Dear Sir/Madame,
I'm filling today 12th of March 2023 again the same complaint I filled on 2nd of March because my complaint was marked as being resolved and this is completely false. Since 2nd of March I wasn't contacted by anybody from Damac: I haven't received any phone call, any letter or email from this company. I do not really understand how it is possible to close it without even trying to solve it.
Bellow is my original complaint:
I purchased my first property in Dubai, from Damac in July 2017 during a London event. It was a smooth and pleasant experience, and I had a very strong feeling I’m dealing with a professional company with a good name.
Based on this good experience, I’ve decided to invest in more properties, to build a big investment portfolio, but this decision was the worst decision I ever made because in July 2021 I was subject of scam performed by one of your employee: I was sold the MRN/7/70 (in Merano Tower) flat whit a surface of 71.27 sq.m. (772sqft) having a real value of 850,000.00 AED with 123,00.00AED on a 2-year payment plan (the difference is 273,000. 00 AED = 32.12% more than the flat real value). My intention was to purchase this flat on spot or on maximum 6 months payment plan, but your sale representative answer at my question regarding the price difference determined me to take the 2-years payment plan. Basically he told me there is no difference if I’m paying cash on that day or on 6-month payment plan or 12-months payment plan.
After I paid 50% of this property contract price (561,500 AED), in July2022, I’ve decided to apply for a mortgage to pay the other 50% of this flat value and use the money I have as a deposit for another flat or villa. With this occasion I had the surprise to discover that value of the flat in July 2022 was only 950,000.00 AED according to Mashreq Bank evaluation. The Masherq Bank Mortgage Offer letter dated 24th of August 2022 clearly mentions a loan amount of 475,000.00AED for 120 months with a minimum interest per year of 4.49% or 3 months EIBOR +2.99% , which for August 2022 means 0.246%+2.99% = 3.236%.
Based on this new information I’ve informed Damac representatives at all the meetings held in Dubai’s Damac offices in August and September 2022, I want Damac to reduce the flat price with 173,000.00AED according to the bank valuation or refund all the money I already paid and keep the flat. Since August 2022 I sent a lot of emails to [protected]@damacproperties.com explaining my issue without any result. I always received standard email answers from various customer service representatives without dealing with the issue and I have a strong feeling I am talking alone. I also communicate with various persons, every time a different one, claiming they are my account manager (over the phone or in person during the meetings I had in Damac Dubai’s Dubai offices), but they all disappeared after each conversation without doing something.
For example, on 24th of January2023 I had a meeting at Dubai Damac Executive Heights office regarding MRN/7/708 flat when I was promised Damac will reduce the price or cancel the property sale and nothing happened yet (the date I’m writing this complaint is 2nd of March 2023)
On Thursday 9th of February 2023, after few other visits in Damac offices in Dubai, I’ve received a phone call from my account manager who explained me that if I had chosen to pay cash for the property the value would be 850.000 AED not 1.230.000 AED and this happen only because I chose the 2-years payment plan. Before I’ve signed this contract, I specifically asked this question to Damac selling agent and he told me the price is the same if I pay cash, or on a 6-month plan or on two years plan. I want to thank to this account manager for this explanation, but the situation become worst now: Damac sales agent cheated on me with 273.000 AED. If I hadn’t been lied to by your sales agent I could choose to pay cash, to pay on 6 months plan how I’ve intended or to take a mortgage in June2021. This is supposed to be my decision not a sales agent decision. As far as I know a sales agent job is to answer at client questions, not to lie or cheat the client.
