We have been here since oct 2017 we planed in making this our home we own or travel trailer we signed an 2 year lease we have been lied to reported to corporate from people in this park we have made some really good friends here an thank god we had witnesses that stood up an told we have been lied on we have police reports that we turned into office along with witnesses statements that were proving our innocent we went to office pleading for help with these issues an 1 day after turning in police reports we were told we have 24 hrs to vacate property I want to talk to

I have been dealing with harassment from Brenda Coppage for one and a half seasons now.
I am Canadian and I do not want any trouble but living next door her has bee a reoccurring problem that I no longer feel safe when my husband leaves for even a few minutes. I lock the door. Last season We left from home to Quebec
because the harassment was so bad and now it starts again.
She intimidated me and now I am mad.

We have been told the in the future it will cost $175.00 dollars to rent the club house for family events. Of the 175.00 only 100.00 will be refunded. We were told that because of recent thefts that is why the charge was implemented. We the tenants should not be charged for the problems of
evetyone else. The corporation Insurance should cover any thefts. When I worked for the company I was in manitinace and my job was to cover all the park bulidings and check what had been taked report it to the supervisior. They would then take the appropiate action.
When I move in 17 years ago this was a friendly place to live. Now it is a
poorly managed facility. I don't want to leave but I may be forced to.
my water bill and flooding
I have lived in Scio Farms estates since Dec 2008. Springtime 2009 is when I started complaining about the flooding on my lot. The flooding has gotten worse. I have lost trees and flowers and somewhere down there landscape rocks. This community has gone thru a number of site managers. The manager we have now has a lot on her as she is taking cars of 2 properties. That being said I am tired of the flooding problem being swept under the rug. In june of this past year my household dropped in half but my water bill keeps rising. In January I was given a credit of about $50 on my water bill with the understanding that my water meter would be changed. I was informed by Angela that my meter was changed on Jan. 11. On Jan. 29th I got my water bill in with a read date of Jan. 3rd on it and it was high still. So I called and asked the office to put a work order in to have my meter read. My mindset was it had been 2 weeks since tge meter change take the number and double it and if it was anywhere close to what I was being charged, I would figure it out on my end. I was told the maintenance man would need access to my home to inspect my inside plumbing which i granted. The maintenance man pulled up read my meter and left. So I called the office. I was told he couldn't make it over because of other obligations in the park and that he would be over on Jan. 30th. I waited until 2pm and I called to see what was going on. They said he came over and that read my meter and that it went from 355 to 357 so it was working. This prompted the question from me on whether they set the new meter at 0. The maintenance man was walking in about that time and when questioned he responded that he never changed the meter, which was the agreement originally. I asked to speak with the manager. Upon speaking to her I was informed that a contractor would have to change my meter. A contractor by the name of JL Warner was here on Feb. 1st and changed my meter. Rent is due today and I cant seem to make contact with the manager. after leaving a couple of messages for her and a sour taste in my mouth because she told me she would contact me today regarding all of this I am now writing you. The lot rent keeps going up. My lot feels like a swamp even when its dry outside. You can feel the water moving under my concrete driveway. My water bill keeps going up and the service and roads around her keeps getting worse. This has got me ready to move. Something has to give! Please contact me [protected]. Thank you.
overcharged for stay
On 12/29/16 My husband and I were at Tropical Palms resort in Kissimmee Florida. Previously owned by Carefree resorts which I understand is now Sun Communities. Tropical Palms is now owned by Encore so we did not go after them for this overcharge. On the 29th of December 2016 we wanted to reserve a cottage for December 2017 into January 2018. When the price quoted was considerably higher we were told that they were now charging a $300.00 deposit that we would be refunded after checkout.
When reserving a cottage during this stay for December 2018 into January 2019 we were informed about the new ownership and were told they do not charge a deposit. They also don't charge the credit card until check in. Carefree/Sun community charged my visa immediately for $1, 384.80, 12 months early. The total cost was supposed to be 1, 084.80 with $300.00 being refunded upon checkout. We never received the $300.00. The reservation confirmation number was [protected]. Unfortunately the information emailed to us failed to note that $300.00 was to be refunded. I am certain however that there are records showing the cost of each cottage for the length of our stay. That should be sufficient to prove that we were overcharged.

