I am extremely disappointed with the maintenance service provided by this company
I am extremely disappointed with the maintenance service provided by this company. They have consistently refused and delayed necessary repairs, many of which pose safety and health risks. One major issue is the door frame and door, where there is a visible gap allowing light to come through. Additionally, the window in the kitchen falls off its track and cannot be safely closed. The sliding patio door lock is broken, and they provided a wooden dowel as a temporary solution, which is not secure at all.
Furthermore, despite multiple attempts to fix it, the leaking kitchen sink continues to leak, causing mold to grow under the sink. This issue has not been properly addressed, even though the maintenance team acknowledged it when they repaired the leak for the second time. The dishwasher also does not drain water completely, and this problem has yet to be addressed.
In addition to these issues, there was a leak in the roof that took two months to get someone to repair correctly. I was appalled when they refused to replace the ceiling, which had visible mold due to the leak. As a result, I was forced to stay in a poorly furnished showroom with my newborn, as they delayed the repairs to the roof and ceiling. This was completely unacceptable, especially considering that I was still required to pay rent for the apartment I was originally renting. They only forgave one month of rent, which was not enough to compensate for the inconvenience and discomfort we experienced.
To make matters worse, there are screws that can be felt under the carpeting when walking in the dining area, which is a safety hazard. Additionally, they placed a part in the toilet to save water, but this caused the showers to become scalding hot whenever the toilet would fill.
Lastly, I noticed mold in the air ducts in the kitchen, which is a serious health concern. Overall, the lack of attention to these maintenance issues and the disregard for our safety and well-being is completely unacceptable.
I moved into SMC apartments in November and initially, there was no sign of black mold
I moved into SMC apartments in November and initially, there was no sign of black mold. However, around July 2022, I started experiencing various health issues such as eye, nose, throat, and chest problems. It was in August 2022 when my upstairs neighbor informed me about the extensive black mold problem in the building, which was causing him to fall ill in the same way. This prompted me to inspect my own apartment, and to my dismay, I discovered heavy black mold in my kitchen cabinet.
In mid-August, I promptly reported the issue to the local management, emphasizing the urgency of the situation and the need for a certified mold mitigation specialist to address the problem. Unfortunately, the response I received from "***" was quite defiant, as she insisted on sending the complex's own contractor instead of a certified professional. This was concerning, as I knew the severity of the issue required specialized expertise.
The following day, two individuals arrived at my door who appeared unprofessional and ill-prepared for the task at hand. They lacked proper protective gear such as respirators, gloves, and eye protection. To my disbelief, one of the contractors began digging out rotting wood from the bottom of my kitchen cabinet with his bare hands, unknowingly releasing more mold spores into the air for me to inhale. They then proceeded to show me a significant amount of black mold behind my refrigerator, cabinet, and stove, promising to simply "paint over" it.
Their work was sloppy and they left a mess behind, failing to clean up after themselves. Furthermore, they damaged my kitchen cabinet during the process and never returned to repair it as promised. To make matters worse, they left a dirty and poorly maintained fan running continuously for weeks, which I deemed to be a fire hazard. I had no choice but to personally dispose of it at the trash compactor.
It is evident that these individuals were not professionals in any sense of the word. Their appearance, actions, and overall work ethic were far from satisfactory. However, the most crucial issue remains that I am still experiencing health problems, strongly suspecting that it is due to the mold spores I am inhaling. I have no reason to believe that the mold was effectively eradicated, as it is still visible and growing in and around what remains of the kitchen cabinet. Despite my complaints, "***" offered to send the same unqualified individuals back to my apartment, which I declined due to their incompetence and lack of proper credentials.
In conclusion, the handling of the black mold situation by the management and the subsequent contractors has been highly disappointing and concerning. The health and safety of the residents should be a top priority, and it is disheartening to see such negligence and disregard for professionalism in addressing this serious issue.
The bathroom ceiling was peeling, and unfortunately, the mess left by the contractor was blamed on us
The bathroom ceiling was peeling, and unfortunately, the mess left by the contractor was blamed on us. On July 2, I called to report the issue, and I was told that it would be repaired the following Monday or Tuesday. However, the days passed, and there was no sign of any repair. On Thursday afternoon, my husband called to check on the progress and was informed that they were waiting to hear back from the contractor. Finally, on Friday, I received a call saying that we had been moved to the front of the line. I expressed my frustration to the office staff, explaining that my concern was not the wait but rather the lack of communication. It seemed that no one in the office was on the same page, and everyone was quick to shift blame onto others without taking responsibility. They also mentioned that all contractors and work orders were backed up due to the inability to work in March.
To give the contractors the necessary space and time to work, I left the apartment with my child on Monday. However, when my husband returned home after 4 p.m., he was greeted with a terrible mess in the bathroom. Plaster covered the floor, mirrors, shower, washer, and dryer. The shower was rendered unusable, and there was even a trail of plaster from the front door to the kitchen and down the hall. To make matters worse, all the materials were thrown away in our trash bins. My husband took it upon himself to clean up the mess and promptly reported the situation to the office. They offered to send a maid service the following morning to clean, or we could share our thoughts on the matter. During the phone call, the office staff admitted that there had been previous issues, referring to it as "a long list of complaints." They assured us that they would no longer use the contractor and that they would discuss how to rectify the situation. The next morning, my husband called again and requested that the cost of the cleaning service be deducted from our next month's rent, considering we had to clean up after the contractors. However, the office stated that this was not possible. They suggested that we should have left the mess until the next morning, despite the fact that the shower was unusable due to the plaster. We couldn't give our child a bath, and neither of us could use the shower. After numerous discussions with the office, they maintained that it was our choice to clean the mess and that there was nothing they could do. It is important to note that there is no provision in the lease agreement stating that if a contractor leaves a mess, a maid service will be provided. Furthermore, the office denied ever admitting to previous issues. We have experienced multiple problems since moving in, including noise complaints from our upstairs neighbors, which have gone unresolved. We were even advised to call the police, which we did, but to no avail. The maintenance and office staff have shown no regard for the tenants, and our issues have fallen on deaf ears. We are extremely disappointed with how this situation was handled and the lack of communication from the office staff.
