Violation of Bayanihan Act 2
DMCI refused to follow the 60-day grace period provided by law - RA 11494.
Turnover is also super late. Low quality unit. Customer service is non existent. PMO is overcharging for fire extinguisher.
Overall unit is not worth it. Customer service does not reply to emails. If they do, it will take weeks. No one also answers their hotline.

Leasing department - getting clients of owners in flair
I am a condo unit owner. I noticed that my clients are being targeted by your leasing department. I think that is not fair.
Why are they calling my clients and getting my prospective renters? Luring them to go through your Leasing Department. Not fair at all.

Torre de Manila parking cabinet falling down and damage my car
2 week ago, my car parking in the torre de Manila 547 my owner. Beside my parking slot have 2 storage cabinet. Since the cabinet installing not well. After the typhoon day, the cabinet falling down and damage my car.
When I complain to the property management office. They said will assist me to follow up the insurance and claim for repair my car. But after 2 week still no feel back. Then I chase them again about that. They said the property of the insurance is not covering due typhoon and this kind of accident. Then suggest me to claim my own insurance.
My complain is
1, they didn't instant to follow my issue.
2, why I paid the insurance for property command are every year but it's not cover?
3, per Toyota information, when I bring my car to repair. It might take 3-5 working days. I request P10k for my compensation because I don't have car to use.

Unauthorized Charges
I have been charged unauthorized amount on my account without proper explanation from DMCI. I have been sending emails to DMCI's customer service and called, even been put on hold for 2 HRS but up to now nothing was heard from them. Their customer service is very unprofessional.

Unit Reservation Price Discrepancy
On September 6 2020, I have informed my agent regarding my intent to reserve a Two-Bedroom unit at Satori Residences (Amani Building Unit 1118). She forwarded the registration link to me which I filled out right away. On September 7 2020 around 9:30 AM, I took a screenshot of the desired unit with the Listed Price which I agreed on amounting to Php 5, 931, 000.00. At exactly 9:34 AM, I have successfully submitted a Unit Holding Request with ID: HLD0129403 and have received a Holding Confirmation Email from [protected]@dmcihomes.com. I filled out an online reservation form, reserved and successfully paid for the reservation fee amounting to Php 20, 000.00 on the same day at 11:34 PM.
The following day, my agent informed me that my co-buyer, needed to fill out a reservation form as well and that we needed to submit scanned copies of valid IDs and signature specimens. I confirmed the details that we needed to fill out but I was informed that according to the DMCI Broker Coordinator, there was a price increase on the unit that I reserved. I asked to be in contact directly with said Broker Coordinator so I could settle this issue.
I was in disbelief upon hearing this because of the following:
a. She stated that the unit has a Service Area which is still not part of the List Price on the website - to which is not true because according to the Holding Confirmation Email that I received, I have the following properties included:
• SAT-OOA-C-11018 - Unit with Php 18, 000 Reservation Amount
• SAT-00A-S-RD127 - Service Area with Php 2, 000 Reservation Amount
I believe this states that I have already paid for the Unit and the Service Area which contradicts with her statement above
b. There was a price increase because the desired unit is located on the Atrium Floor - to which I said that it was one of the reasons why I chose that specific unit & I was informed beforehand by my agent that the List Price for this unit is in fact Php 5, 931, 000.00 and not Php 6, 181, 000.00.
c. I have a screenshot of the Unit Details with its List Price and it's not at Php 6.1M.
d. I called the DMCI Customer Service Hotline on September 10 to ask if they can assist me on this and the representative informed me that prices might increase daily - which should not be applicable to me because I did my part and held, reserved and paid for the reservation fee in less than 24 hours.
e. There is an issue on the price discrepancy on the Price Increase Memo vs. the DMCI Holding Website - which is beyond my control as a paying client because the only List Price that I would be able to see upon holding the unit is the one listed on your website which amounts to Php 5.9M and not Php 6.1M. I was only told on September 9 that the price increase has been in effect since July 16 2020. Had I known prior to settling the reservation fee, I wouldn't have pushed through with this transaction because the increase is beyond my desired price range. Furthermore, since the price increase has been in effect since July 2020, it's been almost two months after and still, there is a price discrepancy on the website and the memo so the pricelist is definitely misleading on our part.
I was offered to either refund the reservation fee or to change the unit but unfortunately, neither option is amenable to me because we have done our part as paying clients. I am trying so much to understand the situation but I am extremely firm with keeping Unit 1118 based on the price that I agreed on. I have reviewed the Presidential Decree No. 957 also known as Subdivision and Condominium Buyer's Protective Decree which has detailed information about misleading, incorrect, inadequate or incomplete sales on prospective buyers which I believe is what is unfortunately happening with this transaction.
Because of this incident, I am hoping that you can find a way to retain the list price of my desired unit. Hoping to hear from your office regarding this issue soon so we can finalize the needed requirements and progress with this transaction.
Sun loungers at the swimming pool
I have a unit in the Rosewood Pointe and i love to sunbathe, but now for nearly one year all the sun lounger beds have been removed and people are using the cement floor for that purpose. The PMO office have been telling me for more than a year that the maintenance team are repairing them, but so far nothing has happened, only promises. There isn't even a place where someone can put his towel or hand luggage. We pay our association dues and the bills for the common area, but so far despite many complaints from the residents, no action has been taken to resolve the problem.

