Merano Tower_MNR/7/7/708 - Fraud
This is the 3rd time when I’m raising this complaint about a fraud. The previous 2 times were on 2nd of March 2023 and 12th of March 2023 and they were marked as being solved. In both instances I received the same standard answer from Team Damac without being followed without any action or tentative of contact. This is the only answer I received at this fraud case“Hi Massoom, We sincerely regret the inconvenience this has caused and have escalated your concern. Rest assured, our team will get in touch with you to address the same on priority. Regards, Team DAMAC.”
In my opinion this is a very clear case of fraud about I’m complaining since September 2022 without receiving any answer.
According to Cambridge dictionary definition, fraud means the crime of getting money by tricking or deceiving people and this is exactly was happened in my case:
The selling agent Faisal Karim sold me a property with a real value of 850.000 AED with 1.123.000 AED in July2021 on a 2-year payment plan (the difference is 273.000AED = 32.12% more than the flat real value). My intention was to purchase this flat on spot or on maximum 6 months payment plan, but your sale representative answer at my question regarding the price difference determined me to take the 2-years payment plan. Basically he told me there is no difference if I’m paying on 6-month payment plan or 24-months payment plan, the price is exactly the same.
I do not consider normal to pay 32% more than the real value of the property and I want to discuss and sort out this issue with a dedicated person who has the power, and it is able to take a decision. Reduce the price to the correct value of the flat or keep the property and refund the money I already paid.
Without receiving any decision, you let me with no other choice than taking this fraud case in front of the Court.

Income from investment
I bought an investment property ( a hotel room) with a guaranteed income of 10% for 3 years. The company didn't contact me when the funds were deposited into my account. I found out later on that the company gave me a credit of AED of 79,410. I have asked for a few weeks to get the money wired into my account without success. Then I found out that they deducted AED 35,250 without an explanation and I still get any answers or my money.
Desired outcome: I want to get my money.
I was told to contact you through the Damac App. I sent dozens of requests and uploaded the forms twice. Then i was told to contact you through WhatsApp which i did . Now you are telling me to contact you through Facebook or Twitter. These are just delaying tactics that don't get me anywhere. You are just taking people's money and don't honor your obligations. Your "team" doesn't do anything but waste people's time.
NOC requested for agent to show apartment to potential tenants- Studio B912
I have emailed [protected]@loams2.ae since 19th May and havent received any response to my request. My request is that I need an NOC to allow agent to conduct viewing on my behalf to Potential tenants for my newly bought apartment in Viridis B912

Air conditioning of entire unit is faulty
I bought a unit of Damac Hills2 since May 2022. Since then many times I complained about my entire ac unit, they were not completely rectifying the problem which was, not cooling AC of my unit on midnight.
Many times I ask maintenance team to replace the AC unit before my warranty period is over which is 1 year from the date of moving. They did not consider it, as soon as my warranty period over, my AC got complained, now when I call technician from outside, they are saying the ac compressor is faulty. If a unit AC can't survive 1year of time what would I expect from a builder like Damac?.

Rude and disrespectful
We are planning to move to damac2 hills, we rent first a villa for a trial while waiting for the purchase of the unit through our bank. At your office, everyone was nice and helpful except one person with name Mrs Nihal, just laughing at customer request and of no help at all, I noticed I was not the only one who noticed her rude attitude and lack of knowledge to assist client and residents. I was very surprised to encounter such behavior, though I told her I will report it to her leadership, she just laugh and show no interest at all to help or another genteel who shouted at her because of the frustration, I want to make sure that person does represent damac as we don’t think she has the same values and the same respect that damac has shown us so far. Damac maison's bay's edge (unit 1212)
The below email was written to LOAMS Property Manager, Bay's Edge on 6th May in addition to making multiple phone calls, WhatsApp messages to her and her maintenance team (FM.[protected]@whitespot.ae) and also raising a complaint with your call center on +991-[protected] (Reference Number: FMN-571218).
Every time, it was emphasized that this should be treated as an immediate priority as it is a health and hygiene emergency in addition to the other losses and damages happening to the apartment owners of unit 1212.
BUT SO FAR NOTHING HAS BEEN DONE TO ADDRESS THE PROBLEM (other than just writing email and delaying this urgently required action)

