Bait and switch business practice
Anybody be aware this shady business. They did trying bait and switch us. We signed contract and put earnest money down. 2 days later they told us we have to pay $11k more or they will cancel our contract without any reason, and threat to keep our earnest money. I told them my attorney will be involve because we have a legit contract. Stay away from demi devin and her manager amy swanson.

Hello I was set to close on 10/30/19 the appraiser has not turned in his part. I set for movers to come Friday morning, had all my utilities transferred and advised my current home that I would be out by the 4th of Nov. Now I dont know when I'm closing and I am out of extra move because of this. I had to take off work 2 days. This makes me not want this house at all.

Gehan home is my first ever house I bought, as a new buyer Gehan home has taken all the advantage they can.
I will suggest all over United states DO NOT BUY "GEHAN HOME" at all.They are fake people.They give fake information in
order to sell of their house. They are not at all supportive once they hand over the house.Since we have moved in,
from initial days itself we have faced lot of construction and the appliances issues well.
so overall i will say worst quality of building and appliances they give.
They have not gave us enough information to register for the Appliances within 6 months of buying
the house. Also by default everyone gets 2 years of warranty, we they gave us just 1 year warranty.Not to mention while
selling the house they said they are gonna give 2 years and later then denied.
Please guys save the money and go for any other builder but not GEHAN.
failure to provide services promised at one year inspection resulting in major issue
It started in my sons bathroom upstairs. We started seeing mold spots. We had been noticing and complaining to Gehan ever since we bought the house that the upstairs was super humid despite us keeping it quite cool in the house. When we had our one year inspection, we had a lot of customer services issues with contractors not showing when we had taken off work, painters painting a different color on the wall, etc... so finally, Don the superintendent came out. I showed him Daniel's bathroom. This was all at the one year mark and we just made 3 years here.
Don said he would have someone out to check it and would take care of it. That never happened. My husband bleached the ceiling and got the mold spots off. We have been watching and slowly spots are starting to come through. We Run the vents in the kids bathroom More than should be necessary but it does seem to help.
For the past few months I have been smelling this smell when I come in the house. I told Donnie it smelled moldy. We had someone come out at our expense this weekend and sure enough there is mold in the air ducts and it is around that area in Daniels bathroom and has gotten into the air ducts and vents. I have concerns about it being in the walls as well.
We paid to have the mold treated because I certainly can't depend on Gehan, but it will come back if proper ventilation is not installed and I'm still not sure if it could be in the walls.
I am wanting to be reimbursed for the mold treatment. I have the receipts as well as pics and video taken of what they found. I also want attic fans installed, insulation sprayed thicker/better for the humidity, and UV lights installed in duct work to stop mold from returning.
And I do not want Don back in my house.
I'm just really frustrated with the overall experience with Gehan but the fact that I pointed this out to Don two years ago and nothing was done, I'm really aggravated.

We've been in our home just beyond the one year mark. We're still in love with it...
...but...!
Let's start from the six months warranty check. I supposed that went as well as it could, howbeit we still felt that least possible was done and as quickly as possible. But all seemed okay.
Now, on to the eleventh month check. We submitted our found problem points and issues and got (a relatively) prompt response for someone to come and evaluate the issues.
There's been an attempt to "FIX" some of these issue, i'e. a shrub bed that the mulch had washed away due to rain and the sprinkler system, leaving the underground soaker hoses exposed.
While this happened between the sixth month warranty check and the eleventh check, we needed to cover the ground to prevent further erosion. So, with the extra sod that was left over from other homes (newly built) we covered it somewhat.
The ATTEMPTED FIX was: while we were not notified of anyone coming to FIX that problem; our security camera caught a host of guys in a truck with trailer in tow that had sod, which they threw on top of the grass which is now growing up through the mulch.
Issue #2. We have double doors on the Master Bathroom. One of them is damaged. The person that came said he would take care of it. I've heard from him a couple of times.
It seems to us that this process is being manipulated until we either forget about it or time runs out or we get blamed for not being available for contact!
We also had a tile issue that was prompt taken care of. the tile guy was GREAT!
But no one has come to do the paint touch up along with other minor issues that needed to be done.

It's been 11 months since we have submitted our 11 month warranty. All, but one item on our list have been completed. We are still waiting on our problem in our backyard and side of our home in back with flooding and being muddy all the time. The two corners in our backyard flood with any rain we get. The side on our house where the access gate is is always flooded and muddy as well. We have replaced the sod and added dirt to the areas on our own and the grass dies and dirt washes away. With so much water standing our fence is now falling over from being warped and rotten on the bottom. The excuse we keep getting is "we have been so busy and we are behind schedule but will come out and add more dirt in those areas." Next month will be a year since we submitted our 11month warranty. We already know adding dirt won't work and it will wash away the next time is rains. We need something else, french drain. Also, some of the items that have been fixed are again coming apart. I just want Gehan to Fox what needs to be fixed so my family and I can enjoy our home. We can't enjoy our backyard.