I strongly believe that the 273,000.00 AED difference representing 32.12% of the flat value, added on top of the real flat value for 2-years payment plan it is horrendous. If I would take a mortgage for the 850,000.00AED from Mashreq Bank with 4.49% per year intertest I would pay in total only 1,056,620.40AED, 67kAED less than this contract price. This is clear a rip-off tentative.
On 22nd of February I sent another email explaining the situation and asking to have a meeting as soon as possible with a person who has the power to take a decision in this cheating and misleading situation, but unfortunately I haven’t received any answer till today 2nd of March 2023 despite of the fact I clearly mentioned I will be in Dubai only until 2nd of March 2023
Each interaction I had with Damac sales agent or other representatives regarding this flat was nothing else than another attempt to mislead me. I was told the flat prices in Dubai get down and this is the reason of receiving this valuation from bank, but according to official statistics the “Average residential property prices increased by 10.9 per cent in the year to May 2022, with apartment prices rising 9.6 per cent and villa prices up 19.8 per cent, CBRE said in its latest Dubai market report. Month on month, prices rose 0.4 per cent for apartments and 1.2 per cent for villas in May 2022, the report said. In June 2021 I was told by Damac sales agent I will receive the property key after I’ll pay 50% of the value. When this happen (in July 2022) and I’ve asked for the key the same sales agent told me I need to pay 64% before I will receive the key. It is one lie after the other. It is more than 1 year now since I’ve signed the contract and I cannot use the property, Damac cannot rent it, everybody is losing money. I completely lost the trust in Damac. Every time somebody is calling or contacting from Damac I feel in the same way as they are trying to lie or cheat me again. There is no trust left.
I was an existing client and I’ve trusted because he was representing Damac, and I had a previous good experience dealing with Damac. My trust in Damac as a company is gone after this incident.
I am very disappointed because of this cheating and continuous misleading situation which is not addressed, the lack of reaction at all the emails I sent about this subject starting with 24th of September 2022 and the fact that all the meetings held on this subject since August 2022 with various Damac representatives remains without any result. Not only they are not even trying to sort out this issue, they are also playing games: they are calling my mobile phone and in the moment I’m answering and start talking they are hanging up on me. These pretended calls are followed by emails from various persons, each time a different one, pretending they tried to reach me over the phone without result.
I can provide evidence on request, for all the facts presented in my complaint (emails copies, contract copy, bank mortgage offer, etc)
As a conclusion: Damac selling agent cheated on me with 273.000 AED and I do not want to pay 32% more than the correct price for this property. I cannot see any other option than reduce the price to the correct value of the flat (850,000) or keep the property and refund the money I already paid (722,956.72 AED).
I’m looking forward to receiving your answer regarding the way you want to proceed to sort out this unpleasant situation. I want to discuss and sort out this issue with a dedicated person who has the power, and it is able to take a decision.

