Beware of Apartments.com: A Review of Their Rental Listings and Contact System
Apartments.com is a company that spends a lot of money on advertising, but I wonder why they even bother. Maybe it's because advertising is a tax deduction for businesses. Anyway, I have used their website to search for apartments, and while some of the listings are legit, I have some advice for you.
Before you send your details using their contact feature, make sure you note who the renting agency is. Then, search their reviews and go to their direct website to verify what listings are real and what amenities are included. Zillow is also pretty great for sharing how many days a listing has been up as well as rent history (when it was changed and how much it changed).
If you do use their message relay system, and if you do get a reply, you'll be met with a message that seems like all they got was your contact info. They won't even acknowledge any direct questions or requests for viewing. It's probably just collecting your name, email, and phone number to build their stock value. But hey, if you want to help them, go ahead!
Apartments.com has a flag button to report problem listings, but they never do anything about the issue, regardless of links included. So, don't trust them too much. Use it like the ho it is (exactly as the listing agents do). Find out the addresses and cross-reference the listing companies for legitimacy and behavior. There's nothing like finding out the company habitually posts unavailable properties to grab your application fee for something that doesn't exist.
And if you do pay out application and background check fees to rental agencies, make sure you get a receipt with their company letterhead on it. Because that is tax-deductible for individuals! We can't let them get away without paying their taxes, too, can we? So, be careful and do your research before trusting Apartments.com.
Disappointing Experience at Aviary Apartments: Poor Customer Service and Lack of Communication
I just had a really bad time at Aviary Apartments, and I gotta tell ya, it was a real bummer. The guy we were dealing with, Aaron, didn't seem to have any say in anything, which was pretty confusing. It was like he was just repeating what his bosses told him to say, like a puppet or something. This meant that everything took forever and nothing ever got done. And don't even get me started on the customer service. When we first got approved for our apartment, we were so happy! But then they just canceled our contract out of nowhere. No one told us anything, and it was like they didn't even care about us or our time. It was really frustrating and disrespectful. We felt like we were just left hanging, with no one to help us out. Honestly, I wouldn't recommend Aviary Apartments to anyone. They don't seem to care about their employees or their customers, and there are way better options out there. So save yourself the trouble and go somewhere else. (2 stars) What goes around comes around, you know?
Avoid this nightmare: Terrible management, constant construction, and disgusting hallways
This place is the WORST place to live ever. I totally agree with Mia C. The management is just awful, rude, and they don't care about the residents at all. There are so many problems with this place that I don't even know where to start.
First of all, there is constant construction going on that violates residents' rights. They don't even notify you when it's going to start or when it's going to stop. And there's no relocation option for residents during the construction. It's just a nightmare.
The hallways are just disgusting. They reek of hot sour garbage, weed, and cheap air freshener. The main cause of this is the lack of trash chutes. Residents have to drag their trash bags down the hallways on each floor down multiple corridors to get to the one single trash chute per floor. You can actually see drizzle tracks in the hallways from leaky bags dripping garbage juice down the halls as people make the long voyage.
Another fun fact is that for some reason they lock you out of the payment portal if you haven't paid rent by the 3rd of the month. God help you if you move in on the 5th and set up auto pay. You will find yourself in an endless loop of thinking auto pay has been set up but actually it just locks up on the 3rd of each month and charges you basically 10% late fee. It feels a lot like a scam if you ask me. Doesn't make sense to lock people out of being able to pay online if what you really want is for them to pay. What they really want is for you to get a late fee every month.
There's also zero pool etiquette or oversight of rules resulting in lots of unsupervised kids running around, and babies in diapers in the pool. This happened so frequently that one of my neighbors actually invested in her own chemical pool safety test kit. In a word "naaasty."
In spite of many complaints to management, even to the corporate c-suite, I never got any resolution on any of the complaints and ultimately decided to just pay the penalties to break my lease and get the hell out of this dump. The only nice thing I can say about this place is that the concierge folks are very sweet.
The management sucks, and the place is grossly stinky and too noisy. I would not recommend this place to even a hated enemy. It's just not worth it.
Avoid this Terrible Apartment Complex in Sanford - Poor Management, Broken Amenities, and Unsafe Conditions!