Gehan did not preform its obligations under the terms of the agreement to provide resolutions to discrepancies. Instead of providing resolutions to discrepancies they then fraudulently altered signatures, gave contradictory information, changed closing dates three times in order to keep $3500 within 12 days. I paid $3, 500 to Gehan Homes based on certain assertions made by Gehan's sales representative who promptly quit two days after I signed the contract and paid. The sales representative made misleading, deceptive and false claims in order to get $3, 500 of earnest money on a pre-existing home. Why would anyone in their right mind give $3, 500 on a PRE-EXISTING home built a year earlier if they did not have every intention of purchasing the home until Gehan did Not preform its obligations under the terms of the agreement and then committed fraud. All misrepresentations were made solely in order to speed the sale of 1307 Torrington Lane, this property had been on the market for over a year and fallen out of escrow 3 times. Gehan knew we did not know the home was on the market for a year and figured if they could con us into paying $3, 500 then they would force the sale, this scam took place over the course of 12 days. Gehan failed to perform obligations and agreements under contracted terms. Gehan failed to provide resolutions to discrepancies, and made inflated claims in order to speed the sale, they violated consumer rights through misrepresentation, engaged in business practices that were unfair, deceptive and fraudulent! In addition Gehan fraudulently altered signatures on documents, which I have proof of and have every intention of addressing this with the appropriate entity. Hi, We built a home with Greypoint in
Red Oak. There are cracks in the concrete through out and the front home was hit before closing by construction leaving a large hole in the front causing the gutter to be bent. I was told many times it would be replaced but only to see it never replaced. We like Arron however it's only so much we can take. Please call us to discuss the changes that need to be done.

We bought our house from Gehan Homes on 17th October 2017 at Riata Communities in Schertz. We have had issues right from the beginning starting with Ray Martinez being our agent and gave false information. 5 days later we were informed he was fired. During the inspection we found out few issues which were supposed to be taken care of before the closing and they were not taken care of with a promise of completion from then Area Manager Larry Kuwamura and maintenance guy Lonnie overturf(We do have emails). We just recently submitted a claim for some other repairs with no response from them. (Some guy called Jeffery Frazier emailed us that Stacy is supposed to make a call. No calls yet. Since our warranty period is almost getting closer, we got our Warranty inspection done. Few issues which were pointed out at the purchase and not completed still exist.
We always see the board showing Gehan getting some award. According to the homeowners who live in our community as well as us who have had bad experience wonder, if we should let the company who awarded them this title should be contacted and told how bad their after sale service is.
Hoping to hear from someone who is capable of taking care of our issues.

Sequence of Events/Communication with Clients (Irene & Tommie) And with Gehan Homes Builders:
1) Irene & Tommie Came to me for lease - Though it's always my thought that while helping with lease properties I talk to them about buying as end of the day Rental cost is sunk cost and buying home has benefits. They too were eager and so the first step was introducing Lender.
2) Though they had their bankers but I talked to them and asked to try lender as well so that they can compare who gives them the better rate and any other benefits. They agreed.
3) Next was as they were interested in New Construction only I prepared small sheet and shared to them showing which Builders are constructing in their area and what are the price points:

Home was canceled due to not able to get funding in time of building contingency was to sell house in California. Was told earnest deposit was to be refunded which is $5, 000. Was greatly happy to hear that but the $12, 000 we put down for options was not to be refunded. Question is why and have left numerous messages and have not received any answers. I am having a new home built in Siena Round Rock. My problem is with the foundation. The house should have 3 full bathrooms and 1 half bathroom. Once the foundation was poured, and solid enough to walk on, I noticed there appeared to be a full bathroom MISSING! There was only 2 full baths.
I made a phone call to the project manager. I told him I know I'm not a builder, but it looked to me as if the bathroom for the Next Gen room, was not there. He said to me he checked everything before the foundation was poured, and he didn't think I was correct.
Well, when he went to see the lot, I was right. They forgot to stub in the Next Gen bathroom.
Needless to say, I was pretty upset. I asked for the foundation to be redone. The plumbing and water lines are under the foundation. I didn't want to compromise the structure. Jordan, the project manager, he told me I needed to talk to my sales person. Angie Malady. So, I contacted her and was told to send an email with my concerns. She told me they did not have any other lots to start over and she would send my email to management.
Well, management April and Kenny, I think the project managers manager, basically told me, they would 'fix it'. That this happens all the time.
I don't want a 'fixed' home for over $300k. That might not be a lot of money to Gehan, but its a lot to me.
I spoke to Kenny again asking to be shown exactly what was going to be done. Jordan met me at the site and showed me the markings. I wasn't happy, but I thought it might be okay.
The following Monday the frame started going. The fix had not been completed. I was furious. How are they going to add a toliet, shower, and sink, with the frame already up. I sent Kenny a text asking for him to call me asap.
He called, only to tell me again, they would fix it, but the plumber was on vacation that week.
I went by today, the frame is almost completed. No plumbing fix. How on earth are they going to correct the problem without causing major damage. Who does that. Build a house, then go back and redo the plumbing/sewage/foundation.
This house has not been done correctly.
I want my money back, or a complete do over with a new lot.

