Welk Resort Group I wish I had the option of writing negative stars

I wish I had the option of writing negative stars. From the very beginning the sales team made representations that are not true. Could not book due to covid, was told I lost points. I spent 3 months trying to get a call through or a return call option. Noone called back. After trying for literally several times a week for three months, finally got through to someone only to be told that my points had been transferred to RCI and I had until June to book them. Called RCI and booked part of the vacation to then book with my remaining points through *** at the same resort for the same type of room. *** wanted 100K more points than RCI did to book the exact same room. What a scam. Then after not answering calls for weeks. Got through to be told I was two days late and my points now transferred to Interval. Been on hold for over 4 hours today. Still nothing. This is the biggest scam and the worst customer service I have ever experienced. I could book a week worth of resort for the annual maintenance fee. Do not buy ***. A rip off and a complete waste of time trying to work with them. I have not had a good experience in the nearly 4 years dealing with this bunch of shady, poor customer service, rude people. I want out of my contract now.

If I could give a rating worse than the lowest, I would, because even one is too many. The service was terrible, and the manager was not only unhelpful but also doubled down on the poor behavior of her staff by justifying their yelling at me and my wife for not wanting to upgrade. Additionally, rooms are never available, and they try to pressure you into upgrading, which feels like a scam.

Resorts, now Marriott, is a waste of money! I have owned a timeshare with them since 2016. Never been able to use, not even once! Quite the opposite of what I was told in the presentation that lasted the whole day. Ive tried reaching out to the company for assistance with booking a vacation but no one was ever available. Once they receive money from you they basically disappear. I feel like I was scammed out of my money and the representatives at this company have no intentions of assisting me. This has been nothing like the experience I was sold. I have requested termination and could not get any resolution even then. If you purchase, be prepared for all your vacation budget to go to pay for the plan. You will be vacation poor and not even be able to take a vacation and you probably couldnt get the reservation even if you had the money left over after all the fees. Be warned!

They lied about everything. They said my point will roll over every year what I don't use, they said they will buy back the timeshare if we chose not to have anymore without any loss, the interest rates went up to 13%, I got no customers support for years, the rental program takes more than 50% of profit, they continue to say they can't do nothing and I'm sorry, they take no responsibility in the promises they gave, Ive asked every question I can during the recorded signing of my contract to make sure I wasn't getting into anything that I didn't agree on but soon after as it was over and I got in contact everything they explained through the contract changed. The are a fraudulent company that deserves nobody's money. Do not come here and spread the word. You will regret this even if you got money. Through COVID and rise of inflation they gave no remorse. This was my biggest regret to get thinking it was a great deal. Might as well sell your soul. Please don't buy. I'm in a horrible financial situation now.

Resorts fed me lies to get into my wallet! I am very passionate about traveling but it is something I can rarely afford. *** promised to make this easier for me, but instead made it more expensive and difficult! They reeled me in by offering me a free flight for my attendance at the presentation, but when I went to redeem the voucher, it was no longer valid. The two-hour presentation turned into four hours of pressure, where eventually I signed just to be able to leave. They have ripped me off and lied to me about this entire purchase. The annual fees keep increasing, the interest rate is through the roof, and I cannot even use the timeshare! I have paid over $6,000 to them so far with NOTHING to show for it! Where is my money going? My maintenance fees have also increased from $1105 to $1300. Why am I paying so much money when I am not even able to use it? They have made it extremely difficult for me to use my timeshare and now my financial security is at risk. I am concerned about my future. Please learn from my mistake!

I have been dealing with *** since 2015 and its been a constant headache. My wife and I were lured into a presentation with free tickets to local attractions. What was supposed to take an hour of our time took all day. We dealt with multiple salespeople who claimed that *** was a veteran-friendly company, and they love helping Veterans like us. That was an obvious tactic to make us more comfortable. They even went so far as to offer us a deal that is reserved for Veterans only. Between the constant contact with several salespeople, the overuse of helping Veterans and them not taking no for an answer, we felt extreme pressure to buy.After finding out about all the lies that were told, its clear that they only care about helping themselves, not service members. They took advantage of us, just as they would any other people. We were told that we were investing in real estate, only to find out we purchased intangible points. No one mentioned we could bank points, instead they were wasted when they expired. We didnt have enough points to go where we wanted even though the salespeople said wed have plenty to go anywhere we desire. This is a scam, through and through. Especially if you are a service member, dont fall for their blatant lies!

Frustrated is an understatement at this point. We have expressed continuously our desire for wanting to be released and to get potentially a refund of some sort dealing with the nature of our experience with you all. We have spent thousands of dollars hoping to vacation regularly and have not received the luxury lifestyle we paid for. Huge disappointment to say the least. So where do we go from here? We want nothing to do with a timeshare and at this point, it's not benefiting anyone. At what point are you all going to be held accountable and acknowledge our request. We want out.

Resorts is horrible and discriminatory! DO NOT do business with this corrupt company. How the government allows them to continue to operate is beyond me! These bullies deceived and fed us lies to get me and my wife locked into one of their timeshares. Their sales employees are disgustingly persistent. Contrary to what they tell you in the sales pitch meetings, THEY ARE NOT AFFILIATED WITH any major theme parks or resorts! They can't offer you any perks and access to exclusive parks or resorts! They told us we were eligible for a trip to Japan with airfare included but it was all LIES to get us to buy, you can't use their timeshare in Japan! Their owner update meetings are nothing more than just a ruse to sucker owners into buying more points! They're constantly trying to get you to upgrade and convince you that you haven't experienced the best of vacationing due to not upgrading. It's all just a huge let down and a scam. Don't waste your money with this company. They tell you their timeshare is a tax write off...FALSE! What's most vile about this company is that during one of their garbage meetings their employees kept referring to my wife as my husband despite having corrected them multiple times! Our experience with this company has left us feeling discriminated against and constantly harassed. Not to mention scammed and left with tons of debt! Shame on them!

