After now waiting over 2 months since my settlement was agreed, and mya I add other people (ex employees) also have not received settlement. I have not had one single phone call or email now for weeks, every time you call anyone you are put through to answer machines and I cannot find any where to make the complaint.

For a long time they spoken badly to us, and pressured us to do everything they wanted, now they still advertise like everything is ok, and they are not paying commisions or settlements, only to selected people. The senior management mr ziad chaar and mr john especially are known as the damac mafia and are only interested in telling lies to the investors and destroying lots of lives while holding a fake smile, and all this to win a higher position in the chairmans eyes.

Someone needs to bring this company to answer, his heighness should shut this company down or force a take over, there are things going on internally that are not right.

I was working in Damac Properties in sales. The property Consultants are send through such a pressure. They are made to work like slaves ( mostly Pakistanis and Indians). The pressure is so high, that the directors and VP's make the consultants lie to their clients.the customers are duped high time even now.. Even the sales force is duped by Damac. They hire sales managers from India, pakistan who mostly don't know about reputation of the company. Then they go through intense mental torchure of getting fired.. and hence made to sell properties.. before joining the HR tells us that the contract is for 2yrs but in reality before completion 6months(probation) they are fired. Guys from India and Pakistan and Russia and other nationalities please beware of Damac's recruitment. Don't join his company. even if you sell you will be fired and after that ban by Damac. You will be helpless after losing job.. I was not able to sell with 6-7 members, so the Managing Director along with VP's and Directors made us work for 10 to 10 shift. One of the director MR. Adam he removed chair of his team member and told them that if anyone does'nt sell or get meeting daily will have to stand in the office. This is human curelty by arabs. The MD Ziad Elchaar in one of the management meetings that I don't want to fire anyone but I will put you all under such pressure and torchure that you will resign yourself. One of my team members was told to resign byhis Director and if he doesn't resign they put a fake fraud case on him. this the truth about Damac Properties..

Can anyone offer any help when it comes to Damac legal matters.
Damac are forcing to sign an addendum sales purchase agreement which I do not agree with because the new terms they are imposing are in their favour.
They are refusing to release my original agreement which was signed back in 2008 so I cannot see what was agreed in the original sale agreement.
There has been long delay in constructing the apartments (Suburbia in Jebel Ali) and I have ask on many occasions to cancel the agreement but Damac have refused or offered any compensation for the long delays occurred and loss of rental income.
They have threatened me with penalties for late payments and hounded me for money.
I’ve had to borrow more money to keep up with the payments and I find myself in spiralling circle going downwards.
If anyone can offer any light or have similar stories and have advice on how I can come through this then I would be very grateful.

Can anyone offer any assistants, I’m really at an end and could do with some help.
Damac are really awful company to deal with and all they are interested in screwing you for your money. I am so anger I even got in touch with RERA last week but not an even an acknowledgment reply back. Investing in this country has been my biggest regret, all my life saving have gone and I have fear of losing more than half if not all.
It seems no one give a dam when you try to complain even when you write to RERA an UAE government body. You really not protected in this country. It’s not like UK where people are willing to listen and help against rogue developers.
The law in UAE is a very grey and it’s doesn’t protect the innocent against developer such as Damac who only want to shaft you.
If there is anyone, anyone at all who can help please get in touch it would be much appreciated.

Damac took money form my father over 6 years ago and have issued threats for any late payments and then denied he paid an installment, making him go to an accountant to justify the accounts which were debited and not credited on his paperwork. He is old and has lost everything - they never respond to his calls or our letters to confirm progress on the apartments - after 7 years! No building is in place, I think and they want the money up front.
I have decided to hire a lawyer - if anyone else has problems (I know there are many who have been misled) or want to try to claim back their money on unfair contract, perhaps can recommend a good international law firm to sort these fraudsters out - protected by corrupt systems and Arabs who have fleeced foreigners. I doubt if the locals have any problems with this scam - just overseas victims.

The Man Mentioned above toyed and crushed my best friend .Promised her, Used her, got her pregnant and told her to get lost once she gave him the news about her pregnancy. Threw money on her face to get an abortion.He didn't even offer to stand beside her for moral support.This really shows what kind of a man he is.
This man even forced my friend to sleep with his client so that he could hook a huge deal.Sell your Mother why don't you?

John, seems she wasn't the only one who fell into your trap.There were 2 other girls from India whom I know you took advantage of .Hopefully if they read this they will be able to share their insight about their experience with you.

My friend was innocent, thought you really loved her but you took advantage of her innocence and abused her mentally.Remember John "KARMA IS A B**** ".

For ladies, interested to work in Damac Dubai be extremely careful of this man and associates especially when "dinner invitation with clients " or " career promotion" are mentioned. If he threatens to fire you directly go to the board and file a complaint and bring it to their attention.