Gehan connected me on May 16? I was really surprised seeing I was getting nowhere before my post.
I really appreciate them hearing me out and being willing to help me. We discussed my concerns and was able to come to an agreement. They assurred me my bathroom issue would be taken care of without compromising my foundation and/or framing, and they agreed to upgrade my floors at cost and no upgrade fees.
Well, my framing is completed, for the most part, but the bathroom issue has not been done. I'm putting my trust in Gehan to deliver as promised. I've also selected my new flooring. I need to work with the design center to get it within my budget, but again, I'm trusting Gehan is willing to work with me.

I would like to talk to the Public Relations Manager of Gehan homes about the bad experience I have had with one of the community I went to buy the house on.
Me and my Wife went to Palamo Creek at little elm to make a housing deal today with everything set but the Sales Man, James Ryder did the following:
1. Increased the price on the lot.
2. Increased the base price of "RoseWood" plan without notifying us (we already had talked to him before-hand on the base-pricing of the house, I have the proof of the quotes he gave us).
3. Humiliated us (we drove 30 miles towards palamo creek just to see his face? or did we drive 30 miles to close the deal on the house?)
4. Affected/Played with our credit scores (asked us to do pre-qualification before we got to his office at palamo creek on feb 11th, 2018 and we did because we were sure that we were going to get the deal we had our conversation based on price of the house which we were promised before-hand)
5. Made us feel miserable because of his arrogance and his no-sell attitude.
Lost our valuable time to search our future home, with different builders.
Please reach out to me, since I had closed my deal with DR Horton in the same community and was looking forward to close the deal on the house we felt was the "one" with Gehan Homes without caring about the loss in my earnest money with DR Horton.
This is really not up to the mark for Gehan Homes and I truly feel that Gehan Homes need to take action against such demeanor presented towards their present customers and the customers who are going to do business in near future.
Please take this note very seriously and I am hoping that the Gehan Homes will come forward with an appropriate solution towards consoling me and my wife with some incentives for the loss and emotional stress we had to bear on our experience with Gehan Homes.

We have been able to work through our new home buying process with Gehan homes as of 28th Feb, 2018.
So far, James has been helpful and i respect his enthusiasm towards us and he has been supportive after we agreed and got onto writing a contract with him on 28th.
I will keep it alive here and update the process of my home buying experience altogether in this thread.
We sorted it out with James, and are now happily building our home with Gehan.

I purchased my very first home the 2020 model in Robinson Ridge in McKinney in late 2013. I chose a lot that was slightly elevated and paid extra as it was consider a premium one. It's located next to the green belt and is a very lovely.
My problems began shortly after I moved it when it rained and the water was not draining. It extended from my backyard and completely down the garage side of my house. The problem became worse when the home next to me was built.
I opened a complaint and your building superintendent came out and reviewed the problem. He had workers come out and through some sod in my backyard and basically stated the grading of my lot met building code.
My neighbor also complained about this issue and they told him the same thing and did nothing for him.
I also complained to a different superintendent my foundation was completely exposed on the other side of my home and around to my patio in the back
Again I was basically blown off and told it met building code and they did nothing.
If you pull my file you should have an audit of my complaints.
In mid 2016 I began to notice my hardwood floors were separating, many of my kitchen tiles were cracking and the stone that separates my kitchen from my family room was cracking as well. My kitchen ceiling had a hairline crack running half of the length of it and my back door was sticking. I found tiles fractured in my entry way.
I was soooo frustrated I opened a complain and someone from Gehan Homes contacted me. Sadly I don't have his name but again I'm sure it's in my file.
He came out and saw the standing water and all the damage to the interior and exterior of my home.
He said the first step was to have an engineer come out and survey the damage as he felt sure it was foundation related and it was. It was determined the standing water had caused my foundation to crack by 1/2 inch.
Advanced Foundation Repair was engaged and they installed piers under my home.
A French drain was installed to mitigate the standing water problem and all the interior defects were repaired.
A retaining wall was built to support the foundation along the side of my home and patio.
I was overjoyed at the response and the quality of work performed to repair my dream home.
I noticed late last week the same tiles are now cracking again and so is the stone wall. Needless to say I am devastated.
The retaining wall is falling apart and my foundation is again exposed.
Advanced is coming out on 2/26 to inspect my property.
This home has serious issues which I'm not sure will ever be resolved.
How am I ever going to sell when I have to disclose this nightmare.
Please please please help me.
I'm a single woman in my 70's and this is taking it's toll on me.
A representative from Gehan Homes came out and reviewed the issues I documented in my complaint. He will have someone out in mid-March to resolve the erosion issues that are plaguing my foundation.
I appreciate the prompt attention I received and his willingness to resolve my concerns.