I would rate the NOW WHV RESORTS FYI, which has been rebranded in an attempt to attract a new client base, zero stars if it were possible. My husband and I were once members, and we managed to sell our shares—a process that the company does not want disclosed. We were expelled from the resort location after I lodged multiple complaints about our neighbors smoking cigarettes on their porch, which I could smell despite the resort being entirely non-smoking, and issues with our key card not functioning properly, as it failed to work on a daily basis. The customer service was abysmal. I am overwhelmed by the number of complaints I have and the numerous ways this company has failed. Expressing all my grievances would only serve to heighten my anxiety, which I am not in a position to manage. I implore you, please do not place your trust in them.

Welk Resort Group We are VERY disappointed with our **** timeshare

We are VERY disappointed with our *** timeshare. We purchased our points in July and since then have only taken one trip through the timeshare which in itself was not pleasant because our first room had bed bugs so we had to switch rooms with 2 small children. *** tried several times and were never able to book the location we wanted. I had told the salesman that my parents owned a timeshare and we loved it because they could bring friends and family with them and just add another or bigger room. So he knew that was important to me, yet sold us a plan that wouldnt allow that without mentioning we wouldnt have that option. We feel we were misled and lied to just to make a sale. We were told that every time we came to San Diego we could use the resort amenities and pool for the day. Well, we tried and were never allowed to do that either. Our Maintenance fees continue to go up (this was never mentioned at the sales table) and the last time it went up almost $100! It is much easier and less expensive to book through sites on the internet and get what you want and when you want, something next to impossible with our timeshare. We have contacted *** with our concerns and got nowhere! Please do your research before purchasing a *** timeshare!

I wish a negative review was an option too. Lawrence Resort's offer of trips in exchange for listening to their time share presentations is a complete waste of time. We were promised a trip to Catalina almost a year ago and, after navigating through a complex set of requirements, they called to inform us that they had no accommodations available for us. We had expected that a reservation would have been made for us well over 6 months in advance, but it seems they prioritized a higher-paying customer, relegating us to the end of the line. We are resolute in our decision to never conduct business with Lawrence Resort or CASABLAN EXPRESS again, and we will share our experience with everyone we know. Additionally, we are taking the step to report them to complaintsboard.com. Tripadvisors also rates Lawrence Resort unfavorably.

My experience with a certain resort company has been atrocious, and I fully regret the day I got involved with their timeshares. I was initially introduced to this company after I received a call from them saying I had won a contest. When I went to claim my prize, it turned out to be a bait and switch; I found myself trapped in a days-long sales pitch.

Their sales agents are masters of manipulation who not only exaggerate the benefits of owning a timeshare but also purposely omit critical details that would make any reasonable person walk right out. It's shameful to realize the extent of their deception after you've already signed with them. The sales agents led me to believe I was getting a once-in-a-lifetime deal and that they had never seen deals for such a low price—all lies. They misrepresented the exclusivity of their resorts. They constantly haggle you to upgrade, yet you never see the benefits of it. All their fees continue to increase, and I've recently found out I'm in debt to them for $110,000!

What does it say about a company that conducts business in this manner? Don't believe their lies. The timeshare is hardly usable, availability is scarce and almost always available to non-owners. What is the point of getting sucked into a timeshare contract if you always must pay to use it and have the option to book online? Unless you're purposely looking to get scammed and deceived, stay away from this resort company. I wasn't so lucky, and I have had enough. I hope others read this and spread the word to prevent further victims.

Beware of these Resorts and their timeshare offers. They are a scam! These crooks don't deserve any recognition. My family and I were approached by their marketing team, and were offered free tickets to an amusement park, a gift card, and a 3-day stay at a luxury location if we agreed to attend an hour-long sales presentation. This turned out to be three hours of extremely high-pressure sales tactics and a dubious scheme to get us to sign a contract that we are now trapped into! Everything they told us to convince us to buy one of their timeshares was either a flat out lie or an exaggeration. They purposely didn't disclose many details that would have prevented us from buying. They falsely claimed that the timeshare would benefit our credit and never disclosed the increase in maintenance costs. They promised a dream vacation that never came to fruition. Don't fall for their scam. Don't accept the free gifts! Stay away from these resorts. We're now stuck with a worthless timeshare and a lifetime of debt! Availability is awful, so having a timeshare with them is useless, even after you upgrade. No matter how many points you have, the return on investment is never worth it. Just look at what others are saying.

Highway robbery, so stay away! When will reviews have the option to give ZERO or, even better, a negative score? That's what this company deserves. My ordeal with them has lasted nearly 3 years. My wife and I were lured in with all the wonderful treatment and genuinely thought we were securing a good deal, until the undisclosed details emerged too late for us to back out. At that juncture, we were compelled to use our futile membership only to discover that we had no chance of actually benefiting from it because, it seems, we weren't paying enough. Attempts to express our frustration were futile because their concern for customers had vanished. Their only interest is in money, and the most courteous treatment we ever received was before we became members. The final blow was them damaging my credit with a negative remark because they failed to process an auto-payment form that I had submitted precisely as instructed. I absolutely detest this company and will dedicate all my time to warning others to steer clear of these people. The name may have changed, but their conduct remains the same.

I could write pages about how I was duped, but for those of you reading this, I'll try to keep it short. The experience has caused me an extreme amount of stress in the last four-plus years. The sales staff was not truthful when explaining timeshare ownership, because if they were, I would have walked away without ever buying one. The maintenance fees I pay continue to go up annually, which was never discussed as a possibility. This timeshare purchase was never the profitable investment that was promised; all it's done is leave me with a huge debt. A debt that will never pay off even in my personal vacations. I was lied to about resort amenities and the unit I was buying. I was promised access to a prestigious resort and told only this company has an arrangement with it. Not true. I found there was no affiliation at all. When I am actually able to make reservations, I end up paying out of pocket. If I have to pay per night, why am I throwing away so much monthly?! At every turn, the company has been proven to be full of liars and I wish I would have never gotten in this position.

What's it like owning a timeshare with ***? Well be prepared that you only have a 7 day window to cancel once you buy the timeshare. Of course, this gives you no time to try and book a vacation to see how difficult it is. After that 7 days has passed, they have you for life. Don't even think of escaping the nightmare. And if you are actually able to book somewhere, which will surely not be your first option, then be prepared to have to sit through a sales pitch, every time! There is no escaping. They will tell you whatever you want to hear to get you to buy but nothing is the way it seems or you are told it is. They will even tell you they will buy it back. Not true! Very little they tell you is actually true. Just empty promises...

