 54 now and can't collect it till 60. Even 21st won't refinance. So what is a widow still raising 3 grandchildren to do? I have been working full time for the last 5 years at a minimum wage job, and now because my payment this month is 4 days late here go the phone calls again. I guess I'll have to find a place for the children and I to move because I am not going to be able to keep making their payments and I don't want to put up with the phone calls. My husband and I have been on this piece of property for 20 years, and now I am in jeopardy of losing it all. I WISH SOMEONE COULD HELP.

I am so glad that I found info on this site about 21st mortgage. I have been contemplating about getting a refinance loan through them. I called to ask a few questions and the guy on the phone did seem like he didn't have time or didn't care. He acted as if I were bothering him and told me to just go online and fill out an application. I should have known that they sounded too good to be true. The info on their website seems like they are the answer to mobile home loans. Oh well!

I don't know who the manager is I've dealt with but her & the other lady are complete ###. I have never dealt with a company like these people if your 1 day late they will blow your phone up it's ridiculous & what's bad my name ant even on the house its my boyfriends & they tell me I'm just as responsible for the notes as he is. They have asked me how much child support I get a month that's none of their business we was 18 days late making payment & I was told they was coming to get it. They even asked how much freaking tax money we was getting back. Well after the payment was made & the next months payment were ahead don't owe till April they still acted like ###s asking me if the home was vacant okkk what does that matter they got their money so why do they wanna know if anybody is staying in it @ the time. Last year @ this time we owed 18000 on a 1997 model which is a dump when we called few weeks ago to see how much we still owed its only came down 1000 bucks & we have paid 4300 in this past years time you tell me what the hell is really going on... Paid that much in a year & its only came down 1000 bucks lets get real here people this company is a complete ripoff & if everybody they doing this way would get together hopefully we could stop this mess! Were @ the point now soon as we can find something else we will either try to trade it in towards another one or just let it go back

Totally agree. My mortgage was originally with Chase and they sold it to 21st. They harass and lie. After purchasing my home, I've had a heart attack and gone downhill. I am still working but am continually falling behind. I usually pay about 2 weeks late. I just have to ignore their calls but then they start calling my job and my elderly parents. They want to know all my personal details so that they can tell me what I can afford to pay! They tell me to borrow the money. They tell me I'm not trying hard enough to borrow when I tell them I have no one who can lend me money! They suggest I go to food banks instead of buying food. Go to churches in my area and beg for help! I could go on all day! But I won't.
I am actually considering just stopping payment's and just giving it back to them because the stress is affecting my health adversely. I have other options to live if I do this. I'm just afraid of the repercussions.What they can legally do to me.

21st Mortgage endless complaints

I'm going to start out my complaint by saying for the past 10 years of owning our home we haven't had an issue. Our loan has been sold off before. We signed with CIT then went to Green Tree and Now we have 21st Mortgage Company. Our problem started not evening 15 days after we got the letter/info on the transfer of the loan. They took it upon them self to pay our year late taxes. We had a agreement with Green Tree that we would pay them. Green Tree was just fine with this and we were doing just fine. We had medical issues come up and Green Tree was a great company and understood. So, when we told 21st Mortgage what the agreement was they said well it is "Our Policy" to make sure they are paid in full to avoid risk of losing money on their investment. Well we didn't sign their Policy Agreement we signed CIT's, our original loan provider. Well, we are still paying our payment ON TIME but without their additional escrow. Well there is more they asked for proof of insurance, so we provided them 4 faxes of the deceleration page. They didn't accept what was sent so they added their own. Well, it gets better. We offered to pay off the taxes they paid we were going to borrow money from a family member. Well, they said NOPE once Escrow is started it can not be taken off of your account. So, now the phone calls begin. We're still on time with our original payments. They asked if there was something we could sell or if we had two cars if we could sell one. That my friend is over the line. They are now threatening us with Foreclosure. I'm ready for them to just take the damn house. I'm fed up with the bull and I just wish they'd sell our loan off. So, we are far from over with the bull I'm sure.. but I just wanted my Complaint to be heard.

