Misleading mortgage company
My loan officer was great. Everything else about my experience with Lennar was abysmal. They lied/withheld information until long after they had my earnest money. They waited until after I paid $600 for a third party inspection to say that on top of the down payment, they wanted 2 months worth of mortgage in my bank account, which somehow totaled $17,000 dollars? The mortgage was going to be less than $2,000, so I have no idea where the $17,000 figure came from. I was told when I applied that all they would need is 30 days of paystubs from my new job after I moved. Then, after I sent weeks gathering all the random paperwork they wanted and stressing over that, less than two weeks from our closing date, they hit me with the "yeah, you need $17,000 in your account on top of the $10,000 you need for the down payment." I am not rich, my family is not rich. I have a good paying job, but it would take at least 4 months of paychecks to total $17,000 IF I didn't have bills like rent of my current residence, car payment, health insurance, etc. How was I supposed to come up with $17,000 in less than two weeks? Who can? And this was the second home I was under contract with them for. They did paperwork and math incorrectly for the first, and recanted on the approval they had already given me. On top of that, the brand new home I was purchasing had five pages of things that failed the inspection and would have to be fixed prior to sale. So, not only was my experience with every aside from my loan officer abysmal, the house was not even going to be able to be approved for a loan as is. I have absolutely nothing good to say about Lennar. I would leave 0 stars if I could. The only positive I had was my loan officer, who is fighting the team to get my earnest money I paid them already back because they were purposefully misleading. Do not work with them. Do not trust them. They are incredibly misleading and provide all sorts of false information. They cannot be trusted. Do not allow them to run your credit or take your money. They are not worth the risk. If you have literally any other options than Lennar, take them instead. This company has been nothing but frustrating from the start, and their brand new homes aren't even sound. Save yourself the time, trouble, and frustration and find someone else. Their "good rates" and "bonuses" are not worth it, nor are they true. You are better off avoiding them entirely.
Recommendation: Do not work with them if you can help it. Your time, frustration, and stress will not be worth it.

Lennar installed the wrong grass
We have a serious SOD issue in River Hall Country Club, Alva, Fl and I understand in Hampton Lakes as well. This sod problem exists because Lennar installed the wrong grass (Provista and not St. Augustine “Floritam” per the River Hall Design Guide) and has chosen not to do anything about it. It's common knowledge that this occurred on Weston Manor Dr., Walnut Run and additional streets in Hampton Lakes. I am currently collecting names of everyone impacted by this careless act so we can work together to resolve this problem. Some homeowners have tried but failed to get Lennar, Greenpointe and/or the HOA to resolve the sod issue. As of today, I have over 42 homes and counting impacted and some homeowners believe they have it but have not been confirmed. The Provista sod has started to migrate to homes that have St. Augustine "Floritam" causing the lawn to become weed infested. That's a huge problem considering the impact.
Currently, the HOA states they cannot do anything about this because it's the builder that installed the sod not them. However, the board should be addressing this issue not the homeowners. The board is responsible for ensuring the bylaws are followed and that includes ensuring the builders are following the design guide. The board is made up of 3/2 majority to the developer. The developer, Greenpointe, and the HOA is aware and acknowledges the problem but will do nothing to help the residents plagued with the wrong sod. The developer states we closed on our homes, so we accepted the lawns. The problem with that statement is we wouldn't have signed off if we knew the incorrect sod was installed and not per the design guide. Many of us had no idea the incorrect sod was placed until our yards were dead. Not everyone is a full time River Hall resident. Lennar has said it’s the landscaper, Juniper’s problem because Juniper is not taking care of the yards. If Juniper is responsible for the bad sod, why are other lawns in good shape? Lennar knows the grass is bad, that’s why they are making people sign non-disclosure statements when Lennar partially replaces the sod.
Our neighborhood looks terrible, and the landscaper can do nothing to make it better except offer to replace the Provista with Floritam on our dime. This is very expensive.
We need Lennar to step up for this community they are still building in. Lennar needs to replace the Provista sod with the correct St. Augustine Floritam.

