Lack of internal organization, ignoring established procedures, failure to follow guidelines
This is to notify you of a serious failure to communicate and follow internal processes at Damac Heights between LOAMS, Security and Building Management.
On numerous occasions in a period of several months during our fit-our reconstruction of unit XYZ (Permit to Work FMN-370283 and NOC for Fit-out/Alterations FMN-353066) both the Security and The Building Management has failed to recognize and communicate internally the permits and approvals related to companies and services that are related to our fit-out activity and residential experience within Damac Heights Tower.
Moreover, we have been informed by the subcontracted fit-out company that the Security on its own initiative has cancelled the aforementioned work permit which we arranged without any explanation.
The latest striking misconduct occurred on July 12 in relation to:
- FMN-396206 for Prestige Stone LLC for installation of kitchen countertops
- FMN-389065 for Blue Amber Technical Services LLC for painting
Both companies were not allowed in by the security quoting they needed work permits, and the security clearly didn’t have any information that these companies have their work permits, and despite the permits being available, the security refused to let them in. This has lead to one of our suppliers to almost leave the site not willing to wait anymore.
Nowhere in the work permit it is mentioned that the company needs a gate pass as an addition to the work permit. Is this something your staff invents on the spot to make life of owners and tenant miserable? It is not part of the process requirement, but your staff requests it on the spot. Stop doing that!
It took more than 3 hours for the companies to have their documents verified and issued so called, “gate pass” – which gate pass needs to be approved by the security too. It is a total obstruction of the process.
We request an explanation why such a document is required when there’s a work permit in place to the company and why it needs to take so long for it to be issued, which prevents access for the companies to the building. If there is a practice for the companies to get a gate pass in addition to the work permit, we request DAMAC to restructure the system to provide such gate passes to the companies automatically as part of the approval process.
It is more than obvious that the building management doesn’t communicate with the system of LOAMS, doesn’t communicate with the security and vice versa. Works planned for the specific day get delayed and are in jeopardy of not happening at all because of the failure of ensuring timely access, smooth communication and transfer of information between the two building departments.
Other internal issues include:
- LOAMS canceled prematurely the access to the Damac Living Application, saying due to the move-out permit FMN-389058; however this request was submitted ON June 20th and was scheduled for 8th June July 2022, and there was absolutely no need for Damac to cut off access to all permits and amenities available to the residents except to create more pain, broken nerves and frustration.
- Move-in Request FMN-389099t: Despite move-in approved, the Building Management failed to recognize the move-in and didn’t activate the access cards of the owners on the day of move-in. We had to wait until after the holidays to have the cards updated. How is this Luxury Living?
- Despite having the application for move-in approved with all paperwork for the owner submitted, Damac Living App still needs a pass verification in order to unlock all other options available to the owner such as adding a vehicle to the unit and adding an Annual Maintenance Company to the unit. This is creating unnecessary inconvenience and is preventing the owner/resident to execute whatever is needed in relation to servicing his unit whenever needed. Up to the current date, there is still no possibility to add a maintenance company to the unit for long-term access. This feature is simply non-existent!
- There is a cinema amenity at the premise, which can't be booked through the App. The staff directs you to the app to book, but there is no such amenity available for Damac Heights and it is like that for almost a year! Every time you need to book the cinema, you have to go to the Reception, fill out a form, and bring a security deposit cheque downstairs. Not the best experience!
- Despite having only ONE service lift available in the building, two move-outs were happening at the same time on 8th July 2022, which caused issues with the availability of the service lift. We would like to know why LOAMS allowed two move-outs to occur on the same day clearly aware this could cause problems with the service lift that can’t be used simultaneously for 2 different units.
We refuse to allow this way of conducting business in this building to continue, therefore we officially request you to conduct INTERNAL AUDIT in your internal processes in order to create a better structure and communication flow between the departments. Living in this Building is an experience not up to the standards of Luxury but more to the standards of Misery.
- Most of the requests in the Damac Living App in Damac Heights Community remain in the submitted mode for weeks to come without any reasonable outcome, they remain unanswered for weeks and make the app unusable for the rest of the options in the app.
- Only the registered owner of the unit can communicate with Damac which is odd and ridiculous requirement. No occupant that is not an owner can't relay any information that is related to the unit we live in because Damac refuses to communicate with anyone on WhatsApp that's beyond the registered network. Despite having access to the App, practically, no other occupant in the unit can communicate with them! How ridiculous is that? Wives, or Sisters, or any other relative to an Owner can't communicate in case there's an emergency. Change that!
We hereby request DAMAC to ensure seamless communication of information and put in place processes that work within the building team and for the residents!
We hereby request the Damac Heights Building Management to do their job to properly ensure processes at LOAMS are followed by everyone and Damac Heights Management NOT OBSTRUCT OR REFUSE ENTRY OR STOP without a valid reason the planned works, resulting in a tremendous delay in any planned activity, causing material and non-material damages to the residents!
We request Damac to update its app and include better features and options for the residents and owners!
We hope that you learn from the feedback of the community and serve your duty to provide better management that supports the daily needs of your residents and not make them regret having chosen to live in this building!

