This company is the worst! They're always calling me without permission, and it's so annoying. I get calls from them all the time, even at odd hours. It feels like a scam.

This company, Land Home Financial Services, Inc., is absolutely terrible! They keep bothering me by calling my cell phone non-stop! It's so annoying and frustrating! I can't even have a moment of peace without them interrupting me with their incessant calls!
I mean, seriously, who do they think they are? They have no respect for personal boundaries or privacy! It's like they have nothing better to do than harass innocent people with their unwanted phone calls.
I've tried telling them to stop calling me, but they just don't listen! It's like talking to a brick wall! They continue to pester me day in and day out, and it's driving me crazy!
I don't know how they got my number in the first place, but I wish they would just leave me alone! I have no interest in whatever they're trying to sell or promote. I just want them to stop bothering me!
I've even considered blocking their number, but I shouldn't have to go to such lengths just to get some peace and quiet. They should have the decency to respect my wishes and stop calling me.
Overall, my experience with Land Home Financial Services, Inc. has been absolutely dreadful. Their constant phone calls have made my life miserable, and I wouldn't wish this annoyance on anyone. Stay away from this company if you value your sanity!

I'll never get a home loan through LHFS again. They charge a fee for mailing you, even if you don't receive the mail. When I sold my house, they charged me $900 for a letter that never arrived. I tried to dispute it, but they just gave me the runaround and wouldn't give me a refund. They're a scam and they cheat their customers. ?

Awful customer service and policies. Don't recommend this company to anyone. When I asked for a refund, they took my money and told me to prove they took it before giving it back, which they say takes two weeks. My wife called and when she asked for a supervisor, they hung up on her. Never using Land Home Financial again.

This lender is the worst EVER!
This lender is the worst EVER! Since the pandemic started, it's been a nightmare trying to get hold of these people. Every time I called, I would get the runaround. It would usually go like this, "ok let me talk to my manager". Then get back on to start talking and literally in the middle of their sentence hang up on me. HANG UP ON ME! The rep won't call you back either. These has happened on 3 separate occasions. I think this is one of their tactics to get off the phone. To this day, none of my questions have been answered. At one point I was threatened to lose my house by a rep which is illegally impossible. I don't recommend these lenders at all. This is definitely a decision I regret.

We was workin' with Caleb. At first, everythin' seemed great. Low closin' cost estimate, 0% Down for RD, low payments, what more could we want? Well, communication stopped early on when Covid hit so we kinda put everythin' on hold 'cause we didn't make any offers and didn't wanna take chances gettin' sick. Come later in 2020, we reach out again to restart the process (originally different terms, this is when we got the RD pre-approval). Hard to get in contact with him when we urgently need things, makin' up stuff on documents and all around lies, as well as obviously havin' been lied to from the get go. We was told by another lender that RD don't extend to manufactured homes built prior to 2006 (offer was on an 02, he knew that). Closin' costs was estimated to be 'round $12,000 total for a $105,000 loan. Sky high origination charges. Was told they would offer down payment assistance, then in the final loan disclosures there was nothin' there 'bout that. Still ain't been able to get in touch with him 'bout a lot of these important issues, will never recommend their services to anyone.

Our family was evacuated from our home due to wildfire so we werent able to submit the paperwork on time and asked for new partial claim paperwork. Instead they sent a modified mortgage. I called to get the terms of the new mortgage to see if I wanted to accept that or still do the partial claim. I spoke with several individuals to give me the terms to the new mortgage. Everyone of them said they couldnt tell me the terms and the person in charge of that information wasnt available. Each person followed up with well give you a call back in *** hours with the information. That never happened. Instead they sent me to collections without telling me. Now I have been doing the same battle with them to reverse being sent to collections and getting my partial claim paperwork. Theyre definitely a shady company for trying get me to sign a mortgage that I dont know the terms to. Then instead giving me the information or doing the partial claim they just send it to collections. As soon as I can I am refinancing and dumping this company. If you are thinking of using them for a mortgage, run.