I am writing to express my frustration and disappointment regarding the unpaid funds that have been owed to me for over three months since closing on my property with Lennar on 8/20/2024. I have been exceedingly patient, but this delay is unacceptable and shows a lack of professionalism and commitment to honoring financial obligations.
Upon closing, I was assured that all funds due would be settled promptly and 3 of my credit cards would be closed. It has now been three months without full payment, and despite repeated follow-ups, I have received only vague assurances with no concrete action taken. This negligence is causing me unnecessary financial strain, late fees, and time spent pursuing what is rightfully owed to me and clearly stated in the closing disclosure.
This lack of action is unacceptable, and I urge you to take immediate steps to remedy this situation and pay the remaining balance of $ 3,965.00 to Synchrony bank and $473.00 to Green State Bank. In addition, $1,700.00 refund of tax that was wrongfully charged at closing. I expect full payment of $6,138.00 to be refunded to me without further delay. Please confirm in writing the steps you will take to ensure this is resolved immediately.
If this issue is not addressed promptly, I will be forced to escalate this matter to the appropriate authorities and consider legal action to recover my funds.

Concerns regarding mortgage application experience

I am writing to express my concerns about my recent experiences with Lennar Mortgage and to seek assistance in addressing several issues I have encountered.
I initially applied for a Lennar mortgage for a new primary home in January 2024 due to challenges with my current home. Chase Wilson informed me that I couldn't purchase a new primary home because my current home was recently acquired. He explained that due to an internal rule at Lennar Mortgage, I needed to wait until April 2024 to reapply for a primary residence. Following his advice, I waited and reapplied in April 2024. Loan Officer Jennifer Cabrera processed my application, confirmed my qualification for primary home loan, and requested earnest money to lock the rate. I complied by sending the earnest money, and the sales representative even placed a "sold" sign in front of the house.
However, a few days later, Ms. Cabrera informed me that the underwriter had concerns about my January 2024 inquiry and no longer wanted to continue with the loan as a primary home. This was surprising, and I reached out to Mr. Wilson for clarification. He informed me that if I wanted to pursue a primary home loan, I would need to wait, otherwise, my application could only be processed as an investment loan. I reminded him of our previous conversation, but he maintained that my application could only proceed as an investment loan due to concerns about primary occupancy for my current home. Consequently, Ms. Cabrera provided a new closing sheet for an investment loan, which had a much higher interest rate and monthly payment, leading me to withdraw from the purchase.
Subsequently, I received a denial letter from Lennar Mortgage, which was puzzling because I had not been denied for an investment loan. The reasoning provided was inaccurate, as I had been informed I could finalize the loan as an investment property. This experience, coupled with the treatment I received, left me feeling discriminated against and frustrated.
After taking a break, my sales agent, Victor Adeoye, encouraged me to reapply with a new loan officer, Cesar Paisano. Despite a positive initial interaction, Mr. Paisano ignored my application for about 11 days. When I finally reached him, he informed me that my application had been denied because it was similar to my previous one. This response was disheartening, as Mr. Paisano seemed dismissive and uninterested in addressing my concerns.
Given these experiences, I feel that Lennar Mortgage has not provided adequate customer service and has treated me unfairly. The multiple credit inquiries have negatively impacted my credit score, and I am concerned about the implications for future home loan requests. I still have email correspondence with Chase Wilson, Jennifer Cabrera, and Cesar Paisano and am willing to provide this documentation if needed.
I hope that someone will review my case and investigate the treatment I received. I would appreciate guidance on how to proceed and ensure that no other customer faces a similar experience.