I wish I had the option of expressing my dissatisfaction with a rating lower than zero. From the very beginning, the sales team made promises that were not kept. I was unable to book due to COVID-19 and was informed that I had forfeited my points. It took me three months of persistent attempts to reach someone or to receive a callback, but no one ever did. After trying multiple times a week for three months, I finally managed to speak with a representative, only to learn that my points had been transferred to RCI and I had to use them by June. I called RCI and booked part of my vacation, intending to book the remainder at the same resort for the same type of room using my points. However, the resort demanded 100,000 more points than RCI for the identical room. It felt like a scam. Then, after not responding to calls for weeks, when I finally got through, I was informed that I was two days late and my points had now been moved to Interval. I've been on hold for over four hours today without any resolution. This is the biggest scam and the worst customer service I have ever encountered. My nearly four years of dealing with this group have been filled with shady practices, poor customer service, and rudeness. I am now determined to terminate my contract.

I feel for you if you have ever had to deal with unscrupulous timeshare practices. If you haven't had the displeasure, take this as a warning:

My husband and I traded our week with Vistana to stay at a different resort. We were roped into a presentation where we made it clear that we had no intention of buying another timeshare. Our salesman gave us information about how the new system worked and how the maintenance fees would be every other year. He stated the trading power in FL vs. CA was different and we'd be better off owning in CA. The clincher was that a new contract would release us from Vistana because they'd use the Vistana timeshare as a down payment.

Well, months later, we still had a Vistana timeshare. When we called to figure out what was going on, we were told the other resort never contacted them! What's worse is now we have two burdensome contracts. We signed one in person and another that was sent to us later that we thought was the same as the first. Unethical salespeople and company. I'd give no stars if I could.

At the Beer Festival, booth workers offered us a complimentary trip to a resort if we attended a timeshare presentation, so we agreed. On presentation day, we traveled to the location and arrived early afternoon. The salesperson presented a deal, highlighting various destinations. As we hesitated, the sales talk intensified. After 8 hours, we were mentally drained and accepted the offer. During contract signing, any hesitation prompted new pitches, and the salesman stayed close, as if to prevent us from leaving. After signing, we felt uneasy and tried to cancel 6 days later, only to be stalled. We received a voicemail stating our application was processed and couldn't be canceled. We later learned California law allows 7 days to cancel a timeshare, contrary to the 2 weeks we were told. This company's dishonesty was appalling, and I wouldn't recommend them.

I want to warn anyone who is approached by *** Reps offering free stuff to sit through a presentation to RUN not Walk but Run away! These people are con artists who will say or do whatever it takes to talk you into buying a timeshare! And dont think for a second you will just take your free stuff and leave! NO! They will manipulate you and pressure you until you agree. And then there will be so many loopholes to jump thru to take your free cruise or vacation or whatever they use to entice you that you wont use it! And I promise you, it is not Free! You will definitely pay for it many times over in the long run! And they will not give you the full story! They wont tell you that you have only a few days to cancel or then you are locked into it for eternity. They wont tell you that the reservations where you really want to go are almost impossible to book! They wont tell you that there are maintenance fees that will continue to increase and hidden fees! They wont tell you that although you cannot use it, you still are gonna pay for it! They wont tell you that their customer service is basically non-existent and when you have a problem or contact them, you will either be ignored or met with sorry we cant help you! Save your money! Go on vacation when and where you want! There are so many options online and *** timeshares are a scam! Dont be fooled by the luxury they show you, what you get is anything but! BEWARE!

What a joke *** Resorts are. My husband and I could never recommend *** to anyone after the deception and mistreatment we endured. We were approached at *** by one of their reps and were offered a free vacation to *** IF we went to their presentation. The rep said we had to leave our credit card information for the future booking as a deposit. Well, when we could not attend the presentation, they charged us $50! (This should have been the first red flag) Upon inquiring about the charge, I was told the money would be given back if we rescheduled.From the time we entered the presentation, we were bombarded with lie after lie. We knew nothing about this product and were very hesitant. The reps *** on people like that. We reluctantly signed up for the audition program. After that, we booked a vacation and when we check in, a rep tells us we must go to yet another presentation or we would be FINED! After FIVE HOURS in this second meeting, we became full owners. Unfortunately, nothing they told us was true. There is no cancellation option like they said there was, and the points are useless when you can never get a reservation. If you do ever get one, theres always a mandatory meeting where the reps push you into another upgrade.This is quite a scheme they have going. It should be illegal to do business the way they do. I sincerely hope that my story saves another person from the frustration my husband and I deal with constantly

I hate this company with a passion. I've been stuck with them for a really really long time and I've never gotten to use this timeshare. Ive been struggling financially and these trash people won't help. The only way you're able to get out is if you die, so *** so I can get rid of this. Their sales team is a bunch of money hungry lying jerks that lie so big and steal your money. Promises that weren't true. It should be illegal this company. Tried to book stays couple times and never anything available or wrong info given by workers. Its like they trained these workers to give people a hard time and wrong info. Designed to *** you over. I've gone into a depression so bad because of this company. Hutch F is dumb and useless. They waste your time saying they want to help, but they don't. There's also no financial help during this pandemic. Of course they never offered it, they said the date passed, but either way, they only offer pandemic assistance if im sick. So maybe I should get sick with Covid so they can take this crazy "investment " back. I was also told we could claim this timeshare on taxes...big NOPE. THEY HARASS YOU EVERY DAY SEVERAL TIMES A DAY IF YOU'RE UNABLE TO PAY. I HAD TO LIVE IN MY CAR AWHILE TO PAY FOR THIS. I REFUSE TO HAVE THIS PIECE OF *** COMPANY RUIN MY CREDIT EVEN MORE THAN THEY ALREADY HAVE. THEY SAY IF I PAY IT OFF THEYLL TAKE IT BACK...BUT IVE HEARD HORROR STORIES THAT THEY GIVE YOU THE RUN AROUND ON THAT TOO. JUST LIKE WHEN I TRIED TO CANCEL IT DURING THEIR STUPID GRACE PERIOD...AND THEY WOULDN'T LET ME. Don't fall for this *** company or ANY timeshare for that matter. Timeshares should be illegal. I feel like I signed a contract with DEATH OR THE DEVIL.