I was set to close on a home last week on 9/30 and I've always been the one to reach out to them to ask if everything is in order. Each time I do, a new issue arises that could've been taken care of much sooner, had I been aware. The underwriters took WAYYY too long to close my file and I've had to reschedule reservations for moving trucks 3 times and had to change my work schedule multiple times. On top of that, I had to cancel a trip to NY to be available for closing, whenever that will be! The lovely manager *** called me to say they "aren't at fault" and "it happens". His response to this poor quality customer service and lack of urgency was "I could send you a check of a couple hundred bucks". Literally, quoted word for word. I haven't even closed with them and I already can't wait to refinance just so I never have to deal with them again. Home buying is an exhausting and stressful process in itself, and these incompitent "professionals" have made it worse. No one is taking actual responsibility nor trying to make up for this horrendeus experience, like, maybe paying for closing costs? Wishful thinking I guess. STAY AWAY FROM THESE LENDERS.

We were workin with Land Home Financial, and one of their mortgage brokers really messed up our home buyin. I tried to contact Land Home Financial bout this issue many times and no management will talk to me. I filed a complaint with the DFPI. The man we were workin with filed the wrong loan cuz he didn’t look at the MLS listin- got to the underwritin and appraisal stage until he realized a USDA wouldn’t lend on it- manufactured home with a 3 car garage and storage loft upper. We were bout to *closeand we had to start all over again. We were willin to do it cuz we had used him so far and wanted to stay loyal. There were many times when there was no communication over two months! He passed us to many people without any explanation- two assistants and another woman in his office. When I told him that it was confusin and frustratin, there was no response or remorse. A month after I told him, we ended up transferrin. He lost our paperwork- we had to send it to the many people cuz he didn’t keep track of it. He didn’t respond for days at a time, when we had time sensitive*** issues to resolve. We were threatened to be served with a notice to perform and I didn’t trust that he would be able to prove it. We decided to change our lender in the middle of escrow cuz of *hisincompetence. The final straw is that he gave us bad financial advice that messed us up financially, and for our new loan. We were told to just sit on our money we had taken out for our closin costs, and just pay off the minimum bills. This resulted in my partner’s credit score goin down by FORTY POINTS and now we DON’T QUALIFY FOR A CONVENTIONAL LOAN. Once I told him that we were changin to another lender, he got petty and didn’t answer any of my emails. He delayed transferrin the file, and then has further delayed transferrin the FHA case. This is a time sensitive issue cuz we are on track to purchase the home- our new lender has accomplished our loan approval, the title is in motion, and our Homeowner’s Insurance has been set in motion. All we are waitin on is the appraisal, which couldn’t take place cuz HE DIDN’T TRANSFER THE CASE. Luckily since then, he’s transferred the case. This should not happen to anyone else, and it’s not acceptable that we were treated this way and it has impacted our finances and home purchase so drastically. I have called Land Home Financial many times in an attempt to fix this situation, but nothin happened. Please be warned bout this company!

