Empire Management Group As a current customer, I couldn't be happier

As a current customer, I couldn't be happier. Empire has been absolutely instrumental in helping our community recover from prior management and a bad board that abused their position. Since Empire and Jose's team took over, our accounts receivables are down over 60% and our violations are down to just a few.

Thank you Empire, we couldn't have gotten out of the hole the community was digging ourselves into without you. We will always be grateful for your help!

Readers, you know how it is, every community will always have them, those who aren't satisfied. Happy customers don't usually take the time to leave reviews because frankly, if things are great, the HOA isn't top of mind.

I'm the president of a 600+ unit HOA in central Florida and we've been customers for 2 years.

Empire Management Group This company keeps billing my mom's bank account even though I told them she died in March

This company keeps billing my mom's bank account even though I told them she died in March. They're also adding late fees. After my mom passed away, I called World of Homes to update her account with the payments I've been making every month. But they keep trying to charge her closed bank account, even though I already told them she's gone. And they're charging $25 for returned checks from an account that doesn't exist anymore, even though I already told them and set up new payment arrangements.

Empire Management Group We wanna make a simple paver patio with a lil firepit in our yard

We wanna make a simple paver patio with a lil firepit in our yard. We gave 'em drawings, pics, materials, answered all their questions, gave 'em sizes, prices, how much sod will be left behind the paver patio. We're tryna make a patio like the ones in beazer models but smaller. But they keep sayin' no. It feels like they're takin' advantage of their power over our property. They take forever to get back to us and the prices of materials keep goin' up. We called 'em 4 times and left messages. They ain't called us back even once. We asked to meet 'em twice but the HOA-Empire ain't responded. Our pool pass don't work and we can't get in. We asked for a new one twice already. Still ain't got it. Nobody, especially our property manager Charlene, ever calls us back. They sure do take our dues though. I'm gonna file a complaint against Empire. My next complaint will be against ***.

Empire Management Group This is the worst company where we live

This is the worst company where we live. We applied for a new roof permit ARC. The empire group said to submit our application with the color and drop edge color... we selected and submitted everything as an expedited application as we have two house hold members that are undergoing a a medical procedure one of them is a brain tumor patient. However after several days of following up they replied that only one color roof is allowed - in that case if just one color roof is allowed why isn't it mentioned on the website so we would order that color and submit it. For drip edge they said only white is allowed but there are more than 7 houses with new roofs that have brown drip edge. I think we are being racially targeted and the board members of the *** who live in our community come to our house and harass us too. Now it's showing with the application process it's been weeks and I have left several voicemails and emails but nobody replies. I asked two questions Why do other houses in the community have different roof colors why are we forced to chose just one color This was an expedited application.

Empire Management Group Empire took over for my association on 1/1/22, and when I updated my Bill Pay info with my bank, it caused a delay in my payment being sent out

Empire took over for my association on 1/1/22, and when I updated my Bill Pay info with my bank, it caused a delay in my payment being sent out on 1/24/22. I called Empire on 2/1/22 and sent an email asking when my payment would show up online. Here's what they said: "Sorry for the delay, we're working on it." I was out of town, but when I got back on 2/10/22, I saw that my bank had charged me a $10 fee for a returned check. They put the money back in my account on 2/11/22, but minus the $10. I called my bank to find out why they did that, and they said it was because of an incorrect account number. On 2/11/22, I checked my mailbox and found a letter from Empire dated 1/31/22 saying we all got new account numbers. So sometime between 1/24/22-1/31/22, they gave us new account numbers and my check got returned because of the wrong account number, with a $10 fee that I shouldn't have to pay. Empire won't give me back the $10 because they say it's not their fee. But it's my bank that charged me because Empire changed the account numbers without telling us! They're the worst property management company with terrible customer service. I want to sell my place just so I don't have to deal with them anymore. All I want is my $10 back because I live paycheck to paycheck and can't afford to be responsible for Empire's mistakes!