A danger if some of the fence gets any kind of movement. Also it is a tempting to someone or some kids see an opening in the wall, we have had some recent things stolen in this park.

sudden change in policy enforcement
My husband and I moved into your 8600 E Broadway, Mesa location a little over 6 months ago. At the document signing, we were assured by your General Manager, Rikki Rumor, that parking our second car in the designated parking area would not be a problem, as our drive is so narrow, that opening the doors to get in and out is impossible. This weekend, we received a notice if we do not move our car, it would be towed. If this was going to be a problem, we should have been notified immediately, not 6 months later. If we had been, we would not have moved here. We feel we were misled, with the intent to gain more residents at this location. A no "On Street Parking" sign was also posted, with no acceptable hours to do so. We need reconsideration and resolution to these issues. There a very unhappy year round residents, like myself, wanting answers to the sudden changes. Thank you.
an extra charge for being married.
My wife and I have lived at Town and Country Village in Lisbon, Maine since October 2016. We are being charged an extra $15.00 a month for having an extra resident. Since when is being a spouse considered an extra resident? We have asked the property manager about this and we have not received a satisfactory answer. She said she sent an e-mail to Corporate Headquarters but she hasn't heard back from them. Please let me know why we are being charged extra.
How has this been resolved? I am having similiar issues since moving here. Thanks.
rental unit rules
I have submitted another complaint earlier this month.
In that complaint, I outlined that I had received a notice on my door for parking on the street that warned that if I ever parked on the street again, I would have my vehicle towed at my expense.
So... Why are these individuals allowed to park on the street? Truthfully, there are usually more cars on the street than the pictures I've uploaded today. But the cars in these photos ARE ALWAYS on the street. Every single day.
If I can't park on the street, with threat of tow, then these people should not be allowed to park on the street, and should have their cars towed for IGNORING the rules.

On 3 of aug 2017, I paid my entire rent of $784 (on time and within the grace period). I had not yet paid my water utility bill, which was $59.70 (according to your staff). They returned my full rent to me on the 7th, claiming that I hadn't paid in full on time, and charged me a $55 late fee on the $59.70 water bill. They told me they posted notices on my door, which I suspiciously never received. They said they tried to call me and got a disconnect. That's because they used an old number, and refused to update my contact information when I gave them my new number. I can prove they had my new number, because at the end of july my air conditioner broke. I called the office to let them know, gave them my phone number (for something like the 3rd time) and they set up an appointment with the hvac repairman... Who later called me successfully at my correct number so that he could fix my ac! The only communication I received from them was a hand delivered notice that my husband accepted, which was a very rude letter, fake thanking me for 'trying' to pay my rent.
I have lived in woodside terrace for a little over a year and a half now. And I have never paid my water bill with my rent, and my rent has never been returned to me with a rude letter claiming that because of a past due utility bill, I hadn't paid my rent! I have looked into the legality of this unspoken contract, that your staff allowed me to pay in this manner, and never said anything or told me it wasn't allowed, or that they would return my rent in order to illegally collect a 100% late fee on a utility bill. There is precedent there, from what i've been told.
When I went to the office to inquire about why this was happening, knowing full well i'd paid all my due rent on time, the office staff (bonnie and sandy) started yelling at me, and told me that they 'weren't going to get fired for me.'
Now I want to make it incredibly clear that I never asked them to do anything, other than explain to me what was going on. They flat refused and treated me like ~i~ was the one being confrontational. I will admit that I was unhappy at the time, but I was no where near confrontational with them. It took four days for me to get an answer as to why this happened, and even when I received the 'answer', I still had questions. If they are able to return my rent for a late utility bill, why had no one ever done this before now? I beg you to look at my ledger, and confirm that i've never paid my water bill with my rent. Never. It has always been paid, just never at the same time as the rent. And this has never been a problem before. The office staff happily collected my rent, as they are supposed to...
I've looked into ohio law on this matter, and though you are able to do this to me, it is completely unethical and indecent to charge someone an almost 100% late fee on a utility bill!
In addition to being treated this way on aug 7th of this year; on 8/30/17 (yesterday) the office staff coordinated the purchase and installation of a new mobile home right next to the one I occupy with my family. I want to make it clear that I pay for the land I live on, I rent that also, so that land is not for anyone else to use, period. That's the law.
So your people coordinated this move and all the contractors to install the mobile home, and neglected to tell them to stay off the property that I pay for. These contractors laid their large tools (as well as big planks of wood) out all over my yard, and left them there for the greater part of a day. They were there when I left in the morning at 8 am, parked right next to my driveway in a way that made it almost impossible for me to get out, and with their things already in my yard! And they were still there when I came home around 3 pm. They were literally there, with their things in my yard, all day long.
I understand that as a company, you have to make money, you have to buy new units and install them. What I don't understand is, when you're coordinating with the various contractors and vendors who will do your work, why you don't tell them not to disturb your other residents?! Am I wrong in assuming that your office staff coordinated this entire event? Am I wrong in my assumption that I should not have to have my yard invaded by others when I pay a great deal for it every month?
When I noted these contractors were still in my yard with their things at 3 pm, I called your office staff to complain about it. Jessica took my call, and was very rude, acted like this shouldn't be a problem for me, and that I should just accept it. She told me that they would be leaving soon, and I when I asked her if this made it ok, and if she would be ok with that answer if these people were in her yard, she told me it was ok, and that she would do nothing.
I pay a lot of money to you people.in the year and a half that i've lived here i've paid you more than $14, 000. I would think i'd have earned a modicum of respect from your people, for the monumental amount of money i've paid. I do not bother others around me, i'm quiet, and I usually pay my bills on time. But time and again, your office staff at woodside terrace has messed with me, and i'm sick of it. For example, on the weekend I moved in, I had a moving truck that I needed to park, along with my minivan. I parked the truck in my driveway and there was no room left for my minivan, so I had to park that on the street. (note the pictures of my yard, my minivan was parked right behind where this contractor truck is parked in the picture i've uploaded) this was literally overnight. The next day, I returned the truck. And when I came home, there was a notice on my door, warning me that if I parked on the street ever again that I would have my vehicle towed. And just to pound in my point, people are parked in the street right now! Including one of your office workers that lives just three mobiles down from me. I am willing to put money on them never receiving any such notice for parking on the street.
My desired resolution would be to have your office staff treat me with respect, paramount to the amount of money i've given you. I'd like for them to tell contractors and vendors to stay off my lawn and out of my yard when they are doing their work, because for the amount of money I pay to live here, I shouldn't have to 'share' my yard with anyone else! I'd like for there to be clear and concise rules about the water utility bill, and for the office staff to stick with one tactic of collecting, and not change it 1.5 years down the line, specifically to collect a 100% late fee they were never entitled to in the first place. I'd like fairness, and objectivity when I talk to these people, but I never receive it! Your office staff is always rude to me, and I fail to see how you can justify that!