When we mentioned rentin' a crib for like $4,000, our folks referred us to a realtor, ***, to start lookin' for homes. After one call with ***, he sent us to *** over at LHFS. We talked to *** and he got us approved in a few days, sayin' we approved for the Government Down Payment Assistance Grant and includin' it in the approval letter. *** never said we NOT approved at any point! Once we found a home we wanted, we went into escrow with *** and LHFS on August 13th. Every day after that, we was told every week that things was movin' fast. Every form they sent us, we filled out quick. We never made 'em wait. *** NEVER told us about ANY PROBLEMS! It wasn't 'til September 25th, after me and the seller threatened to back out 'cause things takin' too long to close, that our Realtor, ***, FINALLY told us 'bout ***'s LIES! Turns out, we NEVER APPROVED for the Government Down Payment Assistance Program and he been changin' stuff on the application every week, hopin' for an approval. As we and the sellers got more stressed dealin' with money and personal stuff, *** didn't care 'bout us and kept tryin' to act like a "hero". He was so UNPROFESSIONAL and IMMATURE dealin' with this whole situation with lies and deceit. We STILL, to this day, October 2, in escrow! They told us *** ain't our broker no more and someone else takin' over. But even with the change, we still ain't closed! Can't believe this happened and no one doin' nothin' 'bout it! LHFS ain't contacted us and when we call for a response, no one answers. We tired and done with this company. They showed us their true colors and terrible customer service! I would strongly discourage anyone from using Land Home Financial for your lending needs after experiencing a nightmare or experience that ended up costing my husband and I over thousands of dollars and not being able to close out on NOT ONE SINGLE PROPERTY! After sending money on inspections and providing *** money and losing it all due to the poor service we received from Quan *** Hugdalh, ***, and the list goes on. The lack of professionalism and the lack or customer care or service is a clear warning signing that you should NOT do business with these people. My husband and I were warned about doing business with *** and team but wanted to believe that Quan and team wouldn't treat us the way in which so many have warned us about. But we were clearly wrong. We started the home buying and investment process with Quan back in May, and here it is mid October and we have lost out on every single deal because Quan and his team decided NOT to do their job. We were lied to countless times and asked to provide countless documents time after time, hearing excuse after excuse. And not once did Quan or his team take responsibility for the poor job in handling our home buying and investment needs. All we got was countless excuses and poor service. We even lost out on potential renters who ended up homeless due to Quan and team not being able to close out any investment deals for us. A total of 4 properties 1 personal and three investments and NOT ONE CLOSED all were lost. We made the decision to switch lenders on our personal home after Quan and team stop communicating with my Husband and I to a more professional team over at ***. *** was able to get the deal done effortlessly and took all the worry and stress that comes along with the home buying process. Just as an example even after we communicated we were not using LHF on our personal home purchase they still went ahead and order an appraisal on a home we were already cleared to close on with *** a week prior before moving into the home. Which goes to show had we stayed the course with Quan and team we would of sold our home and would have been homeless due to not being able to close on time. And the nightmare of an experience continues to go on and on. Moral of the story STAY AWAY FROM DOING ANY AND ALL BUSINESS FROM LAND HOME FINANCIAL AND *** and team they will cost you so much money and leave you without a home or investment property.

I'm a Real Estate investor. I've had mortgages through many different lenders. Land Home Financial Services has been one of the very worst. Every year they send me a notice that my insurance policy has lapsed and they purchase a policy and bill it to me. Every year I provide them proof that there is a policy in place that has not lapsed. At the end of the year I find that they didn't ever cancel their policy. When I call they say they never received proof of my policy. And then I resend it to them. For 2019 I sent proof of my policy 3 times to the email address they provided and they never got that to my account. Now I'm sending it to them for the 4th time. They waste a tremendous amount of my time and are difficult to work with. I will not get another mortgage from them.

They sayin' they ain't gettin' our payments. We got all our receipts. We sent our April payment certified mail with a signature, and they said they didn't get it.

We got two preapproval letters with cost breakdown. We hired the Contractor and started all the process / city permits. Suddenly Richmond dropped the ball and stopped the process without any explanation. We lost 6 months.
After 5 years, my mortgage servicer doubled my escrow deposits, citing a shortfall.
After 5 years of my mortgage, the servicer decided to more than double my escrow deposits, claiming the account was short. When I call Land Home Financial, they refuse to let me talk to anyone in the escrow department. They have set my monthly draft at the higher amount, disregarding my concerns. The monthly draft was not paid due to this issue. I have been trying to close the escrow account, which they said would take a certain number of days, meanwhile the base principal on the loan has gone unpaid because they refuse to take a 'Short Payment'. Fees will accumulate and my credit will be affected. I cannot get resolution and I cannot speak to anyone in that department. At this time I believe this is theft. I want a full accounting of how this gross miscalculation occurred, I want the account closed immediately, and I want to be refunded for late fee penalties that have incurred due to mismanagement.