I am dr. Joey quines, owner of unit chi 211. I've been one of your tenants since 2011. Never have I complained regarding your regulations until now..
I have a balikbayan friends whom I have never met for so many years and wants to visit me at my unit. They came at around 11 pm but unfortunately I was outside having dinner. I asked them that they could go to the condo to park their car at redwoods and join me for dinner outside. However, security guard said that all 15 parking spaces for visitors are occupied. My friends opted to park outside the redwoods premises as to the guard's instructions and meet them somewhere else. I came back at around 2 am and told the guards on duty regarding the matter but was told that the other parking slots available and in front of our building who are not occupied were for lease and not for visitor use.
I am a very busy person that I leave the unit early and come home late nights. I rarely use the pool, the clubhouse, the basketball and the badminton court and yet I pay for your exorbitant monthly dues diligently. I can't use these amenities during weekends and holidays because of your "family days' regulations eventhough these areas are empty and not used by your so called"family". The"family days' you are pertaining to are the only available days that I have to and can enjoy the condominiums' promise of cozy living where I can entertain friends and family members but you are denying me of that. Also to my anger, management let others use these areas (especially the badminton and basketball courts) from non - owners and tenants who are willing pay. I am a unit owner who seldom use these amenities, and who is willing to pay for these amenities apart from the monthly dues but I am not having my money's worth!
I am having the impression that the management is not accommodating enough to us as owners. When we bought the unit 9 years ago we are treated as a family. Now I am having second thoughts. Even my friends and family are making comparisons from other condominium residences on how they enjoyed the/their units and its amenities. I can't even brag my own place as I don't even enjoy the life redwoods had promised.

On June 20, 2019, I sent an email to Flair's accounting dept with a copy of a deposit slip to be applied to the HOA dues for our unit and parking space. Upon receipt of the SOA for July, I noticed the payment was not applied. Our agent contacted the accounting department and she was informed by 2 members of the accounting dept that the payment will be applied on the following month. The payment was apparently missed until our agent called in July. On the September SOA, the accounting dept applied the payment to the stmt of reimbursable charges. I have sent emails to the accounting manager, Shiena Mae Asia & property manager, Hazel Vasquez, back in July but none of them replied to me nor made sure the payment was applied correctly. I'm hoping someone could assist in resolving this issue and apply the payment correctly to our account. Thank you.

Petition to act on the acacia-springlane road flooded area
We, the residents of rainbow ridge residences condominium corporation appeal to of dmci to act and improve the alarming situation in our access road to acacia estates and also affecting dmci-homes communities like springlane and morning sun homes, which have been flooded for almost a week now, even without a reported typhoon, the situation has not improved over the days due to the higher level of water in the creek where it flows, which based on our ocular inspection, as early as last year, had been blocked by dmci with the trucks of soil that came from the development and construction of several condominiums inside acacia estates (verawoods, birchwood, ivory etc.). the said creek which natural flow originally extends to bambang river is now covered by mahogany iii, while other side which is supposed to be connected to the floodway via st. michael, hagonoy and dreamland to laguna de bay floodway is now covered by the said trucks of soil dumped by dmci construction. this resulted to the stoppage of the mmda project to continue the riprap of the creek covered by dmci. today, one of the last few remaining rain water basin between mahogany iii and springlane ii is again being developed, which is definitely showing its initial adverse effect to our flooded situation, and is expected to further worsen our situation in the very near future. as such we seek to appeal to dmci to be responsible enough to not forget our situation in spite of your desire to further progress your business interest. we hope that even if the natural flow of water in several areas had been affected by developments of dmci, you will not exclude old communities from where your humble beginnings started. hence, this petition for immediate action of dmci to unclog the creek to allow the water flow to the pumping station in c6.