My complaint against CRM team to express my deep dissatisfaction with the level of service provided by your CRM team. As a customer, I have been trying to reach out to your team for assistance with an issue I have been facing, but to no avail.
I have repeatedly requested a callback from a supervisor of the CRM team, but have not received any response. Additionally, when I tried to contact the team through chat, the conversation was ended abruptly and without resolution. (check evidence with tickets attached screenshots)
I find this level of service to be unacceptable, particularly given that I am reaching out for assistance with an issue that needs immediate attention. I am extremely disappointed with the lack of communication and support provided by your team, and I feel that my concerns are not being taken seriously.

I am writing to express my frustration and disappointment with the Maintenance and Handover Team of Damac Company for their failure to replace equipment in my property.
I have made repeated requests for this, but I have yet to receive any action or response.
My property details:
1007 Marina bay, Al reem island Abu Dhabi.
The ticket no. is FMN-530462.
Handover team confirmed that the replacements had been made when I viewed the unit. However, upon taking possession of the unit, I found that some equipment, such as the electric heater, had not been replaced as I had requested.
I need to add one more complaint against CRM team to express my deep dissatisfaction with the level of service provided by your CRM team. As a customer, I have been trying to reach out to your team for assistance with an issue I have been facing, but to no avail.

Hi, your contact center is rude. I was wondering if I could be connected to one of your departments since we are doing business to business deals and we have an event just to award one of your employees for being an outstanding engineer.
At first she gave me an email and contact details that were not even contactable at all. She could have told me that we don't have any number or email for that one because this is a contact center.
How completely rude is that. I found that offensive to be honest. How I wish that outstanding engineer will transfer to another developer.

Trip to Dubai that was part of my Damac Hills Lagoon purchase
Dear Sir or Madam,
We be purchased Damac Hills Lagoin Marbella cluster.
I was promised a trip to Dubai by Faisal Karim your sales manager.
Mennatallah Abbas was loading with me regarding the trip to Dubai.
I found a property through another agency, however I went directly with you and saved you commission in order to receive better deal, which I didn’t even get the trip to Dubai for 2 persons as promised.
I requested the trip last November for 04th March 2023.
I wasn’t given answers whether the trip would be booked and my messages were ignored.
Last minute 5 days before dates of travel I was told that trip was approved. However that was too late as I was not receiving any answers from Menna I couldn’t wait with my annual leave and I booked elsewhere to travel.
I requested to book it for 30/04/2023 and that was declined.
I was messed around for 4 months with the trip promised.
I saved you commission as I went direct and I wish to have my trip to Dubai as promised.

Desired outcome: I was offered a trip for 2 to Dubai as part of my property purchase. It was not booked.
Not given a parking with 2BR 1134sqf
Purchased my first property from Damac. When I first purchased I was assured that it comes with one parking space which is standard for 2br apartment sold in Business Bay but when i took possession I was told that it was sold for less price due to covid lock down and therefore parking had not been excluded. After doing more digging i realised they tried tricking few people over the parking in this building as they were short of 9 or parking spaces so they trued tricking people by removing parking but those who clocked on they were given parking and rest are same boat
As me. Extremely disappointed and now that Im looking to buy another property I will not go for Damac for sure. I would rather use another developer thats more honest and not as greedy and with some morals and principles.

Yes they reached out to me but with no reasonable explanation and just to say they are unable to help. It’s blatantly obvious that I have been cheated yet no one take responsibility.

Damac hills 2 (akoya) gate pass office - personnel
Gate pass office personnel aside from BEING RUDE, doesn't even bother to read the email that is being shown to them by the mover company that we rented and my brother (who came home from work just to check why the gate pass office is denying access to the mover company), we are well aware of the schedule and moving dates allowed by the community and made sure we followed that carefully, despite having the confirmation from LOAMS DH2 and NOC shared to security team as well and email from the registered email from the landlord we are still rejected by the gate pass office and ask us to visit DH2 office in community center, my brother went there and ask the admin and the admin called the security gate pass office and instructed my brother to show the email, the EXACT EMAIL my brother is showing to the guy on the first place which he doesn't even bother reading it and insisting to go to the DH2 office,
WE ARE NOT STAYING IN DAMAC FOR FREE and as tenant we did not expect this is how Damac take care of their tenants, when my brother went back to gate office the guy who is wearing a coat is gone and the point of this issue, if only the guy knows how to face tenants with respect or at least to talk properly as a human this will not happen as we provided the things required by the loams DH2 before hand.
Desired outcome: Please appoint your front desk personnel to be a customer oriented person towards paying tenants as Damac is expected to be exclusive community with exclusive services, which is clearly absent on this incident.

I was cheated by DAMAC developers on their advertisement the properties were promoted ready but they were not. I started my payments since July 2022 and paid 45% Deposit on each unit and while the mortgage was approved the handover was on January 2023.My last view was on January and the contracters told me it will take 6 more months for the project to be totally completed.The townhomes in front of my home are still under construction. Damac overvalued the properties by 15%. Similiar properties are now listed for 950,000 Dirhams and I paid 1,150,000. They also asked for dewa deposit and I paid which is not legal from DAMAC. Property owners don't pay Dewa deposit only renters. They said they will transfer the amounts after they said we will use them on Service charges. The service charges were promised free for the first year.Neither I will get capital appreciation from these properties nor I will get the promised ROI on them.

