Removing my caravan
Last year in january I had an accident and was unable to work due to this. As a result I informed park resorts of this due to not being able to pay my pitch fees. They informed me that I could pay half and then pay the rest monthly. I then managed to get the money to do this but was then told it was too late and the fees had to be paid in full. At this time I was still not working and kept in touch trying to sort the problem out but I was then informed in may by a friend that my caravan had been moved from the pitch it was on. When I went to see about it I found that they had broken into my caravan and removed it. I had quite a few personal belongings outside the caravan which had gone missing and also had my belongings inside the caravan. The manager told me that they had notified me of this but I told him that I had not received anything from them. He then told me that the caravan was being sold the following week. I asked if I could retrieve my belongings to which he said yes. When I got to the caravan everything inside was on the floor and there was quite a bit of damage to both the outside and some of the items inside.
I then left and complained to them and their head office about the way I had been treated but got no reply from their head office. I have now been receiving letters and emails from a debt collection agency saying that I owe nearly £3000. They sent me an email on 8/12/2016 and it clearly states in there that they disconnected my caravan in march and also it shows that they are still saying that I owe for pitch fees for the whole year. I have spoken to them and asked what this debt is for and they told me that it is for items outstanding and does not include pitch fees but in the email from december it clearly states in the invoice that they are still charging me the pitch fees and that the caravan was sold in june. I have asked why I am being charged when it is clearly stated in the invoice that the caravan has been sold. Then yesterday I received another email from them saying that they are prepared to drop the amount by almost £1000 to just under £2000 as I have told them that I am still not working and not receiving any income and am awaiting another operation due to my accident and I am currently moving between friends and family to live due to splitting up with my partner last year. All I want is to solve this matter and cannot see how I owe money when park resorts clearly sold my caravan in june
Ground Rent for ownership
we have recently brought a caravan for 11, 000 and the ground rent is about 4, 500 which we can afford however the money we get to pay the rent comes from a tenant living in our property because of this when she is late with rent we are we have explained the situation to the manager and he said that he will speak about putting us back on direct debit which allows us to pay 480 a month however they refused however the manager said he would give us 2 weeks to start paying before the caravan is disconnected from gas electric and water however another staff member said that we will be disconnected as of 12/07/2016 which is tomorrow which is making it hard on my diabetic and epileptic son who lives with me and my other son when we first moved in they knew that we had just moved out of our house and had no where to live yet they still gave us the caravan despite the requirement for a council tax bill which we didn't have till late in the year which is also causing problems so now we have money to pay but despite this they are refusing to give us any time to pay they. I WILL BE TAKING IT FURTHER IF MY SON HAS ANY FITS BECAUSE OF WHAT THEY ARE DOING.
Your people who are using your account sure do type just like you. So just like you do not believe my occupation, I do not believe there are that many illiterates in your circle. Or maybe, I do.
actually I have told some of the people I know about this comment but they don't have an email so they used my account each one on my profile was a different person in almost the same situation and also I understand that you may not believe it but how I see it is that you say you work for a pharmacy but I don't believe that and neither does the others that has used my profile so. also this is our opinion and I done care what u think.
How many accounts are you going to post under? And how many times are you going to reply to this? One, I work in a pharmacy.. Two, I understand rental lots lot rents. I also understand when you buy into a park you are responsible for pulling all relative tax data so that you get an understanding of what you are going to be billed. Three, when you can not afford to pay a bill because someone else did not pay you, you can not afford your bill. So you over extended yourself. Four, your son's medical issues are not the responsibility of the rental agency. It is his. Five, if you really care about your son'd issues, then you should be paying your bills on time, or selling the property and moving him somewhere he can afford to live. Or if he is an adult, he could get a job and help you pay.
Either way, you are in the wrong. You will be lucky if they do not slap a lien on the property.
I feel sorry for you I was in the same situation four years ago I had my £15, 000 caravan for 6 months and it got sold because they had a missed payment that they wouldn't let me pay then pay monthly again it got sold for £200 and shark resort ur right I also have looked at others and spoken with people I know who are living like that but none of them had any thing good to say about park resort.