Welk Resort Group I have been a **** Resort timeshare owner since 2018

I have been a *** Resort timeshare owner since 2018. Since then I have had nothing but negative experience with their sales staff and "customer representative" (also sales). After purchasing the timeshare we knew we had made a mistake. It started with being told "we NEEDED" to do annual "update" meetings with both owners (you and your spouse). Turns out it was disguised as another ployed to get us to buy. Then we find out we don't even need to attend the meetings. Not to mention the issue with their sales staff introduced during these "updates." In just one case we were belittled and talked down to because "we don't know how to invest in our vacation," made to feel badly just because we wouldn't upgrade and buy a more expensive timeshare with a high interest rate. The woman even made a comment stating "Thanks for wasting my time," I couldn't believe it. We reported the situation and they just apologized and it ended there. Furthermore, there's the sales pitch in general. When we bought our timeshare we were under the understanding we could "easily" sell. Good luck! We have been trying to sell our timeshare since 2019. Not to mention, they informed us we could book reservations anytime and we would get "priority" but that has not been the case when attempting to make reservations. Lastly, but most importantly, I have called them out on multiple occasions that their staff/sales contradict each other. If it wasn't for the phone call recordings, I would have many unresolved issues just because their staff provided me with incorrect information (charges I would have ultimately needed to pay). Overall, please do not buy their timeshare. As many have already commented on here, you are better off booking online and actually getting something you would like.

Welk Resort Group Complaint Against Hyatt Vacation Club and Welk/WHV Resort Group Inc. - Contract No: P-324963

I am writing to voice my concerns over fraudulent practices by Hyatt Vacation Club, also known as the WHV Resort Group Inc, and the Welk Resort Group Inc, located at 300 Rancheros Drive Suite 450, San Marcos, CA.

My name is Eldar Kalachev, and I reside with my wife, Anna Kalacheva, at 1072 Summerplace Dr, San Jose, CA.

On January 6, 2023, we were misled into signing Contract No: P-324963 with a cash price of $24,855. However, due to their substantial credit percentage, we calculated that over 10 years we will pay $60,000. We were coerced, separated from our young daughter, and kept for approximately five hours. Finally, we were manipulated into signing the contract without a clear understanding due to our language barrier.

We became involved with these timeshare companies under false pretenses. Each time we attempted to leave, we were subjected to manipulative tactics. We were misled by their salespersons, coerced into signing, and were promised an unrealistic offer of worldwide trips costing only $199 without any additional fees, which proved to be an empty promise.

Efforts to terminate the contract have been met with resistance, particularly from Hutch Farrell, the Director of Customer Advocacy, who we suspect of forging official correspondence (I have evidence).

Despite promises made to the people of California in court, these companies seem to continue the same fraudulent practices, merely changing the name of the company. As new immigrants with limited financial resources, we believe Welk Resort took advantage of our language barrier and trust in this great country's justice system. We are deeply distressed by this situation and urgently seek assistance in resolving this matter.

Fraud of attracting us to the timeshare presentation

We were invited for a timeshare presentation, we paid $50 deposit to attend. And the sales told us we are granted a gift which includes a 4-star level resort for attending. We followed all requirements, traveled as required, booked tickets ahead, and now, when asking about the resort, we were offered places that are not even recognizable. The options given were 1) Pagoda Motel, an unknown location, and 2) 260 Beach Walk Backpacker, which seems to suggest an outdoor sleeping arrangement. It's a very shady situation. All communications are through phone calls; they're not responding to emails. If we refuse the offered places, all our deposits will be forfeited. This is outright fraud; we paid time, deposit, gas, and traveling fees for this 'gift', which was completely different from what was promised at the sales event.

We purchased a timeshare with these people. We purchased it in July . We learned after the high pressure sales that we could have accessed their H323330313537353435H through our existing timeshare. We didn&#;t need to buy another one. We paid $15,000 by RCI elite rewards World Master Card credit cards. The cards are through ***. We have contacted them multiple times and they don&#;t know how to transfer. We are getting the runaround. When we get in touch with someone the person we need to talk to is off for the day. We have disputed the charges with the credit card company. They refunded the one payment and took the charge off the card. Now they are saying I owe a maintenance fee. They have turned us over to collections for non payment $1471.41. to collections. This will ping our credit rating. They need to send me a cancelation notice of the contract.

We had banked our yearly points (300K) to RCI which was a partner of Welks Resort at the time. They were purchased and moved over to Interval and apparently the points expired on 12/31 when they severed their relationship with RCI and moved to Interval. They were purchased by *** The transition as has been atrocious. No communication regarding points that were transferred and could only be accessed through the Welks owner's portal. They migrated their portal to a new portal and the supposed RCI portal doesn't give me access to our points. From the postings I've seen it doesn't look like we are the only owners experiencing this. Just want our points back to try and book a vacation we need after being holed up at home since Covid. Thank you.

These low lifes try to get you to purchase a substantial number of points for their accommodations. We were only interested in the basic plan valued at $2500, especially after they proposed an additional 'free' week which, ironically, came with extra fees. They outright deceived us about the complimentary week. Upon booking, we were assigned a room devoid of a television in the living area, with electrical outlets precariously dangling from wires, and to our dismay, the room had neither cellular reception nor Wi-Fi connectivity. Our stay lasted a mere five minutes before we repacked and departed. Welk Resorts, this isn't over. You owe me $2500, and I intend to reclaim it by any means I deem appropriate. In fact, I've already recouped a portion of my losses, and you're oblivious to it. I will return to your property, and you'll be aware of my presence only after the fact.