The tiles at our elevator are like this for almost a year now. I keep on complaining to the PMO but no actions have been done. If this will not be resolved immediately I will show this picture to every one who wants to buy from DMCI to tell them how crappy the property management service is. Surely this will give them doubts about buying a new DMCI condo unit.
Just fix the problem and let A. Alonzo see the result of the immediate action of your conderned department. Updating her on this concern is irrelevant and unnecessary.

dmci leasing home - no response since jan 3rd 2019. have not advertised for rent the condo I bought from them
All my communication with DMCI leasing home since Jan 3rd, DMCI has not responded to. Most of my phone calls attempt to contact them was unsuccessful. And I am in UK and every time, the calls cost me an international call. Last week, I managed to talk to someone and told them to look up all the documents that I sent back to them that they require to get my two condo units at Viera Residences advertised with DMCI and for them to call my brother to do their required inspection and taking of photos, so they could advertise the properties. STILL, nothing happened, did not here from any of the DMCI leasing representatives, including from Stephanie. My brother DID NOT get the call either from them to do the inspection/taking of photos. I called today and after thr 3rd attempt, I managed to talk to Stephanie, but somehow she disconnected my call. When I called right back, they told me that she had already left.
All I NEED is for them to check all the completed documents I sent to make sure that they have everything they need, call my brother to arrange the inspection they require, take photos of each unit, so that THEY CAN PROCEED TO ADVERTISING MY UNITS right away, since I have requested since January 3, 2019.
parking slot
The parking lot on basement 4 I just bought always have 2-3 inches of water. The admin said that there is natural water under. This was not disclosed before I bought the slot and why would the office even sell it if there is prior knowledge of some sort that will damage the property? This does not give me confidence to park any vehicle in the slot.

Use of the pool is exclusive for registered unit owners on sat, sun and holidays so I made it sure to register my family members. Also, there's a limit on the headcount depending on the # of bedrooms per unit. Payment is required in excess of the registered headcount BUT they require payment only through the PMO. Are they even open during weekends & holidays? Please revisit your rules! It doesn't make sense. Should I have known this prior to the turnover, I should have not bought a unit at Sheridan Towers. Your rules are too strict for registered owners!

The dmci agent (I will expose her and her supervisor) promised me a sale within a specified time and now doesnt care to @$#& sorry but its frustrating! Doesnt care to pick my phone! damaged car windshield due to construction site of dmci in sheridan mandaluyong
Last August 11, 2018, my car's windshield was damaged due to a big concrete nail that has fallen from the Building Construction of DMCI in Sheridan st. Mandaluyong. It was immediately reported to your staff in site, Kevin San Pedro. He assured me that he will do all the reporting and it will be replaced by DMCI through a Toyota Casa. He requested for a quotation from me coming from Toyota Casa. The said quotation was received by Kevi last August 23, 2018, which I have a receiving copy signed by him.
I was in constant communication with him for the past weeks but his only reply is that he'll follow it up to your Accounting Department.
Just learned that a lot of cars in the compound of my company (RFM Center) has been damaged too. Some are already resolved and some are still in process, longer than my case.
I just want to find out what's the status of the check for the replacement of my windshield. What's the timeline? Due to this damaged to my windshield, it's unsafe for me to use but i have no choice as this is my onlt means of transportation.

We have lived in this unit for 8 yrs now and for the past 5 yrs every time it rains outside, it rains inside our condo too. We have tried several times to complain to our PMO and they so called have tried to fix it, but it still raining in our bedroom and we can't sleep. We are tired of all the excuses that Sir DJ (PMO manager) keeps on giving us year after year. We are paying our mortgage monthly and our dues monthly and on time. I don't see why DMCI couldn't deliver us a PERFECT UNIT when we paid them good money in the first place when we signed the contract when we bought it. Now, we are left with sleepless nights due to dripping water in our bedroom which really shouldn't happen in the first place. Please do something about this AGAIN! I AM BEGGING YOU. I HAVE SEIZURES AND I SHOULDNT HAVE TO DEAL WITH THIS PROBLEM ON TOP OF IT. Attached are photos of our ceiling n our soaked bed. Tell us how does one sleep on there...

The problem with STP, which you can read below, is not just happening in Riverfront Residences but also in East Raya, so these concerns are common in DMCI properties. They are good at marketing their properties with landscaping but the quality, management and maintenance is very poor.

Same things are happening in Zinnia towers.. A VERY POOR MANAGEMENT indeed. Sayang lang ang mga perang pinagpapaguran...I wish HOA and PM will notice and rectify all these problems.

