I’ve been trying to get this payment to you guys since May, after two months I was told I needed to get a authorization letter out to you so I did in August 18 so the City of South Fulton option my info I guess because they need a w-4 Shantrell at Selene sent it out Augusta 29 two month later I’m in foreclosure that’s not much time. It took 4 months for you guys to even pull my account up since it came from Wells Fargo

Check came with my deceased mothers name on it
They won't reissue another check they told me to refinance the loan. I told them like HELL will I refinance my payment will go up 500.00 a month. I have an 2.9APR I will not go to an 6.5APR Even if I wanted to refinance no lender will approve because they will have to do an appraisal it would cost me 400.00 any every appraisal will fail because my roof is really bad they will require the roof to be replaced before they can refi. STAY AWAY from SELENE FINANCE they are the worst mortgage ever they lost my mothers death certificate and the quick claims deed. My mortgage has been bought and sold 3 times in 8 years so I had no choice they sold it to Selene. I would never refere anyone here. I give them a 1 star rating and that is being generous. These people are SHARKS and SHOULD BE SHUT DOWN!

I am sorry to hear about your dealings with Selene. First thing Selene is a collection agency, not a mortgage company. Did you have durable power of attorney over your mothers' affairs? If not, I believe you can go to the clerk of court and declare executor of her estate. In no way am I giving you legal advice. Depending on the state you live in. I would personally file a complaint with the Attorney General's office. Like I stated before in no way am I giving you legal advice. I also am having issues with my account with them. Good luck and don't give up.
Mortgage / monthly payment department / accounting
My mortgage was sold to Selene 3 years ago and it has been a nightmare ever since that time. Mortgage payments are made early each month but every single month we get a call from them stating no payment has been received when our bank shows it was paid. The payments are not made by mailing a check, they are direct payments from our bank directly to Selene. It took 4 months to even get a statement from them so we could figure out what was happening each month with our money. We were told by an employee that their accounting system was old and needed to be upgraded and sometimes it took 15 days for customers payments to be applied. When we finally received a detailed statement - there were pages of unexplained charges, every single month, showing late, unapplied funds, misc payment, etc. Then I find out they have been charging for PMI insurance on the loan, with no notification or justification to do so. We have tried so many times to get answers and we get nowhere with them. We have faxed, emailed and called with our bank statements showing all payments sent from the bank timely but we get the run around. I just found out there is a class action lawsuit filed against them for this exact reason. I have already contacted an attorney to file against them for predatory practices. I also just found out Selene has been reporting my payments as 30 days late to the 3 credit bureaus every month for the past 3 years. That was the final straw. The credit bureaus are aware of Selene's practices and assured me they are investigating.

asking for more funds on escrow account, not needing
I have sent request in writing, verbally regarding closing my escrow account due to Selene doesn't know how to project or disburse funds. They increased escrow account due to property taxes, but they projecting an additional increase of $ 2400 yearly just in case. My escrow account has never been negative and they want more funds to make more interest..

My husband and I brought a property on 9 September 2021 which was sold to Selene Financing who has been the lender for years on another property that we have owned for a while. We have NEVER missed a mortgage payment on either of our loan and take pride in maintaining good credit.
That said, I received a call from Selene on 1 December 2022 stating that we were two months behind on our mortgage. This was unbelievable! I made the payments immediately and did further research to try to determine what happened. The bottomline is there was some confusion in the two loans. In the process of clearing up this matter, I notice that my interest rate had moved from 4% to 18% overnight. After spending countless hours on the phone, I was able to talk with a manager (he stated that he has never seen anything like this) who stated that the note was written such that if a payment is more that 30 days late, the lender has the rights to move the rate up to 18% and they did and that there was nothing that could be done to reverse things at this point. My settlement attorney reviewed the note and determined that our loan should have never been placed in default because it not in default and believe that someone (at Selene) put in wrong information in the system. I need Selene to take care of this matter and change the interest rate back to 4% immediately!