I am a *** owner, and I was trying to set up my maintenance fees online. *** was being bought by Marriott and were making changes to the website that we use. It wouldn't allow us to log on or to make any payment arrangements. My husband and I tried calling them in December and January and would be on hold for over 5-6 hours, no one would come on the line and it would say you are number 60 then it would even fluctuate up say you are number 65. I at the time was diagnosed with breast cancer, so I had not tried calling them back until we got a call from an agency saying we are in collections. I called *** and the representative *** advised me we are not in collections but that she could not do anything about it, I explained our experience and she told me the merger had nothing to do with, i advised her we had never had issues with calling and being on hold or the website. She told me you are late and now you have to call the collection agency, I said wait you just said i am not in collections yet. She said i was being aggressive and could no longer help me, so I requested her supervisor, she transferred me to her supervisor ***. *** stated I was in precollections, so she cannot help us. I informed her your rep just told me no I wasn't and then yes I was, how are we supposed to feel when we get contradictory answers. The supervisor admitted that they had several issues and record high calls. She provided the *** financial services number and I called and the representative, he was rude and told me he was not talking to us and we need to call the collection agency. I asked for his supervisor and he said no I am not transferring you and call the collection agency. This merger has created problems and they are not being held accountable for all their troubles and glitches they have been experiencing and putting the consumers through. Anyone reading please do not do business with them, they have gone downhill.

I am a top-tier platinum owner. I was misled by the owner portal website in 2021. The portal has a link for platinum members, and that link directs the member to a specific website. On that website, it was clearly indicated that I had a certain number of points set to expire on December 31st, 2022. Unfortunately, the company underwent a partnership change and switched to a new system on January 1, 2022. My points, which were reflected on the previous website, were not transferred to the new system. Although the old website still displayed the points and their expiration date, the company claimed that the points remained in the old system and that, despite not being transferred, they were visible on the old website. There was no clear indication for any member that this was the case; when logged in, the points and expiration date were clearly visible, leading members to assume that the points were in the new system. This has been very misleading to any member because there is no clear way to know that the points were not transferred when the points and expiration dates are clearly visible on the old website after logging in through the owner portal. I have been consistently paying the maintenance fees, which have been increasing significantly since I purchased the points, and now my family and I have been deprived of our points due to misleading information on the old website link accessed through the owner portal. The company has exploited the fact that members who do not fully understand the intricacies of the point system can be misled, and they take no responsibility for this. I feel I have been cheated by a corporate business which has now been sold to Marriott, who will not take responsibility for the original company's misleading actions and taking advantage of customers. I strongly believe that the original company should compensate or reinstate the points that members lost because they terminated the partnership and also sold themselves to Marriott, who cannot assist the original members.

On December 21, the resort received an accidental overpayment from me in the amount of $89.00 for travel insurance, which I had already purchased earlier in the year. I have contacted the resort's customer service department three separate times since then (December 28, January 14, and February 16) requesting my money be refunded. To date, I have not received a check, nor have I received any type of confirmation that the refund is being processed.

In order to speak to someone for help, I have to wait one and a half to three hours on the phone for a person to answer, who then simply emails the vacation membership department. I have requested multiple times to speak with someone there directly, and every time I have been told they are available by email from customer service only. The resort has been in possession of my overpaid funds for more than three months now.

IS BAD BUSINESS

We signed up for a luxury resort time share in 2015 and have had nothing but problems from the beginning. If an account is paid in full, what reason do they have to hold on to owners who wish to be released from their contract? The resort company schemed us to sign a contract and have not held up their end. We have not been able to use the membership even once, and the cost has been more than we were told. We have asked time and again for the release of our membership and have been told that not only is it not possible, but even that our children will inherit these fees for the rest of their lives as well. It is absolutely scandalous that there is no legal provision to cancel a time share, or that the time share company can keep you indefinitely in the contract without any legal recourse to cancel the timeshare. This was not communicated at the time of signing the contract, and it takes a heavy financial toll on our family. Please help us to remedy this situation!

We recently were enticed into buying a timeshare from *** Resorts (December 18th). After hours on the phone in the last week trying to find out why we hadnt received any paperwork or access to the ownerslounge we finally got set up. To our dismay we have discovered huge misrepresentation as follows:1)Misrepresentation/deception: The 1 week gifted Experience collection package designed to entice us and definitively contributed to us signing. The final closing the deal salesman suggested that this was as he said a $10k value and in particular said his personal favourite was the accommodation at *** in *** as it was and I state simply a top class luxurious resort hotel. When searching this accommodation online I was convinced I had the wrong website. His descriptors were total fabrication as it was very standard/comfortable accommodation but far from exceptional/luxurious. Furthermore, depending on the season prices I found were around $300 per night depending on season. Even if this may go up for certain periods it does not come close to a $10k value so was extremely exaggerated. This was just a blatant lie and sales tactic. 2)Misrepresentation/deception: We made it very clear that we wanted to use many of our points for skiing trips to ***. We were told categorically that with the wealth of hotel options on II we would easily find options for weekends throughout the ski season. We were also told very clearly that to get the most value out of the ownership and open up more availability options we should exchange our points from *** which has the benefit of getting more out of the points. When i searched this week there were no options from weekend trips from now until April 1st! Nothing; not one hotel, yet I can find multiple options paying options for the same period. This renders the timeshare useless. 3) RCI gifted week cant be used yet 4) Lack of support or professionalisn throughout

In 2015, I was duped into purchasing a timeshare resort during a high-pressure sales pitch. At the time, I was unemployed and had just transferred to a four-year college. The sales professional persuaded me to lie about my income and was aware that I was a single mother of two sons. I was in a very vulnerable state. Additionally, I didn't know what I do now about finances and was completely taken advantage of with a high-interest rate.

I am an owner at a well-known Resorts company in a specific location. I wish to relinquish my ownership, but the company representative says that's not possible. We have tried repeatedly to contact someone from the property in question and the new owner, Marriott Vacation Properties, but to no avail. We feel that this business is engaging in deceptive practices and is operating unethically. We are filing this complaint to Complaintsboard.com in hopes that it prompts someone to contact us and to seek a resolution that prevents us from pursuing legal action.

