I lived in Sherman West Apartments, owned by Moss & Company, for a whole year. I stayed there for the entire lease period, and I didn't have any issues with the management. When I left, I made sure to clean the place really well. However, it's been a while since October , and we still haven't received our rent deposit back. We've sent a bunch of emails to the manager, but they keep saying it's still being processed. Lately, they've just been ignoring us.

Moss & Company is a terrible company. They don't communicate and will rip you off. Avoid them like the plague. I'm not even kidding. We were left high and dry on the morning of a move-in because the property manager didn't like that we found issues with the apartment that needed repairs before it was safe to live in. They literally ended the lease without any communication. This company is utterly disgraceful. Giving them 1 star is too generous.
Incompetent
Incompetent. I decided to move management companies after they failed to notify me of a late HOA payment. The notification was sent to them but they did not inform me. It took almost three months for them to accept calls and transfer information to the new management company. They did not pay me my last month's rent, nor the repair contingency funds. After over three months of trying to contact them and receiving no response, I am a forced to proceed to small claims court. Do not use this firm.

Moss & Company manages the rental building I live in since May . They recently changed, and it's been a big nightmare dealing with anyone who knows what they're doing. We had a break-in on our patio where a thief got into the building, accessed locked areas, jumped over sharp iron fences into our patio, and stole a bike. This happened almost two weeks ago, and they haven't done anything to help or be responsive in this scary situation. They complained that the 24-hour window was too long to review the surveillance and couldn't do anything. Not only did they ignore this situation, but they've also been really unprofessional with our other requests.

Maintenance requests are ignored, the resident portal doesn't work, it's impossible to reach any of their departments to get answers or anything addressed, whether that's residential management, commercial, or even their tech department. They will issue a written statement about any present hazards/concerns, but will never execute on the solve; essentially covering their butts in writing but never actually going through with their stated actions. I've never witnessed a more negligent company. Stay away if you're looking to rent from a building managed by them, and look elsewhere if you're seeking property management.

Don't rent from them, stay away as far as possible from this shady "company". We've been living in our unit for more than 8 years now and yet have been so neglected because we're not on the "managers" good side. There's so much preferential treatment going on here, it's ridiculous. We've been living with a broken AC which we've begged for over 3 years now to fix. We've had to pay for wooden floors out of our own pockets because our carpet that was molded due to plumbing issues in our kitchen causing a flood in our apartment years ago was never even acknowledged. We pleaded to please change the carpet and all they did was take pieces of other carpet that had been removed from other units and stitch it on. Our bathroom walls have mold on them and they've never done anything regarding this situation. Our kitchen sink has been leaking for over a month now and after multiple attempts to reach the manager, he finally replied after filing a complaint with the corporate office. Please don't give your money to this company, all they care about is money and not the well-being of their tenants.
This place is the worst
This place is the worst. Moss took over my apartment complex like two years ago after our building got sold and it's been nothing but problems since then. First off, it's like impossible to get ahold of anyone at the company. They don't answer their phones. If you leave a voicemail, no one calls you back. If you send an email, no one responds. I tried calling the "emergency line" once and it just took me to some after hours answering service that didn't do anything. Things have been broken in our building for months and even though we reported them, nothing has been done. My neighbor's heat has been broken for over half a year and there's no solution in sight. They're really bad at communicating and they often do construction or turn off our water without telling us. Our building manager apparently went on leave and nobody from the company told us. The only time we ever get a response is when we report them to the city or threaten to not pay rent. This company is a joke and I don't get how they're still in business. STAY AWAY.

I think I found a lawsuit against Moss & Company. They use the Rent Cafe Yardi system and a form called "Resident Selection Criteria" to trick people into agreeing to let them submit an application under false pretenses. This is probably illegal. They pull people's credit reports before they even apply for the apartment. Moss & Co does this to screen tenants before offering them a lease. They've probably done this many times in different states.
I'm talking to the company to fix this, but they're arrogant and think they can get away with it because most people don't understand the Yardi system. But they messed with the wrong person.