giving mobile homes for free that should be condemned
Manager giving free mobile homes away that should be condemned and its a two bedroom home and this single parent has three kids living with her and every other weekend she will have two more staying with her and the secretary up at the office said there was a different name on the title and she put down she had two kids. In the rule book it states whoever is on that title they should be living there and it also states two heartbeats to a bedroom, this is all wrong what River Haven Village of Grand Haven is doing I feel things really need to be looked at in this park.

Yesterday, june 8, 2017 my husband and I went to the manager's office at fairfield village in ocala florida. The manager dave o'donnell was in the office doing what ever he does. My husband had worked opening and closing the clubhouse for a week for dan ford who in the maintenance person while dan was on vacation. My husband was told he would receive a gift card for his service. When we stopped at the office to pick up the gift card, dave said well hr doesn't want to pay you that way. This upset my husband because that was not what was agreed on before he said he would open/close for dan. While my husband was filling out the paper work to be paid for his services, I asked dave when he was going to write a compliance letter to the owner of the home up the street about their ripped up screens on their lanai. Dave said there was work being done all week on this house. I told him he had the wrong house, that it was the one across the street. He said he had not see that issue. I said to him, "you can't miss it!" he said, "he had had about enough from you two." I am a homeowner in fairfield village, have previously managed fairfield village and never have talked to a homeowner like that in the 4 years I managed. (2 years with my husband and 2 years by myself). We try to stay out of the managers business, but this manager dave o'donnell is something else. We never see him in the community checking on the condition of homes and property. He sends his maintenance person, dan ford out to do those things. This is the job of the manager. Cars are parked on the grass, carports are full of clutter, torn lanai screens, lawns that need mowing, shrubs need trimming, etc. The back entrance of the clubhouse is frightful. The small amount of grass there and at the side of the clubhouse on the way to the pool is nothing but weeds. Dave is only interested in selling, after he makes the sale, he doesn't know you. There is a realtor that also sell in fairfield village and they have more listings than dave because very few people can tolerate him. As a matter of fact, I was sitting in the library yesterday and one of the realtors came in to talk to dave, and he flat out lied to the realtor about a sign issue. I thing dave needs some training in managing a community and respecting homeowners. I do not need to sign my name, ask dave, he will remember.
billing department
Hello, I am an owner in Central Park 1 in Haines City FL. I purchased my park model in 2015 and absolutely love the park and the people. The management at this park has struggled. We have been purchased and sold a few times since I purchased and staff changes and corporate/billing policies changes have occurred each time the property has been sold. Currently, I am unable to receive any answer to a billing error. I believe I have been over charged a great deal through ACH. However, I can't confirm that because no one in the office will return a phone call or an email. I am the owner of a company and I would want someone to tell me if my customer service was not the best it could be. Perhaps the staff are not trained properly or are not capable of working in the billing department? I am unsure, but I know that I have tried since May 8th to speak with someone regarding an over charge on my account. I am happy to share the email chain with you in hopes that you can help me find some answers. I am not going to be able to resolve this without your assistance. My mother and I recently bought a mobile home in a Sun Communities park from a private owner. The manager there has put a door cuff on the home so we cannot gain entry due to previous owner owing back rent. We are waiting for the title and haven't even signed a lease and they expect us to pay the previous owner's back rent before they'll give us access to our own home.