Internal leak/shower leak
Water leak in the shower, causing wood rot and possible mold on the outside of the shower on both sides. Dry wall is damaged as well as the molding. The shower was never completely finished and left with holes in the grout. Unfinished bench underneath.
There is a dripping sound you can hear through the walls as if the pipes are leaking internally whenever the master shower and dishwasher is running. Does not have to be at the same time. Extremely loud dripping and crackling noise.
Desired outcome: I would like the piping to be inspected as well as the shower/drywall fixed and sealed. This has been going on for the last 2 years and probably formed mold at this point.

Unreasonable settlement claim document - Roof damages caused by lack of dust controls at the San Ramon, CA Perserve
Lennar Homes offer a settlement for damages caused by their lack of dust controls at the company's The Preserve development site in San Ramon, CA in August 2023. I received their settlement document, and had it review by an attorney as it seemed extremely vague and contained unreasonable language. The attorney's recommended adjustments were sent to Lennar and were promptly rejected by their claims department. Lennar's comments were take it or leave it. After speaking with another real-estate attorney, I was informed that this is typical ploy used by these developers knowing well that their language is unreasonable and would result in no settlement payment. After countless contacts with Lennar's attorney. Kevin Cooper. I am unable to get any movement on the settlement language. The biggest issue with the settlement is the failure to define the claim and the ultimate immunity from any future claims of any type. It would also excuse Lennar and any of its contractors or subcontractors from any future claims.

Communication with purchase of home
I bought a house in July of 2023. Once i filled out all the documentation i was told my house would be complete November 15 2023. I reached out numerous times to the sales representative (Eileen Marquez) and (Rachel Rose) loan processor. I was told by my loan officer (Tom Hamlin) that he had it scheduled to close December 15th. The one time that I did hear from
Miss Rose she had it being complete in Novemeber. Now im being told January 5th. I live in NC and am moving down to Florida. The issue is that 1. I cannot get any communication from anyone, i leave messages, send emails and nothing gets responded to. 2. Since Eileen told me December 15th I have rented out my house in NC, packed all my belongings and its sitting in Florida. Now I have to find somewhere to stay and I have no idea what is going on with my house.
Desired outcome: I would like to have some repercussions to the way ive been treated and to be in my house by the 15th of December as i was told.
Deposit
On 07/30/2023 Paid a $9000 deposit to purchase a new house under construction in Leomas landing lot 85 address 424 Singing Sands Circle.
15 days before closing I discovered a negative grading in the front drive.
Emailed the salesperson Bun King, and he stated to let them know during the walkthrough.
During the walkthrough, I told the manager who was with me about the issue, and he stated he would document it and let me know.
I did not get any emails or a reply regarding the issue for a week till closing time. So I refused to close on the house due to the issue that I documented with pictures during the walkthrough.
They refused to give me the money back, and stated that I must move the deposit to a new house, I agreed.
I went to see another house that I liked, the salesperson called after 2 hours stating that I needed to sign a contract without any financial discloser, when I refused he claimed that the house was sold --
Please note that the house was not even on the market, and they do have my deposit.
I chose to buy a move-in ready home cause I am renting month by month, and this has a financial burden on me.

Entire month of December, I had no heat. I was told multiple times someone would be out to take a look, but no one would show. Wasted days off of work. My elderly parent's would wait at my place waiting for people that never showed up, causing them to miss needed medical appointments. They did this so I would not have to take off of work. My garage did not work. I had to call several times regarding that. Had to have my motor replaced and a carpenter had to redo the framework. This is a brand-new home. After getting a contact number from a neighbor, I was finally able to get a Lennar rep to my home that arranged for a plumber and HVAC person out. This is after both told me it was not their problem. Turned out some cement had broken in the pipe/line, preventing air flow. The dishwasher was broken. I would have known that during the walk thru, but the guy (Jason) had the dishwasher running. Told me he wanted to make sure it worked. He is a liar. He didn't want me knowing the pull-out rack was broken. He also prevented me from testing my garage door. He is a liar. Didn't want me knowing the garage door was broken.ac never worked. Now I have a leak in my garage causing water/mold damage
Desired outcome: I want Lennar to take responsibility for their mistakes. No more virtual calls. Fix what is broken. Stop lying to new home owners