This place is seriously the worst place to live in Sanford, hands down! The management is just terrible! They never stick to their business hours and they never answer the phone. It's supposed to be a gated community, but the gate has been broken for a year and a half now. You can't even use the computer lab and the fax machine is always broken. The waterfall sprinkler in the back lake has been broken for a whole year and they won't fix it! It used to be so relaxing to listen to, but now it's just a mess. The mailboxes are all broken too, so anyone can steal your mail. They've been notified about it, but they just won't fix it!
And don't even get me started on the kids in the neighborhood. They bully other children and the management doesn't do anything about it. They even let people who aren't on the lease live in other people's apartments. You could be living next to a pedophile and not even know it because of this! And when you report it to management, they don't do anything about it.
The property manager won't even call you to let you know if they're filing an eviction or not. They just want to recoup the stipulation money and attorney's fees. They never communicate with you and you'll never see the actual head property manager. She's supposedly too busy and only responds to emails. The rent is way too expensive for all of these poor business practices. They just want your money and they don't care about you at all.
Most people don't even stay here for more than a year or two. It's just a revolving door of renters. And when I went to submit a notice to vacate during business hours, the management disappointed me yet again. She said she didn't have time to take care of a resident concern because she needed to show a future resident a unit. Mind you, it was 5:24pm and the office closes at 6pm. I was also headed to the restroom and she said she was closing the office and didn't have time. Can you believe that? And the rent is $1300 per month!
The maintenance staff has even entered my unit without my permission and while my kids were home. That's a violation of my lease! And someone recently tried to break in. I'm seriously considering breaking my lease and reporting them to the state of Florida and the BBB.
And to top it all off, the after-school program for children ages 6 to 12 was closed recently without any warning. If you're a parent, you know how much this can affect your household. This apartment complex is just terrible. It's one of the worst I've ever lived in and I've been renting for 20 years. Do not support this complex. You will regret it!
Avoid Renting from Apartments.com: Terrible Experience with Unprofessional Staff and Poor Maintenance
I recently had a terrible experience with Apartments.com. As a veteran, I was hoping to find a place that would be accommodating to my needs. Unfortunately, this was not the case. The staff was extremely unpleasant and unhelpful. I would strongly advise anyone to avoid renting from this company.
One of the biggest issues I had was with maintenance. Every few months, they would enter my apartment without warning, claiming that it was a mandatory check. As a female tenant, this made me extremely uncomfortable. I would often be caught off guard and not have time to answer the door before they unlocked it and walked in. This lack of privacy was unacceptable.
However, the real problem was with management. The staff was rude and unprofessional. They seemed to have no interest in helping tenants with their problems. When I called to report an issue, they would often ignore me. If I complained, they would tell me to move out if I didn't like it. This kind of treatment is unacceptable.
I recently went to the office to try and resolve some issues, but the staff was unhelpful as usual. One staff member, Eva, was particularly unpleasant. She was rude and unprofessional, telling me to move out if I didn't like it. It's shocking that someone like her is still employed.
The apartment itself was also a disaster. Every time a tenant moved out, the apartment would become infested with roaches. The maintenance team would fumigate, but it never seemed to help. The kitchen was also infested with ants every year when the weather warmed up. The apartment was poorly insulated, so my electric bill was always through the roof. In the winter, I would freeze, and in the summer, I would bake.
The maintenance team was also careless. They would often use my electricity by plugging into my back patio electric socket to work on nearby apartments. I caught them doing this once, but who knows how many times they had done it before. The windows and doors had huge wind drafts, and the frames were crooked with huge gaps. I had to put plastic on the windows to keep warm, but it didn't help much.
The vents and central system were also disgusting. The vents were so clogged that two days after I dusted, there would be a layer of nasty dust again. Finally, when it snowed, the plowing was terrible. They either didn't do a good job or didn't plow the parking lot at all.
In conclusion, I would strongly advise anyone to avoid renting from Apartments.com. The staff is unprofessional and unhelpful, and the apartment itself is a disaster. Save your hard-earned money and find somewhere else to live.