Over and over Welks is constantly getting bought out. I am tired of all the new website changes and trying to get logged in. Just trying to reset my password and get logged every time I want to check my points is very frustrating to say the least. I lost some points last year when they said they were extending to roll over points due to Covid and now i rolled them over and now I dont see them. Its pretty pathetic how they cant get anything right. They have switched companies left and right. I regret buying it 10 years ago. Ive even paid off my loan and the amount of maintenance fees for the lack of customer service and support is just infuriating. What a waste of money. I email I dont ever hear from them. I dont have time to wait on hold or finally get in touch with someone. What a terrible company. I will definitely be looking into trying to sell it, cut my losses, and save over $1500 in fees every other year and use it to real vacations and not some fantasy *** creates. What a shame. Couldve had potential. All they do is try to sell you up more and more points and get you in debt. I JUST WANT TO BE RID OF THEM.

I have been a Welk owner (***) for many years. One of the reasons we became owners was in anticipation of a Breckenridge location. That location has been open for some time now. They, as in most businesses like this, encourage you to use their website to search for an make reservations. I done that for many, many months. Problem is, not only is Breckenridge never available for me to rent, it is not now and never has been even listed as a location to reserve on their website. I can however, rent (as a non-owner) a week (24-31 Oct 2021) for a suite for $852. When I called to inquire as to why I can pay for a week, but not reserve one as a Platinum owner, Customer Service tells me that that is because owners have placed their reserved week into a rental status. How do owner's first reserve their week to do so? Doesn't even show as a location to reserve on the website. Answer given: Doesn't show because probably no availability...but yet she checks and I can in fact reserve that week for a suite or 1-bedroom based on my points. Why all these months of Breckenridge Welk resort being completed but yet it doesn't show even as a location available to try to reserve on the website? This is a question I posed to the supervisor at Customer Service? She reminded me that there is a feedback button at the top of the page! I told her I just gave her my feedback and question. She says its must be an IT glitch and thanks me for reporting it and will report it to IT. I ask her to report it to higher authority in Welk Resorts as well, but she simply says she will report it to IT. This isn't simply an IT glitch in my opinion. I'm the only one in ALL of the Welk owners and Welk organization who has all of a sudden discovered that the Breckenridge location isn't even listed on the website for reservations! No, this is either deliberate or a reflection of sheer incompetency by a huge organization. $1600 HOA fees/yearly and this is what I signed on to? No

I have sent various certified mail letters outlining my concerns and the process regarding how they have maintained numerous erroneous and harmful entries on my credit report, yet I have not received any response in over 35 days for these accounts that are clearly incorrect and fraudulent. This credit agency is flouting the law and exploiting me, which has caused significant stress in my life. The most recent certified letter I sent was on January 7, 2022. I have included the documentation I sent to them. I DEMAND that all incorrect entries be removed, and if action is not taken, I will pursue legal action in small claims court in my city, and the company will be required to present their case.

The website has been updated and owners cannot interact with customer service through the website. I've been a Lawrence timeshare owner for 20 years now and haven't had any major problems until now that the resort has been sold to Marriott. I booked a vacation in 2020 through RCI, but was forced to cancel due to COVID restrictions. The 240K points I was going to use for my vacation stayed deposited with RCI, with hopes of using the points in 2021, but again was not able to schedule a vacation due to COVID.

In December, I received an email from RCI, which I still have saved with my records, that stated I had until June 2022 to use my points. Come mid-2022, I was finally ready to book a vacation, only to find out my 240K points were GONE! I had just paid my $2000 maintenance fees early in December, so I am beyond frustrated, upset, and in total disbelief that my points are gone.

The many, many calls I've made into the timeshare resort and RCI have been met with them telling me I'm out of luck because I only had until the 12/31 to use or lose my 240K points, despite me having saved the email that tells me I have until June, 2022 to use them. This is a complete scam and a bait and switch tactic. To think this is the treatment I get after 20 long years of diligent membership.

I refuse to lay down and let them walk over me. My wife and I are retired and ready to get out after being on lockdown due to COVID. Lawrence timeshare resort and RCI need to do the right thing, which is to restore my 240K points to correct their injustice in how they have chosen to handle this situation.

Lastly, it is clear from my many conversations with the timeshare resort and RCI that they could care less about their members. Their only concern is about money and how much of your money they can get; and once they get it, they want to keep it by doing the least amount as possible. They need to restore my 240K points to my account as resolution. Anything less than that is highway robbery.

Contract #P-175506 I have accumulated points in RCI (Welks exchange/affiliate program). The points are set to expire on 12/31. I called customer service on 8/16 at 12:20pm, and spoke to a representative, and requested a one-year extension through 2022, due to the pandemic, travel was BANNED, I could not use the points in 2020, and the first quarter in 2021. Once the ban started lifting in 2021 (around March/April), I attempted to use the points to go to Palm Springs, however, nothing was available for the months of June or July . That is, unless I paid full price, then there was vacancy, just no vacancy for owners who paid tens of thousands of dollars for ownership and about $2,000 for maintenance fees. The representative told me that I needed to talk to RCI to see if they would extend it through 2022. I called RCI on 8/16, and was told that the approval would have to come from the resort, because RCI's contract with the resort does not allow RCI to make that change, it would have to come from the resort. I called the resort back, told the representative what RCI said and she said that she would refer this to Welks RCI rep and see what he could do, and I would receive a call back. I received nothing. On 10/4, I called again, and this time spoke with another representative. She told me that there were notes on my account showing the conversation on 8/16, that the first representative was at lunch and she would ensure I would receive a call back that afternoon by 2pm. The second representative called back on 10/4, to let me know that the first representative had not returned yet, and that she and/or another representative would check with Welks RCI rep and get back to me. Well, here it is 11/23, and I have heard nothing from the resort, oh, but I did receive a statement in the mail to pay the 2022 maintenance fees of over $1,800. In addition, I have unused points in the resort that will expire on 12/31, that I could not use in 2020 because of the pandemic, and I was told by the resort to transfer them to RCI. The resort IS PURPOSELY STALLING SO THAT THE POINTS EXPIRE ON 12/31.