Failure to notify - foreclosure
Back story information: My x-husband and I owned a home together and divorced in 2008. Per the divorce agreement he decided to retain the home and wait to sell it due to the market at the time. He accepted all responsibility for the property and in 2010 refinanced with Bank of America to remove me from the bank note however I remained on the deed of trust to protect my interest in the property. A notary from BOA came to my home which is in a neighboring state to complete my paperwork therefore my present address and information was in the paperwork. A quick claim deed was also completed to change us from married to tenants in common. All documents reflected my new name and I have not moved since 2008. There were no children so I rarely spoke to my x unless something came up.
On July 9th, 2022 I received a phone call from a realtor inquiring about the property and asking why we were not selling it given the market and letting it go to foreclosure. I was absolutely shocked. I knew nothing. No one had contacted me regarding the property. It took me several days to track down my x who had apparently suffered a mental health crisis and he abandoned the home in 2020. I was furious. I reached out to a friend who works for a real estate attorney who did some digging. She provided me with the substitute trustee law firm Brock and Scott who was handling the foreclosure for Selene finance. I reached out to Brock and Scott who confirmed that my current information was in the file however all correspondence in my name was being sent to the property. The property was in pre-foreclosure and I could sell the property if I wish. I went to the property on July 25th for the 1st time since 2007 to find the home completely insecure. The back door was left open and unlocked by the property preservation company. In speaking with the neighbor across the street she informed me they frequently left the front door wide open and she and her husband would go over and close it. I hired a realtor and an attorney and spent 4 days removing everything in it and cleaning. My x husband at the advise of his attorney signed a quick claim deed turning the home over to me as the sole owner.
My attorney reached out to Brock and Scott to request a continuance for 90 days to give me time to hire a contractor to fix a few larger issues but Brock and Scott denied the request. I received a payoff on the mortgage through Brock and Scott. The mortgage payoff was $140k with 45k in fines and fees on a home that the market value is 415k.
The date of hearing on the property was August 17th so we had very little time. Fortunately but not fortunate the courthouse had a influx of Covid cases and all hearings were rescheduled. Our new date was Sept 8th. Without a continuance granted we had no choice to list the house severely under market value at 335k. We received numerous offers and the property is now under contract to settle on Sept 27,2022
On August 31st I called Selene Finance and spoke to a rep who was very helpful. I filled her in on the situation and she instructed me to send a copy of the new deed that was recorded so that I could be added as succession giving them the ability to legally speak to me. I sent the deed and in a separate follow up email I recapped the conversation and also sent the contract.
I made a follow up call on Sept 6th and the rep who did confirm the documents were received was hostile with me. He refused to speak to me or let me explain that I was awaiting the account update. He was so incredibly rude. On Sept 13th I made a second call to follow up on the account update. This time the rep was increasing hostile and would not confirm the receipt of the documents but told me I was not on the account. After that phone call I sent an email to my attorney to request he intercede.
The hearing on Sept 5th I drove back to where the property is and had to stay in a hotel and met my realtor and attorney at the courthouse. We verified we were on the docket. When it came our time they took us to an office to meet with the magistrate. The substitute trustee for Brock and Scott failed to show but had requested a continuance until Oct 17th at the very last min thus wasting mine, my attorney and my realtors time but also costing me the gas, hotel and fee for the attorney to be present. My lawyer was sure to mention it to the magistrate and he mentioned that Selene Finance would not work with me. He also explained I was not the account holder and I had only just found out about the circumstances of my property by chance.
Today, I still can’t get Selene Finance to update the account. I am requesting the fines and fees be removed as the entire situation was caused by their own failure to notify all property owners.
Desired outcome: I am requesting the exorbitant amount of fines and fees, be removed to include property preservation, lawyer, sheriff, inspection, substitute trustee, late fees, notice of hearing, title, corporate advance and accrued interest.
Marked my payment late despite asking for additional time
My mortgage like many others in here was transferred to Selene in 2017, since then many things have happened, from not getting statements on a monthly basis, to increasing my insurance values to posting a late payment when I called to ask for extended days due to a family emergency. Long story short they don't care, they wrote a letter stating they don't even have a grace period to pay after the due date and they would not rectify my late mark on one month from 5 years that I have never been late. I called, many times, wrote letters, emailed, called again and again and they just stay onto a script. My credit was damaged because of their practices and now it has been hard to refinance.
Desired outcome: removal of the late mark as there is evidence I called to explain the situation 1 time in 5years that it was past the due date.
Mortgage payments and insurance deductions
I have sent payments via wire transfers. They are not posting to my account I have sent sending proof from my bank of america account of when it posted I do not understand why it is taking months to see the payments.
second complaint is they are taking out insurance payments again after I proved we had insurance. They refunded me several months of payments and then started deducting them again.
I have contacted Selene every week to get resolution...so far no luck