Interesting reading the comments above. Thought I would give a few thoughts on my experience in real estate in Dubai and with Damac to offer a bit of perspective.
I was in Dubai for just over two years during the good times, and found it a really exciting industry. Commissions were good, clients were plentiful and there was a real buzz around the place. I guess it was tougher after the crisis, but I still have mates out there who are making a good living.
I must say I was paid on time by DAMAC and they always had a reputation for providing some of the best incentives and commissions.
A lot of buyers made a lot of money from real estate in Dubai ... it got tougher for them when the prices dropped and turned to the developer for a refund. Laws and regulations are much sticker nowadays too.

I am glad you were able to get your payments and commission through so quickly MJacobs008! Not everyone was so forthcoming! You can get it, but it is a fight! I am still here working in the real estate market and it is a tough environment. There are so many new buildings being announced and a lot of buyers, but it is still a tough climate! DAMAC, Emaar, Nakheel are all still there after the crash, and seem to be flying again - they must be doing something right and there must still be many keen buyers!

Never buy from this company damac it's all a scam I bought 4 apartments they messed me about so much and since 2007 they still no done this is lakeside project and when I refused to give any more money until there finished they got a letter from the government that they can sell them they have sold them for full price now and won't return my money I put in its all scam stay well away from Dubai

Damac is one big fraud, the management are all liars, this company is Mafia and now they even try to go on the stock market, selling their lies to investors.

Making big advertisements with Donald Trump and Fendi but in reality the finishing of their construction is 3e class, cheap materials, poor finishing and bad design

Don't buy from Damac, you will regret it, stay away from Damac ...

I purchased a lakeside property from Damac and have now received a default notice from Damac today claiming that I have defaulted in my payments.I have tried to submit my objection by email that was given to me with default letter but cant seem to send email to them im very worried in what they might do next

Let me make this very very clear. Damac is a very high pressure unethical operation. It is a cut throat sales call centre style operation and should not be classified as real estate. You biggest threat are your co-workers who are ubnder so much pressure they will try and steal your clients. There are approximately 400+ indians, pakistanis. russians and similar working for Damac. Around 65% of the staff will not pass the 6 month probationary period. You will only pass if you show your bosses how you can be devious and steal. The MD Mr Ziad El Chaar, believes people who steal, cheat and take for themselves are natures strongest? Very Very Wierd. Youc an get a very clear picture of what they are trying to attract when you read any job description from them which all say: Timeshare background is preferred. They do however prey on life insurance sale people to target. Now you have been warned! Dont fall for their bull. The titles are all fake too. There are carousels in EVERY sales department of Damac. Sales consultants all the way to relationship manager do same job (just different pay grade). The assistant sales managers all the way to directors of sales, all do exactly the same job (just different pay grade) and they all sit at the end of each carousel. Damac has approximately one manager/director per 8 sales consultants. The best way to descrive their sales operation is a BOILER ROOM. google it!

Avoid Damac. They have a business model which relies heavily on cancellations and recoveries. Essentially, the investors get scared after paying a huge lum sum deposit or a few down payments as once you've signed and paid something, they dont want to deal with you again. Investor then thinks, i'll stop paying until I see either work happening on project or someone comes back to me. This then means the investor is in breach of the contract and a huge penalty is applied. Should you fail to pay, Damac will simply issue a DLD (Dubai Land Department) default notice, with an order of recovery. Eg The investors right to purchase is cancelled, contract is cancelled and anything paid towards unit if forfeited. Investor is left our of pocket and scammed and Damac have the investors hard earned cash. VERY VERY VERY wrong! A bad scam from start to finish.

i read all the reveiws and it made me so scared to enter my second round of interview. The postion is " sales consultant property" i live in another country and i have been directed by a head hunter for this postion. I went thier i passed the first round now they asked for me again for second round. After reading the reviews i do not know what to do, can somebody give me more advise.

Guy only one advice stay away from the developer Damac. It is a con organisation. The company hire professional females for all the non-sense jobs. To investors listen this very carefully, according to the CRM officer "Damac give a F*** about their reputation. Company doesnt care about the investors as the investor only invest once or the most twice in real estate and no matter how bad is the company reputation people come and buy their property if the value is good for them." I was recently conned by them when they took over my unit after a handover. Till date nothing resolved. The biggest hand they have got is from RERA who arbitrarily cancel the clients unit if Damac wish to for their fraud. I went to RERA and the minute i mentioned Damac name, they rather taking my concenrs and talking to me, referred be back to the developer. In case of any other developer they will fill up a form and take up the issue and have it documented, but not in case of Damac. Second news to all the investors in Dubai, be careful from developer like Damac. As per the UAE law one can only get a compensation from a developer in the tune of 8% per annum interest. No legal cost or any other claim are entertained. Despite of the fact one get a favourable judgement in his/her name, the developer can continue to not honor the judgement for years. It is this kind of assurance that developer like Damac are continued to play in the market fearlessly. Investors rush to buy the property without actually doing proper resarch. Most of the information is not available as people dont have the time to share such things in open. The lawyers cost you a hell lot and you have to consider 2-3 years fighting the case. In the end developer like Damac walk away free from any obligations. In my case they completely fraudulently occupy my unit without my consent and i can not do much about it. All investor should be very very careful dealing with this developer especially from Africa, india, europe and other gulf countries. For job seeker, it is a truth what has been mentioned by someone that they use sales people in all the odd things which i do not wish to mention here.