In June myself and my husband went to a timeshare seminar after winning "free" Hawaii tickets at a baseball game. The seminar was supposed to be 90 minutes and ended up taking nearly 5 hours. We were told we would be purchasing a timeshare and had 10 days to cancel. The terms of the timeshare were not honest as we later found out. We immediately tried to cancel within the 10 days and were told "your contract has not processed yet so unfortunately we can't cancel at this time" When we tried again we were told "unfortunately the 10 days has passed and we can't cancel your contract." With nothing else to do we then mailed a letter expressing this was a financial hardship on our family due to separation. We were denied. We went on our so called free trip that cost us more that $5000 and tried to book our "bonus" week and were denied because we were told the timeframe to book a bonus week expired. My husband has been making payments for nothing since we were denied our yearly trip that was in our contract. Then COVID-19 hit and our kids were all laid off from their jobs and my hours were cut. I explained this to our acct rep and that we were not going to pay them over keeping a roof over our heads and food on our table. I asked what plan they had in place for dealing with this and they stated they still had to collect money and run a business. Because of them refusing to take their timeshare back that they lied to us from day one on the terms and missed payments due to COVID-19 this has caused our credit to go down over a 100 pts. I had excellent credit leading up to this and their dishonest business practices and horrible customer service and understanding during a world wide disaster has caused this. I pray Karma comes back to each employee of this company for their insensitive, dishonest behavior. We were up front and honest from day one that this was not something we could continue to do and their lack of help or honesty caused this situation.

I purchased a *** resort timeshare because it was a deeded piece of property. Sold by a real estate agent. The key factors in the purchase sold to me: Secure weeks of travel time per year at a much lower rate than nightly hotel stays. Travel anywhere in the world. The investment would increase in value. Buy back programs available if your financial status changes. Day use of the facilty. Additional travel if you deposit your points into the timeshare brokertwo for one theater tickets. Discounts in the gift shop, restaurant and other facilities available.What happened, the places I wish to travel to have been unavailable. The areas you would like to travel to can be obtained as getaways through the resort broker, but at a costEvery year the point system changes so that either you lose points because of the amount needed per travel,or you can spend more money buying additional points, pay your next years annual fees and borrow points from the future. If you dont travel during a certain period you lose that vacation time completely..Every transaction with the *** has an additional fee added. The discounts offered ended up being one year. Day use is only available through reservations, which is limited due to regular volume of resort reservations. So after several years of not being able to travel where I wanted to, loss of thousands of dollarswith the additional loss of salary, to the point of almost poverty. The frustration of ridiculous high maintenance fees. Severe health issues I decided the best option was to the buy back program. So I contacted owner services. The reply included the rules for what they call the owner protection Program..The application window to submit a written request to participate in the Ownership Protection Program opens March 1 and closes March 31. All ownership fees must be paid in full. There is an additional charge to process the claim.. the amount can be subject to change at the discretion of the board,Limited to

We were victims of deceptive sales practices by *** Resorts who induced our purchases by false pretense. *** sales staff in ***, *** knowingly violated the *** Vacation Ownership and Time-Share Act through deceptive sales practices.The summer before last, my girlfriend *** and I were invited to the *** location for a timeshare presentation with the promise of a Hawaiian getaway. The presentation was supposed to last 60-minutes. However, we were subjected to relentless pressure for an ENTIRE DAY until we gave in to their demands to purchase. The sales representative told us we were purchasing real estate, a good investment for our childrens future. We were served two bottles of champagne, clouding our decision making. They purposely took advantage of us by serving us alcohol to coerce and manipulate us into signing a 120,000-point contract. We never even had a chance to use the services before we were contacted by *** representatives just 5 months later. They invited us to stay at the *** location for the weekend with NO mention of another timeshare meeting.However, they said we had to go to a meeting once we arrived. The *** sales representative told us they could not find the contract we had signed in July. They also told us it would no longer be valid, so we would just be throwing our money away. We had been making payments for 6 months; now the sales representative, *** (according to the paperwork), was telling us the money had been Flushed. We were given no explanation about this or where our payments have been going for the last 6 months, since our contract could not be found.The 30-minute briefing, which included our two young children, turned into 5 hours of false information by *** about the *** Resorts Platinum Program. As of today, we have never been able to use the upgraded points due to availability issues, which we were assured would not be a problem.

resort owner here since 2018.. im having a similar complaint as others.. with the merger to Marriot on the horizon and the dropping of the *** i also had points banked in *** ..i had previous years points banked in there as well i believe i had roughly *** points.. which just disappeared ..gone! with no way to retrieve them. i called customer service several times and they basically just shut me down and say sorry those points are gone... i ask to speak to a *** tell me ... "Managers do NOT take phone calls" seriously?. they place me on "hold" to "supposedly" go ask the manager if they can help me with this one time courtesy (how do i know they are actually asking a manager) ? .. considering this whole lose of *** and merger to *** im sure has left a lot of people just like me in a very similar situation.. which im reading here pleanty of people are going through the same issue.. and for *** to not even to to work with me/others to help resolve this issue for people in this situation they just say sorry.. nothing we can do.. i just paid the over $1,200 in Maintenance fees for the new year just to lose a whole previous years worth of points that i never had the opportunity to use because i was banking them in the *** with plans for something big.. and now they are just gone... due to company moving a different direction... honestly this whole time share experience has been one big let down after another.. never availability when i want it.. time booking windows are so limited... the inventory is limited.. we were told the maintenance fees rarely ever go up.. maybe once every 6-7 years.. they sofar have gone up every year we have owned... i just feel like im being cheated, these are points i paid for already.. over a years worth of points just gone.. because their company is making a change which leaves a lot of us in a terrible situation considering the least you could do is retrieve our "lost" points... common

Welk Resort Group My family booked a 5-night stay at a resort claiming to be a 4-star establishment.