Loan was sold to selene finance and they do not acknowledge the escrow account. Money
On January 12, 2022, Rushmore Loan Management Services transferred over to Selene Finance $1212.28 dollars from our escrow account to them.
- Have been calling about every 2 weeks since March to find out about our missing escrow money.
- Was first told it was mailed to us and that we cashed the check. Was also told they would do a new escrow analysis.
- In April was told this same story.
- On May 2nd, spoke with Abby, she told me they would be sending us a NEW check for the escrow amount of $1313.00 and that we could deposit the check and then put it back into our escrow account? They would also be doing a new escrow analysis (still not one had been done). Doesn't the law say you must keep so much in the account and you are not allowed to go over a certain amount either?
-Called today (May 12th) spoke with Iarni, she kept putting me on hold and apologizing for it taking so long. I unfortunately gave her the response, please call me back rather than keep putting me on hold. THAT NEVER HAPPENED. NO MANAGER EVER CALLED ME BACK AS PROMISED.

Loan modification
On 10/19020 I received a letter from Selene Finance stating the trail Modification is due on 04/01/2021. On the last page of the letter it had these payments dates 12/01/2020, 01/01/2021, 02/01/2020, 03/01/2021 in the amount of $1338.78 for each month suspense. I mailed a check # 988 to Selene Finance in the amount of $1338.78 in 01/21. On 1/29/21 I did a telephone payment of $1338.78 with a Selene Finance Customer Service Dept. for February. I called in my payments for the March, April, May, June, July, August, September, October, and November of 2021. I received a called from a Selene Finance Customer Service in November of 2021 and I was informed that my Trail Modification was completed, and I will received a statement in the mail with my new mortgage payments. My Trail Modification was only for 6 months but I did the Trail Modification for a year. When I called to make a payment in 12/01/2021 I was informed that my mortgage was in default. I asked how could that be and I was informed that a form was not sign in my Modification application. I asked if a form was not sign why did they continue to take payments from me. I mailed in my December payment and they return it back to me. These people are very unprofessional and they are unfair. I was told I had to complete another Modification application. I completed the Modification Application in April 2022, On Friday 4/15/22 I received a called from Selene Finance to be told my Modification application was denied. Selene Finance is trying to put my house in foreclosure. They are withholding monies for repairs in my home. I was rewarded a $121,000.00 to repair my home from a homeowner insurance claims I filed and Selene Finance had my contractor to complete an affidavit and summit their license number. That was sent to them. They send a check for the contractor but I would have to scrapped money to get the materials the contractors need. In the contract it stats that materials was not included I will be responsible for materials. I have not lived in my home for 2 years because pipes and water damage in my home. I have endorsed checks to Selene Finance since 2018 that I received from homeowner insurance. This has been very difficult and inconvenience for me. I have been living with different friends. Please! Please help me. I want my home. God bless me with my home. With COVID this has been very difficult for us all and I understand the delays that have been the problem.

This is in follow up after a conversation with Selene customer service. On March 17, 2021 the final payment was made on the above noted property. Subsequent to that time I have had multiple conversations with your organization requesting a Copy of the DEED.
Also, as per previous correspondence with you from 12/27/2021 & February 16,2022 I again had requested a copy of the DEED that was suppose to be forthcoming. No deed has ever been brought forth nor has one been recorded with Atlantic County. On the mortgage Satisfaction document it states under #18 that "Upon Receipt of ... full payment...The Seller shall execute and deliver a Special Warranty Deed to the buyer..."
On February 22, 2022 I had spoken to a Selene Finance Representative. After a long conversation and investigation, she referred me to the Veterans Administration whom I called.
I sent them an email on 2/23/2022 . After their review, they noted that they were not the DEED holder and referred me back to you.
On March 1, 2022 I spoke with Jennifer Davis one of your customer service Representatives. Please refer to her notes.
Without a DEED I am unable to purchase liability insurance or flood insurance which concerns me greatly being one block from the ocean along with all the other problems associated with not having a deed. If you could please assist me with this problem it would be much appreciated.