They told me that since my payment for the loan was due on 8/4 (automatically deducted from my checking account), and the loan closed and was fully paid by 8/5, I would receive a refund for the overpayment. They also mentioned that I would get the remaining funds from my escrow account. However, it's now 8/29, and I still haven't received the money that I'm owed. I tried reaching out to my local branch manager multiple times to find out when I could expect to receive my funds, but he just told me to contact the 800 service number. The representatives I spoke with seemed really confused. On 8/9, I emailed the head of the company, ***, and got a response on 8/10 from ***, the Executive VP. He said he would look into it, but despite emailing on 8/13 and 8/16, I haven't received any further response. It's been almost a month now, and I just want my overpayment and escrow money.

We were supposed to close the deal on 07/01, but on the last day, they told us we needed an extension because they needed more information from us. We agreed and made an extension. The loan officer assured me that the loan would be approved 100%. I asked the loan officer again if the loan was good because our leases at the apartments where I lived were going to expire on 07/07. He assured me again that he was 100% sure the loan was approved, so I didn't renew my lease and have been living in a hotel for the past 3 weeks. The extension was for 07/08. I kept calling the loan officer to see where we were at for the loan, but he never got back to me and wouldn't answer my calls. On the last day, they told me we needed another extension and another.

This happened because I lost my job and couldn't find another one because of COVID. The person from Land Home Financial was really mean and then hung up on me. On 03/07/2022, they told me my packet was denied because of bank statements and not having page 5 of the application. They also said my account was sent to pre-foreclosure. I talked to 3-4 supervisors who all gave me different documents I needed. I asked to speak with the servicer, but they said no. I called on 04/04/2022 and they said the only document missing is a questionnaire. They gave me a number for technical support because the system wouldn't let me update the questionnaire. I called again on 04/08/2022 after waiting on hold for 2 hours and 22 minutes. They said someone will call me in 3-5 business days. I've been calling every day to try to get my account on a repayment plan that I can afford now that I'm working again. I don't want to bother anyone, but I haven't been able to talk to anyone who can help me and I'm running out of time.

We have had several people look at our receipts, and they said we have all our payments up to date. We sent April payment certified with signature, went to post office today, and they tracked it to Land Home Financial Services. And we pay our own insurance for our mortgage. When I called the cashiering department back in December, the guy that cussed me out is the one that said our payments were being sent back to us. I called the number ***, we only got one back, and that was September. I had to go to the post office and track all our money orders, and the post office said there's no way all these got lost. We took our receipts to an attorney, and he said we have all our receipts. We have not heard anything, but we will be sending our May payment certified with signature. And I promise you we have all our receipts. I'm hoping we can get this solved. The attorney we spoke to said he can't figure out what's wrong. Me and my husband are very stressed out about all this, and I have to talk to a counselor every week because I'm so stressed. *** and *** Loan number ***.

We talked to LHFS reps twice, and they said Multnomah County sent them a tax *** for our account No. R1 *** for $3,153.66. But that's not right. They told us to send a tax *** from the county to prove the mistake. So we sent the tax *** directly from the county tax office. The *** shows that we actually owe $332.23, not $3,153.66. We don't know where LHFS got that number, but it's wrong. We used the email address for the escrow department given to us by a LHFS rep to ask them to fix their records and adjust our payment accordingly. We told them we expect our February payment to be $1,442.80. But it's February now, and we haven't heard back from LHFS. This means they'll take the wrong, higher mortgage payment from our bank account. We've never been late with a mortgage payment, and we think this is a breach of trust that needs to be investigated.