I was coursed, lied too and not provided disclosures on a property prior to taking my deposit money by your sales representative David Knuckles from Surfside Beach, SC.
He tried to move me to another home, and when I reviewed the plot plan, the homesite in within a flood zone. I then called him back to request a refund of my deposit from yesterday and he advised that Lennar Homes does not refund deposit money, and he can only hold the deposit for another home which may not be in the same price point.
This is not only bordering ethical business practice but may be illegal from misrepresentation of a property, and non-disclosure violations.
I am immediately requesting a return of my deposit money in the amount of $8,600.00 which was taken from my account well before the requested plot plan as a result of being basically forced to provide a deposit before I received the information on the property as I was told repeatedly that he has over 40 people who want the home. Horrible Business Practice. I want my deposit refunded immediately.

Rats and mice in new home
We have been in our new home since April, 2023. Issues that are being addressed are almost complete with the exception of a few more. However, we have mice and rats in our walls which apparently moved in while building was going on. Since the home is only 4 months old, can’t imagine how else they are sharing our home with us.
We are paying (a lot) of money to have them taken care of but while they are trying, they are still here. To make matters worse, my husband was relaxing on lanai and a rat came from the roof down the screen.
Imagine his surprise.. Please advise why we should continue living this way?

Not covering home issues under 1yr warranty
Since I closed on the property (12635 NW 24th Ave, Miami, FL 33167) in November of 2022, my home is still currently under the 1yr warranty.
I've submitted to have the incomplete stucco on the side of my home repaired and finished (images attached); however, it was denied. The reason I was given by my CRM, Nick Kromer, was because this was not pointed out during my walk-thru/orientation. I do not feel that this is a fair assessment/denial of the submitted claim, since during my 45-minute orientation I was intentionally rushed and distracted - not allowed a decent amount of time to review a 1,700 square foot dwelling. Additionally, I was not walked around the exterior of the home and was only directed to mostly aesthetic issues within the home (rather than anything that may be considered structural).
Desired outcome: I would like Lennar to address the issue and re-instate the claim, ultimately repairing/finishing the incomplete stucco work on the side of my home.
My condo building has been without power for about 4 days now.
On Friday, July 7th, after a rainstorm at about 1 PM EST, the power to my Huntington Crossing in Alexandria VA condo building went out. The local power company came out to effect repairs, but they could not because the main breaker was owned by the home developer Lennar. My HOA sent a technician to effect repairs but was unable because it was determined that the breaker needed to be replaced. Lennar sent another technician on Sunday, July 9th, who came to the same conclusion that the breaker required replacement. During this, residents were not offered any relief, such as a temporary generator or temporary residence in a hotel. We are experiencing record-high temperatures Im Alexandria with no end in sight as the average high this week will be 92.
Desired outcome: I would like to have either my power restored or temporary housing until this issue has been resolved. In addition, a complete repair timeline by Wednesday