On reporting a leakage from the ceiling in the bathroom of my apartment (Apartment # 1212), the technicians of the maintenance team identified today the leakage to be coming from the sewage pipeline from the flat just above our apartment (Apartment # 1312).
However, they are not able to fix this problem conclusively and properly without obtaining your approval. They tried replacing minor parts/ fittings (in 1312) and were observing if that stops the leakage (after waiting for some hours) BUT since the leakage continued, they understood that the leakage is from sewer pipeline.
This is a major health hazard for the occupant/s besides causing other damage to my property.
This is also causing me significant losses each day as my tenant (a British lady) was to start living in my apartment from today BUT is not able to move-in due to this health hazard.
In view of the above, I request you to urgently authorize and instruct the related personnel to carry out the sewage pipeline related replacements and/or repairs to prevent this ongoing leakage and protect us from health hazard exposure, losses and inconvenience.
Please request them to carry this out without any further delay.
I am attaching a video of this leakage for your direct information and knowledge.

1. I own 2 apartments in the Bay’s Edge, namely Unit number 1202 and Unit number 1212.
2. Though I am not a resident of UAE, I was myself there in Dubai from 26th April to 3rd May and stayed in my Bay’s Edge apartment (Number 1212) during this period.
3. I left my apartment (1212) on the evening of 3rd May at around 5:30 pm to catch my flight for Doha and everything seemed fine and perfect when I left my apartment.
4. However, yesterday evening, I received the attached video showing the collapse of the Gypsum Board above the Toilet Seat in the bathroom of my apartment.
5. I am given to understand that this (collapsing of Gypsum Board under its own weight) can happen owing to the board becoming wet and soggy from either a small-but-continuous or a heavy leakage from some building-supply-system above that area (unless it is broken with a physical force).
6. On 27th April, PPM was done in this apartment and the PPM maintenance staff (David) was working for a significantly long length of time in the same area of false ceiling.
7. I do not know, during this time, if he was also dealing with opening/ tightening of any joints /pipes which carry water.
8. However, he had not reported at that time any existing leakage in that area.
9. Could you please send your maintenance team experts to urgently find out what is leaking and why it is leaking and have the cause fixed promptly.
10. You may use the Master-Key with the assistance of security to address the urgency of the situation.

You are holding my 100.000 AED more than already 6 months and because of your company bounced my cheque i couldn't finalize my unit's payment and you sold it to another person without informing me. IS IT A JOKE! So you are holding my money 100.000 AED by claiming this payment was for token which is non refundable so after all my attepmts you rejected the refund amount and your RM Mohamad Rashid told me don't worry this money is non-refundable but you can use this amount for another unit and convinced me to buy another unit. After all I lost my trust to Rashid and I started for new unit transactions with Varnica Chadha so they requested for new unit 25.000 AED deposit and after they promised me to start transferring my 100.000 AED to this new unit which payment should come total 125.000 AED. But your sales team rejected this transcation after waiting 2 months because new unit price is less than the first unit. ARE YOU TAKING PEOPLE MONEY PERIODICALLY WITHOUT INFORMING THEM THE DETAILS OF TRANCATIONS TO WHAT YOU ARE DIRECTING THEM TO DO?

So i was interested in buying 1-3 units in chanal heights.
I accepted the appartment: chn32/3207.
- i wanted to have High floors, and the sales representative told me to pay an EOI, which i can get returned, of i wouldnt have the choosen apartments. So i paid EOI for 3 appartments, because she told me i would h’et it back, even if i would choose 1.
- The first bulding, i didnt get Anything. The second( 2 weeks after) she found some appartments, High floor, and she did send me information about Them. I Saw the sizes, prices, and just wanted to accept 1 appartment. THEN she said, Ok 30 days then i would get my EOI back, for the 2 appartments. I wrote this before i signed(3 times)
- So i live in Denmark, and are a business owner, so when i Want to transfer Money to countrys in asia, they want many documents and invoices. So i asked for a invoice, for this appartment chn32/3207. She send me this wedensday 12.04.
- This is approximately 15-20 days after i choosed the 1 appartment. Now, the agent is telling me, that i (maybe) will not get a refund of the EOI. And she thinks i should pay all.
- So now i have wrote her many times, and days - they are not answering.
- The legal Department did i also wrote 6 days ago - no answer! I dont understand How this business is running, no service at aaall!

