Nobody told me that I would be able to use my kitchen.
Let's start from the beginning real estate agent said path light is known for keeping their homes clean. Great to know found a home beautiful applied for it few bumps because of technicalities and formatting that they would like. Got past that paid my deposit received the phone call Friday June 21st being told that I can't move in until the 28th. Now I had had my move-in date when I put the deposit down. My husband had just plane ticket and gave up his workload. I had already secured the truck and was told if I'm making any changes within the next 24 hours I will be looking at a different rate because I had changed it before. They told me that if I wanted to move in I have to accept it as is let me know cleaning I say if I'm going to be cleaning because of you have the place for longer than 2 months and you knew it was available and you knew on the 18th when you sent me and my husband the lease telling us that we have until the 21st to sign it. I couldn't understand if you they didn't clean it between that time from the 18th to the 24th and I have to clean it just so that I can move in on the 25th compensate me for cleaning it because I'm doing your job but I'm not going to prolong the moving and lose out on more money so then they tell me that they're going to go ahead and clean it it was not cleaned 100% not a big deal it was clean the majority of it that's all that matters. We was able to move in on the 25th get in the reason why they had to do the order to clean it was because of the refrigerator so when I open the refrigerator and see that if that was the reason they didn't want us to move in and I couldn't see what big of a difference they had done since the real estate agent had walked through for me. The refrigerator was still dirty. The dishwasher when you walk in you see that it's falling apart. The stove when you open it the hinges have fabric coming out of it like bristles. So when I called and I was telling them they was telling me to do the walk so I did to walk through found a pair of scissors in the AC unit tubing which explains why the unit is probably working too hard. I then try to use the stove top we had a green not to use the stove bottom so I tried to see about the stove top. I just wanted to boil some water and make some noodles because there's no microwave. I thought I can at least use a microwave I will order me a microwave. Aside for the drawers and a shelf being broken in the refrigerator and block of ice and not being able to I wouldn't use the water ice anyway on the dirty refrigerator but it's not going to be able to be used and hearing the refrigerator going constantly I was like let me go take a look at it so it's missing parts and broken parts but they when I called and talked to pathway the young lady explain to me that she's been there for a while and she's never seen them replace a unit based off of these things she said that they're going to have to first send someone out to look at it and me looking at it and knowing I have enough common sense about how appliances should be functioning in the kitchen I don't know I have like a some decades on this Earth where I kind of know what to expect from my kitchen. So let me go back to the stove you cut one of the burners on it's a gas stove to ignite all of them are trying to ignite while they are turned off. So all you have is a whole lot of gas fumes and one burner taking a while to light so each time you try each one of the burners all of the burners are trying to ignite and not being turned on. The technician came and confirmed that the refrigerator needs more parts he did not look at the dishwasher nor the stove because it wasn't on his work order. And I understand that because it's a possibility that someone else could have been coming out for it I guess. The young lady told me that I'm accepting things as it is and that I can replace the refrigerator if I want to because everything comes as is but they can't replace it for me this is before the technician had come and said that the parts that need to be replaced a lot of parts. He said is basically like not having a door there on the freezer side now I did think that the freezer door was coming off of his hinges because of the way that it looked he assured me it wasn't. But he did state that with all the parts missing I may as well not have a door there. I just didn't expect that and then not only that I have to pay them to manage bills that I can pay and manage my own self so the water bill sewer bill and trash bill are to stay in path light's name. But I have to pay the bill once they receive it plus a $9.95 service charge for them managing the bill. I'm confused because I was always under the impression that if the bill is going to remain under their name then that mean that it's their responsibility so why am I paying for it and if I'm paying for it don't charge me a $9.95 service charge let me just manage my own water bill the sewer and the trash it should be their bill from what I'm understanding but they're making the tenants pay for it and then pay them for telling them about the bill. I'm here for 3 days now.

I have been trying to reach someone at Pathlight Property Management regarding my lease renewal, repair requests not being acknowledged and reimbursements of services paid on Pathlight's behalf. I have made many attempts to get this issue resolved with your customer service department. They tell me they will take care of it, but nothing gets done. I have escalated this issue with Pathlight as Well as Home Partners of America, requesting a call back from a Manager to no avail. Currently my new lease has not been signed due to being overcharged for premium rents. I have just recently received a new lease however Pathlight is trying to charge me for 3 months of premium rents. I have also been told I would received a reimbursement check for payment to a repair company, I have yet to receive it. I requested they stop charging me to air filters since they are sending the wrong size for over a year, they continue to send the same air filter and continue to charge me, I requested a repair on a broken refrigerator, Pathlights vendors could not come out and inspect the unit in a timely manner, therefore I was forced to purchase a new refrigerator in the amount of $2400.00. The list goes on and on.