This Company Should be dismantled and handed to either one of these proper developers: Emaar, Dubai Properties, Nakheel or Meeras.
This company fraud a lot a people and they are still Scamming more people.
Desired outcome: Refund the 15% stolen from each unit, Refund the Dewa deposit, and remove the service charges promised for 5 year.
You are not disappointed actually you are happy with the ways you scam people. Your Chairman and CEO have many unpaid settlements with subcontractors, Contractors, and landscaping companies. Purchased my first property from Damac. When I first purchased I was assured that it comes with one parking space which is standard for apartment sold in Business Bay but i took possession I was told that it was sold for less price due to covid lock down and therefore parking had not been added. Extremely disappointed and now that Im looking to buy another property I will not go for Damac for sure. I would rather use another developer may be not as greedy and with some morals and principles.

Deep Regret and Frustrating Experience with DAMAC
The lack of progress and communication from Damac's handover team has caused me significant inconvenience and stress.

They are liars be careful from the lies. No one is working on your concern. Their concern are scamming other people like you. Dispute with Rera. No point of speaking with scammers. Issuance of title deed
After getting ripped-off of our entire available credit card balance of AED.160K plus AED.30K leaving us totally dried with AED -30K leaving our credit card inactive and useless, without discussing, negotiating and getting our approval. We are now being bullied for Title Deed which they should apply and issue it to us once they got the entire money for unit but it is now more the 3months, we are still waiting for the Title Deed.
Sequence of the obligation is that we pay complete money, they apply for Title Deed and hand over the unit. We got the unit but Title Deed is still not been applied. In the meantime they have raised Service Charges and they want us to pay it before they issue us the Title Deed. How can I pay anything to such an untrusted organization unless they complete their obligation? Service charge can be paid at any time but Title Deed should be issued before raising the service charges. I will pay once I get the Title Deed.

Paras from damac called me a few minutes back and he is so rude and u professional. He didn't pay attention to my request. He refused that no sales spoc will call me and I must visit damac office only for my requirements. He also kept mispronouncing my name. He is very arrogant, rude and u professional agent you have. Customer information privacy
On November 2017, I bought an off-plan unit at Vera tower damac project as an investment. At early 2021, I started receiving emails, phone calls and WhatsApp messages from strange people that I never knew asking me if I would sell my unit in this project. Unfortunately, the situation escalated more where I was receiving not less than 10 calls, emails and messages from different real estate agents per day. I stopped answering any incoming calls that starts with +971 and blocking any messages or emails.
Later in 2022, I was fed-up with this daily routine, so I decided to look for a decent agent to sell my apartment. Accordingly, after reading so many reviews, I chose a high caliber agent to handle the process. I asked him once about the situation I am going through with this countless agents annoying me on daily bases. Simply, he informed me that some of damac employees are leaking customers information to property agents. After reluctantly selling my apartment to get rid of these annoying contacts, unfortunately I am still receiving the same calls and messages.

Water leak everywhere it's been a year chasing damac to come to check the roof and fix the water leak and no update from them! They send someone to take photos and never did anything fixing
There are cracks and exposed holes everywhere into the house via the roof – and holes that were never rectified appropriately from the beginning. Only weak cocking fill, which did and does nothing at all. Every bathroom has a direct crack to the roof. The master bedroom balcony that damac came to fix leaked everywhere as it was never flooded and checked, the master bedroom bathroom and also shower.
Damaged furniture / damage fixtures / fittings etc. from your lack of inspection and rectification despite being advised 1 year ago with constant follow up. The roof needs waterproofing, they need to water proof and close the holes from roof to all rooms, they need to do water proofing via silicone on the windows base and top