I purchased my home at 1310 Arrowhead Point Road on June 3, 2022. During final walk through on closing day over 10 items were noted to need repairing. Within 30 days another 8 and over the year it has total 21 items falling under warranty repairs contract with Lennar. All items have been submitted. lennar turned around and closed them all without completing work. I have had to reopen the same 21 issues multiple times over the year because Lennar jsut closes the issues without doing any work. At over a year later I still have windows installed crooked, missing windows sills, broke door frames (installed broken by Lennar), missing screen doors and window screens, stairs not meeting the walls with gaps to where people can get hurt, metal grouted into the floors cutting up my kids and dogs feet, flooring not done right, financial reimbursement for damaged property due to Lennar workers not paid to me yet, drywall damaged by Lennar workers not fixed, foundational issues not corrected, and the list goes on. Lennar continues to say they scheduled workers and I take time off work, my husband takes time off work, we move medical appointments, I miss my service dogs training, etc to meet Lennar's claims of work to be done. Then NO ONE shows and Lennar just disappears refusing to make any contact.
Desired outcome: Lennar to complete all warranty repair items within 30 days of this complaint.
Earnest Money Refund since May 2023
Why is it difficult to get your earnest money refunded back to you in a timely manner? It took only minutes for Lennar to withdraw the earnest money from my bank account via technology, but to return it, you have to wait up to 90 days or more to receive it. And why is that amount of money sent through the mail without a tracking number for anyone to track its progress. Is it possible for them to at least send refund in a certified check or something to track it? Or maybe the customer can pick it up at the sales office that took your money.
These days there's all kinds of fraud dealing with the US Mail, and scammers. Especially check fraud.
It scares me to come to the realization that I may never see my money again. I thought Lennar Homes was an excellent builder and trustworthy to do business with and now I am very weary. I am a senior on a monthly pension. I really hope that I could get my money back.
Being lied to by the salesman
This is the second time to try and get someone to contact us. My wife and I went to browns crossing west in athens al on wed may 31st 2023 to look at a home we were thinking about buying. We were told when we looked at the model home that our home would have the same features. Well, when we asked about the shiplap on the living room ceiling, the fireplace and crown molding we were told it wasn't included. This is a complete different story than what we were told earlier. I would like to discuss this issue with someone with authority, but it has been over a week now and still can not get anyone to contact me.

I applied for home mortgage using Lennar mortgage for a Lennar home. I submitted all requested info. House not to be built for nearly a year. Several months went by. They never told me I was denied. They started asking fir more info by another person as if starting all other. I said I was already working with a person and they received everything already and I didn’t want to work with someone new. The original person emailed me saying I was denied and needed to reapply and my deposit would not be refunded because I never told builder I was denied. No one told me I was denied or that they wanted more info until months after the original 30 days and the Lendor is the same asks and works for with directly with builder. So builder would already know everything even if I wasn’t told. When I was told I said they needed to cancel my contract and refund the money. The Lendor said hold on wait I’ll get back to you then sent me a letter of denial months after ai originally applied fir the load. Lendor and builder said I would not get the deposit back. Months have gone by then I received email that builder/ Lendor found out I was still on the contract and asked me if I wanted to try again for the loan. I said I would but only if they again to refund my deposit if I didn’t qualify again. They said no. I could reapply and they would use my deposit as deposit on house only if I was approved but if I was denied They still would not return my deposit to ne. I did not agree to that and said so want my deposit. I have received no further information and lennar still has my deposit. Help! Contract
I went into contract with Lennar on 3/15/23 and provided my earnest money. The first offer I accepted on my current home did not go through so when my agent asked if I could get a refund of my earner money I was told no the contract was iron clad so I continued to show my home and accepted another offer. I remained in constant contact with Lennar mortgage they continued to ask for documentation which and 2 weeks into closing I’m told the house I had in contract had been sold already. During this time I did receive a DocuSign to receive a refund but I didn’t sign it since my house sold and during this time I was still in contact with Lennar mortgage company. I was not aware that the house I was in contract with sold until I called the sales rep on 4/12/23 to ask when we could do the walk thru since we were expected to close on 4/25. Not one time during all this did the sales rep communicate with me and when I expressed my frustration he stated he didn’t need to communicate with me. I asked how could he sell a home that I’m technically under contract with since I didn’t sign the documents to receive a refund and they still have my earnest money and the sales rep says the document doesn’t have to be signed my question is why send it if I don’t have to sign it so technically we would still be under contract. So here I am a week out from closing on my current home with no where to go. The home just went into contract this past Friday with another buyer and they were not even willing to cancel that contract since technically we are still under contract. Do Not consider Lennar if looking for a home they do bad business.
Desired outcome: At the least I would like an apology for lack of communication even Lennar’s mortgage company was unaware that the house was sold to someone else since I just received the appraisal on the home in and a resolution would be nice.