Can someone please give me a call at [protected] to resolve these issues, Most importantly the renewal of the lease. I've been paying the initial amount however the premium rent amount have been escalating.

Roofing
We have requested several maintenance requests and Pathlight ID only doing small fixing instead of doing full repair. We noticed some leaks and did a maintenance request and vendor informed us that the roof is 15 years old and need to be fully replaced. Pathlight denied the process and ask the vendor to just do some repairs. We are in the process to buy our rental and have an inspector coming. The inspector confirmed that the roof needs to be replaced. Pathlight is refusing to fix this issue knowing that they are fully responsible for major roofing issues.
Desired outcome: Replacement to roof prior buying the property
Mold mitigation and coerced move-out
Our home flooded over two months ago. Pathlight still has not had maintenance come to our home for water damage and mold mitigation.
We had called and messaged repeatedly asking for them to take care of the health hazard. We informed Pathlight that we had asthmatics and my elderly mother living in the home with health issues.
We were set to buy the property, but once we realized a month had gone by without any mold mitigation and that Pathlight had no sense of urgency in fixing the problem, we decided to rescind our intent to purchase and find a new home to purchase rather than buying a clearly damaged property that Pathlight clearly had no intent of fixing.
We articulated that the issue needed to be resolved ASAP and that we would need to break the lease. We have never been in default of our rent. Pathlight allowed us to break the lease but chose to penalize us in another way by forcing us out of our home by an arbitrary date of July 23rd. We asked to stay until our new home closes on August 27th.
Pathlight sent a lease release document to sign with a clause that we are not able to seek legal counsel or any action against the company. They refused to give us the information of Pathlight/Home Partners legal counsel when repeatedly asked. In sum, Pathlight:1. Failed to mitigate water and mold within any reasonable amount of time 2. Chose to penalize us by coercing us to leave on their unreasonable terms. Our family is experiencing extreme stress and financial hardship due to having to find and pay for a temporary residence on short notice for our family of four and two dogs. We will incur thousands of dollars in temporary housing costs in addition to the extreme stress of having to move our family twice within such a short time period.
Pathlight is acting in bad faith. They need to mitigate the mold now and allow us to move by August 27th.
We are not asking for much given the egregious neglect of PP Prop Mgmt and their callousness towards our family.
Desired outcome: Mitigate the mold now and change our move-out date to August 27th.

Not getting my full refund
My refrigerator stopped working, and it took a month to get a replacement. The Property management did try to have it serviced; however, it would only chill for 30 minutes. The service company advised Pathlight to replace the refrigerator, but the path light denied it. The service department thought if they added freon, it would work. The service department tried everything possible because they knew I was hospitalized and my medications needed to be chilled. I also informed Path Light of my circumstances, and they did not care. After three weeks of calling them repeatedly, pathlight finally decided they would get a replacement refrigerator, but it would take an additional two weeks to receive it. I told management I couldn't wait that long. I was advised I could purchase one and get a refund. I asked if I could get approval to purchase a refrigerator, and they approved me for $1950 after shopping around for a good deal. They sent me a message via the message center in writing with approval up to $1950.00 with No restrictions. I purchased my refrigerator, and they say they will not cover $1950.00 even though I have permission via writing for a refund that was supposed to take up to 72 hours. I was just told by the top manager denied my request, and I would no longer receive a refund of $1950.00. I sent them proof of payment and my approval letter of a refund for $1950.00. They do not care. Obviously, this company does not honor their words, reneging on a promised word and or approval is given, or the company's integrity. I would hate to go to small claims court for something that could have been avoided by honoring their word. This Is a company with no principles. I would hate for this company to be audited, and if they found out that they were ripping their customers off, they would be fined high, and I pray that they don't end up in court for misleading customers. I've uploaded my proof.
Desired outcome: Full refund And my compensation for not having to refrigerate 30 days.
Pathlight Management will not return calls, HOA dues past due
Pathlight has not paid our HOA dues, we are not responsible for paying. We have contacting Pathlight since April concerning this issue. We received an update in our portal early May that we were responsible for paying HOAs fees. We read our agreement and that was not the case. We have received letters taped to our door, and our mailbox. We have been harassed by the HOA for this payment, we paid part of the dues to prevent there from being a lien and we thought it was stop all the certified letters.
