Concord Management kept more than half of my deposit for no reason
Concord Management kept more than half of my deposit for no reason. It took them 70 days to issue me a check. When we moved in back in 2014, during the walk in, we noticed that the carpet had some issues and some rips. So we documented the issues in move in / move out form and I am attaching a copy of it here. When we moved in, the carpet was already 2 years old and by the time we moved out it was 8 years old and we kept it in excellent condition. Why did they charge me $100 for repair and $150 for cleaning. I have taken many pictures to show the condition of it last day of my lease. During the 6 years we stayed at this property we had to call twice to get the carpet repaired. Each time they came and glued a piece and each time the rips got bigger and bigger. Two months right before we move out, we placed a maintenance request for carpet repair and the manager Krista told us to not worry about it and not to vacuum that area. If I still have 2 months left on my lease and there was an issue in my unit they should have taken care of it. You can not say later that the carpet was damaged and you charge me for it. Also when we signed a new lease back in 2018 we declined the bundle including parking space and we returned in person the parking sticker and my parking space was assigned immediately to another resident. If you look at my payment history from 2018 and on you will see that we only paid the total rent and nothing extra...Betty Ann was the manager who received our red parking sticker from my wife. I was charged $55 for not returning these stickers? Why? I have attached document showing a part of lease with bundle info. They also towed our car twice and I end up paying $250 to get my car back. I was coming home one evening and some car was parked in my assigned space so I called the office and no one answered and I called the towing guy and he said he is busy so he told me to park in guest parking. Well I recorded this conversation on my phone and the towing man came 3 or 4 hours later and instead of towing the car in my space he took my car in guess parking. In the complex policy it says resident can not park in guest parking space but it does not tell you where you are supposed to park if you come home and find your parking space taken. I tried to take the towing company to small claim and the judge said to take this with apartment complex and their policy is not fair. This complex gets fedral funds from Hud and government to keep it affordable but yet their rent is so high and they thing they don't tell you that you need to pay extra $40 for each parking space and $70 for washer and dryer rent and $70 for cable and so on... they wrote their policy in a way to rip people off and scam them any way they can.

Questionable sales practices. Taking advantage of lower income individuals during a pandemic. Questionable sales practices. Of course, I didn't read the Reviews about the Grove Park Apartments complex Located on Lennard road in Port st lucie florida..until after I had applied. I take those with a grain of salt , usually. However, after my experience , I do find their sales practices questionable. Now the city of Port st lucie was not a choice for concord management here on the Complaintsboard.com website. The Maitland office appears to be the corporate office that is why I simply chose that location. I used my savings account when applying ..this company does insist on a bank account number to apply and then the applicant must agree to pay a non,refundable application fee and a holding fee of 300 dollars to be put on a waiting list. Now when I applied the 85 dollars appeared to be deducted out of my savings immediately ..I received communication that it accepted my payment and then I was preliminarily approved I even thought the message said a partial background check had been completed . Then the next day the money was back in my bank account... I've seen that happen sometimes with other purchases and I just figured it would be deducted again in a day or so. Meanwhile I received an email with an attachment to sign of an addendum basically saying all of the reasons this company does not have to return the holding fee of 300 dollars ... I was told I wouldn't be put on the waiting list until I sign that and turn it back into them. I hustled to sign,it and leave it in the lock box. This was a Saturday when I left the paper work. On Monday in the afternoon , I received some kind of auto terminated cancellation notice doe to NSF funds in my bank account I think it's strange that they waited. until they got the signed paperwork .My access to their account on Grove parks website was cancelled, as well so I couldn't view the information or how they entered it . I know I entered the information correctly and had the funds available. I did express my concerns. in an email and received no response. I checked with my bank and no attempts had been made to deduct the money on my account when they said they did. I did change my bank account and told the bank I was going to do that ..after I no longer had access to their website, and was told my application was cancelled I had never even spoken to a representative on the phone ..and given the reviews on their website... I was concerned that they may be scamming people. I did offer to pay 85 dollar application but only by money order because the did say that that was non refundable. No response to,my email. just a bill for 255 dollars, with the reason being No apartment available a. My requested move in date wasn't even until June. I actually don't think I should have to pay them anything at this point. The did absolutely nothing for me except waste my time and add extra stress to my life during a national pandemic.