Dear all, i am also a victim of Damac, I bought a flat in Lakeside in 2008 and was promised that it will be delivered in two years. Nobody read the SPA in detail because at that time there was a boom in the property market and everyone was dreaming of selling his property for a premium. They gave me penalty for late payment and when I complained that they were delayed for delivery, they gave another penalty over that penalty. It was a long story and I managed to get 50% waiver after so much struggle and fight. Now they gave us a handover notice and guess what: they want us to pay the last installment and all other fees required for registering the unit in the lands department, when I went to the building to view the unit it was still under final stages where finishing work is not complete and it cannot be completed before 3 months.
In their statement they put one line for their delay of delivery, which they calculate at very low rate (3 month LIBOR), so for 540 days of delay they are paying us only 4000AED (1200$ approximately). This is unfair and they play very mean. If all victims are not united to make a case against this bad company, it will remain in the market and continue fooling other people. Who wants to join me to at least amek strong opposition lobby against them ? Please send me at my email momossa@hotmail.com

Damac only go to countries that have (in their own words!) "developer freindly laws". Those of us unfortunate enough to crawl into bed with them can expect a lot of abuse and a very long wait. Just pace yourself and dont give them any excuse to reposess (They count very much on reposessions) Damac oversubscribe and downsize projects, they mess around with the plans and build quality and never respond to complaints. They ignorin court judgements then have the ignorance to do a song and dance whenever they handover a project. That said, theres one thing that really gets them (but they pretend it dosen't) use blogs and websites and be prepaired for a long wait with the comfort that in the modern age you can literally warn millions not to have anything to do with them and thereby prevent at least some suffering caused by this greedy ungodly company and it's leaders.

Those of us unfortunate enough to sign an agreemant with them can expect a very long wait as we have (so far 9 years on 'Fox hills'!). Damac have a habit of messing around with the plans and build quality and they never respond to complaints. The only consolation you have is that in the modern age as long as you stay within the law you can literally warn millions against not to haveing anything to do with bad companies and thereby prevent at least some suffering caused by them.

This is to inform you that this is the second time in 6 months i receive an e mail from Damac Handover saying that my unit is ready and i must show up for handover and dewa subscription. And they threat if i don't show up ASAP i will hold the responsibility of any damage or loss and penalties

In September I came after i received the e mail and i requested a visit to the sight and the surprise was that the unit and the all project was uncompleted and i have a video proves that.

Again in march i received another e mail and i did't go immediately i went only on 26 April 2015, The problem is that the staff there and his name is tamer made me wait from 10 am till 3 pm without any thing to be done. NOTHING was done rather than he made me pay the service charge. NOTHING AT ALL. A client visit Damac 2 times for handover and at the end of the day NOTHING is done. I book a ticket from KSA and i book a hotel specially for this subject and when i come i loose my time and money for absolutely nothing. I'm shocked that this is Damac. I was planing to buy another unit from them but thank God i discovered them before i do.

I was working with a developer in Dubai for over 6 years, who is a business competitor to Damac. I was called by their HR for an interview (I didnt apply - they have called me) and offered a job, so I have submitted resignation after their offer letter. To my surprise now they are saying my offer is "withdrawn" because of Chairman's decision; no other valid reason ! My 3 kids are studying in Dubai, and I'm in deep s**t because I already have resigned and cancelled the visas. DONT BELIEVE THEIR FAKE OFFER LETTER, YOUR LIFE WILL BECOME A BIG MESS !

Well I've worked with Damac for close to 2 years and knows each and every dumb-one who sits in the recruitment side. These so called "managers & "sr. managers" are the biggest losers of all time. They think of them self's as Tom Cruise or Brad Pitt where as they're not even worth calling as humans. All of them are "the ball sack" of MP John who wakes up every morning to lick his bottoms. They fired me recently because they said they're restructuring the team and also because of cost cuttings. They have no emotions or humanity in them. They don't care about anyone, i wonder if they treat their family members the same way. They destroyed so many career in Damac that nobody has ever praised the company or its staff. People on Assistant manager level doesn't know a bit about recruitment but shows as if they're Howard graduates. My advise, if you're planning to join Damac, start preparing your backup if you don't wanna leave UAE.

would love to hear from anyone who currently works in their marketing teams. At the moment I am in the process of last stage interviews with the company, today I met with their MD. So far, I haven't read anything positive about DAMAC and am uncertain as to what I should do if I am offered the job. I have a good position with another company, so it would take a lot for me to leave them. DAMAC called me about the role so they are the ones who have persued me. I live in Dubai and have been here nearly 3 years - I would only move for the right role, with the right company...

I paid AED 20, 000 as EOI for Carson project but on the lunch my expectation and commitment given by DAMAC is not fulfilled. They are refusing to pay back the money and I ma going to launch complaint with Dubai land department.