West Ridge Apartments: The Ideal Home in Burlington, Wisconsin
West Ridge Apartments in Burlington, Wisconsin is hands down the best place to live! I was hesitant to move from a house to an apartment, but after visiting West Ridge over a year ago, I was immediately impressed with the friendliness and professionalism of Tina and Jeremy. They patiently answered all my questions and helped with the paperwork, making the transition much smoother. I haven't regretted moving here since!
The apartments are spacious, clean, and have large closets with attractive decor. It's so convenient to have your own washer and dryer in the unit, as well as your own balcony or porch and attached garage, with a separate entrance for each tenant. The grounds are beautifully maintained in the summer and kept plowed and salted in the winter. The entire complex is park-like and well designed, and the little pond with the waterfall is so relaxing and beautiful to look at, especially during these trying times.
Tina and Jeremy are an exceptional management team that truly makes a difference because they care about the residents and the place. They always respond quickly and expertly to any maintenance needs and are courteous and responsive to questions, keeping tenants informed at all times. I am also impressed by the safety standards of the apartments, such as fire and smoke alarms, which is not always the case in other places.
I was pleasantly surprised to be greeted by Tina, the manager, on the first day with a very practical "Welcome to West Ridge" tote bag which included goodies from Chocolate City (Burlington) and other useful items, as well as valuable information about the apartments and general area, such as stores, things to do, etc. This is especially helpful for anyone relocating from another state or area.
I would definitely recommend West Ridge Apartments in Burlington, Wisconsin as the ideal option for anyone who is tired of the stress of home ownership, but still wants to enjoy all of the amenities of a home, along with peace and quiet in beautiful surroundings. Along with cheese curds and beer, West Ridge is one of the best things that the beautiful state of Wisconsin offers! Thank you, Tina and Jeremy, for being such a great team and for making West Ridge such a wonderful place to call home! Keep up the good work!
Beware of Corrupt ZRS Management at The Collections Apartments: A Warning for Future Tenants
Beware, beware, beware! I want to warn all future tenants about the corrupt ZRS Management that runs the Collection Apartments. The property and location are great, but unfortunately, the management company will rip you off. If you check ZRS management reviews online, you'll see that they make existing tenants pay for repairs and replacements when they move out. For example, if you've lived in a place for 2-3 years, they'll make you pay $300-$500 to replace the carpet for the new tenant. They make up plenty of excuses to make you pay for repairs like this.
I won't go into all the negative things about this property, as there are plenty of negative reviews you can read for yourself. But I want to make my point clear: everything seems great when they sign you up, but wait until you decide to leave or vacate the property. Regardless of how much security deposit you have with them, they'll rack up your final statement. They can decide how much they want to get out of you, or they'll simply send you to collections. We were early tenants, lived there for 2-3 years, and always paid on time. But when we moved out, they charged us a ridiculous amount of money. There is no negotiation with the final statement, which can range from $500 up to $2,500. They will use the extent of the contract to make you pay, or they'll simply say, "We'll send you to collections." If you care about your credit, you have very little choice but to pay.
They find every little way to snatch money out of you. The property is supposed to be pet-friendly, but they swab your dogs and charge you if you accidentally miss picking up your dog's poop. They break into homes without mentioning it to residents until fully pressured. Leaks and damages to your belongings? File with your insurance. Security is at a minimum, and garage doors are easy for criminals to break into. There are so many issues with this property. Good luck to you, potential tenant. Enjoy living at The Collections!
If you decide to live at The Collections, make sure you ask them to sign that your final statement does not exceed your security deposit. This way, you're protected, and they'll only take the money you agree to give up. Good luck getting your security deposit back.
I'm sure they'll reply to this review with some generic apology, but it's a total joke. This property is highway robbery.
