As a tenant in lakeside C production city Dubai for 2 years.
The building management is the worst in Dubai, they are so rude and unprofessional and they never fix any issues in the buildings they only care about giving fines and violation notices to the tenants for ridiculous reasons to collect money.
Smelly water
The parking gate is jammed all the time, causing people to horn with their cars in the middle of the night
Fire alarms are hell and almost every night
No pest control
No gym equipment
Loams Management is really making the properties value go lower every year.

Pathetic company: lack of organisation, implausible rules make getting and selling property a pure nightmare. Low price made me do this mistake: first and last time I bought a unit from Damac. Agent misappropriated necessary steps in buying and selling the unit behaving highly unprofessional. Viewing not possible though I am owner with legally binding SPA and 24% paid. Nobody responsible, everybody giving different information. Helpless in efforts to get rid of it. Cost me a lot of time and money.
I'm even not allowed to view my own unit in order to show it to buyers and finally get rid of it. No Oqood issued.

I’m a tenant I just renewed my contract 3-4 days ago and since it’s Ramadan I’ll do the ijari by next week. I key got disactivated do I went to the reception to activated at least for a week since they already my my new contract …. The African guy was something more than rude and unprofessional… the lady their called someone and the guy in the phone told her to activate the key for a week because she said that to the African guy… but he said No I won’t activated for her… I’m been waiting next to my door for more than 30 min while fasting and not feeling good …that the security will come and open the door or activate the keys for me…. But he didn’t … why I’m Paying all that money ? Why I have to deal with this kind of unprofessional people ?! Please these 2 people must get a waiting for their rudeness and the fact if not welling to help ! Otherwise I’ll have to take it to an other level ….
Desired outcome: I need my key to be activated as a tenant… it’s my second year … these two people the African guy and Asian lady must get a warning to avoid rudeness with the tanents…

Hi all. Me and my husband bought a apartment in Damac. My problem is :
I have not received my Oqood registration document from Damac after making the 4% fee payment and 25% payment of full amount. What are my options? I have the signed SPA from Damac and all payments are up to date with receipts/invoices to prove.
I am currently just considering my options. Am I able to withdraw from my contract if my unit has not been registered with Oqood?
After thousand times of emails and calling. No one in Damac response us with the right answer.
They just keep asking us to pay rest of amount of the apartment. But not giving us the Oqood copy to get the loan from bank.. because bank they asking the Oqood copies to release the home loan.. so we are stuck.

I bought a unit in Artesia / Tower C / Damac hill .
- Waiting long time for Oqood copy to get home loan but no one in Damac reply us or give us a right answer.
- After sign a contract and paying 25% of the apartment and 4% for DLD . The Sale broker from Damac just disappeared. No pick up the phone . No answer message from what’s app. No reply from email.
- We went to their office asking to see the management but no one come to see us. They are just keep saying all their Director are busy with meetings. And left us sitting their like donkey.
- After my husband making drama. Then one guy who’s said he’s a sale manager. And the Building have a paperwork problem with the government. That’s why it’s gets Delayed. We asking him ok then send us through email . But he not not done it. Now we just put a big amount of hard earning money there. And don’t know what’s going on.. very frustrating every day.
Please don’t buy anything from Damac. They are not respect the customer. Don’t gets in trouble like us .

Hi, I m excited by the properties of Damac, while I have seen better (bigger wardrobe, better service).
While the agent if Sales offuce in Damac hills - 1 was exteremely impolite with me. He did nit led my bills and account, did nit allocate my funds, wgich I paid from my own funds.
Moreover, he associated me with my former familiy, while I found another people to collaborate abd to support me.
I was xcited by the interior design abd findings in this.
While the first six months servuce was nit good, I hey lost my funds and my cheques, showed the full lack of education, skills, practice.
I tried to teach them, but unsuccessfulky.
I think the priblem is customer servuce and lack of upbringing : I was educated and upbringed in the family of Romanov predessors, and I receuved a good and exciting education in Russia (Moscow and St - Petersburg) and London, Britain.
The team on atoydamscproperties showed the lavk of tespect, list my customer email, my ID email, my ID, which I ll change to Investor.
The Manager Peter from Sales dept, Damac Hills - 1, did nit processed the deal, did not understand, who I, while I represented myself, the customer servuxe was nit good, he did nit show me Park View properties, the facilities on the Community was not good, all are paid, all are expensive.
Moreovwr, the Hotel On Tadisson Damac hills did not serve me good and at al. I think if you have no servuce, yoh dint need to do, what you cannot do. If you dislike client, you cannot show it directly. You have to be Polite, because I m a Customer.
Please, take measures, change the team and aware about it. Thank you!

I bought 2 unit with damac in feb 2020 damac is now delayating the hand over for more than 20 months the grace of delay of 12 months is now over. I’m trying to solve the issu by offering to damac to pay the entire amount for my unit 33/08 in Carson Bella Vista tower. Damac is trying to put on my penality more and more for delay Ying the payment and removing from me the DLD promotion. I can’t talke to any senior in damac cause ahmed kamal is exécutif from damac is booking all my email and doesn’t let me deal with anybody. I’m not receiving any answer from the all questions I’m asking I’m only receiving email from ahmed kamal that is increasing everyday the amount of the penality. I have been paying a storage for 20 months for furnitures that had to go the my unit that is not ready yet. I stopped following the payment plan cause I was afraid after damac started to delay the hand over without informing me. Now I’m trying to find a solution to get out from this nightmare inversement but all my emails are blocking by an executive that’s name ahmed kamal. I’m asking damac to get back the DLD promotion and removing the penality and the entire amount of the unit will be transferred within 10 days. The executive is working for an agency that’s called century and he has his interest with them and they are trying to buy from the unit at a price under the market price (100k under market price) and he is trying to make it as difficult as he can. For a reminder damac own me since September 2021 (end of the grace période) till now the penality.