I feel sorry for you. I had a caravan from park resort and I had the same problem in the end I gave up the caravan and got £200 for a caravan that is worth £15, 000 and this was a few years ago and I only had it for 6 months how does 6 months change £15, 000 into £200 that is a joke and I wish you good luck in your fight against the money grabbers.
its clear that u have or are working with them as we have looked into what other thought and we are one of 100s of people I mean the site we are at has 4 or five in the same situation that we are in they can afford it but the site had one missed payment for some reason and they will not put them back on direct debt so unless u look at others opinions before judging this complaint. THEY ARE MONEY GRABING A HOLES AND SHOULD NOT BRAKE THE LAW TO GET PEOPLE IN AND THEN BUY THEIR CARAVAVAN FOR NEAR TO NOTHING.
bull I am in a similar situation I have shown them that I can pay but they have refused direct debt because my bank was trying to protect my account because a large sum was coming out and I had explain luckily it was near the end of the year so the amount I had to pay was not much but 'wine is good' don't know ### because u properly got some where better then here I am not saying all of park resort is bad but some of them just want money then they get more by buying and selling what they just sold to others.
### when they sold the caravan they should have told us that they required a council tax bill and also that we cant live for more then 11 months and besides you don't read properly we can afford it that's not the point any way the point is that they would let my son die because the medication needs to be refrigerated which cant happen with no electric.
It does not matter what they did. It matters that you owe money you can not afford and you want to blame them for the problem. Your financial issues are not their problem. If you can not afford this rent without your tenant paying, then you can not afford this property. This is on you, not the person you are renting from. Any action you take will have you on the short end of the law here.
£19995 caravan now worth £1500 ONE YEAR LATER
Holidayed at Eyemouth park resort and loved the area so after a sales pitch decided to buy. A year later we're unable to travel due to ill health we approached site office to talk about selling and we're stunned to hear our caravan was only worth £1500. I've heard of depreciation but £17500 loss in one year is ridiculous, after that we went through a whole cat and mouse chase with managers in site office. We finally had to pay 2016 fees or face dire circumstances,
For some reason they are always changing managers or are out on site or on holiday. I believe park resorts need to be investigated for some sort of highway robbery.
Dubious trading practices
In September 2015 my Aunt (75 years old) bought a holiday home at Sandy Bay site on the Northumberland coast near Newbiggin -by- sea at a cost of £10, 000. Unfortunatelf due to a sudden downturn in her health she now finds she can no longer use the caravan. So on 22/03/2016 I approached Park to see about them buying back the van, they had asked for first refusal when she bought it, now I know why! I was told they could only offer "book"price for that size, make, bedrooms etc, this came to £1, 800 ! So in 6 months it had devalued by a staggering £8, 200. and as thie interim period had been winter it had only been used 2 or 3 times. The fees have been paid for 2016 in Dec 2015 as per site rules. I am absolutely appalled at the treatment she is recieving, no one answering her calls, if she does get someone they promise to ring back but don't. Now I know how Park at Sandy bay can pay for the new expansion, by scamming people out of their hard earned cash by offering a pittance to buy back caravans which people have invested a lot of money in, then no doubt selling the same vans for another £10, 000 as soon as another customer (mug) comes along. Obviously staff are selected for their lack of concience. D Cowton.
How the company operates
EASYLET GUARANTEED INCOME SCHEME
Park resorts the whole 2015 season also including the Christmas period.
I signed up for the whole of the above, they let my caravan on four occasions from 02/10/2015 to 16/10/2015 the revenue generated was £318.93 but after deductions of linen charges @ £10 X 2 bookings £20.00 commission @ 20% plus VAT £71.74 leaving me with total earnings of £227 19 . I asked for this to be paid to my bank on 10/11/2015 I am still waiting for this to happen.
During this period I had paid all the bills asked for Gas, Electricity, Interior cleaning, Exterior cleaning, Linen charges.
The situation at present is that because I complained about what was going on they have terminated my right to occupy a pitch on the park but they are still claiming the £4, 067.84 2016 site fees, they are also threatening to take legal action to recover the above fees which I cannot owe due to their action and the threat of ruining my credit rating.
Selling Caravan Back To Site
We bought an ten year old caravan three years ago at one of Park Resorts holiday parks. The van cost us just around £12, 000 Due to change of circumstances, we can no longer afford the high rent, and need to sell. I contacted the park at the beginning of May to inquire about selling the van back to them. But, apparently the person who dealt with this had...