Avoid 156 Fair Street in Paterson, NJ - Terrible Quality of Life and Unsafe Environment
156 Fair Street in Paterson, NJ is a building that I would not recommend to anyone. The tenants are always fighting and making a lot of noise, which makes it difficult to live there. The quality of life is terrible and it's the worst experience I've ever had. The tenants are even selling drugs in the building, which is not safe for anyone. The smell of weed is everywhere and it's impossible to escape it. The walls are thin and there is no sound barrier, so you can hear everything that's going on in the apartment next door. I had a neighbor who was unbearable to live next to. They would come in late at night and their bedroom shared the same wall as mine. Every night at the same time, around 2 or 3 in the morning, they would come in yelling, playing video games, and screaming at the top of their lungs. They would play music loudly and talk on the phone loudly until 6 or 7 in the morning. It was impossible to sleep with all the noise. Even when they went to sleep, their loud snoring would keep me up. It was impossible to use the bathroom in peace because it shared the same wall as the neighbor's bathroom. I could hear everything they were doing, including passing gas. It was also impossible to have any privacy because the walls were so thin. I could hear my neighbors having sex, which was very uncomfortable.
When it rained, water would leak into the first-floor apartments because the foundation was not properly constructed. This caused mildew and dangerous mold to grow, which is not safe to breathe. The appliances in the apartment were also very costly to run. The washer and dryer, dishwasher, and other appliances caused my utility bill to be higher than I had ever seen before. The rent also kept going up at a ridiculous amount. When I entered the lease in 2021, I was paying $2200 and $75 for my pet. In 2022, the rent went up $100 and $35 for the pet, to a total of $2435. I expect the rent to go up even higher every year. The owner of the building is the worst person in the world. All he cares about is money and he doesn't fix anything. The building is surrounded by drug addicts who are always hanging out in front of the building. They shoot heroin and smoke crack right in front of your face, even in front of your child. It's not safe to take out the trash because there are drug addicts hanging out in the backyard. The property management does not respond to maintenance requests, so things like a leaking kitchen sink or missing cabinet shelves are never fixed. The smoke alarms are also faulty, and they go off every time you turn on the oven or cook anything.
The owner of the building is very unprofessional, and he doesn't care about his tenants. Even if you pay your rent on time and are responsible, if you are late, he will start the eviction process. After just one week of being late, you will receive a letter, and it will be posted on the front entrance door for everyone to see. I would not recommend this building to anyone. United Assets sets black-owned businesses back 100 years. I would have second thoughts about ever leasing from a black-owned business because of this owner and his sons. They are the definition of unprofessional, ineptitude, and just plain incompetency. Instead of the rating starting at 1-5, there should be a 0-5. They would most definitely get the 0.
Wayland Manor: A Construction Site, Not a Residence
I moved into Wayland Manor with high hopes, as the location was perfect and the lobby was attractive with a helpful receptionist. The apartment itself was nice, but it didn't take long for the noise to start. Every morning, the garbage trucks would come and make a loud noise, as my windows opened onto the rear of the building. Throughout the day, residents would take out their garbage or recycling, and the gate would screech loudly. The leafblower would also make a racket for an hour twice a month, and the noise from leafblowers and lawnmowers from the houses backing onto Wayland Manor was constant. The traffic noises from Wayland Square were also a constant disturbance, and during my stay, there were endless city sidewalk renovations involving earth movers and power drills.
To make matters worse, the building launched a major renovation project that management hadn't told me about when I first saw the place. Their plan was to repoint the brickwork facade of the entire building, and the drilling noises began before eight every morning and lasted until 4:00. This project happened to coincide with the Covid lockdown, so residents were stuck in their apartments with nowhere to retreat to except the streets. Despite several residents protesting to management, saying the project should be put off until lockdown was over, management couldn't care less. They weren't postponing anything, and they weren't offering a rebate on monthly rent. Their attitude was, just deal with it.
The building also launched a repainting of the lobby, which was very inconvenient. This wasn't a residence, it was a construction site the whole time I was there. Renovation of individual apartments was also continuous, with workmen busy for six hours every day in the hallway outside my door. Apart from the noise, there was a free flow of air around and under the doorframe. I reminded management that the hallways had no outside ventilation and that hard work carried out there could be a source of infection for residents during the epidemic, but they didn't care. Work went ahead.
Then the radiator in the apartment above me began leaking, and waterdrops appeared on the ceiling. The plaster developed stains and began crumbling, but nothing was ever done about it. During the winter months, heat and water are often turned off because the heating and plumbing systems are antique and unreliable. Your plumbing is connected to the plumbing above and below you, so that when another resident's dishwash is draining, your sink gurgles. Sinks and bathtubs often get stopped up, and you aren't allowed to use scouring cleanser on the bathtub or lavatory because those are just the old fixtures covered with epoxy enamel. Bathrooms are equipped with those 1940s toilets with a lever that make a thunderous noise when you flush. You hope and pray the residents above you don't flush at night, but they often do and sleep is interrupted.