My account has been in "closing" status for over a year now. I've tried many times to get my account reviewed and processed. When I call, I don't get any real help. They say someone will call me, but no one ever does. I've called more than a dozen times and often they say they don't have a record of my previous call. I've asked to speak to my account manager *** multiple times, but they won't transfer me. On March 4th, they said I could file a complaint, so I did it over the phone with the rep, but I haven't heard anything back. I've been making monthly payments, but they're not being applied to my account. I got my 2021 *** form, but the information on it is wrong because none of my payments have been posted. My last call was on 3/18, and I spoke with a rep named *** who yelled at me and started crying on the phone in a really unprofessional way. I was shocked. She completely lost it when I asked to file another complaint. She screamed, "Nobody gets it, you guys are so rude, you just don't understand!" I told her how this affects my taxes, and she yelled that I can claim it next year. After she calmed down, she said her supervisor would call back, but no one did. My account is still a mess, and I had to file my taxes with the wrong information. I can't get any help when I call. I just want them to fix my account.

I got approved for Covid 19 Forbearance Agreement starting September thru February 2022. Before my last request for an extra extension from November thru February 2022, I asked to apply for the Hybrid Plan which I applied for the Hud to help with repayment and a remodification of my remaining loan. I talked to a representative in November and they said the Hybrid Plan will take about *** days for approval. I asked when should I start repayment, they said my forbearance will cover me till February and to start making my mortgage payment on March 1st 2022 for $1829.74. I did it on March 3, 2022. Then I got a letter saying my payment increased to $1923.00 starting April 1, 2022. I made the payment. The next letter said my loan was in default because of the March payment. I talked to a Rep and told them I made a payment of $1829.74. The Rep said the payment was put towards my October mortgage payment. I asked why they put the payment towards October when I was still on the Forbearance Plan Agreement? They said someone from Lost Litigation would contact me...I haven't heard from them yet. I called and talked to different people from different departments and none of them can tell me why the payment was moved even though I was in forbearance, each time I talk to a representative, they all have a different answer. Today was the last straw. I talked to someone from Lost Mitigation, after supposedly reviewing my account, she came back on the phone and said, I was not only late for March 2022 Mortgage payment, but I was also late for February 2022 Mortgage payment. Not one person acknowledged that I was covered by the forbearance agreement and that a mistake was made, nor has anyone tried to correct. It's like everyone is trained to not acknowledge when the Land Home Financial is clearly wrong.

Land Home Financial Services, Inc. gave me my new monthly mortgage payments in a notarized document. I kept getting letters in the mail saying we were behind on payments, even though we paid on time every month. I called every month to ask why I was getting these notices, and they said not to worry because they hadn't sent my new modified mortgage for $*** to collections yet, but they would. I asked them to send me proof in the mail because they had a history of not keeping up with business standards. I called almost twice a month to explain that the online mortgage system still showed my old mortgage and didn't reflect the new one. They said it hadn't updated due to COVID and to wait until October, but they could see in their system that my mortgage was approved for ***. Every time I called, I asked for proof, and they said they would send it in the mail, but I also had the loan modification agreement showing my new mortgage payments. Each time I called, a new person would say my mortgage payment was *** and that I needed to give collections time to update the old mortgage for $3000 to the new $***. I spoke to different employees over 6 months, and they all said the same amount and called it my mortgage payment. When we first applied for the loan modification and it was approved, they quoted *** over the phone. I called them from September until November, and each time they told me my mortgage was ***, until the week before Thanksgiving when they said something different. They said my mortgage had changed, but there was an issue because they could see that everything was notarized for ***, and they didn't have an explanation. No one wanted to take responsibility for the notarized document showing *** as my mortgage.

I'm a Real Estate investor. I've had mortgages through many different lenders. Land Home Financial Services has been one of the very worst. Every year they send me a notice that my insurance policy has lapsed and they purchase a policy and bill it to me. Every year I provide them proof that there is a policy in place that has not lapsed. At the end of the year I find that they didn't ever cancel their policy. When I call they say they never received proof of my policy. And then I resend it to them. For 2019 I sent proof of my policy 3 times to the email address they provided and they never got that to my account. Now I'm sending it to them for the 4th time. They waste a tremendous amount of my time and are difficult to work with. I will not get another mortgage from them.