After what I can only describe as the holiday from hell ie wrong accommodation, dirty, plastic in clubhouse food.ive followed the correct complaints procedure to me offered the disgusting sum of £43 in compensation of a £1159 holiday and want to know what to do now as I'm not willing to let such a cowboy company to get away with this.

Park Resorts allowing bulllying by owners children to a child with a disability.
We are having to leave Cresswell Towers due to our daughter being bullied by 2 owners children. She is terriefied of going back there...No help at all from Park Resorts. We are removing our holiday home from Park Resorts on 17/04/2015.
Costing us disconnection charges and removal transport.
No help at all from them and the other owners not even disciplined about the bullying from there children...
We are absolutely shocked at the attitude of Park resorts to this.
We are going to see a solicitor about this.

SHARK RESORTS
Park resorts
I had a last minute booking from a young lady and her children on Friday 4th of July but on Saturday the 5th I received a call from the caravan site at approximately 5pm (No other calls before) to say there had been an issue with the lady and her friend staying in my caravan, causing trouble on Friday night, so the site have had to disconnect my water and electric supply to the caravan as the guests would not leave the caravan site.
I drove down to site arriving half an hour later to find the lady leaving the caravan with no problem and my caravan without water or electric, so I went to the manager and apologised for my guests’ behaviour. He accepted my apology and sympathised with my situation, I asked if my water and electric will be reconnected by Monday afternoon as I has other guests arriving at 3pm on the Monday and he guaranteed me that it would, so I left site.
Monday came and my caravan cleaner attended site as usual at 1pm to prepare the van before the other guests arrived, only to find no water or electric on in the caravan. She went to reception to find out if it would be on before 3pm and they said they would send someone within 15 minutes maximum.
30 minutes passed and nobody arrived, she then phoned reception to be told she will need to come back to reception to speak to a member of staff, where she was told that she would have to pay a disconnection and reconnection charge (£52) to get it reconnected.
She then contacted me, resulting in me taking time out from work to ring reception to explain that I was not aware of any charge being added to my account as I had cleared up the issue with a member of management. As I’m sure you can appreciate, I was annoyed that i was paying a cleaner that couldn’t clean and I had to take time out from work to resolve an issue that I assumed had been resolved two days ago (I felt like I was being held to ransom)
After a few more calls a member of staff agreed to put the gas and electric back on asap but this didn’t happen until 4pm after my new guest arrived, resulting in me having to give them a £50 refund for the inconvenience.
After being out of pocket and a lot of inconvenience caused all round, I assumed that was the issue solved, until I later received a bill approximately 2 months later asking for the £52 disconnection/reconnection charge. I visited reception and explained the I received no further communication Until I received my annual site fee through, a month later, including the £52 charge on it so I attended the office again and was told the charge would not be dropped as I was responsible for my guest.
I appreciate I am fully responsible for my guests at all times and always try to ensure they abide by site rules at all times, and aside from this one occasion I have had no trouble with any guests. Had I of been contacted by a member of staff on site immediately or at the first available opportunity, I would have attended site myself and ensured the guests left as requested, but being contacted the day after and finding my supply had been disconnected is not acceptablesituation (again) and received very little help or interest, I explained I would be sending an invoice for the money I lost (refunding the guests, visiting site and taking time out of work to resolve this) which totals more than the £52 I am expected to pay, and was reassured by the lady she will look into it for me.

rip off fees
WORSE THAN WONGA - SHARK RESORTS - This is a plea from one owner to another of a static caravan on any park resort site it appears we all have the same problems - lobby the head off and tell them we are not going to keep paying their rip of prices and putting up with their rip off antics - tell everyone you see not to get caught up with this unscrupulous bunch.

Scandalous!
I concur with all of the comments about this company - I don't know how they are legally allowed to trade. They are a disgrace. A relative hadn't been in the caravan a year and had to sell for personal reasons. Firstly offered £500, raised to £1, 000 and she ended up with £1, 500 - for a caravan she bought for £10, 000.