Also, my bedroom was adjacent to the bedroom next door, and I gradually realized that the neighbor's bed was just behind my head with an intervening wall of maybe three inches' thickness. When they coughed or turned over, I heard it. It was a creepy feeling to realize someone was sleeping that close to you and could also hear you cough or turn over.
Overall, my stay at Wayland Manor was a disaster. I still have the cough I probably got from breathing the mortar dust, along with shortness of breath. I have an appointment with a pulmonary specialist now to see what the source of it is. If you're thinking of moving to Wayland Manor, think again.
Unhealthy living conditions and poor management: A review of Woodsborough condo complex
Me and my partner have been living in this apartment for almost 2.5 years now and we have had a lot of issues with it. The main reason we are leaving is because of health issues caused by the old popcorn ceiling that contains asbestos. We wouldn't recommend this place to anyone and we wouldn't rent here again. We hope this review helps someone.
The studio is located in the Woodsborough condo complex (1971) and is managed by Miller and Hinkle Property Management. When we moved in, we got an old 440 sq. ft. studio with 1 bathroom, no utilities included except water and garbage, no renovation, and with ancient appliances like the fridge, stove, and dishwasher. The bathroom also had no ventilation. We had to clean the entire apartment because it was dirty and had old spiderwebs, dust on floor moldings and cabinets, dust into closets, and wash-bowl near the bathroom had parts of hair coat.
The rent is raised each year by $100, and currently, they are asking for $1850 to remain "competitive." However, there is no justification for the price increase. There are much less expensive rents in the area that include more space and amenities for this price.
Pros:
- Very close to Central Park, community center, library & pool. It's good for everyday walking and events like the Art & Wine Festival are nice to have so convenient
- Own carport
- Small patio
- Three pools
- Laminate floors easy cleaning
- Residents are mostly families. It's right next to a high school and a magnet elementary school across the street
Cons:
- No privacy. Walls are hear-through. You will hear upstairs neighbors
- Some of tenants just next to our building smoke marijuana in the evening and you can heavily smell it
- Latch does not fit properly on a lock of the patio and the outside door can be opened by somebody or by wind very easily
- When upstairs neighbors are jumping and heavily walking there is some dust is falling down.
- And the silent time (8PM - 8PM) is a joke. No-one takes it seriously.
- Be ready for at least twice per year for a serious problem with drain/sewer system - it is clogging somehow even despite of nets we put on sink drain holes (plumbers said it is because of the old sewer system in the complex), and all $#*! from sewer system is overflowing (we experienced it with kitchen sink, washing-bowl, shower and toilet bowl). We had to clean floor and all stuff around because of sewer water with cesspool sludge around. Also sometimes you cannot wheek and have to use plunger to do that. And if something is wrong with neighbors drain system - it comes to you.
- Swimming pools are not heated and security guys usually close them earlier. Also kids are jumping and diving there despite of pool rules and their parents don't care. As I mentioned people in this complex don't care about rules.
- The carport has a storage but it reserved for the owner. You cannot use it.
- Landscapers come through constantly with leaf blowers, blowing dust everywhere. Our patio gets a thick layer of dust on the table and soft chairs every time they come through. Same for our entryway. Multiple complaints and showing pics to HOA of the massive dust clouds when it's happening elicit just a bit change. Also landscapers can put some poison chemicals for insects and you will not know about that but will feel it. My wife had a serious allergy reaction once after one of that "insects treatments".
- No microwave
- Maintenance should be made only through Miller and Hinkle to fix things that are broken. For example when the old fridge stopped icing we asked to help. First they said this is our problem and we can buy a new fridge if we want. Then we asked the second time when our food started stinking. They came to estimate and called for technician, who said that it should be replaced because of its age and cannot be fixed. And at last the maintenance guy brought another used fridge to replace it. It took time and we lost about $500 of total food cost we lost because of this fridge issue. Nobody reimbursed it of course.