we had the same problem with them taking it upon themselves paying our taxes and adding it to our payment and i told them that was not on our contract and they said it is their policy and it will have to stay on there for the duration of the loan! we went from 667 a month to 878 a month...we to are being threatened with foreclosure and i refuse to talk to them any longer, they are rude and try to degrade you...we had one person tell us, what your a adult and cant pay your bills! ppl are having a hard time and i think we are fully aware of what a hard time we are having and i sure dont need anyone talking to me like that and i wont put up with it! i dont see how this company gets away with the way they treat us? we have a friend that has this company as well and is having the same problem too, im to the point where im tired of the phone calls 4-5 times a day and having to explain myself like a child...i wish we could get out from under them..i work with the public and i would never treat ppl the way they do and i could not live with myself having that kind of attitude..i think this company looks for ppl without compassion and a heart...this is our home and its on family property with 3 acres put up with it and we really dont want to loose it but at this point we are ready to give up and let them have it just to be done with the harassment!

Well, let me start off by saying that me & my husband @ the time got our home about 13 years ago. We had Chase for about the first 8 years & were never late. They sold our mortgage to 21st and every since same thing we were never late up until a year ago. Me and my husband separated and he was not & still is not trying to help me in any way. I told this to 21st & they didn't care. Its hard for me to make the payments on time. But I try to say as current as possible. I be like 36 days late and they act like I'm about 6 months late. Don't get me wrong they do have a few with hearts and understand hardship. But for the most of them they don't, they LIE to you to get u to send money that you don't have. A lot of the things that they tell you are untrue and sometimes against the law. I was once told that I could not send one payment, that I would have to send 2 payments or it would not be excepted, they have told me that they was going to send foreclosure papers. Well I spoke with a loan counselor & was told that they can't really do anything until your at least 3 months behind. I cant wait until I'm caught up & hope to never fall behind again so that I would never have to hear from them again. They have such bad attitudes.

21st Mortgage harassment

In late 2010 Tammac Corp. sold our loan to 21st Mortgage Company. In late August 2010 my husband suffered heart failure and was rushed to Pittsburgh Shady-side hospital, he had open-heart surgery and was given a triple bypass. Of course he was unable to work for a long time...we worked out the payment to the mortgage company and struggled for a year, made payments...This company harnessed us at every move..calling 7 days a week, wanting payments even before they was due, asked all our personnel info on where I spent our money, wanting to know every cent we came across..hounded us at every move for their payments. They wanted us to ask for help from family and friends to make payments, they wanted us to get State help for food and shelter...they even went through a checklist of our personal products we use, like: personal hygiene products, pet foods, entertainment costs...on and on and on...they asked for info that they did not need... Threatened us with Foreclosure all the time, threatening to take our home, our shelter...I am struggling everyday to keep my husband alive and taking care of our handicapped daughter also, and they hounded and hounded us to no end. THEY ARE STILL at it..because I am one payment late because I had to re summit husbands unemployment for an extension...and that slowed income up and shortened us by a weeks income...I WISH someone could help us...but I feel that wont happen..these MONSTERS need to be stopped! We DID NOT choose this company to handle our Loan and We DO NOT recommend this company to NO ONE!

Darline Burkey you need to contact the Fedral Trade Commisson at [protected] to file a complaint and then you need to contact your state Attorney General and file a complaint as well as calling the Tennesse Attorney General at [protected]. I hope this helps they are a corrupt company, i have experienced the same harassement and rudeness and i was laid off and we have struggled as well. I hope this helps.