Pay off statement
The title company has requested a pay off. I have requested a pay off. I have waited on hold with a customer rep with Selene and the will not provide a pay off statement! This is very frustrating and has gone on now for over three weeks.
Desired outcome: I would like to receive my loan pay off statement.
Mortgage servicing
Selene finance did not pay my homeowners insurance in August of 2021 which I think is illegal. They said my note was not escrowed which was incorrent. Ironically, my statements from Selene show I am paying escrow. At best Selene is a poorly run company. At worst, Selens is a fraudulant and criminal company. My mortgage was sold to Selene in July of 2021. Since then Selene has broken the law and lied to me. When I tried to work with them to correct the issues I was put on hold, transferred, and hung up on with no resolution. I am in the midst of this horrible experince and concerned about what will happen next.
Desired outcome: Resolve issues and transfer my loan to a different mortgage servicing company
Forbearance/loan modification
Celine took over my loan back in March. I was under forbearance with my old mortgage company. They took it over and within a month threaten to foreclose on the unit. I let them know I had filled out all the paperwork for forbearance already or loan modification. I had dated emails that proved I had filled out all the paperwork tax information as well as paystub‘s and bank statements. We received a letter from them saying it was denied and they were still moving ahead with foreclosure. They also have reported me over six months late. They said I did not get the paperwork in in time, but I have dates on my emails proving that was a lie

We suffered a hardship, then unemployment during COVID, and unbeknownst to us our house was auctioned. In talking with our lawyer, we believe the Trustee Deed is invalid. You did not go through the foreclosure properly, because we were not notified.
I was living there at the house at that time, paying the water bill, electric bill, and insurance. My mother told me about seeing the large print very embarrassing auction announcement in the newspaper days later.
My husband and I talked with Selene that we were trying to get a loan to pay off the house. We asked for the payoff but got a reinstatement instead. The auction was in April. We got approval for the payoff which was one of the Selene employees estimated it to be $48, 000.OO. The title company paying off the loan for us (Latah Title Insurance) tried to contact Selene around May 7, 2021. When they received no answer, we started calling Selene for the payoff around May 17. After no response we contacted Selene and received a reinstatement on June 11, 2021. Our bank did not want to give us a check for the reinstatement as they reported they wish to pay the entire loan in full. They reported that it may be necessary to issue another loan for the second check for the payoff. We were told to expect that the payoff for the house (handled by the title company) would be received June 25 after they contacted you about the issue. We were given two other dates after we did not receive the payoff on June 23 and that was again on July 5 and yet again on July 12. Nothing ever was sent to either of us or the title company to allow us to pay off the house.
During this time our home was broken into three different times severely ruining the door. We had even called the police twice. Someone was also calling our real estate company trying to get information from our agent regarding the property. All this activity at the home was very scary as I do in-home care providing. I live at 207 E. Canyon for the most part sleeping and showering. I stay over the night with my clients at times as well. I never know for sure when I will be home but when it was usually five times a week. I thank God those people were not there when I was. It was nice when the break-ins stopped and the person messing with the door locks was no longer active. We later found out that this was the action of your real estate agent working for Selene.
As we were explaining about the hardship, we had renters that shared the extra rooms in this house, and it cost us over $1000 lawfully evicting these renters that had made a mess of the house and stop paying rent for the past two years. From the time evicting them we collected seven truckloads of garbage and a driveway full of cars that we just spent thousands of dollars to get rid of this year from the property. My initial thought was to sell the property after we cleaned it up, but then we got the loan to pay off the property and fix it up. At this point I decided to live there with my mom. We even got an insurance form from Selene t's o help me on 16 July.
I got home on August 16 after a long weekend and again my keys did not work, a door lock box had been put on the property. Mark called Selene immediately. Apparently, our house had been sold? I called August 20. After we were again told that we were to be contacted by another part of your company. We had received no follow-up call. I called on August 20. This employee said that it was sold August 17, but after talking with her supervisor she changes the date to July 17.
We were promised by Selene that we can buy back our house. We were told that we get to pay off her house and be done with Selene. Selene employees would often talk about the LRD committee that makes the decisions, but only one promised us a phone number that never responded. Others said that they didn't know it and others said that we were not allowed to talk to the LRD. They must be the ones that hurt us so bad and lead us on to believe that we could pay off our house and all would be okay. So if we were promised all of this, why did you sell it? Why weren't we notified of the auction so that we could have cured the situation then? Why did you send reinstatement instead of payoff? Why were we promised payoff so often and received nothing? We have the money I just need a payoff. You did all of these dubious things behind our back and to keep us occupied with the promise of payoff that never came so you could sell the property to someone else. This seems deliberately underhanded and dishonest. All we said repeatedly is that we wanted to pay off our house and take care of this loan. We gave you confirmation that we had the money.
We ask that you respond so that we can understand why it would seem that you have tried to keep us from fixing the situation - as your company states "this is to collect a debt" and we have the money to pay it!