But get this - it was conveniently worth £10, 000 when they 'invited' her to upgrade to a £20, 000 van! Thank goodness she didn't. They were also advertising a van only one year younger than my mum's for £14, 000! And don’t even try to sell privately as they stitch you up completely. Their contracts are so unbelievably punitive - they might appear to be legal but they are immoral!
They make more profit from a client exiting a rented plot than signing up
The important thing is clients signing up at the beginnig have a better chance of knowing what they are signing up for.
To take our dogs to the seaside as most hotels did not accept dogs she decided to buy a lodge by the sea. of her bad luck she ended with the Park Resorts at Naze Marine, Walton-on-the-Naze.
She decided to buy an unfinished Lodge (Platiunm) priced at £60, 000 on the web at £70, 000 (they lied to her the £10, 000 extra is the premium she pays to be in the Naze). This was near the end of 2011.
She spent another £10, 000 extra on e.g. paving the area around the lodge and putting up curtains and TVs in each room.
Within couple of months from the purchase of the Lodge she was diagnosed with COPD and could not travel. Therefore decided to sell the lodge. As she had no idea on how to sell the Lodge privately she asked the Shark Resorts to buy it back. They offered £30, 000 for the £80, 000 she had spent. She was willing to let it go at £50, 000 but they did not respond. Finally she had to let it go at £30, 000 making £50, 000 loss.
Shocking accommodation
I booked a sun holiday to park resorts bideford bay. It is our only holiday of the year and so was very much looking forward to it. Upon arrival the site is dirty and aged. We checked in ok and went to our "silver" "chalet" well it looked more like an airraid shelter you wouldn't let animals sleep in. The smell was horrendous. They'd put us so far from the entertainment and up a really steep hill. We have a 3yr old and she struggled to get up it. We decided to just leave as after a walk round the site we decided was no point complaining on site as it all looked pretty disgusting to be honest. Once home I complained via their website but keep getting the same scripted email back. They are basically saying it was perfectly acceptable and we should of let them deal with the issues on site. Needless to say they are not offering any form of refund and that's basically it. I am disgusted by the company and my children are left holiday less this year!

We just came back from cayton bay and our bedding stunk of petrol. Nothing to light the cooker curtains didn't fit. It looked trampy. Our car was scratched . Too much money for a disgusting caravan. Emailed 7 times . Still no reply. X
Just stayed at Cayton Bay and will never stay at Park Resorts again .The caravan was absolutely filthy and had not been cleaned when this mentioned to the housekeeping team she just shrugged. The cups were filthy and chipped, hair on floor and carpet badly stained. The dog barking started about 8am and continued until 11pm dog Poo outside so grand children could not play outside.Perhaps we should have complained to the dog owners but they were the most foulmouthed women you could wish to meet and there own car had been keyed from one end to the other. So if it was you who stayed at JAY 27 please can you ask for help as you need it.This was a Silver plus caravan and cost £740 I did not expect the Ritz but the whole holiday was a disaster .The only good side was the staff in the restaurant and security staff were excellent and very friendly and helpful.
Owner
Bad company, promised the earth and lots of help and letting of the caravans we bought, we bought 2 vans and moved another oto site and got offered free rental for 2 yrs and steps and gas, plus free letting service then at 8% after that for all vans.
well after spending over 30000 on everything they decide oh the rules have changed and we dont let vans older than 7 yrs now!, that was the whole idea of going there. im now pulling everything off there in the next few weeks and using my own equipment to do it let them try and stop me moving my own property off to haven least there more honest and have a head offixce if things go wrong, park or should i say shark resorts seem to have no formal head office now just a park support team at hemel.
dont do it, dont go there, dont even buy a holiday there. they are ###
My mum has recently bought a caravan at Martello beach Jaywick.
She was promised the earth, she got nothing, the van was not ready, the ramtec wasn't fitted, doors was put on, refund for insurance wasn't refunded, toilet sink ruining the flooring due to leak that the. Previous owner had trouble with, the list goes on but the park manager Dave doesn't step up at all.
Park ridiculous results!