The contractor that is managing the build of our home is not cooperating with us. On a section of the home we're having built the bricks are not the same as the rest of the bricks. I understand variances, however, it's clearly visible to the eye that the bricks are not as the rest of the bricks. It is entirely a different selection of bricks that we did not select. Not only does my husband and I see the difference but also everyone else who looks at the house notices the big difference in the two bricks. It is an eye sore and my husband and I don't want to spend our hard earned money on a house that was poorly done. No other house in the neighborhood was poorly done except for ours. If have to take this matter a step further I will do what is necessary. I have photos to show also. Will someone please help us with this?

Another contractor called me and stated he’d look into the problem concerning our bricks, of which he did. He saw the problem and had it corrected. The bricks are like the rest of the house now. He explained to me what it would take to correct the issue with bricks. I appreciated his tone, the explanation he gave and the fact that he didn’t try to dismiss the issue with an unsatisfactory excuse. Kudos to Thomas for being honest and having a professional eye. We have a few days left before the closing. I hope we don’t run into any other issues with Gehan Homes.
building quality / timeline/ unpleasant surprises at day of closing

Let me start saying I have had very good experience with Gehan team till the walkthrough with builder. That day I felt so helpless as the builder was covering most of his flaws under natural stuffs, it happens, it looks dirty as we keep doors open etc etc... it got bit more professional when we hired a third party inspection. The inspector was surprised and have given such bad report of 26 pages. Then work started but still the staircase and railing as well bathroom glass doors were pending till last day. Now today just a day before closing they made uneven steps at patio just to avoid giving handrail and guard rail they made the 3rd step of 12" and first 2 of 6" each. On asking Builder he says it's code. And the code of city says no uneven steps and any deck above 30" should have handrail and guard rail. Ours is 26.5" so for 3.5" you make ur own rule and save some hundred bucks. Also when shown to him my neighbor patio with less height than ours having rails, the builder says they were lucky and just because someone got it we can't. I come from creative field too and totally disagree with this work and moreover attitude. I have 2 kids one 5 yrsnold and one 1 year old and parents in their 70s. Will I ever be able to leave my kids in backyard or patio. How will they step on 12" step? Also what if somebody falls down that patio? A good builder would have gone ahead and did the railing without all this arguments . As backyard is place for kids n fun. I still am positive about Gehan but need someone s intervention as am done talking to Jose myself. Appreciate your business and time. We appreciate this forum as much as we appreciate Gehan homes. The issue was resolved in about 2 hours and we met construction head on site and he agreed that few inch less but the Patio was unsafe and now is ready to put up the railings. Gehan Homes proved it again that they were my best choice. I am thankful for this timely infact very prompt help.

Gehan Homes has some of the most beautiful floor plans and awesome sales consultants especially in the Schertz TX area but the sales manager Angie who's assigned to this area is one of the biggest hypocrites I have ever come across. The Gehan Stanford floor plan comes with a bench seat in the master closet as a standard. The Stanford's that are currently built does not have them why because the builders over looked it! The model in Sable Chase has it and the sales consultant said it was standard for that plan but seems no one else knows that. When a client isn't advised about how removing or adding something may effect an entire area and the sales consultant informs the sales manager then that manager should do her job by ensuring the customer is compensated especially when it's the company's fault. My home will hopefully be complete in November if Gehan won't add the bench seat AKA a selfie mirror similar to their Villanova plan then at least compensate me with privacy blinds or something because if I had known adding a shower to the powder room was going to change the dynamics of a darn closet so drastically I might have not had done so!
As stated in my earlier post Gehan Homes have the most beautiful awesome floor plans. Gehan resolved my issue concerning the Bench mirror that was considered a standard in the Stanford floor plan at the time I contracted by allowing the property manager to install the bench mirror in the other master closet. I am greatful that the situation was handled quickly and professionally. When made aware of a situation Gehan takes care of their clients asap. I highly recommend this builder.