We have over a dozen messages in the portal and calling for someone to call us since April and not one person has reached out to us. We need get some correspondence through the portal, but no one would call us back. We ask back in April that we wanted to set auto pay and needed some assistance, but no one would call us back. We finally figure it out and set up, but then told we were locked out of the system on May 18th.
Desired outcome: We need someone to call us and speak to us, not 1 word sentences they til to leave in the portal.
Maintenance
So, my ac/ heating units has been messed up since around June 2022 may be a little before that. They have sent several people out here but no one seems to know what they are doing. They have even replaced one of the units but the people that they sent out here replaced the wrong unit and had to go back and correct it. Well, ever since that has happen I have been experiencing issues with the ac unit. I have called and made several maintenance orders. The maintenance people come and the air works for two or three days. Now currently it’s been going on two weeks with no air and they don’t seem to care and it has been anywhere from 75-90 degree weather where I live. So, that means that my house been 80-88 degrees. Something has to be done because I’m disabled and my health can’t take all this heat.
Desired outcome: I just need something to be done about Pathlight maintenance chore. They need some real professional experience maintenance people that’s gone get the job done.
Worst Company to rent from !
I would never recommend using or renting from these guys ever. When there was a issue with the house it seemed like they did everything they could not to fix it. They would in the end if we keep bugging them. When the water heater went out in the middle of the winter We had to get a hotel room on our dime so my family have a warm shower as we tried to get them to fix it. Im not sure if it was that we are a family of color, but I can't say enough how unhappy we are with this company If we could we would give them negative 5 stars we we would. We have moved out and are so happy and relieved to be done with them!
Remove the legal fees that were added on March 29, 2023.
How can I get in touch with someone at Pathlight about $1,125.00 in charges that were incorrectly added to my ledger on March 29, 2023? No reason or explanations were given. These charged first appeared in November 2022 after I underwent open heart surgery. They were removed in January 2023, but are now back on my ledger. I've emailed and spoke with Pathlight representatives, but no one is following up.
On Yelp, a Pathlight representative replied to several complaints, including mine, advising us to email [protected]@pathlightmgt.com, but that is not a working email address. After sending an email to that account, the following autoresponder is sent to the sender:

I am writing this review to express my extreme dissatisfaction with Pathlight Management, a property management company affiliated with Home Partners. My family and I have had a terrible experience dealing with them since moving into our home, and I cannot recommend their services to anyone.1. Our property's kitchen was flooded on move-in day - a problem that should have been resolved before we took possession.2. The air conditioning was not working when we moved in, which is unacceptable in the Florida heat.3. It took Pathlight Management 45 days to "inspect" the home, and we have since encountered numerous issues that could have been addressed before we moved in.4. We were told utilities would be billed separately, but they continue to be added to our rent.5. Our kitchen cabinets have been moldy since we moved in (September 2022), and despite multiple requests for help, they remain unfixed.6. Pathlight Management seems to prioritize finding the cheapest service providers for repairs over timely and efficient service, resulting in long wait times for approval and completion of work.7. We had no ventilation oven hood upon move-in. It took months to install, and even now, it still lacks electricity.8. There was no fire extinguisher provided, which is a safety hazard.9. We have had a shower with falling tiles since August 2022, and it was only fixed last month.10. Recently, we were double charged for utilities, and this amount was added to our rent ledger. I strongly advise against working with Home Partners or Pathlight Management. They have demonstrated unprofessionalism, a lack of concern for their residents' well-being, and overall negligence. My family and I are eager to take ownership of this home as soon as possible, but unfortunately, we entered this program due to the current economic climate. In the meantime, we are left to deal with Pathlight Management's incompetence and indifference.

Tenants neglect 13310 ne 92nd street - vancouver 98682
The tenants at 13310 NE 92nd Street need to be spoken to. We have contacted Pathlight multiple times over several months with no solution. The tenant’s lack of responsibility to maintain the yard and the shrubbery connecting to the fence is out of control.
The overgrowth from their yard has caused the fence to rot and the ivy to force the fence post from their frames. We have been maintaining the fence as best as we can. It is to the point where it needs to be replaced because of the damages and continued lack of care by your tenant. The other two sides of our fence are in good shape and not rotted. It is only the side that connects to your tenant. After purchasing multiple supplies to clean up the ivy and repeatedly removing the ivy, it keeps growing back. The branches from the bush in the tenant’s corner pulled the corner of the fence down. We have cut down multiple branches at no avail. The front fence is rotted and falling apart as well. They have multiple broken down vehicles that they leave in the road and then park in front of home owners houses. They have so many people living in the home that it shouldn't be an issue to clean up the property.