the all mighty dollar!
When I first moved here I was told that the 1+ acre of grass would be the new dog park. Instead they made a 20' x 30' dog park. Everyone here calls it a joke. More like a play area for little kids. My lot rent has also increased 6 times in 3 yrs. Do not move into any sun communities. They only care about one thing the all mighty dollar! They make over 1 1/4 million a yr. Off of this one park in az. (Mountain view estates). They are nothing but a bunch of b. S. Artists just to get your money.

Sun Communities recently bought our park and the result is horrible. They are intentionally allowing people to buy into this community, who then immediately break all the rules and regulations. Sun knows of this, but has ignored their own policy. 14 people in this community have written 17 complaints on Sun's web page. Sun claims on their page, they will get back to you within 2 business days. That would be a lie, as they have not replied to any of the 17 messages they received, some written 6 months ago.
It seems as though Sun is intentionally destroying this park so they can force the good owners out and buy their homes back for pennies on the dollar. They then sell the homes for profit -and get to raise the rents on the new buyers. They are allowing big dogs, vicious dogs and dogs off leashes, all in violation of the rules. They are allowing the new residents to illegally convert carports to workshops and garages, to park on the street, common areas and lawns, all against the rules. They are allowing new residents to move extra people into homes permanently, against the rules stating 2 to a home. The clubhouse has been under construction for months. The park is infested with fleas, sand fleas, ticks and mosquitoes. They raise their rents by at least 4% a year, forcing older, poorer residents to turn off their heat, their A/C and their hot water. Older residents are taking their showers at the pool to avoid running their own hot water. They are getting deliveries of stale bread from the local charity to save money on their food bills because the rent is so high, and Sun is allowed to raise the rent whatever amount they desire without showing any reason why. This is a horrible place to live and it is only getting worse because it is in Florida, the most corrupt state in the union. The EPA came here at least twice because people were complaining of toxic overflow. The EPA came and decided, without ever testing the water or soil, that the water was not toxic. Full time residents are dying of cancers, parasites and other diseases that may be resulting from this constant flooding, yet the EPA in Florida decided just looking at a puddle was proof enough it was safe. There are so many people in this park too afraid to get an attorney thanks to the threats they received over the years from employees of the previous owners and Sun. The manager of this park sent out threatening letters to all the residents. This letter told residents they would be punished if they removed their homes from the park. This letter was written on Sun Communities own head letter. People in this park were lied to by salespeople who told new residents they were water front and they would have to pay an extra amount in their rent for that bonus. After the residents later found out they were only water view, they complained and the new sales pitch has changed, no longer telling people they were water front, but they were water view or premium. This way the owners could still charge that extra amount and, also avoid returning the money to those they lied to, thanks to Florida government agencies who always side with the business owner, never the tenant. The lease clearly states you are responsible for lawns and shrubs, but makes no mention of trees. But, after you buy, you will find out you are responsible for maintaining trees on your leased land, even though those trees were there before the park was even built, but the state of Florida's government agencies will again, always side with the owner, never the tenant.
If you want to be part of this nightmare, please, by all means, come to a land / lease park in Florida. You will immediately find out how corrupt this system is against you. Do yourself a favor and buy in a community where you own the land instead of renting it, where the other tenants can never abuse the rules or regulations and intentionally destroy where you live.

poor service
I have been a resident here in Silver Springs for 17 yrs, Never had any complaints againest me, been a loyal resident abiding by the rules, but once Sun Communities took over, A totally different place, now they allow you to rent where before you had to purchase a home of a certain size, the people were rent are getting more attention than the ones like myself that have been here forever... People are always up and moving, you never know who is who anymore. They is a possum issue here, big time, I have them on my deck all the time, they are dangerous! They just raised the lot rent another $20.00, it is out of control, almost paying $500.00 a month to sit here, that does not include water, shoveling of your snow or even lawn cutting, so you're adding onto that as well. If I didn't owe so much on my house because I purchased it new, I would not be here any longer. The people at the office here at Silver Springs are very nice and try to do what they can, but their hands are tied as well I'm sure. Do not move into this park no matter what they PROMISE YOU! They are greedy and are looking out for themselves only!