Loan modification
I currently have a major issue with Selene Finance. A month ago I got a call from a Daniel Ellis regarding a loan modification. I was then given to a Roudy Sebastian who then proceeded to tell me that I was approved for the loan modification. However first I needed to go to Walmart get a MasterCard and put $600.00 for he first mortgage payment. I was told that if I wanted to cancel the modification I would get a "FULL REFUND". I did what they asked then when I called back the following week to see why I had not received any paperwork to sign in agreement with the modification. Sebastian said I would not get a contract due to federal regulations but then sent me a text message laying out the modification. Being suspicious I contacted Selene Finance in an attempt to confirm that those two were employed with Selene, response per John they were not employees. Even though a couple of calls came on Selene's lines. I cancelled the modification first part of October 2020 with Daniel Ellis, he gave me to another person to confirm. Two weeks had not received my money. Called Sebastian go to Walmart get American Express card for $110.00 (fees?) and I will get my Money plus the $110.00, I did that. Then I am told that there were 5 red flags on my FICO, they cleared 2 but I needed to clear 3 and pay $450.00 which would also be refunded, I didn't have that money, then it went down to $350.00. Argued that this was never disclosed to me ref FICO in order to get my refund. We argued for a while and Sebastian said that he would have the finalization dept Calle me. A Robert Brown, mgr of that dept and repeated the same thing and I again said I don't have that money. He said can you borrow from family and friends, no I just want my $710.00 back. I then told him to pay the $200.00 from his pocket. He said if I didn't pay that and he money went into the accounting dept I would NOT get it back, also said he would have Sebastian call me back he never did. This morning 11/5/2020 I called was advised by Daniel Ellis that Robert Browm paid the $200.00 BUT I still had to pay $200.00 and in return I would get $910.00 back I refused to give these fraudulent people any more money so now I am out $710.00 and I live on a disability retirement. Selene has NO number for he corporate office. My loan was sold to Selene finance from Wells Fargo. I also recorded my phone calls with he manager and with Daniel Ellis this morning. Something needs to be done about this company they have a D+ rating with BBB, and complaints can be addressed to FBI mortgage dept fraud, or he New York department of Financial services 800-342-3736 fax 866-926-5496. Love to get a class action lawsuit against the fraudulent company !
There is enough of us victims who have been cheated out of money, lost their homes because of Selene bad practices. They need to be shut down period. We are stronger in numbers to send a message. This company use to be Ageis out of Houston, Tx.
I also filed a complaint with the California AG’s office Dept of financial Protection Innovation (DFPI). Whatever state your ur in file there. Put a complaint to the BBB, ripoff.com, FBI. Flood them, local TV Stations...the squeaky wheels get the oil”