1. They lie about the security and noise levels of the building to trick tenants into signing a year lease.
2. Once the building is occupied, they stop doing basic maintenance, like letting the pool rot.
3. They ignore residents' communication about theft, trespassers, and criminal incidents in shared areas (like a homeless man in the gym, attempted break-ins, and property damage worth almost $1,000).
4. They allow extreme noise between 2am and 6am, trying to drive tenants crazy and make them break the lease early.
5. They boost their Google and Yelp reviews with staff members and fake accounts to hide the fact that they're the worst property management company in Southern California.
6. And they do it all over again.
The fact that Franklin *** and Maria *** only respond to tenant complaints with FAKE GOOGLE REVIEWS is embarrassing for anyone in property management. They're complete amateurs, and their bad customer feedback all over LA county proves it.

I live at a Moss Community in Azusa. While I understand that these times are unprecedented, the team has been great. Any issues I have not been able to work out with the Manager, her boss Christina has been wonderful. I have lived here for several years, and I have noticed that over the year and a half or so this property has had some amazing changes. I will admit that when I first moved in the property manager was NEVER in the office, and was never available. I can't tell you how many times I would go to the office and NOBODY would be in there or they office wouldn't open until 11 or 12 even when the sign said 9. It was soooo frustrating, and I could never get in touch with anyone from the office. I have seen lots of awesome changes, especially to the new employee they hired, she is wonderful, super kind, and extremely helpful, and is always there, and on time. They have made great changes to the living quarters, including adding a dog area that's fenced in, we just got a new grill. I am a little bummed they filled in the pond, but understand it was needed due to the horrible mosquitoes that would stay around the area. Overall, the last few years have definitely changed my mind about any issues I had in the past living here! Great changes Moss, whatever you've done, has made a huge difference.

Listen to all of these reviews! This is one of the most unprofessional companies I have ever dealt with. A tenant at Zelzah Court in Northridge was looking for a roommate so that they wouldn't have to move out. We were dealing with *** as well as briefly with the manager for this property which is under Moss & Company's management. During the application process, they had one excuse after another for not submitting for processing even though all financials were submitted and there was a guarantor to ensure there were no issues. Then it was "we will submit today and call you in a couple of days." Which never resulted in any calls. Then it was, the tenant is moving out however we were in touch with the tenant and they were only going to move out IF they couldn't get someone new on the lease with them which we informed the management team. So they resorted to telling the tenant it was unlikely our application would pass *** telling us that the tenant (who was already on the lease) was unlikely to qualify for the apartment ("But we cant discuss that matter in any further detail."). A complete runaround for several weeks, ignoring of phone calls, and now the tenant will have to move out and we are forced to find a new place. Stay away from any property managed by this ridiculously underqualified, unprofessional management company.

I've lived at *** Argyle Avenue in Los Angeles for close to a decade, and it's been great - UNTIL December when the building was sold to Moss and Company. Saying it went downhill would be a compliment.
Here's just some of what they've done since they took over starting in Jan 2021 (at the HEIGHT of Covid cases, the stay-at-home order still in affect, meaning residents had be home and work from home while all this went on)
CONSTRUCTION:
- Since January (it's now November) there has been construction everyday starting between 7-8am and going to 4-6pm.
- Workers stomping on the roof, tearing apart empty units, leaving dust, dirt, tools, and trash everywhere - none wearing mask
- Water being turned off (without notice, or papers taped to your door in the late evening the day before)
- The front door was left open so workers can come in and out, and many times packages were were stolen within an hour of delivery.
- No notices about any of this, or notices posted the night before (such as move cars out of garage for work, yet work was never done that day)
- Turns out, they didn't have permits for any of this work. A few of us contacted the city and shut them down, only for them to return and threaten to evict the ones who made the complaints (luckily the eviction moratorium protected us).
ACTIONS TO GET US TO LEAVE ON OUR OWN
- Cannot reach anybody to fix anything. If you email, there is no response for weeks and calls go right to voicemail.
- They wanted to save money, so got rid of the pool cleaner - so we had a disgusting green pool all summer long
- Lights were turned off in front of the building and courtyard, so you couldn't see while walking up the stairs and outside was very dangerous with the homeless people coming up from Hollywood.
- A neighbor had their hot water turned off to only a slight drip ("still legal") and was without hot water for 2 months. The only way it got fixed was them calling the City and filing a formal complaint
- A smoke detector alarm was going off in an empty unit and no one would come out to turn it off. For 5 days, all day and night it beeped.
- Noise all day, everyday. Whether it be construction, or loud neighbors trying to cover the construction noise with music, and no manager or anyone to contact about it.
All of this worked, as the apartment building which houses around 45 units now only has 11 people living here. Most people couldn't take and left, thus Moss and Company can fix up their rent-controlled units and rent them for more with someone new.
All of this is to warn you. The building may look nice now which the new paint job and some new carpet, but if this is how they treat residents at the peak of a pandemic, just think of what they'll do on a normal day.
Moss & Company is owned by a guy who lives in another country, owns over 100 buildings in LA, and thus could care less about anything but money, and screwing over as many residents in the process. Give a quick search for "Moss and Company" and you'll see other's having similar experiences. They know how to get away with illegal activity just enough to not get in trouble, knowing the processing times for the city give them enough time to sneak by doing what they want with no repercussions, while making residents lives miserable in the meantime.
Please, I hope you see this and find a better home elsewhere.