We have filed reports with the County and the Sheriff's department, and nothing is being done about this.
We have been dealing with this for over three years, and we feel the tenants need to start taking responsibility for the property. We are fed up with the tenants and the property managements lack of concern.
Desired outcome: They need to cut down the ivy on the fence line. Maintain the bush in the back corner that is pushing on the fence. The fence is broken due to their lack of maintenance. They and their landlord will help pay for fence repair/replacement.
The Company as a whole
Pathlight Property Management is the worse. They rent to individuals and don't do through background checks. This property was sold to pathlight in 2017 and since then it has gone down hill. There has been 5 different renters in this property so far and no one stays over a year. Why? because some are illegally renting the property and the rent is sky high. The latest renter just got evicted and all of their stuff is set outside in the drive way as I type. The backyard is full of trash. See photos. Pathlight will hire some crew to come in and barely clean the property just to rent it out again to someone else that does not care. The carpet has been destroyed, the house smells like urine from all the dog feces and the walls are destroyed. There have been dog bites from previous renters pets and unwanted rodents due to the trash. Pathlight should be ashamed of themselves and not be in business.
Desired outcome: Sell the property and stop renting to crooks
Drywall/Paint Ceiling
Once again Pathlight is the worst company ever. Please please do not lease with any programs that have relations with Pathlight. Incompetent and horrible service. They sent a company to paint over replaced drywall in our kitchen ceiling and this man did a horrible job. I sent pictures and I just received an email from Pathlight that this a cosmetic issue and they canceled my work order. Like how dare you tell me it's cosmetic when the company you chose messed up our beautiful ceiling. We've been living in this house 7 months and I've had so many work orders since day 1. I can't wait to move from this place and put these horrible experiences behind me. I hold heartily DO NOT RECCOMEND PATHLIGHT! They will not help you. I won’t reveal who I am because I still rent and work for them. As soon as my renting period is over, I’ll ditch the work too. I feel trapped. Lesson learned!
Desired outcome: Lost work & went days without heat and found mold in my house. This was not my desired outcome. I’m scared to say who I am now. I feel they treat me worse if they know.
Late Fees, Maintenance Request, Rental Approval
We rented this house April 6, 2022, we should have never been approved to rent this property! We were not able to pay the monthly rent in full and have received late fees each month $300+ dollars. The carpet was filthy, they cleaned only 1/2 room! Was scheduled for maintenance repair for kitchen faucet leak, Maintenance never came or called! This has been a nightmare rental experience! We will not ever lease from Home Partners with Pathlight as their maintenance people. I've not rented in over 10 years! this has been ridiculous! We will not be renewing this lease!
Desired outcome: Refund my $6,000 deposit and keep your word on repairs to be done! We will not be renewing this lease!
Poor response to maintenance
Every since I moved in 06/04/22, i"ve had maintenance repairs that needed immediate attention. It took a month to get my shower and faucet fixed. Then my other bathroom needed repair and that took a week. Then the electrical box needed repair that took almost a month. Recently we had a power outage and the refrigerator went out. Apparently the poweroutage fried the circuit board. I called for immediate help being this is a health and safety issue, their vendors were saying they only have appointments for 8 days out. I had just bought groceries and my food is going bad at this time. A so called LEAD calls me and I tell them if I have to replace it, im taking the money out the rent. THen I was told to find my own local vender. I did just that had to pay $79 out of pocket and my person came the next day. They ended up finding someone later and scheduled them for the same day later in the evening. Both vendors had to order parts, becuase my vender could not get the part for 5 days and theirs said 3 days. I cancelled my vendor. Low and behold their vendor did not get the part in 3 days and I had to wait an extra two days, with my groceries on the PORCH. I want to file a complaint about how poor the customer service is and the response to emergency situations. I took off work friday waiting on a vendor that never showed. The time window was 12 noon to 5 pm the vendor called at 5:10 PM and said the part did not come.
Desired outcome: I am recieving a good will credit of $150 and a $79 credit for what I paid the vendor. However I don't find $150 enough being that I had just went shopping and my groceries was more than $150.