21st Mortgage need help

My husband and I purchased a mobile home through 21st mortage and we were newlyweds buying what we thought was right at the time. We were told at closing we would have 13% interest rate, but could refinance in two years if we had made perfect payments for that time and with no money down. It has been three years now that we have been paying automatic withdrawal perfect payments the whole time. I called recently to see about refinancing for a lower interest rate and was told that I would have to pay 7500.00 to refinance and it would only bring it down to a 10% interest rate and thats if they decided to refinance for us. I asked what my balance was and I was told 74, 000 and I thought that cant be right so I had them tell me what the beginning loan amount was 3 years ago and I was told 76, 000. I asked how can that be we pay 983.00 dollars a month and we have not even made a scratch on our home loan. So I am needing help badly someone please tell me what can happen if we just walk away from this. If we purchased an actual real home before we leave this trailor can they take that? My husband and I are young and have worked hard to have great credit and I do realize that will be affected, but 21st mortgage has done nothing but lie to us. We had every intention to refinance within the time frame do have a decent monthly payment but this is crazy. Can they garnish my husbands wages? I really do not know what to do, but I cant imagine keep paying 983.00 a month and it just goes to them and not making a change in my loan amount at all? Someone please answer soon and help. Thank You I live in MS also.

My boyfriend bought his place for 12, 000 he borrowed 15, 000 to have it moved set up & everything that was 6 years ago the 1st year he paid like 415 a month then the note went to 349 a month its been that for 4 or so years we have paid 26, 000 & we still owe 17, 000 more by the time its paid off we will have paid 43, 000 on a 15, 000 dollar loan. We owed 18, 000 a year ago we called few weeks ago to see how much we still owed & it only came down a 1000 bucks & we have paid right @ 4300 towards it this past year now somebody please tell me how you can pay 4300 & it only came down 1000 bucks... I mean were to the point were we wanna just let it go back I mean we might as well be renting a place cause we just throwing our money away with these sorry ### folks. Whats bad its a 1997 model & in bad shape. They blow your phone up if your 1 day late making payment they talk to you like your a piece of ### we was 18 days past due they told me they was coming to get it if I didnt send them the note right then. My name ant even on the loan its in my boyfriends name & they keep telling me that I'm just as respocible for the note as he is okkkk I dont think so I dont owe them ### a dime. They have asked me how much child support I get how much we getting back in taxes just all kinds of crazy mess its none of their freaking business how much child support I get or how much we get back on taxes. In 2006 I bought a new double wide. I put down 25, 000 but my interest rate was 13% told if paid timely payments for two years could refinance get lower rate. I have applied every since 2007 sometimes twice and there is always an excuse. My crediting rating was low when they approved the loan yet that seems to be there reason not refiance. Sometimes my credit score is low simple because information came off the report. Upon purchase the dealer failed to advise me about a foundation required to get a Hud loan. I was not even given that opition they just automatically used 21St mortgage. Now I can not get in govt modicafions or help because of the foundation issue. Having I put down 25, 000 I could have paid the 1500 for the foundation right then. I'm on disability and it really hurts.

21st Mortgage harrassment

I will first state that my payment with21st mortgage was 10 days late at the time of this incident. I received a call from the collections department of 21st mortgage so they could ask when I planned to send my payment. The representative was polite but once her manager Renee got on the line to confirm the arrangement the conversation turned for the worse. I have never in my life been talked to with such disrespect in all of my life! The collections manager Renee would not accept an honest answer about the next months payment after she wanted me to tell her what kind of money or payment I would have a month from now. I told her I wasn't sure that I could definitely send the next payment on the 15th but that I would try and that wasn't good enough for her. She them implied that I was a dishonest person just because I was late on my payments, that I lie and since I could not guarantee the exact date of the next payment she informs me that they will expect daily communication. That's harassment! If I tell them what I know I can do and when I know I can do it, any questions beyond that is irrelevant to the issue I was called about. I would like to say again, Renee in the collections department of 21st mortgage is the most disrespectful, rudest, and worst example of a manager a mortgage company could ever employ. If mortgage companies would learn how to talk to people with decency and respect, they might would have better results in collecting delinquent accounts

I have been dealing with this horrible company since 2003! Every complaint I have read is right on! They harass you on the telephone. When you answer they put you through to their manager who is a total ### and wonder why I wont answer the phone when they call. Threaten repo! repo! Im only 2 weeks late! Someone needs to shut this company down and hold them accountable for their actions. I just would like to see the roles reversed and see how they would feel being treated like this. I am a good person trying to raise my children. Its a damn shame! They have even sent goons out to my house to take pictures to make sure my house is still there. All because I wont answer the phone. I cant talk to these people!