Moss & Company is a company that we used when we moved from *** on August 15th. After we paid all the expenses for moving out, which amounted to $203.70, we requested the return of our deposit. We have been trying to reach the manager since September, but we have not received our money back. The attached document displays the amount that has already been paid off ($203.70), as well as the remaining deposit amount at the top.

The rent should only be around $***, maybe even less, but it says *** because they charged us for June when we weren't even there. We gave our 30-day notice on May 6th, 2022. We still haven't gotten our deposit back from when we first moved in. I just want to know when they're going to fix this issue.

I applied for an apartment at their building on 6th Street in Burbank, letting the company take the application fee from my account. I didn't know I also gave them permission to withdraw a whopping $500 "holding fee." I saw the fee in my bank account and assumed it was like a security deposit and would be returned, though it seemed kinda weird. But later, I found out I only had 72 hours to decide on the apartment, even though other applications were still pending, and Moss and Company would keep all the money. The company's rep, ***, won't give me a refund, even after I told them my concerns.

I had a transaction with Moss & Company on 08/04. They wrongfully charged me $***, and currently, they are withholding $*** from me. The problem arose when Moss Company charged me for a full month's rent even though my lease had already ended. Throughout the move-out process, nobody informed me to turn off automatic payments for rent and utilities. So, I kept it on, thinking there might be additional charges for settling final utility bills. I never expected to be charged for a full month's rent after giving my 30 days' notice and ending the lease.
Due to their negligence, I didn't have enough funds in my bank account to cover the charge. As a result, my account became overdrawn, and I incurred multiple overdraft fees. For the past 8 days, my bank account has had a negative balance, leaving me unable to pay my bills or buy food. To make matters worse, Moss & Company is also withholding my security deposit. They claim that I have to wait 8-10 days for a refund from their fraudulent account.

I moved into *** apartments in June . There are neighbors upstairs that persistently stomp, run, and bang around all day every day. In our lease, there is a clause that forbids the disturbance of neighbors with loud noises, especially during early morning and late night hours. These rules ain't being followed by them, and I've reported this back in August. We've been going back and forth, but no resolution yet. The second issue is our washer, which has been broken for over a month and a half now. Someone came out and figured out what was wrong with it four weeks ago, and supposedly, the part was ordered three weeks ago. I ain't heard anything else from management in three weeks about these matters, despite making multiple calls with voicemails and sending multiple emails. I recently reached out to Moss & Company directly, but no response yet. It's crazy that as a paying resident, I can't get in contact with management for long periods.

