Terrible,poor,ugly service from these people
I'm definitely not surprised by the poor rating these people have, CSI management down to their staff are the most rude, bad mannered people, i regret signing the lease with these people, i was behind with my rent and told me they will charge a penalty fee for late payment and they blocked my electricity meter, i paid everything including their penalty fee and they refused to reboot the meter, i spent the whole weekend without electricity and it's Tuesday today they still haven't rebooted the meter, i spent almost R100 on airtime calling everyone to assist and nobody seems to care, HERMAN who is based in midrand kept ignoring my calls and giving me different stories, telling me that the problem is with i-switch i called i-switch and they said the problem is not on their side, HERMAN blocked the meter, i called this HERMAN guy he gave another different story, i decided to escalate the mater to his Manager, God was the [censored] not rude?! MILAN who is HERMAN's manager she literally told me to [censored] off and i must vacate their premises since i paid late, i asked her what exactly what does she mean by that because even if i paid late i also paid their penalty, the lady said she wants the rent paid on the 1st or else they will evict me or i must just [censored] off their premises, then she hangedup, i called back and nobody answered my calls, i work from home and i cannot go without electricity, HERMAN kept sending R15 electricity saying while they busy investigating he will send me tokens however the tokens are not enough, what is R15 electricity? i have a geyser, i have to cook, iron and do other things, That MILAN even had a nerve to ask me how much of electricity do i use? i ask her how is that any of her business? and why are they able to send me tokens yet i cannot purchase on my side? since there's a problem according to them? MILAN hangedup on my ear once again...I WOULD NEVER EVER RECOMMEND ANYONE TO RENT UNDER CSI,NOT MATTER HOW DESPARATE YOU CAN BE, DON'T THINK OF CSI you will regret, if they not blocking meters, they block water and even lock you out of the unit, THEY DONT CARE ABOUT THEIR CLIENTS, YOU CANNOT EVEN MAKE ANY ARRANGEMENTS WITH THESE PEOPLE, MILAN YOU DONT DESERVE THAT MANAGEMENT TITLE GIRL, YOU DON'T HAVE RESPECT.
Recommendation: NO MATTER HOW DESPARATE YOU'RE DO NOT CONSIDER RENTING AT CSI!!

Interest on Deposit
These people don’t even deserve one star. I moved out three weeks ago and they were quick to deduct for damages but “forgot” to credit me with the interest owed. When I queried it with Marco Smit, his response was “oops sorry we forgot”… how do you forget interest or are they such amateurs in this business? How many people have they “forgotten” to pay their interest?!?!?!?!?! Clearly a syndicate… they ignore phone calls and promise continuously that it’s been paid however they can’t issue a break down of the interest earned or provide proof of payment. Almost thumb sucking an amount!

Good day this is the worst place to stay at and the service is putrid I pay my rent every month 2 weeks before the time however the service I receive when I have a complaint is disgusting and the uncompassion from the landlord Iv been billed 2 months for a rental increase I arranged to pay end of the month being April less than 24 hours later I was blocked from purchasing electricity and entering the gate and when I called I was told to pay or prety much sit in the dark I had to pay the ful amount that was outstanding apparently it’s the landlord instruction after reading the reviews now I realise this is the truth Csi apartments are horrible and small I can’t wait to be out of the dump

CSI did not comply with the provisions of the Rental Housing Act, as amended in re: Wilgers Retirement Village, unit 325
1. CSI did not comply with the provisions of the Rental Housing Act, as amended, in that, a list of defects registered must have been attached as an annexure to the lease as contemplated in the Act. (01/02/2017)
2. CSI also did not comply with the provision that they had to arrange for an inspection 3 days prior to the expiration of the lease. (30/04/2022)
If above was not done then:
the landlord MUST on expiration of the lease inspect the dwelling within 7 days...
Above was also not complied with.
Simply put, the Rental Housing Act proposes to make it an offence if any person fails to comply with the Act.
Therefore:

Failure by the landlord to inspect the dwelling in the presence of the tenant as contemplated in the Act is deemed to be an acknowledgement by the landlord that the dwelling is in a good and proper state of repair, and the landlord will have no further claim against the tenant who must then be refunded the full deposit plus interest.
4. As per the regulations of the Act the deposit should have been deposited by the landlord into a separate savings account with the highest interest rate, or a trust account. This was not done and I had to specifically request it, up to date no deposit plus interest was refunded.
5. The requested bank statements (as provided for in the Act) were not furnished as requested on multiple occasions.
6. CSI alleges that (4) was an oversight, however, the deposit was also not paid back to Unit number 326, which is an indication that this was done maliciously as most people do not know of this provision in the Act.
Desired outcome: No monies is owed to CSI Rentals, the deposit plus interest can be used for an extra month's rent because of termination of lease. (New tenants moved in immediately so there was no prejudice to the owner).
Bad service delivery
We having a problem with CSI managing our units in stone arch village 3 their service delivery is very poor . Our units are decaying were roofs are leaking no attention to swerage burst were else we paying levies with higher amount and if you can missed a payment for a month the block your gate access to your unit of that's illegally their account manger Llewellyn vanikerk his instructing on that and block prepaid Meter on your unit, so anyone who can help with such situations we will appreciate.
deposit refund
I have submitted my notice of termination of contract on 16 January 2019. When I call to understand the process, the person I have spoken to was very rude and defensive. I asked her I just want to know when to expect my deposit since it was confirmed that they have found a new tenant. I was then told the process stakes 14/21 working days. I called them today 11th January and I am told they are in a process of sending out emails. I have a feeling that I will not get my deposit. I have seen several complaints online about CSI not paying back deposits to their ex tenants.

withholding deposit refund
I moved into one of CSI units and stayed there for over 2 Years.
I was told the owner of that unit sold the unit and I had a month to find another unit. I asked why I was not given an option to buy but I never got feedback. I promised to take CSI to task as I needed at least 2 to 3 months notification. After this they ask to move me to another unit as I still had a few months before my lease was to be renewed. My lease was only expiring in February 2016 so I agreed to move pending I was given a ground floor unit. Win win situation... little did I know that I would regret this decision.
CSI sourced another unit only to find that the original tenant had leased the unit to someone else without going through CSI (agency). The tenants damaged the unit to such an extent I thought animals lived there, they burnt the kitchen counter tops, damaged the kitchen units, broke stuff and went as far as bridging the electricity meter. There was a plumbing issue and a burst geyser which they never reported resulting in the units in the kitchen being damaged and the kitchen under cupboard hanging on a thread.
CSI promised to fix the units and pressurized me to move. Things where never fixed as promised. Now I've moved out of the unit and they are refusing to refund me saying I owe THEM! The entry inspection is just a job card and the exit inspection form is inaccurate.
A group of gangsters! I am disgusted and perplexed by this company.

I leased a property (house) with csi properties. I paid a rent of r4000.00 and the deposit of r4000.00. The agent inspected the house before we moved in and wrote down all the things which needed to be fixed. I rented a house for 6 months and then I renewed for another 6 months. He came an did another inspection, I complaint that things which were supposed to be fixed when I moved in, they havent been fixed. He said he will note that on a job card. They sent people to come and fix the doors, and they messed up even more. From there nothing was done. When I vacated the house, the same guy (agent) came for inspection, I showed him all the areas they didnt fix they left like that. Now the company doesnt want to refund me my deposit, they say they used it to fix all those areas because its my fault. All I need is my deposit back from csi properties, they think that they are above the law.

I order this software. From this site, it shows it can download to my cell phone. Well they email me the software . Then it's says I need a computer which I don't have . I email them that I cannot download it, I have no computer it's broken. N I told them I though u said I can download it to my iPhone. But since I don't have a computer I would like to cancel it. They say they don't refund cause they don't if I'm using it already. N I should go to a public library n download it n transfer it to my phone. Then I go to my sister inlaws house to use her computer. Her firewall comes up n says don't this software is dangers don't download. It wouldn't let me download it. So I email EZ-csi n tell about it n they still won't refund my $137.00. They lie about the software it's a scam. N they won't give me back my money n they won't answer my emails. I don't even have a phone number to call them. Everything goes through emails only. It's been 6 months I have been sending them emails I even told them I'm going to report this. All I get from them is " oh don't go there" that's it no more response from these people.
repairs half done
Csi rentals was supposed to make repairs to the rented unit since last year september2011, a repair man came and paited one side of twall then left saying he would come back but he never did. I raised this isse last year but no one from csi rentals (nicolene & angeline) responded. I am still trying to find a solution to all this. Icolene now tells me we have to pay for the repairs as repairs were done according to their knowledge.
I dont understand how customers could be treated as such, is it to squeeze more money out of them I am not sure but I just need to have this sorted out.