I am not surprised at any of this I'm reading, knowing them as I do, and having worked for them nearly 5 years .. they are unscrupulous in their collection practices advocating inhuman treatment, and using any ploys at their disposal in order to collect their quota - there are a few rare cases where it is done with some modicum of tact and respect, but for the most part, the collections/financial counselors area is made up of new college graduates, most of them still hung over from 4 years of partying (how many of them completed their degrees is beyond me ..) .. this company is very internally political, and it is publically political, making no bones about its Republican leanings - you want to make an enemy of Tim Williams, the CEO ? ... just let him know you are some political party other than Republican - and may God have mercy on your soul if you're an 'active' Democrat, and he or his management cronies have knowledge of it. ..they can make your life miserable .. altho' i would hate it for friends I still have there, I too, would like to see them "shut down" for good !

My husband and I also have the misfortune of having to deal with 21st Century Mortgage. The company have the laziest bunch of business professionals I have ever dealt with. They will not contact outside insurance companies, you have to contact them and tell them to fax a copy of your payments to them. Also like one of you our payment was late but it was not our fault the post office had lost the payment and they threatened to forclose. We had never been late with payments so this kind of hostility we felt was very rude and unprofessional. My husband recently died and they do not even want to talk about refinacing, why should they when they have us at 13.9% interest.

21st Mortgage bogus and decieves

Fighting with this company for ten years. Corrupted, decieves, inaccurate statement, no billing statement, fraundulent, counterfeit fees, harrassing phone called, manipulate and no correct form of tax statement and being sued by this
company and being sue again without proof of where and why I'm being sue for. They even added my wife on the lawsuit and she's not on the house contract. They threaten me every year on Oct. Nov. and Dec. and every year I have to use my irs monies to paid them in Jan. If you know or how to get help please notify me.

Hi I am going through a really bad time with 21st mortgage and I am to the point of just walking away and letting them foreclose. I am young and do realize that my credit will be ruined, but what happens to you besides that? Can they garnish my husbands wages? My credit is still good right now to purchase a real home, if I do that and walk away from this mobile home can they take that? Sorry to ask all these questions just really needing some help from someone thats been through that.

21st Mortgage fraudulant practices

On 04/13/11 I was forced to do a stop pay on a half payment to 21st Mortgage Co. that was due on 04/15/11 so that I would not incur several other overdraft fees. I called 21st Mortgate at about 8:30 on the morning of 04/15/11 and told them that I had to do the stop payment on their check and let them know that I would pay a payment on 04/22/11 and on 04/29/11 to have the payment in before the end of the month. The supervisor even agreed to this and that was the end of the conversation until the next morning when I reallized that 21st had instead sent a paper check throught to the bank to get aroung the stop pay. There for putting my checking account in default. This seems to be a trend for 21st Mortgage to fraudulantly get more money from their customers. Last month they had the never to send me a letter stating that I had agreed to make a payment on a certain date when I adamently did not because I going on a medical LOA and did not know if the monty would be in my bank in time or not. A couple of years ago they took over my property taxes without even telling me. They just went to the tax department and paid them and raised my mortgage payment by $130. + each month. I never even knew they had paid these until I called to make arrangements to pay these and the tax department told I didn't owe anything that 21st had paid them. When I told 21st I didn't want them to add the taxes into my m ortgage payment they told me I did'nt have a choice that it was already done and I could not stop it now. There is also a matter a a fee of $39.00 that is c harged to the accounts that noone can explain what this fee is. I strongly urge anyone to stay away from 21st Mortgage co. for your own financial welfare. I am retining a lawyer to take care of my legal needs at this point.