Fraud case

My name is Mel Y. wife of Ibrahim A. from Australia.
Last year/beginning of this year, we put deposits down for 2 Damac units in Costa Brava - K444, K445
Our contact in the Damac office located in Dubai, Salahuddin was liasing with his boss Yogesh K who worked for Footprint Real Estate, about payment arrangements for us, because my husband was unable to go by the payment arrangement set out by Damac Lagoons for the units.
We had the finances, it was just that we wanted to get a different payment structure and we’d be happy to proceed. This depended on whether Damac could cater for us in this aspect, if not we were not going to proceed.
After many back and forth voice and text message conversations via WhatsApp, (which we have evidence of)
Sallahuddin’s boss stated we were able to make payment as we discussed and our units would be secured.
We were extremely happy as this would mean would be able to have our mother live next door and we live in the other unit as well as make payments that suited our finances.
Yogesh stated to Salahuddin that all we had to do was sign the documents that were sent to us via email and that was it.
He also stated that the documents were not able to be amended to reflect our payment arrangement because we were short on time if we wanted to secure the units! So the documents were signed without them being amended and we sent $97,000 Aus dollars over in increments, not as a whole sum. All of this evidence can be shown. is in voice recordings which has been provided to Damac and can be provided again!
We were also told, that if our circumstances changed within that time, we were able to be refunded our full deposit. We have evidence of all of these conversations with Salahuddin and Yagosh.
To cut a long story short, we were defrauded of $97,000 Australian Dollars by an employee of Damac Lagoons!
We have lodged countless complaints, made many phone calls and have been hand balled from department to department - We are still waiting to hear back from Maya and Bilal who this case was referred to.
Our money was stolen from us. We had full faith in Damac when we purchased these units. We were advised many things and Damac did not deliver. We were lied to and now Damac will not give our money back.
We are referring this matter to a lawyer as Damac has not gotten back to us with a resolution.
I am waiting to hear back from someone in a high position at Damac regarding our case. We want our money back and the person who defrauded us to be served justice!
This is haram and completely unfair!

Noooo! This is a complete and utter lie. Our complaint has not been resolved! We are STILL WAITING and have made contact multiple times. We have sent across the required evidence that was requested, which was the bank deposits we had made into Damac’s account. We have not heard back since the last month! They sent an email
Saying we hadn’t sent the required paperwork but we have evidence of this too they we have! After reading all the other complaints on here, it seems DAMAC is a fraudulent company that needs further investigating. A formal complaint will be made to Dubai’s police department.

Bus access card and account activation on Damac Living application
Its been 3 weeks now we moved in to Damac Hills 2 and we have been asking to get our account activated for Damac living application. We have also requested for Bus Access cards for the shuttle bus services.
We have sent numerous emails, called them and sent messages on watsapp group but each time they say-"we have forwarded your request to the concerned department". After this we just keep waiting for reply and keep following up. They do not provide us any reference number of these follow ups and neither do they provide us any contact of higher management so that we can share our concern.
They were so quick in taking the huge sum of money we paid giving us promises of the amenities and services. Now we are chasing them every alternate day and they don't bother to solve our issue. If they cannot provide us these facilities then they should not promise us. I don't see that there is anyone who is bothered about our complaints after you move in. The only things they keep sending us is notices and rules for the community but they fail to provide a decent customer service.
I am so upset with their attitude and I don't recommend to anyone who is planning to move in this community.