DMCI allows pets in its condos -only they treat pet owners like CRAP.
Flair Towers has one elevator for pet owners which is ALSO used by deliveries, people with trash, and transfer of chairs etc if there's an event.
Even if there's no one riding the other elevators, a voice will call you out telling you to ride a different elevator so you won't get a penalty. THIS HAPPENS EVEN AFTER YOU'VE WAITED FOR MORE THAN 5 MINS ALREADY. WAITING FOR MORE THAN 5 MINS FOR AN ELEVATOR HAPPENS ON A DAILY BASIS.
You can follow up, suggest solutions, and nothing. The PMO will just say sorry for the inconvenience.
Why allow pets if you treat pet owners like CRAP?

Who to complain to at DMCI? I was even considering sending an email to Mr. Consunji.
1. SALES
I was considering moving from my place in the South since our office moved to Pasig and it takes me 2.5 to 3 hours to get home.
I was contacted by a MR. JEREMY PASCUA - supposedly a Sales Manager for DMCI and after considering several properties in Pasig - one of my main considerations was parking.
I settled for MIREA even though it was a bit farther away from my workplace but still better than going South every night.
He assured me that once the bank had me sign the papers for the unit and first slot - he will start working on the second slot.
I paid the DP last August and signed first week September for the unit/first slot.
Almost weekly I'd follow-up the second slot and he just kept assuring me this would be ready in time for my move in schedule which I tentatively set first week December.
The unit/first slot was turned over December 6 - no second parking - MR. JEREMY PASCUA - CON ARTIST AND SMOOTH TALKER - had me sign the papers for the second parking December 26.
All this time - I was TOTALLY having problems making plans to move - this is not a simple task.
He then advised me he will take to the PMO and ask them to assign a temporary slot to me since I already gave the DP.
I moved January 5 - THERE WAS NO SLOT AVAILABLE.
MR. PASUCA'S sales agent, MR. MIGUEL MARABUT - a victim of PASCUA'S lies as well - had to rent a parking slot for me - BUT BECAUSE I WAS NEW IN THE PROPERTY, I PARKED THE 2ND VEHICLE BY MISTAKE IN THE WRONG SLOT SATURDAY EVENING.
12:30 a.m. TUESDAY SECURITY KNOCKS ON MY UNIT just like I'm a common criminal - TELLING ME THAT THEY CLAMPED THE TIRE AND THAT I NEED TO PAY 5K TO HAVE THE CLAMP REMOVED.
I was confused - I DIDN'T REALIZE I PARKED IN THE WRONG SLOT.
1. The next day I realized it was the wrong slot - so I talked again to the guard if I could explain it to the slot OWNER - who wanted me to pay for my crime - note that SECURITY NEVER BOTHERED TO CALL ME PRIOR TO THE CLAMPING AND THAT THE CAR WAS PARKED ALREADY FOR 3 NIGHTS BEFORE THEY CALLED MY ATTENTION.
2. Guard told me to CALL PMO. I CALLED MS SHANE PACIS - ADMIN OFFICER OF MIREA - I was trying to explain and appeal the case - BUT SHE TOLD ME - PROBLEMA NIYO YAN NG AHENTE MO - WALA AKONG BINIBIGAY NA SLOT SA INYO - BAYARAN MO ANG 5K PARA MATANGGAL ANG CLAMP
What is the main objective of A PMO? I THOUGHT IT WAS TO SERVICE AND ASSIST RESIDENTS.
NOT TREAT US LIKE COMMON CRIMINALS WHENEVER WE COMMIT CERTAIN VIOLATIONS.
The problem is - WHO DO I TALK TO ABOUT THESE 2 CHARACTERS?

Here are some areas that need serious attention.
1. Rooftop waterproofing..until this time
2. Unusable bathrooms in common areas, rooftops, clubhouse basement..
3.unplug and missing emergency lights in hallways.
4.algae and molds in swimming pools and ponds.
5.poor housekeeping..elevators, hallways, lights on stairways.
6.disappearing plants and ornaments in the atrium.
7.doors leading to stairs cannot close completely.
Remember as a homeowner we are paying for HOA fee. Any repairs and housekeeping job will get paid from HOA.
Are these so called engineering dept. doing their job? Walk around outside of your unit you will find lots of things that need serious attention...seriously.

well of course, this is the only way that all concerns and complain will be heard of or acted upon.
So TRUE the elevators at DMCI Homes Projects are SLOW, true time wasters. Should of put more elevators in at each project or purchased faster and better quality elevators. As usual DMCI Homes takes the cheap path, passing problems onto the end users.