I have many issues with Damac, starting with the delay of 4 years for Damac Hills 2 and a compensation of just AED 600. Most recently I found out that they are not planning to honor the promotion they offered me during the time I made my purchase. My villa is supposed to be serviced and they have specified the services in details in the promotion. However, it seems that they have changed their minds and they do not want to honor this agreement (among others). They excuse I was given is that I had a delay in payment. Snagging and handover of gvdb501
Dear Sir/Madam,
I am extremely disappointed with damac's response to customer commitment or service.
I purchased an apartment in June 2021 ( GVDB501) and also leasing from jan 2021 in GVDA501.
GVDB501 was tenanted and I was told that tenant would vacate by feb 28th 2022 and then I would be given possession after snagging and handover by 1st April 2022
It was clearly discussed with sales, leasing, handover, finance, CRM team that i have to shift to my own apartment ( GVDB501) on 1st of April 2022, after snagging, inspection, concerned maintenance
Now it has been more than 2 weeks, that i have no firm commitment of inspection date from damac CRM team and they give me standard reply saying " under process and will inform soon"
I have family and our tenancy contract expires on 31st March 2022 and have to move to my own apartment after shifting furniture and household item by 1st april 2022.
I am tired of following up and if no firm commitment by today from damac CRM team would like to complain in consumer court and all digital channels on how damac team is treating their customers

Unauthorized charges in turnover
I purchased a hotel unit from Damac in PTH (Paramount Tower & Hotels Residences). Now the unit is being ready for handover and all of a sudden I see a random unauthorized charge of AED 35,000. Damac whatsapp customer care is totally useless as they give you bogus textbook style answer and do not try to help. Damac is not a fair company, they do not try to help out the customer to understand their situation at all. I have always had much better experience while dealing with other developers in Dubai but dealing with DAMAC has really caused so much pain. Very unprofessional people, never answer the key pain points and on top just can add any [censored] expense to your invoice and threaten with penalties if you dont pay. What a mistake I made by trusting salesman. I hope if they are truly a genuine company then at least they will remove the unauthorized charges that they have added which were never part of the original contract.
Desired outcome: Please refund the money I have paid for my unit so I no longer have to deal with you or at least remove the unauthorized charges which were never disclosed in the original contract.

I have sleepless night and days , someone from your end send my villa at Akoya brokers as it’s the same to my family members as they complain the same . We never posted our villa for sale or rent . We are having people calling us for rent or sale from broker and agent . Why you have rights to sell our numbers to others people to bother us ? We never make investment back as promised and then now we are bothered from your end . I really suggest all investors not to invest in this company . Inappropriate violation charges attached to the villa
I own a villa in Damac hills 2 earlier called Akoya.
I have been charged with a violation which is invalid.
I have raised this issue for more than 7 months and everytime when I follow up i get a response it is pending managements approval.
I dont understand why it is taking so long to look into the details and remove the violation when in the first place it should not have been posted on my villa.
On the other hand during handover of the villa I was charged advance service fees and now Damac is adjusting that amount against violation and asking me to pay service fees which is not legal and totally inappropriate.
When I tell the service charges team in loams why it is done like this they say speak to the property manager and the cycle goes on. On top of that the team calling for following up on service charges are very rude and have no customer service ethics, especially a lady named Anna. Inspite of giving poor reviews no one is taking any actions and also the violation issue is kept pending.
Looks like the only solution here for me is to get legal and prove my point and sort the issue.

I wanted to apply for an extra access card and the management asked me to register through the application as the only way to get services.
When I started the registration I was surprised by the requirements, a ridiculous breach of privacy, they can ask for the contract copy or Ijari (Dubai department of land and property) Registration number and a copy of my ID is acceptable but forcing you to add your nationality, date of birth, gender, passport copy, residency visa copy, What kind of a registration is this 😡.
I called the call center and spoke to a supervisor and she was twisting the truth to convince me that using the app is for my own security, a very stupid, insulting and preposterous approach of convincing someone that you are protecting his privacy by Breaching it! ridiculous.

Studio / damac hill artesia golf view

In march 2020, I sign purchase agreement with saleswoman Nihal Youcif for studio facing the golf in damac hill, project artesia. 2 or 3 months after I got by email the plan and I noticed that the studio facing the road, not the golf. The saleswoman on the text confirmed that studio facing the golf but Mar lapina, the manager, email me to announce me that studio facing the road and ask from proofs after I complaint. I sent him text I had with Nihal Youcif via whatsapp but Mar Lapina stop answering my emails. Nihal too not answering my text and quit Damac. Dubail land department never answer my email too.
After 18 months complaining to Damac sales dep by email, text and calls, my studio terminated by dubai land as requested by Damac. Damac refused to refund me almost 78 000 dirham and stoll my money.
After having discussion via zoom with lawyer in Dubai, I planing to go to the court. The best way for this to succeed, it is to be to many people and and advise the gouvernement of dubai for what is happening with Damac and the way they deal with us.