Empire Management Group The biz has been buggin' me 'bout work in progress

The biz has been buggin' me 'bout work in progress. They don't give no deets 'bout the rule breakin' and they don't list the bylaws. They make up rule breakin' that ain't even in the bylaws and don't show no proof. They don't do inspections and don't catch big property damage. Ain't no parkin' rules enforced at all. Just recently, they hit me with a $95 "collection fee" without ever tellin' me I was late or behind. They don't follow Florida SB 56 rules for talkin' to homeowners. I want 'em to stop harassin' me. I want 'em to do honest inspections with pros who know 'bout property upkeep. They gotta take off that collection fee 'cause they never told me I owed anythin'. Their payment website got issues and they emailed me 15 times but never said nothin' 'bout a balance. They kept it hush-hush 'til they sent me the collection letter. I want 'em to follow SB56 rules for talkin' to homeowners and keep records. I paid up the same day I got the first notice. Plus, lotsa other folks been late on one payment and they ain't get no collection fee. They just picked on me 'cause they don't like complaints 'bout their service. They even played games with the past board by puttin' renters in positions to keep certain homeowners off the board 'cause they don't like 'em. They tryna keep the same folks in charge.

Empire Management Group Over the past few months, I got a letter from Capri at Lavina Homeowners Association c/o Empire Management Group, about dead leaves on my Palm

Over the past few months, I got a letter from Capri at Lavina Homeowners Association c/o Empire Management Group, about dead leaves on my Palm Tree. I fixed whatever they were talking about and then got another letter for the same thing. I called and left a message for the manager, Lionel ***, and sent an email, but didn't hear back. After the third letter and a threat of collections, I sent another email, saying I might complain to the Florida Attorney General or FTC for FRAUD & Unfair Business practices, and then they finally responded. I took care of the issue they mentioned and they said everything was fine. But this month, I received 5 Violation Letters for different things, including the Palm Tree again! They told me to "Pressure Clean Driveway & Sidewalks, Mow & Edge Lawn (Which I always do), remove dead frons from Palm Tree, raise the Canopy of Tree in Front", and so on. I took some pictures of my neighbors' properties and saw "Dirty driveways & sidewalks, Palm Trees with dead frons, Front Trees with Canopies similar to mine". I asked my neighbors if they got any violation letters from the HOA for this, and NO they didn't. It seems like the HOA and Management are trying to Harass & get back at me for complaining about their unprofessional behavior and arrogance. This HOA & Management is guilty of "FRAUD, Unfair Business Practices, Retribution, and Harassment", which are crimes, besides being Unprofessional. You can't single people out for "Special Treatment" and Harassment by sending them violation letters, while their neighbors with the same violations get nothing. That's Unfair Business Practice, and a crime. I have digital copies of the violation letters, as well as the pictures I took of my property and neighbor's property for comparison. Empire Management Group Empire Management Group (EMG) has been misleading our community and causing high expenses

Empire Management Group (EMG) has been misleading our community and causing high expenses. EMG knows they have to repay our money and decided to raise the tri-monthly fee from $155.00 to $199.00 without an approved quorum. We have 99 houses in our community and no single meeting had more than 20 people (not residents) represented. EMG installed speed bumps (Humps) in our community that weren't voted on and were out of code for $8,000.00. Now the town demanded their removal as they are out of code, which will require another $8,000.00 to do. EMG needs to pay for the removal and also return the money spent on installing them to our community. EMG has gone from one lie to another, including claiming that the permit for the humps installation was approved by the county, when they weren't. EMG said we must have a required quorum to vote for another management company, which we have never reached. How can important matters affecting the community be conducted without the required quorum? EMG is not following the proper procedure and isn't acting in "good faith". The maximum number of residents that attended the meeting has been 20 people, not 20 residences. When we mentioned updating the covenant, which hasn't been reviewed for over 14 years, we were told we need the required quorum. We have never voted for the humps or the fee increase, yet it has been implemented. Part of our walls fell down, instead of claiming it to the insurance, EMG decided to pay $8,000.00 from our funds for a fraction of the wall, when the insurance asked for a $10,000.00 deductible for the entire wall. Now another section of the same wall fell off. This company is not managing our community's funds correctly. There is nothing but lawn mowing, not even Christmas decorations compared to other communities. EMG said the ponds have been treated but nothing was done, our ponds look nasty. We strongly disagree with the 100% increase in the fee.