21st Mortgage evil corporation continually calling with threats & harassment

Victims of 21st mortgage, please read this post to the end. I know this is lengthy, but it may hold some answers for you or a loved one. God bless you all and may he give you the strength to fight back!

I would first like to address silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st mortgage corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ what I would like to know is... Who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st mortgage corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Hence the nickname I have chosen to use on this complaint board... Silverado99_sickens_me_to_death! Now, having said all that, let me share my experience with 21st mortgage corporation for all who care to read it.

Over the last 10 years, our mortgage has been sold to 3 different company's. 21st being the latest. It's been about a year and a half now, and a nightmare from day one.in this company's mind, there is no such thing as a grace period. Although it is suppose to be 20 days, if our payment was not in their hands by the 1st of the month, the calls would start. First the home phone, then the cell phones. My husband explained that we did not need their 'reminder' calls, and kindly asked them to stop. Well, that went in one ear and out the other. We finally stopped answering their calls all together, at which point they would start calling us private, blocked, and using all the numbers they had at their availability. Now mind you, we were never 'late' on our payments. They were always made before the grace period. So basically, it was just a matter of harassment. Almost as if they enjoyed making our lives miserable. The calls would start at approx. 7 am and continue throughout the day until 10 pm. Now, here is the kicker. This past month, we got a certified notice in the mail from 21st, stating that our payment was short by $70. We placed a call with our financial institution and found that there had been an error on their part, and the immediately rectified the problem. By that time, the damage had already been done and 21st pulled out every naughty in the book! My husband told the woman at 21st that a check would be sent out that day. Well, needless to say, that wasn’t good enough. She told him that they would not accept that check unless it was accompanied with the telephone numbers and addresses of at least 3 different family members, in addition to at least 2 phone numbers and addresses to our nearest neighbors and our employer's phone numbers and addresses! She proceeded to tell us that if they did not get all of this information along with the payment, they would start foreclosure on our home. My husband chuckled and threw in a few choice words and hung up on her. We sent them their check, certified, which they accepted and promptly cashed. Needless to say, they did not get any phone numbers or addresses from us, and to boot, we had our home phone disconnected, and put a block on our cell phones for all the numbers 21st has ever used to contact us. Jokes on you 21st!

Victims of 21st mortgage company, please do your homework! Write a complaint to the bbb. Do some research. Report them to the federal trade commission. Call your local ag's office as well as calling ag's office in tennessee. Fight back! If we all pitch in and do our share, we can bring this company down to it's knees! 1.)21st Mortage, a crappy place to work, a poor choice for customers
"The only thing worse than having a mortagage with 21st is working for them. Most of us work like slaves for very low salaries. Others get to go play politics and barley work at all. I can't wait to leave this place. The conditions are poor and the morale is worse. Our bosses and the teachers pet care more about politics than they do our customers, who they treat worse than the employees."

2.)Horrible place to work
"The first day I was there my trainer made a woman cry. I should have left then. I started with 8 other people, 10 months later, I was the last to leave. I kept thinking I could make a difference, and started to realize, one person can't change a culture.
They reward law breakers that call customers at 4 AM, they make deals with customers they don't keep, they pride themselves on calling customer's brothers, neighbors, grandparents, work to get their money.
No decent human being could ever stay working there. Sorry for upsetting your families people, I have asked God to forgive me, but I hope you do too."
Pros: Even in a bad economy, they are still hiring
Cons: Revolving door for employees - abusing customers

Why don't you bums just get a job and make your mortgage payment, like everyone else has to. I'm sick of reading about how horrible mortgage companies are; the fact is, you signed a contract and are obligated to fulfill it. You're the idiot. These people have to call you multiple times per day because you don't answer their calls and try and make arrangements to pay in a timely manner. Stop the self-entitlement and take responsibility. You all make me SICK!