Ms. started an online application for our community, Grove Park, on April 22. She filled out the Payment Authorization on 4/22 to pay for the $85.00 Application Fee. The online applicant places their payment information into the form and then submits for payment. A email confirmation is then sent to the applicant stating that the payment has been received. Ms. used her Savings Account information for this payment and for the $300.00 Holding Fee on the same day with the same Account information. Concord Management does not manipulate the payment information that the applicant supplies on the authorization form. Both of these payments were returned by our bank under the coding of "Invalid/Closed Account." This means that the information inputted into the Authorization form by the applicant was incorrect. Ms. reached out to the leasing professional on April 27th that the $85 payment was shown as being taken out of her account and then no longer. She then stated that the account information was changed to prevent fraud and that she was no longer interested in continuing with the application. The leasing professional replied with the same explanation of the return of the payments and that Ms. had also incurred return check charges due to these returns. Once again, it is the applicant that supplies the payment information to the payment authorization form. Concord does not look at or manipulate that information at anytime once the payments have been submitted.

Unfair treatment, billing practices. Unfair & totally unempathic treatment. Excessively charged for unforeseen circumstances. Concord Rents & Trails at Loma are the definition & perfect example of corporate greed. They value money over the human condition. 2020 has been a unprecedented year for all. I lost my job due to COVID during the second peak starting in august. During this peak unemployment benefits were not boosted & I started receiving unemployment benefits of 275 a week. Unable to pay rent on time I reached out to my apartment complex seeing as I had been a resident for over 4 years I expected understanding & help. I had no plans on leaving. I figured I was a college educated young man with a strong resume I should bounce back quick & find a job. I was wrong on both counts. What followed was three months of continuous back & forth discussion s between me & the apartment complex. They threatened me with eviction almost every week. Once they gave me one & a half hours to come up with almost 1700 dollars or be filed for eviction that same day. Whenever I brought up the moratorium they said it wasn't a "blanket moratorium" & that they could still evict. Remember I have been a resident here for 4 years. Even though I was making payments whenever I could to the point that I was almost caught up. They charged me over 600 dollars in total additional late fees. Which made 0 sense to me as I was literally making 275 a week on unemployment putting me in a deeper hole. They were literally digging the hole I was in deeper while asking me to fill it. My lease ended on November 30th. I lost my job august 23rd. I had let them know earlier in July I had planned to renew. They had even thanked me & sent me my lease. Thank god I hadn't signed it! Around October when I noticed that the job search was not going as well as possible I told them I may not be able to renew & might have to actually move back with my parents due to me losing everything. November 1st I told them i had located work but would not start until end of November so I could not renew. My unemployment had one week left. I had run through savings. I had nothing. Melissa in management mentioned sometimes there was a fee but maybe she could do something about it. I have since moved out. I now live with my parents. The other day I received a bill from them. The fee that Melissa spoke of "liquidated damages for failure to properly notify management of ending my lease" they charged me 2458 dollars for that. To make it worse it turns out that they could've charged me a lesser amount of a little over a thousand which is still ridiculous but chose the larger amount. Even though I lived there for 4 years they are trying to charge me for common wear & tear. I owe one month of rent for November that I was unable to pay totaling 1300 & other fees that I accepted totaling about 2500. But the extra fees they added for normal wear & tear & the above mentioned liquidated damages for late notice brought the total to almost 6000 dollars. I honestly couldn't believe it. 2500 dollars because I lost my job due to COVID & couldn't renew like I intended. Corporate America does not care about the working class. Please avoid concord rent owned apartments! I can provide images of the emails of them threatening eviction & me begging them for more time. I have at least 12 of them. One day I asked about the late fees & instead they told me to pay it all that same day instead even though the week prior we agreed to a payment schedule. I really couldn't believe my reality. A place I called home for 4 years. I used to tell my friends "my apartment is the wave" y'all gotta move here. Look at it now.