NOC for Resale
It’s a nightmare dealing with the Damac Head office especially when you trying to get an NOC for resale.
It took numerous phone calls to the Customer Service Team for them to disclose the process to get an NOC.
I was told to pay one quarters service charges in advance and then apply for a payment completion certificate from LOAMS for which I had to go to their office as they cannot transfer the calls to LOAMS from the switch board. Luckily I have a POA in Dubai who went to Damac HQ to pay and apply for the PCC,
Everything was submitted for the NOC on 13th of June and I was told 2 days for the NOC is not ready yet on 23rd June. Their excuse for the delay is backlog and the new app is causing delays. It is very frustrating and slow and the sale of my property is at risk.
I would request the management to issue the NOC urgently.

Inhumane community restriction
Damac Community Living has been issuing so many restrictions for Villa Owners. The list goes on and just recently they have issued baby stroller, bicycle and other should be removed from your own parking area. Seriously? Our own parking area? The property is not cheap and the villa you have created are too small and tight. No ample space to store even inside the house. Damac is worried about aesthetic instead of owners comfort? The biggest scammer hidden under real estate name of Damac where every move and changes are linked with fine. Thats how they make money. Build small villa's and start putting a fine for lack of spaces ad storage. Worst no facility like restaurant options in the community mall. Why don't you focus on the needs of the owners than those unnecessary things. Our parking is ours and we reserve the right to occupy it according to our needs. As long as it doesn't bother my neighbor or a hazard to anyone. Stop sucking our blood and build a community where owners will like it not hate it.
Desired outcome: Revised your community restrictions and start being human to villa owners. Worrying about aesthetic than comfort should be the least thing you could do to your investors like us.

Very disappointed with building manager in Business Bay Capital Bay Tower A. Its 2 month since i’m asking to fix engine on top pf my apartment. Total ignorance. Incredible low professional level of the management. Totally useless management, i don't have any other coments. There is no working system in the building at all. So when I called the security to open the outside bar for me he didn’t pick up the line for three times
So when he picked up the phone
I told him that I called you for three times
He said yes cause every-time you call me to open the bar outside for you he said why u don’t have your access card I said cause simply I don’t have it

And that made me go crazy I said nothing

Property buy Damac hills 2
Dear Damac,
Firstly I am very disappointed with overall experience of Damac and it’s staff. Firstly we were shown a townhouse and was told that we will get the same replica of the unit showed. The same night the agent made us sign the booking form and spa along with 5 percent downpayment stating the unit was same as shown.
Next day we receive a call from the damac agent stating that the unit shown was a mistake and the unit allocated will be different . We were upset and wanted to cancel the deal after lot of convincing and apologies we gave them another chance.
After this there was no follow up no update from damac agent and after 50 days we are being told you didn’t make payment etch we are changing spa etcc. I went personally to address all my issues to the sales manager he agreed to assist us as much as possible and told us spa will be changed and will be collected by agent . Agent again being very rude to us constantly kept on asking us come to office and submit spa where as we were told spa will be picked up by her .
Again I had 3 bank approvals the mortgage handler from damac convinced us to go with adib stating damac has tie up with bank and we will get full valuation where as I wanted to proceed with ENBD. The same mortgage handler earlier had rejected our case stating that mortgage won’t be possible for us without making any effort.
After taking advise from damac we proceeded with ADIB the valuation came below the market value and spa and now damac team is simply refusing to accept what they said. I called and message multiple times to address my issue to sales manager no one even bothered to reply my messages or call me.
I am really worried with the way damac works and client relationship handling. After all this experience I want to cancel my deal and do not want to be associated with Damac.
We were also told that they value clients with high networth and not clients like us.
Desired outcome: I leave it upto the company. Either I need full refund or a solution for under valuation of property. There was never a transparency

Bus
I am so angry . My nanny was turned away from the bus at the mall. She was told there where a only specific 22 people allowed on the bus. She was near the frount of the queue but because she was not one of these specific 22 people she couldn’t get on the bus! There should be NO favouritism and you clearly need a bigger bus or run 2 buses! It’s not fair and it’s not the first time it’s happened! There is no organisation with this bus and causing me so much stress! I want it sorted out

I purchased an apartment in Damac Hills in April 2022. For more than a month I have requested for As Built drawings approved by Dubai Municipality to carry our fitout and request NOC. I requested on Damac Living App, emailed atyourservice, Fitout team, but no one has responded.