On October 26, my sister applied for an apartment online. After submission, she noticed mistakes but couldn't edit the application. She informed the manager about the issues, who initially didn't want to intervene. Despite this, the application was approved. The following day, the manager accused her of fraud due to the addressed discrepancies and of having an unauthorized occupant. The manager was disrespectful and hung up during their call.
On November 5, I called the manager for the corporate number; he hung up but later texted the number. I texted back, intending to report the issue to the ComplaintsBoard.com. He called me thrice, which I ignored, then texted claiming he refunded the money and to cease contact. My bank records show no refund. He also texted that he reported us for false information.

I live in this building and they told me that my unit needed repairs. They said it would take 4 days and I would get a credit. They said I would get *** per day for not being able to use my bedroom. But the repairs took almost 2 weeks and they only gave me *** credit. They lied to me about the work and how long it would take. They had a big machine running and it made my electric bill higher. It took them 2 months to get back to me about the credit. I called and emailed the supervisor many times but she never responded. After 7 days, they started the work but didn't finish. I called the office and they didn't know when it would be done, but they said they would give me *** credit for each day without my bedroom. I asked them to call me when the workers would come back. They never called. I went out of town for work and while I was on the freeway, they called to say the workers were at my door. I told them I didn't know they were coming that day and that I was out of town. They agreed to send them back on Monday. My bedroom was sealed off with plastic and a hazardous label. I couldn't get in at all. On 8/17, they moved my furniture out so they could start the work. That was the first day I couldn't use my bedroom. They finished the work and moved my things back in on 9/4. After waiting 2 months for a response about the credit, someone else told me I would only get ***. I don't understand why.

Lease violashuns on managment side. Unauthorized entry to apartment numerous times. Mold issues never addresed. This is in regards to issues when living at ***., apartment 9, from [protected]. 1. When I first signed a lease, I was told I would have a parking space. Within just a few months of moving in, they started a seismic retrofit project. I moved in 05 and this project was started in 10. We were told it would be a 6 week project. We have had very limited access to our space, often no day time access at all, and the project continued until we moved out. We never signed anything or had anything addressed to us, but I spoke to other residents and they all signed something acknowledging the project. Year term ended in May and I put in my 30 days notice June 1st. while working on the project on the driveway, a light fixture in our master bathroom was shattered and there was glass all over our bathroom, including in our toothbrushes, lotions, etc., that were sitting on the counter. I also work from home with my real estate because I am the primary care provider for my son ***, and there has been many times were it has affected my ability to be productive because of the noise. 2. December 22nd, I went to turn on the heater and it didn't work. I requested someone come look at it, and I was told the heater needed to be replaced and I would hear of a time and date asap. that was december 26th. I reached out for an update with no word from anyone January 5th. The heater was not fully installed until February 11th. At that point, it wasn't really even needed anymore. 3. Since moving there I have been incredibly ill and have seen multiple doctors and most recently they believe I have been exposed to black mold (started seeing doctors 08- still seeing them March )I sent a black mold kit to be tested to see, and it came back positive.I notified the apartment manager,***. *** has also had symptoms of black mold exposure including lymph nodes that are being watched by his doctor because they are still swollen and have been swollen for months. We have had chronic sinus issues and Melodie complains of headaches. We have all visited the doctor for our symptoms. 4. I was badly shocked and had to go to the emergency room, when I woke up to the fan on the fridge going crazy. I unplugged it, and spoke to our building manager *** on the phone. She said she would have the vacant unit's fridge upstairs taken down to our unit as soon as possible. I asked if I should clean out the food we had and she said yes. She called me back about 2 hours later and said she couldn't get anyone to come until much later in the afternoon, and to hold off on taking out food until after she got there.I had already moved all of the food but decided to plug the fridge back in and put the most important items in the fridge to stay cold, which was when I was shocked. I have requested doctor reports of the medical records. I did have a small burn on my hand which I will attach as soon as I get my medical records. 5. Our building manager entered our apartment with no notice, and I have an email record telling her I feel incredibly violated. I also have had a maintenance man show up when I told my manager I wouldn't be available to let him in with plenty of notice, and I have had a maintenance man come into my house after asking him not to enter MULTIPLE times while I was changing and didn't have clothes on, and *** was not dressed either. I have every single email correspondence saved and would be happy to provide.