My family booked a 5-night stay at a resort, lured by ads promoting it as a 4-star establishment. With a nightly rate of $760, we anticipated a luxurious experience, despite Covid-19 restrictions like limited pool time. However, we found no valet, baggage service, or even daily room cleaning. The absence of amenities like a bar or coffee shop was disappointing. Our first night was ruined by incessant noise from the room above, and the beds were incredibly uncomfortable, far from the luxury one expects at a 4-star resort. Our complaints were ignored, and after repeated attempts to resolve the issue, we checked out early due to poor customer service. We struggled to reach the manager, and only after speaking with a supervisor were we offered a partial refund of $761.44. I'm seeking a full refund through Complaintsboard.com, as the resort's 4-star claim is misleading. It operates more like a timeshare, not the resort experience we desired. Moreover, their rates fluctuate wildly on a daily basis, which contradicts their promise of guaranteed best rates when booking directly. I demand the remaining $380.72 be refunded in full.

We ask to be relinquished from our contract due to the lies used to convince us to purchase it and subsequent inability to even use it. We were enticed with a short stay in Hawaii and a complimentary breakfast to attend a 90-minute presentation about *** Resorts in ***. We were assigned a sales representative by the name ***, and he would spend the next seven or more hours lying to us so we would buy what we believed to be real estate. We were told we were purchasing an interest in all the *** properties. *** told us about special arrangements with *** that, combined with our Platinum benefits, would give us priority access to available units before other non-platinum owner's access. We were told we could trade our weeks with Interval and in return receive an additional week to use, but we were never informed of the additional fees that would come with those services. We were given a trip and a one-year membership to *** Theatre, but also never mentioned were the yearly fees and the fact that it was a buy-one-get-one for the membership tickets. We were told many lies by *** during this process, but two especially untrue facts especially bothered us. First, that he would be available at any time to help with all our resort transactions and travel arrangements. Second, that a few months after our purchase date we would receive a deed for our property in the mail. We called *** repeatedly, but he never answered. When we tried to contact them to find out about our deed, we were told we would receive a deed when we had paid our balance in full. This was the exact opposite of what he had promised us. The interest rate was set at ***%, so it is no wonder we will never see the end of this obligation. Within the colossal stack of paperwork we were rushed through, it also lists we would not receive a Deed, but a Certificate of Title for POINTS upon completion of our FULL loan payments. He used outright LIES!

We have made several attempts to be released from this timeshare company. We have been owners since 2016 and the benefits that we were promised have not been delivered in any aspect of our ownership. *** has completely been neglected. We have been in an uphill battle for years in attempts to dispute the fees that we have been subject to pay. We have used this timeshare only once in 5 years. Letting us out of this timeshare doesn't seem to be on this company's agenda and this needs to change. We have no desire plan any vacations using this timeshare company. We wish to no longer have any ties with this company.We have been owners with *** Resorts since March . We embarked on this journey of becoming timeshare owners when we attended a timeshare presentation and the sales representatives of *** Resorts made it seem as though this would be the perfect investment for our family. With promises of the best benefits, incentives, and complete affordability, our interest was piqued. Looking back on our experience as owners, there is a clear indication that, from the very beginning, we were lured in by their sales tactics and it seems as though there was an intention to take advantage of us financially. Several months ago, we began making calls and writing letters to this company requesting to be released from this contract. Even after we have spoken to managers there at ***, we were continuously ignored and strung along. We made more calls asking why the company has been so unresponsive (until it is time to collect our payments) and were never given any clear answers. Several months out from our initial complaint sent to the company, we finally received information about an exit option program that the company offered. We were surprised that it had taken so many months of complaining for them to finally inform us that they, indeed, had options to be released from the contract. We were able to read through the paperwork that was emailed to us and we could see that the company has made it nearly impossible for us to exit the contract without paying outrageous fees and payments back to the company. We feel that the requirements to be released are so far fetched and they are set up to corner owners into having no other decision but to keep the timeshare. We have been on a never-ending roller coaster with this company and we want off! We have had enough of being taken advantage of, we have had enough of being strung along, and we have had enough of this companys tactics. We are in hopes that this will be mediated with your assistance and we are able to achieve a release from the contract as well as bring light to the deceitful sales practices of this timeshare company.

Resorts and their sales agents used fraudulent information and predatory sales practices in order to sell this timeshare.During the many presentations we were required to attend, we were led to believe that an upgrade would be necessary to receive the benefits of ownership we thought we already had. We were told with each presentation that our current ownership was essentially worthless and would not allow us to travel unless we upgraded to a higher membership level and points level. The primary reasons for this upgrade were the promise that the new points level would allow us to travel all over the world and the promise that we would be able to rent the property out for profit to assist us in paying for the timeshare. NEITHER of these promises ever came to fruition. We were promised that we could easily book a European vacation but when we tried doing this using our membership, we were unable to find anything for the dates or locations we needed. We even tried booking reservations using RCI and again had no success finding availability. We ultimately called the resort locations directly and were able to reserve stays through them. It made no sense that we were paying so much for this membership and couldnt even use it! Our sales representative named *** assured us that with an upgrade, we would be able to rent the property through VRBO. He told us that we should rent using their services because *** would take 40% of any profits we made on rentals. After we upgraded, we contacted VRBO to get the rental process started so we could begin bringing in profits to assist with payments. VRBO told us that we would need to send in a copy of our contract to show that the timeshare was approved for rental. Based on the information given to us by ***, we were confident that VRBO would be our best option for rental opportunities. After VRBO reviewed our contract, we learned that *** had indeed lied to us. We were informed that within the fine print of the documents, there was a clause stating that the property COULD NOT be rented at all! VRBO told us that they could not assist us and we would never be able to legally rent out the property. This made us very angry and we tried contacting ***. When we spoke with him, he blamed us for misunderstanding him! When we asked why he told us that we could rent the property, he claimed he had short term memory loss and could not remember telling us that! He took NO responsibility for his lies and denied everything. With each presentation, we were given additional incentives like free trips, bonus points, cruises, etc. just to sweeten the deal. We were made to believe that without an upgrade, we were essentially throwing our money away. We trusted the sales agents and believed what they were telling us. We were not the experts in timeshare ownership but trusted they were leading us in the right direction. Every sales agent weve spoken with has lied to us about the supposed benefits of this ownership. We were hassled and pressured to make a purchase based only on false and misleading information. They never gave us time to review the terms of the contract as they rushed us through the signing process. We were manipulated time and time again with empty promises and false claims.