Made the unfortunate mistake of moving into a damac building despite being warned before making the move. Don't bother buying property from them. Cheap buildings with poor reviews and bad maintenance. Impossible to contact them when you need assistance. They only chase the sales, cash deposits. Once they have your money there is zero customer service.
Lack of information and Feedback with property purchase
Agreed to purchase a villa in Akoya back in Febuary, made a 90% payment on the property, I get a call 2 weeks later saying there was a paperwork mishap and the property i had paid for was sold to someone else.

I am a UK investor I bought one bed apartment in 2021. I was promised to handover In December 2022 but it’s not completed yet. I was advised by a Damac agent in London branch that once it’s completed I can get a mortgage. Basis on this I signed the contract. Now I have change in my circumstances and I am unable to pay the full instalment. They are sending me notice to cancel my unit. There is no other way, no help for customers. I am losing £40,000
I a so stressed that I feel like committing sue side. I have spoken to the agent in London and in Duabi but no help no other way out in this without loosing my hard core life savings. Very disappointed 😢
I came to Dubai and put a deposit on a 6 bedroom villa in Damac hills 2 in march 22
In march 22 I came to Dubai to view properties in Damac hills 2 and put a deposit of AED 20000 towards a six bedroom villa which is a 3.4M property. I was told by Syed Murtuza that we will complete in 28 days. The whole month of April went by where nothing has happen. I kept asking the salesman. he kept saying everything is happening and when you come to sign and get the key, we will pay for your flight and hotel.
Nothing happened..
I kept texting him and he kept reassuring me that everything is going smoothly and at one point he stopped texting and when he eventually texted he pretended his mother was poorly in Pakistan. I even requested several times that he sent me his manager's details for me to raise a complaint and failed to do that. Instead he told me someone will call me but no-one ever called me
He continued to lie and lie each day making excuses until yesterday he told me that the property has been sold to someone else and his boss will call but again no-one called today.
I asked him to explain how he can sell a property to me that was already sold to someone else. I requested that he send me the date of when it was sold to someone else. he said his boss is looking to sell the show home to me instead however I found out out from other agent that the show home was already sold.
I am so disappointed and frustrated since I made a special journey to Dubai to buy property

I was in MOE this afternoon and unfortunately I spoke to lady in Damac counter infront of debenhams store who doesn't seem to be enjoying her work at all. I approached her to show my friends the property options as they're new couple. but she didnt respond to me at all. she looked at my friend's wife asking if she's interested. then she told me I respect her not you. well I spoke to the manager who was very professional guy. but I just wanted to highlight this incident cuz in my 21 years in Dubai I haven't experienced such rudeness from a huge company.

- Waiting long time for Oqood copy to get home loan but no one in Damac reply us or give us a right answer.
- After sign a contract and paying 25% of the apartment and 4% for DLD . The Sale broker from Damac just disappeared. No pick up the phone . No answer message from what’s app. No reply from email.
- We went to their office asking to see the management but no one come to see us. They are just keep saying all their Director are busy with meetings. And left us sitting their like donkey.
- After my husband making drama. Then one guy who’s said he’s a sale manager. And the Building have a paperwork problem with the government. That’s why it’s gets Delayed. We asking him ok then send us through email . But he not not done it. Now we just put a big amount of hard earning money there. And don’t know what’s going on.. very frustrating every day.
Please don’t buy anything from Damac. They are not respect the customer. Don’t gets in trouble like us .They cheating a customers.

We are living in damac properties in jvc siana 1…there is one Indian security guy in the night time he is very rude with one of my room mate always showing aggression whenever he wana enter in the building telling him you keep card with you i’m not your servant and all which is not good and never acceptable in any society dont know why he is behaving like this even we dont have any issue with anyone….just reuest to the team that please look at that security guy….

I can fully relate to this complaint. I recently bought an apartment in Paramount midtown hotel and Residences building in business bay and the level of incompetency I have experienced from LOAMS/ DAMAC has been incredible. Despite several complaints, nothing changes as they continue make the same mistakes and create the same issues. Unacceptable especially since we pay high service charge fees