Can somebody please help me I'm getting calls from 21st mortgage on a daily basis from a guy named John. I'm late this month but it hasn't even been 30 days and they are talking about repossessing my home. I want to know what can I do to fight back against this company. I plan on paying this months rent on May 23rd.

I have had to deal with 21st mort. for about 8 yrs. now. I too always made my payments on time. I fell behind one month, but was not even 30 days late, and was receiving constant phone calls. Not only that but I was receiving forclosure notices in the mail almost daily until I made the pmt. I have had a constant battle with this company. If anyone finds a way to form any kind of lawsuit against these people, Im in. I am sorry to the workers who have to deal with a business like this and hate their work environment. I have a job like that too. But please, please if anyone has a way to firmly deal with this place, please share.

21st Mortgage do not trust them

Never trust 21st Mortgage company.. If you want to finance a mobile home RUN if you are sent to 21st Mortgage. I owned 10 acres. The only place I ever lived. The only land my children had ever known. Our home caught fire and we needed a quick fix and trusted 21 mortgage. My husband and I, financed an Oakcreek 5 br 3 ba through 21st Mortgage corp. Our dream home. Our floor started sagging really bad in the kitchen. OakCreek informed me that in our loan 21st mortgage did not add the 7 year warranty in. So even though we were told we had a 7 years manu. warranty. We did not. Noone would fix it. We were told it would be over $10, 000 to repair a 9 month old mobile home and put a foundation under it to prvent further damage. My husband had an accident and was out of work. We fell behind 1.5 months. They called daily. Called me a liar. Told me i needed to sell all my posessions to pay them. They had me crying on a daily basis. Told me how i did not care if my children are homeless. I gave up. I got a call from their so called respective attorney. He said if I were to sign a deid of lieu that it would not scar my credit as badly as a reposession. He said there would not be repo notices in the paper or repo signs put on my property. We signed and there are signs everywhere. And repo notices all over the web. I lost my home and my children lost 10 acres to play on. Don't let this happen to you. RUN far and FAST from 21st Mortgage. We have moved on and are very happy. So I can't complain about the outcome of loseing everything I had ever knew. See the sign on my gate and there are more at the actual house on the back of the property.

I cant believe that so many horror stories are just like mind.I agree with and have had 21st harrass, rude, evil, and just the lowest of all.I was also diagnosed with a very serious and life threatening illness.21st never took that in to consideration, instead they took legall actions.I set up an appt. with a lawyer.ive been doing business since 06.the more u pay them the more they harrass if you r running behind.Well i hope someone or all of us can put this company to a forecloser.

I agree with you. We need this company to get its stuff straight. When my grandma passed I helped with funeral cost and I called and told them I was going to be late. They chew me up and down.

Victims of 21st Mortgage, PLEASE read this post to the end. I know this is lengthy, but it may hold some answers for you or a loved one.

My comment is for Silverado99. I've been watching you closely for quite some time now. The problem I have with you is that you never seem to deviate from your response to any and all complaints against 21st Mortgage Corporation. We can all see that you have your copy and paste experience down to a science. To date, you have exhibited your talent with the same response at least 21 times on this particular complaint board, all of which say the same thing. As a matter of fact, having done some research, I found that your response is the same on other complaint boards as well. For example, /link removed/ What I would like to know is ... who the heck are you, and since when has 'your' corporation decided to start following federal privacy regulations? Come on now! Don't pee on me and tell me it's raining! 21st Mortgage Corporation's idea of 'resolving a complaint' is a joke at the very least. I can't believe you even have the audacity to post a response like that to the people you crap all over on a daily basis. Tell me silverado, are you seriously going to continue to defend this mortgage company, despite the fact that you are fully aware that your blowing wind up our butts? Or maybe your a victim of this company who is being forced to feed us this crap in order to keep a roof over YOUR head. If that is indeed the case, please do tell and redeem yourself here and now.