Stealing money for an eviction
I rent a home from Pathlight Property Management in September my rent was 5 days late I was charged $179.00 for a late fee but on top of that late fee were two separate legal fees I was charged for an eviction I was never notified my mail or email never served by a Marshall so, 3 months later I go to pay my rent and notice all these additional charges on my account they took my rent in September they charged me a late fee it wasn't until December that I was charged these attorney fees. I have called them about this and they tell me to read my lease agreement but, my lease agreement does not say that they can charge me for additional stuff and not notify me of these charges, I want to take them to the court what they did was illegal but I am being told by my county that they can not serve them I am in Ga Pathlight is based out of TX what should I do I want my money back these crooks need to be stopped and shut down..
Desired outcome: A court appearance In ga I want my two legal fees back totaling $375 plus the late fee of 179 that I was charged for my rent being late 5 days
Water tank
I have gone 7 days with out water because pathlight refuses to approve a replacement for my water heater and only wants to replace parts that are not available in this state and they have turned two vendors away and is expecting me to live in unsanitary issues I have called every day. I got strung along failure to communicate and failure to follow through I have had to call back to find out that no one was coming back. It’s unacceptable I had to go to a hotel to take a shower for my family of five I’m going on day seven.
Desired outcome: I filed a complaint with the attorneys state general tacoma housing authority and the health department.
Don't fix anything
I have been at my residence since 2019. I wasn't even in the house 24 hours when a drawer in the kitchen came off. It's 2023 and it still is not fixed. My fireplace does not work, another cabinet in kitchen on backwards, attic door won't close. For all of these, I was told it's cosmetic and won't be fixed. It look them 7 months to remove a tree that fell in backyard. This caused conflict between my neighbors and myself because it took down their gate. I have had a ticket in since August 2022 about the foundation to the house, it's now February 2023 and it's still not resolved. Because the are HUGE gaps between the floor and the wall, it has created a way for mice to enter my home. This company is the ABSOLUTE WORST!
We want the issue fixed and a mold inspection paid for by Pathlight Management Company.
Since November of 2022 my son, Andrew Leftwich and his roommates have been dealing, complaining and documenting an ongoing flooding issue that has continuously been ignored. The leasing company, Pathlight Property Management continues to say “we are sending a vendor out” and no one shows up.
To make this situation more frustrating, this company was well aware of this issue before these current renters signed the lease and there is proof of that within the company’s own portal, now making this a problem they have allowed to continue for a minimum of 1 ½ year. This is pure negligence. This company has covered up this issue by replacing carpet before this current group of renters moved in. Since the leak has started (when it rains) these renters have had to extract the water themselves every time it rains. All this company has done is simply rip out the new carpet and provide fans. This company is continuing to collect full rent and has refused to negotiate a reduced rent – even though these boys have lost 1/3 of their living space. Please understand, this is not about the money. This is a true health hazard and risk.
We are continuing to be ignored by this company. Most recently, on Friday, January 13th Ken with Pathlight promised to reach out to my son to insure something was scheduled to get this situation fixed. He did not. We also called last night just to sit on hold for 47 minutes to simply be forwarded on to a voice mail.
Pathlight Management is not holding up their end of the contract and health is now an issue. In their portal, they are now saying someone is to come out to the property on January 24th but at this point, how is finally fixing the foundation going to determine and or fix the mold issue this house now has? They will not address this. We are really searching for help before taking this to small claims court. Small claims court will not insure their health. We wish to have the company fix the foundations and a mold inspection done Pathlight Management’s expense asap.

I entered into a contract with Home Partners of America/Pathlight I have been deceived this whole time I had spent almost 60 days trying to contact this company when my payment was late due to having covid I moved into this home in June missed julys payment and the company sent a notice stating I was 5 thousand dollars behind which was impossible after sending money to an escrow title company and then paying a prorated rent all of these double charges the company pretended as if they didn’t receive my June payment I contacted the bank and I was told it cleared however I’m living in a home that I had plans to purchase from them that has never been inspected and has electrical issues this company has caused so much emotional trauma on my life I wired this company 11k dollars last week and they tried to tell me they don’t accept partial payments and that they just wanted the property back which seems strange to me if someone is paying you you would take the money. My contracts have been changed the home I’m in was never eligible for the program they changed the zip code to make the deal work I have been interrogated by their attorney and two operators from the leasing team after phone call hours. The home was unclean upon moving in for a while I never knew who Pathlight was because my deal was done with HPA i was also charged for a roof that was never put on and 11,400 dollars in renovations that had never happened a bank wouldn’t finance this home due to it being 30% over the vale of pricing not worth it im so done with these fraudulent people. There’s so many law suit lawsuits out on this company they need to be stopped