- Community is not gated and one time you can find your car broken into. Security guys usually sleep at night.
- Kitchen and entrance blinds are broken. You will be asked to leave them as is.
- Air conditioner/heater unit is old and has never been professionally cleaned. We started coughing and sneezing by turning it on. When we asked what to do with that - we were advice to clean it by ourselves or call for the cleaning service ($250). We opened the unit`s cover and it was full of pressed fug inside. We brushed and cleaned it by ourselves.
- Kitchen section floor came from 1970s and is damaged all over.
- Ventilation is very bad in this apartment and during the Summer you will get lack of fresh air - people around put vents into the window frames.
- Washer/dryer is not available for in-unit - you should use laundry rooms where some strangers wash tonns of their own stuff and dogs belognings (even despite of the master key to enter into the laundry).
- Laminate floor smells of some chemicals.
- Cabinets in kitchen are old and tiny. No place to cook.
- Passive and selective HOA management. There's no follow up on complaints and no perceptible action taken. For example. My wife likes flowers and made a small garden on patio. And during these 2.5 years we always had an overgrowing plant which just touched a fence and a house. And this year HOA sent us an order to remove the plant because of the complex policy. We did it (and it hurts my wife because she had been growing the plant during last 2.5 years and only now they said it was inappropriate). But we found that almost 20 units still continuing breaking their rules and still have overgrowing plants on their patios. Same for window curtains color which should be white or cream colored only (we were ordered to remove our curtain but there are tons of units with black or mixed ones).
- A lot of homeless people hanging around, up and down Kiely. They sleep in the park, get drunk, urinate, talk to themselves, yell at people passing and throw glass bottles everywhere. There's broken glass all up and down Kiely, be careful if walking.
- Dogs poops everywhere. And sometimes not only dogs.
We have started being allergic to a lot of things there (slippery eyes with constant discharges, cough, and my wife had been started having permanent asthma exacerbation). We could not understand why and my friend told us to send the dust from pop corn ceiling for asbestos test. Which was positive (4%). We told Miller and Hinkle about it, but they didn't reimburse us for the test. They even brought a guy to estimate the repair cost of the ceiling (they said they fix it once we move out). Not sure if they fixed the ceiling because the apartment is on the market now. If you're serious about moving in, ask for a receipt for this repair to make sure you are safe.
During our move-out inspection, Aaron from Miller and Hinkle checked the condo thoroughly. We cleaned our apartment so we expected to get the large majority of deposit funds back. The checklist that he has got did not reflect all dents and damages. But this time he started checking everything from the list. Even any dents on the floor. And he said that we broke the dishwasher. But we have never even tried it! - Exactly! Because of inactivity it was broken, he said. Well, guys, there is no such item of Dishwasher usage or its inactivity in our Agreement, sorry!
I bet we might get more surprises from Miller and Hinkle when receive our final move-out deposit check with nothing.
My advice to you, guys - make a video of everything, of each dent or scratch, check all appliances and devices and every corner, every wall, every closet. Then put all things into the checklist! If they say they had it painted or fixed before you moved-in - ask for receipts which should reflect their spendings on that (according to the law they need to keep all receipts 5 years). Whatever these guys tell you that it`s OK or it`s a minor or normal tears - don't even count on it. You will be charged in full later!
And by the way, we have got our move-in video just for this case.
We suffered physically and mentally at this place and will pay a deposit for that. Hoping Miller and Hinkle don't make our experience any worse than it already is.

Got scammed with a property in your website
I put a request for rent an a property on your website 420 Spray lane, Port Charlotte, FL 33954 and some one named Jodi R Boardwell claim to be the owner and we start the process to Rent to Own we signed a lease and I paid $3500 .She gave me the code so I got into the house and see it. Everything looks so real so after I paid she told me she will send me the keys by mail. The lease was signed on 10/18/23 and I suppose to be moving on 11/1/23. Until today I decided to call her at the number she was texting me [protected] and the phone number is not in service. And of course I didn't receive the keys. So I will take this to the authorities to find out who is involved with all this.