Bought van last year. Promised work would be done within 28 days. Have chased up with so many people including manager Lower Hyde, admin, lettings and 3 different sales managers. Odd bits done but not ceilings. Due to illness need to sell. Offered £2, 502 for van and decking. Van cost £13552.50. Decking ordered end Nov 2015 cost £5456.94. So much for relaxation! Most expensive holidays ever. After insurance, water rates, gas and electric etc this has cost nearly £2000/ month. Said initially would let in season and were assured this would be ok for next 5+ years. Now told cannot let as over age. Total sharks
After Sales Care
Park Resorts - Stay far away from Park Resorts [Comment in Complaint]
Agree totally with comments, bought a mobile home at Southview Leisure Park in Skegness, not for subletting but to live here for 10 months of the year. The after sales attention is appalling, am trying to find out who to complain to above the Parks Manager, because the general manager at Southview is so ignorant, doesn't even acknowledge having received a letter of complaint, if anyone has a name or number would so appreciate..

Static caravan rip-off
We purchased our static caravan from Park Resorts a few years ago and soon found that some of the residents were complaining of being driven off site by the bullying tactics of the general management and to be honest we didn't really pay much attention at first and thought that being warned beforehand would offer some protection should we be subjected to the same type of harassment.
In other words we would see them in court however recently a static caravan on the site was bunt to the ground and not long before that an old clapped out caravan that was owned by Park Resorts was placed just next to the caravan that was raised to the ground during the fire and the gossip around site is that the park was trying to push the owner of the caravan off site because they need the space to sell more static caravans and the old shack parked next to it that was not even plumbed up to services was an insurance write-off job.
Today we found ourselves subjected to "unusual actions" and can only conclude that we ourselves are now on the hit list because our caravan is located on a particularly attractive location within the park and knowing what has gone on before makes us extremely concerned about how we should proceed in getting the hell out of here especially if we put up a fight and the camp site acts outside the laws.
I post this to not only warn the public but to offer some protection should our caravan suddenly go up in a puff of smoke and the park tries to say that it was just another accident.
Caravan sales beware of verbal promises
Visiting a Park Resorts Ltd holiday park for a holiday puts you in a good frame of mind. Beware of the VERBAL promises by Park Resorts Salesmen of how you can buy a caravan with a small deposit and the finance supplied by them will pay for itself each month with very very PROMISED OPTIMISTIC rental income. If the company makes you a promise ask for it in writing signed by a director listed at companies house as staff turnover is very high and normally changes every season. This means your verbal promise of rental income that is unlikely to transpire can never be taken to court as misold as you probably will not see the sales (high commission based )person after the season has ended. Leaving you with high finance payments to pay each month on a rented plot of land that you can be told to vacate your caravan from in 30 days with a cost of 15% of your caravan to take it off site plus discoonection charges for water & electric. Beware of any VERBAL PROMISES and seek a solicitor before signing up as you are making a big commitment to pay for many hidden charges with a contract that COSTS to terminate. BE AWARE that park resorts caravans devalue very quickly should you want to sell which has to go through them at 15% they rarely buy back unless at a very low price less the extra termination charges. As you do not own the land that your caravan is sited on and cannot seek legal protection from normal leasehold or Park Homes legislation you have very little rights and must not do anything tp upset Park Resorts as they will ask you to remove your caravan at a cost. Advice - find some cheap freehold land and buy a second hand caravan on ebay reasonable ones from £4, 000 ( where do you think Park Resorts get them from at the market rate ). Goodluck with being careful to get advice first from caravan organisations to avoid an expensive venture. Remember if you get the verbal promise in writing you can take them to court and you may find that they will not put the verbal promise in writing for that very reason.
Stolen caravan
I owned a caravan which was financed and was sited on Valley farm caravan park. I had some financial problems and approached the company (Park Resorts) for help or advice. I was told they were not interested and I had to pay my outstanding site fees or they would sell my caravan.
I pointed out to them that as the caravan was financed they could not sell it...guess what, went to collect some of our personal effects from the caravan and it was gone with all my families belongings. When I spoke to the staff they claimed the did not know where my caravan had gone to but asked me not to contact the police until they had investigated. I received a call approx. 10 days later telling me they were sorry but my caravan had been sold and was now in Norway.
Despite meetings with the park Manager I am no further forward however I was informed by the finance company that Park Resorts had paid off the balance outstanding without my knowledge.