I am not sure where to really complain but here goes. My husband and I fell in love with gehan homes! We were ready to sale our starter home to get into a bigger home. What a nightmare that turned out to be! We got our pre approval through chase bank and off we went to Gehan homes. As soon as they saw our pre-approval they were ready to move fowarard as quickly as possible. They did a quick pre-approval with there loan officer, not asking for our taxes, or clarify our line of profession. We don't do loans everyday so we didn't know how important that was going to be and how it effected us severely! My husband worked as contract at that time, which had a big effect on us as well! Didn't know that either! Before we knew all this we worked with gehan homes realtor and sold our home quick, and gave our money to start on the new home. After all that happened we ended up not getting approved for the loan because of taxes! We lost our home and 15, 000! After we were denied the loan from the bank gehan didn't help at all! They made us feel as if we didn't want the home and it was our fault but we had no control of the bank! If the loan officer would of completed our pre-approval accurately before even moved toward this would of never of happened! We would of found the loop whole with our taxes! We basically became homeless! They're went our dream home and 15, 000 we earned from selling our starter home! The worst experience ever!
I forgot to mention that it wasn't just our taxes but my husbands contract work that effected us from getting the home...I really wish we knew this before selling our starter home. Also, I really don't think it's fair that gehan homes kept our 15, 000...we really wanted their home but had no control over the bank not approving our loan. Why should we be punished for that? They ended up selling our home allot quicker than their inventory homes! We tried so hard and ended up with no home and living with our sister in law while trying to figure out what to do next? Just horrible...horrible!

Put a contract on a home and made our selections for structural grade. They told us there was a standard elevationn and one that cost 8, 000. They also had an option to lengthen the garage 3 feet for another 3 thousand or so. We told them we didn't know if we wanted that until we see what the design center options were. We were told we have to select now but if we want to change we would could as long things had not gotten started. We asked several times how much the options would be to get the house like the model as we weren't interested in the standard home. We were told not to worry about that elevation cost because if we loaded the house up completetly like the model it wouldn't add more than about 40, 000 to the home. So we trusted and went to the design center and chose significantly less options than the model had and the price of the Home inflated more than a whopping 120, 000 dollars. So we had to cut all the options we were sold on and we called the sales office and asked if they could change the elevation to the standard and take off the 3 feet in the garage so we could use that in the house. Not unreasonable I thought because they haven't even cleared the lot, much less started building anything.
We were shut down and told no because supposedly and architect had looked at the plan. I even offered to pay a fee to let the architect approve the elevation change. Not that that should even be needed since I know you build these same floor plans all over the neighborhood.
We were very pleased till this happened. But know I can assure you I will never refer anyone to your company and will be very anxious to share my fate with others. It would have taken very little on your part to accommodate this request. You need to have a serious look at how you trap customers into options they they would not choose if all the cards were on the table.
How can anyone know which structural options they want to comment to if the aren't given all the information at once? We were way way way mislead on the cost of the design center to get the home we wanted. We were repeatedly told " you don't need to worry about that you are are so far under budget now the worst case scenario will be 40k and you get everything you. $120, 000? Really? Are you kidding? And you can't change the elevation even though the house hasn't been started? Really? Really?
Unbelievable. Buyer beware is the word I'm putting out there. There is still time to fix this though if you call me back and change the elevation and shorten the garage on the house you haven't even started and let my wife use that money to change a couple of the design center options you cheated her out of. But you better hurry.

review of new home
After researching the builders in the neighborhood I liked (Highland, Weekley and Gehan), I decided to build with Gehan Homes. I really liked their floor plan and felt the company was reputable. I read reviews on sites like these and found so many negative reviews for all builders, that I was nervous to even sign a contract. I did read a lot of positive reviews, too, so I was torn. I am glad that I went with Gehan Homes. My home was built on time, which was important for me, since I sold my home and needed to move in to my new home immediately after. My house seems well built. I did have some window leaks after a big storm, but the builder came out and fixed and I have not had any problems since. I have met several of my neighbors and all seem pretty pleased, regardless of which builder they used. I would say do your research and go with your gut.