Desired outcome: $3500
Same thing happened to me except she suppose to be hr to a scam company I haven't talk to her yet though but n I will be getting my lawyer and the cops involved

Hillco Properites rents apartments in Highland Park, Deerfield, Wilmette, Barrington ILLINOIS should be AVOIDED like the plague. During big snow events, good luck getting car out of the parking lots before 3pm. Single pane windows freeze shut with interior ice. You have zero control of heat in winter and single pane windows assure you of a cold apartment. We had to use space heaters. Their hook is slightly lower rent in the area, but you get what you pay for, or less.
I don't want anyone to make the mistake we made by renting from Hillco. Keep looking. Trust me, wherever you rent will be better than what they offer. Hillco is UNETHICAL. Don't be fooled by their fancy website or their ads. They are not what they seem. If you want to avoid a nightmare, stay away from Hillco.

Village Place Review: Rollercoaster Ride of Toga Parties, Murder, and Mismanagement
I lived at Village Place for about 3 years and let me tell you, it was a rollercoaster ride. When my hubby and I first moved in, we were over the moon, but that was when Amy was the boss lady. We stayed in our first apartment for 10 months, but the rent increase was insane, like $100 more every year. So, we had to downsize to a smaller apartment when our lease was up. That's when the new property manager moved in, and things went downhill from there. We've been living here for 2 more years, and I still can't believe the things we have to put up with.
If you're into toga parties, murder in the parking lot, and having felons as neighbors, then this is the place for you. But, if you're not a fan of black mold, being talked down to, and being discriminated against, then you might want to look elsewhere. Now that we've finally moved out, they're trying to hit us with bogus charges and collect on their mismanagement. Their staff is always changing, and maintenance is hit or miss. They claim to have night patrol, but they don't. And their security gate is a joke, it's broken more than it works.
This is one of the worst places to live, and they don't care about your right to enjoy peace and quiet. If you're planning on moving out, be careful because they'll try to hit you with any charges they can. Overall, I wouldn't recommend living here unless you're into all the craziness that comes with it.

I gotta say, I wouldn't recommend living here. The apartments themselves are pretty nice, but the management is just awful. When I first moved in, it was pretty clear that they hadn't done a great job cleaning up after the last tenants. And don't even get me started on the "emergency maintenance number." It's a total joke. If you have an emergency outside of business hours, you're pretty much out of luck. And even during business hours, it can be a struggle to get anyone to actually do anything.
But the real kicker is the heating situation. This is my third winter here, and for the past two years, the heating unit has broken down in the cold. This year, it broke in November and then again in December. And now, I'm on day three with no heat. When maintenance does show up, they don't really seem to know what they're doing. They'll turn the unit off and back on again, which will keep the heat on for a little while before it goes out again. And every time we call for an update, the staff either doesn't answer or acts like we're being totally unreasonable for wanting heat in the winter.
And if you express any frustration or emotion, they'll accuse you of threatening them. One of my roommates even got banned from the leasing office for getting upset about the lack of heat. I didn't even know that was a thing.
So yeah, I wouldn't recommend living here. The apartments might look nice, but the management is just not worth it.
Unfair Treatment and Poor Management at Puckett Pointe Apartments
I used to live at Puckett Pointe for a long time, like 12 years. But then, in December 2021, some new company took over and raised my rent by a ton of money. They said it was because they had refurbished some of the apartments, but they didn't do anything to mine. I still had the same old appliances, paint, and carpet that I had for 12 years. It was really unfair.
The security at Puckett Pointe was really bad too. They tried to fumigate the place, but it never worked. And the management was super unprofessional. They didn't care about the residents at all. One time, maintenance even took my parking cone! I had to make them give it back to me from the back of their truck.
But the worst thing that happened was when my elderly mom got an eviction notice. She was short $1 on her rent, and they gave her an eviction notice! And then, the water heater in the laundry room flooded her apartment. She had to use my towels to soak up the water, and they refused to fix the damages. Instead, they mistreated her and gave her a 60-day eviction notice for "unsafe living conditions." And they charged her $300 for the machines they brought in to dry out the walls and carpet. It was so unfair.