Not refunding our money after promising for same
I bought a property In Damac which is a company in Dubai in the year 2017. I am not a resident of UAE. I am a resident of India. I have been paying the amount accordingly. But then we had to face Pandemic lockdown all over the globe and so I was having a financial crisis at the time and thus I requested Damac by emails saying that I won't be able to pay the amount anymore atleast for the time being, I also asked them to either change the payment ratio or give us a better solution which might help us but they didn't listen to me and keep pressurising me into paying the amount or they might terminate the unit. They eventually terminated my unit without my knowledge even though I had paid them 28% of the actual amount which is 418,000 AED ($113,803). They mailed me about the termination and asked to me forward any queries to Dubai Land Department (aka DLD) from now onwards. I had to visit Dubai by taking a loan and then the officer there listened to my problem and then called and shouted the Damac official. So the Damac official agreed to help me and promised to solve my problem within 2 days. I went to Damac office with the official and there he told me to write a request letter stating my need. After writing the letter he asked me to wait for 2 weeks. Even after 2 weeks I didn't receive a response from them and on visiting they told me that they were busy and now they will look into the problem and asked me to not worry as it is a very huge amount and they won't take it and asked me to go India as it might take some time to process it. So, I returned to India and as I did, I receive an email from Damac stating that they have already sold my unit and there is no relation between us anymore and that they can't help me with anything. They also said that they sold my unit to someone for 1.7 Million. Not that they terminated my unit in September 2021 and said that they have no relation between us but when I went to Dubai in October 2022, they agreed to help me and acknowledged my issue. But they suddenly changed when I returned to India and mailed me in Jan 2023 stating that they can't help us with anything as they already sold my unit and they don't have any data regarding the same they used to changed their commitments often their this kind of behaviour actually show that they did it purposely to take the advantage of pandemic as they are running many projects and for that they need money.
They ate my money and my property.

Fire hazard, safety issues and bad images.
Hi there, I live opposite Marina Terrace in Marina Tower building,
In your Marina Terrace building a new tenant moved in about 3 months ago, exactly above DAMAC sign, on his balcony still are three mattress, tables and furniture! they are all fire hazard and inappropriate images to your building and your name! Also a sour eye for the tourist in Dubai Marina when they are looking in to that area admiring the lovely buildings.
I have forwarded a picture and spoken to the building manger Mr. Tanweer, several times, but unfortunately nothing had happened, I’ll be reluctantly reporting this fire hazard and bad images to Dubai Marina areas to the authorities if no immediate and decisive action has been taken by your company!

Build quality and maintenance
I have been living in a damac villa for the last 3 months, the villa I am in was only handed over around the same time. Since moving in I have had all three of my toilets blocked by themselves, this was a minor issue, however it took the maintenance team nearly a whole week to come and resolve the problem. So I was without a working toilet all this time and there was an awful smell in the house. Every time I asked why they hadn’t come to repair they said they came by and I wasn’t in the house. I work everyday during the week, so it is impossible for me to be at home from 9-6 during the week. No one would come before 9am or after 6pm. They only had the emergency team and they refused to come for a ‘minor issue’. This was a while ago and I had got over it.
However this morning I woke up after the rain last night, to find one of my bedrooms in the villa completely flooded. I called the ‘emergency team’ at 7:30 in the morning and they told me the team would be with me in 1 hour. It is now 3pm and the team still hasn’t arrived. I have called 4 times in total and each time I was told that the emergency team would be with me within 30-45 minutes. They have never come, and every time I speak to them again on the phone nothing has changed.
Because it has taken them so long to come there are now many pieces of my furniture which are damaged. I don’t understand how you can build villas in such poor quality that water leaks into a villa which has only been handed over less than 4 months ago. And when you have a problem with the brand new villa which there shouldn’t be any issues with, the maintenance team doesn’t come for 8 hours and counting.
I will be putting in a formal complaint and an invoice for the cost of replacing my furniture which was damaged due to poor build quality and awful emergency maintenance services.