I have paid 2-3 months of finance for a caravan that was sold without my knowledge...all our belongings including family photographs have been lost ..we are without a caravan and have not been offered any compensation by Park resorts.
I have requested a name of someone at head office to deal with...not forthcomming
I have rquested info. on the sale of caravan...not given
Overall treated like a pieceof dirt despite their acclaimed customer service mission statement
I believe we are entitled to better treatment than we have received and should be compensated for our loss and stress we have gone through
A very sad story indeed and it would seem that park resorts acted outside the law but you may had got off lightly because the word going around our park resorts site in the UK is that a caravan was burnt to the ground because the owner would not be intimidated to leave the park and not only that, the park placed another caravan next to the unfortunate persons static caravan and that got burnt too as an insurance job.
As they say "In for a penny, in for a pound"
Stay far away from Park Resorts
Park Resorts Ltd operate caravan park across the UK and have sold many caravans which attract high yearly fees which increase alot after the second year which is often when the free of charge period ends and it becomes clear that the high promised rental income has not transpired but any income is held onto by Park Resorts to pay for increasing level of fees and unexpected add ons from cleaning the caravan, clearing leaves, expensive insurance etc get everything in writing from the salesman do not rely upon verbal sales patter and get a solicitor to check contract as he/she will make it clear about the small print especially when you want to end the contract or sell your caravan this can be difficult so do some more research on the net about Park Resorts Complaints to get an overall picture of the reputation the company has and how it treats its contracted in - customers who just wanted a dream holiday home by the sea at a reasonable cost not something with lack of maintenance and increasing high yearly fees - register with office of fair trading if you need to take things forward and join a growing list of complaining customers that require looking after.
I am not an owner but have been very interested since reading many, many, complaints as to how this industry is run. the only way I'm afraid to bring this company and others like it to heel, would be to hit them in the pocket. they rely on the sale of vans to which they will have full control of once sold. i:e, they can determine the length of time the van can remain on their site. Their agreements can be changed annually even though owners are told that their agreement with the site would be for many years. I sympathise with all those of you who have worked so hard for a little luxury, only to be saddled with sharp practices from these people, and believe me, it's not only PR, complaints are coming in from many sites that operate in the same way. It seems the industry itself is Cumulating similar tactics. As I said at the beginning of this post the only way is to hit them in the pockets and as many of you are doing by letting as many people know about their sharp practice. if they can't, sell vans, and more people become disillusioned, it would be hoped that someone would sit up and take notice. However, I would have to say don't hold your breath.
My Farther-in-Law has a holiday home on Manor Park Hunstanton, he has been happy there for the passed 7 years and now a new manager has come along and wants the elderly people off the site, two years ago my mother-in-law whilst holidaying there became very unwell and the ambulance was called, she was taken to Kings Lynn hospital and spent a few months in there, the hospital asked my farther-in-law where he was staying and he told them Manor Park the hospital obviously took that address down, unfortunately she died in hospital, the other day for some strange reason a letter was sent to Manor park from the hospital addressed to my Farther-in-law, the manager called my farther-in-law into the office but did not take him into the office instead he waved the letter in front of his face in the reception area saying that the older people were taking liberties and staying in their holiday homes far to long, he would not give him the letter and didn't let him explain, however he did manage to say that he was retired and loved staying in his holiday home, he spends around three weeks at a time then goes back home, the manager then said I have 45 of you lot to get off here, then a couple of days later a letter came for my farther-in-law, not on official headed paper just plain paper from the Manager stating that he has to report to him every couple of weeks and that he had to give him energy bills for the last 3 months and a council tax bill, I called head office and they said that he can produce any form of letter proving his residency, this manger is clearly bullying the elderly as several elderly people has already left and having such a short space of time have had to sell their caravans back to the site at a snip of the price they could have got a lot more money if they had more time, my Farther-in-law would like to up grade his holiday home this year but the Manger said that he would not let him do so, why we are not sure, clearly this man thinks he owns the site as I managed to speak to him and all he kept saying that my Farther-in-law was using his holiday home as his main residency, I told him plus sent him a copy of his contract, which states that he can use his holiday home from 15th February - 15th January, it does not state any where in his contract about the length of time he can use it before going back home and then returning, this has got to stop.