huge charge in proportion - charged for reminder never received
I pay a Monthly Levy to CSi Property Management of R 468.93.
I was late with my December 2009 Levy so I was charged R 5.85 Interest on Arrears. I duly Paid this Interest because I was late.
When they sent me a Statement for the January 2010 Levy
It had the Interest of R 5.85 Plus an Additional amount of R 50 for "Charge Reminder Fee". When I spoke to them they said it was for sending me a reminder on a late Pmnt
Then at a Later stage they added an Additional R 8 dated 11/01/2010 (which was supposedly sent After the account was paid)
So all in All – Penalty for been late on the Account was R 63.85
I know R 63.85 is not a Large amount of money on its own
But in Proportion to the Original Payment Due of only R 468.93 – It’s Very Substantial
1stly - this charge is Exorbitant for late payment as R 63.85
on an Amnt Due of R 468.93 works out to over 130% Interest Charged on this Late Account,
2ndly - I Never Ever Received Any Reminder whatsoever from CSi, I asked CSi to send me Proof that they had in fact sent me a mail Reminder for which I was been charged & Unsurprisingly to date CSi have been Unable to give me this Proof
So I was Charged a “ Charge Reminder Fee “

CSI is managing my unit, there's a tenant there who's not paying rent, CSI is doing nothing about it. When is sent emails no one replies, my emails are ignored. I have to pay bond, rates and levies where as there's a tenant who's not paying anything in my unit. They don't care about their customers they just want money. Very disappointed.
Bad attitude from service person. The flat is mess but they call for rental
My original Kwikot Geyser was faulty, not heating up correctly hence the managing agent replaced the geyser in June 2015.
In August 2015 I was billed R1500 for insurance excess (Burst Geyser) which I have settled. My original geyser was not leaking nor did it burst.
The flat has a communal Geyser Room of which there are 4 geysers inside.
I get a statement in October with another Bill stating "INSURANCE EXCESS - RESULTING DAMAGE" R3000 of which I refuse to pay because when I queried why.
I was informed that because my geyser had burst, other units below have incurred damages. Photos of a geyser was sent to me little to their knowledge is I kept the original geyser that was faulty with the unit number label and the serial number still intact.
This agency is extremely corrupt and continue to make up and lie when the facts speaks for themselves.
They refuse to remove this bill from my invoice and are incurring interest and SMS notification fees, and reminder fees.
I have informed them that from now on I will not settle my levies until such time the erroneous charges are removed.
I would like for them to compensate me for wasting my time and putting me through undue stress.
This company is is a bunch of "white collar criminals", I wish that they would be put to task. I would love to see them get kicked out as a managing agent, However they Rig the Body corporate meetings on every occasion. I would like for this company to get investigated. Previouly this company used to trade as EUF, Coenrad is the director. They liquidated and started CSI Rentals. They have no ethics what so ever.

Is there any managing agents that would like to take over from their task I would gladly give you guys all the info you need. There are many unhappy people that would like them out. We can literally get together (Owners) and proxy them out but I cant do it alone.

i have logged a complaint to Hello Peter, because it seems i do not get a response out of the body corporate, or they just say it is not their problem, this is the body-corporate's problem...
we receive late statement for rates and taxes, I am behind with over the R3000.00 because we only get a statement ever 3/4 months when it suites you. and then i have to pay all the penalties. This is really unacceptable. we need to have a monthly statement to pay our monthly rates and taxes. Because you never deliver our statement as agreed to our door, I am behind with payments. I am highly upset about this because where am I suppose to get that money to pay the rates, because of you negligence?