The whole situation was really stressful and traumatizing for my whole family. My mom lost sleep and weight because of it. We had to come up with moving money really quickly because she's on a fixed income. But luckily, we were able to find her a clean and safe apartment to live in.
I really hope that no other family has to go through what we did at Puckett Pointe. It was a terrible experience, and I wouldn't wish it on anyone.

I'm a landlord and I signed up for the 3 months gold plan on Apartments.com to advertise my apartment for rent. I was excited to get my apartment rented out and was happy to pay for the ad. Two weeks before the ad agreement was to end, I contacted the representative that had handled the ad and informed him by email that I had indeed rented the apartment and would no longer want to renew the ad. He responded to my email and said ok that he "submitted the cancellation and everything was set for the ad not to renew".
The following month, I received a statement from Apartments.com billing for the months ad. I was confused and contacted the representative to tell him about the bill. He stated that he would look into it and that it must be an error on their part. I was relieved to hear that it was just a mistake and that it would be taken care of.
However, this month I received another bill now for 2 months of ads. I was shocked and contacted the representative again. He said the ad had gone another month, that it will cancel at the end of these next 3 months and that I was supposed to cancel 60 days prior to the new billing cycle. I was frustrated because he never mentioned the 60 days to me... ever.! In all of our conversations, this was never discussed.
I asked to speak with his boss, but of course, his boss was in a meeting. I left a message for his boss to discuss this with me and I am still waiting. This scam will end up costing me 1600.00 roughly. Not good business practices and I feel that I have been more than scammed.
I want to warn others to beware of this company and their shady practices. It's not fair to take advantage of people like this. I hope that they will take responsibility for their mistake and make things right. I would not recommend using Apartments.com for advertising your rental properties.

This place only cares about profits. They'll evict you for not paying during hard times, getting you blacklisted because you've been evicted. But they don't care about the health or well-being of people of color or those from low socioeconomic backgrounds. It's a real shame that this website is allowing these types of apartments to be rented out to people who deserve better.

For example, my broken water heater wasn't fixed until two weeks later. He forgot he gave me a discount on rent because of it and is now claiming I missed a payment. The balcony also held large pools of water.
Pests were also an issue in my apartment. I had to put everything in writing and send it to my landlord. I recorded how long it took for action to be taken. I also had to look along the floor perimeter for openings to have them sealed. This is how pests travel through the apartment. Pest control only came once a month and sprayed only the kitchen. I encountered mice, nutes, roaches, spiders, and sinapede.
As for amenities, what amenities?! The bathtub was painted white so each time I used it, I had small sheets of plastic paint on me. The fridge leaked water, so I had to keep a towel under it. The toilet leaked water, so I had to keep a bowl under it. The bathroom sink also leaked water, so I had to keep a bowl under it. The stove underside was filthy with built-up food and grime on the surface. The air conditioner stopped working, most likely because there was no filter in it. There were also openings where light shone through the wall near the air conditioner.
Overall, my experience with Apartments.com was not great. I had to deal with a lying and forgetful landlord, poor maintenance, and pests. The amenities were also lacking and needed repairs. If you decide to rent through this website, make sure to document everything and be prepared for potential issues.

Don't even think about renting an apartment at 11 Grant Street in Cohoes, NY. My friend, who is the cousin of the homeowner, told me about an available apartment at this address. The homeowner called me multiple times and offered me the apartment, saying that his current tenant would be moving out in April or May of 2016. He wanted to know if I wanted to take a look at the apartment while his tenant was on vacation in Florida during early February. I checked out the apartment and decided to take it when it became available in the spring. I talked with the owner for over an hour in his house and on the phone, and we planned everything out. I even hired a moving company and started packing boxes because I live alone and it would take me a while to pack everything up. After three months of planning, packing, and moving money around, I received a text message this week that read, "My daughter is taking the apartment, look elsewhere." He didn't offer any explanation, phone call, or apology. He acted like nothing had happened, and I was left with all my belongings packed up and a moving company waiting. It was a huge slap in the face. I can't believe I trusted this man and that he wasted my time without even an apology. If you ever have the chance to look at this apartment in the future, I would definitely steer clear of this owner, the property, and the three daughters who control his life. I feel like I was kicked to the curb like garbage.