I have recently rented a lodge at a cost of £1000.00 for the week. Luxury they said. Brand new they said.
Here are all the faults we had.
Beds were very worn asked for help none given. Mattress toppers were talked about but that's all.
Washing machine was broken.
Dish washer was stinking.
Blinds did not move up or own.
Not a fully equipped kitchen.
Filthy dirty dishes.
Stained carpet.
Dust and hairs in living area.
Extractor fan with grease and months of dirt in it.
Shower had ginger hair all over it.
No fishing on site when advertised as one of the main attractions of Chichester Lakeside.
Busy road traffic noise all night.
Swimming pool shuts too early.
And after all this they tried selling me a lodge for £130, 000.
Was that bad we cam home early.
Don't waste your time or energy even going to this park.

when we purchased our caravan for 56, 000 pounds we were sold under false protences as we were not told that you had to provide council tax, as we live abroad 5 months of the year.and not residing in the caravan.we took all the paperwork into the office to prove this, and was asked to provide proof of flight tickets[ridiculous]to prove that we reside there.also we asked for my husbands stepdaughter to be put on the caravan as part owner, and was told that because he was not on her birth certificate and not, a blood relative we could not put her on.althou we provided her marriage certificate, with my husband as step father on it her passport, and council tax form and laura in the office from park resorts valley farm keeps harrasing us that we will be thrown off the site .even though we have provided everything that they asked for, and since we have been on here there has been a gang rape, rented caravans who they are not worried who goes in them, there has been several fights which owners have reported to the office and they said there is nothing they can do about it.we would recomend anyone to own at park resorts caravan.
Wow so pleased I found this site and the complaints about park resorts. I was very close to buying a van from them on their Heacham Norfolk site, but now they can go...! I am still very keen to buy a caravan in that area but now feeling a bit apprehensive. Can anybody suggest any nice sites in the Norfolk area with decent morals...?
I wish I had looked at this site before I bought a caravan, but I was due to retire and move south and I was down a dark hole after my partner replaced me. My advice is check the year of the caravan. In 2011 I bought one for £11, 995 which the salesman said was giving me free site fees. They were actually in the price. LIAR. I'd only had it ONE week and he was on the phone wanting me to upgrade. I upgraded to one with ch. after 4 months and paid £17500. He gave me £6000 back on the first one so look how much I lost in 4 months. He resold the 1st caravan for the same price I paid £11, 995, They fiddle the paperwork because the salesman said "that's how Head Office like it". They pull figures out of thin air. I had spent £30k in four months He said caravans do not lose their value. LIAR.. It was now end of season so they put this next one on site three months later. I did not get the salesman doing the handover, he said he was busy cause 35 stupid people had bought caravans. They charged me astronomical amounts to plug in again. Whilst on site they even charged me for two gas cylinders when one was empty. Lady in office said "you asked for two you got two". But I didn't. This caravan was 9 years old, some sites don't take them after they are 10. I could not wait to get it off site which again they fleece you for. They are thieving lying ###. I reckon in under 2.5 years after I got rid of this 2nd old one, I lost £22K and I could do with that money now being on zero income.. Steer clear of Park Resorts aptly named at Rottenstone Lane in Scratby.
Re my report of Park Resorts Sandy Bay. I too have sent my complaint to BBC ROGUE TRADERS PROGRAMME. So come on everyone it only takes a minute.
In August 2015 my Aunt (75) bought a caravan at Park resorts Sandy Bay Northumberland. Unfortunately due to a sudden downturn in health she is no longer able to use it. This being the case she tried to sell privately with, according to Park, no success. So she said she would sell to Park and asked for a quote. Facts and figures last August the caravan was valued and bought for £10, 000 including fees for the year until Dec 31st this works out at £10, 000 minus £1330 = £8, 660 for the caravan alone. She was offered £50 plus the rest of this years fees! So that is £8, 610 depreciation in 10 months! With the £50 plus the 7 months still left in this year she SHOULD be looking at a return of around 1, 900 on an investment of £8, 660 + £1330 + this years fees £3, 200 a grand total of £13, 190, making a total loss of approx £11.290 in 10 months. No wonder Sandy Bay is being upgraded!