Damac changed my unit from 5 bedrooms to 4 bedrooms
I signed form F in Feb 2023 to sell a property in Damac lagoons in NICE which I bought last year, it is a 5 bedrooms middle unit as per the signed SPA, we were requesting NOC from Damac since 22 Mar 2023 until 19 April they come back saying that sorry we cannot issue NOC as there is a change on my unit, now I stuck, I lost the sale and the buyer I lost the profit. they first said there is a change in the plot so they prepared addendum nd then they said there is a change in the unit from 5 to 4 bedrooms, we ended having total changes in plot and unit they offered me two unfair options 1st to collect my full investment but not DLD fee (I will lose DLD fee) or 2nd to use my investment amount to buy another 5 bedrooms unit in another new project at current market price (I cannot buy on higher prices!)
I already invested with Damac lagoons looking to get capital gains after one year but unfortunately it is not happening I become frustrated and I sent Damac counter offer to try to solve the problem, I asked Damac to credit my statement of account by the difference of 5 bedrooms to 4 bedrooms at the time I bought my unit (last year) my SPA BUA is 2944sqft and they change it to 2277sq ft so I asked to reduce the villa purchase price from 2159000 by 489000 in prorata basis as I lost 667 sq ft (purchase price per square ft is 733.3 dhs) by crediting my statement of account or by reducing the villa purchase price which I believe a fair option for both, until now no response from them I hope they will solve the issue after Eid break

And I could not meet any person from senior management who can take a decision to negotiate and discuss a fair option and the staff is always saying we cannot arrange a meeting with the decision makers in damac?! I guess one meeting with the decision maker can solve the issue, I hope I can meet the decision maker to sort this issue

I bought an apartment for investment a year ago.
The apartment was supposed to be finished by the end of 2022 but they didn't finish it. After that it appeared that they would finish at the end of March, that didn't happen either. Now appears the end of April.
I keep trying to get in touch and can't. You have so many options and questions in order to submit a service card.
Sorry to tell you but this is not a service for the investor. An investor should not chase you for answers, you are supposed to feed me the information and when I am supposed to receive the apartment and more.
I am buying from you for the first time and I am really disappointed with your service. This is not a correct method of working with investors.
Now I'm waiting for an answer about what's going on with the apartment, no one is getting back to me. I need to get a discount that was signed in the contract and I didn't get it either.

Called in to complaint about the plumbing issue and AC not working in the Flat in Golf Promenade 4B. The customer care as usual is not able to figure out the owner details and hence not able to send someone to fix the issue.

I bought an apartment in Damac The Vogue. All the apartments in the building have an access card system that Damac controls. They control our private door access at all times with a centralized system. I want to change my lock of my own private door but they refuse. They asked me instead to buy a lock from Assa Abloy which is their “exclusive partner” for this. They would install a lock linked to their system and I wouldn’t be in control of my access cards.
I’ve sent emails to the management and spoke to them on the phone and they said if I change the lock of my own door without their consent (NOC) they would send me a violation notice then I would be fined at least AED 1000 for changing my own lock !
I don’t understand why this company thinks that they can impose me their private exclusive partners deals and why they think that it’s normal to issue access cards to my private door and to have access to my private apartment at all times without my consent.
Desired outcome: Allow me to change my lock, don’t issue any fines. Let people live in their apartments without the fear of someone else having access without their consent.

Now I’m trying to sell my villa and they said the only way they can provide noc is if I pay July till December 20211 service charges! I didn’t live there why should I pay 6 months of it!
Their reasoning oh sorry the system wasn’t set up properly and it took some time to invoice. Like come on over a year to issue an invoice. Beyond upset I’ve been trying to resolve this for a month. The call centre is useless. The “office” has no managers and you can’t get any ones phone number or email.

New Customer Registration Procedure
I have recently bought a property in Damac Hills and the purchase process went smooth. After all was paid and done i was requesting to get access to the Damac Living App. I was then told by Damac Customer Service that a registration to the Damac living app would take 3 to 4 weeks and without the app i can't initiate the handover process. Basically, I can't access my own property till the process is completed. It is my opinion that in our fast moving world a registration process cannot take 4 weeks to be completed. Its been now 8 days and as per my recent follow up my registration process has not been started. It is really frustrating to buy a house and then can't access it.
